<a href="https://www.apartments.com.au/developers/shayher-group">Shayher Group</a> has secured approval for its major mixed-use development at 309 North Quay, paving the way for more than 1,100 apartments across two towers on the western edge of the Brisbane CBD.

The approval marks a significant step forward for the 6,436 sqm riverfront-adjacent site near the William Jolly Bridge, an area increasingly targeted for high-density residential development as Brisbane’s Roma Street precinct evolves into one of the city’s key transport and lifestyle hubs.

Designed by <a href="https://www.apartments.com.au/architects/plus-studio">Plus Studio</a>, the approved scheme will deliver <a href="https://www.apartments.com.au/new-apartments/309-north-quay-brisbane-city-qld-4000">two towers</a> rising 56 and 51 storeys, incorporating a mix of one to four-bedroom apartments, branded residences, retail, and hospitality offerings.&nbsp;

The development has been designed as a two-stage project. The eastern tower will accommodate 611 residences, including branded residences and a rooftop sky restaurant, while the western tower will introduce a further 511 apartments.&nbsp;

Rather than treating the site as a standalone tower project, the proposal focuses heavily on the public realm and pedestrian connectivity, responding to the transformation underway around Roma Street Station and the Cross River Rail precinct.

The towers will rise from a layered podium designed by Blight Rayner, featuring publicly accessible retail, landscaped terraces, and a cross-block pedestrian link connecting May Street to North Quay. The podium design incorporates what the project team describes as a “cliff garden,” with subtropical planting integrated throughout the built form from street level upward.

Plus Studio Director Danny Juric said the design approach sought to establish a stronger relationship between the site, the river edge, and the wider city renewal occurring around Roma Street.

“The design for North Quay by Shayher represents our most significant project in the Brisbane CBD to date,” Juric said.

“Our design proposes two distinctive towers that aim to serve as an organic gateway to the city, framing views to the river, Mount Coot-tha and Roma Street.”&nbsp;

The architecture adopts slender tower forms with faceted glazing and articulated façades intended to respond to Brisbane’s subtropical climate, while also reducing wind impacts at height and maximising river and city views.

According to planning documents prepared by Urbis, the project has been positioned to support Brisbane City Council’s broader inner-city intensification strategy and the ongoing renewal of the Roma Street precinct.

The location places future residents within walking distance of Roma Street Station, the future Brisbane Metro interchange, and the city’s expanding pedestrian and cycling network. The site also connects directly to major road corridors including Coronation Drive and the Inner City Bypass.&nbsp;

The approval adds to Shayher Group’s growing Queensland development pipeline, which also includes the redevelopment of the former Bulimba Barracks site in Brisbane’s inner east.

Martello™ offers limited time stamp duty concessions at Aere Chevron Island

New development specialists Lachlan Cottee and Ben Dalgleish have unveiled their new development firm, Dalcott, following several successful projects delivered under the Pyco banner across the region.

Pyco is currently delivering Atelier in nearby West End, Nouveau in Albion, and Onde at Kirra, its debut Gold Coast apartment development in the booming Kirra Beach precinct.

Its first plans under the new Dalcott banner are in South Brisbane, which has been Brisbane’s most enquired-on suburb so far in 2026, while neighbouring West End has also continued to record strong demand.

The developer already has approval for an 11-storey building with 65 apartments on Browning Street, however has recently acquired the adjoining 910 sqm site at the rear, creating a combined 2,746 sqm footprint that will now allow for two 11-storey buildings with 92 large-scale apartments, a configuration Cottee and Dalgleish have focused on across their local portfolio.

The project, known as <a href="https://www.apartments.com.au/new-apartments/marrone-south-brisbane-39-browning-street-south-brisbane-qld-4101">Marrone</a>, will comprise 84 three-bedroom apartments, 16 of which will include an additional multipurpose room, and just eight two-bedroom residences.

DAH Architecture has led the design of Marrone, which will include more than 330 sqm of communal open space and rooftop recreation areas.

Cottee told Apartments.com.au the project reflects a gap in Brisbane’s apartment market.

"It is an area we know well with Atelier, another development which focuses on large apartments, less than 300 metres away," Cottee says.

"There's limited supply of large-scale apartments of this size in a single building in Brisbane. The majority of apartments in this category are in considerably smaller buildings, on the water, and are only really accessible to the deepest of pockets.

"Marrone will offer the same size and scale, but with greater amenity and at a much more realistic price point for the market."

The architectural approach reflects the continued evolution of South Brisbane’s higher-density residential character. Renders show a heavily landscaped façade composition with curved balconies, textured brickwork, deep recesses, and integrated planting aimed at softening the scale of the twin towers.

The revised proposal builds on the design narrative established in the original scheme. In the earlier submission, Gatehouse Architects described the project as a continuation of Browning Street’s long-term urban transformation.

“The proposal echoes the spirit of early developments like Watson Terrace (built in 1888), by contributing to the growth and diversification of the local population,” the original design statement noted.

