ANZ believes the Reserve Bank is in no rush to move again.

Following the release of the May Monetary Policy Board Minutes, ANZ has taken the view that the RBA is now firmly in a holding pattern, with the cumulative impact of previous rate hikes giving the Board scope to assess how the economy evolves from here.

That positioning, in ANZ’s view, makes a June rate hike unlikely.

The bank continues to expect the cash rate to remain unchanged at 4.35 per cent for an extended period, with the RBA adopting what is effectively a wait-and-see approach.

The Minutes point to a Board that sees financial conditions as already restrictive, but without a clear read on just how restrictive they are. That uncertainty has shifted the focus away from immediate policy action and toward monitoring both domestic conditions and global developments, particularly the conflict in the Middle East.

As ANZ interprets it, the Board is deliberately avoiding strong forward guidance.

Instead, it is allowing itself flexibility, acknowledging that monetary policy has limited ability to influence the near-term trajectory of inflation, while also recognising that economic growth is likely to remain below potential for some time.

Despite that pause in momentum, ANZ notes that the Board still carries a tightening bias.

The Minutes reveal that, in weighing up its decision, the Board seriously considered another 25 basis point increase. The key debate centred on the trade-off between inflation and activity, particularly in the context of global uncertainty.

Ultimately, most members leaned toward the inflation side of that equation.

Underlying inflation is still expected to remain above target for an extended period, regardless of how external risks evolve. That has led to a view within the Board that the risks to its inflation objective have increased, and that the current cash rate may not be sufficiently restrictive to fully contain those pressures.

That’s important.

While the decision, for now, is to hold, the underlying tone of the Minutes suggests the door to further tightening has not been closed.

ANZ also points to commentary from Assistant Governor (Economic) Sarah Hunter, who highlighted the risk that inflation could pass through the economy more quickly and broadly than in previous cycles. Both Hunter and a majority of the Board expressed concern that inflation expectations could become less anchored after such a prolonged period above target.

That combination, persistent inflation and the risk of expectations shifting, is what continues to underpin the RBA’s cautious stance.

However, where ANZ diverges from the RBA is on the outlook for activity.

The Board appears relatively comfortable with current spending patterns, effectively downplaying recent declines in business and consumer sentiment. It notes that sentiment has historically been only weakly correlated with actual spending, and that feedback from its liaison program has not yet pointed to a meaningful slowdown in consumption.

ANZ is less convinced.

The bank believes the link between household disposable income, sentiment and spending is more direct than the RBA is currently acknowledging. With inflation continuing to erode real incomes, ANZ expects household spending to soften more materially than the central bank is forecasting.

That divergence matters because it shifts the balance of risk.

If activity weakens more than expected, the trade-off between inflation and growth changes. In ANZ’s view, that would reduce the need for further tightening and reinforce the case for the RBA to remain on hold.

It also suggests that the current policy setting may already be doing more work than the Board fully appreciates.

The broader takeaway from ANZ’s interpretation is that the RBA is walking a narrow path.

On one side sits the risk of inflation remaining elevated for longer than expected. On the other is the growing pressure on households and the potential for a sharper slowdown in activity.

For now, the Board is choosing to wait.

But it is a pause that still carries an underlying tightening bias, rather than a clear pivot toward easing.

In practical terms, that leaves the cash rate anchored at 4.35 per cent for the foreseeable future, with the next move still uncertain.

For borrowers, it reinforces the reality that relief is not imminent.

And for the broader economy, it highlights the delicate balance the RBA is trying to strike, between bringing inflation back to target and avoiding an unnecessarily sharp slowdown in growth.

According to ANZ, it is a balance that is becoming increasingly difficult to maintain.

Waverley Council has made a call that many councils have been reluctant to make publicly. Growth is coming, regardless of who controls it.

The release of the Bondi Junction Vision and Master Plan is less about whether the Eastern Suburbs’ primary centre will change, and more about how that change is shaped, funded, and ultimately experienced on the ground. Waverley Council has released a 100-page plan which is effectively the first comprehensive blueprint for Bondi Junction in over two decades, and in doing so, signals a clear shift in how councils are positioning themselves in the current planning environment.

For the past 18 months, the conversation across New South Wales has been dominated by the State Government’s Low and Mid-Rise Housing reforms and the emergence of the Housing Delivery Authority pathway. Both have created faster, more centralised avenues for development approvals, particularly in well-located, infrastructure-rich areas like Bondi Junction.

