<p>The sale equates to around $37,500 per sqm.</p>

<p>The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.</p>

<p>Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.</p>

<p>“There’s very limited opportunity to secure this level of scale and absolute beachfront position in <a href="https://www.apartments.com.au/developments/burleigh-heads-qld-4220">Burleigh Heads</a>,” Tehle said.</p>

<p>Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.</p>

<p>Developer Big Projects brought in the renowned Sydney-based design studio YSG to craft the interiors for The Frederick, Big Projects' new Mermaid Beach project and YSG's first move into the multi-residential development space.</p>

<p>“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of Big Projects.</p>

Big Projects taps Sydney’s YSG for first multi-residential project at The Frederick Mermaid Beach

<p>Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;</p>

<p>Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;</p>

<p>The mix of 1, 2 and 3-bedroom residences will be complemented by a ground-floor amenity featuring private dining, a lounge bar, gym and wellness spaces, co-working, outdoor communal gardens, and retail.&nbsp;</p>

Construction to commence at luxury Glen Iris townhome project, Orchard Mews

<p data-end="150" data-start="66">A rare new apartment development has been proposed on the fringe of St Ives Village.</p>

<p data-end="370" data-start="152">Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.</p>

<p data-end="370" data-start="152">The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.</p>

Safari Group offers low-touch investment proposition in Queenstown’s popular ski fields district

<p>The preliminary clearance rate across the combined capital cities rose this week, up from 69.5 percent the previous week to 70.0 percent.</p>
<p>The level of activity across the capital city auction market was similar to the previous week, with 1,863 auctions held this week, compared to 1,876 last week. Auction activity remains well below the comparable week last year, however, when 2,599 capital city auctions were held and 79.1 percent cleared.</p>
<p>After ANZAC weekend last year, there were five consecutive weeks of more than 2,200 auctions held across the combined capitals; however the same activity hasn’t been replicated this year.</p>

<p>This week, there were 825 auctions held in <strong>Melbourne</strong>, down from 871 last week, and also lower compared to one year ago (1,162). Preliminary results show that 70.7 percent cleared this week, falling from 71.3 per cent last week and well below the 82.1 per cent one year ago.</p>
<p>Over the past seven weeks, Melbourne has maintained a clearance rate above 70 per cent. The most auction activity this week happened in Melbourne’s Inner sub-region, where 172 auctions were held and preliminary results show a 72.2 per cent clearance rate. On the other hand, the strongest clearance rate across the city so far this week was in the Outer East region at 80 per cent across 50 results from 57 auctions.</p>

<p><strong>Sydney’s</strong> preliminary clearance rate was 74.2 per cent this week, having fallen from 76.2 per cent last week. The latest result marks the second week in a row where Sydney has been the best performing capital city market. While the clearance rate fell on a week-on-week basis, the number of residential auctions held across the city rose, from 647 last week to 700 this week. Similar to the broader market, Sydney’s auction activity this week is much lower than what was seen last year, when 1,018 auctions were held and 86.2 per cent cleared. Across the individual sub-regions of the city, the best performers this week were City and Inner South (86.5 per cent) and North Sydney and Hornsby (83.0 per cent).</p>

<p>Across <strong>Brisbane</strong> 128 auctions were held this week, having fallen from 151 last week and also lower than one year ago (159). Preliminary results show 55.3 per cent of auctions were sold this week, compared to 49.3 per cent last week, meaning this week was the cities strongest clearance rate in twelve weeks. This week’s result is also higher than last year, when 46.2 per cent of Brisbane auctions were successful. There were 47 <strong>Gold</strong><strong>Coast</strong> auctions this week with a preliminary clearance rate of 42.9 per cent.</p>

<p><strong>Adelaide</strong> was host to 92 auctions this week with a preliminary clearance rate of 70.1 per cent. Last week 66.3 per cent of Adelaide’s 103 auctions were successful, while one year ago the city’s clearance rate was 70.9 per cent. Adelaide is the only city where more auctions were held this week compared to last year, when 88 auctions were held.</p>

