<p>Malaysian developer <a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> is the latest to jump into St Leonards booming Transport Oriented Development precinct.</p>

<p>The developer, which has previously delivered Sapphire by the Gardens apartment development in Melbourne, identified the Atchison Street site in 2023. It filed a Scoping Report around 12 months ago, and now has revealed the designs for the new&nbsp;40-storey mixed-use tower.</p>

<p>The State Significant Development Application covers <a href="https://next-portal.urban.com.au/projects/14650/summary">20-22 Atchison Street</a>, a 1,374 sqm site positioned between St Leonards Station and the new Crows Nest Metro station.</p>

<p>Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the project would deliver 181 apartments, above a four-storey commercial podium, five basement levels, and new public domain works along Mitchell Street. The apartment mix comprises 35 one-bedroom apartments, 39 one-bedroom-plus-study apartments, 85 two-bedroom apartments, and 22 three-bedroom residences.</p>

<p>The proposal has been lodged as a shop-top housing development under the NSW Government’s TOD planning pathway, which allows increased density around key transport infrastructure. The site sits within the recently rezoned Crows Nest Accelerated TOD Precinct.</p>

<p>SP Setia acquired the Atchison Street site as part of its continued expansion into the Australian apartment market. In comments made to City &amp; Country (The Edge Malaysia) in 2023, SP Setia President and CEO Datuk Choong Kai Wai described the acquisition as “a strategic move” aligned with the group’s post-pandemic market recovery strategy.</p>

<p>“Our target for this exceptional development is local and overseas buyers, including first-home buyers, downsizers and investors,” Choong said.</p>

<p>The tower has been designed as a slender vertical form rising from a mixed-use podium, with COX Architecture positioning the development as a response to the evolving St Leonards and Crows Nest skyline.</p>

<p>“The purpose of the project is to facilitate the delivery of high-quality housing at a strategically located site and deliver a built tower outcome that is consistent with the desired future character of St Leonards and aligns with the TOD controls,” the design report stated.</p>

<p>The podium would incorporate retail uses fronting Atchison Street, commercial tenancies, landscaped communal areas, and pedestrian improvements along Mitchell Street. Vehicle access and loading would be consolidated via Atchison Lane.</p>

<p>Residents would have access to more than 665 sqm of communal indoor and outdoor spaces, while the development proposes 96 parking spaces across five basement levels.</p>

<p>The proposal also includes a commitment for 10 per cent of residential floor space to be allocated toward affordable housing through a monetary contribution.</p>

<p>COX said the tower form responds directly to the emerging high-density character of the precinct while seeking to maximise solar access, cross ventilation, and outlook from apartments.</p>

<p>“The building is orientated towards north,” the Apartment Design Guide compliance report noted, adding that the tower’s slim form was driven by the constrained inner-urban site dimensions.</p>

<p>The design also incorporates landscaped setbacks and communal open space at podium level, intended to soften the interface with surrounding streets and improve pedestrian amenity.</p>

<p>The project adds to a growing wave of redevelopment proposals reshaping St Leonards and Crows Nest following the opening of the Sydney Metro City line and the NSW Government’s push for higher-density housing around major transport nodes.</p>

First look: SP Setia targets St Leonards skyline with 40-storey TOD tower

<p><a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has revealed plans for a new mixed-use tower at 10 Dangar Street, Wickham, advancing a proposal that would reshape the southern gateway to Newcastle’s city centre with one of the city’s tallest residential buildings.</p>

<p>The State Significant Development proposal, now on exhibition, seeks approval for a <a href="https://www.apartments.com.au/new-apartments/bowline-10-dangar-street-wickham-nsw-2293">43-storey tower</a> immediately adjacent to the Newcastle Interchange. The project would deliver around 200 apartments, including 42 affordable housing dwellings, alongside 99 co-living units, a 171-room hotel, retail space, and new public domain integrated through the site.</p>

<p>The scheme marks a significant escalation of plans previously approved for the site. Urban Property Group took over the prominent 2,904 sqm parcel, where excavation and demolition had already commenced under an earlier consent for a 14-storey mixed-use development.</p>

