Queensland builder-developer MAYD has revealed the first look at its major North Kirra beachfront development, lodging amended plans that reduce the number of apartments and increase the proportion of larger residences.

The project is planned across a substantial 4,742 sqm amalgamated site spanning seven lots at <a href="https://www.apartments.com.au/new-apartments/2-6-pacific-parade-bilinga-qld-4225">2-6 Pacific Parade</a> and 27-33 Golden Four Drive in Bilin​ga, directly opposite Nor​th Kirra Beach.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD</a> secured the site for $32.5 million in 2025, in what was one of the Gold Coast's largest property transactions of the year.

The development will be delivered across two stages, with the first stage carrying an estimated gross realisation value of around $360 million.

The latest amendments seek to reduce the overall apartment count and shift the project further toward the owner-occupier market, with larger residences designed for buyers wanting considerably more space than traditionally offered in a beachfront apartment.

The residential mix will include townhomes, oversized two-bedroom apartments, substantial three-bedroom residences and four-bedroom homes.

MAYD has appointed Cera Stribley to lead the architecture and interiors, with the Melbourne-based design practice drawing on the beachfront setting through a series of ocean-facing terraces and heavily landscaped balconies.

Strong horizontal forms and curved balconies will define the exterior, with subtropical landscaping integrated throughout the building to soften the built form and increase the connection between the residences and the beachfront.

The project will also include an extensive collection of resident wellness and lifestyle facilities, continuing the broader shift across the Gold Coast's luxury apartment market toward larger homes supported by resort-style amenity.

MAYD Founder Todd Mould said North Kirra was increasingly appealing to buyers attracted to the more established, lower-density character of the southern Gold Coast.

"North Kirra presents one of the most compelling luxury residential opportunities currently emerging in Australia, combining absolute beachfront with the character and authenticity that buyers are increasingly seeking, and the same sense of tight-knit community that defined Burleigh and Currumbin perhaps 10 or 15 years ago," Mould said.

"With Gold Coast Airport on its doorstep, it also offers a level of accessibility that broadens its appeal across almost every market demographic."

The project comes as the southern Gold Coast continues to attract an increasing share of high-end apartment development and buyer activity.

Kirra in particular has emerged as one of the region's more tightly held beachfront markets, with its relatively low-density character, established surf and hospitality scene and proximity to Gold Coast Airport differentiating it from the higher-density markets further north.

Mould said those characteristics had informed the approach MAYD and Cera Stribley had taken to the project.

"We've worked closely with Cera Stribley to create a vision that is deeply connected to its surroundings," he said.

"Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast."

MOTIV Managing Director Carly Cottam, who has been appointed to market the project, said buyer attention had continued to move south along the Gold Coast.

"Purchasers who may once have defaulted to Broadbeach, Main Beach or Surfers Paradise are increasingly recognising the value of a genuine beachfront location that offers lower density, strong amenity and a more established sense of community," Cottam said.

"Kirra has a powerful combination of growing demand and genuine scarcity. Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed."

Cottam said the proximity to Gold Coast Airport was also proving increasingly important for interstate and second-home buyers.

"Being minutes from Gold Coast Airport makes it particularly compelling for interstate buyers, frequent travellers and second-home purchasers who can access an authentic coastal lifestyle almost immediately after stepping off a flight."

The acquisition takes MAYD's active development portfolio to more than $500 million, with the North Kirra project representing one of its largest undertakings to date.

Castle Hill, the longtime hub of the Hills District, has been one of the major beneficiaries of Sydney's Metro expansion, with improved connectivity helping drive continued population growth, development and buyer demand across the Hills District.

But despite that growth, the suburb has seen relatively few major new apartment projects brought to market over the past 18 months.

The project will comprise three residential towers alongside a hotel, restaurants, cafes and a skybar, more than 1,600 sqm of ground-floor retail and almost an acre of landscaped gardens.

It represents the largest project undertaken by Reve Group, the development arm of the Kassis family, which has been building across the Hills District for more than 30 years through Kassis Homes.

Nova Rêve also represents a significant step up from the family's first apartment development, Grand Rêve, which was delivered nearby on Garthowen Crescent.

