Queensland builder-developer MAYD has revealed the first look at its major North Kirra beachfront development, lodging amended plans that reduce the number of apartments and increase the proportion of larger residences.

The project is planned across a substantial 4,742 sqm amalgamated site spanning seven lots at <a href="https://www.apartments.com.au/new-apartments/2-6-pacific-parade-bilinga-qld-4225">2-6 Pacific Parade</a> and 27-33 Golden Four Drive in Bilin​ga, directly opposite Nor​th Kirra Beach.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD</a> secured the site for $32.5 million in 2025, in what was one of the Gold Coast's largest property transactions of the year.

The development will be delivered across two stages, with the first stage carrying an estimated gross realisation value of around $360 million.

The latest amendments seek to reduce the overall apartment count and shift the project further toward the owner-occupier market, with larger residences designed for buyers wanting considerably more space than traditionally offered in a beachfront apartment.

The residential mix will include townhomes, oversized two-bedroom apartments, substantial three-bedroom residences and four-bedroom homes.

MAYD has appointed Cera Stribley to lead the architecture and interiors, with the Melbourne-based design practice drawing on the beachfront setting through a series of ocean-facing terraces and heavily landscaped balconies.

Strong horizontal forms and curved balconies will define the exterior, with subtropical landscaping integrated throughout the building to soften the built form and increase the connection between the residences and the beachfront.

The project will also include an extensive collection of resident wellness and lifestyle facilities, continuing the broader shift across the Gold Coast's luxury apartment market toward larger homes supported by resort-style amenity.

MAYD Founder Todd Mould said North Kirra was increasingly appealing to buyers attracted to the more established, lower-density character of the southern Gold Coast.

"North Kirra presents one of the most compelling luxury residential opportunities currently emerging in Australia, combining absolute beachfront with the character and authenticity that buyers are increasingly seeking, and the same sense of tight-knit community that defined Burleigh and Currumbin perhaps 10 or 15 years ago," Mould said.

"With Gold Coast Airport on its doorstep, it also offers a level of accessibility that broadens its appeal across almost every market demographic."

The project comes as the southern Gold Coast continues to attract an increasing share of high-end apartment development and buyer activity.

Kirra in particular has emerged as one of the region's more tightly held beachfront markets, with its relatively low-density character, established surf and hospitality scene and proximity to Gold Coast Airport differentiating it from the higher-density markets further north.

Mould said those characteristics had informed the approach MAYD and Cera Stribley had taken to the project.

"We've worked closely with Cera Stribley to create a vision that is deeply connected to its surroundings," he said.

"Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast."

MOTIV Managing Director Carly Cottam, who has been appointed to market the project, said buyer attention had continued to move south along the Gold Coast.

"Purchasers who may once have defaulted to Broadbeach, Main Beach or Surfers Paradise are increasingly recognising the value of a genuine beachfront location that offers lower density, strong amenity and a more established sense of community," Cottam said.

"Kirra has a powerful combination of growing demand and genuine scarcity. Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed."

Cottam said the proximity to Gold Coast Airport was also proving increasingly important for interstate and second-home buyers.

"Being minutes from Gold Coast Airport makes it particularly compelling for interstate buyers, frequent travellers and second-home purchasers who can access an authentic coastal lifestyle almost immediately after stepping off a flight."

The acquisition takes MAYD's active development portfolio to more than $500 million, with the North Kirra project representing one of its largest undertakings to date.

Castle Hill, the longtime hub of the Hills District, has been one of the major beneficiaries of Sydney's Metro expansion, with improved connectivity helping drive continued population growth, development and buyer demand across the Hills District.

But despite that growth, the suburb has seen relatively few major new apartment projects brought to market over the past 18 months.

The project will comprise three residential towers alongside a hotel, restaurants, cafes and a skybar, more than 1,600 sqm of ground-floor retail and almost an acre of landscaped gardens.

It represents the largest project undertaken by Reve Group, the development arm of the Kassis family, which has been building across the Hills District for more than 30 years through Kassis Homes.

Nova Rêve also represents a significant step up from the family's first apartment development, Grand Rêve, which was delivered nearby on Garthowen Crescent.

Grand Rêve introduced larger, house-like apartment layouts and premium inclusions including Wolf and Sub-Zero appliances to the Castle Hill market.

Nova Rêve takes that approach to a precinct scale, combining the residential component with hospitality, retail and substantial public and resident landscaping.

Reve Group Managing Director Sam Kassis said the project reflected the family's three decades of building in the Hills, which has evolved from trophy homes on quarter-acre blocks to larger-scale apartment development.

