Above this historic base, the 68-storey tower will deliver just over 600 residences, a notable reduction from earlier schemes, reflecting a deliberate move toward larger-format apartments and a stronger owner-occupier focus.

Unlike traditional CBD developments that prioritised investor stock, 640 Bourke Street has been repositioned to respond to changing buyer expectations.

"The discussion was all around making 640 Bourke Street the best residence to live in, to be much more focused on the people in the building rather than people looking at the building," Marsland explained.&nbsp;

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Construction completes at Far East Consortium's West Side Place, Melbourne apartment development

New developer JSMN has quickly had its first residential apartment development approved, on Fitzroy's popular Napier Street.

JMSN, founded by Sam Jamieson, the son of Harry the Hirer founder Rick Jamieson, submitted the application for the boutique block of 10 apartments earlier this year.

The project, dubbed ns227 at 227 Napier Street, has been designed by Warren and Mahoney and comprises two and three-bedroom sustainable apartments which envelope around an internal courtyard.

The six-storey building is inspired by&nbsp;townhouses seen in Paris and London, which are celebrated for the sustainable merits of their high-density, mid-rise typologies.

JMSN acquired the site in 2022 for $4.5m. Zoned for mixed-use development, the building’s facade extends to the fourth floor without a setback, a planning concession Jamieson says is key to responsible development in the area.

“Fitzroy is a suburb that is densifying and needs to densify, but it can be done in a way that honours the existing neighbourhood and avoids overdevelopment,” Jamieson says.

“With ns227, we are looking to set a new benchmark of what that can look like, taking the learnings from Europe’s mature, urban cities and applying them in a way that is thoughtful and conducive to modern Australian lifestyles — an approach that will underscore all JMSN projects in future.”

Having worked in the family business for 15 years, Jamieson travelled the globe extensively to procure the temporary structures Harry the Hirer is recognised for, including the Victorian Spring Racing Carnival ‘Birdcage’ and marquees for iconic events such as the Australian Grand Prix and the Australian Open.

It was during his travels, particularly in Paris and London, where Jamieson cultivated an appreciation forEuropean architecture and observed that its design principles could be better incorporated into Australian homes.

“The evolution of inner city developments has seen many inspired by Brooklyn-style warehouse conversions, but in Fitzroy, a neighbourhood defined by its Victorian terrace homes, JMSN is exploring influences from Paris and London that better reflect local lifestyles and the aesthetic vernacular of the area,” Jamieson added.

“The brief for our architect was to take the form, flow and materiality of European architecture and add a distinctly modern Australian flair. It was important to pick up cues and best practice, but never about replication.”

European influences are identified in the Juliet windows, which allow for larger living spaces with the versatility of use in summer and winter. Juxtaposing this, a contemporary curved entrance defines the ground floor, while concrete polished lintels offer a modern contrast to the classic textured brick façade.

Warren and Mahoney principal Nick Deans says the sensitive design approach is considerate of the end user and surrounding neighbours.

“This lot is located in a special part of Napier Street and the considered design of ns227 blends seamlessly into a neighbourhood of high-calibre developments,” Deans says.

“The design speaks directly to the Victorian vernacular of Fitzroy and has a feeling of solidity and timelessness about it. It’s a building that is good now and will only get better with age. All of the apartments are unique in layout, offer generous floorplans and delightful finishes, which are sure to create 
welcoming homes for owner-occupiers.”

An internal courtyard filled with greenery, a central water feature and arch windows will orient the residences, providing natural light, amenity and reducing the impact of shadow on neighbouring homes.

On Napier Street, window planter boxes will spill hardy and long-flowering geraniums, while an ivy will fill the facade in a nod to both London homes and the surrounding Fitzroy context.

Warren and Mahoney has delivered multiple residential projects in the area including The Spanish Club by GURNER. Works are slated to begin mid-2024.

First look: JMSN get sign off for first apartment development on Fitzroy's Napier Street

The headquarters of Icon Construction on Abbotsford's Victoria Street is set for a redevelopment.

EG Funds Management is proposing to demolish the three-level office building at <a href="/new-apartments/675-victoria-street-abbotsford">675 Victoria Street</a> and develop a 13-level mixed-use building with offices and apartments.

