A new 25-storey apartment tower proposed for Mercer Street would push Geelong’s western gateway skyline higher, with Morphy Birrell Property Group lodging plans for a project directly beside one of the city’s most significant heritage streetscapes.

The <a href="https://www.apartments.com.au/architects/fk-australia">FK</a>-designed development at <a href="https://www.apartments.com.au/new-apartments/65-67-mercer-street-geelong-vic-3220">65-67 Mercer Street</a> has now been referred to Victoria’s Planning Minister. The site sits opposite the Geelong rail corridor and immediately south of the heritage-listed St Peter and Paul’s Catholic Church and Ashby Hall precinct.

Rather than compete with the neighbouring ecclesiastical buildings, the proposal adopts a sculpted podium intended to reference the materiality and scale of the heritage context. Planning documents note the design draws cues from the “dark stone brick” church and surrounding masonry buildings, while the tower above transitions into a softer, curved form oriented toward Corio Bay and the Geelong waterfront.

The development forms “Stage 5” of Morphy Birrell Property Group’s broader Mercer Street precinct strategy, following the completion of the 21-storey Miramar tower on Cavendish Street and several additional approved redevelopment stages nearby. Planning consultants Ratio said the proposal “represents an exemplary development outcome” aligned with the strategic ambitions for Central Geelong’s continued urban renewal.

The mixed-use project would replace an existing low-rise commercial building and surface parking area on the 3,320 sqm corner site. FK’s urban context report describes the proposal as a residential development comprising apartments, resident amenities, commercial space, and integrated landscaping positioned to maximise bay views and northern sunlight access.

Renders show a deeply articulated tower with curved balconies stepping above a lower masonry podium that frames a landscaped forecourt facing Mercer Street. The design intentionally preserves sightlines toward the adjacent church buildings, with the podium scaled to reinforce the heritage edge before the tower recedes upward.

The planning report highlights the site’s strategic location within 400 metres of key Geelong destinations including Cunningham Pier, the Geelong Station precinct, Deakin University, and the convention centre. Bus services run directly along Mercer Street, while the Corio Bay foreshore sits around 100 metres north of the site.

The proposal arrives amid accelerating redevelopment across central Geelong, where planning policy continues to encourage higher-density housing close to transport infrastructure and the waterfront. Mercer Street in particular has emerged as a focal point for taller apartment development due to its proximity to Geelong Station, the bay, and major civic infrastructure.

Development giant&nbsp;<a href="https://www.apartments.com.au/developers/hamton">Hamton</a> and joint venture partner Hostplus have revealed the next residential stage of their $3 billion Moonee Valley Park masterplan, lodging plans for 512 more apartments within the precinct on surplus racecourse land at 110 Wilson Street, Moonee Ponds.

The proposed development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/trackside-house-110-wilson-street-moonee-ponds-vic-3039">Trackside Gardens</a>&nbsp;in the planning application, follows the <a href="https://www.apartments.com.au/news/vic/first-look-exclusive-hamton-and-hostplus-reveal-sixth-stage-of-moonee-valley-park-masterplan">recent unveiling of the sixth-stage Cox Place Precinct</a> and continues the long-running transformation of the Moonee Valley Racecourse into one of Melbourne’s largest urban renewal projects.

Positioned on the north-eastern edge of the racecourse adjacent to CityLink, Trackside Gardens will comprise three residential buildings rising between 61.8 metres and 86.4 metres within a heavily landscaped precinct shaped by Hamton’s Nature Based Cities framework.

The project forms part of the broader Moonee Valley Park redevelopment being delivered by Hamton, Hostplus and the Moonee Valley Racing Club, which is reshaping the 40-hectare racecourse site into a mixed-use neighbourhood with housing, retail, commercial space, hotels, parkland and community infrastructure.

Trackside Gardens sits separately to the recently proposed Cox Place Precinct, a five-building stage comprising around 1,100 residences, two build-to-rent buildings, two build-to-sell towers, retail, office space, and a hotel overlooking the racetrack. Together, the projects continue to accelerate housing delivery across the precinct.

