Queensland builder-developer MAYD has revealed the first look at its major North Kirra beachfront development, lodging amended plans that reduce the number of apartments and increase the proportion of larger residences.

The project is planned across a substantial 4,742 sqm amalgamated site spanning seven lots at <a href="https://www.apartments.com.au/new-apartments/2-6-pacific-parade-bilinga-qld-4225">2-6 Pacific Parade</a> and 27-33 Golden Four Drive in Bilin​ga, directly opposite Nor​th Kirra Beach.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD</a> secured the site for $32.5 million in 2025, in what was one of the Gold Coast's largest property transactions of the year.

The development will be delivered across two stages, with the first stage carrying an estimated gross realisation value of around $360 million.

The latest amendments seek to reduce the overall apartment count and shift the project further toward the owner-occupier market, with larger residences designed for buyers wanting considerably more space than traditionally offered in a beachfront apartment.

The residential mix will include townhomes, oversized two-bedroom apartments, substantial three-bedroom residences and four-bedroom homes.

MAYD has appointed Cera Stribley to lead the architecture and interiors, with the Melbourne-based design practice drawing on the beachfront setting through a series of ocean-facing terraces and heavily landscaped balconies.

Strong horizontal forms and curved balconies will define the exterior, with subtropical landscaping integrated throughout the building to soften the built form and increase the connection between the residences and the beachfront.

The project will also include an extensive collection of resident wellness and lifestyle facilities, continuing the broader shift across the Gold Coast's luxury apartment market toward larger homes supported by resort-style amenity.

MAYD Founder Todd Mould said North Kirra was increasingly appealing to buyers attracted to the more established, lower-density character of the southern Gold Coast.

"North Kirra presents one of the most compelling luxury residential opportunities currently emerging in Australia, combining absolute beachfront with the character and authenticity that buyers are increasingly seeking, and the same sense of tight-knit community that defined Burleigh and Currumbin perhaps 10 or 15 years ago," Mould said.

"With Gold Coast Airport on its doorstep, it also offers a level of accessibility that broadens its appeal across almost every market demographic."

The project comes as the southern Gold Coast continues to attract an increasing share of high-end apartment development and buyer activity.

Kirra in particular has emerged as one of the region's more tightly held beachfront markets, with its relatively low-density character, established surf and hospitality scene and proximity to Gold Coast Airport differentiating it from the higher-density markets further north.

Mould said those characteristics had informed the approach MAYD and Cera Stribley had taken to the project.

"We've worked closely with Cera Stribley to create a vision that is deeply connected to its surroundings," he said.

"Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast."

MOTIV Managing Director Carly Cottam, who has been appointed to market the project, said buyer attention had continued to move south along the Gold Coast.

"Purchasers who may once have defaulted to Broadbeach, Main Beach or Surfers Paradise are increasingly recognising the value of a genuine beachfront location that offers lower density, strong amenity and a more established sense of community," Cottam said.

"Kirra has a powerful combination of growing demand and genuine scarcity. Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed."

Cottam said the proximity to Gold Coast Airport was also proving increasingly important for interstate and second-home buyers.

"Being minutes from Gold Coast Airport makes it particularly compelling for interstate buyers, frequent travellers and second-home purchasers who can access an authentic coastal lifestyle almost immediately after stepping off a flight."

The acquisition takes MAYD's active development portfolio to more than $500 million, with the North Kirra project representing one of its largest undertakings to date.

Castle Hill, the longtime hub of the Hills District, has been one of the major beneficiaries of Sydney's Metro expansion, with improved connectivity helping drive continued population growth, development and buyer demand across the Hills District.

But despite that growth, the suburb has seen relatively few major new apartment projects brought to market over the past 18 months.

The project will comprise three residential towers alongside a hotel, restaurants, cafes and a skybar, more than 1,600 sqm of ground-floor retail and almost an acre of landscaped gardens.

It represents the largest project undertaken by Reve Group, the development arm of the Kassis family, which has been building across the Hills District for more than 30 years through Kassis Homes.

Nova Rêve also represents a significant step up from the family's first apartment development, Grand Rêve, which was delivered nearby on Garthowen Crescent.

Grand Rêve introduced larger, house-like apartment layouts and premium inclusions including Wolf and Sub-Zero appliances to the Castle Hill market.

Nova Rêve takes that approach to a precinct scale, combining the residential component with hospitality, retail and substantial public and resident landscaping.

Reve Group Managing Director Sam Kassis said the project reflected the family's three decades of building in the Hills, which has evolved from trophy homes on quarter-acre blocks to larger-scale apartment development.

"Grand Rêve was our first apartment project here and it showed us what this pocket of Castle Hill could be. Nova Rêve is the refinement of that idea: not just apartments, but a place the whole suburb can use," Kassis said.

A key part of that approach is the hotel, which has been designed to operate as an amenity for the wider Castle Hill community rather than solely hotel guests.

