A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Flow was the first of four luxury apartment developments delivered by Paul Gedoun's S&amp;S Projects at Rainbow Bay and was completed in 2023.

Positioned on the beachfront overlooking Snapper Rocks, the residence includes three bedrooms, three bathrooms, a powder room and views stretching north along the coastline towards Surfers Paradise.

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

The long-planned transformation of Brisbane's historic Shafston Estate has taken another major step, with Capella Hotel Group announced as the luxury hospitality partner behind what will become Brisbane's first branded residences.

The project, to be known as Capella Residences Brisbane, is being delivered by Verso Projects at the landmark Kangaroo Point riverfront estate, with completion targeted for 2029.

The announcement follows a series of planning changes to the project over recent years. The site was originally approved in 2023 for a 15-level, 37-apartment development designed by Rothelowman for Burgundy Group before Verso Projects took over the 10,070 sqm riverfront holding and lodged revised plans with Kerry Hill Architects to increase the development to a 25-level tower with 51 apartments.

The latest announcement confirms Capella Hotel Group will bring its branded residential offering to the project, marking just the second Capella Residences development globally after Seoul, and the group's first branded residential project in Australia.

The <a href="https://www.apartments.com.au/new-apartments/23-castlebar-street-kangaroo-point-qld-4169">Castlebar Street development</a> will centre around the restoration of the heritage-listed Shafston House, one of Brisbane's oldest residences, originally constructed in 1851 by Reverend Robert Creyke as a single-storey cottage known as Ravenscott.

Capella said the project aligns with its focus on heritage-led developments, with the Brisbane estate combining the restored historic residence with a new luxury apartment tower and hospitality-inspired resident amenities.

Residents will have access to the Capella Living Room, a concierge-led communal space inspired by the group's luxury hotels, alongside landscaped gardens, six swimming pools, wellness and recreation facilities.

The broader estate will also include two riverfront homes, a six-berth private marina, porte cochère arrival experience, secure basement parking and a new section of public riverwalk along the Brisbane River frontage.

The heritage Postal Depot Building will also be retained and repurposed as a guest house, in line with the revised development plans.

The project represents another evolution for the site, which Kerry Hill Architects previously described as a rare opportunity to restore one of Brisbane's most significant heritage estates while creating a new benchmark for apartment living.

"The Shafston Estate provides a once-in-a-generation opportunity to restore one of Brisbane's finest heritage precincts and to reinstate residential use as a unique site perched on the edge of Kangaroo Point," Kerry Hill Architects said in its Urban Context Report accompanying the planning submission.

"The project will celebrate excellence in sub-tropical residential design, setting a new benchmark for vertical living in Brisbane."

Verso Projects, which now has an $8.5 billion development pipeline spanning more than 6,000 dwellings across apartments, townhouses, retail and commercial projects, said the partnership with Capella would elevate the development beyond a traditional residential project.

"We feel honoured to be restoring Shafston Estate to its former glory, elevating it to new heights of luxury and excellence underpinned by Capella's distinctive service ethos and design philosophy, and making it a standout landmark in Brisbane," Verso Projects CEO Steve Laffey said.

Capella Hotel Group President Roland Fasel said Brisbane's emergence as a global city made it the right location for the company's Australian residential debut.

"Brisbane is a city on the cusp of something remarkable, and Capella Residences is our commitment to being part of that story," Fasel said.

"The Capella residential experience is more than luxury. It is about a sense of belonging to a place with deep meaning."

Private appointments have now opened for the project, with a display suite expected to open in late 2026 ahead of the planned 2029 completion.

Lewis Land's latest apartment release within its <a href="https://www.apartments.com.au/new-apartments/harbour-shores-biggera-waters-564-oxley-drive-biggera-waters-qld-4216">Harbour Shores</a> masterplan is targeting one of the Gold Coast's fastest-growing buyer groups, with almost a third of apartments at Solis priced below $1 million.

The seven-storey building at Biggera Waters will comprise 91 apartments, including 24 one-bedroom residences starting from $778,000, a price point Lewis Land says is aimed squarely at first home buyers struggling to enter the Gold Coast market.

Designed by BDA Architecture, Solis will deliver a mix of one, two and three-bedroom apartments, with residences ranging up to 232 sqm. Apartments feature generous balconies and contemporary finishes, while residents will have access to Harbour Shores' lagoon pool, clubhouse, tennis court, gym, yoga studio and sauna.

The focus on first home buyers resonated with purchaser Holly Humphreys, who said she and her boyfriend spent more than a year searching for their first property before shifting their attention from houses to apartments.

