<p>Malaysian developer <a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> is the latest to jump into St Leonards booming Transport Oriented Development precinct.</p>

<p>The developer, which has previously delivered Sapphire by the Gardens apartment development in Melbourne, identified the Atchison Street site in 2023. It filed a Scoping Report around 12 months ago, and now has revealed the designs for the new&nbsp;40-storey mixed-use tower.</p>

<p>The State Significant Development Application covers <a href="https://next-portal.urban.com.au/projects/14650/summary">20-22 Atchison Street</a>, a 1,374 sqm site positioned between St Leonards Station and the new Crows Nest Metro station.</p>

<p>Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the project would deliver 181 apartments, above a four-storey commercial podium, five basement levels, and new public domain works along Mitchell Street. The apartment mix comprises 35 one-bedroom apartments, 39 one-bedroom-plus-study apartments, 85 two-bedroom apartments, and 22 three-bedroom residences.</p>

<p>The proposal has been lodged as a shop-top housing development under the NSW Government’s TOD planning pathway, which allows increased density around key transport infrastructure. The site sits within the recently rezoned Crows Nest Accelerated TOD Precinct.</p>

<p>SP Setia acquired the Atchison Street site as part of its continued expansion into the Australian apartment market. In comments made to City &amp; Country (The Edge Malaysia) in 2023, SP Setia President and CEO Datuk Choong Kai Wai described the acquisition as “a strategic move” aligned with the group’s post-pandemic market recovery strategy.</p>

<p>“Our target for this exceptional development is local and overseas buyers, including first-home buyers, downsizers and investors,” Choong said.</p>

<p>The tower has been designed as a slender vertical form rising from a mixed-use podium, with COX Architecture positioning the development as a response to the evolving St Leonards and Crows Nest skyline.</p>

<p>“The purpose of the project is to facilitate the delivery of high-quality housing at a strategically located site and deliver a built tower outcome that is consistent with the desired future character of St Leonards and aligns with the TOD controls,” the design report stated.</p>

<p>The podium would incorporate retail uses fronting Atchison Street, commercial tenancies, landscaped communal areas, and pedestrian improvements along Mitchell Street. Vehicle access and loading would be consolidated via Atchison Lane.</p>

<p>Residents would have access to more than 665 sqm of communal indoor and outdoor spaces, while the development proposes 96 parking spaces across five basement levels.</p>

<p>The proposal also includes a commitment for 10 per cent of residential floor space to be allocated toward affordable housing through a monetary contribution.</p>

<p>COX said the tower form responds directly to the emerging high-density character of the precinct while seeking to maximise solar access, cross ventilation, and outlook from apartments.</p>

<p>“The building is orientated towards north,” the Apartment Design Guide compliance report noted, adding that the tower’s slim form was driven by the constrained inner-urban site dimensions.</p>

<p>The design also incorporates landscaped setbacks and communal open space at podium level, intended to soften the interface with surrounding streets and improve pedestrian amenity.</p>

<p>The project adds to a growing wave of redevelopment proposals reshaping St Leonards and Crows Nest following the opening of the Sydney Metro City line and the NSW Government’s push for higher-density housing around major transport nodes.</p>

<p><a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has revealed plans for a new mixed-use tower at 10 Dangar Street, Wickham, advancing a proposal that would reshape the southern gateway to Newcastle’s city centre with one of the city’s tallest residential buildings.</p>

<p>The State Significant Development proposal, now on exhibition, seeks approval for a <a href="https://www.apartments.com.au/new-apartments/bowline-10-dangar-street-wickham-nsw-2293">43-storey tower</a> immediately adjacent to the Newcastle Interchange. The project would deliver around 200 apartments, including 42 affordable housing dwellings, alongside 99 co-living units, a 171-room hotel, retail space, and new public domain integrated through the site.</p>

<p>The scheme marks a significant escalation of plans previously approved for the site. Urban Property Group took over the prominent 2,904 sqm parcel, where excavation and demolition had already commenced under an earlier consent for a 14-storey mixed-use development.</p>

<p>Designed by <a href="https://www.apartments.com.au/architects/sjb-architects">SJB</a>, the tower has been conceived as a landmark transit-oriented development anchored to the Newcastle Interchange precinct. The proposal includes 245 build-to-sell apartments across a mix of one, two, and three-bedroom residences, as well as two penthouses. Fifteen apartments and one operational unit are earmarked for NDIS housing. The co-living component would add a further 99 units, while the podium would accommodate retail uses and hotel facilities.</p>

<p>SJB said the site presents “a valuable opportunity to anchor the precinct by setting the standard for design, active ground planes and character at the key southern gateway.”</p>

