<a href="https://www.apartments.com.au/developers/sunland-group">Sunland Group</a> has officially lodged plans for its first Gold Coast apartment project since the departure of the Abedian family from the company three years ago, unveiling a new high-rise proposal for a prominent Broadbeach corner site on Old Burleigh Road.

The application was submitted by an entity directed by Tom Jamieson, stepson of longtime Sunland leader Soheil Abedian, and Riaz Rezvanipour, brother-in-law of Sahba Abedian, Soheil’s son.

Sunland acquired the 1,283 sqm site on the corner of Old Burleigh Road and Armrick Avenue for $9.5 million late last year and is now seeking approval for a <a href="https://www.apartments.com.au/new-apartments/99-101-old-burleigh-road-broadbeach-qld-4218">42-storey tower with 81 apartments</a>.

Designed by <a href="https://www.apartments.com.au/architects/contreras-earl-architecture">Contreras Earl Architecture</a>, the proposed tower at 99-101 Old Burleigh Road would deliver a predominantly larger-format apartment mix aimed at the owner-occupier market. Plans include 17 two-bedroom apartments, 55 three-bedroom apartments, and nine four-bedroom residences across 35 residential levels.

The development also incorporates three basement levels, four podium parking levels, two levels of communal recreation facilities, and rooftop plant and equipment. A total of 189 car spaces are proposed, significantly exceeding the 90 spaces required under the planning scheme.

The architecture adopts a sculpted, curvilinear form, with deep wraparound balconies and integrated landscaping intended to soften the tower’s vertical expression. The planning report states the building’s “slender footprint/form provides a complimentary yet varied built form within the local streetscape” and contributes to “a varied, yet ordered skyline.”

Contreras Earl noted in its Architectural Statement that from the early stages, the project addressed a fundamental challenge: how to accommodate the required residential yield while avoiding the conventional model of a tower sitting on a rigid, fully resolved parking podium.

“The most direct response would have been to consolidate parking into a singular, flat podium and extrude a repetitive tower above,” the statement said. “While efficient, this approach would result in a consolidated built form with limited engagement with the surrounding landscape and public realm.”

Instead, the conventional podium model was “deliberately rejected”. The architects described the base of the building as “a landscaped architectural condition where structure, planting and circulation are integrated”.

“Rather than presenting a continuous built mass, the base of the building is articulated through a series of concrete planter elements that organise the podium into a fragmented system,” the statement said. “This approach reduces the perceived bulk of the lower levels while establishing a more permeable interface with the streetscape and adjacent open space.”

The site sits within the High Density Residential Zone and inside the City of Gold Coast’s unrestricted “HX” building height area, where the planning framework anticipates intensified residential development tied to the expanding light rail corridor. The planning report notes the area is undergoing “transition toward more intense development forms” given its proximity to Broadbeach, Surfers Paradise, and high-frequency public transport infrastructure.

Positioned directly opposite Broadbeach Park and within walking distance of Florida Gardens light rail station, the development would sit among a rapidly evolving stretch of Old Burleigh Road that has become one of the Gold Coast’s most active apartment development corridors.

The application joins a growing pipeline of luxury residential projects reshaping Broadbeach, including nearby developments by 5Point Projects, Polycell, and Graya.

The planning report argues the project contributes toward the Gold Coast’s long-term housing targets under the South East Queensland Regional Plan, which forecasts the need for more than 100,000 additional high-rise dwellings across the city by 2046.

First look: Sunland Group returns to Broadbeach new apartment market with new Old Burleigh Road tower plans

The Minns Labor Government has established the new Bays West Delivery Authority to lead the development&nbsp;of the Bays West Precinct and Blackwattle Bay Precinct.&nbsp;

The Authority is charged with creating Sydney’s newest precinct, a thriving, connected, sustainable hub with White Bay Power Station as its cultural heart. Its vision is to build on the area’s natural, cultural and industrial history to shape a vibrant new neighbourhood.

The precinct will deliver up to 8,500 well-located homes, including a minimum of 10 per cent affordable and essential worker homes. Combine new housing with public open space, opening public access to the waterfront for the first time in more than 100 years, while retaining important deep-water facilities to support Sydney’s working harbour.