<p>There were 42 <strong>Perth</strong> auctions held this week, 44 last week and 53 one year ago. The preliminary clearance rate this week is 54.5 per cent, up from 28.9 per cent last week and also higher than one year ago when one third of auctions across the city sold.</p>
<p>Preliminary results show 61.4 per cent of <strong>Canberra</strong> auctions sold this week, compared to 58.3 per cent last week and 63.5 per cent one year ago. There were 67 Canberra auctions held this week, up from 52 last week, but well below volumes seen last year (103).</p>
<p>5 <strong>Tasmanian</strong> auctions have been reported so far with just 1 sale.</p>

Strong clearance rates in the Sydney and Melbourne auction markets: CoreLogic RP Data's Shana Miller

<p class="Body">If actions do indeed speak louder than words, then politicians don’t give a damn about housing affordability.</p>
<p class="Body">Often you’ll see their lips moving, and they appear to care about the cost of housing, but then they’ll take actions that cause costs to rise and affordability to worsen.</p>
<p>Victoria’s 2016-17 State Budget provides another example of why housing is so expensive in this country and why affordability is an enduring issue (although not nearly as serious as mainstream media would have us believe, especially outside of Sydney). </p>
<p>The Victoria Government has added to the taxation burden on the industry that creates new homes for families. The Property Council is right to be “deeply worried about the Government's unwillingness to deal with its property tax addiction” and to ask for a cap on property tax increases. </p>
<p>Governments at all levels treat the Australian housing industry as a cash cow and in every budget they milk it more. And the cost of providing housing keeps rising, while politicians point the finger of blame at innocent parties such as foreign investors and negatively-geared Australian investors. </p>
<p>“Land tax is up 28 percent, foreign investor taxes have been tripled and stamp duty is forecast to exceed $6 billion for the first time,” says the Property Council, in the wake of Victoria’s State Budget. “Melbourne cannot expect to remain Australia's most competitive city for property investment when its property tax haul is surging.</p>
<p>“Another area which concerns the property industry is the stockpiling of Growth Area Infrastructure Contributions (GAIC). Property developers are paying more than their fair share. It is time for the Government to provide full disclosure on where the money is being spent.”</p>
<p class="Body">The so-called clampdown on foreign investors is, sadly, another ploy by politicians to give the appearance of doing something about housing affordability while finding new ways to milk the property industry of revenue.</p>
<p class="Body">It’s a little like the Federal Government lifting the tax on cigarettes – they claim it’s to discourage smoking but in reality it’s a grab for revenue. If they were serious, they’d ban smoking altogether, just as they would ban foreign buyers if they truly believed they were the prime cause of high house prices in Sydney and Melbourne. </p>
<p class="Body">Victoria has introduced new taxes to slug foreign buyers and NSW is gearing up to do the same, while pretending it’s really a clampdown on illegal activity which allegedly pumps up prices.</p>
<p>The NSW Government is introducing new rules from July. Buyers and sellers of real estate will have to prove their residency and citizenship status before a sale is completed. A land tax certificate showing whether any money is owed must be supplied to a home-buyer by the vendors. The vendors must disclose their residency status and nationality when applying for the certificate. Foreign buyers will have to provide citizenship and visa details, plus FIRB clearance, through the stamp duty process.</p>
<p>The NSW Office of State Revenue will collect the new information on buyers' nationality. This will be passed to the ATO for inclusion in a national register of foreign ownership of land titles, which begins on July 1. The ATO will match data to ensure foreign buyers have paid a $5,000 fee for any property sold for less than $1 million, and $10,000 for properties over $1 million.</p>
<p>The process paves the way for the NSW Government to follow Victoria in imposing foreign buyer surcharges on land tax and stamp duty in the future.</p>
<p>How these moves address housing affordability is a mystery.</p>
<p class="Body">Here’s one way it may make it worse. Deterring foreign investment, upon which many major high-rise apartment projects depend, makes it likely many projects will not be built. The reduction in supply adds to the pressures which causes prices to rise.</p>
<p>NSW executive director of the Property Council Jane Fitzgerald says: “Turning investors away by imposing a huge new tax is one way to ensure it doesn’t get any better. There are international investors right now considering whether to build in NSW. If they choose to go elsewhere our housing affordability crisis will worsen.”</p>
<p>Well, exactly. But politicians, generally inept at seeing beyond the end of their noses, haven’t thought it through to that degree.</p>
<p>Rather than seeing foreign investment as being part of the solution (helping to lift the supply of dwellings), they choose to see them a problem – or perhaps, more correctly, as an unpopular minority to blame without losing votes.</p>