Grand Rêve introduced larger, house-like apartment layouts and premium inclusions including Wolf and Sub-Zero appliances to the Castle Hill market.

Nova Rêve takes that approach to a precinct scale, combining the residential component with hospitality, retail and substantial public and resident landscaping.

Reve Group Managing Director Sam Kassis said the project reflected the family's three decades of building in the Hills, which has evolved from trophy homes on quarter-acre blocks to larger-scale apartment development.

"Grand Rêve was our first apartment project here and it showed us what this pocket of Castle Hill could be. Nova Rêve is the refinement of that idea: not just apartments, but a place the whole suburb can use," Kassis said.

A key part of that approach is the hotel, which has been designed to operate as an amenity for the wider Castle Hill community rather than solely hotel guests.

It will include restaurants, cafes, skybars and all-day dining, alongside conference and event facilities catering to business functions, community groups and private events.

At ground level, more than 1,600 sqm of shops and cafes will open onto the surrounding streets and landscaped areas.

Almost an acre of gardens designed by Land and Form Studios will run through the precinct, incorporating pathways, seating, barbecue areas and children's play spaces.

Reve Group's Romio Georges said creating an active ground plane had been central to the planning of Nova Rêve.

"There are gardens with pathways, barbecues, seating and play areas, shops and cafes opening onto the street, and a hotel with restaurants and a skybar that anyone in Castle Hill can walk into," Georges said.

The project's elevated position on one of Sydney's highest ridgelines will also provide apartments with outlooks toward the Sydney skyline, surrounding parkland and the Blue Mountains.

More than 80 per cent of the apartments will occupy corner positions, with Turner responsible for both the architecture and interiors.

Maréa Residences brings parkside apartments to Coolangatta

Melbourne developer PDG has secured Victorian Government approval for its $1.5 billion Southbank development <a href="https://www.apartments.com.au/new-apartments/the-one-1-queens-bridge-street-southbank-vic-3006">The One</a>, clearing the way for the long-dormant riverfront site opposite Crown to finally be developed.

The Minister for Planning has approved the project at 1-29 Queens Bridge Street, with the Department of Transport and Planning issuing the planning permit following its assessment.

The approval will allow PDG to develop the prominent 5,059 sqm site with a major mixed-use tower comprising premium apartments, including branded residences, a luxury hotel and boutique office space.

PDG acquired the site in late 2024, with its position directly opposite Crown's main entrance and near Melbourne's Arts Precinct making it one of Southbank's most significant remaining development opportunities.

Designed by COX in collaboration with ODO and PDG, the tower's architecture draws on the movement of the Yarra River, with six vertical pleats running the height of the sculpted facade.

The project will also see the heritage-listed Queens Bridge Hotel restored and incorporated into the development&nbsp;with new hospitality and public uses, including a rooftop venue.

A significant component of The One will be its residential amenity.

More than 5,000 sqm of resident facilities will be delivered across a single level, making it one of the largest consolidated residential amenity offerings proposed in an Australian apartment development.

The planning approval also incorporates a major upgrade of Queensbridge Square, which PDG will deliver in partnership with the City of Melbourne.

The existing square will be revitalised as a new civic and pedestrian space along the Yarra River, strengthening the connection between the project, Southbank and the riverfront.

PDG Founder and Managing Director Vince Giuliano said the approval represented a major milestone for a site which has remained largely underutilised for more than 15 years.

“This is the most significant Planning Permit approval Melbourne has seen in recent years,” Giuliano said.

“For more than 15 years, this site has remained underutilised. This approval enables us to deliver a project that will contribute meaningfully to the revitalisation of Southbank, restore and reactivate an important heritage building, and create a new civic and hospitality destination for Melbourne.”

The latest approval follows an earlier planning permit issued by the City of Melbourne covering demolition works across part of the site at 9-29 Queens Bridge Street. Those demolition and early works are already underway.

PDG has also started generating early interest in the residential component from owner-occupiers ahead of a planned public launch in early 2027.

