A new 25-storey apartment tower proposed for Mercer Street would push Geelong’s western gateway skyline higher, with Morphy Birrell Property Group lodging plans for a project directly beside one of the city’s most significant heritage streetscapes.

The <a href="https://www.apartments.com.au/architects/fk-australia">FK</a>-designed development at <a href="https://www.apartments.com.au/new-apartments/65-67-mercer-street-geelong-vic-3220">65-67 Mercer Street</a> has now been referred to Victoria’s Planning Minister. The site sits opposite the Geelong rail corridor and immediately south of the heritage-listed St Peter and Paul’s Catholic Church and Ashby Hall precinct.

Rather than compete with the neighbouring ecclesiastical buildings, the proposal adopts a sculpted podium intended to reference the materiality and scale of the heritage context. Planning documents note the design draws cues from the “dark stone brick” church and surrounding masonry buildings, while the tower above transitions into a softer, curved form oriented toward Corio Bay and the Geelong waterfront.

The development forms “Stage 5” of Morphy Birrell Property Group’s broader Mercer Street precinct strategy, following the completion of the 21-storey Miramar tower on Cavendish Street and several additional approved redevelopment stages nearby. Planning consultants Ratio said the proposal “represents an exemplary development outcome” aligned with the strategic ambitions for Central Geelong’s continued urban renewal.

The mixed-use project would replace an existing low-rise commercial building and surface parking area on the 3,320 sqm corner site. FK’s urban context report describes the proposal as a residential development comprising apartments, resident amenities, commercial space, and integrated landscaping positioned to maximise bay views and northern sunlight access.

Renders show a deeply articulated tower with curved balconies stepping above a lower masonry podium that frames a landscaped forecourt facing Mercer Street. The design intentionally preserves sightlines toward the adjacent church buildings, with the podium scaled to reinforce the heritage edge before the tower recedes upward.

The planning report highlights the site’s strategic location within 400 metres of key Geelong destinations including Cunningham Pier, the Geelong Station precinct, Deakin University, and the convention centre. Bus services run directly along Mercer Street, while the Corio Bay foreshore sits around 100 metres north of the site.

The proposal arrives amid accelerating redevelopment across central Geelong, where planning policy continues to encourage higher-density housing close to transport infrastructure and the waterfront. Mercer Street in particular has emerged as a focal point for taller apartment development due to its proximity to Geelong Station, the bay, and major civic infrastructure.

Development giant&nbsp;<a href="https://www.apartments.com.au/developers/hamton">Hamton</a> and joint venture partner Hostplus have revealed the next residential stage of their $3 billion Moonee Valley Park masterplan, lodging plans for 512 more apartments within the precinct on surplus racecourse land at 110 Wilson Street, Moonee Ponds.

The proposed development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/trackside-house-110-wilson-street-moonee-ponds-vic-3039">Trackside Gardens</a>&nbsp;in the planning application, follows the <a href="https://www.apartments.com.au/news/vic/first-look-exclusive-hamton-and-hostplus-reveal-sixth-stage-of-moonee-valley-park-masterplan">recent unveiling of the sixth-stage Cox Place Precinct</a> and continues the long-running transformation of the Moonee Valley Racecourse into one of Melbourne’s largest urban renewal projects.

Positioned on the north-eastern edge of the racecourse adjacent to CityLink, Trackside Gardens will comprise three residential buildings rising between 61.8 metres and 86.4 metres within a heavily landscaped precinct shaped by Hamton’s Nature Based Cities framework.

The project forms part of the broader Moonee Valley Park redevelopment being delivered by Hamton, Hostplus and the Moonee Valley Racing Club, which is reshaping the 40-hectare racecourse site into a mixed-use neighbourhood with housing, retail, commercial space, hotels, parkland and community infrastructure.

Trackside Gardens sits separately to the recently proposed Cox Place Precinct, a five-building stage comprising around 1,100 residences, two build-to-rent buildings, two build-to-sell towers, retail, office space, and a hotel overlooking the racetrack. Together, the projects continue to accelerate housing delivery across the precinct.

“The architectural vision for the proposed development centres around buildings in a botanical park setting that champions the important role of nature,” the planning submission states.

“The proposal incorporates principles of biophilic design, with landscape and environmentally sustainable development influencing the ultimate design response of the buildings and prioritising the ground plane to ensure a high amenity for both occupants and visitors.”&nbsp;

Trackside Gardens will deliver 512 apartments across the three buildings, alongside 518 basement car spaces and 523 bicycle spaces. Around 20 per cent affordable housing is proposed across the broader North East Precinct, equating to around 158 dwellings.&nbsp;

The affordable housing component will be concentrated within the Wilson East building, while the remaining apartments are expected to be delivered as build-to-sell residences.

