A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Flow was the first of four luxury apartment developments delivered by Paul Gedoun's S&amp;S Projects at Rainbow Bay and was completed in 2023.

Positioned on the beachfront overlooking Snapper Rocks, the residence includes three bedrooms, three bathrooms, a powder room and views stretching north along the coastline towards Surfers Paradise.

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

"Flow Residences offers a rare combination of elevated beachfront positioning, architectural excellence, comprehensive resident amenity and premium finishes, which is exactly what discerning purchasers are seeking," Lambert said.

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

The long-planned transformation of Brisbane's historic Shafston Estate has taken another major step, with Capella Hotel Group announced as the luxury hospitality partner behind what will become Brisbane's first branded residences.

The project, to be known as Capella Residences Brisbane, is being delivered by Verso Projects at the landmark Kangaroo Point riverfront estate, with completion targeted for 2029.

The announcement follows a series of planning changes to the project over recent years. The site was originally approved in 2023 for a 15-level, 37-apartment development designed by Rothelowman for Burgundy Group before Verso Projects took over the 10,070 sqm riverfront holding and lodged revised plans with Kerry Hill Architects to increase the development to a 25-level tower with 51 apartments.

The latest announcement confirms Capella Hotel Group will bring its branded residential offering to the project, marking just the second Capella Residences development globally after Seoul, and the group's first branded residential project in Australia.

The <a href="https://www.apartments.com.au/new-apartments/23-castlebar-street-kangaroo-point-qld-4169">Castlebar Street development</a> will centre around the restoration of the heritage-listed Shafston House, one of Brisbane's oldest residences, originally constructed in 1851 by Reverend Robert Creyke as a single-storey cottage known as Ravenscott.

Capella said the project aligns with its focus on heritage-led developments, with the Brisbane estate combining the restored historic residence with a new luxury apartment tower and hospitality-inspired resident amenities.

Residents will have access to the Capella Living Room, a concierge-led communal space inspired by the group's luxury hotels, alongside landscaped gardens, six swimming pools, wellness and recreation facilities.

The broader estate will also include two riverfront homes, a six-berth private marina, porte cochère arrival experience, secure basement parking and a new section of public riverwalk along the Brisbane River frontage.

The heritage Postal Depot Building will also be retained and repurposed as a guest house, in line with the revised development plans.

The project represents another evolution for the site, which Kerry Hill Architects previously described as a rare opportunity to restore one of Brisbane's most significant heritage estates while creating a new benchmark for apartment living.

"The Shafston Estate provides a once-in-a-generation opportunity to restore one of Brisbane's finest heritage precincts and to reinstate residential use as a unique site perched on the edge of Kangaroo Point," Kerry Hill Architects said in its Urban Context Report accompanying the planning submission.

"The project will celebrate excellence in sub-tropical residential design, setting a new benchmark for vertical living in Brisbane."

Verso Projects, which now has an $8.5 billion development pipeline spanning more than 6,000 dwellings across apartments, townhouses, retail and commercial projects, said the partnership with Capella would elevate the development beyond a traditional residential project.

"We feel honoured to be restoring Shafston Estate to its former glory, elevating it to new heights of luxury and excellence underpinned by Capella's distinctive service ethos and design philosophy, and making it a standout landmark in Brisbane," Verso Projects CEO Steve Laffey said.

"By partnering with Capella, globally recognised for its refined approach to luxury hospitality and deep respect for cultural and historical context, we will elevate this project beyond a residential offering into a world-class destination."

Capella Hotel Group President Roland Fasel said Brisbane's emergence as a global city made it the right location for the company's Australian residential debut.

"Brisbane is a city on the cusp of something remarkable, and Capella Residences is our commitment to being part of that story," Fasel said.

"The Capella residential experience is more than luxury. It is about a sense of belonging to a place with deep meaning."

Private appointments have now opened for the project, with a display suite expected to open in late 2026 ahead of the planned 2029 completion.

Lewis Land's latest apartment release within its <a href="https://www.apartments.com.au/new-apartments/harbour-shores-biggera-waters-564-oxley-drive-biggera-waters-qld-4216">Harbour Shores</a> masterplan is targeting one of the Gold Coast's fastest-growing buyer groups, with almost a third of apartments at Solis priced below $1 million.

The seven-storey building at Biggera Waters will comprise 91 apartments, including 24 one-bedroom residences starting from $778,000, a price point Lewis Land says is aimed squarely at first home buyers struggling to enter the Gold Coast market.

"That's why 24 of the 91 apartments being delivered at Solis have been designed and priced for the city's next generation of homeowners, quality one-bedroom apartments, half of which include an additional multipurpose room to maximise space and flexibility.