There will be 134 apartments, above ground-level office and amenity on the 3,459 sqm site. Over half of the apartments will have two-bedrooms (73), while another 42 will be three-bedders and just 19 one-bedroom apartments are planned.&nbsp;There are 43 different apartment configurations.

"The integration of the building's robust architectural forms and features draw upon the Yarra River flow and Dight Falls," SJB noted in the planning application submitted to Yarra Council.

"The project's palette and materiality is driven by the Abbotsford's natural features and built heritage to deepen the connection with the areas rich history.

"The use of warm tones embody the mature gum trees present in the surrounding landscape."

One of the main focuses of the development is how it interacts with the Yarra and the character of <a href="/developments/abbotsford-vic-3067">Abbotsford</a>.

Central part of the development is its provision of a pedestrian link between Victoria Street and the Yarra River corridor. The publicly accessible link provides a visual connection with the Yarra River from Victoria Street and allows convenient and safe access for pedestrians travelling between Victoria Street and the River.

"The existing tree is not treated as an encumbrance but rather is built into the design to provide a distinctive sense of entry to the site and soften the visual connection with Victoria Street," the Town Planning Report by Tract says.

Tract notes that,&nbsp;in contrast to the fine-grain activity centre surrounding Church Street, Lennox Street and North Richmond Station, the eastern extent of Victoria Street exhibits an emerging urban renewal character, featuring many high-density contemporary commercial and residential buildings.

"This built form character is reflective of the subdivision patterns of the commercial and industrial activity that took place along the Yarra River historically, as well as the proximity of this precinct to public transport, open space, and other amenities which makes it suitable for development of the emerging scale."

The building will also incorporate ground-level amenity in the form of a communal lounge, multi-purpose room, gym, two private dining rooms with kitchens, a cinema, and an outdoor terrace which meets landscaped gardens fronting the river.

The proposal includes a partnership with the Little B.I.G Foundation, a charitable organisation set up to tackle loneliness in Australia by developing places, programs and events for social connection.

The Foundation will manage and operate a residential community space located on the river-fronting side of the buildings whch forms part of the residential amnities and provide an events program for residents and the surrounding community.&nbsp;

The community space can also be booked through the Foundation for use by residents an the broader community, with the spce having a strong onnection to the Yarra River Corridor.

The building will be services with 203 parking spaces, 187 for residents and 16 for office use, and 198 bicycle spaces.

The City of Yarra is required to provide 12,800 additional dwellings under Melbourne 2030, in line with population growth forecasts.

"Yarra has become a preferred location for many smaller and medium-sized buisinesses, and this trend is expected to continue," Tract added.

"Yarra's vibrant Major Activity Centres, including Victoria Street, are a powerful economic engine for the municipality. These activity centres are considered a vital part of Yarra's culture."

First look: Icon Construction HQ in Abbotsford set for new apartment and office development

A lot of developers have looked to try and develop the 15-minute neighbourhood, the term coined by French professor Carlos Moreno.

According to Moreno, each 15-minute city should fulfil six&nbsp;social functions—living, working, supplying, caring, learning and enjoying. It reduces residents’ environmental footprints by boosting green initiatives, creativity and wellbeing at a neighbourhood level and reducing travel, urban density, pollution and loneliness.

Longstanding Melbourne developer Kokoda Property, who have been synonymous for quality developments across the Victoria capital since 1997, have created an even more convenient neighbourhood at their new mixed-use precinct, Malvern Collective.

What they've put together they're calling a 0-minute neighbourhood, and it's hard to argue with.

Above the precinct will be two striking glass buildings which will home a collection of apartments.

Construction has commenced on Windsor Park, one of the newest apartment developments in <a href="/developments/windsor-vic-3181">Melbourne's Windsor</a>.

The 33-apartment development at&nbsp;61-71 McIlwrick Street is a joint venture between developer Sinclair Brook and investment firm Wilbow Group, who are expecting residents to move into the Jackson Clements Burrows-designed building by mid-2024 after a 12-month build.

The building, which has interiors curated by Hecker Guthrie and sits in gardens by Eckersley Garden Architecture, has never to be built out views of <a href="/new-apartments/windsor-park-prahran-61-71-mcilwrick-street-prahran">Windsor Park</a>. It sits in an enviable pocket, boasting an international walk score of 95.

