A new 25-storey apartment tower proposed for Mercer Street would push Geelong’s western gateway skyline higher, with Morphy Birrell Property Group lodging plans for a project directly beside one of the city’s most significant heritage streetscapes.

The <a href="https://www.apartments.com.au/architects/fk-australia">FK</a>-designed development at <a href="https://www.apartments.com.au/new-apartments/65-67-mercer-street-geelong-vic-3220">65-67 Mercer Street</a> has now been referred to Victoria’s Planning Minister. Rather than compete with the neighbouring ecclesiastical buildings, the proposal adopts a sculpted podium intended to reference the materiality and scale of the heritage context. Planning documents note the design draws cues from the “dark stone brick” church and surrounding masonry buildings, while the tower above transitions into a softer, curved form oriented toward Corio Bay and the Geelong waterfront.

The development forms “Stage 5” of Morphy Birrell Property Group’s broader Mercer Street precinct strategy, following the completion of the 21-storey Miramar tower on Cavendish Street and several additional approved redevelopment stages nearby. Planning consultants Ratio said the proposal “represents an exemplary development outcome” aligned with the strategic ambitions for Central Geelong’s continued urban renewal.

The mixed-use project would replace an existing low-rise commercial building and surface parking area on the 3,320 sqm corner site. FK’s urban context report describes the proposal as a residential development comprising apartments, resident amenities, commercial space, and integrated landscaping positioned to maximise bay views and northern sunlight access.

Renders show a deeply articulated tower with curved balconies stepping above a lower masonry podium that frames a landscaped forecourt facing Mercer Street. The design intentionally preserves sightlines toward the adjacent church buildings, with the podium scaled to reinforce the heritage edge before the tower recedes upward.

The planning report highlights the site’s strategic location within 400 metres of key Geelong destinations including Cunningham Pier, the Geelong Station precinct, Deakin University, and the convention centre. Bus services run directly along Mercer Street, while the Corio Bay foreshore sits around 100 metres north of the site.

The proposal arrives amid accelerating redevelopment across central Geelong, where planning policy continues to encourage higher-density housing close to transport infrastructure and the waterfront. Mercer Street in particular has emerged as a focal point for taller apartment development due to its proximity to Geelong Station, the bay, and major civic infrastructure.

Development giant&nbsp;<a href="https://www.apartments.com.au/developers/hamton">Hamton</a> and joint venture partner Hostplus have revealed the next residential stage of their $3 billion Moonee Valley Park masterplan, lodging plans for 512 more apartments within the precinct on surplus racecourse land at 110 Wilson Street, Moonee Ponds.

The proposed development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/trackside-house-110-wilson-street-moonee-ponds-vic-3039">Trackside Gardens</a>&nbsp;in the planning application, follows the <a href="https://www.apartments.com.au/news/vic/first-look-exclusive-hamton-and-hostplus-reveal-sixth-stage-of-moonee-valley-park-masterplan">recent unveiling of the sixth-stage Cox Place Precinct</a> and continues the long-running transformation of the Moonee Valley Racecourse into one of Melbourne’s largest urban renewal projects.

Positioned on the north-eastern edge of the racecourse adjacent to CityLink, Trackside Gardens will comprise three residential buildings rising between 61.8 metres and 86.4 metres within a heavily landscaped precinct shaped by Hamton’s Nature Based Cities framework.

The project forms part of the broader Moonee Valley Park redevelopment being delivered by Hamton, Hostplus and the Moonee Valley Racing Club, which is reshaping the 40-hectare racecourse site into a mixed-use neighbourhood with housing, retail, commercial space, hotels, parkland and community infrastructure.

Trackside Gardens sits separately to the recently proposed Cox Place Precinct, a five-building stage comprising around 1,100 residences, two build-to-rent buildings, two build-to-sell towers, retail, office space, and a hotel overlooking the racetrack. “The proposal incorporates principles of biophilic design, with landscape and environmentally sustainable development influencing the ultimate design response of the buildings and prioritising the ground plane to ensure a high amenity for both occupants and visitors.”&nbsp;

Trackside Gardens will deliver 512 apartments across the three buildings, alongside 518 basement car spaces and 523 bicycle spaces. Around 20 per cent affordable housing is proposed across the broader North East Precinct, equating to around 158 dwellings.&nbsp;

The affordable housing component will be concentrated within the Wilson East building, while the remaining apartments are expected to be delivered as build-to-sell residences.