PDG secures approval for $1.5bn Southbank apartment development, The One

Local developer Harridan is seeking to turn its Woolloongabba apartment project into the first stage of a broader transformation of Burke Street, using a new 16-storey mixed-use building to establish a greener pedestrian connection toward the rapidly evolving Boggo Road transport and knowledge precinct.

The South East Queensland developer has filed plans for 154 apartments on the <a href="https://www.apartments.com.au/new-apartments/4-burke-street-woolloongabba-qld-4102">southern side of Burke Street</a>, where its proposal has been designed alongside a wider vision by LatStudios for the street.

That vision positions the southern side of Burke Street for buildings of 15 storeys and above, while envisaging lower-rise development of up to five storeys on the northern side to transition into Woolloongabba's existing character housing. It also proposes wider pedestrian verges, deep planting, new street trees and upgrades to the pedestrian approach to Boggo Road Station.

The Harridan development itself has been designed by Brisbane-based Arqus Design and will comprise 154 apartments across 16 storeys. The mix is weighted heavily toward two-bedroom apartments, with 121 proposed alongside 10 one-bedroom and 23 three-bedroom residences. There will typically be around 14 units per floor.

A lower-ground car park and three podium levels will accommodate 156 resident parking spaces, along with visitor and commercial parking. There will also be 154 resident bicycle spaces and 40 visitor bicycle parks.

Harridan is a family-owned developer and part of the Holmwood Highgate Group, with more than three decades of development activity across South East Queensland. Its portfolio spans residential, commercial and industrial property, with current residential projects including Riverbank on Byron in Bulimba, Esperance Residences in Carina and The Precinct at Kinross Road in Thornlands.

Wooloongabba has been popular for apartment developers, particularly since the announcement of the 2032 Summer Olympics games in Brisbane.

While there have been a lot of development applications, it has failed to materialize into real supply.&nbsp;

First look: Harridan plans Burke Street transformation beside Boggo Road transport hub

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

<a href="https://www.apartments.com.au/developers/far-east-consortium">Far East Consortium</a> is preparing to commence construction on <a href="https://www.apartments.com.au/new-apartments/640-bourke-street-melbourne-640-bourke-street-melbourne-vic-3000">640 Bourke Street</a> this October, marking the next milestone for the Melbourne CBD development and its higher-end Eliza Collection.

Spanning levels 44 to 68 of the 68-storey <a href="https://www.apartments.com.au/architects/rothelowman">Rothelowman</a>-designed tower, the Eliza Collection has been conceived as a lower-density offering within the broader development, with only five apartments on each floor, dedicated lift access and a collection of resident spaces reserved exclusively for Eliza Collection residents.

The Eliza Collection forms part of Far East Consortium's broader move toward larger-format residences at 640 Bourke Street, where the number of apartments was reduced from earlier plans as apartment sizes increased.

"What it's meant for 640 Bourke is we've actually reduced the number of apartments. We've increased the overall size of the apartments. We don't have any studios in here, and what that does for a project is it elevates it," Far East Consortium Director of Sales and Marketing Lauren Sheldon said.

Rothelowman Associate Jun Chang said the design process provided an opportunity to create more generous floorplans.

"We were given the opportunity to be more generous. The apartments became bigger and squarer than any other apartments which had been designed in the CBD before that."

That thinking carries through to the Eliza Collection, where the residences have been designed around the space and functionality associated with a larger home, but positioned high above the centre of Melbourne.

Kitchens are equipped with Gaggenau appliances, a butler's pantry, temperature-controlled wine cabinet and sculptural pendant lighting, while engineered timber flooring, stone and porcelain finishes and custom cabinetry feature throughout the broader interiors.

Privacy and security are another point of distinction. Eliza Collection residents have dedicated lift access, while 640 Bourke Street will provide concierge services and secure resident parking. Short-stay accommodation, including Airbnb, will not be permitted within the development.

Eliza Collection residents will also have exclusive access to selected amenity spaces across levels one and three of the restored Eliza Tinsley building. These include the Salon with grand piano, an art therapy room, private dining rooms and treatment rooms.

They sit within more than 3,000 sqm of amenity planned across 640 Bourke Street, alongside facilities including a pool, gym, whisky lounge and further social and wellness spaces.