Politicians don’t give a damn about housing affordability: Terry Ryder

<p><span>Auction volumes remain high with 2,898 properties taken to auction this week, up from 2,547 last week, while the clearance rate has increased to 63.7%, up from 61.0%, the lowest clearance rate since the week ending 8th June 2014 (60.6%). </span></p>
<p><span>The higher weighted average clearance rate was mainly the result of a stronger clearance in Melbourne, where, despite high volumes, the preliminary clearance rate rose to be just under 70%. At the same time last year, auction volumes were comparable, with 2,942 homes taken to auction and a clearance rate of 63.5%. Last week’s result brought the October clearance rate across the capital cities to 66%, down from 70.9% over September and lower than October 2014 (68.4%).</span></p>

<p><span>Across <strong>Melbourne</strong>, volumes have increased after the Spring Racing Carnival, with 1,189 properties taken to auction, compared to 629 last week. The clearance rate was recorded at 69.3 %, up from 65.6 % last week, making it the third week in a row where the clearance rate has been below 70 %. Over the same weekend last year, the clearance rate was 65.5 % across 1,139 auctions. Of the 9 individual Melbourne sub-regions, this week the strongest performer, in terms of clearance rate was the Mornington Peninsula. So far, CoreLogic RP Data has collected 37 results for the region and the preliminary result shows 78.4 % of these auctions were successful.</span></p>

<p><span><strong>Sydney’s</strong> preliminary clearance rate this week was 61.9 % across 950 auction results. There were a total of 1,222 auctions held across the city. Last week, Sydney recorded the lowest clearance rate since Easter 2013 (58.2 %) with only 60.2 % of the 1,391 auctions recording a successful result. Looking back at this weekend last year, 1,261 auctions were held across Sydney and a clearance rate of 68.1 % was recorded. North Sydney and Hornsby hosted the most auctions of any Sydney sub-region this week, with 198 properties taken to auction. The preliminary clearance rate for the region is 67.1 % across 149 results.</span></p>

<p><span>There were 167 <strong>Brisbane</strong> homes taken to auction this week, with 109 results reported so far. The preliminary clearance rate for the city is 42.2%, down from 48.8% last week and lower than one year ago, when 43.1% of the 188 properties taken to auction were successful. Across the <strong>Gold Coast</strong> 34 results have been reported so far, with a success rate of 55.9% (19 sales).</span></p>

<p><span>This week, </span><strong>Adelaide’s</strong><span> preliminary clearance rate was 64.0 per cent, with 114 reported results across a total of 143 scheduled auctions. In comparison, over the previous week Adelaide’s clearance rate dipped to 57.0 per cent and 57.4 per cent one year ago.</span></p>

<p>In <strong>Perth</strong>, 44 auctions took place this week, with 28 results reported so far. Perth’s preliminary clearance rate of 17.9% across these 28 results is significantly lower than both last week’s result (58.1%) and the clearance rate from one year ago (50%).</p>
<p><strong>Canberra’s</strong> clearance rate was 78.3% this week across 119 auctions, up from 71% last week across 131 auctions.</p>
<p>Of the 9 <strong>Tasmanian</strong> auction results reported so far this week, 2 sales have been recorded.</p>

Clearance rate improves after last week's lowest in 73 weeks: CoreLogic RP Data's Shana Miller

