Virgate Property Group is preparing to commence construction of Verdé, its new apartment development in Melbourne's Arts Precinct at Southbank, following a strong run of sales that has seen more than half of the project's 173 apartments secured.

Verdé has attracted a broad mix of first home buyers, owner-occupiers upgrading from nearby inner-city suburbs and investors, with younger owner-occupier couples aged between 28 and 45 accounting for the strongest enquiry. The project was ultimately secured in 2020 following feasibility studies, planning assessments and due diligence, with the brief centred on delivering "a high-quality, considered design that feels both refined and fit for purpose."

Designed by <a href="https://www.apartments.com.au/architects/bruce-henderson-architects">Bruce Henderson Architects</a>, Verdé comprises 173 one, two and three-bedroom apartments priced from $599,000. The architecture is distinguished by a faceted glass façade that responds to both the site's outlook and Melbourne's changing light conditions.

According to Bruce Henderson Architects, the coloured glazing gives the building a distinctive identity while also providing privacy and solar shading, with residences oriented to capture views across the bay, city skyline and surrounding parklands.

Inside, <a href="https://www.apartments.com.au/interior-designers/designoffice">DesignOffice</a> has created interiors focused on natural light, efficient planning and enduring materials. Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

Rather than competing with the grand homes that line Kooyongkoot Road, the architectural approach focused on restraint and longevity, using curved brickwork, generous landscaping and carefully considered proportions to integrate with the existing streetscape.

"The form feels fluid and timeless, as though shaped by the landscape itself – architecture that belongs, rather than competes," said Chris Stribley, Co-Founder and Managing Principal of Cera Stribley.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

The project's attention to detail has already resonated with buyers. Earlier this year, Kooyongkoot recorded one of Boroondara's highest apartment sales when an $8 million penthouse was purchased by a Melbourne CEO downsizing from a nearby family home.

Equitifund National Sales Director Ben Hamblett says buyers are increasingly recognising that premium apartment living no longer needs to come with Sydney CBD pricing.

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

The long-planned transformation of Brisbane's historic Shafston Estate has taken another major step, with Capella Hotel Group announced as the luxury hospitality partner behind what will become Brisbane's first branded residences.

The project, to be known as Capella Residences Brisbane, is being delivered by Verso Projects at the landmark Kangaroo Point riverfront estate, with completion targeted for 2029.

The announcement follows a series of planning changes to the project over recent years. The site was originally approved in 2023 for a 15-level, 37-apartment development designed by Rothelowman for Burgundy Group before Verso Projects took over the 10,070 sqm riverfront holding and lodged revised plans with Kerry Hill Architects to increase the development to a 25-level tower with 51 apartments.

The latest announcement confirms Capella Hotel Group will bring its branded residential offering to the project, marking just the second Capella Residences development globally after Seoul, and the group's first branded residential project in Australia.

The <a href="https://www.apartments.com.au/new-apartments/23-castlebar-street-kangaroo-point-qld-4169">Castlebar Street development</a> will centre around the restoration of the heritage-listed Shafston House, one of Brisbane's oldest residences, originally constructed in 1851 by Reverend Robert Creyke as a single-storey cottage known as Ravenscott.

Capella said the project aligns with its focus on heritage-led developments, with the Brisbane estate combining the restored historic residence with a new luxury apartment tower and hospitality-inspired resident amenities.

Residents will have access to the Capella Living Room, a concierge-led communal space inspired by the group's luxury hotels, alongside landscaped gardens, six swimming pools, wellness and recreation facilities.

The broader estate will also include two riverfront homes, a six-berth private marina, porte cochère arrival experience, secure basement parking and a new section of public riverwalk along the Brisbane River frontage.

The heritage Postal Depot Building will also be retained and repurposed as a guest house, in line with the revised development plans.

The project represents another evolution for the site, which Kerry Hill Architects previously described as a rare opportunity to restore one of Brisbane's most significant heritage estates while creating a new benchmark for apartment living.