Waverley Council’s response has been to move early, and decisively.

Rather than react to individual proposals as they come through the HDA or broader State-led reforms, Council has sought to establish a clear, place-based framework that sets the terms for how Bondi Junction evolves. The underlying position is relatively straightforward: if densification is inevitable, it should be tied to infrastructure, public domain improvements, and a cohesive vision for the centre, not delivered piecemeal through ad hoc applications.

At its core, the document is attempting to reposition Bondi Junction from what it largely functions as today, a transport interchange anchored by a major retail centre, into something far more layered. The ambition is to transform it into what the plan describes as the “civic and cultural heart of Sydney’s East,” a place that is active beyond commuting hours and capable of supporting a broader mix of uses, experiences and communities.

That repositioning is built around four key ambitions.

The first is to create a true destination. Bondi Junction already attracts significant foot traffic, with more than 86,000 daily transport users and millions of annual retail visits, but much of that activity is transient. People pass through, rather than stay.

The Master Plan seeks to change that dynamic. It leans heavily into the idea of an “18-hour economy,” extending activity well beyond traditional retail hours through dining, cultural programming, events, and a more active night-time offering. This is not just about adding more hospitality venues, but about fundamentally shifting how the centre operates, from a daytime shopping destination to a place that functions across the full span of the day and into the evening.

Oxford Street Mall sits at the centre of that shift.

Long seen as underperforming relative to its potential, the Mall is identified as one of the key catalyst projects in the plan. It is to be reimagined as a day-to-night spine, combining retail, dining, wellness and cultural uses in a way that creates a continuous flow of activity. Outdoor dining, rooftop venues, laneway activation and a curated events program are all part of the strategy, alongside significant public domain upgrades that aim to improve comfort, safety and usability.

The second ambition is to transform Bondi Junction into a world-class interchange.

Despite being one of the most heavily used transport nodes in Sydney, the current experience is fragmented. Connections between the station, Westfield, Oxford Street Mall and surrounding streets are often unclear, and major roads create physical barriers that disrupt pedestrian movement.

The Master Plan proposes a more seamless, people-focused network. That includes clearer pedestrian links, improved wayfinding, better integration between transport modes, and a rethinking of how arrival into the centre is experienced. The aim is to shift the perception of Bondi Junction from a place people move through, to a place they arrive in.

The third ambition focuses on greening and open space.

One of the more consistent pieces of community feedback throughout the Vision phase was the need for more greenery, better public spaces, and a more comfortable urban environment. Despite being surrounded by major parks, Bondi Junction itself has relatively limited accessible open space, with much of the public realm dominated by hard surfaces and traffic infrastructure.

The plan responds with a network of new and upgraded public spaces, increased tree canopy, and what it terms the “Parkline,” a green link connecting Waverley Park through to Centennial Park. This is not just about aesthetics. It is about addressing heat, improving liveability, and ensuring that increased density is matched by access to high-quality outdoor space.

The fourth ambition is perhaps the most important from a development perspective: growth that gives back.

Bondi Junction is already the primary location for new housing supply in the Waverley LGA, and that is expected to continue. The area carries a target of 2,400 new dwellings by 2029, with further growth projected beyond that as demand for well-located housing continues to rise. The Master Plan does not seek to limit that growth. Instead, it attempts to shape it.

New housing is to be concentrated around transport, with stepped building heights designed to protect the character of surrounding neighbourhoods. At the same time, the plan introduces a more explicit link between development uplift and public benefit. This is where value capture becomes central.

The document outlines a framework where increased development potential is tied to contributions that fund public domain improvements, community infrastructure, open space, and affordable housing. It is an approach that recognises that much of the transformation of Bondi Junction will be delivered by the private sector, but seeks to ensure that the benefits of that growth are shared more broadly. The Civic Precinct is a key part of that equation.

Leveraging Council-owned land, the plan proposes a consolidated civic and cultural hub centred around Ebley Street. This would include new community facilities, cultural spaces, and potentially a new Council Chambers, creating a focal point for civic life that currently does not exist in Bondi Junction at scale.

It is one of several catalyst projects identified in the Master Plan, alongside the Oxford Street Mall transformation. These projects are intended to anchor change, acting as early interventions that unlock broader investment across the precinct.