<p><span>Mike Tyson is quoted as saying, "everyone has a game-plan until you get punched in the face”.</span></p>
<p><span>So, how do we take this true to life and memorable analogy and personalize it to our business? I spilled my coffee due to convulsive laughter, when I first heard this.</span></p>
<p><span>Like many sides of our personal makeup we, as human beings, personalize or internalize and emotionally invest in what we create and believe in.</span></p>
<p><span>In this particular post, I will look at how we can recession proof “protect” our brand as we move into 2016 - a year with many unknowns when it comes to the survival of real estate agents and their offices, independent or mainstream.</span></p>
<p><span>I'm talking about building a defensive wall that won’t allow adversaries an inch of space but don’t forget, your inner voice can also work against you.</span></p>
<p><span> Yes, you too can punch yourself in the nose and sabotage your business.</span></p>
<p><span>I’m no expert, to say the least; so I called on the experience and expertise of my good friend and brand mentor, Anthony Carroll, from Yellowsneakers to help explore the idea of recession proofing my brand.</span></p>
<p><span>Anthony best explains the relevance and relationship between recession proofing our business and branding with a simple question:</span></p>
<ul>
<li><span>How relevant is your brand when it comes to your purpose and your customers needs? All the elements of your brand should radiate out from your “purpose”.</span></li>
</ul>
<p><span>Unravelling purpose is not just about having an idea, it is about solving a problem and engaging an audience.</span></p>
<p><span>A purpose is a solution to a problem that your target audience can't solve on their own. Your solution should therefore fit the problem but also be delivered in a way that is unique and different to what your competitors offer.</span></p>
<p><span>Staying true to your purpose is KEY to surviving and recession proofing your business.</span></p>
<p><span>The basic principles, on how we build a strong defensive wall, is sometimes forgotten. Most brands with no essence or belief, in other words purpose, will fail. Fail to be noticed and fail to engage the audience it needs to survive.</span></p>
<p><span> A strong brand on the other hand, can weather many storms:</span></p>
<ul>
<li><span>Product failure</span></li>
<li><span>PR fallouts</span></li>
<li><span>Corporate scandal</span></li>
<li><span>Dips in market share</span></li>
</ul>
<p><span>Therefore, the strength of your brand can be gaged by your commitment to its purpose. The purpose that underlines your daily and constant decision making and reason to stay motivated and focused.</span></p>
<p><span>A good example of a brand weathering a PR fallout is the LiveStrong brand started by Lance Armstrong.</span></p>
<p><span>Because of its strong underlying purpose: Lifestyle choices, healthier eating and so on, the brand continues flourish despite the Tour-de-France doping scandal that Lance Armstrong was at the centre of.</span></p>
<p><span>Lance had to step down from the organization he founded and distance himself completely. However, as a result the brand remains relevant in the eyes of its audience.</span></p>
<p><span>People will forgive human frailty and it’s been shown that the more human or personable the brand is, the more supportive people become of the brand.</span></p>
<p><span>More recently, we can look at the VW emissions scandal. Sales for VW and Audi have actually increased. While it might be too early for sales to be affect, yet it will be interesting to see how VW survives this scandal.</span></p>
<p><span>So what happens when we have a kick-ass brand? More people engage with the brand as soon as they understand its core purpose.</span></p>
<p><span>Reflecting on the industry I’m presently engaged in and as I re-read this post, I find myself asking the following questions:</span></p>
<ol>
<li><span>Will the main real estate brands remain true to the nature, the purpose of their founders? or Will they continue to lose the respect of both employees and clients?</span></li>
<li><span>Will the New Year 2016, usher in new real estate brands created by disillusioned employees of some of the more established brands?</span></li>
</ol>
<p><span>No matter what industry you are in and particularly if you are about to launch with a new brand; I do hope these thoughts have been of help.</span></p>
<p><span>I leave you with this thought: never underestimate small beginnings, remain true to your purpose and your brand will make the impact you aimed for.</span></p>

Recession proof your real estate business: Edwin Almeida

<div>As promised, a quick look around the traps at where APRA's cooling measures have slowed investor lending the hardest, and where some or all of the hot air is coming out of the investor market.</div>