Located just minutes from the Sydney CBD and connected to a world-class metro, ferry, walking and cycling links, the Bays West precinct will rebalance housing growth towards well-serviced inner-city locations and help tackle the state’s housing crisis.

The Bays West Delivery Authority,&nbsp;an agency of the Department of Planning, Housing and Infrastructure, will report to the NSW Minister for Lands and Property who already has oversight of major precinct renewal projects including at Blackwattle Bay and Barangaroo.

As part of the broader Bays West transformation, the Minns Government recently announced that a proposal from Lendlease to redevelop part of the Bays West Precinct has progressed to Stage 2 of the NSW Government’s unsolicited proposals process.

The Minns Labor Government has also confirmed the Bays West precinct will have a new suburb name. This will be the first major suburb built in close proximity to Sydney’s CBD in decades and will encompass the area currently being referred to as Bays West, including Glebe Island and the White Bay Power Station. Served by a new Metro station just five minutes from the CBD, it will become one of the most populous suburbs in the Inner West and one of Sydney’s premier cultural destinations.

An early works program is taking shape, which&nbsp;includes the first stages of an international design competition.&nbsp;

The aim of the Bays West&nbsp;International&nbsp;Design Competition is to&nbsp;ensure design excellence is embedded in the project from the start. The competition will deliver an&nbsp;urban framework that defines the character, ambition and long-term identity of&nbsp;this&nbsp;former industrial precinct as it transitions to a vibrant, inclusive and sustainable residential&nbsp;neighbourhood.

The competition will be led by the Bays West Delivery Authority in partnership with Government Architect NSW.&nbsp;

It will launch with an invitation for a global Expressions of Interest, before moving to an invitation-only stage that will be assessed by a panel that&nbsp;will provide advice to Cabinet who will select a winner.

Premier of NSW, Chris Minns said the establishment of the new Authority is the first step in transforming the Bays West precinct into a vibrant, livable suburb minutes from the Sydney CBD and two stops from Hunter St Station on the Metro West line.

“The Authority will deliver well-located homes close to the heart of the city and integrate the new precinct with Blackwattle Bay and the new Sydney Fish Market.

“This is a generational opportunity to build a new suburb on the city’s edge and open the harbour foreshore to the public for the first time in a century.”&nbsp;

Minister for Lands and Property Steve Kamper said the new Bays West Delivery Authority established by the Minns Government will turbocharge the development of Sydney’s newest suburb.

“The Authority is working at a record pace to deliver an international design competition, planning pathways and a financial model so that this development benefits Sydney with well-designed homes in a central location, close to public transport, jobs, entertainment and essential services.

“If we want Sydney to stay liveable and affordable, we need to be bold about using underutilised government-owned land to deliver homes for the future while making sure essential working harbour functions can be accommodated.”

Bays West Delivery Authority established to "turbocharge" Sydney’s newest suburb

Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

400 new homes planned for Adelaide's former West End Brewery site

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Cavcorp unveils wellness-focused Teneriffe House and Teneriffe Lane apartment buildings

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

Proposed are 63 new dwellings, a wide ranging mix of studio, one-, two-, and three-bedroom apartments, and townhouses and duplexes. They will be spread across a part-three, part-eight storey building.

The Planning and Urban Context Report by Tract says the development is of an "exemplary architectural standard" and has been carefully crafted by SJB Architects.

"Dwellings&nbsp;will benefit from excellent access to natural light, cross-ventilation opportunities and extensive communal space," the report noted.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.

Buying a property for a discount provides a buffer should you be required to sell in the future. Knowing how to negotiate carefully with the real estate agent or vendor so that you can secure yourself the best deal is important.
As a first time buyer you're likely inexperienced with property negotiation - so it makes sense to consider a buyer's advocate, or buyer's agent, for this step. If, however, you are not electing to use an expert for this stage then you need to arm yourself with as much information as possible.
Many experts will explain that it's largely about coming up with your "ending" figure, or the amount you are willing to pay, and then working from a "starting" figure to this point.
For instance, if you are buying a property that you want to spend $700,000 on, and the vendor is asking $720,000, it might just be worth offering $680,000 and staggering upwards. Starting low will also ensure that the expectations of the vendor, particularly in a soft market, are brought down to the level where you want them to be.
Here are seven steps to get you started:

Know your market inside out If you don't know what the property is worth, you run the risk of overpaying from the get go. If you don't know whether the market is hot and demand is going crazy for the type of home you are looking at, you run the risk of irritating a vendor who will just go to the next buyer. Make sure you negotiate harder in softer markets where buyer interest is at a low, rather than playing hard ball in hot and fast moving areas where you'll be wanting to be just as quick with offers. Be realistic about the market. You may want to have a look at statistics such as vendor discounting and days on market to get an idea of what type of an area you are buying into. Their job is to assist the vendor. <a href="/news/real-estate-agents-presenting-inappropriate-comparables">Do not trust them to provide you the most accurate comparables</a> or data to assist. Know how much you can afford Don't be offering blind. Have finance pre-approval and a good idea about what you are able to borrow, as well as a clear understanding of your personal capacity to buy. Don't leave yourself in an uncomfortable spot while negotiating due to a lack of preparation. You can also use this to your advantage - by telling the real estate agent that finance will only allow you to borrow up to a certain amount, they are less likely to push you to prices you do not want to go to (remember that you do not have to tell them your true borrowing capacity). Don't put all your cards on the table If you're willing to go a little higher, but have a feeling the vendor is close to breaking point, then make sure you don't give any further suggestion to the real estate agent that you'd be willing to spend that extra $20,000 or so.  You may also want to push the "This is as much as I can possibly spend" line, as well as falling back to the finance suggestion above. A good example of this was from an auction attended by Property Observer where we see the buyers play pretty hard to not increase their offer by saying "this is our final amount". Note how skilfully the agent coaxes them into revealing their hand, and how he presents the vendors thoughts in a positive way. Befriending silence and not rushing to fill it can be an important skill that you'll want to make the most of as well - do not be coaxed into letting yourself reveal important details.

Do not assume that price is everything to everyone You might be able to knock down the price by offering different terms and conditions. Desperate vendors might be willing to take a lower amount provided they can have a longer or shorter settlement or similar. Find out what is important to the vendor - and find out as much about them as possible. Sometimes Googling or doing an RP Data search on the property can be revealing. However, remember that just because the property has been on the market for a long time, it doesn't necessarily mean that the vendor is desperate - sometimes the exact opposite can apply. For instance, you may provide their asking price but with strict terms and conditions favourable to you, while offering less for the settlement period that they want.

Provide reasons for lower offers If you think that you can offer less than a property is expected to sell for and get a positive response, you'd be wrong. Sometimes justification is a powerful thing. Use comparables that you think fit your case better than those presented by the agent (which are almost guaranteed to be comparables in the favour of the vendor). Remember to use your handy building and pest inspection, anything that needs to be fixed can arguably come off of the price you pay. For instance, wHeregroup's Todd Hunter has told Property Observer that he uses details such as gardening that needs to be done, taps that need to be fixed and similar to present his case for a discount or to get the property in a better condition when he does purchase.

Before you’ve found your dream home, start looking for your dream mortgage. Without finance, there's no purchase - so make sure you get it right.
Choosing your first home loan
Fixed or variable? Packaged or unpackaged? A big lender or a small one?
To pick your home loan, there are three main things to think about:

To navigate the myriad mortgage products on the market, you need to have your priorities clear. It's rare that one deal will be clearly better than all the others - instead, it's all about what's best for you.
You may be after low ongoing fees. Perhaps security against future rate hikes may appeal to you, or maybe you're more interested in capitalising on the next rate cut.
Firstly, remember that a mortgage is a long term commitment. It's incredibly unlikely that your life circumstances will stay constant over your entire mortgage term. Think realistically about how your life might change over the next five or 10 years - you might have ongoing health concerns that will make rate repayments harder, or go from a double income household to a single one. A new addition to the family will seriously change your finances, as will a career change.
Figuring out your priorities doesn't just mean figuring out your priorities for today. It means figuring out what your priorities will be a decade down the track.
With a variable loan, your interest rate will change each month, according to how your bank responds to changes in the Reserve Bank's overnight cash rate. With a fixed loan, you lock in a single rate for a set number of years - anywhere between two and 10. Your choice will be in large part informed by your personality and your priorities - some are more comfortable with variance than others.
As <a href="/expert-insights/finance/weighing-up-fixed-vs-variable-interest-rates-mark-bouris">Mark Bouris writes</a>, both fixed and variable options come with their own risks. Pick a variable loan, and you'll be paying more when the Reserve Bank increases the cash rate. Go with fixed, and you'll miss out on any rate cuts.
While nobody knows for sure which way rates will move, we're currently at a record low cash rate of 2.5%. For some, this <a href="/expert-insights/finance/analysis-is-it-worth-fixing-your-home-loan">means that fixing is a better option</a>, financially speaking, as many expect the only way for rates to move is up. Fixed products will also make it easier for you to budget, as you'll know exactly how much money you need to put towards your mortgage each month.
However, <a href="/expert-insights/finance/variable-rates-remain-the-loan-product-of-choice">75.34% of all home loans written up in June</a> were variable, perhaps due to the generally lower rates offered on variable loans than fixed ones.
And of course, it's not just the rate that matters, but the product and the bank's conditions. Often, fixed rate loans do not allow you to make extra repayments on the months that you have a bit of spare cash, or will charge you a fee to do so. You may also face a "break fee" if you sell your house before the end of the term and repay the entire loan, or if you change your loan.
The Consumer Action Law Centre recommends that borrowers <a href="/expert-insights/buying/consider-opt-out-costs-when-getting-a-loan-consumer-action-law-centre">consider their opt out fees upfront</a>, rather than waiting until your circumstances change.
There's also the option to split your loan type, with a partially fixed loan. For example, if you know your budget is generally likely to be tight but that you occasionally get substantial injections of cash, from bonuses or short term contract work, you may want to choose a 50% variable and 50% fixed loan which limits your exposure to future rate hikes but still allows you to make extra repayments occasionally.

<li>What are some difficult deals you've pulled off? Your mortgage broker should be open and honest about their previous dealings - remember, they're there to help you, so make sure you're going with someone with experience and confidence.</li>

Knowing what you can afford
A large part of picking the right home loan is about knowing what you can afford. You might have saved up enough to make a 10% deposit on a $500,000 home, but that doesn't mean you can afford to make the monthly repayments on a $450,000 loan. <li>Selling or renting If you absolutely can't continue to repay your home, you may have to consider selling your property to pay off your loan. This is a long term fix, with its own major costs. You may also face extra fees for breaking your loan contract early. If you have alternative accommodation available - a parent's house, for example, you may consider moving back there temporarily and renting out your house. Again, this comes with its own costs, like the expense associated with hiring a property manager.

<li>Seek help If you run into financial trouble, you're not on your own. There are free and low cost services available to help those under financial stress, like financial counsellors and legal advisors.</li>

If you were buying to escape your parent’s house, or the irritating situation of renting and being unable to paint your walls or have a pet, then it’s unlikely buying an investment property will suit your goals. If, however, you are looking to buy for primarily financial reasons – rather than for lifestyle reasons – then asking yourself whether an investment property is a good option is a fair question.
While all properties should be treated with careful planning, and considered as a financial decision, it's worth noting that ignoring the "owner occupier" aspect of buying opens up many locations and opportunities across the country to consider where to place your money.

Owning your own home, investing later 
Pro: The security of not being asked to leave after six months of tenancy.
Pro: You can personalise the space you live in and have greater freedom to decorate.
Con: You cannot claim any of the tax benefits of living in your own home unless...
Pro: You rent out bedrooms to a boarder, entitling you to apportioned tax deductible expenses (effectively making your own home partially an investment property).
Pro: The advantage of being able to live in the area/suburb/street where you want to be. Renters are often at the mercy of accepting less than their ideal locale.