Trackside Gardens has been designed around Hamton’s Nature Based Cities initiative, founded by Executive Chair Paul Hameister OAM in partnership with the University of Melbourne, Urbis, Ark Resources and Tract. The initiative promotes integrating higher-density urban development with significant biodiversity, tree canopy and landscape outcomes.

Constructed from cedar wood over a single level, the home can be a country residence, holiday getaway or, in its current form, as short-stay accommodation. The brewery, restaurant and cellar door have long-term tenancies in place.
The leased brewery, cellar door, vineyard and homestead return a rental income of $445,000 a year. The land is zoned for viticulture and tourism.

Owner Murray Burton, who bought the property seven years ago, says the property was initially mooted as a cellar door to promote Ferngrove’s Killerby label, but after further consideration his family decided to establish the brewery, which his son now runs.
“I set up Ferngrove Vineyards back in 1998 in Frankland River but we wanted a site in Margaret River so we looked around and found that particular site,” he was cited as saying in an article in www.realcommercial.com.au.
“We wanted to go down the path of establishing a cellar door but had to think a little bit wider than just a cellar door, so that’s where the brewery came in,” Burton says.
The property has great potential for more short-stay accommodation and tourist attractions, Burton said
Listing agent Phil Melville of CBRE said it would make a solid investment for someone seeking a change of pace in the south-west.
“It’s in a fabulous part of Margaret River on Caves Road, which is the main tourist strip leading in to the town and it’s only a short distance from the coast,” he said.
Melville is taking offers on the property, which is expected to fetch at least $6 million.

Two warehouses in Melbourne's Preston change hands for $2.2 million

Amid increasingly irrational media coverage of property markets, occasionally there is a mild outbreak of common sense.
It’s doesn’t happen often, but sometimes someone who understands real estate and doesn’t have publicity as their prime objective will comment – and a media outlet will actually print it.
It’s unusual because media tends to favour sensational negatives from non-specialists for whom the main motivation is generation of publicity.
Amid the great seething mass of nonsense about housing affordability – dominated by people arguing their vested interest, political world-view or pet theory, often with a silver-bullet miracle solution – there is the occasional commentator who understands the issue.
This rare moment of common sense on the affordability issue came from Ken Morrison, CEO of the Property Council of Australia:
“For 20 years we have had a logjam of costly regulation, poor planning decisions and excessive taxation across all levels of government. This has driven up construction costs, impeded supply and resulted in the dramatic increase in house prices in our major cities …
“This affordability cauldron has taken years to develop, and it will take concerted effort over many years to unwind ...
"Too much of the housing affordability debate has misdiagnosed the problems, focused on measures that won't do anything to fix affordability, or set out to blame scapegoats for political convenience.”
That’s the best summary of the issue I’ve seen in all these years of hot air, parliamentary inquiries, political rhetoric, media outrage and lack of decisive action. But it has been drowned by the tsunami of emotive misinformation that has dominated the “debate”.
Then we have the issue of the alleged bubble, over-valuation of housing and impending collapse of values – usually from overseas observers looking at Australia through a very long telescope, although also from the usual local suspects such as Shane “Why can’t I ever get this right?” Oliver or Steve “Why are people still listening to me?” Keen.
Media just loves hearing from anyone silly enough to predict that our housing values will fall massively.
And then, recently, out of the blue someone with a rational, well-thought-out viewpoint was given some minor airplay.
Stephen Halmarick, chief economist at Colonial First State Global Asset Management (Australia’s biggest fund manager), said that the risks of a residential property crash were being exaggerated. He said he’s heard stories of impending doom in the property market for most of his 30-year career, but he doesn’t see any more risk of a crash this time.
“I do get a little bit worked up sometimes when I read in the paper that there will be lots of mortgage stress if interest rates rise sharply,” Halmarick said. “But inflation would have to increase dramatically above the target range before that occurs. So you ask yourself the probability of those things happening - and I think it is pretty low …
“I’ve seen so-called experts from overseas — usually Americans — saying that the housing market in Australia is a bubble that’s going to burst and take the banking system with it. They’ve been telling me that for 25 years and they’re still wrong.”
While he conceded that there are pockets of concern in the eastern capital cities, Halmarick said the Australian housing market “isn’t as vulnerable as some of the headlines would lead you to believe”. And he does not see much risk to the financial system from the property market.
“People just look at gross debt to income, which is high, at 190%,” he said. “But if you look at net debt to income — taking account of the redraw facilities — household debt has been roughly flat since 2006 because people have used the lower interest rates to repay their mortgages faster.
“So the value of housing assets has gone up a lot, as have super funds and other investments of households. So their net wealth continues to rise and is actually close to record highs.”
Many articles have characterised the current situation as a national property boom, with prices either soaring or skyrocketing – everywhere, apparently – and “white hot” markets running rampant with growth that is unprecedented.
And then recently Property Observer quietly put that into perspective with some data which showed that, compared to the previous cycle, it’s all far from extraordinary and unprecedented.
It reported that capital city dwelling values (the average across the eight cities) have risen 45 percent in the past seven years, compared to a rise of 98 percent in the previous seven years (2000 to 2007).
“So far this decade, dwelling values growth is less than half that over the same period last decade,” Property Observer reported.
This is because that previous period included the last time Australia had a genuine nationwide property boom. In 2003, according to ABS data, every capital city grew at least 13 percent in terms of median house prices, with four cities above 20 percent growth.
We haven’t had anything remotely like that this time around. The overall city growth figure for the past seven years is relatively low because only Sydney has had consecutive years of double-digit growth, while Melbourne has only recently challenged. Perth and Darwin have been going backwards for four years, while Adelaide and Brisbane have delivered very little growth. Hobart and Canberra have recently sprung to life.
So the scenario across the past four years has been big performance in Sydney, un-matched by any other city. Sydney’s situation dominates coverage by media, which has tended to extrapolate the city’s growth and pricing levels to the rest of the nation, creating a national crisis.