<p>Designed by <a href="https://www.apartments.com.au/architects/sjb-architects">SJB</a>, the tower has been conceived as a landmark transit-oriented development anchored to the Newcastle Interchange precinct. The proposal includes 245 build-to-sell apartments across a mix of one, two, and three-bedroom residences, as well as two penthouses. Fifteen apartments and one operational unit are earmarked for NDIS housing. The co-living component would add a further 99 units, while the podium would accommodate retail uses and hotel facilities.</p>

<p>SJB said the site presents “a valuable opportunity to anchor the precinct by setting the standard for design, active ground planes and character at the key southern gateway.”</p>

<p>The architecture responds directly to the site’s position beside major transport infrastructure and within one of Newcastle’s fastest-evolving urban renewal precincts. The tower form sits above a sculpted podium designed to frame new public spaces, including a through-site pedestrian link connecting Station Street to Hannell Street, landscaped plazas, and activated retail edges.</p>

<p>The design report describes the project as part of the broader transition of Wickham into “a vibrant, high-quality mixed-use urban precinct” that leverages proximity to the station, open space, and regional connectivity.</p>

<p>A detailed public art strategy has also been prepared for the development. The strategy positions the project as “a transit-oriented development of state significance at the gateway to Newcastle’s city centre” and outlines a series of integrated artworks responding to Newcastle’s industrial and transport heritage.</p>

<p>Creative Road’s curatorial framework for the project, titled Unveil, draws on “stratified surfaces, carved volumes, and light-filled apertures” while referencing Newcastle’s transformation from an industrial city into a contemporary education and technology hub.</p>

<p>The proposal is being advanced through the NSW Housing Delivery Authority pathway after being declared State Significant Development in June 2025. The accompanying scoping report states the development aims to “maximise the site’s proximity to the Newcastle Interchange by delivering transit-oriented development” while increasing housing supply and affordable housing provision within the Newcastle LGA.</p>

<p>Urban Property Group’s plans align with the long-term strategic vision established under the Wickham Master Plan, which identified the interchange precinct as suitable for substantial uplift in height and density. The current proposal would significantly intensify that vision, positioning the tower among the tallest developments proposed for Newcastle.</p>

<p>The site sits immediately north of the Newcastle Interchange, bounded by Dangar Street, Hannell Street, and Charles Street. It is surrounded by a rapidly growing cluster of residential towers and mixed-use projects that have emerged following the completion of the light rail and transport interchange.</p>

Craigieburn set for bumper auction weekend

<p>This week, all of the busiest suburbs for auctions are in Victoria.</p>
<p>Hoppers Crossing tops the list with 21 homes scheduled to go to under the hammer, followed by Craigieburn with 18 scheduled auctions, while Port Melbourne, Reservoir and Richmond each have 16 scheduled auctions.</p>

<p><strong>Upcoming auctions</strong></p>
<p>This week, the number of auctions scheduled to take place across the combined capital cities is expected to rise, with 2,342 currently being tracked by CoreLogic, increasing from the 1,799 auctions held last week at final results and similar to the volume of auctions held over the same week last year (2,350).</p>
<p>Both Melbourne and Sydney is expected to see an increase in activity this week, with 1,218 homes scheduled for auction across Melbourne, while Sydney is set to host 737 auctions, increasing on the 914 and 588 auctions held last week respectively.</p>
<p>All of the smaller auction markets will also see a higher volume of auctions this week compared to last.</p>

<p><strong>Summary of Last Week’s results</strong></p>
<p>Last week, the final auction clearance rate increased to 62.2% after the week prior saw the final clearance rate drop to its lowest level seen over the year-to-date, returning a 61.7% success rate. In retrospect both clearance rates and auction volumes across the combined capitals have remained relatively steady over each of the last 3 weeks, with clearance rates consistently in the low 60% range and volumes around the 1,800- 1,900 level.</p>
<p>Melbourne and Sydney returned an equal 63.6% auction clearance rate last week, both recording an increase on the week prior when 62.4% of Melbourne auctions cleared and a 61.5% success rate was recorded across Sydney. Looking at volume of auctions, Melbourne recorded a slightly higher volume week-on-week with 914 held, increasing on the 873 the previous week, while Sydney saw a fall in activity with 588 auctions held, down on the 795 auction held the week prior.</p>
<p>The performance across the smaller auction markets were mixed last week, with clearances rates improving in Brisbane and Tasmania, while Adelaide, Canberra and Perth all saw a fall in the final clearance rate over the week.</p>
<p>Of the non-capital city regions, Geelong recorded the highest clearance rate with 85.3% of auctions clearing last week.</p>