"The Shafston Estate provides a once-in-a-generation opportunity to restore one of Brisbane's finest heritage precincts and to reinstate residential use as a unique site perched on the edge of Kangaroo Point," Kerry Hill Architects said in its Urban Context Report accompanying the planning submission.

"The project will celebrate excellence in sub-tropical residential design, setting a new benchmark for vertical living in Brisbane."

Verso Projects, which now has an $8.5 billion development pipeline spanning more than 6,000 dwellings across apartments, townhouses, retail and commercial projects, said the partnership with Capella would elevate the development beyond a traditional residential project.

"We feel honoured to be restoring Shafston Estate to its former glory, elevating it to new heights of luxury and excellence underpinned by Capella's distinctive service ethos and design philosophy, and making it a standout landmark in Brisbane," Verso Projects CEO Steve Laffey said.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

<a href="/developers/coff-property-group">Coff Property Group</a> has secured approval for its $46 million townhouse project in Prahran.&nbsp;

The development is a partnership between Coff PropertyGroup and Monark Property Partners, a non-bank lender with over $1 billion in funds under management.&nbsp;

The Stonnington Council’s approval process has been remarkably swift, an impressive turnaround for a project of this scale on a small side street.

There will be 17 townhouses on a 2,200 sqm site at 113–115 Chomley Street - a rare addition to <a href="/developments/prahran-vic-3181">Prahran</a>'s apartment-dominated market.

“Prahran is a place that is dear to our team, and we’re committed to ensuring what we do with this site will contribute positively to this cherished neighbourhood,” Adam Coff said.

Expected to be priced between $2.35 million and $3.2 million, the residences will add much-needed stock to the inner south market and will benefit from recent stamp duty changes announced by the Victorian Government, and were designed as an urban retreat with three-metre high ceilings, private gardens, open living spaces, private internal elevators and rooftop terraces.

Each townhouse is limited to two or three levels, with a single-level basement providing two parking spaces per residence to reduce street congestion.&nbsp;

The ground floor features an open living, dining and kitchen area that extends to a private terrace.

Select residences will have north-facing exposure and city views from third-floor balconies and will be enhanced by private individual elevators from the side-by-side lockable garages.

Designed in collaboration with <a href="/architects/cera-stribley-architects">Cera Stribley Architects</a> and Andrew Panton Design, the project takes inspiration from Prahran’s urban and eclectic character while incorporating modernist design elements and prioritising green spaces and community integration.&nbsp;

Materials such as bricks and metal detailing have been selected to create a contemporary yet understated aesthetic.&nbsp;

The development is divided into three clusters, allowing for landscaped spaces that maintain the residential scale of Chomley Street and soften the visual impact of the buildings.

Landscaping includes private gardens, deep soil planting, and a shared green pathway designed to enhance the streetscape and provide a more open feel compared to the existing structures on the site.

Looking to take advantage of the recent stamp duty abolition, which means buyers don't have to pay any stamp duty until October 2025, developers have been fast-tracking plans to meet growing demand in the off the plan apartment market.

Many are also focusing on adding value through innovative designs and sustainability features to attract buyers seeking long-term investment potential.

There is a diverse range of developments on the horizon, from small, boutique apartments aimed at the affluent downsizer, to sustainable developments with eco-friendly designs and energy-efficient technologies, and large-scale neighbourhood precincts that will address Melbourne’s ongoing housing shortage by delivering much-needed supply to the new property market.

<h2>Abadeen</h2>

<a href="/developers/abadeen-group">Abadeen</a> has rapidly emerged as a developer to watc in Melbourne, despite only entering the local market in 2024.

Abadeen has built a strong presence in Sydney's luxury market since its founding in 1999 by industry veteran Justin Brown. The developer made its mark in Melbourne with the launch of <a href="/new-apartments/malea-94-burke-road-malvern-east">Maléa</a> in <a href="/developments/malvern-east-vic-3145">Malvern East</a>, under the local leadership of former CBRE executive Andrew Leoncelli.