"We fell in love with the first house we bid on and got our hopes up, but after repeated knockbacks we learned not to get too attached," Humphreys said.

"We offered at the high end of price guides, but sales kept going even higher. That's where we really struggled and we needed to re-evaluate our budget and our expectations. Standalone houses were off the table, and we pivoted to apartments and townhouses."

Humphreys said it was encouraging to see developers recognising the growing demand from first home buyers.

"There's a growing number of young buyers looking to enter the market earlier because they understand that getting in now can make a real difference as prices continue to rise," she said.

"It's fantastic to see a developer recognise this and then actively take measures to deliver an apartment with us in mind."

Solis is the first development planned within the second stage of the Harbour Shores masterplan, with early works expected to commence in September 2026.

Lewis Land targets first home buyers at latest Harbour Shores release, Solis

Luxury apartment developer Abadeen has recorded $19.25 million in apartment sales across two of its Lower North Shore developments in the lead-up to the end of the financial year, headlined by the sale of a $6.75 million penthouse at <a href="https://www.apartments.com.au/buildings/koyo-crows-nest-5-rodborough-avenue-crows-nest-nsw-2065">KOYO in Crows Nest.</a>

The transactions also included the sale of a newly completed three-bedroom apartment at <a href="https://www.apartments.com.au/buildings/park-residences-cremorne-2-sutherland-street-cremorne-nsw-2090">Park Residences in Cremorne</a> for $6.35 million, with the residence selling shortly after the project's first public inspections following completion.

Abadeen Executive Chairman and Founder Justin Brown said buyer activity lifted noticeably in the lead-up to the end of the financial year.

The City of Sydney has approved plans for <a href="https://www.apartments.com.au/developers/billbergia">Billbergia Group</a> and Metrics Credit Partners’ $3.5 billion Castlereagh Place project in the heart of the Sydney CBD

The towers will be among the tallest in <a href="https://www.apartments.com.au/developments/sydney-nsw-2000">Sydney</a>'s CBD, with more floors than any other residential tower in the city.&nbsp;

The 6,000 sqm site was acquired by the joint venture partners in 2024. It is the largest amalgamated land parcel in the Sydney CBD and comprises eight individual sites fronting Castlereagh, Pitt and Liverpool Streets.&nbsp;

The shortage of new apartments in Melbourne has been well-documented in the last 12 months.

It's proving more difficult than anywhere else in the country to develop new projects.&nbsp;

Charter Keck Cramer Associate Director, Ben Carter, says&nbsp;the least discussed issue is how the cost of development is shaping the unit mix of the apartment supply pipeline.

"Charter Keck Cramer has observed, and in certain cases advised for, a reduced proportion of one-bedroom accommodation within upcoming apartment developments in Melbourne," Carter says, adding that the&nbsp;central constraint is the price ceiling of one-bedroom apartments and the associated inability to offset higher project costs.

"In short, prices of one-bedroom apartments cannot be increased to the same degree as other configurations due to the generally limited financial capacity of the purchaser and the ultimate rental value if intended for an investment," Carter suggests.

However, Charter Keck Cramer is expecting Melbourne’s established unit market will continue to recalibrate upwards over the next 12 months. With the upward&nbsp;recalibration, that will see the price gap between new and established apartments narrow, they anticipate an "elastic response in demand" for off the plan one-bedroom apartments at higher price points.

"At present, the gap between the price of off the plan one-bedroom product close to a project’s required blended rate (around $14,000 per sqm) versus established one-bedroom (and in some cases two-bedroom) units is too large to attract widespread purchaser demand," Carter says.

"Until such a time that pricing in the established market increases, the feasible delivery of one-bedroom apartments at higher values will remain challenged for many BTS projects."

Carter says in the meantime,&nbsp;projects that are well positioned to deliver competitively priced and well-designed one-bedroom apartments are expected to be met with market acceptance from a variety of purchasers and face little competition from new supply.

There is likely to be an increase in demand for one-bedroom apartments in the medium to long term, given more than 30 per cent of lone-person households&nbsp;occupy one-bedroom apartments across Melbourne.

"Assuming this propensity remains equal (which is conservative), this would equate to a need for an additional 30,000 one-bedroom apartments across metro Melbourne by 2031. By the same logic, couples will drive demand for an additional 20K one-bedroom apartments."

Carter says many recent projects are targeting downsizer purchasers with premium quality two and three-bedroom apartments that carry lofty price tags which leaves younger purchasers out in the cold.

"For younger purchasers, one-bedroom apartments often represent an affordable housing option in a less affordable location. This allows them to transition from share houses or the family home and benefit from the security of home ownership while not sacrificing proximity to lifestyle and employment opportunities.