<div>New South Wales saw $5.6 billion of investor loans in September 2015, taking activity back down to the breached for the first time in December 2014 - though as I analysed here previously, owner-occupier lending has (apparently) soared to unprecedented heights in recent months, more than compensating for the decline.<br><br><span><span>Macroprudential measures undertaken to cool housing markets will inevitably have some unintended consequences, one of which may be that lenders demanding high returns on target potential borrowers with existing equity, which in a curiously reflexive manner might temporarily skew lending towards markets which have already outperformed through the cycle (i.e. Sydney).</span></span><br><span><span><br></span></span><span><span>That's one to watch for next year, but for now total lending for NSW housing of more than $14 billion in September was the biggest month on record, even if the numbers were somewhat fishy.</span></span>

<span>In Queensland the decline in investor lending has been relatively marked from $2.0 billion in March, although there was a slight rebound in September to $1.67 billion. A spirited increase in owner-occupier lending means that total lending has increased moderately over the past year.</span><br><br><span>Queensland's property markets are something of a multi-speed affair, with certain areas of SEQ - such as some sub sub-regions within Brisbane and the Gold Coast - faring relatively well, but many regional markets decidedly in the doldrums. </span>

<div>It hasn't been a great time for the South Australian economy in recent years, with the trend unemployment rate of 7.7% way above the national average of 6.1%, while employment growth has been non-existent for years now.<br><br>Fortunes for the state waned further this week when it was finally confirmed that Arrium will cut 250 jobs from its Whyalla steelworks, with further cuts expected from Alinta.</div>
<div>
<br>Despite the ongoing labour market shock, South Australia is home to a number of relatively affordable property markets after so many years of lacklustre growth.<br><br>As such South Australia is also the one state where investor lending is actually in an uptrend on a 12mMA basis, with the $469 million in investor lending in September representing a solid increase on the prior year equivalent figure of $390 million.</div>

<span>Finally, there are no positives at all to draw from this data series for the Northern Territory, where investor lending has all but collapsed over the past year from $122 million to $75 million.</span><br><br><span>With elevated vacancy rates and nose-diving rents, Darwin and other parts of the Top End are heading for a potentially sharp and long overdue property market correction.</span>

<span>Overall, it has become clear that APRA's cooling measures have worked quickly and effectively, knocking out a good deal of riskier investor lending right across the board.</span><br><br><span>The property markets story for 2016 will largely be of to what extent lenders can push up the market share of owner-occupier loans in order to compensate for the evident decline in investor volumes.</span>