Maléa,&nbsp;which recently topped out and has already sold four of its seven apartments, is on track for completion in mid-2025. Meanwhile, Abadeen has several exciting new launches planned for the year ahead

They have a permit for a <a href="/news/vic/first-look-abadeen-lodge-plans-for-second-melbourne-apartment-development">new boutique development in Prahran</a>, and later next year they will hope to launch another project on <a href="/news/vic/exclusive-abadeen-grab-next-melbourne-off-the-plan-apartment-development-site">Caulfield Park</a>.

Leoncelli says there&nbsp;is an ever-growing appetite from local wealthy downsizers, wanting bespoke high-end apartment living, and that's what Abadeen will bring to Melbourne.

<h2>Hamton</h2>

Developer <a href="/developers/hamton">Hamton</a>&nbsp;is gearing up for a big 2025, launching its newest neighbourhood-style project and the next stage of its $2 billion Moonee Valley Park redevelopment.

Early next year Hamton will take to market Scotch Hill Gardens in <a href="/developments/hawthorn-vic-3122">Hawthorn</a>, six low-rise buildings with 365 residences&nbsp;on the former home of the University of Melbourne.

The project’s unique design features 5,500 sqm of publicly accessible green space and a new retail precinct.

Hamton is also advancing Moonee Valley Park, their $2 billion redevelopment of the Moonee Valley Racing Club.&nbsp;

At some point in 2025 they will launch the next two stages that will bring around 440 more apartments to the growing community. The two current buildings within Moonee Valley Park, <a href="/buildings/stonepine-house-at-moonee-valley-park-kenna-street-moonee-ponds">Stonepine House</a> and <a href="/new-apartments/trackside-house-moonee-ponds-moonee-valley-racecourse-moonee-ponds">Trackside House</a>, are well under construction and nearly sold out.

There will be over 2,000 dwellings in the masterplan when it's completed.

<h2>Milieu</h2>

Design-driven developer <a href="/developers/milieu-property">Milieu</a> is another big-name developer who will have a busy 2025.

They will complete <a href="/new-apartments/plant-street-by-milieu-malvern-1-plant-street-malvern">Plant Street by Milieu</a>, its first development in Melbourne's inner-south east after a string of successful projects in inner-north, while continuing to release apartments at its recently launched <a href="/new-apartments/elsternwick-gardens-by-milieu-8-gordon-street-elsternwick-vic-3185">Elsternwick Gardens</a> project.

In early 2025 they'll be launching their latest project,&nbsp;<a href="/new-apartments/saxon-street-by-milieu-10-dawson-street-brunswick">Saxon Street by Milieu</a>, 80 apartments in <a href="/new-apartments/brunswick-vic-3056">Brunswick</a>, on the site of The Brosnan Centre next door to Brunswick Baths.

Jackson Clements Burrows (JCB) has designed the gas-free building, with landscaping by Oculus and interiors by by Design Office.

The building will be predominantly two-bedrooms, with an almost equal split of one and three-bedroom apartments.

Later in 2025 Milieu will launch <a href="/new-apartments/4-6-derby-street-collingwood-nsw-2850">Derby Street</a> in <a href="/developments/collingwood-nsw-2850">Collingwood</a>, just 18 large-scale apartments off Smith and Gertrude Street.

The brief for Studio Bright was to create a building to echo the site's once-industrial surroundings, so extensive brick and tile detailing was used in the design to integrate it with the street.

<h2>Beulah</h2>

<a href="/developers/beulah">Beulah</a> will be looking to push on with its significant pipeline it's built up recently.

As well as looking to start construction on its Southbank megatower&nbsp;<a href="/new-apartments/sth-bnk-by-beulah-southbank-60-southbank-boulevard-southbank">STH BNK by Beulah</a>, the developer also has two other inner-city projects they'll be looking to take to market.

In&nbsp;<a href="/developments/fitzroy-vic-3065">Fitzroy</a>&nbsp;Beulah has proposed a sustainabile development with 44 residences above two ground-floor retail spaces designed to integrate with the local Fitzroy character.

Beulah also has a new project in&nbsp;<a href="/developments/prahran-vic-3181">Prahran</a>, near the famous Prahran Market.