"Many of these persons are finding themselves priced out of new projects, leading them to become increasingly active in the established market or choosing to remain on the sidelines, thus contributing to latent demand."

Carter believes there are opportunities for Government to step in.

"Delivering one-bedroom apartments is important to achieve various Federal, State and Local Government housing goals. This includes meeting overall dwelling targets (particularly within inner city locations) and providing a diversity of housing, as well as affordable and key worker housing."

He said more flexible planning policy would allow for more supply, as would the reintroduction of off the plan duty concessions and exemptions for investors and a reduction of foreign buyer levies.

"Property tax reform is an essential step to boost housing supply across Melbourne.

"There has been a marked decline in Melbourne’s apartment launches and subsequent completions since the abolition of investor stamp duty concessions and exemptions for off-the-plan properties (2017) and the increases to foreign investor surcharge (2016 &amp; 2019).

"Recent rises in construction costs and interest rates have only compounded this slowdown. Despite political reservations about investors, it is crucial to acknowledge their role in supporting new housing supply for Victorians. This cohort will drive sales (and rental supply) of new one-bedroom apartments due to the attractive yields and price points."

Charter Keck Cramer is expecting Melbourne’s established unit market will continue to recalibrate upwards over the next 12 months, and the price gap between new and established apartments will narrow.



Opportunities for new one-bedroom apartments in Melbourne?

Pentridge Prison in Coburg has been a hive of activity in recent years, ever since the large 60-hectare site was carved up and sold to developers.

Melbourne developer Salvo is the latest to reveal plans for the southern portion of the former prison that ceased operations in 1997.

<a href="/developers/salvo">Salvo</a> spent $34 million to acquire a significant 1.9-hectare holding in 2021, on which they're planning a $1.2 billion mixed-use development with a&nbsp;highly activated public realm, community spaces and integrated retail amenities that reflect the rich history of the site and <a href="/developments/coburg-vic-3058">Coburg</a> character, along with reimagined multi-residential spaces.

The site borders Pentridge Boulevard, Urquhart St, Warden’s Walk and Stockdale Avenue and currently encompasses private lots including the current Pentridge Cellars building, abandoned retail spaces and east-west pedestrian links.

<a href="/architects/dko-architecture">DKO</a> has outlined an initial vision for the&nbsp;state-significant site that includes iconic heritage assets such as Ned Kelly’s grave site, original bluestone F Division building and walls surrounding former exercise yards, and a historic mural by Indigenous artist Ronald Bull.

The precinct includes numerous titles subject to various planning controls including the Pentridge Village Masterplan 2008 which allows for mixed-use development including retail, community and multi-residential comprising permits for around 650 apartments.

Salvo Managing Partner James Maitland said the site is one of Melbourne’s most significant infill projects that required a carefully considered design response in terms of the site’s heritage, complexity and cultural significance.

“We see this site as a significant opportunity to provide additional housing in a well-serviced location within 7.5km of the CBD, particularly given the Victorian Government’s target to build 80,000 homes over the next decade."

Jesse Linardi, Design Director at DKO said the transformative project presents a significant opportunity to reconnect and revitalise the southern portion of the iconic Pentridge site.

St Kilda new apartments to become one of Melbourne's greenest apartment buildings

Diversified national property developer <a href="/developers/goldfields-group">Goldfields</a>&nbsp;is heading to Richmond for its latest residential development.

Goldfields, led by Marco Gattino and Lachlan Thompson, has a national portfolio of land, commercial, and residential developments in several states across Australia. It is planning a 12-level, mixed-use building with 125 residences above ground floor retail at&nbsp;9-15 Brighton Street, <a href="/developments/richmond-vic-3121">Richmond</a>. &nbsp;

Rob Granger, Goldfields General Manager – Built Form, said the new project, that has been designed by <a href="/architects/cera-stribley-architects">Cera Stribley</a>&nbsp;and will sit in landscaping by <a href="/landscape-architect/jack-merlo">Jack Merlo</a>, will bring another high-quality residential development to Richmond.

“Goldfields has a strong track record of delivery and we believe our experience in residential development and product marketing will be key to ensuring this project’s success,” Granger said.&nbsp;

In addition to the 125 apartments and townhouses, the building will feature ground floor and rooftop amenities as well as a three-level basement.

Goldfields ready new $150 million mixed-use development in Richmond

The transformation of Fitzroy into one of Melbourne's coolest inner-city suburbs is set to continue with another visually appealing, sustainable apartment development on the cards.