APRA's traps and investor loans: Pete Wargent

<p>New growth stars will emerge in 2016. You’re most likely to find them in Brisbane, Melbourne, regional New South Wales and regional Queensland, although others such as Adelaide and Hobart may put their hands up.</p>
<p>Here are five areas I think are worth watching as we get into the New Year. These are all places that should produce price growth in 2016, on the back of serious momentum with rising sales activity in their markets.</p>
<p>1 Oxenford and the northern growth corridor, QLD:<span style="line-height: 1.3em;"> </span></p>
<p>The Gold Coast is now the clear national leader among the Local Government Areas of Australia. It has the most growth suburbs, by a wide margin.<span style="line-height: 1.3em;"> </span></p>
<p>These rising suburbs are found right across Gold Coast city, but the growth corridor stretching north from the Gold Coast towards Brisbane is the standout area, with growth suburbs either side of the Pacific Motorway.</p>
<p>Oxenford stands out, with sales rates lifting from 80-90 per quarter last year to 130-135 in the past two quarters. Other growth suburbs in this precinct include Coomera, Upper Coomera, Pimpama and Ormeau.<strong style="line-height: 1.3em;"> </strong></p>
<p>2 Lalor and Whittlesea, VIC:</p>
<p>The focus of Melbourne’s up-cycle has switched increasingly from the middle market to the outer suburbs, where affordability and good infrastructure are key drivers.</p>
<p>The Whittlesea LGA in the northern suburbs is leading the way, headed by the suburb of Lalor (median house price $400,000), where sales rates have increased from around 70 per quarter last year to above 100 more recently.<span style="line-height: 1.3em;"> </span></p>
<p>Other growth suburbs in this precinct include Epping, Mill Park, Doreen, Mernda and Thomastown.<strong style="line-height: 1.3em;"> </strong></p>
<p>3 Beenleigh and Logan City, QLD:</p>
<p>Logan City, which borders the Gold Coast to the south and Brisbane City to the north, has led the revival of Greater Brisbane markets in 2015.<span style="line-height: 1.3em;"> </span></p>
<p>It has more growth suburbs than any other precinct in the Brisbane metropolitan area, headed by Beenleigh, the administration centre for the LGA, where house sales have increased steadily over the past 12 months or so.</p>
<p>Another standout suburb in Logan City is affordable Eagleby, where sales in the past four quarters have increased from 59 to 65 to 95 to 102.</p>
<p>4 Forster-Tuncurry, NSW:</p>
<p>The Great Lakes LGA in the Mid North Coast region of New South Wales is a standout performer is this latest survey for <em>The Price Predictor Index</em>.</p>
<p>Residential sales in Forster, about 300km north of Sydney, have risen from 106 to 114 to 139 to 152 to 155 in consecutive quarters, while neighbour Tuncurry has recorded a similar pattern.</p>
<p class="Body">5 Point Cook and Wyndham City, VIC:</p>
<p class="Body">Another example of the emergence of the affordable outer ring suburbs of the Melbourne metropolitan area is Wyndham City in the south-west heading towards Geelong.</p>
<p class="Body">A number of suburbs have strong growth trajectories, headed by the developing suburb of Point Cook, where quarterly sales in the past 18 months have been 289, 313, 350, 396, 395 and 420.</p>
<p class="Body">Wyndham Vale is another standout market in this precinct, with quarterly sales levels lifting from 85-90 about 18 months ago to around 140 in the September 2015 Quarter.</p>

5 key suburbs across Australia to watch in 2016: Terry Ryder

<p>Whilst property markets closely watch what can directly influence market sentiment in 2016 we should be watching very closely what will indirectly affect the market and just how big these influences may be.</p>
<p>I can nominate six (6) such influences that I believe will have significant repercussions on how we should be approaching the markets.</p>
<h5>1. Illegal Property Acquisitions</h5>
<p>I find this topic quite fascinating given I have always been of the belief that this practice is (or was) huge and I have not changed my opinion. In May, 2015 the then treasurer Joe Hockey set aside 60 investigators from the Australian Taxation Office (ATO) stating that from their initial investigations “they are just at the tip of the iceberg.”</p>
<p>Fast forward seven months where this week the ATO announced that it was now investigating an estimated 31 million records from 1985 to 2015. This order applies to all states and territories for not only sales transactions but also all rental agreements, landlords, weekly rents, length of lease and rental bonds. The biggest investigation into Australian real estate since 1993 when the ATO moved records to computer technologies and every real estate agency in Australia was forced into providing every transaction record.</p>
<p>So from this point forward I’m going to call this the “Please Explain Inquiry” given the ATO obviously believes that they have uncovered interesting irregularities.</p>
<p>It should also be noted that the Department for Rip Van Winkle otherwise known as the Foreign Investment Review Board (FIRB) have just appointed former ASIO director, general David Irvine, to the board. Two very big announcements in the space of a week – watch for some big announcements in 2016.</p>
<h5>2. Underquoting Reforms in NSW</h5>
<p>Not before time from 1 January 2016 real estate agents must quote the likely selling price at the figure(s) that appear on the Agency Agreement. The fines and penalties for failure to do so are severe. The NSW Government Office of Fair Trading will be out in force next year policing their prized new legislation that is a major win for consumers and ethical agents. This will also cause major problems for the habitual agents who love nothing more than buying listings through valuing properties at ridiculous prices. . Expect to see plenty of naming and shaming in 2016.</p>
<h5>3. Off – The – Plan Purchases</h5>
<p>It would be an understatement to suggest that investors are not skittish and squirming about their recent property acquisitions. What remains to be seen is how many pull the plug and walk – away from their purchases believing that Sydney’s apartment investment markets are facing a massive correction in 2016.</p>
<p>Again the NSW government has been busy rushing through more property legislation stopping developers cancelling existing contracts – sunset clauses, because the apartment prices have increased significantly. That loophole has been now shut for good.</p>
<h5>4. Council Mergers</h5>
<p>An announcement regarding the mergers is just days away although I am reliably advised that Mosman will not be forced into a merge and will stand alone. Having said that it will lose all powers regarding new apartment development approvals and this now will be handled by the state government.</p>
<h5>5. 2016 Federal Election</h5>
<p>They say that the Melbourne Cup stops the nation – well a federal election can stop the real estate markets. We can expect to hear plenty in 2016 about what’s now off the table and what’s now on the table. Two words will play a massive part and I’m not talking about negative gearing. No tax reform will be the keywords in 2016 although at this stage its anyone’s guess to what extent and just what lengths the Turnbull government will go. Whatever the case this will be a major distraction in 2016 where I’d love a dollar every time I hear the words Goods &amp; Services tax – GST.</p>
<p>This now leads me to the very big X Factor for 2016.</p>
<h5>6. X Factor</h5>
<p>The premier must have been reading my blogs with a new report from the NRMA confirming that planning is in the early stages to see a rail line from Sydney’s northern beaches through Mosman to Cremorne and Neutral Bay to the Sydney CBD.</p>
<p>The other key recommendation is for a tunnel under the Spit Bridge connecting with Seaforth and the Warringah Freeway linking up with the new harbour tunnel which eventually will connect to the WestConnex.</p>
<p>The report stated – “For decades, the northern beaches and the lower north shore has been the Bermuda triangle of transport infrastructure, where plans have come and gone to disappear without a trace.” It then went on to say “The chronic neglect has left our roads badly congested and buses at or over capacity. We believe the government must now take this opportunity to put the region back on the agenda as part of its overall drive to improve infrastructure across Sydney.”</p>
<p>The report revealed that Spit Road and Military Road were two of the worst in Sydney with higher traffic than Parramatta Road. On an average weekday, 70,000 vehicles use the Spit Bridge, 80,000 use Military Road and approximately 64,000 use Parramatta Road at Camperdown.</p>
<p>So you can expect to see high rise along Military Road and even more high density around the new suburb train stations.</p>

