Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

400 new homes planned for Adelaide's former West End Brewery site

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

The Planning and Urban Context Report by Tract says the development is of an "exemplary architectural standard" and has been carefully crafted by SJB Architects.

"Dwellings&nbsp;will benefit from excellent access to natural light, cross-ventilation opportunities and extensive communal space," the report noted.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.

The Gold Coast Planning Committee has supported the preliminary approval for the Benowa Gardens Urban Village project following an extensive community consultation and assessment process.

The proposal will now proceed to a full council vote on June 2.

The application sought approval for a masterplanned urban village on the existing Benowa Gardens Shopping Centre site, combining new housing, retail, dining, health and lifestyle amenities within a walkable, integrated precinct.&nbsp;

The proposed redevelopment includes around 413 apartments integrated above a revitalised mixed-use centre featuring a full-line supermarket of 4,000 sqm, 6,000 sqm of specialty retail and dining space across around 30 retailers, a 7,000 sqm health and wellness precinct, and roughly 9,630 sqm of office and medical suites.&nbsp;

Surfers Paradise is officially set for its first new residential development with a 45-storey skybridge connecting the two towers.

John Camilleri’s Celestino Developments has been given the green light by the Gold Coast City Council to develop its major beachfront precinct across its huge 4,000 sqm oceanfront site at <a href="https://www.apartments.com.au/new-apartments/63-79-garfield-terrace-surfers-paradise-qld-4217">63–79 Garfield Terrace</a>, just five months after its <a href="https://www.apartments.com.au/news/qld/first-look-exclusive-billionaire-winx-breeder-s-bold-two-tower-surfers-paradise-play-with-45th-storey-skybridge">submission in late 2025</a>.

The approved scheme will deliver two towers rising 55 and 48 storeys, connected by a skybridge positioned on level 45 that will house a range of resident-only wellness and entertainment spaces.

In its notice of approval, the Gold Coast City Council said the&nbsp;proposed overall built form has been designed to complement the scale, intensity and protect the adjacent amenity and surrounding streets through the use of varied setbacks, site cover and architectural elements.

Designed by <a href="https://www.apartments.com.au/architects/dbi">DBI</a>, the development will comprise 275 apartments across the two towers, including a mix of two-, three-, and four-bedroom residences, as well as several penthouses. The apartments will sit above a landscaped podium featuring more than 90 metres of beachfront pool frontage, private resident lawns, lounges, and wellness spaces.

DBI said the design draws heavily from the movement and form of the coastal environment, with curving balcony lines and sculpted façades intended to soften the scale of the towers while maximising ocean outlooks and passive shading outcomes.

“The project occupies a rare, uninterrupted oceanfront site and has been shaped by a design philosophy that merges architectural elegance with environmental responsiveness and a carefully curated lifestyle experience,” DBI said in planning documents submitted to the Gold Coast City Council.

The most distinctive element of the approved project is the skybridge linking the two towers at level 45. The elevated communal space is planned to include executive lounges, formal dining areas, wellness facilities, and panoramic ocean-facing outlooks.

“The skybridge enhances the identity of the development, promotes social interaction, and delivers a lifestyle experience not found elsewhere on the Gold Coast,” DBI said.

At podium level, residents will have access to a suite of resort-style amenities, including resident lounges, private dining rooms, a yoga lawn, gymnasium, plunge pools, and treatment spaces. The beachfront pool has been designed with separate lap, lounge, and children’s areas extending across the width of the site.

The project will also introduce new food and beverage offerings along the Enderley Avenue and Oceanway frontages, contributing additional activation to the beachfront precinct.

Melbourne developer Noetic Place has launched its eponymous Hampton apartment development, Noetic Places, offering some of the largest apartments on the market in the burgeoning Bayside suburb.

The building, home to 33 two, three and four-bedroom apartments, has been designed to appear as three individual homes, mimicking the scale of nearby houses on the tree-lined Service Street, within a stroll of Hampton's beach, village and station.

The project's stepped façade features Krause bricks in sandy bayside tones, balancing the warmth of bronze metallic finishes. The exterior design is inspired by local Edwardian homes and beachy tones, featuring a light sandy brick facade with warm metallic details and timber battens.

The development is the second for Hampton-based boutique developer Noetic Places, building on the character of its first – Reunion Place - designed and delivered by the same team 500 metres away.

Barrow-Yu involved neighbours in Noetic Place's design, taking time to listen to community concerns to ensure it is embraced by the Hampton community.