<p>The architecture responds directly to the site’s position beside major transport infrastructure and within one of Newcastle’s fastest-evolving urban renewal precincts. The tower form sits above a sculpted podium designed to frame new public spaces, including a through-site pedestrian link connecting Station Street to Hannell Street, landscaped plazas, and activated retail edges.</p>

<p>The design report describes the project as part of the broader transition of Wickham into “a vibrant, high-quality mixed-use urban precinct” that leverages proximity to the station, open space, and regional connectivity.</p>

<p>A detailed public art strategy has also been prepared for the development. The strategy positions the project as “a transit-oriented development of state significance at the gateway to Newcastle’s city centre” and outlines a series of integrated artworks responding to Newcastle’s industrial and transport heritage.</p>

<p>Creative Road’s curatorial framework for the project, titled Unveil, draws on “stratified surfaces, carved volumes, and light-filled apertures” while referencing Newcastle’s transformation from an industrial city into a contemporary education and technology hub.</p>

<p>The proposal is being advanced through the NSW Housing Delivery Authority pathway after being declared State Significant Development in June 2025. The accompanying scoping report states the development aims to “maximise the site’s proximity to the Newcastle Interchange by delivering transit-oriented development” while increasing housing supply and affordable housing provision within the Newcastle LGA.</p>

<p>Urban Property Group’s plans align with the long-term strategic vision established under the Wickham Master Plan, which identified the interchange precinct as suitable for substantial uplift in height and density. The current proposal would significantly intensify that vision, positioning the tower among the tallest developments proposed for Newcastle.</p>

<p>The site sits immediately north of the Newcastle Interchange, bounded by Dangar Street, Hannell Street, and Charles Street. It is surrounded by a rapidly growing cluster of residential towers and mixed-use projects that have emerged following the completion of the light rail and transport interchange.</p>

<p>Lung, one of Australia's leading hotels and resorts, food, travel, interiors and lifestyle photographers, has been based in the New York style warehouse since the early 1990's.</p>
<p>Ivan Bresic and Shannon Whitney at BresicWhitney have the Foster Street offering with $3.2 million hopes, but it is understood to have sold at $3.5 million plus. </p>
<p>The mixed-use space, which includes a two bedroom apartment that spans the entire second level, sits on the second floor of Surry Hills' iconic 1920's Edwards &amp; Co tea warehouse.</p>
<p>It was once the administration floor. Tea was hoisted up to the upper floors and dropped down a central chute to horse and carts for delivery.</p>
<p>The sign atop the facade remains in red and white glazed bricks built into the parapet.</p>
<p>The minimalistic property with industrial kitchen spans 210 sqm of floor space, not including mezzanines, with rows of floor to ceiling original windows. It's the only space in the building with five metre ceilings. </p>

<p>A Fitzroy residential conversion that was once home the Victorian Movie Makers' Society fetched $3.7 million at weekend auction.</p>
<p>The <a href="https://www.realestate.com.au/property-house-vic-fitzroy-127659062" target="_blank">clean-edged 1950s building</a> - where 8mm amateur film sessions was all the rage - had been converted many years ago into a contemporary three bedroom home.</p>
<p>The Victorian Movie Makers signage is still etched on to the facade, despite the group selling the property for $571,000 in 2002.</p>
<p>Set near the Gertrude Street design precinct, there was a $3.5 million to $3.7 million price guide through Nelson Alexander Fitzroy agents Arch Staver and Luke Chisholm.</p>
<p>Centred around an open plan living room with soaring nine metre ceilings, the home features a master bedroom retreat with ensuite. The second living room flows to a landscaped alfresco entertaining terrace.</p>
<p>It last traded for $2.85 million in 2014.</p>
<p>The cheapest weekend sale across the country's capitals was nearby in Melbourne's Brunswick.</p>

Ma family buys in Double Bay for $14.7 million

<p>This weekend, all of the busiest suburbs for auctions are in Victoria; topping the list with 23 scheduled auctions is Reservoir.</p>
<p>Following closely with 21 scheduled auctions is Preston, while Craigieburn and Brunswick will be host to 20 and 19 auctions respectively.</p>
<p>There are fewer auctions scheduled across the combined capital cities this week, CoreLogic calculated, after last week saw volumes reach their highest level so far this year (3,313).</p>
<p>CoreLogic is currently tracking 2,762 capital city auctions this week, which is expected to be lower than results from one year ago when 2,907 auctions were held.</p>
<p>Both Melbourne and Sydney, Australia’s two largest markets are set to see fewer auctions take place this week, with 1,411 Melbourne homes currently scheduled to go under the hammer, down from 1,606 last week and 978 auctions scheduled across Sydney, decreasing from the 1,259 auctions held last week. </p>