"This approach places 30 per cent of apartments in Solis under $1 million, and with close proximity to Harbour Town's future light rail extension connecting residents to the city's major employment and knowledge hubs, it's a win for buyers looking to secure their first property."

Designed by BDA Architecture, Solis will deliver a mix of one, two and three-bedroom apartments, with residences ranging up to 232 sqm. Apartments feature generous balconies and contemporary finishes, while residents will have access to Harbour Shores' lagoon pool, clubhouse, tennis court, gym, yoga studio and sauna.

The focus on first home buyers resonated with purchaser Holly Humphreys, who said she and her boyfriend spent more than a year searching for their first property before shifting their attention from houses to apartments.

"We fell in love with the first house we bid on and got our hopes up, but after repeated knockbacks we learned not to get too attached," Humphreys said.

"We offered at the high end of price guides, but sales kept going even higher. That's where we really struggled and we needed to re-evaluate our budget and our expectations. Standalone houses were off the table, and we pivoted to apartments and townhouses."

Humphreys said it was encouraging to see developers recognising the growing demand from first home buyers.

"There's a growing number of young buyers looking to enter the market earlier because they understand that getting in now can make a real difference as prices continue to rise," she said.

"It's fantastic to see a developer recognise this and then actively take measures to deliver an apartment with us in mind."

Solis is the first development planned within the second stage of the Harbour Shores masterplan, with early works expected to commence in September 2026.

Lewis Land targets first home buyers at latest Harbour Shores release, Solis

Luxury apartment developer Abadeen has recorded $19.25 million in apartment sales across two of its Lower North Shore developments in the lead-up to the end of the financial year, headlined by the sale of a $6.75 million penthouse at <a href="https://www.apartments.com.au/buildings/koyo-crows-nest-5-rodborough-avenue-crows-nest-nsw-2065">KOYO in Crows Nest.</a>

The transactions also included the sale of a newly completed three-bedroom apartment at <a href="https://www.apartments.com.au/buildings/park-residences-cremorne-2-sutherland-street-cremorne-nsw-2090">Park Residences in Cremorne</a> for $6.35 million, with the residence selling shortly after the project's first public inspections following completion.

Abadeen Executive Chairman and Founder Justin Brown said buyer activity lifted noticeably in the lead-up to the end of the financial year.

"Buyers have become far more decisive over the past six months. The combination of improving confidence, limited supply and the ability to physically inspect completed residences is creating strong competition for premium apartments in the best locations."

Brown says the&nbsp;response to Park Residences following completion has been particularly strong.

"Buyers want certainty and are responding positively to the opportunity to walk through a finished product, inspect the quality firsthand and move in immediately," Brown suggested.

The City of Sydney has approved plans for <a href="https://www.apartments.com.au/developers/billbergia">Billbergia Group</a> and Metrics Credit Partners’ $3.5 billion Castlereagh Place project in the heart of the Sydney CBD

The towers will be among the tallest in <a href="https://www.apartments.com.au/developments/sydney-nsw-2000">Sydney</a>'s CBD, with more floors than any other residential tower in the city.&nbsp;

The 6,000 sqm site was acquired by the joint venture partners in 2024. It is the largest amalgamated land parcel in the Sydney CBD and comprises eight individual sites fronting Castlereagh, Pitt and Liverpool Streets.&nbsp;

<a href="https://www.apartments.com.au/new-apartments/castlereagh-place-sydney-324-348-pitt-street-sydney-nsw-2000">Castlereagh Place</a> will transform an underutilised city block into a landmark mixed-use destination, anchored by two 82-storey towers comprising 607 luxury residences above an 8-level podium housing a 209-room luxury hotel. Signature design elements from the original scheme remain unchanged, while the public domain has been significantly enhanced, delivering 60 per cent more open-to-sky space.

Pedestrian access will also be enhanced through new laneways linking Pitt, Liverpool and Castlereagh Streets, drawing people into a new civic park with outdoor seating, landscaping and integrated public art.

With activated laneways supported by strong hospitality offerings, Castlereagh Place is tipped to become a vibrant new dining destination in the heart of Sydney’s CBD.

Footscray's 501 Reception Centre offered for sale

Strong competition for a commercial freehold building located within the Footscray Activity Centre has sold for $800,000 above the reserve price.
Four bidders chased the property, at 202-208 Nicholson Street and 37 Albert Street, before it fell under the auctioneers hammer for $5.8 million.
The property encompasses a large land site of about 2,639 square metres with dual 24 metre- plus frontages to Nicholson and Albert Streets.
It features a two-storey commercial office freehold of about 2,706 square metres which includes four ground floor retail showrooms and first floor commercial office accommodation. The property is leased to established tenants with an estimated net rental of $490,000 per annum, which reflected an initial yield of 8.5% to the purchaser.

