<a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> has lodged plans for a $750 million, three-tower mixed-use precinct that would complete the long-running redevelopment of Carlton's former Carlton United Breweries site.

The proposal at <a href="https://www.apartments.com.au/new-apartments/185-195-queensberry-street-carlton-vic-3053">46-78 Bouverie Street and 185-195 Queensberry Street</a> spans a 6,468 sqm site, the last remaining undeveloped parcels within the former brewery's 2007 masterplan.

Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the development will comprise two purpose-built student accommodation towers and a third build-to-sell apartment tower above a shared commercial podium and basement.

Across the three towers, SP Setia is proposing 606 build-to-sell apartments and 1,499 student accommodation units containing 2,009 beds.

The apartments will sit in the tallest tower, which will rise nearly 200m and 55 storeys. It will become&nbsp;one of the more substantial new build-to-sell apartment projects at the northern edge of Melbourne's CBD.

The apartment mix is weighted toward smaller inner-city product, with 188 studios, 206 one-bedroom apartments, 192 two-bedroom apartments and 20 three-bedroom apartments

Part of the precinct will be a large-scale&nbsp;3,684 sqm supermarket and a further 2,198 sqm of speciality retail, creating close to 5,900 sqm of new commercial space within the precinct.

But one of the biggest components of the proposal is what sits between the buildings.

Around 4,650 sqm, or roughly 72 per cent of the site, will be publicly accessible open space, incorporating plazas, pedestrian connections, landscaped laneways and retail spill-out areas.

The ground plane is intended to finally complete pedestrian connections envisaged when the CUB masterplan was first approved nearly two decades ago, stitching together Victoria Street, Queensberry Street, Bouverie Street and Swanston Street through the former brewery precinct.

Urbis said the development would "complete the CUB precinct", with the public realm providing important north-south and east-west connections through what is currently the final undeveloped portion of the masterplanned site.

SP Setia is also exploring a new linear park within the Bouverie Street road reserve, with the concept to be developed further with the City of Melbourne through the planning process.

The proposal is being pursued through the Victorian Government's Development Facilitation Program under Clause 53.23 for significant residential development with affordable housing.

The planning report acknowledges the proposed heights exceed those contemplated under the original Comprehensive Development Plan and masterplan, but argues the built-form context has changed considerably over the past two decades.

Urbis said the three towers would instead create a stepped transition between Carlton and the Hoddle Grid, rising progressively from the 94.1-metre Tower One along the Queensberry Street edge to the 199.44-metre Tower Three closer to the established CBD-scale buildings to the south.

SP Setia plans to deliver the development across three stages.

Stage One would deliver the basement, podium and retail areas for the entire precinct alongside the first student tower. Tower Two would follow in Stage Two, before the 606-apartment Tower Three is delivered as the final stage.

If approved and delivered, the project would close out a redevelopment process that has been underway since the former brewery masterplan was approved in 2007, adding more than 2,600 student beds and apartments to a precinct already home to Swanston Central, the Barak Building, RMIT Design Hub and several large student accommodation developments.

SP Setia plans three-tower finale for Carlton’s former CUB precinct

Melbourne developer Lowe Living is seeking to add to its growing bayside apartment pipeline, filing plans for a boutique eight-residence development in tightly held Middle Park.

Lowe Living, which has built much of its development portfolio across Melbourne's affluent bayside and south-east suburbs, is behind the plans for the 730 sqm site at <a href="https://www.apartments.com.au/new-apartments/123-125-erskine-street-middle-park-vic-3206">123-125 Erskine Street</a>, just off Armstrong Street and within the Armstrong Street Neighbourhood Activity Centre.

The developer is seeking approval for a five-storey residential building above two basement levels, with just eight large-format apartments and 18 car spaces.

“This is a deliberately very different proposition for us,"&nbsp;Tim Lowe, Co-Founder of Lowe Living, said.

"Eight residences is exceptionally boutique, but that's precisely what this site calls for.

“There is a strong community in Middle Park and the surrounding suburbs who have spent decades building a life here. They no longer want the maintenance of a large period home, but they aren't prepared to compromise on space, quality or location. We think there is a real opportunity to capture that hyper local market. A site like this rarely comes to market.”