Trackside Gardens has been designed around Hamton’s Nature Based Cities initiative, founded by Executive Chair Paul Hameister OAM in partnership with the University of Melbourne, Urbis, Ark Resources and Tract. The initiative promotes integrating higher-density urban development with significant biodiversity, tree canopy and landscape outcomes.

A comprehensive landscape strategy would introduce deep soil planting, vertical greening, communal gardens, and new pedestrian links throughout the site.

Planning documents state the development is targeting a 5 Star Green Star Buildings rating, a 7.5-star average NatHERS rating, and “Exemplary” Nature Based Cities certification.&nbsp;

The proposal joins an expanding pipeline of approved and proposed buildings within Moonee Valley Park, including the recently launched Eveline apartments and the approved Grandstand North and South towers.

Hamton has increasingly focused on precinct-scale, nature-led communities across Melbourne’s middle-ring suburbs, with projects spanning Hawthorn, Kew, and Moonee Ponds.

I can’t see anything that would compel an investor to buy in Sydney right now, other than the FOMO (fear of missing out) syndrome.
Given four years of strong price growth in Sydney, and the proliferation of attractive alternatives around the nation, it’s not surprising that surveys indicate that many investors are looking elsewhere. The best time to buy in Sydney was 2012, ahead of the marauding pack.
But some people want to buy only in Sydney, especially those who live in the city and believe you have to buy in your own backyard (so you can drive by and keep an eye on it).
For people who think that way, the best strategy is the follow the infrastructure trail – particularly the one created by plans for the second airport.
The Federal Government announced in the Budget it would invest $5.3 billion into the Western Sydney Airport Corporation over the next 10 years. 
The corporation will build and operate the Western Sydney Airport, with earthworks expected to start on the 1,800 hectare Badgerys Creek site in the second half of 2018.
Even more important than the airport itself is what will be created around it. Big city airports generate massive employment nodes featuring businesses that want to be near it.
Commercial and industrial businesses will be clambouring to get a foothold near the airport facility. We’ve already had American defence company Northrop Grumman announcing it will invest $50 million to create a centre of excellence in the Badgerys Creek precinct.
Expect a lot more announcements like this. Many businesses will be established there before the first plane takes off.

“To have, within a week of the government deciding to build the airport, a decision by the private sector to establish a centre of excellence in aerospace and defence is fantastic news and we hope it will be the start of a massive business park in the precinct around the airport.”

Exactly. People want to live close to where they work, so demand for real estate will be strong as the Badgery’s Creek precinct evolves.
We’ve already seen considerable impact. Residential land values in the outer-western suburbs of Sydney have close to doubled over the past five years, with the Badgerys Creek airport as the prime influence.
A NSW Valuer-General’s report shows that housing land in outer-western suburbs including Mulgoa, Luddenham, Bringelly, Horsley Park and Rossmore has become highly sought-after residential property — in some cases rising in value above city trends. 
The biggest jumps in valuation have been over the past two years, in the time since (then) Prime Minister Tony Abbott announced that Badgerys Creek would be the site of the second airport.
The Valuer-General’s data shows the biggest gains in land value have occurred south of Badgerys Creek at Bringelly.
The value of one 2ha rural property jumped from $700,000 in 2012 to $1.45 million last year. A 1018m2 property’s value jumped from $270,000 to $592,000 over the same period.
The value of a typical block in Luddenham almost doubled in value between 2012 and last year, from $475,000 to $924,000, while the value of another Luddenham site rose from $755,000 to $2.7 million.
We can expect this kind of capital growth to continue as the airport – and the employment nodes that will spring up around it – get closer to reality.

Local property price growth takes off around Badgerys Creek: Terry Ryder

Coffs Harbour in New South Wales is approaching the peak of market position for offices, according to valuation firm Herron Todd White's April report, which focuses on the office market.
The office market in Coffs Harbour features an oversupply with limited enquiry for leasing at stable or slightly softer rental levels. 
There are a number of office project developments on hold until pre-sales or leasing is effected. These projects range from smaller strata title office projects to larger developments. The eastern precinct of the CBD remains prime with rental levels of $330 per square metre to $400 per square metre. 
Secondary or dated offices remain difficult to let. The impacts of reduced government spending, limited availability of grants and the retractionist policies are clearly evident in the Coffs Harbour regional office market. 
There is a lack of sales and leasing transactions within the office sphere of the market. Generally yields within Coffs Harbour remain firm based on the prevailing low interest rate climate. 
Leasing activity is restricted with serious owners having to offer lease up incentives or rent-free periods to attract quality tenants. 
As an example, a commercial building leased to a law firm at <a href="https://www.realcommercial.com.au/property-offices-nsw-coffs+harbour-502317902" target="_blank">134 West High Street</a> in the CBD recently changed hands for an undisclosed sum.
The tenant pays all outgoings and the property earns a net Income of $186,500 pa + GST.