Designed by Cera Stribley, the new development at&nbsp;182-194 Commercial Road will have 39 one, two and three-bedroom apartments across an eight-level building, also above retail, hospitality venues, and offices.

Another national developer,&nbsp;<a href="/developers/fortis">Fortis</a>, has several projects across Melbourne, Sydney and Brisbane for 2025.

In Melbourne, they'll be further&nbsp; their foothold in the Richmond market, having acquired a site at 550 Swann Street. They're currently selling Carmine House, part of their mixed-use Richmond Square development.

One of the most attractive aspects of buying off the plan property is the ability to customize. Walls can be moved (within reason), storage and joinery can become customisable, while outdoor kitchens, appliance additions/upgrades, and fireplaces are just a few of the more common upgrades that buyers can choose to incorporate.

Local Melbourne developer <a href="/developers/sma-projects">SMA Projects</a> takes customization seriously and understands its importance, particularly where other developers may not.

They’ve been working with a buyer—incidentally, an architect—who was immediately attracted to SMA’s newest inner-city apartment development, The Regent in <a href="/developments/fitzroy-vic-3065">Fitzroy</a>, after seeing the interior images on the hoarding at the Fitzroy Street site.

SMA Projects Sales Executive Emily Shaddick says it’s important in the development industry to encourage creativity and, more importantly, to respond to what people want for their future homes.

The two camps, downsizers in particular, are the least impacted by the continued high interest rates compared to a first home buyer or investor, positioning them as a key target for developers. Most of the new apartment developments that have come to the market in 2024 have been large apartments that suit the size and budgets of a downsizer.

Many downsizers have built significant equity in their family homes over the years and are now looking to move into more manageable living spaces, while also securing funds for retirement.

But where are downsizers and rightsizers looking to buy?&nbsp;

In this article, we've looked at the most popular suburbs in Melbourne for both buyer demographics, highlighting some of the most popular developments in those areas.

<h2>Glen Iris</h2>

The leafy <a href="/new-apartments/glen-iris-vic-3146">Glen Iris</a>, regarded as the geographical centre of Melbourne, is a suburb that, once you live there, you will never want to leave, which makes it an ideal suburb to be developing for downsizers.

The 3146 postcode offers a perfect blend of suburban charm and connectivity to greater&nbsp;<a href="/developments/melbourne-vic" target="">Melbourne</a>. It boasts some of the best schools in the city, as well as easy access to the central business district.

Heath Thompson, Director at Projects by Buxton, has sold out several new apartment developments over the years and notes that&nbsp;<a href="/developments/glen-iris-vic-3146">Glen Iris</a>&nbsp;has long been regarded as one of&nbsp;<a href="/developments/melbourne-vic" target="">Melbourne</a>’s top suburbs for families and downsizers.

"You find that those who move to&nbsp;<a href="/new-apartments/glen-iris-vic-3146">Glen Iris</a>&nbsp;often stay for generations," Thompson says.

"Generally speaking, young families move to&nbsp;<a href="/new-apartments/glen-iris-vic-3146">Glen Iris</a>&nbsp;to enjoy a family-friendly lifestyle, with some of the best schools and parks in&nbsp;<a href="/developments/melbourne-vic" target="">Melbourne</a>. Offering low maintenance townhouses which are due to complete in March 2025, only two homes remain for sale in the development by billionaire Larry Kestelman's LK Property Group.

The three-bedroom townhouses have been designed by Megowan Architecture and&nbsp;feature high ceilings and full-length windows to maximise natural light and provide views of the preserved 100-year-old trees on the site.

Alvin Xu from Alta said the aim was to create tranquillity within the busy city environment, integrating natural elements and gardens into indoor living spaces to foster a sense of calm.

Demand for downsizers is expected to continue into 2025, particularly when Time &amp; Place <a href="/news/vic/first-look-time-place-and-woolworths-greenlit-for-glen-iris-mixed-use-precinct">launch their mixed-use project</a> with Woolworths that will see 60 two and three-bedroom apartments developed on Burke Road.