Investing while renting 
Pro: Cash flow month to month - it's easily considerably cheaper to split bills and rent rate.
Pro: Probably the biggest one – you free up cash flow to save harder for a deposit on an investment property.
Pro: Many options exist within this: couples moving in together to split costs; friends can flat or house share to split costs; or simply living with parents and paying a little board can keep costs down.
Con: Insecurity of long-term tenancy. Owners can sell/move back in/even demolish the property you're renting.
Con: Costs aren't fixed; leases tend to hike up in rent at the end of one lease and the start of another one.
Con: Depending on whom you're living with, the challenge of personality clashes or inconvenient lifestyle issues with accommodation sharers.
Con: Lack of freedom in personalising your home.
LIFESTYLE AND CIRCUMSTANCE
This part is largely personal.
Renting doesn’t suit everyone – particularly if you do not want to be forced to move at the end of your lease agreement. There are thousands of gripes that tenants have with their landlords and property managers. Many of us would love to be able to paint our walls, buy a pet or just not put up with inspections.
If you’ve come to the end of your tether, and that is why the property market is looking attractive, it seems that buying a home is for you.
However, if you are not sure about what the next seven to 10 years holds for you (how many of us really are), then renting might suit perfectly. Herein lies a lifestyle debate that sees many retain their tenant status. You might not know what you want to live in down the track – perhaps your lifestyle will change, you may have children or you’ll need to move for work. Remaining flexible, by renting, may be the best solution for you – particularly bearing in mind hefty in/out costs when it comes to transacting property.
Lifestyle is also heavily affected by affordability.

AFFORDABILITY LEVEL AND LOCATION
Let’s be honest – affordability is largely about location. If you can’t afford to buy in the location you’re renting in and that you love, then you will be required to look elsewhere. Similarly, growth might be forthcoming elsewhere than in your current city – for instance, Sydney has recently gone through a cycle and it’s debatable as to the levels of growth still expected over the year (although recent estimates have suggested 10% growth to come).
Do you actually want to live where you can afford to buy? If you love your current location (for instance, some upcoming first time buyers we know of cannot contemplate not living in Melbourne’s <a href="/news">Prahran</a> or in Sydney’s <a href="/news">Newtown</a> or <a href="/news">Glebe</a>) and can’t afford to buy there, but still want to be getting onto the property ladder… well, it might make sense to retain your current lifestyle and hold an investment property elsewhere.
If your budget is $350,000, not a huge amount given the median prices of our capital cities, and you live and work in, say, Sydney CBD – then it might be worth looking to see what the regional areas can offer up at your budget.
It may even be worth looking interstate.
Choosing an investment property and location means that you can get onto the property ladder, while remaining in the same area, and potentially choose something that is neutrally geared, or close to it. This essentially means you will be paying out minimally each month.
Compareyour rent to the mortgage repayments you would have if you were buying a home, as well as the investment property required pay-out. It’s worth considering which is the most viable for you.
In some areas it’s cheaper to buy than rent, based on repayments. Don’t forget that there are other costs you need to be paying as well (for instance, council rates or strata) that often make this not strictly true.
Even so, not every area is lucky enough to fall onto the list.
Similarly, investing in property allows some significant tax breaks – particularly if you are on a higher income. Things like depreciation can be claimed, as can your property-related expenses. While it<a href="/expert-insights/finance/negative-gearing-is-not-the-way-forward-kevin-lee"> is never worth investing in property for a tax break</a>, it does affect your overall bottom line and should be factored into the equation. You also want to consider the future effect of capital gains tax.
If renting a room as a single in a lower-cost area, you can significantly keep your own costs down. Having a home is going to be a pricey enterprise.
FIRST HOME BUYER GRANTS
The government doesn’t give out a huge number of handouts to those looking to buy property; however first home buyers are often in luck.
Some states and territories require you to live in the property for a period of time. Others say that buying an investment doesn’t affect your ability to get the grant in future, provided you don’t live in it.
Be clear on the rules to ensure you’re not missing your personal benefits by buying an investment property. If you are, then weigh up the lost opportunity.
MATURITY
Let’s be frank. You won’t hear this point much, but if you become an investment property owner – and therefore a landlord – you’re going to need to be able to handle a group of professionals. You will need the maturity and sensitivity to deal with tenants. These may be model tenants but, as we’re all human, there is always the possibility of them causing damage. If you can’t handle this – and it’s regardless of age – then you’re unlikely to be suited to a lifetime of landlording.
It’s also about being in the right frame of mind to invest over buying a home. Investing is about leaving emotion out of the picture and potentially buying something ugly, or in an area you do not personally deem charming, to secure future growth.
You are likely also going to need to hold onto this property for a period of time. How will it affect your future plans?