Two basement levels provide ample car spaces for residents, each with an electric charging capability.

Noetic Place prioritises green spaces by retaining established trees on-site and introducing curated pockets of local and native flora.

Boutique off the plan apartments have been few and far between in Prahran in recent years.

The cool suburb, known for its cafes, markets and bars, looks set to welcome one, and on arguably on one of the best sites in the area.

Developer Kincrest, who is currently developing The Watson in Essendon and&nbsp;Armytage in South Yarra and has previously delivered three projects in South Yarra, has submitted plans to the Stonnington Council for a mixed-use building on Grattan Gardens.

The plans by Cheah Saw Architecture are for 22 apartments across a seven-level building. The two three and four-bedroom apartments, offering larger than standard sizes, something which is built into Kincrest's development ethos, will sit above two levels of strata offices and a ground-floor cafe and retail space that will face the park.

"The Greville St precinct, with positive input from the City of Stonnington, has rejuvenated in recent years, we’re really excited to be within such a historical, vibrant area of life. We see this development as contributing to a world-class location" Howgate says.

"Both the apartments and the offices will be desirable for a lot of people. There's transport on the doorstep with the Prahran Station, access to Punt Road, and every service you could want within 200 metres. That's on top of being directly opposite the park, an opportunity that rarely presents itself."

Howgate says there's not been apartments or office spaces&nbsp;like this in Prahran before.

"We have a lot of confidence in the location and what's on offer, and we believe it will resonate with several buyer demographics."

Cheah Saw cleverly designed the building on an irregularly shaped block to step down from its roof, creating a green topography.

"The building is intended to be an extension of the park, a sloping green hill stepping down to Grattan Gardens.," the architecture firm noted in their documentation submitted as part of the planning process.

"The terraces are framed by greenery above and below, framing views to the park and utilising the concept of borrowed scenery, connecting the building to the park and beyond."

There's a maximum of six apartments per floor. The majority of the apartments are well over 150 sqm, something which Howgate says has stood them in good stead in a challenging market.

There will be four two-bedroom apartments, 17 three-beds, and a single four-bedroom penthouse that will share the top level with a communal terrace.

Howgate is hoping to launch the Grattan St project later this year.

The City of Boroondara has approved a new 12-level mixed-use development that will become the second tallest building in the area.

The project, at 697-699 Burke Road, <a href="/new-apartments/camberwell-vic-3124">Camberwell</a>, has been designed&nbsp;by <a href="/architects/cera-stribley-architects">Cera Stribley</a> for boutique property developer <a href="/developers/above-zero">Above Zero</a>&nbsp;and will have 36 apartments set above five levels of office space and retail on the ground level.

There will be a mix of 18 two-bedroom apartments, 13 three-beds and five four-bedroom units toward the top of the building.

The approval follows an extensive planning process that has been ongoing site 2015 when the&nbsp;City of Boroondara first refused a 15-level, 62-unit development on the 1,950 sqm site. A year later there was an application to reduce the building to 12 levels, and the number of apartments down to 53, which was also refused.

Local residents, particularly those from the nearby Aerial building, had raised concerns about the building’s height and parking provisions.

The final design, which gained support from both the council and previous objectors, includes office spaces on levels one to five, apartments on levels six to eleven, and a communal rooftop terrace on level 12.

The Camberwell Junction area is expected to need a further 1,500 additional new dwellings by 2051 to keep up with population growth, the planning documentation suggested.

Council said that while the&nbsp;maximum building height set at 10 storeys in the structure plan, the design detailing and setbacks of any levels above that are extremely relevant and critical to their acceptability.

"We have consistently argued that the maximum building height on the review site is dependent on many factors, including retaining the visual primacy of the Aerial towers in the Junction’s skyline. These factors were exhaustively debated and examined in various VCAT orders, which found that a 12-storey form was acceptable on the subject site, keeping in mind that back then, the site was considerably smaller comprising 699 Burke Road only."

Camberwell set for Cera Stribley-designed mixed-use development after green light

Abadeen is continuing to double down on Melbourne's premium owner-occupier market, grabbing a parkside development site in <a href="/developments/caulfield-north-vic-3161?sort=">Caulfield North</a>.

Having opened up shop in Victoria last year off the back of Abadeen's success in Sydney's Lower North Shore for the last two decades, <a href="/developers/abadeen-group">Abadeen</a>, led in Melbourne by industry veteran Andrew Leoncelli, beat out several other developers to secure 1,060 sqm on Caulfield Park.