Importantly, the Master Plan is not just a design document. It includes a delivery framework that sets out how these ambitions are intended to be realised.

Council is explicit in acknowledging that it cannot deliver the transformation alone. Implementation will require coordination between State agencies, private developers, landowners and the community, with a mix of planning agreements, infrastructure contributions and direct delivery mechanisms used to fund and stage improvements over time.

The plan outlines a mix of short-term, medium-term and long-term actions, from immediate public domain upgrades and planning controls, through to larger-scale projects that will unfold over the next decade or more. In practical terms, the next 12 to 24 months will be the most important.

This is when the Master Plan will move through exhibition, refinement and eventual adoption. It is also the period in which Council will seek to embed the framework into its planning controls, giving it weight in the assessment of future development applications.

Council officers have indicated that once the Master Plan is in place, it could be used as a benchmark when assessing Housing Delivery Authority proposals, and potentially reduce the need for further HDA declarations within Bondi Junction. In effect, it is an attempt to bring planning control back to the local level, while still aligning with State housing targets.

That tension between State-led reform and local planning control is not unique to Waverley. It is playing out across Sydney.

If delivered as intended, Bondi Junction will become denser, more active, and more complex. It will support more residents, more workers, and a wider range of uses, extending beyond its current retail core into a more layered urban environment.

Toorak's dress circle St Georges Road, home to some of the city's priciest homes, is set for a rare new apartment development.

Blood Diamond Group, an entity tied to Tina Brandi, wife of David Brandi who has been a prolific bidder on The Block over the years, has filed plans for an ultra-exclusive development across an amalgamated 3,662 sqm site at <a href="https://www.apartments.com.au/new-apartments/104-106-st-georges-road-toorak-vic-3142">104 and 106 St Georges Road</a>.

The proposal would replace two existing homes on the riverfront site with a five-level apartment building cascading down the steeply sloping land toward the Yarra River. Designed by Charles Wright Architects, the development has been carefully shaped around the site’s topography and river environs, with the upper levels stepping back to reduce visual bulk from both St Georges Road and the Yarra corridor.

Planning documents describe the proposal as “a site layout and building typology that is consistent with the emerging character of the area and which provides exceptional amenity for future residents without compromising that of neighbouring properties.”&nbsp;

Landscape architecture by <a href="https://www.apartments.com.au/landscape-architect/jack-merlo">Jack Merlo Design &amp; Landscape</a> will play a major role in softening the built form, particularly along the river edge where significant setbacks have been introduced. The proposal includes a minimum 30-metre setback from the Yarra River boundary, preserving a substantial landscaped buffer between the development and the waterway.

While a mature English Oak near the front of the site is proposed for removal, the plans retain a large English Elm closer to the riverfront, alongside other established vegetation in the lower section of the property.

Architecturally, the building adopts strong horizontal forms with expansive glazing and curved balcony edges facing the river. Planning documents note the upper levels “adopt a receding form” to ensure the building responds appropriately to the Yarra River environs overlay controls.&nbsp;

The surrounding streetscape is characterised by large contemporary homes embedded into the hillside, many presenting as modest one or two-storey forms to the street before expanding toward the river frontage below. The planning report notes this established pattern heavily influenced the massing strategy for Toorak Pavilion.&nbsp;

Until the recent sale of the landmark Clendon Road mansion Coonac for around $130 million, St Georges Road held the state's most expensive home, the $80,000,088 derelict "Ghost House" mansion that was bought by crypto king Ed Craven.&nbsp;

Blair House, also on St Georges Road, sold for $74.5 million in 2022.

First look: Toorak Pavilions slated for dress circle St Georges Road

Six months after a development site on Kangaroo Point’s Shafston Avenue sold for $6.55 million, plans have been lodged for a 23-storey apartment tower.

A company named JMT Mega Capital, understood to be interstate investors when the 1,222 sqm double block traded late last year through Patona Property, is proposing an 84-apartment development in place of the existing low-rise buildings.

The slender tower at <a href="https://www.apartments.com.au/new-apartments/212-220-shafston-avenue-east-brisbane-qld-4169">212–220 Shafston Avenue</a>, overlooking the Brisbane River, has been designed by <a href="https://www.apartments.com.au/architects/aplus-design-group">Aplus Design Group</a>. It will comprise a mix of one-, two- and three-bedroom apartments above six basement levels, topped by rooftop resident amenities.