"Grand Rêve was our first apartment project here and it showed us what this pocket of Castle Hill could be. Nova Rêve is the refinement of that idea: not just apartments, but a place the whole suburb can use," Kassis said.

A key part of that approach is the hotel, which has been designed to operate as an amenity for the wider Castle Hill community rather than solely hotel guests.

It will include restaurants, cafes, skybars and all-day dining, alongside conference and event facilities catering to business functions, community groups and private events.

At ground level, more than 1,600 sqm of shops and cafes will open onto the surrounding streets and landscaped areas.

Almost an acre of gardens designed by Land and Form Studios will run through the precinct, incorporating pathways, seating, barbecue areas and children's play spaces.

Reve Group's Romio Georges said creating an active ground plane had been central to the planning of Nova Rêve.

"There are gardens with pathways, barbecues, seating and play areas, shops and cafes opening onto the street, and a hotel with restaurants and a skybar that anyone in Castle Hill can walk into," Georges said.

The project's elevated position on one of Sydney's highest ridgelines will also provide apartments with outlooks toward the Sydney skyline, surrounding parkland and the Blue Mountains.

More than 80 per cent of the apartments will occupy corner positions, with Turner responsible for both the architecture and interiors.

Maréa Residences brings parkside apartments to Coolangatta

Melbourne developer PDG has secured Victorian Government approval for its $1.5 billion Southbank development <a href="https://www.apartments.com.au/new-apartments/the-one-1-queens-bridge-street-southbank-vic-3006">The One</a>, clearing the way for the long-dormant riverfront site opposite Crown to finally be developed.

The Minister for Planning has approved the project at 1-29 Queens Bridge Street, with the Department of Transport and Planning issuing the planning permit following its assessment.

The approval will allow PDG to develop the prominent 5,059 sqm site with a major mixed-use tower comprising premium apartments, including branded residences, a luxury hotel and boutique office space.

PDG acquired the site in late 2024, with its position directly opposite Crown's main entrance and near Melbourne's Arts Precinct making it one of Southbank's most significant remaining development opportunities.

Designed by COX in collaboration with ODO and PDG, the tower's architecture draws on the movement of the Yarra River, with six vertical pleats running the height of the sculpted facade.

The project will also see the heritage-listed Queens Bridge Hotel restored and incorporated into the development&nbsp;with new hospitality and public uses, including a rooftop venue.

A significant component of The One will be its residential amenity.

More than 5,000 sqm of resident facilities will be delivered across a single level, making it one of the largest consolidated residential amenity offerings proposed in an Australian apartment development.

The planning approval also incorporates a major upgrade of Queensbridge Square, which PDG will deliver in partnership with the City of Melbourne.

The existing square will be revitalised as a new civic and pedestrian space along the Yarra River, strengthening the connection between the project, Southbank and the riverfront.

PDG Founder and Managing Director Vince Giuliano said the approval represented a major milestone for a site which has remained largely underutilised for more than 15 years.

“This is the most significant Planning Permit approval Melbourne has seen in recent years,” Giuliano said.

“For more than 15 years, this site has remained underutilised. This approval enables us to deliver a project that will contribute meaningfully to the revitalisation of Southbank, restore and reactivate an important heritage building, and create a new civic and hospitality destination for Melbourne.”

The latest approval follows an earlier planning permit issued by the City of Melbourne covering demolition works across part of the site at 9-29 Queens Bridge Street. Those demolition and early works are already underway.

PDG has also started generating early interest in the residential component from owner-occupiers ahead of a planned public launch in early 2027.

PDG secures approval for $1.5bn Southbank apartment development, The One

Local developer Harridan is seeking to turn its Woolloongabba apartment project into the first stage of a broader transformation of Burke Street, using a new 16-storey mixed-use building to establish a greener pedestrian connection toward the rapidly evolving Boggo Road transport and knowledge precinct.

The South East Queensland developer has filed plans for 154 apartments on the <a href="https://www.apartments.com.au/new-apartments/4-burke-street-woolloongabba-qld-4102">southern side of Burke Street</a>, where its proposal has been designed alongside a wider vision by LatStudios for the street.

That vision positions the southern side of Burke Street for buildings of 15 storeys and above, while envisaging lower-rise development of up to five storeys on the northern side to transition into Woolloongabba's existing character housing. It also proposes wider pedestrian verges, deep planting, new street trees and upgrades to the pedestrian approach to Boggo Road Station.