The low-density proposal has been designed by Cera Stribley and is being progressed through the Victorian Government's Great Design Fast Track pathway, having already secured eligibility from the Minister for Planning.

The Office of the Victorian Government Architect supported its eligibility after finding the proposal demonstrated consistency with the program's seven design principles, while the project's financial feasibility has also been independently confirmed by Invest Victoria.

The project is targeting the downsizer market, with the planning documents describing the homes as larger-format residences and noting the two penthouses could otherwise have been configured as four separate apartments.

The site has dual frontage to Erskine Street and Canterbury Place and currently comprises a collection of commercial buildings used as offices, including a former heritage bakehouse, a former stable, a later gabled addition and a central courtyard.

It sits within the Commercial 1 Zone and the Armstrong Street Commercial Precinct heritage overlay, with the existing property classified as a contributory heritage place.

Heritage has subsequently played a significant role in Cera Stribley's design.

The front section of the former bakehouse facing Erskine Street will be retained, including its return walls, street-facing hipped roof and chimneys, while the Erskine Street façade and part of the western return wall of the former stable will also be incorporated into the new development.

Levels four and five will be set back five metres from the retained stable façade, while bricks removed through demolition are proposed to be salvaged and reused within the new building where possible.

Rather than presenting as a single five-storey building to Erskine Street, Cera Stribley has broken the development into a series of distinct forms.

A three-storey infill element will sit between the retained bakehouse and stable façades, with the upper levels recessed behind the heritage fabric. Canterbury Place will similarly feature two three-storey podium forms, separated by a central pedestrian accessway, before the upper two levels step back from the street.

A pedestrian through-link will run through the centre of the project between Erskine Street and Canterbury Place, creating entrances from both sides of the site and introducing landscaping and communal areas through the ground plane.

Landscape architect Acre has designed planting across the ground level, private terraces and upper levels, including a feature canopy tree at level three and integrated planting and arbours across the level four terraces. Five existing Erskine Street trees are proposed to be retained.

Sustainability is also a significant component of the Great Design Fast Track application. The apartments are targeting an average eight-star NatHERS rating, with no residence below 6.5 stars, while the project has achieved a 75 per cent BESS score. Seven of the eight apartments are designed for cross-ventilation, with the remaining residence using mechanically assisted natural ventilation.

The plans also incorporate an 8kWp rooftop solar system, a 5,000-litre rainwater tank and infrastructure allowing future electric vehicle charging for every residence.

Lowe has a strong portfolio across Melbourne's blue-chip suburbs. Parking would be concentrated away from the public realm, with 145 car spaces proposed from the rear laneway rather than dominating the Centre Road frontage.

The proposal follows an extensive pre-application process with the City of Monash. Three formal meetings were held between the project team and Council from December 2025 to March 2026, with the scheme evolving through several concept iterations before the current design was lodged.

The project arrives as Clayton prepares for substantial change around its established activity centre and the wider Suburban Rail Loop precinct. Its position on Centre Road places the development within an existing concentration of shops, services and public transport, while the Green Street connection is intended to strengthen pedestrian access towards Clayton Railway Station.

The school secured <a href="https://www.realestate.com.au/sold/property-house-vic-hawthorn-126804066" target="_blank">7 Hambledon Road</a> in Hawthorn this weekend for $3.3 million, but not before onlookers were querying the school's tactics before the Marshall White auction.

There was an auction eve email notice to current tenants of the homes (below) from the Jellis Craig property management office alerting tenants to the placement of the plaque outside their home.

Adelaide had a 65 percent success rate across its 126 auctions, virtually unchanged from the prior weekend's 64.1 percent across 129 auctions, and pretty much the same as this time last year.
But with the weakening in Sydney and to a lesser extent in Melbourne, Adelaide's weekend success rate sat third among the capitals, behind Canberra's 72.9 percent success rate with Melbourne in second place with 71.4 percent of its auctions finding buyers.
Adelaide had the nation's cheapest sale when <a href="https://www.realestate.com.au/property-house-sa-hackham-126682466" target="_blank" rel="noopener noreferrer">29 Grenache Road, Hackham</a> sold for $239,000.
The 1970s sandstone brick house was offered with $225,000 price guidance having last traded in 2000 at $85,000. It had been listed as a $295 a week rental earlier this year.
In Canberra, 125 auctions were held with prices ranging from $348,000 at Bruce to $1.73 million at Red Hill.