West Hobart has notched up the highest median housing price increase in Hobart, according to Investar’s latest report.
The property investment report says that in the past year West Hobart’s median unit price rose by 25 percent.
This is followed by Howrah with 20 percent and Sandy Bay with 18 percent.

West Hobart scores 25 percent housing median price growth: Investar

Balwyn has emerged as the most expensive Victorian locality for purchasing houses, according to Investar’s latest report.
The property investment firm says that the median house price at Balwyn is $3.1 million.
This is followed by Kew with $2.975 million and Camberwell with $2.5 million.

Balwyn median house price at $3.1 million: Investar

Stockland’s makeover of the first section of its Green Hills mall in East Maitland, NSW is over, with the developer officially opening it.
The $412 million redevelopment and expansion of Stockland Green Hills is expected to be complete in 2018.
Upon completion in mid-2018, the centre will more than double in size to around 74,000 square metres and will feature the first new look David Jones department store in the Hunter, a new 900 seat Hoyts cinema and around 225 tenancies with a vibrant new dining and entertainment precinct that will be the biggest and best in the region.
The first section’s open brought 14 retailers to Stockland Green Hills, including Cruise Travel, L’Amore Nails and Toto Sushi, all new to the centre, and Blooms The Chemist, according to Stockland’s website.
Ten retailers made their return to the centre’s brand new premises, including Best&amp;Less, The Reject Shop and MyHouse.
“Today we are one step closer to transforming Stockland Green Hills into a vibrant, thriving shopping, leisure and entertainment destination that is set to be the pride of the Hunter,” Tim Beattie, Stockland general manager, Design and Development, said.
The redevelopment is on track to generate more than 2,600 jobs, including 1,350 construction jobs, 1,250 direct full time jobs in retail, customer service and hospitality, and some 1,200 flow-on jobs for local suppliers.
The opening was attended by Meryl Swanson MP, Federal Member for Paterson; Jenny Aitchison MP, State Member for Maitland; and Mayor of Maitland Councillor Peter Blackmore OAM.

The redevelopment of Stockland Green Hills continues to steam along for the next stage, with around 17 additional, new retail stores expected to open in August 2017.

Stockland opens first section of refurbished Green Hills mall

The $8 million Orange Regional Museum has been unveiled by Australian architecture firm CRONE, following its completion in November. Covering 1,300 sqm, the museum also houses an exhibition space, visitor information centre, café and council office space.
The firm won a competitive tender process in 2013, based upon a preliminary sketch of the team’s vision of the project, which tied together the new museum, an existing library and art gallery to create a civic square and public space.
Today, the museum hosts temporary and permanent exhibitions on a variety of themes including settlement of the region, mining, the built environment, agriculture, migration, significant events and individuals from the local area.

“When designing the museum, we were confident the contemporary design of the building would be embraced by the local community and be reflective of the culture that Orange represents today,” she said.
A key feature of the design is the grassed roof, which rises from the existing lawn, to provide a public green space and new vantage point across the city of Orange. Intended as a flexible space, it can be used for a variety of functions including outdoor exhibitions.