Plans have been filed by well-known construction firm Cobild for a 10-level development at <a href="/new-apartments/johnston-napier-159-167-johnston-street-fitzroy">159-167 Johnston Street</a>. Cobild Director, Rotem Rotenberg, placed a caveat on the title of the three adjoining lots, totaling 1,978 sqm, on the corner of Johnston and Napier St last year. The site is currently home to three attached, single-level commercial buildings.

The busy Cera Stribley has been called on the design what's being dubbed Johnston &amp; Napier. The 57 owner-occupier focussed apartments, all two and three-bedrooms, have an average internal size of 132 sqm and have their own private terraces.

Cera Stribley said in its Design Report they were inspired by the influence landscape has on architecture.

"Inspired by the rich cultural and geographical context of Ngár-go, the “high ground” as recognised by the Wurundjeri Woi Wurrung people, our design intent is deeply rooted in the profound influence of the natural landscape, observing how cities organically evolve in response to their surroundings," CS noted.

"In embracing the notion of Higher Ground, we conceptualise the natural ground plane extending vertically throughout the site, unlocking vast opportunities for on-site amenity."

Also part of the development will be 639 sqm sqm of office space, three street-level retail spaces, and a "vibrant cafe".

"This multi-faceted approach ensures that the development not only enhances the residential experience but also contributes positively to the local community and urban fabric of Fitzroy," CS added.

There will be 28 two-bed apartments on offer and 29 three-beds, of which five are subpenthouses that will have 3.5 bathrooms and a second living area.

There is a push for the development to be sustainable.

"Every project is an opportunity to help accelerate Greater Melbourne’s transition towards becoming the world’s first Self Sufficient City," Cera Stribley noted.

"We are extremely excited about this opportunity to work together with City of Yarra to create an example to help future generations. We are not interested in doing less harm, it’s time for us to create a positive impact through the construction industry."

The aim is for there to be a 51 per cent reduction in energy usage and 15 per cent renewable energy generation, and a 25 per cent reduction in water usage.

The peaceful heart of Hampton: Around the tree-lined location of Noetic Place

Bayside specialists&nbsp;<a href="/developers/lowe-living">Lowe Living</a>&nbsp;is continuing to pad out its new apartment pipeline.

Lowe Living, led by Tim and Emma Lowe, has filed $17 million plans to the Bayside Council for a new Cera Stribley designed development on a 2,730 sqm block at <a href="/new-apartments/31-35-alicia-street-hampton-east">31-35 Alicia Street</a> in <a href="/developments/hampton-east-vic-3188">Hampton East</a>, near Linacre Private Hospital and closer to the sand at Sandringham than Hampton.

The development will home 32 two and three-bedroom apartments and is the latest in a long line of Bayside projects for the Sandringham-based developer.

They're is currently selling two other Hampton developments,&nbsp;<a href="/buildings/oceano-hampton-by-lowe-living-9-ocean-street-hampton">Oceano on Ocean Street</a>&nbsp;and&nbsp;Hampton Hill on <a href="/buildings/hampton-hill-by-lowe-living">Hampton Street</a>, while they have other active developments in <a href="/developments/sandringham-vic-3191">Sandringham</a>, <a href="/developments/south-melbourne-vic-3205">South Melbourne</a>, <a href="/developments/parkdale-vic-3195">Parkdale</a> and <a href="/developments/armadale-vic-3143">Armadale</a>.

Always targeting the owner-occupier, typically the downsizer, the new plans are for a three-level building which presents as a two-level podium with a recessed third level to Alicia Street.

<a href="/architects/cera-stribley-architects">Cera Stribley</a> said in the documents submitted to council that their architectural vision is a contemporary reinterpretation of the Californian bungalow, a typology that is a hallmark of Hampton's heritage.

"By borrowing, abstracting and reinterpreting elements of this quintessential style - such as strong datum lines, articulated columns, exposed structures, and roof tiles - out design achieves a balance between modernity and familiarity," Cera Stribley noted in their Architectural Design Statement.

"This approach ensures that the development is not only visually appealing but also contextually sensitive, resonating with Hampton's existing architectural landscape."

There will be 14 two-bed apartments and 18 three-bed apartments on offer, serviced by 61 parking spacesand 10 bicycle spaces.

The upper level of the building is characterised by exposed structural elements, fenestrations, and large balconies to enhance the depth of the façade, contributing to a balanced and subtle architectural expression.

The podium level is designed with inspiration from the Californian bungalow architectural style, featuring brick materiality to evoke warmth while the modern interpretations of articulated columns create a rhythmic street presence.

A communal lounge and external terrace will be located near the building's entry.

First look: Lowe Living's latest Hampton apartment development revealed

Melbourne's stalling property market has to be nearing the bottom.