The site at <a href="https://www.apartments.com.au/new-apartments/the-parker-219-balaclava-road-caulfield-north-vic-3161">219-229 Balaclava Road</a> is north-facing and offers uninterrupted views to the north and northwest, over the park and out to the city.

It was offered by JLL with permit-approved plans for a new seven-level apartment development designed by CHT Architects (below). The permit was for 29 two and three-bedroom apartments, a four-bedroom penthouse, two ground-floor retail spaces and a home office.

Abadeen VIC will go back to the drawing board and is engaging a leading architect to tweak the plans to make the apartments larger, but they will stay within the same envelope of what's been approved.

Leoncelli says the timing is right for a high-quality product to come to the local market.

“This market hasn’t had something of the quality that we’re looking to deliver," Leoncelli says.

“We want to do something bigger than what’s been delivered before to cater to the sophisticated, wealthy, local owner-occupier.

"The building envelope is excellent but we feel the product should be larger and of a higher quality especially given the incredible north-facing Caulfield Park, City and Bay view lines."

The site was bought on long settlement terms, which should see construction commence toward the back end of 2025. It borders St Aloysius Church and two different tram routes are on its doorstep.

"The project continues Abadeen’s push into the east and south-eastern suburbs of Melbourne’s owner-occupier, high-end apartment market," Leoncelli added.

The Caulfield North project will be Abadeen third in Melbourne. They announced themselves on the scene in the Melbourne off the plan apartment market with <a href="/new-apartments/malea-94-burke-road-malvern-east">Maléa</a>, just seven luxury apartments on <a href="/new-apartments/malvern-east-vic-3145">Malvern East's</a> Central Park where they've recently started construction.

They also have a development application with Stonnington Council for another development at 646 High Street in Prahran. They're planning 26 apartments in a striking Carr-designed building that curves around a listed Smooth Bark Apple tree.

Leoncelli says the feedback from the application has been positive.

Exclusive: Abadeen grab next Melbourne off the plan apartment development site

ASX-listed developer Lendlease have some of Australia's most impressive projects under their banner.

Their focus is primarily on Australia's largest gateway cities of Sydney, Melbourne and Brisbane, creating landmark, precinct-style developments that change the skyline of each city.

They recently settled One Sydney Harbour, their luxury Barangaroo apartment tower that had prices range from $1,515,000 to $140 million, while in Melbourne they're continuing to progress with their multi-stage Collins Wharf development.

We recently caught up with Daniel Dugina, Lendlease Executive Director for Victoria, to chat about Lendlease and how they develop.

A difficult apartment development environment across Australia will mean under-supply levels worsen over the next few years and this lack of available stock will force buyers into the pre-commitment market and to pay more for off-the-plan apartments to compensate for higher construction costs.

That's the view from real estate services firm JLL, whose Apartment Market Overview: Australia Q1 2024 Report found apartment supply levels were already falling well short of underlying demand and the situation will only worsen as demand continues to rise and supply stays moderate.

Leigh Warner, JLL’s Head of Residential Research – Australia, said there are many factors supporting growth in apartment demand across Australia.

“Affordability is now being stretched in all our major cities. While it has been the case for a long time that buyers would have to start their housing journey and often stay in an apartment longer in <a href="/new-apartments/sydney-nsw">Sydney</a> because of affordability, the rest of the country is rapidly catching up and this is boosting underlying demand for apartments relative to the past,” Warner said.

“But this trend is being accelerated by current borrowing conditions. Borrowing capacity for most buyers has dropped enormously over the past 18 months and with dwelling prices continuing to rise over this period it has pushed detached houses well beyond the capacity of most first home buyers and indeed many investors.”&nbsp;

Despite positive underlying demand trends, we are building fewer apartments rather than more and conditions remain tough for developers, JLL’s Head of Residential Development Valuations, Bill Fatouros, says.

“Developers have faced one hurdle after another over recent years,” Fatouros said.

“First it was the dramatic slowing of domestic and foreign investor demand denting off-the-plan sales, then we had COVID hit and just as demand prospects improved recently, construction costs sky-rocketed and dented project feasibilities. But at some point, the worm has to turn quickly. There is now very little existing apartment stock available for sale and this means buyers will have no option but to buy off-the-plan and to pay the higher prices required to justify higher build costs."