<p>All of the remaining capital cities are expected to host fewer auctions this week, with the exception of Adelaide where the amount of auctions scheduled for this week are virtually unchanged from final results last week. </p>
<p>Last week, the combined capital cities saw auction volumes reached their highest so far this year with 3,313 held; the higher volumes returned a final auction clearance rate of 66.8%, which was higher than the 66.1% the previous week when volumes were significantly lower (1,992).</p>
<p>Melbourne’s final auction clearance rate last week maintained strength across a significantly higher volume of auctions week-on-week, with a total of 1,606 auctions held across the city returning a 70.6% rate of clearance, increasing from the week prior when 69.8% of the 932 auctions held were successful.</p>
<p>In Sydney, a final auction clearance rate of 65.1% was recorded across 1,259 auctions, down from the previous weeks 67.8% when 737 auctions were held. </p>
<p>Across the smaller auction markets, both volumes and clearance rates increased over the week in Adelaide, Brisbane, Canberra and Tasmania, while week-on-week results for Perth remained steady.</p>
<p>Of the non-capital city auction markets, Geelong returned the highest final clearance rate of 86.0% across 52 auctions, while the Gold Coast held the most auctions (64), however only 32.6% cleared. </p>

Reservoir back as busiest weekend auction suburb: CoreLogic

<p>Historic Ravenswood Run Homestead – considered the birthplace of Bendigo – remains for sale.</p>
<p>The property which offers 23 bedrooms and 18 bathrooms was listed for weekend auction.</p>
<p>The 14-hectare estate, which once had its own train station, had initial $3.6 million plus hopes.</p>
<p>Ravenswood Homestead was built in the late 1850s on the former sheep station known as the Mount Alexander North Run, which covered about 47,753 hectares.</p>
<p>It was around Bendigo’s first gold find.</p>

Ravenswood Run remains for sale

<p>Ipswich, the urban district south west of Brisbane, provided the nation's cheapest weekend buying opportunity.</p>
<p>It <a href="https://www.realestate.com.au/property-house-qld-north+booval-127367070" target="_blank">was a $155,000 sale</a> of a three bedroom house on 1047 sqm (above).</p>
<p>But it was only for the brave renovator or buyer prepared to start from scratch after its demolition.</p>
<p>Buyers who could "look past first impressions" and "know value when they see it" were encouraged to inspect, LJH agent Nick Ryan suggested.</p>
<p>The sale price represented a loss as it had last traded at $172,500 in 2006.</p>
<p>Its price was just above its $139,000 official land value. </p>
<p>Meanwhile the national auction clearance rate edged up to 69.1 per cent across the capital cities as auction activity ramped up this week.</p>
<p>CoreLogic calculated some 1,963 homes were taken to auction, increasing from the 1,490 auctions held the prior week when 63.7 per cent of offerings found buyers under the hammer.</p>
<p>"Volumes are increasing at a slower pace," CoreLogic auction analyst Kevin Brogan said, noting on the same weekend last February there had been 2,291 offerings.</p>
<p>Sydney’s success rate soared back into the 70s with a 74.3 per cent clearance rate. </p>
<p>"It was well above the trend over the final quarter of 2017 where auction clearance rates were tracking in the low 50 per cent range," Brogan said.</p>
<p>But it was on subdued volume as the 718 offerings was down on the 856 at the same time last year.</p>
<p>Sydney had the nation's top sale when $5,390,000 was paid in Strathfield for <a href="https://www.realestate.com.au/property-house-nsw-strathfield-127278270" target="_blank">12 Elwin Street</a>. Devine selling agent Greg Emerton said it had been in the same family for 48 years. It was a solid two storey double five bedroom brick home on 1347 sqm.</p>
<p>A six-bedroom Hunters Hill home of health cookbook author Martyna Angell and her husband Matthew Candrick was another pricey Sydney sale (below).</p>

<p>Redesigned by Mark Armstrong in 2008, the home had previously traded at $2.22 million in 2013.</p>
<p>Sydney's cheapest result was an eastern suburbs studio apartment, for the second consecutive week.</p>
<p>The 28 square metre studio apartment at <a href="https://www.realestate.com.au/sold/property-studio-nsw-centennial+park-127301106" target="_blank">7E/105 Cook Rd, Centennial Park</a> fetched $390,000 pre-auction (below).</p>