The Eliza Tinsley building itself is central to the wider project's identity. Rather than treating the existing Eliza Tinsley façade as a separate element, Rothelowman used it as a starting point for the architecture of the new tower, with the historic building to accommodate the project's gallery and lobby.

"It's a significant asset and wants to be celebrated and experienced by all residents every single time they go in and out of the building," Rothelowman Principal Stuart Marsland said.

The tower will rise behind the retained heritage building at 640 Bourke Street, placing residents within walking distance of Southern Cross Station, Flagstaff Gardens, Queen Victoria Market and the Docklands waterfront.

With construction scheduled to begin in October, Far East Consortium has established an onsite display gallery at 640 Bourke Street, including fully built apartments that allow the project's layouts, materials and finishes to be inspected at full scale.

A fully built Eliza Collection apartment is also available to view at the display suite by appointment ahead of the planned October construction commencement.

Eligible purchasers who buy before construction commences can secure the full available off-the-plan stamp duty savings, subject to eligibility and applicable conditions.

An NAB branch in Melbourne's Footscray has sold at auction on a wafer thin yield for just 3.15%.
The freehold of the NAB branch premises, at 132-134 Hopkins Street, fell under the auctioneer's hammer at $3.025 million to a local private investor - well above the original price expectation of $2 million plus.
The current lease to the NAB has a four year term which started from March this year, with two further option terms each of two years.

NAB's Footscray branch sells for $3.025 million, reflects a 3.15% yield

Mexican restaurant Fonda Mexican has continued to build its presence in Melbourne, this time securing a location in Flinders Lane precinct.
Fonda has signed a lease at the former Virginia Plain restaurant premises, at 31 Flinders Lane, on a 10 year term. The 410 square metre lease was brokered above $550 a square metre per annum net.
Leasing agent were Savills Australia retail director Jeremy Marmur, in conjunction with colleague, Michael Di Carlo. Fonda Mexican already has a presence in Richmond and Windsor.
Fonda Mexican is due to open in March 2014. The lessor is a Melbourne based private investor.

Leading asylum seeker organisation - the Asylum Seeker Resource Centre has leased about 3,000 square metres of office space in a commercial building in Melbourne's inner western suburb of Footscray.
The Asylum Seek Resource Centre is moving out of its current headquarters in West Melbourne to 214-218 Nicholson Street.
The centre, which is an Australian independent and non-federal government funded human rights organisation, has agreed to sign a lease for 10 + 5 + 5 years, at a net rental of about $270,000 a year. The lease was negotiated by Dean Kimitsis of Ray White Commercial Oakleigh.

Asylum Seeker Resource Centre finds new Melbourne home

It's called activity-based working and it's a trend that is set to sweep across the Melbourne office market as tenants look at ways to consolidate and improve efficiency in the workplace. The new innovative workplace model, commonly known as ABW, basically allows employees to work on projects in a shared environment rather than individual cubicles.
The trend was one of the findings unveiled in the new CBRE Office Market Survey, which analysed the views and behaviours of Melbourne office owners and tenant representatives. It found that while many CBD tenants haven’t made the transition to ABW yet, "a large number were exploring the concept and considered it important that buildings could accommodate this increasingly popular workplace model."
Nearly 90% of the owner respondents said it was important that office buildings had the ability to accommodate flexible fit-outs such as ABW.
CBRE Regional Director of Office Services Andrew Tracey said ABW was becoming a more popular concept both in Melbourne and Australia-wide.
"The by-product is also a saving in property costs through space consolidation and more sustainable and energy efficient systems."
Among the early adopters of ABW in Australia were Macquarie Bank, Microsoft, NAB, DEXUS, GPT Group and Goodman. CBRE has rolled out the model at its Sydney office and plans are underway in Melbourne.
As expected, the survey found that the main driver behind a tenant’s decision to relocate was reduced total occupancy costs, followed by a change in location and reduced total footprint. The survey also showed that attractive incentives on offer in the Melbourne market were encouraging tenants to look at relocating, with 81.49% of owners and 68% of tenant reps expressing this sentiment, CBRE said.
The majority of owners thought that current incentive levels were at a lower range, either 20% - 24.9% or 25% - 29.9%, CBRE said, while tenant reps thought incentive levels were closer to 25% - 29.9% and 30-34.9%.
Both groups expect that in the longer-term, incentives will reduce as the office market strengthens.
Over the next six to 12 months, the respondents believe that the most active tenant sectors in the market would be financial/insurance and electricity/water/gas.
Owners expect smaller tenants -between 0-300 square metres and 300-700 square metres - to account for the most market activity.  Tenant reps believe mid-size tenants will emerge as the most active.