“The architectural vision for the proposed development centres around buildings in a botanical park setting that champions the important role of nature,” the planning submission states.

“The proposal incorporates principles of biophilic design, with landscape and environmentally sustainable development influencing the ultimate design response of the buildings and prioritising the ground plane to ensure a high amenity for both occupants and visitors.”&nbsp;

Trackside Gardens will deliver 512 apartments across the three buildings, alongside 518 basement car spaces and 523 bicycle spaces. Around 20 per cent affordable housing is proposed across the broader North East Precinct, equating to around 158 dwellings.&nbsp;

The affordable housing component will be concentrated within the Wilson East building, while the remaining apartments are expected to be delivered as build-to-sell residences.

Trackside Gardens has been designed around Hamton’s Nature Based Cities initiative, founded by Executive Chair Paul Hameister OAM in partnership with the University of Melbourne, Urbis, Ark Resources and Tract. The initiative promotes integrating higher-density urban development with significant biodiversity, tree canopy and landscape outcomes.

A comprehensive landscape strategy would introduce deep soil planting, vertical greening, communal gardens, and new pedestrian links throughout the site.

Planning documents state the development is targeting a 5 Star Green Star Buildings rating, a 7.5-star average NatHERS rating, and “Exemplary” Nature Based Cities certification.&nbsp;

The proposal joins an expanding pipeline of approved and proposed buildings within Moonee Valley Park, including the recently launched Eveline apartments and the approved Grandstand North and South towers.

Family owned property firm GLG has submitted plans for its $35 million Mount Gambier retail precinct to the South Australian government department for approval.
The 58-72 Commercial Street East site spans an area of 24,400 sqm. 
The retail precinct will come up at the Target site (acquired by GLG in 1980) and the adjoining Fidler and Webb site (acquired by GLG in 2013). 
The office of the State Coordinator-General of the Government of South Australia for the Development Assessment Commission (DAC) will determine GLG’s development application.
Supermarket chain ALDI and Target have already committed themselves for the new complex. ALDI will occupy a 1,740 sqm space and Target will occupy a new 5,710 sqm tenancy, supported by a new light-filled mall, 31 specialty retail tenancies and circa 300 on-site car parks.
“We’re really excited to announce our development plans for what will be named the ‘Fidler &amp; Webb’ retail centre in recognition of the site’s rich history and relevance to Mount Gambier,” said Campbell Blennerhassett, director of GLG.
The firm’s proposed plan occupies the entire city block barring the plot of land where the South Australian Hotel stands. 
"Together with our consultants, we believe the project will create a key shopping destination for the limestone coast region, while providing employment and economic benefits significant to Mount Gambier, regional South Australia and the state as a whole.”
The proposal comprises a single storey, connected development with more traditional tenancies presenting to Commercial Street East that also draw references from the original Victorian Fidler &amp; Webb Ltd façade, said Tim Hargreaves, senior project leader of ClarkeHopkinsClarke Architects.
“A number of shops will also present to Ferrers Street with a central atrium and market square encouraging strong pedestrian links through the site. GLG to develop $35 million shopping centre in Mt Gambier

Victorian shopping centres are emerging as the asset of choice for Chinese investors, with the sale of Arena Shopping Centre in Melbourne for $48 million being the latest transaction. 
Over the past 15 months, Chinese investors have spent more than $380 million buying shopping centres across Victoria – highlighting the ongoing strength in investment appetite for well-located assets backed by strong tenancy profiles, according to commercial real estate firm CBRE.
Arena Shopping Centre is located in the south-east suburb of Officer.  
It is anchored by a 4,100 sqm Woolworths Supermarket and BWS on a 20-year lease.
It is positioned on a 2.97 ha site, and has 25 specialty retailers as well as a freestanding McDonald’s and Caltex Service Station.
The centre generates an annual income of $2.65 million per annum and the initial yield works out at 5.38%.