The Harridan development itself has been designed by Brisbane-based Arqus Design and will comprise 154 apartments across 16 storeys. The mix is weighted heavily toward two-bedroom apartments, with 121 proposed alongside 10 one-bedroom and 23 three-bedroom residences. There will typically be around 14 units per floor.

A lower-ground car park and three podium levels will accommodate 156 resident parking spaces, along with visitor and commercial parking. There will also be 154 resident bicycle spaces and 40 visitor bicycle parks.

Harridan is a family-owned developer and part of the Holmwood Highgate Group, with more than three decades of development activity across South East Queensland. Its portfolio spans residential, commercial and industrial property, with current residential projects including Riverbank on Byron in Bulimba, Esperance Residences in Carina and The Precinct at Kinross Road in Thornlands.

Wooloongabba has been popular for apartment developers, particularly since the announcement of the 2032 Summer Olympics games in Brisbane.

While there have been a lot of development applications, it has failed to materialize into real supply.&nbsp;

The property at 167 Martin Street sold for $1.55 million on a yield of 2.2%.
The 165 Martin Street property is located in the strip’s popular retail and hospitality precinct between Nepean Highway and Gardenvale train station.

Brighton retail property sells on record yield of 1.6 percent

Victoria had three office sales in the first quarter of 2017 for a combined total of $730.5 million dollars, with New South Wales nine sales for a total of $605.8 million according to the Quarter Times National Office report from Savills.

Q1 office sales in Victoria total over $730 million: Savills

Aventus Property Group has purchased Home Hub Castle Hill and Home Hub Marsden Park for $436 million, beating off competition from Gerry Harvey to buy the two centres.
The sale represents a weighted average capitalisation rate of 5.6 percent.
Home Hub Castle Hill was purchased for $336 million at a fully leased yield of 5.50 percent and Home Hub Marsden Park for $100 million at a fully leased yield of 6.00 percent.
Simon Rooney, JLL’s head of retail investments, Australasia, said there is a very limited number of major, core assets in the LFR sector across Sydney, so these presented a rare opportunity to acquire significant scale in the sector.
"The sale of Home Hub Castle Hill and Home Hub Marsden Park was the largest homemaker transaction in Australia’s history," he said.
“The yield achieved resets the benchmark for premium large-format retail assets and represents a new record low for the sector.
"For this particular transaction, investors were forward buying growth by pricing in the potential for strong cash flow and rental uplifts.

She said the $390,000 sale of a tenanted commercial investment property at 13/12 Norval Court, Maroochydore, for a 7.0 per cent yield highlighted the impact of the new city centre.
“This 146 sqm property has a long-term tenant in Phoenix Yoga Studio and my colleague Tamara Thorogood and I sold it to a local investor after less than three weeks on the market,” she said.
“The Norval Ct property we sold is close to the SunCentral CBD rejuvenation project.“
Construction has commenced on the Maroochydore City Centre, slated to deliver 215,000 sqm of commercial and retail space and provide more than 30,000 new jobs.

An 88 square metre strata titled retail investment in the Maroochydore CBD has sold for $423,000 to a local investor.
The property at Unit 4, 31-33 Plaza Parade sold for a current net yield of 6.43 percent on passing income.
Will Carman and Peter Capps of Savills said the property sold within a week of its campaign starting via an offers to purchase campaign.
The property had previously sold in November 2016 for $385,000.
Capps said the owner deciding to put the space back on the market when other opportunities took priority.
“Also of great appeal to investors was the location of the property, on Plaza Parade, and the fact it now  provides easy access to the Sunshine Coast Motorway, north and south, and into the Maroochydore CBD via Maroochy Boulevard.”