<h2>Brighton</h2>

Brighton has long been one of Melbourne's bluechip suburbs, with house prices among the highest in the city.

It's another suburb that those who have lived in Brighton for most of their life, don't want to leave. It is also a suburb for the aspirational buyer in the new apartment market. The buyer who can't afford a house in the affluent suburb, but could downsize or rightsize into it.

"Brighton offers one of the best lifestyle offerings in Melbourne," developer Adam Sloane said.

"There’s the beach, the parks, the café culture, cinemas, retail… it has it all."

<a href="/developers/sloane-property">Sloane</a> is currently developing <a href="/new-townhouses/111-carpenter-brighton-111-carpenter-street-brighton">111 Carpenter</a>, just seven townhouses near Brighton Station. All seven townhouses are north-facing, and some feature a master bedroom on the third level which overlooks neighbouring rooftops.

Each townhouse has either three or four bedrooms across two of three levels. <h2>Ivanhoe</h2>

The north-east Melbourne suburb of&nbsp;<a href="/developments/ivanhoe-vic-3079">Ivanhoe</a>&nbsp;has been starved of new apartments in recent years.

Only a quarter of dwellings are apartments, according to the latest census data.&nbsp;

Alternative investment managers <a href="/developers/salter-brothers">Salter Brothers</a>&nbsp;saw a gap in the market and is currently delivering&nbsp;<a href="/new-apartments/candela-ivanhoe-40-upper-heidelberg-road-ivanhoe">Candela</a>, strategically located at the entrance of Ivanhoe Village and near to all the community has to offer.&nbsp;

The neighbourhood has a WalkScore of 90 out of 100, ideal for young families and downsizers with access to parks, restaurants, and prestigious schools.

Candela will comprise just 62 one, two, three and four-bedroom apartments designed by <a href="/architects/john-demos-architects">John Demos Architects</a>.

<h2>Hampton/Hampton East</h2>

Much like Brighton in 2024, new apartment supply in Hampton and its neighbouring Hampton East has been geared toward larger-scale apartments.

Despite Hampton East's population rising above 5,000 from the 2016 census to the most recently collected census in 2021, the percentage share of apartments declined.

Chad Arbid Projects Director Chad Arbid said it's no wonder Channel 9 chose Charming St in Hampton East to film The Block in 2023.

"<a href="/developments/hampton-east-vic-3188">Hampton East</a> is an affordable Bayside suburb known for parks, the beach, the best schools, shopping strips – like Hampton St, Bay St and Church St, restaurants and cafes, gyms, golf courses and medical centres - all within easy reach," Arbid says.

Arbid is marketing&nbsp;<a href="/new-apartments/casa-tranquila-hampton-east-15-19-king-street-hampton-east">Casa Tranquila</a>&nbsp;by <a href="/developers/marcopolo-property">Marcopolo Property</a>, just around the corner from the five Block houses which sold for suburb record prices last year.

<h2>Elsternwick</h2>

<a href="/developments/elsternwick-vic-3185">Elsternwick</a>&nbsp;hasn't typicallly procued apartments that cater for downsizers or rightsizers. Not until design-driven developer Milieu revealed <a href="/new-apartments/elsternwick-gardens-by-milieu-8-gordon-street-elsternwick-vic-3185">Elsternwick Gardens</a>, its garden community next door to the landmark Rippon Lea Estate.

As a result, Melbourne is set to see a significant influx of new projects in 2025, from towering CBD developments — which have largely been absent in the past five years — to boutique buildings in some of the city’s trendiest suburbs.

Early next year they'll launch Monument, just over 600 apartments at 640 Bourke Street, at the eastern end of the long street and a stone's throw from Flinders Station.

<a href="/architects/cox-architecture">Cox Architecture</a> has worked with <a href="/architects/fk-australia">FK Australia</a> to create what it being pitched as "something new for Melbourne, while being entirely of Melbourne.

It pays homage to the history of the 2,850 sqm site, formerly the home of the Royal Mint.