Chinese investor snaps up Melbourne shopping centre for $48 million

Sales in North Sydney increased in total value in the quarter to April 2017, according to CoreLogic's latest Cityscope.
The property data firm says that sales recorded in the most recent quarter totalled $524.8 million from 68 sales, an increase in total value compared to the $376.3 million from 70 sales in the quarter to January 2017 but a decrease compared to the $566.9 million from 85 sales in the quarter to October 2016.
This quarter brings the twelve-month total value of sales to $1.915 billion, a decrease from the $2.075 billion recorded for the previous year.

No discussion on office market is complete without taking stock of the Sydney office market.
Since the start of 2017, the Sydney CBD office market has continued its market movement trend of 2016, with a decrease in both vacancy rates and incentives and an increase in average market rental rates, according to valuation firm Herron Todd White’s April office market report. 
Sydney is a rising market on HTW’s office property clock.

Due to the results of strong employment growth, especially in the office jobs created throughout 2016, which drives the absorption of office space, combined with additional ongoing absorption of office stock, under supply and rising rentals, we expect to see demand for commercial offices remaining strong, yields continuing to trend lower and steady vacancy rates throughout 2017. 
The Sydney metro office market vacancy rate currently stands at 6.2%, remaining the lowest of all capital cities, according to Property Council research paper dated 2 February 2017, thus reflecting the inherent strength in the Sydney market. 
An attributing factor to the compression in vacancy rates and growth in associated market rates is the commencement of the Sydney Metro Project, developing 31 new metro stations linking to Rouse Hill in the north-west through to the CBD and extending to Bankstown in the south-west. Further to this, the acquisition of secondary commercial office buildings by large-scale developers for residential or hotel conversion has further pressured the marketplace. 
“We note these acquisitions have led to the displacement of owner occupiers and tenants alike, now all in the market for available commercial office space, thus further pressuring the secondary office markets of North Sydney, Chatswood, St Leonards, Macquarie Park and Parramatta,” say HTW.
“We consider the Sydney office market to remain relatively stable in the short to mid-term, with the Property Council of Australia forecasting stable vacancy rates over the six months from January 2017.” 
An example of a recent listing was that of the iconic Australian Exchange Centre, home of the ASX, with price expectations of more than $325 million. The expressions of interest campaign closes on April 27.
The listing of the building at 20 Bridge Street in the heart of Sydney’s financial district makes it the first institutional grade Sydney CBD core offering since June 2013.

Across the board, Sydney is continuing to experience yield compression in the commercial domain. 
“We note a heated residential market along with an inherently low cost of borrowing have seen yield compression across the office sector over the past 12 to 24 months, with a strong appetite on a micro and macro level for A grade Sydney offices on long-term lease covenants to blue chip tenants. 
“We would consider this trend to continue whilst supply remains relatively low.” 
With limited stock on the market for sale or lease, demand has pushed further out to fringe locations such as North Sydney, South Sydney, Chatswood and areas in the inner west. Notwithstanding this, “we consider rental growth to continue in line with demand and limited supply”. 
With the recent surge in purchases by owner- occupiers throughout the Sydney CBD office market, investors are cautioned that competition from this segment is forcing a tightening of yields. Investors should be wary of this market force when purchasing and avoid paying over market rates to compete with owner-occupiers who tend to be less reliant on yields. 
Further opportunities in emerging office markets may be present as the government focuses on increasing economic activity and development in outer Sydney suburbs. For example, the commercial centre of Liverpool is considered to benefit from the continued residential development in the south-west, proposed construction of the Badgerys Creek Airport and the possible extension of the Sydney Metro with a direct line from Bankstown to Liverpool, all of which will in time increase economic activity, employment viability and demand for commercial office assets. However, caution is drawn to the ability for emerging markets to withstand an economic or market downturn compared to established locales and other significant commercial hubs. 
Further opportunities within the commercial office market may be present in assets which are feasible for further subdivision. The rise of creative office suites, prevalent within the Southern Sydney office markets for example, has been driven by the demand for smaller assets catering to start-up companies with less capital that require lower priced assets or shorter or more flexible leasing terms. The increased focus on smaller companies has seen the rise of small scale business parks, sub-leasing sections of larger offices and the serviced office business model. Although smaller tenancy areas can derive greater returns due to the economies of scale principle, smaller offices tend to have increased risk due to the high turnover of tenants given shorter leasing terms. Caution may be drawn to the ability of an asset manager to derive adequate returns via minimising vacancy in addition to the aptitude to sustain a competitive asset within a market that could be easily saturated. 
While the outlook for Sydney’s office market is positive, as ever, caution as to the sustainability of current and projected office trends is recommended with road blocks to growth possible, including the very real and significant potential for a downturn in the local and wider residential market which will have a major impact on the wider economy, potential stock market volatility after recent record gains and political instability (both national and international).