Footscray commercial freehold building sells for $800,000 above reserve price

The latest incarnation of Footscray station is starting to take shape as the Regional Rail Link upgrade works steam along towards an early 2015 completion date. It looks amazing - proof that rail infrastructure can look stylish as well as be functional. Traditionally dark and dingy and a hangout for gangs and junkies, it's now a modern, stylish beacon that the residents of Footscray can be proud of.

This is technically the second upgrade in the last four years.

In 2009 the shops on the station side of Irving St were removed, and a new bridge erected, the bulk of which remains today. Almost as soon as the upgrade was complete, the Regional Rail Link was announced requiring two extra platforms to be added to the existing four. As a consequence, the bridge was lengthened, whilst all the stairs leading to the platforms were removed and replaced with a combination of escalators, ramps and new stairs.

The leaking bridge tunnel roof was patched up, and a new concourse and ticket office has been built at the Irving St entrance. The new platform 1 building's colour scheme and form looks bold and modern whilst remaining respectful of the original buildings on platforms 2/3 and 4/5. A major bus interchange will run the length of Irving St, whilst an already upgraded tram terminus is located across the road on the corner of Leeds St.

Complimenting the new station development is the construction of Footscray's first real skyscraper. An office tower built on the adjoining McNab Avenue precinct, it will house the government departments of State Trustees and City West Water bringing many welcome jobs to Footscray.

Two future residential towers are also planned for the precinct with some cafes/basic retail adding some street level activation. The State Trustees tower is close to completion and makes for a stunning backdrop giving commuters approaching the area an impression of a fast rejuvenating Footscray.

Whilst the removal of the shops was controversial, it added some much needed light and open feel to the area. However one trader has survived - the ubiquitous and world famous Olympic Doughnuts. South East Asia may have fried crickets, New York may have cronuts, but Footscray has jam doughnuts to die for, an institution in the West for over 30 years.

So when it faced the prospect of eviction during the station works, the Regional Rail Link project team moved swiftly to accommodate them, thus saving themselves from the prospect of a riot on their hands. Given the roaring trade the little doughnut van does every day, it was a smart move indeed.

So when the station upgrade is complete, and Regional Rail Link trains start flowing through, I highly recommend you come down and check it out. Projects like this can transform the face of a suburb, and go a long way to changing the negative perceptions it may have.

Come to admire the station design, but stay for the doughnuts!

Footscray Station update - Where's the doughnuts?

The <a href="/developments/footscray-vic-3011">Footscray</a> development scene is at present an interesting beast. Full of promise and potential yet short on results, Footscray - one would think - will eventually mirror <a href="/developments/south-yarra-vic-3141">South Yarra</a> in fully embracing to the high-rise model.

Indeed just like South Yarra&#39;s successful <a href="http://www.stonnington.vic.gov.au/residents-and-services/planning/strategic-planning-projects/forrest-hill-precinct-south-yarra---streetscape-masterplan/">Forrest Hill Precinct</a>, Footscray has the <a href="http://www.maribyrnong.vic.gov.au/Page/Page.aspx?Page_id=2220">Joseph Road Precinct</a> which in due course will host dozens of apartment towers (a number of which have been approved to 30 levels), eventually making an indelible mark upon Melbourne&#39;s skyline. <a href="/buildings/victoria-square-8-hopkins-street-footscray">8 Hopkins Street</a>, <a href="/new-apartments/12-moreland-street-footscray">10 Moreland Street</a> and <a href="/buildings/liberty-one-1-warde-street-footscray">1 Warde</a><a href="/buildings/boat-house-2-joseph-road-footscray"> Street</a> are just a sample of what is in store for the Joseph Road Precinct, yet to date little has materialised by way of construction. Sites 8 Hopkins Street with potentially 795 apartments and <a href="/buildings/riverina-22-hopkins-street-footscray">18 Hopkins Street</a> which carries approval for 1000 apartments have yet to gain buyers even though both sites have been on the market for some time, while other projects have seemingly vanished post approval.

Hopkins Street precinct is not alone with multiple other sites congregating around the soon to be completed Footscray Station revamp gearing up for a high-rise rebirth, although only two major projects are currently under construction at <a href="http://18albert.com/">18 Albert Street</a> and <a href="http://www.footscraylife.com.au/2012/08/the-development-of-mcnab-avenue-footscray/">1 Mc Nab Avenue</a>.