The development has been designed as a vertically articulated tower with recessed balconies, curved façades and planted edges intended to soften its scale within the evolving Shafston Avenue skyline. In the submitted Urban Design Report, Aplus Design Group said the tower had been “shaped with a slender vertical expression, articulated façades, recessed balcony zones, integrated planting and a clearly defined podium relationship, helping to reduce perceived bulk and create a more elegant contribution to the Shafston Avenue streetscape and broader Kangaroo Point skyline.”

The scheme comprises 84 apartments, including 25 one-bedroom units, 34 two-bedroom apartments and 25 three-bedroom residences. A total of 104 car spaces are proposed across six basement levels, including resident, visitor and accessible parking.

Residents will have access to rooftop communal open space and shared amenities, while the development also incorporates deep planting zones and subtropical landscaping throughout the podium and tower levels. The project includes 35 per cent communal space coverage across the site and a 17.5 per cent deep soil zone allocation to support urban greening outcomes.

The application exceeds the mapped building height under the Kangaroo Point Peninsula Neighbourhood Plan and is being assessed under Brisbane City Council’s impact assessment pathway. The design team argues the additional height is supported by the site’s strategic inner-city location, existing high-density zoning, and proximity to transport and employment hubs.

“The design has been developed to make better use of a well-serviced urban site within an established high-density residential setting, while improving the street presentation and overall quality of the public realm interface,” the report states.

Sydney’s outer west is seeing a wave of speculative development in industrial property as tenant demand outstrips supply and A-grade vacancy shrinks, according to an analysis by commercial real estate firm CBRE.
CBRE’s Peter Blade said demand for new industrial space across the outer west market was at a record high, and upward pressure on rental rates would continue.
As vacancy levels for A-grade industrial stock in the area dip below 1%, the demand-supply imbalance is driving upward pressure on rents.
“In the outer west, we are continuing to see strong levels of demand from third party logistics (3PL) providers, which have multiple existing contracts coming up for tender and renewal,” Blade said. 
“Meanwhile, we are also seeing a number of corporate occupiers looking for greater efficiencies within their supply chain in a bid to remain price competitive with their customer base.” 
This means they are either consolidating multiple sites into a single, bigger distribution facility or by outsourcing storage and distribution operations to a 3PL provider.”
According to CBRE, pre-leases averaged $104.50 per square metre, while speculative developed buildings averaged $115 per square metre across all industrial leasing transactions undertaken in Western Sydney from 2013 – 2016,
“As we continue to see demand outstrip supply of new industrial properties in the outer west, we expect to see pressure remain on the rental rates PSM and an easing of incentives,” Blade explained. 
Evidencing the tenant demand, Blackmores recently inked a new lease on a 17,000 sqm facility at 647 Great Western Highway in Eastern Creek. The supplement specialist has committed to a five-year term for an annual rental of $122.50 per square metre. 
Meanwhile, GML has signed a 10-year lease on a 5,345 sqm property at Greystanes from DEXUS, to accommodate its Western Sydney operations. The annual rental for the property at E4 Quarry is $124 per square metre.
YES Shop has committed to a 4,250 sqm property at 1-5 Interchange Drive in Eastern Creek. The Goodman property was negotiated for an annual rental of $123 per square metre over five years. 
CBRE’s Greg Pike said to meet rising demand for new industrial property, there was currently 120,000 sqm of speculative development under construction from owners including Goodman, DEXUS, Frasers, Stockland, Logos, Charter Hall and GPT.
While there had been a lot of speculation that the demand-supply imbalance was a flow on effect of the 2015 ANZAC day hail storms, more factors were at play, added Blade. 
Constraints in existing building stock (5,000 sqm plus), limited land supply across the Western Sydney market and the continued pressure occupiers are facing in the central west and South Sydney markets are some of those factors, he said. 
“This is stemming from  the redevelopment of traditional core industrial markets for either government infrastructure expansion projects or redevelopment and conversions,” Blade said. 
“We don’t expect to see this trend ending any time soon, and as result, those owners speculatively developing are the major beneficiaries. Speculatively developed sheds are on average achieving rental premiums of between 8% and 10% for the same, if not less, incentive then those who wait to secure pre-commitments.” 
A significant pipeline of stock is expected to enter the market in the next six months, mainly in the suburbs of Eastern Creek, Erskine Park and Greystanes, added Pike.