There will be around 163 studio apartments on offer, 373 one-beds, 206 two's, and 55 three-bed apartments, located above a two-level arcade with eight retail tenancies.

South Yarra's famous Chapel Street is set for an injection of new apartments, and it's not Gurner's Jam Factory redevelopment.

Developer CASA has taken over a site at 671 Chapel Street, a site which has had several planning approvals over the years, the most recent coming earlier this year when Daniel Grollo's HOME was approved for a build-to-rent project.

CASA has grabbed the reigns and will launch a collection of one, two and three-bedroom apartments designed by <a href="/architects/bates-smart">Bates Smart</a> and in landscaping by <a href="/landscape-architect/jack-merlo">Jack Merlo</a>.

The VIC arm of luxury Sydney developer <a href="/developers/abadeen-group">Abadeen</a> has been active in the market since entering it around 12 months ago.

Currently developing <a href="/new-apartments/malea-94-burke-road-malvern-east">Malae</a>, a boutique collection of seven apartments in <a href="/developments/malvern-east-vic-3145">Malvern East</a>, of which more than half are spoken for, will kick off 2025 by launching their second Melbourne project.

Earlier this year Abadeen, who is being led locally by former CBRE executive and developer Andrew Leoncelli, secured a prime 2,198 sqm site at 616-646 High Street&nbsp;in Prahran. They had Carr put together the designs for <a href="/new-apartments/grandview-prahran-616-646-high-street-prahran-vic-3181">Grandview Prahran</a>, which curves around a national trust significant Smookt Bark Apple tree.

The four-level building will have 26 large-scale aparments, with the two-beds starting from around 100 sqm and the three's ranging in size to 269 sqm.

Pending council approval which should come in the next week, they will launch the project

<h2>Who:&nbsp;Abadeen</h2>

<h2>Where: Caulfield North</h2>

Abadeen is going large-scale again next year, and another parkside project.

Later in the year they're hoping to launch a new project in&nbsp;<a href="/developments/caulfield-north-vic-3161?sort=">Caulfield North</a>, predominantly made up of large three-bedroom apartments.

The 1,060 sqm site at <a href="/new-apartments/219-229-balaclava-road-caulfield-north">219-229 Balaclava Road</a>, directly across from Caulfield Park, came with approved plans for a seven-level building.

Abadeen brought in architecture firm Powell &amp; Glenn to alter the apartment makeup and tweak the design to give it a "New York-style feel".

Large apartments for the downsizer is the path Abadeen is taking in Melbourne, following the blueprint of what Abadeen has created for decades across Sydney's most affluent suburbs in the Lower North Shore.

The six-building, low-rise precinct will comprise 365 residences, a mix of apartments and townhouses, as well as 5,500 sqm of new publicly-accessible green space and a new retail village to <a href="/developments/hawthorn-vic-3122">Hawthorn</a>.

The major residential development <a href="/new-apartments/hawthorn-vic-3122">Auburn Road</a> is one of the largest to be approved under the Allan government’s accelerated Development Facilitation Program, which seeks to reduce the application timeframe for eligible projects.

After a joint application from <a href="/developers/hamton">Hamton</a> and the University of Melbourne in March 2022, the Planning Minister oversaw the rezoning of the site from public use to enable residential development and approved a detailed development plan to govern planning outcomes for the 1.6ha site.

Hamton’s Founder and Executive Chairman, Paul Hameister OAM, said the project will create a rare opportunity for buyers in a premium suburb that is highly sought-after.

Sales are expected to launch in February.

The mixed-use plans by <a href="/architects/cheah-saw-architecture">Cheah Saw Architecture</a> will include two levels of strata offices and a ground-floor cafe and retail space that will face the park.

The Melbourne property market has continued to soften in 2024, with conditions proving challenging for sellers across the city. All dwelling types in Melbourne have experienced negative price growth, signaling a broader downturn that is also impacting Sydney.

Melbourne’s unit market, which includes both apartments and townhouses and is primarily measured in the established sector, has been the weakest in the country over the past quarter. According to CoreLogic data, unit prices have contracted by -0.7 per cent. While this marks the worst performance nationally, the house market has fared only slightly better, with a -1.2 per cent decline in the same period.