“Just as Watson Terrace played a role in the area’s early gentrification, this development continues that trajectory, delivering contemporary housing that addresses the evolving needs of South Brisbane’s expanding community.”

The updated proposal, designed by DAH Architecture, spans a 2,746 sqm corner site with frontages to Browning and O’Connell Streets. The development will comprise two 11-storey residential buildings delivering 92 apartments, replacing the previously proposed 65-unit scheme.

The apartment mix has shifted further toward larger owner-occupier residences, continuing Dalcott’s established strategy across South East Queensland. The plans include 68 three-bedroom apartments, 16 three-bedroom apartments with multipurpose rooms, and eight two-bedroom residences. Two basement levels will provide 142 car spaces, alongside bicycle parking for 115 bikes.

The larger Marrone proposal arrives amid sustained redevelopment momentum across South Brisbane and the wider Kurilpa precinct, where developers are increasingly targeting owner-occupiers seeking larger apartments close to the CBD, cultural precincts, and riverfront amenity.

The site sits within walking distance of South Bank, the Queensland Performing Arts Centre, Brisbane State High School, and several major transport connections, while nearby Fish Lane and West End continue to drive demand for higher-end inner-city apartments.

Cottee is expecting Marrone to launch around August with Realm Projects.

DOMA Group Managing Director Jure Domazet said the aim was to create a precinct that becomes synonymous with Newcastle itself.

Minister for Planning and Public Spaces Paul Scully said the final parcel of harbourfront land will be a "true mixed-use precinct destination that includes housing, hospitality and entertainment, commercial spaces, retail, economic and social outcomes."

The Gresham Property Fund No.5 will offer an innovative "stretch senior" debt product which mixes senior debt that banks usually provide with mezzanine debt which second tier financiers usually provide.
It is because the banks are resistant to mezzanine debt but developers often require the funding.
The joint managing directors Ami Simon and Mike Burley said Gresham’s latest fund had a focus on providing flexible and timely responses to the property industry’s funding needs.
"The purpose of the Fund is to provide a solution for borrowers whose funding needs cannot be fully satisfied by the banks.”

The Gresham fund will be targeting investments in the $20 million to $100 million range, with pricing based on the benchmark bank swap rate but will include slightly higher margins than the banks due to the extra risk.

The funds would be available for property development, value-add and investment opportunities across all stages of a property development or investment lifecycle.

An Australian developer has outbid international interests to secure a Melbourne CBD fringe site for $2.65 million.
The property, located at 129-131 Market Street South Melbourne, is a 493 square metre site with multiple street access points. It was sold three weeks prior to auction and last sold two years ago for $1,725,000 - a 54% capital growth increase in two years.
Brokers Savills Australia, working in conjunction with M.G. O'Hallaran Property, said the lot was sold subject to a lease at $68,640 per annum.
Savills' Jessee Radisich said the purchaser will use the current zoning to build a premises to suit his business

$2.65 million for CBD Melbourne fringe site

auctionWORKS offered 42 properties for sale with a combined total of sales almost reaching $70 million yesterday.
They noted the clearance rate of 76% was significantly above the commercial auction market averages. 
"Today is testament of the strength of our market," said Burgess Rawson director, Dean Venturato adding many were buying for the underlying value of buildings and land, not yield. 
"Government tenancies were also a big factor," he told the Australian Financial Review.
The auction secured $26 million in government-tenanted sales. 
A 4590-square-metre, commercial property with residential development potential, in Hornsby in Sydney's north, sold for $5.92 million at a yield of 1.89 per cent.
The site which has a NSW government-tenanted 636 sqm building achieved the highest price at the auction. 
Apparently a private Asian family who missed out on the Hornsby sale fought back to buy a 5952-sq-m industrial property in Silverwater in the west for $5.85 million – the second most expensive property sold.
auctionWORKS in total, over the to days in Sydney and Melbourne, sold $95,574,000 worth of property with a clearance rate of 81.8%.

Commercial property giants DEXUS Property Group, GPT Group and Knight Frank have signed new partnership arrangements with tech start-up Divvy Parking, which has developed an airbnb-style platform to unlock the latent value in the thousands of under-used car parking spaces around Australia.
<a href="https://www.divvy.com.au" target="_blank">Divvy Parking</a> also announced it has secured $2.5 million in a Series A funding round, to expand and scale its smart solution that connects commuters with affordable commercial parking spaces. Both deals accelerate the parking platform’s expansion from a peer-to-peer service into the commercial property sector. 
Funding will fast-track the roll-out of industry-changing access technology, transforming how people access short and long term parking by opening up under-utilised short and long term spaces.  
Under the terms of the new partnerships the property groups will use the Divvy platform to assist in the management of their extensive car parking assets, enabling them to rent out unused spaces for short or long term periods.
Divvy had also recently signed with office tower tenant services provider Inlink, which it said would potentially give it access to a further 50 per cent of the commercial office tower market. 
The firm was originally founded as a peer-to-peer company similar to Airbnb letting individual users rent its parking spaces.
But Divvy founder and CEO Nick Austin advised the company had since pivoted to make commercial property providers its primary target for monetising the platform.
Some 80% of the company's revenue now came from corporate clients.
Knight Frank managing director Aaron McGhee say he had seen improvements in the management of its parking assets since the early days of its partnership with Divvy.