Demand to stay strong for Sydney office market, yields to trend lower: HTW

The purpose of the “agile” working style is to help businesses adapt to turbulent markets by adopting a fast and flexible approach to work.
In one sense, it should come as no surprise that ANZ’s chief executive Shayne Elliot recently announced that ANZ will be shifting parts of its workforce to this style.
With the bank’s recent withdrawal from Asia and subsequent lower than expected revenues, this is part of ANZ refocus on its core business. In fact, each of Australia’s big four banks might be looking to become more efficient and responsive in the face of a tightly regulated market and slowly building retail banking competition from newer financial technology companies.
In another sense though, it’s surprising that one of Australia’s largest banks should signal such a profound change in work style. Finance is certainly not where agile got its start.
The origins of agile
The forerunners of agile stretch back as far as the Plan-Do-Study-Act method developed by Walter Shewart at Bell Labs in the 1930s and the Toyota Production System, based, in part, on the quality and systems thinking of Shewart’s student, William Edwards Deming.
However, agile as we understand it today is seen as emerging from software programming communities. It crystallised when 17 software developers gathered at the Snowbird ski resort in Utah in 2001 to share and refine their approaches to software development.
One of the participants had been reading a book on major companies coping with turbulent markets, called Agile Competitors and Virtual Organizations: Strategies for Enriching the Customer. Drawn to the agile’s connotations of speed and responsiveness, the group eventually adopted it as the moniker for their movement.
They published their views in The Manifesto for Agile Software Development, intending to help accelerate developers’ efforts to reliably produce software of the highest quality. Agile has since spread beyond the confines of IT to the other types of work and other organisations.
How to work in an agile style
As academics Rigby, Sutherland, and Takeuchi explain, agile now covers a broad range of methods, each varying according to their guiding principles and work rules. The three most well-known methods are scrum, lean, and kanban.
Scrum focuses on structuring teams to work across functions in a business, using creative and adaptive teamwork, daily stand-up meetings, and project reviews to quickly invent solutions and improve team performance.
Lean focuses on eliminating waste in systems and does not prescribe work rules to achieve this in the same way as scrum.
Kanban aims to shorten the time between the initiation and completion of work by visualising workflows, restricting the work being done at each stage in development, and measuring work cycle times to detect improvement.
ANZ seems to be most interested in the scrum method. ANZ’s Head of Product Katherine Bray stated:
There are vestiges of roles that we recognise, but with the underpinnings of hierarchy totally blown apart…[A scrum coach] is not your boss, that’s a coach, who is a peer. That product owner is not your boss, they’re a product owner who defines the how, and you galvanise around that.
Going back to the origins of agile and system thinking, it seems clear the agile approach is most likely to succeed where the organisation adopting it possesses structural modularity. Modularity proposes that organisations structure themselves in a way that allows teams to produce work that is layered, discrete, and testable.
This is what Bray is talking about - a radically new approach to roles and work styles at ANZ.
We might dismiss this whole reorganisation as marketing theatre, but intensifying competition and rapid change are all too real. This means many Australian businesses will have to come to terms with agile approaches if they are to remain responsive and competitive.
By taking up agile’s shift from top-down management to teams that organise themselves, and from a focus on compliance to a focus on innovation, ANZ is making its intent clear. It wants to achieve different results by doing things differently – surely a sane approach to change.
Yet this idea challenges the conventional structure and ethos of banks and similarly run businesses. These organisations are built to be secure and centralised in service of efficiency; modularity pushes them to be integrated and decentralised in service of innovation.
Modularity and agility are not easy to achieve. But they are fast becoming necessary if large companies, like ANZ, are to move with the times and adapt well to market turbulence.