Hoppers Crossing tops weekend auction offerings: CoreLogic

<p>Melbourne's Carrum Downs has emerged as the strongest auction market in the country during the March quarter.</p>
<p>Its achieved a 95.2% success rate from its 21 scheduled auctions.</p>
<p>Northbridge's 90.5% was the next best with 21 auctions too.</p>
<p>Next week there's just one scheduled auction in Carrum Downs, a <a href="https://www.realestate.com.au/property-house-vic-carrum+downs-127903422" target="_blank">three bedroom home on O'Gradys Road</a> (above) that has a $550,000 to $580,000 price guidance.</p>
<p>CoreLogic put its median house price as $520,000.</p>

<p><span>Across the non-capital city markets monitored by CoreLogic, Geelong was the best performing region in terms of clearance rates, with 83.3 per cent of auctions recording a successful result, while the Gold Coast recorded the lowest clearance rate the quarter (40.6 per cent), despite being the busiest region in terms of auction volumes (770). </span></p>
<p><span>Auction volumes fell across all regions except the Gold Coast, with Geelong host to 261 fewer auctions over the quarter, while Wollongong volumes fell by 196. The Hunter region saw 159 fewer auctions, while the Sunshine Coast was down 75 auctions.</span></p>
<p><span>Wollongong was the only region to record a fall in the auction clearance rate over the March quarter, while the Hunter region saw the biggest increase in clearance rates when compared to the previous quarter.</span></p>

Carrum Downs ranked the 2018 auction hotspot: CoreLogic

<p>All of the busiest suburbs for auctions this weekend are in Victoria, with Richmond topping the list with 18 homes set to go under the hammer.</p>
<p>Richmond is followed by Mount Waverley with 14 scheduled auctions, while Craigieburn and Reservoir will each host 13 auctions.</p>
<p>A three bedroom Campbell Street townhouse (below) is expected to fetch the highest price, with a guide of $1.25 million to $1,375,000.</p>
<p>The only other house for sale is at <a href="https://www.realestate.com.au/property-house-vic-richmond-127914014" target="_blank">27 The Crofts</a> (above), which has a reserve price of $1.15 million.</p>

<p>This week, CoreLogic is currently tracking 1,690 capital city auctions, decreasing from the 1,839 auctions held last week. While one year ago a significantly lower 493 auctions were held over what was the Easter period last year.</p>

<p>As usual, Melbourne and Sydney are the two busiest capital city auction markets this week, with 795 and 678 homes scheduled to go to auction;down from last week’s final result which saw 720 and 775 auctions held across the cities respectively.</p>
<p>Auction activity is expected to be lower week-on week across each of the smaller auction markets.</p>

<p>Final auction results for last week show that 1,839 residential homes were taken to auction with a 62.8% final auction clearance rate, down from 64.8% over the previous week when significantly fewer auctions were held (670).</p>
<p>Auction volumes rose across Melbourne last week returning a higher final clearance rate, with 723 auctions held and 68.2% selling, increasing from the week prior when only 152 auctions were held and 65.5% cleared.</p>
<p>There were a total of 795 Sydney auctions last week, increasing on the previous weeks 394 auctions. The higher volumes saw the final clearance rate weaken with 62.9% of auctions successful, down on the 67.9% the week prior.</p>
<p>All of the remaining auction markets saw a rise in activity last week; clearance rates however returned varied results week-on-week, with Adelaide Brisbane and Perth showing an improvement across the higher volumes while Canberra and Tasmania both recorded lower clearance rates.</p>
<p>Across the non-capital city regions, the highest clearance rate was recorded across the Hunter region, with 72.5% of the 45 auctions successful.</p>