JLL’s report notes that this is already happening at the higher end of the market for luxury boutique projects where downsizers have continued to drive strong demand.

“Downsizers have generally already done very well out of the housing market and the large amounts of equity they have accumulated means rising interest rates have not had the same impacts,&nbsp;Fatouros added.

Downsizers have been discerning buyers willing to pay the higher prices necessary to compensate for higher build costs in order to secure exactly what they want.

“We firmly believe it is inevitable that the same will happen across the broader apartment market and that a jump in pricing will have to happen to make mass-market projects viable. The recent acceleration in existing apartment price growth in many markets suggests this is getting closer to fruition."

<h2>Affordability the only constraint on rental growth</h2>

JLL’s report also highlights that with very little mass-market apartment stock being developed, there will not be any real supply relief for the already tight rental market where vacancy is already sitting at around one per cent across Australia.

“There are more Build-to-Rent (BTR) completions due over the next few years, particularly in <a href="/new-apartments/melbourne-vic">Melbourne</a>, but the numbers are still small compared to the drop in the overall apartment supply level and it will do very little to alleviate rental market pressures – even in Melbourne,” Warner said.

“The only real constraint we can see on rental growth over the foreseeable future is affordability. This is already being tested in some markets and we are already seeing tentative evidence of a slowing from the break-neck speed of the last few years. But over the medium-term we expect wage growth to become the speed limit for rental growth."

Pace 3058 will also activate the ground level with a downstairs retail store, bringing convenience and essentials right to the residents' doorstep.

Aside from the lifestyle amenities, residents of Pace 3058 will have at least one designated parking spot for their apartment and additional spaces for larger units. The development also offers 311 designated storage cages available for residents' belongings.

Security is a top priority in the development, with CCTV coverage provided in key communal areas such as lifts, corridors, car park levels, and entry points. Access to the building is controlled via swipe card or fob, ensuring only authorised individuals can enter.

KM Develop's Chapter Ashburton apartment development is nearing its final stages, with construction now 95 per cent complete.&nbsp;

Located at 363-367 High Street in Ashburton, <a href="/buildings/chapter-ashburton-363-367-high-street-ashburton">Chapter Ashburton</a> comprises 24 one, two, and three-bedroom apartments designed with the owner-occupier in mind, in a collaborative effort between <a href="/architects/ewert-leaf">Ewert Leaf</a> and landscape architecture firm <a href="/landscape-architect/john-patrick-landscape-architects">John Patrick</a>.&nbsp;

Multi-residential apartment developer H1Land Group has commenced construction on their Highett apartment development, Southpoint.

<a href="/developers/h1land-group">H1Land</a> grabbed one of the most connected blocks of land in the whole of Highett, where the&nbsp;<a href="/architects/rothelowman">Rothelowman</a>-designed <a href="/new-apartments/southpoint-highett-1233-nepean-highway-highett">Southpoint</a> towers will rise from completed in early 2026.

H1Land Group commence construction on Southpoint, Highett apartments

Design-led developer Orchard Piper’s latest mixed-use, super-premium offering in Melbourne’s most affluent enclave, Toorak Village, has solidified its status as the city’s most exclusive address - achieving the sales of both sub-penthouses for record rates.

The level four residences located at the corner of Mathoura Road and Toorak Road, Toorak, each sold for north of $11.5 million, exceeding $38,000 per square metre.

These sales mark the project as over 70 per cent sold and bring the building’s average sales price per apartment to $8 million, with an average per square metre rate exceeding $32,000 – the highest of any building ever in <a href="/new-apartments/melbourne-vic">Melbourne</a>, according to Chris Pulvirenti, Director of Savills Melbourne.&nbsp;

With the project designed by internationally renowned <a href="/architects/kerry-hill-architects">Kerry Hill Architects</a>, the two sub-penthouses boast impressive house-like proportions - each around 330 sqm in size and with three bedrooms, three bathrooms, multiple living zones and three car spaces.&nbsp;

The sub-penthouse sales further complement the earlier sale of the project’s 400 sqm penthouse, &nbsp;which was achieved last year for $12.5 million.

Orchard Piper Director, Rick Gronow, says all three residences - the penthouse and sub-penthouses &nbsp;- were sold to existing Toorak locals through the developer’s own networks. &nbsp;

“They are all downsizers—Toorak residents not wanting to leave the community they know, but wanting a step up in quality, amenity and an increase in security at a more manageable scale,” said Gronow.&nbsp;