Investing in commercial property is alluring, especially when you see advertisements on websites or at auctions of properties that yield 6-8 percent or even more.
Especially at a time when yields on residential properties are hovering at 3-4 percent or lower.
But beware of the traps; with a potentially higher reward come greater risks which is usually in the form of higher vacancy rates.
Commercial property can usually be classified into retail, industrial or office. Each has its pros and cons, but no matter what type, some rules apply to all or most.
According to Angus Raine, executive chairman of the Raine &amp; Horne Group, commercial property is a natural investment 'stepping stone' from residential property and a great way to diversify one’s portfolio, create tax benefits and build wealth.
"It's a more sophisticated form of investing," he was cited as saying by the Australian Financial Review. 
"However like any asset class, there are risks.
"So aspiring investors should take the time to do plenty of research, seek advice from experts and understand the pros and cons."
The first step to investing in commercial property is to take stock of the risks.
First, finding a new lessee can take time. It’s no good buying a vacant office space at a bargain when you can’t find a tenant for months.
Once a tenant moves out, it can take months or even more than a year to find a new one. On the other hand, finding a tenant for an apartment you want to rent out is generally a matter of weeks.
If the sole tenant of your property has to close due to financial problems, it could mean tough times for you. 
If you want to avoid those traps, Fred Nucara, director at Melbourne-based agent, Beller Commercial, has some advice. 
Investors would do well to position their property differently in the market, he told Fairfax Media.
"You might offer the first month of every year after they renew rent-free or offer them $5000 to help them set up their business," he suggested.
He also suggested to ramp up the property’s presence on the internet so it appears high on searches. That way, one can get a good number of enquiries.
Putting up ads in publications that will attract suitable tenants, such as cafe premises in Epicure magazine or a medical facility in a medical journal. 
He has a word of advice for first-time commercial property investors who buy into a vacant property. 
"I would not recommend it to first-time investors," he adds.
"We advise our clients to get something that is leased, that has cash flow so you can get a sense of the temperament of the tenant over time and their ability to pay the rent.
"That way an investor can develop confidence and understanding about the sector."

St Leonards continues to experience office erosion as stock continues to be earmarked for residential conversion, according to Colliers International’s latest Metro Office report.
“In the last six months, St Leonard’s vacancy has increased from 8.5 percent to 10.5 percent in January 2017 as tenants relocate to other metro markets.
"As previously mentioned, Jacobs relocated from 100 Christie Street to North Sydney, adding a contraction of just over 7,000sqm, Flexirent downsized 4,100sqm and 2UE vacated 170 Pacific Highway handing back 1,094sqm of space.
"These tenant moves contributed to a total six month net absorption of -22,878sqm,” the report stated.
Despite vacancy increases there is a strong prospect of a stronger residential market Colliers says.
“18,489sqm was withdrawn in the six months to January 2017 with a further 30,000sqm due to come offline in 2017, 18,500sqm of which will be redeveloped into a mixed use precinct (88 Christie Street).
"The next supply cycle will commence in 2019 with Royal North Shore Hospital fully committing to a 36,000sqm office development as well as Mirvac’s 472 Pacific Highway (4,600sqm).
"Mooted schemes are Gore Hill Technology Park (46,000sqm) and 18-20 Atchison Street (2,300sqm).
"Despite the increase in vacancy, the prospect of a stronger residential market encroaching on existing buildings and development space saw net face rents increase 21.5 per cent and incentives fall two percentage points in the last 12 months, with positive net effective rental growth expected to continue over the remainder of 2017,” the report advised.

Office erosion in St Leonards continues: Colliers

Moving into 2017, the Gold Coast commercial property has continued to reflect strong market conditions, say valuation firm Herron Todd White in their April report which also sees Gold Coast approaching the peak of market position. 
Recently released PCA data indicates the across market vacancy level at January 2017 was 12.2 percent. This is down from 14.3 percent in July 2016 and 13.2 percent in January 2016.
Continuing the trend over the past several years, we are unaware of any planned new office buildings for 2017 apart from some smaller developments in areas such as Ashmore Road, Benowa targeting the medical sector. On this basis, the vacancy level on the Gold Coast is anticipated to improve (reduce) further moving forward. 
Sale transactions to date in 2017 suggest continuing robust interest. An example of this is the now publicly reported sale of 183 Varsity Parade, Varsity Lakes for $11.8 million. This is a 32.5 percent increase on the previous sale in December 2014 at $8.9 million.
The property has been purchased by the Clarence Property Group, a long term participant in the Gold Coast commercial market and in particular the office sector over the past few years. This two-level building of 3,153 square metres is reportedly fully leased, although net income and yield have not been disclosed. The sale reflects $3,742 per square metre on lettable area.