Divvy set to disrupt CBD car parking industry

A former Newtown, Sydney church has hit the market with $2.25 million plus hopes.
The 158 Australia Street offering has been listed through BresicWhitney Glebe agent Chris Nunn who says it was suitable for a single residential conversion or a multi-unit development or subdivision. 
It comes with direct access to one of inner Sydney's popular parklands, the Camperdown Memorial Rest Park from its 256sqm residential zoned holding.
Behind its striking brick facade, it retains original industrial warehouse elements.
It was the church of the Four Square Gospel. The property goes to July 4 onsite auction. 
Last weekend investment banker Alastair Walton bought a Leichhardt warehouse paying $1.55 million for the former sign warehouse property, at 26 Mackenzie Street.
BresicWhitney recently sold another warehouse – with a heart-shaped swimming pool – in Davies Street, Surry Hills for $7.55 million, a suburb record.

In handing down the recent state budget the NSW state government announced it will inject 'windfall tax revenue' into the Housing Acceleration Fund to counteract the challenge of housing affordability.
$400 million has been earmarked for Restart NSW to drive new housing supply. 
The state budget included a total of $641 million for social and affordable housing projects.

$400 million to kickstart new housing supply: NSW state budget

Jeff Xu's Golden Age Group has spent $35.5 million with joint venture partner Tim Price's Time &amp; Place to secure a site in Sydney’s Waterloo.
Golden Age advised this week it had purchased its second Sydney development site, a 5038-square-metre block in Waterloo in an off-market transaction.
The site was previously owned by Becton, coming with development approval for an eight-level building with 143 apartments, retail space and childcare on the ground floor. 
The partners expect it to launch in August.
Golden Age has an office tower at 85 Harrington Street in The Rocks in Sydney, which will be knocked down to make way for nine levels of luxury apartments.
At the same time, the group is running the ruler over two other Sydney sites.
"We are looking at another one in Double Bay and one in the Sydney CBD which faces onto a park," Jeff Xu told Fairfax Media.

Mantra Group has announced the addition of two hotels in Adelaide and Melbourne, with CEO Bob East saying it was indicative of Mantra Group's focus on growing its CBD network across its three brands – Peppers, Mantra and BreakFree.
“We have made substantial additions to our CBD network with eight hotels added over the last 12 months in Brisbane, Sydney, Canberra, Hobart and Launceston and I am pleased to announce these new additions in Adelaide and Melbourne in what has been a solid year of growth for Mantra Group.”
The group will manage the 202 room Adelaide hotel under the up-market Peppers brand after the Peppers Adelaide Hotel is officially launched on 1 September 2015. 
It will be the first Peppers property in Adelaide and join two Mantra and two BreakFree hotels to bring the total number of Mantra Group hotels to five in Adelaide CBD.
Mantra Group will work with Hotel Invest Pty Ltd to upgrade the property.
Peppers Adelaide Hotel will join Peppers Gallery Hotel Canberra and Peppers Seaport Launceston in the existing portfolio, with new build Peppers properties set for completion in Docklands Melbourne and Kings Square Perth in 2016.
The group is also set to open in the heart of Melbourne CBD with the management of Darling Towers at 233 Collins Street. The property will rebrand as BreakFree on Collins this week and undergo a refurbishment program over the coming months.
The hotel offers 193 one and two bedroom apartments.
BreakFree on Collins will join a network of six CBD BreakFree properties across Australia, including BreakFree Bell City in the greater Melbourne suburb of Preston.   
It will bring the number of Mantra and BreakFree properties in Melbourne to twelve.

Mantra, Peppers, Breakfree expansion underway in capital cities

Auswide Bank managing director Martin Barrett says this rate was available for purchase, construction and refinance purposes on new principal and interest home loans of $150,000 for LVR’s up to 90%.   “It includes a 100% offset account and the ability to fix when you want to,” said Barrett.

Auswide Bank offers 3.99% variable rate

The most recent Canberra office sale has been the purchase of the commercial tower at 20 Allara Street in the CBD.
It was bought for about $20 million by the Morris Property Group, a residential apartment developer owned by Barry Morris of Queensland. 
Cityscope suggests this foreshadows a residential conversion for the site, a trend already strong in the eastern states, "but yet to have a big impact in Canberra."
The property currently comprises an 11-storey office building in Allara Street and a 3-storey office and retail section along City Walk on a site area of over 3,000 sqm.
The property last traded at $23.25 million in 2003.