Tenant demand pushes industrial vacancy to below 1% in Sydney’s outer west: CBRE

Melbourne businessman Max Twigg has listed one of Australia's most iconic pubs, the Byron Bay Beach hotel.
It comes with market expectations of between $75 million and $80 million.
Mr Twigg, who made his money in waste management, bought the hotel in mid-2007 from its developer, John Cornell.
Mr Twigg paid $44 million for the pub's land component in 2007 with the total business purchase price taking the outlay closer to $65 million.
Daniel Dragicevich of CBRE Hotels and Tony Bargwanna and Jared Hodge of Ray White Hotels have the 4585 sqm listing.
The hotel is leased to Melbourne pub industry identity John van Haandel until mid-2017 with a further two, 10-year lease options and currently brings in annual income of around $4.2 million.

The ongoing diversity in the housing market highlights the different growth drivers that are evident from region to region.
The economies of Sydney and Melbourne remain relatively sheltered from the downturn in the resources sector and have benefited from a very healthy services sector and positive population inflows while the mining states and territories are experiencing softer economic conditions and a sharp wind down in population growth, particularly from overseas migration.
The annual expansion in investor related housing credit has now dropped to a pace that is much lower than APRA’s mandated 10 percent growth per annum, while credit growth for owner occupiers is expanding.

With many banks now placing a premium on investment mortgage interest rates and also increasing mortgage rates and serviceability limits on all mortgages we have seen investment housing demand slow however, there has been a slight up-tick in demand from this segment over recent months.
It’s important to note, however, that lenders have been reclassifying existing mortgages from investment purposes to owner occupation, which is likely to be having an impact on the figures. Some lenders have recently relaxed previous restrictions on investors which could result in a rebound in demand from this segment over coming months.

The cumulative effect of tighter lending conditions, more expensive mortgage rates for investors and lower yields, as well as natural affordability constraints and higher levels of new housing supply, is likely to continue to impact the Sydney housing market resulting in a further slowdown over the year.
It is also expected that as the year progresses the rate of home value growth in Melbourne will also slow however, the slowdown is likely to be more moderate than the slowing in Sydney, at least during 2016. South-East Queensland looks set to see further increases in housing demand and potentially stronger value growth throughout the year.
Hobart and Canberra also appear better set for value growth over 2016 due to improving housing and economic conditions and relatively more affordable housing compared to Sydney and Melbourne. Adelaide is likely to show only moderate rates of value growth this year. In the meantime, we anticipate that values will continue to fall in trend terms throughout 2016 in Perth and Darwin.

Upturn on slowing investment housing demand: Tim Lawless

Despite the recent slowdown, housing finance data highlights that investor activity in the housing market is starting to rise again and when you look at total returns from housing it’s no surprise.
<div>
The CoreLogic RP Data Accumulation Index which has been published since June 2009 highlights the total returns from residential property.  The total returns include both the increase in values as well as gross rental returns.  
The first chart shows the annual change in the total returns (accumulation) index over time. While combined capital city home values recorded longer and deeper falls during 2011-12, total returns were negative for only a short period of time thanks to the uplift from rental yields. More recently you can see that the annual change in total returns across the combined capital cities has remained quite strong.

 Over the 12 months to May 2016, combined capital city home values have increased by 10.0 percent while total returns have been recorded at a higher 13.9 percent. Looking at the individual capital cities, all cities except for Perth have recorded positive total returns over the past year. Sydney and Melbourne which have been the most active investment markets have seen the highest total returns at 16.9 percent and 17.5 percent respectively over the past twelve months. It should be noted that gross rental returns in both of these cities are now at record lows highlighting that the majority of these returns have come via an increase in home values.

The third chart highlights the total returns over the past five years across all capital cities. Again, Sydney in particular, has seen far superior total returns compared to all other capital cities. 
Melbourne has also experienced relatively strong total returns over the past five years. 
Again this highlights why these two cities in particular have remained so popular with investors. In all other capital cities returns from residential property have been positive.  In many of these cities the total returns have been driven more so by the rental returns rather than the capital growth which has been the key driver in Sydney and Melbourne.