In November, the downturn in Melbourne's unit market was marginal, with prices slipping by just -0.1 per cent. However, the house market saw a steeper decline of -0.5 per cent. Typically, when market conditions weaken, houses tend to experience more significant drops compared to units, largely due to their higher affordability. This pattern often follows a period of prolonged price growth, with buyers shifting to more affordable options like units when the market softens.

Despite the ongoing weakness in Melbourne’s property market, factors such as high population growth and a significant supply shortage are prompting many analysts and property experts to question whether the city now presents attractive opportunities for buyers.

The median value for units in Melbourne is now $610,000, according to CoreLogic, placing it behind Brisbane, where the median value has risen to $677,000.

Despite challening conditions in the established space, there was plenty of activity in Melbourne's off the plan market as developers look to cash in on the VIC Government's <a href="/news/vic/vic-government-slashes-stamp-duty-for-off-the-plan-property-buyers-savings-available-immediately-oct-2024">abolition of stamp duty</a> on off the plan apartments for 12 months.

November also saw the Vic Gov unveil its&nbsp;Great Design Fast Track, promising expedited approvals for well-designed, affordable, and sustainable apartment and townhouse developments.&nbsp;

Shortly after the announcement, and no doubt will be hoping to be fasttracked, is developer Beulah, who submitted plans for a new sustainable <a href="/developments/fitzroy-vic-3065">Fitzroy apartment development</a>.

There was continued good news to come from <a href="/new-apartments/highett-common-37-graham-road-highett-vic-3190">Highett Common</a>,&nbsp;Victoria’s inaugural Net Zero Community being developed by&nbsp;<a href="/developers/sunkin-property-group">Sunkin Property Group</a>.

Sunkin topped out the first stage, Park House, which is over 85 per cent sold and will complete in mid-2025.

Park House is the first stage in the&nbsp;transformative 9.3-hectare project that will feature over 1,000 residences, landscaped parks, and exclusive amenities.&nbsp;

Sunkin also launched the next stage of Highett Common,&nbsp;The Mews Collection, introducing 185 new apartments, including luxury residences designed for downsizers and owner-occupiers.&nbsp;

The second stage will also bring the first neighbourhood facilities that will be accessible to the wider&nbsp;<a href="/developments/highett-vic-3190">Highett</a>&nbsp;community.

There will be a new two-level public library, part of the Bayside Community Facility, which will have study areas, rooms for community classes and meetings, and an adjacent café.&nbsp;

The Northern Residents’ Amenity is part of the Mews Collection stage and will comprise&nbsp;a lap&nbsp;indoor pool, a gym with a wellness area, and a bookable private dining room. The Southern Residents’ Amenity will bring another gym with green views, an outdoor swimming pool, wellness hubs and a cinema.

There was also plenty of activity outside of Melbourne's inner-ring in November.

<a href="/developers/samuel-property" target="">Samuel Property</a> unveiled <a href="/new-townhouses/hali-dromana-105-111-point-nepean-road-dromana-vic-3936">Hali Dromana</a>, a rare townhouse community on the Mornington Peninsula.&nbsp;

The median value for units in Melbourne is now $610,000, according to CoreLogic, placing it behind Brisbane, where the median value has risen to $677,000.

BLVD, the latest tower in OSK Property's $3 billion Melbourne Square precinct in&nbsp;<a href="/developments/southbank-vic-3006">Southbank</a>, has taken out the Best Apartment Development (Australia) award at the 7th Property Guru Asia Property Awards.

The awards ceremony at the Grand Hyatt Melbourne celebrated achievements across the country’s property sector.&nbsp;

The podium level of BLVD features a zen garden with barbecue facilities, alfresco spaces, and shaded seating areas.

The owners of the premium residences in BLVD have exclusive access to the Level 55 Skye Club which is home to another gym, cocktail lounge, private dining rooms, and the best views from any amenity space within the tower.