If only a true &#39;gateway&#39; site were available and consequently developed that would announce to one and all the worth of Footscray in a design sense, while also heralding a new high-rise chapter for the locality. Well that site exists at 69-73 Hopkins Street with the scheme above which seeing a large residential building covering the triangular 2241 square metre site, currently the home of Footscray Market. Consider the parcel of land most capable of holding a tall skyscraper and fronting Footscray Station plus Footscray&#39;s main intersection if traveling by road from <a href="/developments/melbourne-vic">Melbourne&#39;s CBD</a>, the site fits the bill.

In the past 69-73 Hopkins Street has been subject to an expressions of interest campaign with the above design paraded as part of the marketing material. Also visible on construction firm <a href="/developers/multifield-group">Multifield Group</a>&#39;s webpage, the 29 level twisting design gives a fair indication as to what can be expected at some point down the track, yet with its hopelessly inactive podium and heavy use of precast panels it&#39;s not quite the stupendous statement worthy of such a site.

Enter a sinuous and stunning concept named The Wave Footscray. Very little is known about the scheme - released late 2012 and potentially nothing more than an expression of the creators skill, it matters little for The Wave is precisely the quality of functional design that should be encouraged for this particular site. Characterised by sweeping curves and outdoor terraces, the lower floors and podium rooftop near mimic Vivo City Singapore in both aesthetics and function, with the inclusion of a water feature and treed landscapes.

While the podium would house a rejuvenated Footscray Market, the tower would carry retail space, parking facilities, a gym and commercial space. With a rooftop green area and LED lighting the complex covers the basics - immaculate design, heavy activation to all frontages, multiple uses attracting a varied custom and green initiatives. Team The Wave Footscray with <a href="/architects/point-architects">Point Architects&#39;</a> concept for a <a href="http://www.pointarchitects.com.au/apartments/irving-st-footscray/">green apartment tower</a> abutting the The Wave at Irving Street and Leeds Street and that would make for an impressive one-two design punch!

In due course many apartment buildings and commercial towers will appear throughout Footscray with vast numbers of new residents and workers to follow, my only wish is that a high calibre project such as The Wave Footscray would lead the charge.

The Wave Footscray - yes please!

A closer look today at one of the ever increasing number of planning applications that eventually intend to call the Joseph Road Precinct of Footscray home. 1 Warde Street was submitted to state government body DPCD last year for approval, although as yet no planning decision has been revealed. Devised by <a href="http://elenbergfraser.com/#!/" target="_blank">Elenberg Fraser</a> for burgeoning property developers Urban Inc, and with the working name Romeo and Juliet, 1 Warde Street is already visible on <a href="http://urbaninc.com.au/pages/ajax/places/romeo-and-juliet#" target="_blank">Urban Inc's website</a> and forms part of the developers intended future development stock.

Located well back within the Joseph Street Precinct, 1 Warde Street's 2181sqm site would be hemmed in by the already approved <a href="/new-apartments/12-moreland-street-footscray" target="_blank">10 Moreland Street </a>development to the east, and the Footscray rail reserve to the west. Stage One is the smaller, 19 level tower whilst the taller Stage Two would match its intended neighbour at 26 levels, thereby not exceeding a height transition line as seen below.

As per the submission, 1 Warde Street would contain 311 apartments over two towers which when completed would appear as one solid structure. 263 car parking spaces would be available over five levels, as would be 211 bicycle bays. Overall height of the buildings would round out at 63m and 84m respectively, with Stage 1 including 140 apartments whilst the taller Stage 2 allows for 171 residential dwellings. All apartments will be a choice of one and two bedroom options.

Both rooftops would include useable areas for residents with stage 1 incorporating communal indoor and outdoor lounges, sundecks, landscaping, kitchen and a barbeque area. Stage 2 holds an altogether similar layout with the exception being a gym incorporated into the facility, offering excellent views.

Double level SOHO commercial spaces will be available at ground fronting either Warde Street or Neilson Place, as will apartments, a dedicated restaurant space and an 84sqm cafe. These retail spaces will front an intended public park directly west of the proposed development.

Heavily resembling Elenberg Fraser's previous project <a href="http://elenbergfraser.com/#!/project/clara" target="_blank">Clara</a>, 1 Warde Street's podium is designed to mimic an "Eroded, porous, inhabited base. It provides a continuous streetscape and an urban scale to Warde Street." Conversely the tower element has incorporated a number of vertical elements, with Elenberg Fraser describing the tower as "A light crystalline cluster of volumes. It introduces verticality above the podium level and provides articulated surfaces that structure the built form."