Plenty of x-factor on the 2016 property menu: Robert Simeon

<div>There are multiple data sources for tracking property markets, but the ABS Residential Property Price Indexes series is always one worth analysing, particularly since the Reserve Bank of Australia (RBA) itself follows it closely.</div>

<div>Established house prices rose by +2.2% in the third quarter to be +11.4% higher over the past 12 months, while attached dwellings rose by +1.4% to be +8.7 % higher over the year. </div>
<div> </div>
<div>While averages mask endless underlying trends, the long run data implies that on average over the past dozen years established house prices (+5.6% per annum) have been outperforming attached dwellings (+4.8% per annum), commensurate with lower initial spot yields. </div>

<span>Let's step today's the key figures in three short parts.</span><br><br><strong><span style="text-decoration: underline;">Part 1 - Price indexes</span></strong><br><br><div>The star performers over the past year have been established houses in Sydney (+21.9%) and attached dwellings in the same city (+15.8%).</div>
<div>
<br>Established house prices in Melbourne have also performed strongly to be up by +11.5% over the year, but on average attached dwellings price growth in the Victorian capital has been more contained at +4.5%, reflective of the volume of new supply. </div>

<div>Dwelling prices over the year have performed solidly in Brisbane (+3.8 per cent), Canberra (+4.0 per cent), Adelaide (+3.5 per cent), and Hobart (+1.7 per cent).</div>

<div>On the other hand there have been moderate declines to date in Darwin (-2.0 per cent) and Perth (-3.3 per cent), although interestingly Domain Group forecasts moderate price growth to return to both cities in 2016, whereas I have previously argued that prices may follow rents down in the next calendar year. </div>
<div> </div>
<div>Since the end of 2008 Sydney (+83 per cent) and Melbourne (+51 per cent) have outperformed impressively, while prices are also now rising in Brisbane, Adelaide, Canberra, and Hobart. </div>