The Red Hill sale was a four bedroom renovated cottage on 1155 sqm at <a href="https://www.realestate.com.au/property-house-act-red+hill-126722730" target="_blank" rel="noopener noreferrer">246 La Perouse Street</a> that had traded at $985,000 in original 1960s condition.
There were 2,894 auctions held across the combined capital cities returning a preliminary national auction clearance rate of 66.5 per cent.
Clearance rates have continued to track below 70 per cent since June the year, CoreLogic's auction analyst Kevin Brogan noted.
Brisbane, with only 45.7 per cent of auctions cleared, was the weakest capital city. Its sale ranged between $295,000 at Woody Point and $1.1 million at Kedron.

Melbourne's 71.4 per cent success rate was recorded across 1,299 auctions this week, down from last week’s final clearance rate of 74.3 per cent across just 318 auctions.
Melbourne's strongest clearance rate was recorded across the West region with an 82.2 per cent success rate across 189 auctions.
Melbourne had the nation's top sale when $6.4 million was paid for a Toorak offering through RT Edgar.
The likely knock-down at <a href="https://www.realestate.com.au/property-house-vic-toorak-126537138" target="_blank" rel="noopener noreferrer">22 Lansell Road</a> had $5.5 million to $6 million pre-auction price guidance.
It last sold at $160,000 in 1979 on its 600 sqm corner block.
Sydney returned a preliminary auction clearance rate of 64.4 per cent this week, rising from last week’s revised final 59.8 per cent result, while one year ago 81.4 per cent of Sydney homes taken to auction were successful.
Auction volumes decreased week-on-week, with 1,089 auctions held this week, down from the 1,232 held last week.
The Ryde sub-region of Sydney recorded the highest preliminary clearance rate this week, with 88.6 per cent of the 49 auctions held reporting as sold.
Sydney's cheapest sale was a one bedroom, one bathroom duplex villa at Bexley when $411,000 was paid for <a href="https://www.realestate.com.au/property-villa-nsw-bexley-126680462" target="_blank" rel="noopener noreferrer">2/15 Caledonian Street</a>. There had been $400,000 to $440,000 price guidance.  Offered previously as a $370 a week rental, it had traded in 2013 at $305,000.
It's LJ Hooker agent Vesna Apoleska marketed it as "the best buy in town."
Perth’s clearance rate of 61.9 per cent across 39 auctions was amongst its highest recorded this year. Over the same week last year, the Perth clearance rate was a lower 37.5 per cent, and 43 auctions were held.
Perth's top notified result was <a href="https://www.realestate.com.au/property-house-wa-victoria+park-126677750" target="_blank" rel="noopener noreferrer">$1 million at Victoria Park</a> when a four bedroom renovated house sold through Boston &amp; Co.
The late 1920s home had last sold at $965,000 in 2009.
"30 Mackie Street taps into the easy Western Australian way of life with seamless indoor outdoor living," the marketing advised.
"It's a healthy walk to the exciting new Perth Stadium," it also suggested.

Canberra towers over other capitals with late spring auction success rate

Having just spent over $2 million on a house in Stanmore, ABC 7.30 presenter Leigh Sales has secured the pre-auction sale of her Federation Glebe residence.
Sales paid $2,675,000 for the 150 square metre freestanding home in 2015.
The garden home on 400 square metres has four bedrooms, two bathrooms and a rear living-dining area that opens to the backyard.
BresicWhitney Balmain agents Andrew Liddell and Matthew Carvalho had a $3 million price guidance for the November 4 auction following her separation from husband, Phil Willis. But the guidance was revised to $2.8 million, which then attracted the competitive buying interest.