Activity-based working trend set to sweep Melbourne office market

Demand has been strong for Pace Development’s latest project – Henry Windsor – with locals looking for a clean and contemporary home in the eclectic Windsor.
Located on Henry Street, the $25 million development will feature 53 one- and two-bedroom apartments across seven levels.
Sales and marketing manager Daryl Wilkinson says 20 of the apartments are currently under contract with majority of buyers being locals looking to move out of Windsor’s famous older style buildings.
Wilkinson says the marketing technique of giving Henry a personality and gender allows people to familiarize with its personality, traits and location.
“It does have a strong profile on the street and therefore gives it a bit of personality and gives ownership to the people who are purchasing an apartment,” says Wilkinson.
One-bedroom apartments are priced from $375,000 to $425,000 and start from 43 square metres internally.
Two-bedroom apartments range in size from 67 square metres to 74 square metres internally and range in size from $535,000 to $620,000.
Wilkinson says the top floor apartments were snapped up in the first week.
Apartments will feature floor to ceiling windows and buyers will have the choice of a light or dark colour scheme.
Pace Development bought The Fruit Supplies on Punt Road for $3.8 million, which will be demolished.
Construction is due to commence in March next year with completion scheduled for mid-2015.

Pace Development's Henry Windsor wooing locals with a personable approach

Highton Manor, <a href="https://www.realestate.com.au/property-lifestyle-vic-mansfield-7605403" target="_blank">140 Highton Lane, Mansfield, Victoria</a>, is a recently listed subdivision and business opportunity that has a romantic backdrop.
The Italian-facaded 1896 mansion, set on 18 acres, has a Council Planning Permit for a 26 lot subdivision that would retain the mansion itself on 10 acres of land.
With gardens, views to Mount Buller, and Victorian feaures including a formal drawing room, two cellars, open fireplaces and a tower. The tower houses a bedroom with en-suite and spa.
The seven-bedroom, eight-bathroom property also includes a small vineyard, swimming pool, motor court, stables, lake and rose garden.

Highton Manor was the first two-storey brick house in the area, and it took nearly 20 years to get the property built to standard with all of the bricks quarried on the property and handmade locally.

Highett also performed as a soloist at St Paul's Cathedral in London. Having then met Deborah Griffiths at a Government House Ball, and maryring, they built the Manor on her father's farm.
The current owners are <a href="https://www.hightonmanor.com.au/" target="_blank">called Christine and Joseph on the website</a>, who have provided an activities list including hot air ballooning, horse riding, four wheel drive safaris and white water rafting.

Highton Manor presents subdivision opportunity with historical romance

A preliminary clearance rate of 64.1% was reached from 1,315 auctions this week in Melbourne.  
After an unprecedented five consecutive 1,000 plus weekends it is not a surprise that the clearance rate has continued to cool. This is especially as the current rise in auction listings is outstripping the broader rise in transactions in the residential market.  
It is also having an impact on prices with the more expensive segment of the market is now performing worse than the more most affordable one in contrast to the equal growth over the past year.  
There are only two weekends for auctions left this year and buyers will continue to have the upper hand.  
Time on market for houses sold by private sale remain stable at 34 days compared to 34 days last week.