Bombastic language aside, the architects aim is to create two contrasting elements, they being the podium and tower. Particularly pleasing is the use of greenery over the carpark levels. Not only does the greenery hide the inactive perforated metal screens, it ties in nicely with the intended park greenery of the immediate area.

As expected, Maribyrnong City Council have voiced opposition over a number of issues relating to this application. 1 Warde Street has failed to gain support from City of Maribyrnong based on the following factors.

<ul>
<li>The proposal significantly exceeds the 12 storey height limit allowed under local policy</li>
	<li>The proposal fails to provide an appropriate land use mix, with recreation and community uses lacking in particular</li>
	<li>The proposal fails to provide diversity in housing choice</li>
	<li>Overshadowing issues</li>
	<li>Unacceptable internal amenity for occupants due to wind impacts</li>
	<li>Insufficient carparking provisions</li>
</ul>
Whilst Council have submitted the above injections, they have also requested that upon gaining approval (in whatever form that may be) via DPCD, a Development Contribution of $900 per dwelling be imposed, which is higher than what has been allowed for in the planning application.

Whereas a number of planning applications in the Joseph Road Precinct have been put forward by non-developers seeking to sell their land parcel with planning approval in place, 1 Warde Street may well be the first development to break ground. Working on the assumption that 1 Warde Street will eventually gain planning approval from DPCD, its likely Urban Inc as a property developer will see this application through to fruition.

Planning Application > 1 Warde Street, Footscray

A company associated with <a href="http://www.littleprojects.com.au/" target="_blank">Little Projects</a> is awaiting a planning decision from Minister Guy's department for a large residential complex on the banks of the Maribyrnong River. Located within the currently vacant <a href="http://www.maribyrnong.vic.gov.au/Page/Page.aspx?Page_id=2220" target="_blank">Joseph Road Precinct</a> that is earmarked for intensive redevelopment, Devcorp (Vic) Pty Ltd is the applicant for the subject site, 2 Hopkins Street Footscray. Whilst City of Maribyrnong have voiced their opposition to the scheme and called for improved planning controls for the precinct, ultimate responsibility rests with state planning body DPCD.
Considered the precinct's most important site due to its proximity to Maribyrnong River, <a href="http://www.plusarchitecture.com.au/" target="_blank">Plus Architecture</a> have subsequently incorporated a large tranche of open space slicing through the middle of the site, allowing future residents living deeper within the precinct direct access to the Maribyrnong River's bank and facilities.

The scheme calls for four distinctive buildings of 16, 18, 20 and 25 levels holding a total 774 apartments. Of those 278 will be one bedroom, 496 two bedroom with no 3 bedroom or penthouse apartments available. Above ground podiums will accomodate 759 car parking bays (including 50 visitor parking spaces), 277 bicycle spaces while each apartment also receives at least one storage cage.
Intended building heights range between 50 and 82 meters. The tallest tower would sit to the site's north-west corner while a distinctive angular glass tower would front Hopkins Street and the Maribyrnong River, thereby becoming the most visible of all proposed buildings in the precinct if travelling in a westerly direction via Dynon Road.

1315sqm of commercial space is expected to be split over two buildings, they being the two towers located closest to Hopkins Street. In this way retail street activation is maximised along the future Maribyrnong Street and extended Warde Street junction. Active frontages are also designed into the lower levels of all buildings fronting Maribyrnong River.
Having both Warde Street and Neilson Place extensions traverse the site will have a two-pronged effect. The public realm would be clearly defined with direct Maribyrnong River Trail and park access through the site, furthermore these pedestrian thoroughfares would physically divide the site into three parcels, allowing a staged development if the developer so wishes.

Maribyrnong City Council have voiced their opposition toward 2 Hopkins Street in its submitted form, stating "The proposal raises significant issues with respect to inappropriate built form, limited mix of uses, non-compliance with State and Local Planning Policies and impact on the Maribyrnong River."
Maribyrnong City Council have also included the following issues which led to their opposing this scheme;
<ul>
<li>
		request the Developer Contribution Payment increase from $450 to $900 per dwelling</li>
	<li>
		an inadequate mix of uses, in particular employment generating uses and fails to contribute to housing diversity</li>
	<li>
		lack of adequate parking on site for visitors/patrons. Scheme doesn't take parking needs of entire precinct into account</li>
	<li>
		noted overshadowing concerns, see below the expected shadow 2pm, September 22nd (equinox)</li>
</ul>

Submitted during October 2012, no decision has been given by DPCD planning officials. Further the application is now listed as deferred on the State Planning Permit Register, pointing to the possibility that 2 Hopkins Street may well have found itself in limbo for the immediate future.