Leigh Sales sells in Glebe

Camberwell is the busiest individual suburb for auctions across the nation this week, with 27 residential homes set to go under the hammer, followed by Reservoir (25), South Yarra (23) and Craigieburn (22) all of which are in Victoria. 
Camberwell's offerings include <a href="https://www.realestate.com.au/property-house-vic-camberwell-126531382" target="_blank">a two bedroom Californian bungalow</a> on a 697 sq m Athelstan Road block with $2 million to $2.2 million hopes.
The combined capital cities are expected to see a surge in auction activity this week, with 3,451 homes scheduled to go under the hammer; this is an increase of 37 per cent when compared to last week’s final results which saw 2,519 properties taken to auction, CoreLogic advise. 
The last time volumes reached a similar level was the pre-Easter week ending the 9 April this year when final figures saw 3,517 auctions held across the capitals. 
While these counts are preliminary, as the week progresses and results are collected, the number of homes taken to auction tends to revise up, which means that it’s likely this week will not only supersede April figures, but also surpass the peak in volumes recorded over the week ending 20 March 2016 (3,540).
Melbourne is set to see the most notable increase in activity this week, with volumes expected to rise by 48 per cent on last week’s figures; with 1,846 Melbourne homes scheduled to go to auction, increasing from the 1,251 held last week. The highest volume of auctions on record for Melbourne was recorded over the week ending 29 Nov 15 (1,876), so this week may very well overtake that record.

The REIv also think the Victorian property market is gearing up for what could be the biggest auction weekend in the state’s history with the REIV counting around 1,900 homes expected to go under the hammer this weekend. 
They had the previous record for auctions held in a single weekend was set in November 2015 when 1,712 auctions were held. 
The REIV suggest a remarkable 1,826 auctions are scheduled for this Saturday alone with around 75 auctions being held on Sunday, including the five Block properties.
Across Australia’s other largest capital city, Sydney volumes are set to increase to a lesser extent with 1,144 properties scheduled to go to auction this week, rising by 39 per cent from last week’s 823 auctions, making it the third busiest week for auctions for the city so far this year.
Across the remaining auction markets, activity is expected to fall across all of the smaller capital cities with the exception of Canberra where more auctions are scheduled this week.
Last week, the final auction clearance rate across the combined capital cities fell to 64.7 per cent across 2,519 auctions, decreasing from the 67.1 per cent across a slightly higher 2,525 auctions the week prior. Compared to one year ago, the clearance rate was a significantly higher 78.1 per cent, while volumes were slightly higher (2,680).
Across Melbourne, auction volumes rose with 1,251 held, however final figures saw the clearance rate drop to 70.3 per cent, down from the week prior when 73.2 per cent of the 1,223 auctions cleared. In Sydney, the final auction clearance rate fell to 61.3 per cent last week, from 63.3 per cent the previous week across a lower volume of auctions, with 823 auctions held across the city, decreasing from 928 the week prior.

Camberwell headlines near-record Super Saturday Melbourne auction offerings

Jockey Brad Rawiller’s trackside Ascot Vale townhouse was among the Melbourne weekend offerings that just got across the line.
Rawiller and his wife Carolyn secured $980,000 post-auction for their <a href="https://www.realestate.com.au/sold/property-house-vic-ascot+vale-126399910" target="_blank" rel="noopener noreferrer">three-bedroom riverside townhouse</a> (picture above) located just across the road from the Flemington Racecourse.
It was sold by the upsizing couple shortly after being passed in at $970,000, having been their home for 17 years. It last traded at $380,000 in 2000, reflecting 5.6 percent annual price growth.
Rawiller was at Caulfield where he rode Burning Front into second place in the Moonga Stakes.
Next weekend Melbourne get's its traditional spike in pre-Derby Day-Cup Day Super Saturday listings.
There are around 1700 homes set to go under the hammer, which will be an all-time record for a Melbourne Saturday.
Saturday will present buyers with the biggest choice of homes since the pre-Easter 2016 Super Saturday when 1598 homes went under the hammer.
With more than 1000 homes up for auction next weekend, Sydney will have its second biggest weekend of the year.
"The market will be well and truly tested next weekend," Domain chief economist Dr Andrew Wilson said.
A total of $500 million worth of property was reported sold across Melbourne over the weekend, with Sydney buyers wagering around $300 million on their property outlays.
The national preliminary auction clearance rate sat below 70 percent, according to CoreLogic.
The combined capital cities returned a preliminary auction clearance rate of 69.4 per cent this weekend.
The trend towards softer auction market conditions has been led by the Sydney market, Kevin Brogan, the CoreLogic auction analyst said.
Auction volumes were similar week-on-week, with 2,471 properties taken to auction, compared to 2,525 last week.
This time last year a clearance rate of 78.1 per cent was recorded.
Melbourne had the priciest declared weekend sale across the nation when a Parkville terrace fetched $5.6 million.
It was the grand two storey home of architect Roger Wood, the co-founder of Wood Marsh, and his wife Shelley Lasica.
The <a href="https://www.realestate.com.au/property-house-vic-parkville-126461554" target="_blank" rel="noopener noreferrer">108 Park Drive</a> property, an 1880s charmer had a $3.8 million reserve with Nelson Alexander Carlton North agent Peter Stephens who told the Herald Sun four bidders pursued the three-bedroom house.
The couple paid $965,000 in 2002 before the renovation which included putting in a 12m-long wine cellar.
There was also a $6.56 million undisclosed sale in Hawthorn. The 10 Riversdale Court offering had three bidders, with just the two after it was announced on the market at $5.8 million.