At the other end of the spectrum is 19-21 Gardenia Grove, Burleigh Heads, which settled last month for $2.9 million. This is a converted squash centre in a beachside location providing 1,061 square metres of net lettable area. It is also fully leased, but shows a low WALE of two years. The sale reflects $2,733 per square metre and a passing yield of 7.94 percent. 
“We note there are several other commercial office buildings currently listed for sale which we anticipate when sold will demonstrate yields at or possibly 25 basis points lower than 2016.”
Of particular interest will be how the market place perceives the expansive Bundall Corporate Centre, which has an EOI campaign closing 23 March 2017. This property comprises two existing office building with 21,111 square metres of lettable area, but with a further 15,500 square metres of developable land that could provide an array of opportunities for further office space, retailing, residential apartments or combinations thereof. This is a large, commercial property ticket item for the Gold Coast, having sold in the past a couple of times pre-GFC at circa $100 million and then post-GFC at circa $60 million. 
In respect to the office rental sector, commercial agents are also reporting good conditions with reported uplift in enquiries, uplift in rental levels and stabilisation or reduction in the level of incentives. 
Typically, rental rates for A grade stock ranges between $450 and $500 per square metre gross plus car parking; B grade stock between $350 and $450 per square metre gross plus car parking, whilst C and D grade stock ranges between $225 and $300 per square metre plus car parking. Incentives would now be expected to represent circa 7 percent to 8 percent of lease term rental. 
The Gold Coast strata office market has also continued on its reasonably strong path into 2017, again buoyed by owner-occupiers taking advantage of the low interest rate environment. Value rates exhibited by good quality strata office space on the Gold Coast typically reflect between $3,500 and $4,500 per square metre inclusive of car parking and between $2,000 and $3,500 for secondary stock depending on size, location and physical attributes. These are similar levels to 2015, although the median rate in each category has probably increased circa 5 percent. 
“Moving through 2017, we would expect the buoyant conditions to be maintained on the back of sustained low interest rates and ongoing benefit of planned infrastructure associated with the Commonwealth Games in 2018.” 
“However, we do have reservations that the market is becoming over heated.” 
Further, global conditions, including a change of President in the US and the possibility of diplomatic tensions moving forward could have implications for the Australian property market overall, conclude HTW.

Gold Coast office market robust: HTW

Retail giant Amazon’s entry into Sydney may not be all that smooth, as its huge operational requirements may be difficult to manage initially, at least.
Amazon’s value proposition combined with its need for immense space may make it difficult to find a suitable base within Sydney, says a new report from Colliers International.
The report studied Amazon’s footprint in other global markets to determine how the online retailer would make its mark on the Sydney industrial market.
The sheer volume required by Amazon, combined with the need to deliver produce within an extremely short time-frame, means that it may struggle to find a space that meets its needs within the inner-Sydney ring, it said. 
“Amazon’s value proposition lies in its ability to offer an extensive range of consumer products at low prices by providing a unique customers experience which is dependent on delivering goods with speed, elasticity and mobility,’ said Colliers International research manager, Sass J-Baleh.
To fulfil their value proposition, Amazon’s key activity boils down to its logistics and distribution process – it requires a sufficient supply chain management. This means Amazon’s key resource is its Transit Warehouses/ Fulfilment centres, which typically occupy 100,000 sqm of space.
The report found that Amazon’s Fulfilment Centres (FCs), which is where a large majority of the goods are packed and distributed, are typically 100,000 sqm, with a global average of 64,000 sqm.
The company also relies on Fresh Food Distribution Centres, Regional Sortation Centres, Delivery Stations and Prime Now Hubs which typically occupy an average of 40,000 sqm, 30,000 sqm, 10,000 sqm and 6,000 sqm respectively.
Amazon currently operates in 14 countries and has 393 active facilities with a combined facility space of 13 million sqm. 
The Colliers report draws parallels with Canada and certain other countries to identify how Amazon might operate in Australia. 
“Canada is a country with a population greater than that of Australia, and they have only established six facilities with the population distribution concentrated into a small number of cities,” J-Baleh said.
“We already know that Amazon has recently secured one of its purpose-built FCs at Eastern Creek within Sydney’s Outer West sub-market, that is around 100,000 sqm.”
“This is advantageous as it is adjacent to the Sydney Orbital Network, providing direct access to a large share of the NSW market.”
“However, with over 64 percent of the total NSW population currently concentrated within the Sydney Metropolitan, Amazon may struggle to find facilities which will allow them to adhere to their 1-2 hour delivery time within this area.”

Amazon faces tough entrance to the Australian market

The historic Grand Hotel Melbourne has been officially rebranded as a Quest property, as the group targets more business travellers. 
The 33 Spencer Street property offers business and leisure travellers 95 studio, one and two-bedroom apartment style accommodation options along with 4.5 star comforts.
The heritage-listed property was originally built in the 1880s as the Victorian Railways Administration offices, due to its proximity to Spencer Street and Flinders Street Stations.
The building in Melbourne’s CBD was acquired in the early 1990s and converted into a luxury hotel.

He said the property strong appeals to Quest’s core target customer, the extended stay business traveller.