Despite the recent rebound in value growth, the mature capital growth cycle and record low rental returns in Sydney and Melbourne, total returns are unlikely to be as strong in these cities over the coming years. A more balanced investment approach which focusses on moderate capital growth and relatively strong rental returns is likely to be a superior housing investment profile over the coming years. 
This data also highlights why housing investment has been so popular. In a low interest rate and subsequently low return environment housing has, over recent years, offered attractive returns. Whether this continues to be the case remains to be seen.

Total property returns show why housing investment remains so popular: CoreLogic

On Wednesday night I watched finance commentator Alan Kohler on ABC TV puzzling over the apparent contradiction of sharply-falling loans to investors and rising prices in the major cities.
His basic message was: it doesn’t make sense and it can’t continue. 
His basis problem was: it didn’t occur to him that some of the data he was presenting might be rubbish.
He shares this problem with commentators, economists and journalists right across Australia. No one ever questions the real estate data that’s pumped out by publicity-addicted research companies – not even when it’s patently absurd and clearly wrong.
We had the situation recently where one of big research firms published figures showing that house prices fell in six of the eight capital cities in the March Quarter. That was treated as gospel and interpreted as evidence that the alleged boom was over.
Around the same time another of the big numbers companies published figures claiming that house prices rose in six of the eight capital cities in the March Quarter. That result was reported as truth as well, with no one (apart from me, it seems) noticing that the two sets of figures totally contradicted one another and that two conflicting messages were being sent to the public. 
One source said Adelaide was leading the nation on price growth while another said its prices were falling at the fastest rate since 2012.
So back to Kohler who is very good at making sense of share-market events and economic data, but not so bright when it comes to real estate. He displayed a graph suggesting loans to investors have dived. He attributed this to the crackdown by APRA and the reaction of major lenders.
That was starkly at odds with reports in media only days earlier, claiming that “investors have begun flooding back into the market”. Newspapers reported that investors were 47.6% of all new mortgage commitments in March, the highest proportion since August 2015. This was attributed to “some lenders reversing the tighter lending requirements that were previously in place”. 
So Kohler’s graph told quite the opposite story to the figures published elsewhere. And he made the incorrect assumption – the Labor Party is making the same mistake with its negative gearing policy – that price rises are caused exclusively by investors.
His next problem - his confusion over prices rising so much against a background of apparently plummeting investor lending – was based on his blind acceptance of the May price growth figures from CoreLogic.
Like so many journalists and commentators, he fell into the trap of (a) accepting published figures as unchallengeable and (b) placing big emphasis on month-to-month movements. He’s been around long enough to know better. 
Much of the data purporting to depict monthly changes in prices in our major cities is worthless. Indeed, it’s worst than worthless, because it’s misleading and causes confusion for consumers. 
The CoreLogic figures for May would have us believe that the apartment prices rose 8.4 percent in Hobart. Seriously? Hobart units have added 8.4 percent in value in a single month? I visited Hobart just a week ago and there is nothing happening in that market to justify that figure, nor the one that says Hobart unit prices have risen almost 19 percent in the past 12 months. These figures are made of an artificial elastomer synthesized from petroleum byproducts (they’re rubbery).
The same research source claims that Darwin apartments prices fell 10 percent in the month of May; that Canberra apartment prices fell 6 percent; that Perth prices fell 6.3 percent; and that Sydney house prices rose 3.6 percent. All those dramatic movements in property values in a single month – are they believable? I would suggest not. 
Everyone reporting these numbers has expressed breathless amazement, but it hasn’t occurred to anyone that maybe the figures are a tad sus – or that short-term movements in median prices or value indexes are essentially irrelevant because a month is too short a time frame to deliver a meaningful pattern.
If you examine month-to-month movements in anything – retail spending, building approvals, the jobs market, you name it – you’ll find the numbers are quite erratic. Often they’re just statistical aberrations, but economists will be lining up to attribute great significance to them. 
Only the long-term trend matters and only that should be reported - and then only with care, because you can be sure that the numbers you’re recording today will be contradicted by another set from other source tomorrow.