<div><span>More than 90 per cent of the gains in the value of dwelling stock over those three years have been accounted for by New South Wales (+$756 billion), Victoria (+$390 billion), and Queensland (+$131 billion), with the other states and territories accounting for the remaining +$141 billion. </span></div>

<div>In fact, despite the recent declines in Western Australia and the Northern Territory noted above, the mean dwelling price has moved some way higher across all states and territories across a three year timeframe.</div>
<br><strong><span style="text-decoration: underline;">Part 3 - Volume of dwelling stock</span></strong><br><br><div>The final chart below helps to explain why although an increase in the dwelling supply can accentuate market downturns - particularly in smaller towns and cities - in the larger cities an increase in building activity on its own can take years to dampen prices. </div>
<div> </div>
<div>One reason for this is that new builds only ever account for a fraction of transactions in a given year, and therefore the level of available supply at any point in time is rather driven by the established or "second hand" market (another reason is that over-simplified views of the market fail to take account of how well the new supply matches demand at the LGA, suburb, and household formation level).</div>
<div> </div>
<div>Over the past four years, while the Australian Capital Territory (+10.9 per cent) and the Northern Territory (+10.1 per cent) have increased their respective number of dwellings materially, this is of course somewhat harder to achieve when you are starting from a higher base figure.</div>
<div>
<br>Despite this, Western Australia (+8.6 per cent) and Victoria (+7.9 per cent) have made valiant attempts to increase the total supply of dwellings since the the equivalent quarter 2011 according to the ABS data series.</div>

<div>On the other hand, the ABS figures show that the number of New South Wales dwellings has increased by only +4.4 per cent over the past four years, which may go some of the way to explaining why Sydney's rental market has remained relatively tight to date, despite alleged overbuilding.</div>
<div> </div>
<div>Over the past three years the population of Greater Sydney has increased by around +230,000, and thus while it is easy enough to find localised areas of oversupply, after accounting for stock obsolescence, demolitions, and dwelling approvals that never make it to completion, at the city level at least the market remains relatively balanced in terms of dwelling supply (at least, for now).</div>

Sydney house prices up 21.9% Pete Wargent

<p>This week signals the beginning of the end of year auction slow down, with auction volumes falling over the week from 2,989 last week to 1,727 this week. Auction volumes are relatively similar to one year ago, when 1,702 capital city auctions were held.</p>
<p>The number of auctions held this week will be lower in all capital city markets except for Perth, where auction volumes remain virtually unchanged from last week. Melbourne will host 872 auctions this week, down from 1,572 last week, while one year ago just 639 auctions were held across the city. CoreLogic RP Data is currently tracking 457 Sydney auctions, compared to 891 last week and 648 over the same week one year ago.</p>
<p>This year has been the busiest year for auctions on record, with auction volumes expected to come in just over 108,500 for the year. To put this into perspective, there were 104,444 capital city auctions held in 2014, 81,473 in 2013 and just 62,713 in 2012.</p>

<p>The busiest individual suburbs for auctions across Australia this week are all located in Melbourne. There are 19 auctions scheduled in Craigieburn, 17 in Reservoir and 16 in Mill Park.</p>
<p><span style="text-decoration: underline;"><strong>Summary of last week’s results:</strong></span></p>
<p>The combined capital city clearance rate remained below the 60 per cent mark last week, with the final results showing 58.2 per cent of the 2,722 reported auction results sold at auction.</p>

<p>Both Sydney and Melbourne, Australia’s two largest auction markets saw clearance rates improve marginally last week, up from 63.3 per cent the previous week to 64.9 per cent last week in Melbourne and Sydney’s clearance rate rose from 52.9 per cent to 54.7 per cent last week.</p>
<p>Adelaide, with a clearance rate of 49.3 per cent and Canberra (48.6 per cent) both recorded their lowest clearance rate for the year last week, while Perth’s clearance rate has remained virtually unchanged over the past three weeks.</p>
<p>Brisbane’s final auction clearance rate was 41.9 per cent last week, similar to the 41.5 per cent recorded across the Gold Coast.</p>