Coffs Harbour office market is oversupplied with limited leasing: HTW

The Melbourne industrial market has opportunities for first time industrial investors with affordable price points throughout the outer suburbs, according to valuation firm Herron Todd White’s May review.
Investor opportunities are most notably outside the Metropolitan Ring Road to the west and north, east of the East Link Tollway and south-east of South Gippsland Highway. These include suburbs such as Cranbourne West, Kilsyth, Epping and Ravenhall. 
“Such locations are favoured due to their price affordability, proximity to amenities and access to main road linkages as well as nearby developing residential areas,” say HTW in their report.
So far in 2017, the industrial market in Melbourne has been tracking well, with a noticeable increase in values over the previous 12 months, it adds. 
The market has been assisted by continually low interest rates, low rental levels which continue to be stable and an increasing demand for smaller warehouse units. 
This increasing demand for small strata title warehouse units often appears to be for purchasers looking to create their own man cave without losing any space at their primary business location or at their family home. 
Increased infrastructure spending has also impacted on property values in a positive direction, with the widening of the Tullamarine Freeway, Monash Freeway and the beginning of the Western Distributor project, among others, assisting transportation and logistics businesses throughout metropolitan Melbourne. 
“In light of the above, we consider a good industrial investment property to be identifiable through these basic property fundamentals: 
<ul>
<li>Good access </li>
<li>No oversupply </li>
<li>Small to medium sized property </li>
<li>Good traffic management </li>
<li>Good ingress and egress </li>
<li>Access to sufficient parking </li>
</ul>
A property lacking in a number of the above areas would be considered unfavourable and less sought after in the market place. The industrial property market is expected to be fairly positive throughout 2017. 
Provided there is no oversupply or external shocks to the market, with population growth and increases to lower levels of the economy, property values are likely to continue growing in the short to medium term, the report concludes.

Melbourne’s industrial market offers affordable options to new investors: HTW

Commercial property sales in the Docklands have decreased in number and in total sales value, according to CoreLogic’s Cityscope.
For the quarter to January 2017, there were eight sales at a total sales value of $78.8 million, compared to 10 sales at a total value of $186 million for the previous quarter, said the property data firm. 
The yearly figures have declined in number and total value, with 37 sales at a total value of $297.8 million for the twelve months to January 2017, compared to 51 sales at a total value of $524.6 million for the previous year.

Docklands commercial property sales down in value and number: Cityscope

The 2017 retail market on the Sunshine Coast will likely continue in the same vein as the past six months, according to Herron Todd White’s recent report.
The property valuation firm says that the following things will most likely occur:
<ul>
<li>Demand for sub $2 million well leased retail properties is likely to remain strong.</li>
<li>Supply of these properties should remain tight with owners having few reasons to sell.</li>
<li>Demand for properties over this level are highly dependant upon tenant strength, however we are seeing transactions occur for older premises with either redevelopment potential or the potential to refurbish and re-let.</li>
<li>Vacancy levels in the prime locations of Hastings Street, Mooloolaba Esplanade, Cotton Tree and David Low Way, Coolum Beach are expected to remain tight. Rental rates in these areas may experience upward pressure.</li>
<li>Within the bulky goods market, vacancy levels are decreasing after significant supply added during 2015 and 2016.</li>
</ul>
Recent transactions in the market include:
<ol>
<li>Tewantin Woolworths for $17.3 million at a yield of 5.76% in November 2016.</li>
<li>Subway Maroochydore for $1.46 million at a yield of 5.63% in November 2016.</li>
<li>Retail Strata, Mooloolaba Esplanade at $1.55 million, yield of 7.41%, transacted December 2016.</li>

The Point, Buddina is a 2,500 square metre retail development comprising 15 tenancies ranging in size from 12 square metres to 680 square metres.
Asking rentals range from $450 to $1,800 per square metre net per annum. Construction has commenced with some pre-leasing commitments achieved.
"The only caution in the market remains that as yields compress, whether there is a big enough yield differentiation between primary and secondary assets," the report said.
The retail sector in Gladstone for 2017 is forecast to continue at a similar pace to 2016, with rationalisation of rentals to more affordable and maintainable levels for local retailers and continued high vacancy levels in secondary locations.
“We do not consider this is likely to change pace until there is commencement of substantial new local projects,” the report stated.
Whilst there is still no announced start date for the Stockland redevelopment (approved in 2014), some positive news to the retail sector is the opening of the new Aldi store on the corner of Boles Street and Breslin Street.
The store is set to open in early March. Property sales activity is likely to remain slow.