It will include restaurants, cafes, skybars and all-day dining, alongside conference and event facilities catering to business functions, community groups and private events.

At ground level, more than 1,600 sqm of shops and cafes will open onto the surrounding streets and landscaped areas.

Almost an acre of gardens designed by Land and Form Studios will run through the precinct, incorporating pathways, seating, barbecue areas and children's play spaces.

Reve Group's Romio Georges said creating an active ground plane had been central to the planning of Nova Rêve.

"There are gardens with pathways, barbecues, seating and play areas, shops and cafes opening onto the street, and a hotel with restaurants and a skybar that anyone in Castle Hill can walk into," Georges said.

The project's elevated position on one of Sydney's highest ridgelines will also provide apartments with outlooks toward the Sydney skyline, surrounding parkland and the Blue Mountains.

More than 80 per cent of the apartments will occupy corner positions, with Turner responsible for both the architecture and interiors.

Maréa Residences brings parkside apartments to Coolangatta

Melbourne developer PDG has secured Victorian Government approval for its $1.5 billion Southbank development <a href="https://www.apartments.com.au/new-apartments/the-one-1-queens-bridge-street-southbank-vic-3006">The One</a>, clearing the way for the long-dormant riverfront site opposite Crown to finally be developed.

The Minister for Planning has approved the project at 1-29 Queens Bridge Street, with the Department of Transport and Planning issuing the planning permit following its assessment.

The approval will allow PDG to develop the prominent 5,059 sqm site with a major mixed-use tower comprising premium apartments, including branded residences, a luxury hotel and boutique office space.

PDG acquired the site in late 2024, with its position directly opposite Crown's main entrance and near Melbourne's Arts Precinct making it one of Southbank's most significant remaining development opportunities.

Designed by COX in collaboration with ODO and PDG, the tower's architecture draws on the movement of the Yarra River, with six vertical pleats running the height of the sculpted facade.

The project will also see the heritage-listed Queens Bridge Hotel restored and incorporated into the development&nbsp;with new hospitality and public uses, including a rooftop venue.

A significant component of The One will be its residential amenity.

More than 5,000 sqm of resident facilities will be delivered across a single level, making it one of the largest consolidated residential amenity offerings proposed in an Australian apartment development.

The planning approval also incorporates a major upgrade of Queensbridge Square, which PDG will deliver in partnership with the City of Melbourne.

The existing square will be revitalised as a new civic and pedestrian space along the Yarra River, strengthening the connection between the project, Southbank and the riverfront.

PDG Founder and Managing Director Vince Giuliano said the approval represented a major milestone for a site which has remained largely underutilised for more than 15 years.

“This is the most significant Planning Permit approval Melbourne has seen in recent years,” Giuliano said.

“For more than 15 years, this site has remained underutilised. This approval enables us to deliver a project that will contribute meaningfully to the revitalisation of Southbank, restore and reactivate an important heritage building, and create a new civic and hospitality destination for Melbourne.”

The latest approval follows an earlier planning permit issued by the City of Melbourne covering demolition works across part of the site at 9-29 Queens Bridge Street. Those demolition and early works are already underway.

PDG has also started generating early interest in the residential component from owner-occupiers ahead of a planned public launch in early 2027.

PDG secures approval for $1.5bn Southbank apartment development, The One

Local developer Harridan is seeking to turn its Woolloongabba apartment project into the first stage of a broader transformation of Burke Street, using a new 16-storey mixed-use building to establish a greener pedestrian connection toward the rapidly evolving Boggo Road transport and knowledge precinct.

The South East Queensland developer has filed plans for 154 apartments on the <a href="https://www.apartments.com.au/new-apartments/4-burke-street-woolloongabba-qld-4102">southern side of Burke Street</a>, where its proposal has been designed alongside a wider vision by LatStudios for the street.

That vision positions the southern side of Burke Street for buildings of 15 storeys and above, while envisaging lower-rise development of up to five storeys on the northern side to transition into Woolloongabba's existing character housing. It also proposes wider pedestrian verges, deep planting, new street trees and upgrades to the pedestrian approach to Boggo Road Station.

The Harridan development itself has been designed by Brisbane-based Arqus Design and will comprise 154 apartments across 16 storeys. The mix is weighted heavily toward two-bedroom apartments, with 121 proposed alongside 10 one-bedroom and 23 three-bedroom residences. There will typically be around 14 units per floor.

A lower-ground car park and three podium levels will accommodate 156 resident parking spaces, along with visitor and commercial parking. There will also be 154 resident bicycle spaces and 40 visitor bicycle parks.

Harridan is a family-owned developer and part of the Holmwood Highgate Group, with more than three decades of development activity across South East Queensland. Its portfolio spans residential, commercial and industrial property, with current residential projects including Riverbank on Byron in Bulimba, Esperance Residences in Carina and The Precinct at Kinross Road in Thornlands.