Trinity Bar, Surry Hills sells at $8.5 million

Raine &amp; Horne Commercial is predicting strong self-managed super fund (SMSF) demand will drive industrial and retail sales markets in Brisbane.
Principal Trent Bruce said that the demand from SMSFs are ten-fold stronger than supply.
“There’s a lack of quality secure industrial and retail property investment opportunities," he said.
“Such is the level of demand, we’ve been taking securely leased investments priced between $2m-$5m to market, and they’re attracting 70-100 enquiries during the course of the sales campaign. 
“Depending on the tenant, they’re selling for yields of between 5.5% and 7.5%.”
To illustrate the strength of the industrial market in Brisbane, Raine &amp; Horne Commercial Brisbane North sold a high quality industrial office/warehouse facility totalling 1,551sqm on a 2,030sqm allotment at 134 Delta Street, Geebung for a yield of 6.97%. 
“Historically this facility would have realised a yield closer to 8%, and the tighter yield has resulted from a sale price approximately $200,000 higher than the owner expected,” said Mr Bruce. 
“Many clients have taken advantage of the “perfect storm” conditions of historically low interest rates and a lack of available options in the retail and industrial sectors already this year, with many sales completed at record levels.”
While the strong industrial and retail sales are here to stay for the foreseeable future, the office sales market will remain in a state of oversupply. 
“Therefore we’re predicting the office sales market will be the toughest of Brisbane’s commercial sectors in the second half of the year,” said Mr Bruce.
“That said, the office leasing market is stable thanks to owner incentives, with many savvy landlords keenly negotiating with existing tenants to avoid vacancy.”
Across town, Joseph Grasso, Co-Principal of Raine &amp; Horne Commercial Brisbane Southside, said the incentive rates for office space are running at a very rigorous 40% in some cases.
“There’s been an oversupply of office space ever since the state government decided to consolidate a number of departments a few years back, while the slowing mining sector continues to be a factor,” said Mr Grasso. 
Opportunities for small business growth
A surfeit of office space, however, creates opportunities for tenants or home-based businesses to upgrade into their own office space, according to Mr Grasso. 
“Historically low interest rates are making it cheaper to buy commercial office space than to lease it, and now is a great time for smaller businesses to take the plunge,” he said.
On the industrial commercial property front, Mr Grasso said business is booming in southern Brisbane, with Raine &amp; Horne Commercial Brisbane Southside completing 32 transactions in May. 
“This includes small to medium industrial leasing, while prime industrial investment opportunities are still sought after,” said Mr Grasso.
“That said, there’s still some caution in the air as a consequence of the long election campaign.
“Nevertheless, investors are chasing industrial assets that tick all the boxes. However, if they have a few hairs or whiskers on them, they won’t move as fast, especially if an owner’s expectations aren’t realistic.”

Raine & Horne see strong Brisbane industrial investment from SMSF

More than 145,000 square metres of speculative industrial development greater than 5000 sqm is underway across Melbourne’s industrial markets, according to Savills.
Savills’ Victorian research manager, Monica Mondkar, said another 400,000 plus square metres is in the planning stages and likely to be driven by pre-commitment activity. 
"An additional of 93,715 square metres of warehousing space was currently in early planning stages in the north, and another 318,973 square metres - all at Melbourne Airport Business Park precinct - in the north, however the majority was expected to commence construction based on pre-commitment activity," she said.
"The figures include 27,000 square metres of speculative construction scheduled for completion within next 12 months in Melbourne’s western region, 58,485 square metres in the northern region and more than 60,000 square metres in the south-east.
"The figures did not include the conceivably greater number of projects under 5000 square metres and are a modest estimate based on planning applications for industrial development including warehouses, distribution centres and cold storage facilities.
 "Some 871,836 square metres of industrial space was reported leased in the 12 months to March in Victoria - up a healthy 36 percent on the five year average figure of 641,328 square metres – with pre-commitments accounting for a significant 309,691 square metres."  
Savills’ Industrial Director, Michael Green said the demand and the relative scarcity of development sites was putting upwards pressure on values for smaller allotments with prices on some estates in the north and south-east at $300 plus a square metre.
"Demand for lots in the northern region had left only eight lots available at McMullin Group’s Northpoint Enterprise Park," he said.
"Genesis Developments had sold out a speculative 11 unit development and was now in the process of building another high-end speculative 20 unit development next door on the back of those sales, while at MAB’s Alliance Business Park nearby, six lots were sold or under offer in the last stage of that development.
"In the south-east a private Melbourne based developer has purchased the last three vacant parcels of industrial land totaling 7000 square metres at Hallam Central Business Park for just over $2 million with plans for speculative development, while in the west 13 development sites totaling 12.8 hectares at Goodman’s Westside Industrial Estate, also earmarked for speculative development, sold for more than $20 million over just four weeks in January and February."