Sunshine Coast's retail market has strong appetite for sub-$2 million properties: HTW

Office vacancy in Sydney's Chatswood is expected to increase throughout 2017 as a number of whole floor opportunities enter the market, according to Colliers International’s latest Metro Office report.
It noted Leighton vacated 799 Pacific Highway and Lendlease will be relocating to Barangaroo from The Zenith.
Vacancy has already increased from 6.6 per cent to 7.7 per cent in the six months to January 2017 with negative net absorption of -3,310 sqm.
"As a result we expect incentives to remain stable throughout 2017,” the report stated.
A Grade property rents have increased slightly over the last six months, Colliers says.
“In the six months to March 2017 average A Grade net face rents increased marginally at 1.5 per cent settling at $510 per sqm, while incentives increased from 24 per cent to 25 per cent as a result of increased vacancy.
"We expect to see owners splitting floors and offering speculative fit-outs to drive demand in the sub 500 sqm range as heightened competition remains for whole floor space. The Zenith is already seeing success with this strategy,” the report said.
A 86 sqm office at <a href="https://www.realcommercial.com.au/property-offices-nsw-chatswood-502363334">47 Neridah Street</a>, Chatswood (above) has been listed for $825,000.

Office vacancy in Sydney's Chatswood expected to increase: Colliers

Melbourne and Coffs Harbour are approaching the peak of market cycle though there are none at the peak position, according to valuation firm Herron Todd White's industrial property clock for May.
There's none in the 'starting to decline' category as well, although competition is hot in the rising market position, with Sydney also a rising market. 
The others in this category are Hobart, Ballarat, Bendigo, Burnie, Devonport, Echuca, Gold Coast, Launceston, Lismore and Sunshine Coast. 
There are no changes to the clock as well in terms of positions. Two capital cities, Adelaide and Darwin, are at the bottom of the cycle with Perth approaching the bottom of the market as well.

Two other capital cities, Brisbane and Canberra, are at the start of the market recovery period, the clock shows. Others in recovery mode are Cairns, NSW Central Coast, Horsham, Mildura, Rockhampton and Tamworth.
While Coffs Harbour may be approaching the peak of the industrial market cycle, the rental market remains price sensitive with a broad range of rents being achieved which confirms the uncertainty in the market, say HTW. There remains a slight oversupply of smaller industrial bays in the lower price bracket and valuations of poorly leased property will invariably be lower than those with vacant possession for this owner-occupier dominated market. This is not the case for larger properties where investors are active and the strength of leases is vital to yield and value levels. 
There has been a low sale offering of large industrial property in 2017 and subsequently low volume of transactions. Available sales indicate firm yields, echoing the low interest rate climate. There is some development activity within the prime estates, with most purpose built to end user requirements. Land prices in Coffs Harbour should continue to trend upwards as supply diminishes, say HTW.

The previous sales record was $2.35 million, paid for a penthouse in the Northpoint Apartment building in October 2014.

US co-working provider WeWork’s entry into Melbourne hasn’t fazed Servcorp, which says it is a luxury brand in the flexible office ecosystem.
Servcorp is a co-working, serviced and virtual office provider.
Both Servcorp and WeWork have established themselves internationally - with locations in 54 and 36 cities, respectively, according to a media release.
Earlier this year, WeWork leased into the iconic art deco building at 401 Collins Street owned by fund manager Impact Investment Group, taking the building’s rooftop and the entire nine floors of commercial space.
Its arrival in Melbourne is part of a rising trend of co-working spaces in the city. Last year, Hub Australia opened Victoria’s largest coworking space, Hub Southern Cross, in Melbourne, spread across 3,900sqm and two floors of the historic Mail Exchange building.