Flanked by beautiful beaches and a distinct suburban charm, the Mornington Peninsula property market has been doing well this year – possibly reaping the benefits of the Melbourne property market.
Australian Property Monitors senior economist Dr Andrew Wilson told Property Observer that Mornington is a “popular market”, as it is the gateway onto the Peninsula.
“It is a lifestyle market to a large degree, with many who choose to commute to the CBD,” he said.
He notes that the Mornington area’s individual characteristics are a draw. 
“It’s an old part of Victoria. Like Mornington Shopping Centre, it’s very quaint. There’s a charm about it that attracts particular buyers, and that sees healthy sales numbers,” he said.
Dr Wilson added that the Mornington area has seen some redevelopment projects.
“There are a lot of older properties there that have been redeveloped, and some medium density developments have gone into the area,” he said.
This unique old-meets-new mix has contributed to a “boutique wave” in Mornington, which has proven to be popular.
“The median house price is $500,000, and is at its peak level,” Dr Wilson said.
Barry Plant Mornington director John Karras told Property Observer the Mornington property market is “definitely improving”. Sales have increased since this time last year, and he notes that “spring has been very good”.
“There’s continued confidence in the marketplace, together with low interest rates, and prices of properties are at a good level. Buyers are more confident and prices are more acceptable,” he said.
He added that buyer activity is still primarily made up of private buyers, though there has been an increase in investor enquiries in the last 12 months. 
However, he disagrees with Dr Wilson’s assessment that the house market is at its peak.
“There’s definitely room for growth there, the demand will cause house prices to rise if anything,” he said.
Karras notes that the Mornington property market is usually synonymous with the Melbourne property market.
“Next year should be a good year – we should see an increase in prices. We’ll definitely see that in town, and it usually ripples down to Mornington,” he said.
“There’s going to be a good opportunity for both buyers and sellers. It’s a good market now. Consumer confidence is there, and more will take that next step to buy a nicer home,” he added.
As for suburbs to look out for, he believes Mornington has the infrastructure, medical facilities, and lifestyle that would attract buyers.
“With the Eastlink coming all the way down, it’s very accessible. Plus the cafes and restaurants in Mornington, it’s like a St Kilda down on the Peninsula,” he said.  
Next up on the list would be Mount Martha, as holidaymakers tend to purchase properties there. 
Stuart Cox of Jacobs and Lowe agrees that Mornington and Mount Martha are the suburbs to watch, though he thinks Safety Beach and Dromana are up next.
"Safety Beach and Dromana have a very high absentee ownership and we expect that these areas could become the next major growth areas as families who have held this land for generations realise the potential value," he said.
He also notes that the Mornington property market has picked up in the last two months, "particularly since the federal election". 
Cox added that there has been an excess of units on the market in Mornington, and not enough houses, causing unit prices to drop slightly on last year according to the <a target="_blank" href="/news">latest RP Data report</a>.
"We have had several homes which have recently sold with 1-2 days of reaching the market, and many of them with 2-3 competing buyers in a private sale situation," he said.
Cox also said that homes that reach 25-30 years of age are being knocked down for future development. 
"Land value in Mornington on the beachside of the highway averages approximately $1000 per square metre for developers to purchase and construct multiple units," he said.
According to the <a target="_blank" href="/news">latest RP Data report</a>, the median sale price for houses in Mornington is $513,500, up 0.5% on last year. The average discount required to sell a house is 7%, while private treaty sales average 87 days on market.
The median asking rent for houses in Mornington is $395 a week, while gross rental yield currently stands at 4%. 
The median sale prices for units in Mornington is $398,500, down 2.6% on last year. The average discount required to sell a unit is 5.9%, while private treaty sales average 82 days on market. 
The median asking rent for units in Mornington is $320 per week, while gross rental yield currently stands at 4.2%.

Suburb spotlight: Mornington market on the improve

Vendor confidence continues to drive record listings in the Melbourne auction market and this week features again very high listings in historical terms. This is not just confined to Melbourne, last week there were 3,400 auctions nationwide compared to 2,165 last year.
In what shapes as a repeat of last weekend we are expecting 1,457 auctions this week against a background of a 2.1% drop in dwelling prices over the past month.
The level of supply is proving beneficial for buyers in the lead up to Christmas with improved conditions, less prevalent price growth and more choice in the auction market.
Conditions continue to be stable in the private sale market, days on market for houses remain stable and vendor discounting has contracted slightly this week to -5.5%.