Melbourne's 73.3 per cent success rate across 1,030 results remained the mainland's strongest market.
There were 1,224 properties taken to auction across the city, up from 1,223 last week when the final clearance rate was recorded at 73.2 per cent.
Over the same week last year, 1,377 auctions were held and a clearance rate of 80.6 per cent was recorded.
Sydney was host to 806 auctions this week with a preliminary clearance rate of 68.8 per cent, up from the final 63.3 per cent tally last week across 928 auctions.
One year ago, 897 auctions were held across Sydney and 82.6 per cent were successful.
The strongest of the 15 sub-regions were the Northern Beaches (83.1 per cent), Eastern Suburbs (78.4 per cent), City and Inner South (78.2 per cent) and North Sydney and Hornsby (74.4 per cent) regions. 
But the highest sale came from the Sutherland Shire when $5,020,000 <a href="https://www.realestate.com.au/property-house-nsw-burraneer-126473982" target="_blank" rel="noopener noreferrer">a Burraneer Bay waterfront</a> was sold.
It was a three bedroom home at 10 Wren Place.
Highlands Property Cronulla selling agent David Highland said there had been 80 inspections over the four week marketing campaign withy four contracts issued.
Canberra is closing in on Sydney's spot as the typically second strongest market.
Across Canberra, 72 homes were taken to auction this weekend. Preliminary results show a clearance rate of 68.3 per cent, down from 72.2 per cent the previous week. 
Canberra prices ranged between $478,000 at Bonner and $1.399 million in Turner.
The $478,000 sale was a three bedroom townhouse in the Motown complex at <a href="https://www.realestate.com.au/property-house-act-bonner-126599102" target="_blank" rel="noopener noreferrer">15/29 Muriel Stewart Cct</a>.
The <a href="https://www.realestate.com.au/property-townhouse-act-turner-126524470" target="_blank" rel="noopener noreferrer">1/12 Gould Street, Turner</a> triplex four bedroom townhouse offering had sold at 41 million in 2008.
The preliminary clearance rate in Brisbane this week rose to 51.5 per cent, from 46.1 per cent last week. Auction volumes were unchanged week-on-week with 171 homes taken to auction.
Brisbane's outskirts had the cheapest house sale when a three bedroom at Woodridge in Logan City was sold for $225,000.
The <a href="https://www.realestate.com.au/property-house-qld-woodridge-126498734" target="_blank" rel="noopener noreferrer">9 Claverton Street </a>offering had sold in 2014 at $229,000.
In Adelaide, a 66.1 per cent preliminary result was recorded this week across 147 auctions. Last week, 93 Adelaide auctions returned a clearance rate of 65.9 per cent for the city, while at the same time last year, 100 homes were taken to auction, with 71.3 per cent recording a successful result.
Adelaide sales included a sandstone and brick home that <a href="https://www.realestate.com.au/property/22-grant-ave-rose-park-sa-5067" target="_blank" rel="noopener noreferrer">fetched $1.146 million at Rose Park</a>.

Millers Point terraces sold for $18.7 million total

Preliminary auction volumes bounced higher after last week’s long weekend, according to CoreLogic’s latest report, however clearance rates remained below 70% everywhere except Melbourne.
Auction activity across the combined capital cities increased this week after last week’s grand final, school holidays and public holiday slowdown.
2,286 homes were taken to auction, returning a preliminary auction clearance rate of 68.1 per cent.