Servcorp unfazed by Melbourne launch of co-working provider WeWork

Sydney's eastern suburbs prestige home auction market faces testing times.
Estate agents are concerned the top end enters the winter hibernation with a serious overload of unsold stock.
Winter traditionally sees reduced activity as buyers and agents head overseas for holidays.
The eastern suburbs has dozens of stale listings on websites and off market.
There are 12 forlorn offerings sitting on the website of the leading eastern suburbs' listers, Sotheby's International with $10 million plus hopes.
The recent $13 million plus sale of the Bellevue Hill mansion of Japanese developer Kemmori “Alex” Yasumoto and his wife Sacha to the Berger family is hoped as the icebreaker sale on the sales impasse.
Michael Pallier secured the sale of the 2000-square-metre property on Suttie Road after seven months.
But another offering, in Rose Bay has been with its Sotheby's listing agent since 2014.
Another in Vaucluse was listed in late 2015 by agent Michael Pallier.
The home at 70 Wentworth Road had an initial price guide of more than $30 million.
The five-bedroom house on more than 1400sq m of harbour front land was listed by downsizers.
“They are empty nesters, their children have grown up, left home and they’re ready to pass the baton on to next person,” Pallier said at the time of 2015 listing, adding there had been interest from both local and overseas buyers which had buoyed hopes it would sell over the before the 2016 New Year.
“That pocket along there — there’s only a limited number of those prized, deep water front houses and they rarely come onto the market.”
But it was still there when the local paper advised Pallier hasn’t inked a deal yet in February this year, but noted he advised the $33 million five-bedroom waterfront abode at 70 Wentworth Rd had been particularly popular with Chinese buyers here for the Chinese New Year celebrations.
“They dream of being able to fish from the front garden or jetty,” he said.
Pallier was described in the spiel as a "listings machine" by his wife, Lu Lu who said she brings the buyers.
Pallier described this year’s Chinese New Year as "the strongest we’ve ever seen” in terms of inquiry from Chinese buyers and inspections.
But rival agents suggest the level of unsold stock pitched at the Chinese buyer was a sign of trouble in the market.
It is not just harbourside as last October a Tamarama Marine Drive, Tamarama building block was listed by Marco Rossi, chairman and founder of the construction company Built.
There were $15 million expectations for the property Rossi bought back in 2007 for $11 million through the Blacket Agency, setting a record for the suburb at the time.
He demolished the existing building and excavated at a cost of around $1 million.
Plans for the five bedroom home include an eight-car garage and a lift from the street frontage are estimated to cost another $7 million.
They were designed by internationally renowned architect Wallace E. Cunningham.
In March the private auction for the blue blood Hordern family's longheld Bellevue Hill trophy home didn't go ahead.
The Ginaghulla Road home was set for a private auction through Sydney Sotheby's James McCowan, but was pulled and remains for sale.
Heritage-listed, the iconic eight bedroom home was built as a wedding gift to June Baillieu and Samuel Hordern, who united two of Australia's most prominent families.
One of Sydney's most famed architects Professor Leslie Wilkinson was commissioned to design the home some 80 years ago.
The home, still etched with the Hordern family coat of arms, is set behind a walled entry with a forecourt in a church-style.
Another unsold offering is the redundant Point Piper home of BRW Rich Lister Paul Lederer and his wife Eva which was listed last December with $20 million hopes.
The Wyuna Road property was designed by architect John Suttor and purchased by the Lederers in 1992 for $2.8 million from businessman Charles Scarf and his wife Maria.
While the $10 million plus market appears stalled, valuers HTW recently noted the Sydney prestige property market, generally considered to be properties above $3 million, has continued its strong performance into 2017.
It pinpointed Bellevue Hill in Sydney’s east has having a total of 70 dwelling sales in the past 12 months with a median price as at April 2017 of $4.777 million.
HTW noted factors which have been driving the prestige market included a limited supply of quality stock coming on to the market and a sustained period of high auction clearance rates in prestige suburbs.
Savills recently noted prices in Sydney’s luxury eastern suburbs markets continued to increase in the first quarter of 2017, "albeit at a slower rate than seen across Greater Sydney."
The luxury property market increased by 1.2 percent over the three months to March 2017, taking annual growth to 8 percent.
This compares to a quarterly and annual growth of 5 percent and 18.9 percent respectively for Greater Sydney, according to Corelogic.
Savills says this outperformance was partly due to the price differential.
"The median price of properties in the luxury index is over $7 million compared to $795,000 across the wider Sydney market," it noted.
"The luxury eastern suburbs markets are less dependent on affordability - instead, the market is driven by global flows of wealth and a supply versus demand balance," Savills International head of research Sophie Chick said.
Savills calculated across the luxury market in the eastern suburbs the average price per square metre (internal and external) is $16,600.
For a property on the waterfront, that increases to $24,800, a 50 percent premium.