The agile working style started in tech but it could work for banks

The office vacancy rate in Melbourne's city fringe locations fell to 3.47 percent in March from 4.96 percent in September 2016, according to Colliers International’s Metro Office report.
“This is the lowest vacancy rate that Colliers International has ever recorded for the City Fringe market, and is the outcome of strong demand and very low levels of supply," said the report.
More than 23,000 sqm of office space was absorbed in the year to March 2017, about 9,000 sqm higher than the long-term annual average net absorption rate.
"While creative type tenants have always been attracted to the City Fringe market, tenant take up was seen across a variety of industry types, including National Home Doctor Service (Health), Grey Innovation (Technology), BSGM (Construction) and The Promotions Factory (marketing/manufacturing),” the report stated.

Colliers says that it’s not surprised that these strong demand levels and reduced options for tenants in the city fringe has given rise to good rental growth – both face and effective.
“Effective rents grew a record 22.7 percent in the year to March 2017. This effective rental growth is made up of a 13 percent rise in face rents, and a significant reduction in average A Grade incentives from 21 percent to 14 percent."
The secondary grade market is also benefiting from this strong demand with rents growing by 10 percent year on year, with incentives now averaging 18 percent.
Incentives in both the prime and secondary grade markets are low by Melbourne-wide standards (the CBD is averaging 29 percent), indicating the popularity of the city fringe market with tenants.
Owners of secondary grade stock have been taking advantage of the strong market conditions and, where space does come vacant, refurbishing their stock to attract the growing number of tenants who want non-conventional office space in the most sought after city fringe locations.
"The owners of Building 8, 658 Church St and 570 Church St in Richmond have recent leasing success stories following significant vacancy and subsequent refurbishment of their buildings,” the report said.

Both buildings were fully let post upgrade works, with incoming tenants paying significantly more rent than the outgoing tenants in order to secure the space.
It is expected that over the remainder of 2017 and into 2018, rents will continue to rise, Colliers says.
“Following the record rental growth over the year to March 2017, we expect that effective rental growth over the year to March 2018 will be 7.5 percent. While lower than the rate we have seen in this past year, this is still well above the long term average growth rate of 4.7 percent per annum.
"Developers, however, have been taking notice of the increase in demand, and the next supply cycle is well and truly underway."
There are currently 17 buildings in planning/mooted stage in the city fringe, a far cry from previous years where residential development dominated the landscape.
A total of 111,500 sqm is planned for construction to 2020, and a further 89,000 sqm in the ‘mooted’ stage.
The next year of supply will be relatively modest, with 10,500 sqm due to complete, said the report.
However, over 2018 and 2019, approximately 95,000 sqm of new supply will come on to the market, according to Colliers.

“It is anticipated that at this point in the cycle, incentives will begin to rise.
"Interestingly, the City Fringe market will also reach an important milestone over the next supply cycle– it will become a million square metre market.
There is currently just over 965,000 sqm of office stock in the City Fringe, and by the middle of 2019 we expect supply to tip over the 1,000,000 sqm mark."
The long-term average vacancy rate for the city fringe is 6.2 percent.
"We expect the vacancy rate to stay well under this level until March 2020, when large chunks of supply will tip the vacancy rate up to 7.7 percent,” the report stated.
Colliers says that the Melbourne CBD will also be in the midst of a supply cycle at this time, which will place further pressure on landlords to do competitive deals.
Strong demand in the city fringe hasn’t been confined to the leasing market. Of the $1.37 billion of deals in the Melbourne Metro market in 2016, 70 per cent - or $967 million worth of sales – were transacted on city fringe assets.
"Unsurprisingly, this level of activity had an impact on yields, and we saw 100 bps of compression over the year to March 2017."
A Grade yields now average six per cent in the city fringe.
"Current yield spreads of 327 bps are above the long-term average spread of 315bps, so we expect there is still room for yield compression in this cycle, particularly given the strong leasing conditions,” said the report.