A home or an investment property: Which do you choose?

A mortgage broker network claims that allowing first home buyers to dip into their superannuation to make a deposit on their nome could benefit the housing finance and superannuation markets.
A number of industry bodies have supported Independent Senator Nick Xenophon's proposal to change restrictions surrounding superannuation access for first home buyers, <a href="/expert-insights/buying/time-to-allow-first-home-buyers-access-to-superannuation-hia">including the Housing Institute of Australia</a> (HIA).
According to 1300HomeLoan managing director John Kolenda, Xenophon's propsal could have a positive impact on the housing market but would require restrictions.
“Anything that can help first home buyers get into the market to buy their first home is a good thing,” said Kolenda.
“First home buyers have had a number of factors stacked against them in recent years and they are the least active sector of the home finance market despite record low interest rates.
“Many have difficulty saving for the necessary deposit and they haven’t been helped by rising real estate prices and first home owner grants restricted to new houses.
“The plan from Senator Xenophon deserves consideration and they can set parameters around it such as a maximum withdrawal from a super fund of $25,000.
“If first time buyers are allowed to access their super for a home loan deposit you might actually see people contributing more money into their fund, which will be beneficial to the superannuation sector.
Kolenda said first home buyers should also consider other options, like assistance from their parents.
“First time buyers who have minimal savings should realise they can get help from their parents or other family members to help secure a deposit,” he said.
‘Under the family equity guarantor’s support policy, parents or another immediate family member can help a first home buyer purchase a property.”
Xenophon's proposal is similar to schemes already in place in Canada, New Zealand and Singapore.

Mortgage broker network joins the call for super access for first home buyers

Mortgage Choice has welcomed Senator Nick Xenophon’s plan to introduce legislative changes to allow first home buyers to access their superannuation savings for a house deposit. 
Mortgage Choice chief executive officer Michael Russell said he believed the proposal would help make a difference to thousands of Australians each year.
The changes to the Superannuation Act 1976 will be debated during the spring session of parliament.
The proposed changes are similar to a scheme, called the Home Buyers’ Plan operating in Canada.
Under the Canadian scheme, home buyers can access up to $25,000 for a first home.
Allowing these buyers to jump onto the property ladder sooner rather than later, the amount borrowed is then required to be paid back into the super fund within 15 years.
Michael Russell advocated the Xenophon scheme as likely to reduce the need for lenders mortgage insurance.
“While lenders mortgage insurance has a crucial role to play in assisting first home buyers into the property market, if the premium can be reduced by lowering the loan to valuation ratio, then this would seem to be in the best interests of buyers," Michael Russell said.
“First home buyers should be allowed to invest part of their super in their own bricks and mortar.”
Mr Russell said the money ought be reimbursed into the homeowners' super account either at the sale of the property or within 15 years – whichever comes first -  and include gains based on an appropriate index.

Xenophon first home buyer super scheme supported by Mortgage Choice

First home buyers are leaving the Australian residential market and the government must work to fix affordability, according to the Real Estate Institute of Australia.
The REIA’s CEO Amanda Lynch, at the Senate Economics References Committee Inquiry into Affordable Housing said that home ownership in Australia is falling and first home buyers are at record lows.
“Governments at all levels must address structural factors that reduce the responsiveness of supply to demand,” said Lynch.
“Projections from REIA’s recent roundtable at Parliament House showed the cumulative housing shortage is likely to increase from 100,000 dwellings in 2006 to 375,000 in 2015.
“Studies have found that the stability associated with home ownership ultimately contributes to positive social outcomes, such as improved education levels for children, better mental and physical health, and greater social connectedness and participation in local community and voluntary organisations,” she said.
Their recommendations include:

<li>That international schemes, for instance releasing superannuation, be assessed and replicated.

<li>Negative gearing be retained for investment to make the rental sector viable.

<li>Time frames and release of land to be increased.</li>

Buying new or off the plan properties Many investors make the mistake of chasing depreciation benefits offered to new properties or stamp duty savings that are available in certain states when buying off the plan. Many forget about the cardinal rule in real estate investing: buying well and buying property at or below what it’s worth. Most new properties are priced according to developer’s profit margin percentages and attract GST, which is paid by the developer and generally loaded into the purchase price. Often properties are overpriced and have limited capital growth as they are competing with newer apartments that are built every year.