ASX-listed developer Mirvac has launched the expressions of interest campaign at its latest Melbourne apartment development, Prince &amp; Parade, on a prime park-facing block on the fringe of Brunswick's Princes Park.

The building, designed by Bates Smart in collaboration with Mirvac Design and in landscaping by Jack Merlo, comprises 166 one, two three and four-bedroom apartments.

The striking project is targeting the owner-occupier, particularly local downsizers who currently live in houses or terraces and are starting to see equity build back up in their homes. It's also expected to be popular with affluent young professionals.

Mirvac reveal latest Melbourne apartment development, Prince & Parade Brunswick

Melbourne's unit market continued to see growth over July, however at a slightly slower pace than recorded in the two months prior.

CoreLogic's Monthly Hedonic Home Value Index found that&nbsp;value of <a href="/developments/melbourne-vic">Melbourne units</a> grew by 0.4 per cent in July, following strong gains of one per cent in June and 0.9 per cent in May.

The July gains better the housing market for the second month in a row. House values grew by 0.3 per cent in July.

Unit values are now 2.2 per cent up over the rolling quarter, and 1.4 per cent year to date. The median value for units in <a href="/developments/melbourne-vic">Melbourne</a> is now $602,000.

<h2>What's happening in the Melbourne off the plan apartment market?</h2>

The biggest news in July came from property advisory firm Charter Keck Cramer, who believe <a href="/news/vic/melbourne-off-the-plan-apartment-values-could-spike-25-per-cent-charter-keck-cramer">off the plan apartment prices could rise by as much as 25 per cent</a>.

"There are a number of fundamental reasons that support the thesis that off the plan apartment value rates across the entire apartment market in&nbsp;<a href="/developments/melbourne-vic">Melbourne</a>&nbsp;will simply have to recalibrate upwards over the next 12 months," Charter Keck Cramer's research report noted.

They cited booming immigration forecasts, a tight supply of apartments, and land and construction prices not likely to fall below pre-COVID levels.

Pace Development Group Sales &amp; Marketing Director Ash Bramich says current sentiment has been largely influenced by buyers and developers too nervous to act, one by rising interest rates, and the other by feasibilities that just don’t stack up.

He adds however, for buyers with little&nbsp;to no borrowing required, the market has been fuelled by a shortage of stock, which has been reflected in many boutique projects in desirable suburbs selling very well, even at todays required square metre rates.

"Our lead generation for the yet to launch Fabricca in the always in demand <a href="/developments/fitzroy-vic-3065">Fitzroy</a> has been overwhelming," Bramich says.

"Targeting downsizers, of whom the majority are locals, and those from the inner east who are selling their family homes between $3 million to $7 million are looking for curated projects by recognised developers."

Bramich says PACE are very bullish about the medium to longer term prospects of the market, so long as employment stays strong and immigration continues to flourish.

"As construction prices stabilise, experienced developers are re-entering the market, recognising that the supply and demand imbalance is too great to sit on the sidelines."

PACASA Director Stefano Paciocco says the much publicised lack of supply won't be fixed in the near term, because there's currently a mismatch between what developers can pay for land to make a project viable, and vendor’s expectations of what the land is worth.

"If the mismatch continues, there will be even less supply than there is currently,"&nbsp;Paciocco says.

It's the lack of supply of high-quality apartments, paired with a prime location and striking design, which has driven sales&nbsp;at PACASA's recently launched <a href="/developments/richmond-vic-3121">Richmond project</a>, <a href="/new-apartments/park-house-richmond-hill-268-270-church-street-richmond">Park House</a>.

"We’re seeing that those with a lot of equity in their homes, who have waited through the COVID period, are now eager to make their next purchase," Paciocco says.

"There’s a lack of availability of quality owner-occupier and downsizer stock across Melbourne’s inner-ring, which has driven sales at Park House.

"These buyers know there’s not a significant amount of new projects coming in the short-term because of the cost of both land and construction."

Carpe Co-Founder and Director Tim Campbell says the market is running at two different paces.

"While we’re still actively doing sales across our projects, buyers are definitely a lot more discerning," Campbell says.

"They’re asking a lot more questions over builders, finance, and construction timelines."

There doesn't seem to be an issue in prices being sought, Campbell said. The overarching decision factor is the confidence the development is going to go ahead.