Richmond tops weekend auction offerings: CoreLogic

<p>A three bedroom villa in Armadale, a suburb of Perth, has been listed by Ian Rankin from Ray White.</p>
<p>It will be auctioned on April 28.</p>
<p><a href="https://www.realestate.com.au/property-unit-wa-armadale-127948078" target="_blank">Situated at 6/34 Friar Road</a>, the unit features three bedrooms, good sized kitchen which overlooks the family area, and L-shaped living/lounge area.</p>
<p>It also comes with the private enclosed patio and large double garage.</p>
<p>It's on the right side at the back of the complex.</p>
<p>It last sold at $305,000 in 2009.</p>
<p>It was a $340 a week rental in 2015 and at $340 in 2009.</p>
<p>According to CoreLogic, the suburb's median unit price sits on $230,000.</p>

Armadale, Perth three bedroom villa listed by mortgagee

<p>The nation's top sale was on Sydney's upper North Shore when a Pymble home was snapped up pre-auction for $6.5 million.</p>
<p>It sold to a family from China who saw the property just three days before they exchanged.</p>
<p>Menton, marketed as a French Provincial-style oasis, came with saltwater pool, N/S tennis court, and a climate controlled 2,100 bottle wine cellar.</p>
<p><a id="x_mcntLPlnk442456" href="https://www.realestate.com.au/sold/property-house-nsw-pymble-127813398" target="_blank">The 1726 sqm property</a> (above and below) last traded at $2.8 million in 2002.</p>
<p>The vendors decided to take the offer, which was at the high end of their expected range rather than go to auction.</p>
<p>"It's a 'bird in the hand' at the moment," the upper North Shore selling agent told Fairfax Media.</p>

<p>But its sale was at below the $6.2 million price guidance. It was even further<span> down on the $7.6 million guide figure given last October, when it was initially listed for sale.</span></p>
<p><span>It sold to cake makers from <span>Greenacre, <span>one of the three who participated in Saturday’s auction after six had registered, The Sunday Telegraph reported.</span><br></span></span></p>
<p>Sydney's preliminary success rate sat at 67 percent. </p>

<p>Melbourne had some 720 homes listings, increasing on last week’s 65.5 per cent final clearance rate when there was a much lower 152 auctions held given the Easter break.</p>
<p>The auction of dual premiership player Thorold Merrett’s Doncaster East home saw a $1.12 million result.</p>
<p>Philip Webb auctioneer Anthony Webb said local downsizers secured <a id="x_mcntLPlnk103044" href="https://www.realestate.com.au/sold/property-townhouse-vic-doncaster+east-127754922" target="_blank" rel="noopener noreferrer">the single-level three-bedroom townhouse</a>. </p>
<p>Merrett, a two-time premiership player in the 1950s, told the Herald Sun he would miss the neighbourhood.</p>
<p>The agency had been quoting $900,000 to $990,000, with six bidders taking the price well beyond.</p>
<p>CoreLogic records indicated it last sold in 2007 at $575,000.</p>
<p>Melbourne's top sale was in Williamstown.</p>
<p>The three bedroom house at <a id="x_mcntLPlnk621219" href="https://www.realestate.com.au/property-house-vic-williamstown-127753482" target="_blank" rel="noopener noreferrer">218 Osborne St, Williamstown</a> fetched $3.02 million.</p>
<p>Corinda, set in South Williamstown, had been listed with $2.7 million to $2.8 million price guidance.</p>
<p>The nation's cheapest auction was at <a id="x_mcntLPlnk890323" href="https://www.realestate.com.au/property-unit-vic-thornbury-127780190" target="_blank" rel="noopener noreferrer">8/54 Martin Street, Thornbury</a> for $335,000. The Melbourne sale fell within the price guidance range of $315,000 to $340,000 for the one bedroom 1970s apartment.</p>
<p>CoreLogic put its last sale price as $249,500 in 2002.</p>
<p>The Canberra clearance rate fell to just 59 percent, which was the nation's third strongest success rate with 88 homes listed.</p>