The national preliminary clearance was up from the 66.3 per cent of the prior weekend.
Melbourne was the only capital city to record a preliminary clearance rate in the 70s at 72.1 percent, while clearance rates across Sydney remained below 70 per cent for the eleventh consecutive week.
Compared to one year ago, clearance rates continue to track lower with final results from the corresponding week last year recording a 76.4 per cent clearance rate, while volumes were a similar 2,290.

The Inner region of Melbourne had the highest number of auctions this week (198), with a preliminary clearance rate of 65.3 per cent.

The North East region recorded the highest clearance rate with 78.4 per cent of the 152 auctions successful.
Sydney’s preliminary clearance rate this week was 67.2 per cent across 591 auction results.
There were a total of 800 auctions held across the city, increasing from the 607 auctions last week when 64.9 per cent cleared.
Over the corresponding week last year, a slightly lower 816 auctions were held across Sydney and a clearance rate of 79.8 per cent was recorded.
North Sydney and Hornsby hosted the most auctions of any Sydney sub-region this week, with 121 properties taken to auction.

There were 33 Perth auctions this week, with a preliminary clearance rate of 60 per cent.
Last week, 70 per cent of the 13 auctions held were successful.

National auction success rates softening as volumes bounces after long weekend break: CoreLogic

The long weekend saw significantly fewer auctions, according to CoreLogic’s latest report.
The property data firm says that the clearance rate held firm.
The combined capital cities saw significantly fewer auctions this week, with a total of 953 auctions held; the lower activity a result of most states being host to a long weekend as well as both the AFL and NRL grand finals taking place.
Despite lower auction volumes, clearance rates held firm, returning a preliminary result of 69.4 per cent, rising from the 66.2 per cent last week when final results saw volumes reach their highest level since May this year (2,782).

Melbourne was the main driver of the strong clearance, with a preliminary result just under 90 per cent.
Over the same week last year, activity was equally subdued, with 872 auctions held and 75.8 per cent successful.

Brisbane was the only capital city to see a rise in volumes week-on-week.
Melbourne saw the most significant drop in volumes this week, with only 118 auctions held.
With such a low volume of auctions held, the preliminary auction clearance rate bounced higher to reach 89.4 per cent, rising on last week’s 70.6 per cent across a much higher 1,361 auctions.
While one year ago, 114 auctions were held and an 87.2 per cent clearance rate were recorded.

The busiest sub-region this week was Melbourne’s West, despite the grand finals slowdown the region recorded a preliminary auction clearance rate of 92.0 per cent across the highest volume of auctions (32).
In Sydney, 597 auctions were held this week, down from 1,033 over the previous week, however higher than the 530 auctions held over the corresponding week last year.
The preliminary clearance rate of 69.1 per cent is up from the 65.9 per cent last week, and lower than the 82.5 per cent one year ago.

Across the Sydney sub-regions, the Northern Beaches region recorded the highest rate of clearance with 87.0 per cent of the 64 auctions clearing, while the Northern Sydney and Hornsby region held the most auctions (79).
Brisbane’s preliminary auction clearance rate this week was 48.3 per cent, down slightly from 48.7 per cent the week prior.
Auction volumes increased week-on-week, with 140 auctions held, up from the 126 last week and higher than the 115 one year ago when 43.8 per cent cleared.

Across the Gold Coast, 25.9 per cent of the 27 reported auctions were successful.
A total of 40 Adelaide homes were taken to auction this week, recording a preliminary auction clearance rate of 79.3 per cent across 29 results, up from 75.7 per cent over the same week last year when 45 auctions were held across the city.

In Perth, only 13 auctions were held this week, recording a preliminary clearance rate of 75.0 per cent across 8 results, which is higher than both last week’s result (28.2 per cent) and the clearance rate from one year ago (45.5 per cent), however volumes were lower this week.
Across Canberra a total of 44 auctions were held this week, compared to 86 last week and 49 at the same time last year. Canberra’s preliminary clearance rate of 75.7 per cent is higher than it was the previous week (67.9 per cent).