Buying properties that banks don’t like If the banks don’t like lending against certain properties, it is usually for a very good reason. Banks won’t want to risk their money and exposure as they might not lend against certain properties such as country/regional/mining town properties or only lend on lower <a href="/expert-insights/finance/what-is-an-lvr-investment-terms-explained">loan to value ratios</a> (LVRs of only 70%) for commercial properties which they see as harder to tenant or resell. Some properties that banks don’t like include high rise apartments in the CBD and surrounds, stratum title or company share properties, small apartments including studios and student accommodation, defence housing and serviced apartments.

Buying property overseas or interstate Many investors make the mistake of buying properties overseas or interstate without really knowing those markets and doing their due diligence properly. They are often attracted to the cheaper entry level prices that these offer but they make the mistake of comparing prices in areas they know versus areas they don’t know. Many Australian investors have purchased property in America, having been attracted to low price tags of $100,000 promised rental returns of 10% per annum. One should ask the question - if the properties were so cheap, why aren’t the locals in America buying them all? Our advice is to do your due diligence and study comparable sales in one or a few areas so that you can purchase the right investment property at the right price.

Buying non-investment grade quality properties A good investment grade quality property has a number of common fundamentals that set it apart from poor investment properties that miss a number of common fundamentals including being in a quiet but convenient location, car parking, street appeal, aspect or view and sunny orientation. Many investors make the mistake of buying a property that is cheap and are lured by a lower price but the problem is that this property will always be cheap and be limited in terms of capital growth prospects and future resale prospects because it doesn’t have key attributes such as an outdoor area or the appropriate floor plan or it is on a major highway. Investors should pay a bit more and get the “right” investment property, not the cheapest one.

Investors should definitely do their due diligence before purchasing but should not over analyse or become emotionally involved when buying an investment property.

The five mistakes every first time property investor should avoid

The Housing Industry Association has said that it’s time to allow young buyers access to their superannuation savings to assist with a deposit in getting into a new home, saying that it would also assist them in retirement.
HIA executive director, industry policy and media, Graham Wolfe, said that superannuation contributions are a form of forced savings to assist in retirement.
“Owning a home delivers the same result, but with the added benefits arising from home ownership throughout their working lives,” said Wolfe.
“Many young people are busy working, renting, repaying their education costs and in many instances, raising a family,” he said.
“Saving for a deposit at the same time is a significant challenge.”
He noted that enabling access to a portion of their superannuation will allow many first home buyers to accumulate a deposit, redirect their rental payments to their own financial security and allow home ownership sooner.
“Accessing superannuation for a home deposit would provide temporary access to their personal savings. Provided it was repaid to their superannuation accounts over a period of time, similar to university HECS repayments, their retirement savings would be assured,” he said.
“HIA urges all stakeholders to support measures aimed at improving access to home ownership for first home buyers, including assistance in breaching the deposit gap.”
Allowing first home buyers access to their superannuation is something that has been previously encouraged by the Real Estate Institute of Australia for some years, including <a href="/news/reia-urges-government-to-allow-fhbs-to-dip-into-superannuation-for-a-home">in their submission to the last government budget</a>.
It would follow <a href="/news/act/australia-could-learn-from-new-zealands-first-home-buyers-super-scheme-reia">New Zealand</a> and <a href="/expert-insights/investing/reia-lobbies-for-canadian-style-first-home-buyer-scheme">Canada</a>, who currently allow this.
However, last time Property Observer<a href="/news/exclusive-should-australia-follow-canadas-home-buyer-plan-the-experts-have-their-say"> surveyed our panel of experts about whether following Canada’s first home buyer schemes would work</a> for Australian first time buyers, most said that there are other fundamental issues that should be addressed before allowing them to tap into their superannuation.