Melbourne city fringe office vacancy rate declines: Colliers

A modern, single-level, warehouse at Richmond on Melbourne’s CBD fringe sold recently at auction for $791,000 through Teska Carson.
The <a href="https://www.realcommercial.com.au/property-retail-vic-richmond-502315910" target="_blank">30 Baker Street</a> property is within a short distance of Victoria Street retail and entertainment strips, trams and trains.
The property was offered with with vacant possession and includes a 130 square metre warehouse building currently used as a fully-fitted automotive workshop. 
The site is zoned Mixed Use.
According to marketing agents, Teska Carson’s Anthony Choi and Fergus Evans, the property was one of the "best city fringe offerings to hit the market recently".
Choi said the area had benefitted from a number of high profile residential and commercial developments, driven by population growth and the attraction of Richmond’s well documented retail and entertainment offerings, as well as its proximity to the CBD.

Uber is not alone in working towards flying cars. But is this realistic, or just marketing hype?
To many of us, the concept of flying cars is synonymous with the future, just like silver jumpsuits and gourmet food in the form of a pill. Those dreams have not yet materialised so what about flying cars?
How is this a car?
The classic idea of a flying car was just that: a car that could somehow fly.
A Flying Car
Filmed in the 1940s in Italy, a propeller driven automobile that flies makes its first test flight.
In fiction, the author Ian Fleming was a fan of flying cars, writing his novel Chitty Chitty Bang Bang around the concept in 1963. He also included a flying car in his James Bond novel (1964) and subsequent film, The Man with The Golden Gun. These concepts are based on a car with wheels that can drive on the road but is also capable of flying when required.
Science fiction writers and directors have often dispensed with the need to have future vehicles ever drive on the road. Instead, the “cars” are simply small aircraft such as the one Anakin Skywalker used in the Star Wars film Attack of the Clones.
The recent flying car announcements vary in type from single-seat, multi-copter drone-type aircraft, to road-style cars that turn into light aircraft and small flying boats that hover above the water.
It would appear that almost any small flying vehicle capable of transporting a person is now referred to as a flying car. But clearly they are really just a kind of small aircraft.
How safe?
Any potential passenger will want to know: “How safe is this contraption?”
The likely answer right now is “not very safe”, as with all early-stage technology. Companies are working feverishly to make their aircraft “safe enough” in the hope of convincing regulators and governments that the vehicles can be entrusted with human lives.
But there are incredible safety challenges. One of the biggest is what to do when things go badly wrong.
With a normal car, you can often just slow to a halt and stop. But a flying car might fall out of the sky, killing not only its occupants but potentially bystanders too.

The Chinese company Ehang is proposing to equip its flying car service in Dubai with a parachute. This service will apparently take a single occupant from the roof of one Dubai skyscraper to the roof of another.
Should the parachute deploy, it is not clear whether the vehicle will have any way to control where it lands, or how safely.
In the existing aviation industry, much of the mechanics of flying is automated. Given the challenges of a person flying compared to driving a car, and the efforts to reduce human error in aviation, there is even more likelihood of flying cars becoming automated so that no human pilot is needed.
But there will be differences between existing aviation practice and flying cars. Passenger jet air travel owes much of its impressive safety record to improvements in aircraft maintenance procedures and our understanding of failures. It is unlikely that the business case for small flying cars will allow for such rigorous practices.
Instead, flying cars will be less complex than modern jets, and the latest demonstrators show exactly that.
The use of large numbers of small electric motors, such as in the Lilium all-electric aircraft, reduces the maintenance complexity drastically. It also provides an inbuilt measure of redundancy in case one motor fails.