<p>"It was an undercapitalised property easily accessible to Bondi Junction and the CBD," selling agent Felice Cotroneo said. </p>
<p>There had been a $506,000 at <a href="https://www.realestate.com.au/sold/property-studio-nsw-paddington-127322498" target="_blank">11/339 Oxford Street</a> on the prior weekend for a 21 square metre offering.</p>
<p>Melbourne's cheapest sale was also a studio apartment which sold at $230,000.</p>
<p>The <a href="https://www.realestate.com.au/property-studio-vic-elwood-127378518" target="_blank">22/131 Glen Huntly Rd, Elwood</a> offering had been tipped to fetch between $220,000 to $240,000.</p>
<p>Melbourne, where 923 properties went to auction, up from 619 on the prior weekend, recorded a steady 70.7 per cent preliminary clearance rate. </p>
<p>"This was the first week in some time where Sydney has outperformed Melbourne," Kevin Brogan noted.</p>
<p>Melbourne's top sale was a three-bedroom, two-bathroom house at <a href="https://www.realestate.com.au/sold/property-house-vic-toorak-127385682" target="_blank">32A St Georges Road, Toorak</a> that sold for its reserve price of $3.2 million.</p>
<p>It had been marketed as having a $2.9 million to $3.19 million price guidance.</p>
<p>There were two bidders with an Australian investor living offshore securing the offering against bidding from a locally based Chinese family, Domain advised.</p>
<p>It was a 1930s Geoffrey Sommers designed residence with more recent renovations by Nicholas Day.</p>
<p>A knockdown four bedroom weatherboard home on <a href="https://www.realestate.com.au/property-house-vic-south+yarra-127393726" target="_blank">a 436 sqm block in South Yarra</a> fetched $3.03 million.</p>
<p>It had been tipped to fetch between $2.4 million and $2.6 million.</p>
<p>Adelaide recorded a preliminary auction clearance rate of 67.3 per cent. Prices ranged from $265,000 in Morphett Vale to $1,316,999 at Rose Park.</p>

Studio apartments and knockdowns popular at weekend auctions

<p>More than 100 registered bidders attended an auction event in Canberra last week.</p>
<p>There were 29 properties for auction with 22 selling under the hammer, reflecting a 76% clearance rate.</p>
<p>Out of the offering only one came without a registered bidder.</p>
<p>Five of the homes had more than seven registered bidders after more than 1000 inspections of the auctioned Ray White homes were undertaken.</p>
<p>Prices ranged from $430,000 to $1,452,500 including 15 Hakea Crescent, O’Connor (pictured above) with the four-bedroom 2009 home the highest result.</p>
<p>The $430,000 sale was a 150 sqm three bedroom Narrabundah apartment that had previously sold in 2003 at $285,000.</p>
<p>It was sold as a $420 a week rental until September. It had been initially listed with $475,000 hopes last year.</p>

Canberra auctions off to a flier

<p>Ray White Bundoora seem to be the keenest agency scheduling auctions on the Saturday before Christmas.</p>
<p>The agency in north east Melbourne have four homes on their books for the 23rd of December, the only agency in the country with a handful of auctions set for that date.</p>
<p>Two of the properties are targeting developers.</p>
<p>One of the homes in Bundoora is set to be traded for the first time in over three decades. It last sold for $75,000 in 1984 and is now being marketed with a $690,000 to $740,000 auction guide.</p>
<p>Ray White Bundoora agent Olivia Wang said its a developer's dream or a perfect opportunity for an enthusiastic renovator.</p>
<p>The <a href="https://www.realestate.com.au/property-house-vic-bundoora-127108046" target="_blank">three bedroom home</a> sits on a near 590 sqm corner parcel and has a rental appraisal of between $350 to $400 a week.</p>
<p>Another developer targeted <a href="https://www.realestate.com.au/property-house-vic-preston-127056078" target="_blank">property is in Preston</a>, nine kilometres north of the Melbourne CBD.</p>
<p>Offered with an auction guide of $820,000 to $900,000 through Joe Torzillo, the current run down home on 560 sqm has three bedrooms and two living areas, with a kitchen still in original condition.</p>
<p>It last traded for $510,000 in 2009.</p>
<p>The closest home to the Ray White Bundoora office is a remodelled and renovated <a href="https://www.realestate.com.au/property-house-vic-bundoora-127049446" target="_blank">Regan Court home</a> (top and below).</p>

<p>Set on 625 sqm, the family home has four bedrooms, two bathrooms and a theatre room. It has a $950,000 to $1,045,000 guide through Vanya Kostur.</p>
<p>In NSW there is <a href="https://www.realestate.com.au/property-unit-nsw-east+gosford-127084954" target="_blank">a Gosford district offering</a> at 3.30pm on Saturday December 23.</p>