Recent data published in the Australian Financial Review from property data analytics firm CoreLogic showed the&nbsp;Melbourne median dwelling value is currently 33.1 per cent below the median dwelling value in Sydney. Historically, on average, that gap has been 19.7 per cent.

It's the same story with Brisbane, where values in the Queensland capital are 8.8 per cent higher than in Melbourne. Melbourne is usually 13.7 per cent above.

Considering the widened gap that bucks history, as well as the record low new housing approvals in Victoria, rising construction costs, and the expected surge in population due to migration, it's clear that Melbourne is poised for a prolonged period of growth.

The market won't turn around overnight, and the most recent data from CoreLogic shows a decline of -0.2 per cent in the unit market (apartments and townhouses) over July.

Those declines in the established market have likely come because of increased supply levels, CoreLogic's Research Director Tim Lawless notes, where supply is outstripping current demand.

That's not the case in the new apartment market however.&nbsp;The most recent building approvals data from the ABS showed Melbourne's 3,840 unit approvals in June were -14 per cent down from the month prior.

Over two million new dwellings are proposed to be built by 2051 across Metro Melbourne, almost double the number of existing dwellings currently in the metro area.

<h2>What happened in Melbourne’s off the plan apartment market in July</h2>

Referring back to the lack of supply in the new apartment market, there was only one notable project that moved into a registrations of interest phase.

That's the new Elsternwick development by the design-driven developer&nbsp;<a href="/developers/milieu-property" target="">Milieu</a>, who revealed what is arguably one of its most unique developmens it has produced since being founded 15 years ago.

The multi-building development, on the site of the former ABC Studios bordering Elsternwick's landmark Ripponlea Estate and gardens, has been designed to focus on nature and landscaping.

Residents will have direct private access to the heritage-listed gardens of the Ripponlea Estate, while its head gardener will tend to the landscaping of Elsternwick Gardens by Milieu on its completion.

There was increased sentiment in the market in <a href="/developments/glen-iris-vic-3146">Glen Iris</a> where&nbsp;Projects by Buxton Director Heath Thompson sold four apartments in the last few weeks at <a href="/buildings/galerie-glen-iris-1538-1540-high-street-glen-iris-vic-3146">GALERIE</a>&nbsp;which will no doubt encourage the market heading into the spring selling season.

Thompson said three of the four buyers went from enquiry to sale within a week.

"We [Melbourne] haven't had that sort of conversion timeline for what feels like a very long time," Thompson said.

GALERIE has sold predominantly to downsizers, but the recent purchasers presented a different demographic in the building that is expected to welcome buyers toward the end of the year.

This one is in <a href="/developments/kew-vic-3101">Kew</a> where <a href="/developers/piccolo">Piccolo</a> has filed plans for five three-level buildings at 18 Barry Street.

The project, currently referenced as&nbsp;<a href="/new-apartments/piccolo-house-barry-st-kew-barry-street-kew-18-barry-street-kew">A Piccolo House, Barry Street</a>, part of the Piccolo House collection that targets the high-end owner-occupier,&nbsp;will comprise 60 two, three and four-bedroom apartments.

Boutique developer Callex Group is also heading to Kew for its latest venture.

Callex is plotting a small development of just seven apartments on an already cleared 1,266 sqm site at 9 O’Shaughnessy Street, walking distance to Kew Junction, Glenferrie Road shopping precinct and Victoria Gardens.

The proposed development includes one two-bedroom apartment and six three-bedroom apartments, along with 15 car spaces and six bicycle spaces.

The design by&nbsp;<a href="/architects/carr-design">Carr</a> incorporates elements from the existing built environment, using textures and tones that complement O'Shaughnessy Street and the adjacent Foley Reserve.

CoreLogic's Monthly Hedonic Index showed a -0.2 per cent decline in the value of units (apartments and townhouses) across Melbourne over July, however there was a larger fall in house values (-0.5 per cent).

Melbourne developer,&nbsp;M3 Group, has sold out its&nbsp;inaugural townhouse development, 158 Purinuan Rd in Reservoir.

Each of the four townhouses were delivered in just eight months through M3's own inhouse construction team, and were snapped up pre-completion by owner-occupiers who have recently settled on their purchases.

M3 Group is creating a string of new townhouses in <a href="/developments/reservoir-vic-3073">Reservoir</a>, redefining the townhouse landscape and offering something that's not been delivered before in the suburb north of Melbourne.

They have sold four out of five townhouses in their other Reservoir development 48 Dundee Street, which is set to complete next week, while 69 Hickford St, another four townhouses, is around four weeks out from completion. Only one townhouse remains there too.