How fast, how far?
Wouldn’t it be great to avoid the traffic and public transport congestion of our major cities? We think so.
For example, it currently takes 23 minutes to drive the 19km from our offices in Brisbane to the domestic airport, when traffic is freely flowing.
If we could fly from our office roof (and there is a pad on our roof that is ideally suited to deploying a flying car), the trip would only take 8 minutes.
We’d get a double boost, first from flying at an average speed of (say) 100kmh, and second by taking the straightest path, a mere 13km.
This example journey is well within the capabilities of the flying cars being demonstrated today.
Of course it may be that authorities mandate that we stick to flight corridors reserved for flying cars, so a direct route is not always an option. These corridors may be strategically located over low-risk areas of land that have minimal population.
How easy?
There are lots of things about flying cars that are hard, but some problems may become easier.
There is a lot more space available for cars when you when you have access to three dimensions for travel, as long as the navigation challenges are solved.
Using the several hundred metres of space above the ground means you can potentially have a lot less traffic congestion. You also don’t need to build and maintain expensive road infrastructure.
For self-driving flying cars, moving into the sky actually makes some aspects of planning and traffic control easier.
How much?
It is too early to know how the economics of flying cars will work.
Given the huge regulatory hurdles, the safety issues to overcome, and the lack of special infrastructure to support flying cars (such as take-off and landing areas and charging points for the all-electric aircraft), it is difficult to estimate what a trip should cost.
The current non-flying car ride-sharing companies such as Uber appear to be operating at a massive loss.
The price paid by the consumer in an Uber vehicle is reported to be on average less than half the actual cost of the trip, but the company is hoping to recoup some of these costs by implementing driverless cars. Given that there’s even more chance that flying cars will be driverless, maybe the economics will be favourable.
What would a consumer be willing to pay to possibly get to their destination in half the time? There’s at least one famous historical example in Concorde that posed that same question, and had safety issues. Sadly, its supersonic passenger flights are not available any more.
How long the before I can fly to work?
There is still so much to do before flying cars can become common. The technology has come a long way, mainly due to the rapid development of drones. But the technology of the flying machine itself is just one part of a very complex system.
Like ground-based self-driving cars, it’s likely that if they ever happen, flying cars will occur in certain priority areas first.
Imagine a cheaper but still expensive option for high-level executives, such as the Dubai proposal.
For the rest of us, we may already be walking around in silver jumpsuits and eating meals in a pill before we get to ride in a flying car.

The future of flying cars: science fact or science fiction?

A major construction milestone has been reached at Investa Office Fund’s new commercial office development, located at 151 Clarence Street in Sydney’s CBD.
The Barrack Place project will see a total of 40,000 cubic metres of concrete used and will generate a total of 2,000 jobs. It is being developed in collaboration with contractor Built, who are conducting the first concrete pour on the 18-level tower.
The concrete pour marks the end of a 12 month excavation process, which saw the existing B-Grade building on-site demolished. The next stages of the construction will see concrete pours for the footings, slabs and lift-cores, followed by floor by floor structures.
“Barrack Place will deliver something new to the Sydney CBD office market and will provide an important connection to Martin Place through to the Western Corridor,” remarked Mark Tait, group executive and head of commercial development, Investa.
“The open courtyard through site-link and retail precinct offering is set to create a new city destination. It will also complete at a time when the CBD market is lacking brand new quality office stock, so we expect tenant demand to continue to be strong,” he said.
Designed by Architectus, Barrack Place will deliver a 22,000 square metre workplace to the Sydney CBD. Its design places flexibility at its core, aiming to cater for open-plan offices and dynamic workspaces, which are complemented with smart building technology.
“Barrack Place has provided us with the opportunity to demonstrate the future of construction showcasing new levels of Building Information Modelling,” added Brett Mason, managing director, Built.
“We have worked closely with the project team to develop a highly detailed virtual model that goes beyond 3D modelling, to 6D modelling that links programme, cost control and facilities management modules,” he said. 
“This allows us to steer the most efficient construction process with one source of truth, removing cost, co-ordination and duplication inefficiencies. The model will also continue to inform the ongoing performance and optimisation of the building long after project completion.”
Engineering group Arup has already pre-committed to 35 per cent of Barrack Place on the podium levels from Level 1 to 6, and discussions continue with prospective tenants in the marketplace.