Time to allow first home buyers access to superannuation: HIA

The First Home Saver Account (FHSA) was an initiative by the federal government to boost the savings of first home buyers by providing incentives via an additional deposit and tax advantages to this account as long as you placed your own savings in it. 
The rules were simply that you use it only on your first home, do not draw anything out of it for four years, and pay at least $1000 a year into the account over at least four years. In return the government made a 17% contribution on the first $6,000 and only taxed any earnings at 15%. The funds from your first home saver account could only be used to buy a property you intended to live in. The occupancy rule stated that you must live in the home for at least six months and it must be your main residence.
The six-month period must start within:
<ul>
<li>12 months of you becoming the home owner (from settlement date) or;</li>
<li>12 months from the day construction was completed if you are building a home</li>
</ul>
If you failed to use the funds on your first home, it had to be rolled over into superannuation.
However these accounts did not take off as expected and so the following changes will occur:
<ul>
<li>Accounts opened after 7:30pm Tuesday 13 May 2014 will not be entitled to the government contribution</li>
<li>Existing account holders will not be eligible for a government contribution on personal deposits after the 2013-2014 financial year</li>
<li>Tax and social security concessions will cease 1 July 2015</li>
<li>Restrictions on withdrawals will be removed on 1 July 2015</li>
<li>First home saver accounts will be abolished on 1 July 2015</li>
</ul>
Having said all of that, as of today the accounts are current and this means that the requirements are current.  Since ‘living in the property for six months starting sometime within the first 12 months’ could potentially mean that your six months might feasibly start after the abolition of this rule, one would expect that it would no longer apply at that date. 
However, as you would be accessing the funds during the time that the scheme is still current, you will most likely be required to fulfill your obligations and start living in the property, staying there for the full six months, regardless of when this falls.  The government has provided the benefit and so you should follow the rules relating to that benefit.
If I were you I’d make a call to the Office of State Revenue in your state and clarify their position.  If they do, be sure to get it in writing so that you can prove that this is what you were told, if questioned at a later date.

Do the First Home Saver Account eligibility requirements still apply?

More than half of the baby boomers surveyed by realestateVIEW.com.au believe today's generation "have it tougher" than they did when buying their first home.
In a recent survey, 56% of the 2,554 respondents aged between 50-59 thought today's first home buyers are having a tougher time than they did when purchasing their first homes in the late 80s and early 90s, despite interest rates reaching 17%.
According to Petra Spektros, general manager of realestateVIEW.com.au, baby boomers weren't facing the same affordability constraints experienced by today's first home buyers.
"I think certainly the current generation have it tougher," says Spektros.
"Interest rates were the biggest constraint for baby boomers," she explains. But Spektros says that non-housing related costs are contributing to the affordability issues faced by today's first home buyers.
"You just have to look at HECS, for example, and private health cover," Spektros says. "There's lots to pay for that just wasn't needed when the baby boomers were purchasing property."
She also noted population growth and increased competition as house price drivers.
Only 18% of those surveyed by realestateVIEW.com.au thought today's generation are finding it easier to buy their first home than they did.
The survey also revealed that despite the "cashed up" baby boomer stereotype, many are experiencing affordability issues of their own. The majority of baby boomers surveyed were seeking a property priced under $600,000, with 36.6% after a property that will cost them less than $400,000. Around a quarter of the respondents had been looking for a home for more than three years, a results realestateVIEW.com.au says reflects "rapid price growth and market competition in Australia's cities".
However, 51% of those surveyed said they were "comfortable" with current house prices, with 33.5% saying they are "uncomfortable with house prices" and 15.5% saying "I feel I am being priced out/outbid by other buyers".
Baby boomers in New South Wales appear to have a less rosy look than Victorians, with 39.7% of New South Wales respondents reporting that they are comfortable with current prices, while 51.7% Victorian respondents shared the same sentiment.
Most of the survey's respondents are looking to downsize, but 34.4% of the baby boomers intend to stay in the family home when they retire. Spektros says many are probably still funding their kids who live in the family home.
"A significant proportion are struggling and have affordability concerns. I think house prices today ahave a particular bearing on that," says Spektros.
"Some may not be working as hard or full time, as they used to. But they still have the family home bills to pay," she says. But there are other lifestyle factors at play as well.
"And of course this generation, because they have worked so hard, are waiting for their retirement to have their big holiday and dinners."
It appears retirement villages and communities are becoming less popular, with only 6.1% of respondents reporting a retirement village as their preferred option in retirement.