CRONE design director Niall Durney added that the business was drawn to the project for its opportunity to create a forward thinking design that would contribute to the community and create a new destination for the area. 
“As our first regional design project, it also ties into the new direction for the company to diversify beyond commercial buildings,” he said.

Orange Regional Museum's winning design

The $600 million South City Square urban regeneration project in Woolloongabba, Brisbane has secured Woolworths and Reading Entertainment as anchor tenants.
Both retailers signED 15-year leases in response to the retail demand south of the river.
South City Square has taken on board design philosophies from some of the best projects around the world, with research including study tours of precincts such as The Grove in Los Angeles.
Its design team included hospitality and retail specialists, Six Degrees Architects, DBI Design, and Woods Bagot.
 
The leasing deals represent a substantial milestone for joint venture partners Pellicano and Perri Projects, who integrated a 13,000sqm retail component into the project to create a new retail and lifestyle destination in Woolloongabba.
The emerging suburb of Woolloongabba is located just two km from the Brisbane CBD.
Property research firm, Urbis, has forecasted the Woolloongabba catchment’s population to grow to over 33,000 residents by 2036, representing a 50 per cent increase from the current population of 22,000.
Pellicano’s Development Operations Manager, Michael Kent, said the South City Square’s vision is to provide residents south of the river with a vibrant activity centre to meet the lifestyle needs of this rapidly growing population.
“The strong interest from high profile tenants, including nationally renowned Woolworths Group and the internationally recognised Reading Entertainment, has reaffirmed our belief that South City Square will be the centre of Woolloongabba’s transformation into a dynamic retail and lifestyle precinct,” said Michael Kent.
Location IQ has reported that the current retail spend in the main trade area in Woolloongabba is estimated at over $358m per annum, and is projected to more than triple in size, increasing to $1.08b per annum over the period to 2031.
“South City Square’s retail and dining precinct is located just a three-minute walk from The Gabba, which draws over 330,000 people to its sporting events each year. That’s 330,000 people that will want to dine, be entertained, and patronise retailers before and after events,” said Kent.
Woolworths’ Regional Property Manager, Phillip Peel, said the company was thrilled to secure one of the key retail tenancies in the South City Square development.
"We are delighted to be part of South City Square’s regeneration of this former industrial site and are excited that local residents will soon have access to one of Australia’s most modern supermarkets.”
"Supermarket customers will be able to take advantage of Woolworths’ Click and Collect service - where groceries can be ordered online and picked up at a convenient time and location."
Reading Entertainment, a wholly owned subsidiary of the US listed Reading International, also saw the strong opportunity in the project, jumping on the chance to operate the cinema tenancy which will offer a world class dine-in cinema experience.
The cinemas will range from smaller, boutique theatres to a large-screen format theatre, and will be situated within the development’s double-story commercial podium.

Woolworths and Reading Entertainment secured as tenants for Woolloongabba's South City Square

Retail throughout metropolitan Adelaide has not shown any significant growth for several years, according to Herron Todd White’s latest report.
The property valuation firm says that retail trade figures published by Australian Bureau of Statistics (ABS) show retail turnover for South Australia have been at growth per quarter of below 1.5 percent since December 2014 2.4 percent growth, which was the highest quarter of growth since March 2008.
This is consistent with the national trend.
"This poor retail performance is not expected to change in the short term, with the low interest rate environment and rising house prices being offset by weak wage growth and continued softening in the labour market.
The sustainability of many businesses is challenged when retail trade continues to be this poor.
As a result, rent growth has stabilised, however in some sectors, reduced significantly. Vacancy is up and incentive use is increasing," the report stated.
Retail strip shopping has continued to show decline with cafés the best performing use.
In particular, rural retail tenancies are being negatively affected by contractions meaning that there is no demand for a commercial use.
"In some cases, within smaller towns, unless these shops can be converted to a residential use there is almost no demand.
Key locations such as The Parade Norwood, O’Connell Street North Adelaide and Jetty Road Glenelg, which are the premium suburban retail streets, remain at values out of reach to owner- occupiers, and with declining rentals they are less attractive to risk sensitive investors.
Even Rundle Mall, at the heart of the Adelaide CBD is experiencing vacancies," the report advised.
Shopping centre rents are also reported to be decreasing even within otherwise well performing centres.
This is resulting in numerous tenants being retained in ‘Holding Over’.
"Hold Over rents typically include penalty rates which may be considered better than a vacancy to the managers, this will take time to be absorbed," the report stated.