Wooloongabba has been popular for apartment developers, particularly since the announcement of the 2032 Summer Olympics games in Brisbane.

While there have been a lot of development applications, it has failed to materialize into real supply.&nbsp;

First look: Harridan plans Burke Street transformation beside Boggo Road transport hub

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

<a href="https://www.apartments.com.au/developers/far-east-consortium">Far East Consortium</a> is preparing to commence construction on <a href="https://www.apartments.com.au/new-apartments/640-bourke-street-melbourne-640-bourke-street-melbourne-vic-3000">640 Bourke Street</a> this October, marking the next milestone for the Melbourne CBD development and its higher-end Eliza Collection.

Spanning levels 44 to 68 of the 68-storey <a href="https://www.apartments.com.au/architects/rothelowman">Rothelowman</a>-designed tower, the Eliza Collection has been conceived as a lower-density offering within the broader development, with only five apartments on each floor, dedicated lift access and a collection of resident spaces reserved exclusively for Eliza Collection residents.

The Eliza Collection forms part of Far East Consortium's broader move toward larger-format residences at 640 Bourke Street, where the number of apartments was reduced from earlier plans as apartment sizes increased.

"What it's meant for 640 Bourke is we've actually reduced the number of apartments. We've increased the overall size of the apartments. We don't have any studios in here, and what that does for a project is it elevates it," Far East Consortium Director of Sales and Marketing Lauren Sheldon said.

Rothelowman Associate Jun Chang said the design process provided an opportunity to create more generous floorplans.

"We were given the opportunity to be more generous. The apartments became bigger and squarer than any other apartments which had been designed in the CBD before that."

That thinking carries through to the Eliza Collection, where the residences have been designed around the space and functionality associated with a larger home, but positioned high above the centre of Melbourne.

Kitchens are equipped with Gaggenau appliances, a butler's pantry, temperature-controlled wine cabinet and sculptural pendant lighting, while engineered timber flooring, stone and porcelain finishes and custom cabinetry feature throughout the broader interiors.

Privacy and security are another point of distinction. Eliza Collection residents have dedicated lift access, while 640 Bourke Street will provide concierge services and secure resident parking. Short-stay accommodation, including Airbnb, will not be permitted within the development.

Eliza Collection residents will also have exclusive access to selected amenity spaces across levels one and three of the restored Eliza Tinsley building. These include the Salon with grand piano, an art therapy room, private dining rooms and treatment rooms.

They sit within more than 3,000 sqm of amenity planned across 640 Bourke Street, alongside facilities including a pool, gym, whisky lounge and further social and wellness spaces.

The Eliza Tinsley building itself is central to the wider project's identity. Rather than treating the existing Eliza Tinsley façade as a separate element, Rothelowman used it as a starting point for the architecture of the new tower, with the historic building to accommodate the project's gallery and lobby.

"It's a significant asset and wants to be celebrated and experienced by all residents every single time they go in and out of the building," Rothelowman Principal Stuart Marsland said.

The tower will rise behind the retained heritage building at 640 Bourke Street, placing residents within walking distance of Southern Cross Station, Flagstaff Gardens, Queen Victoria Market and the Docklands waterfront.

With construction scheduled to begin in October, Far East Consortium has established an onsite display gallery at 640 Bourke Street, including fully built apartments that allow the project's layouts, materials and finishes to be inspected at full scale.

A fully built Eliza Collection apartment is also available to view at the display suite by appointment ahead of the planned October construction commencement.

Apartments are the main options for first home buyers within the inner west, according to HTW’s Month in Review: March 2017. 
The valuation firm says many new apartment buildings are being constructed within the suburbs of West Melbourne, Parkville and Travancore, while further west in the suburbs of Sunshine and Sunshine West there are affordable townhouse options.
According to CoreLogic, the median unit sale price in January 2017 for West Melbourne was $497,000, Parkville $497,000, Travancore $480,000, Sunshine $351,000 and Sunshine West $351,000 (source: RP Data).
“Developers particularly within the Sunshine area are building affordable townhouses for the first home buyer,” HTW says.
“Furthermore, within the inner suburbs apartments are being tailored and marketed to first home buyers by developers.

“Once a volume of new stock comes to the market it could pose a risk to the apartment market.”

Victoria's Sunshine West a rising market for first home buyers: HTW

The Horsham market is favourable for first home buyers with relatively affordable options ranging from $100,000 to $500,000, according to HTW’s Month in Review: March 2017. 
The valuation firm says this gives first home buyers the opportunity to enter the residential market at a price point affordable to them.
The report says that developers within the region are also providing house and land deals for first home buyers which reduces the stamp duty that they pay and they receive a $10,000 grant towards their first home.
“A portion of first home buyers within the Horsham region purchase with the intention of renovating the property,” the firms says.
“However some purchases do not take into consideration the extra money and resources required for works to be completed and therefore can’t have the full enjoyment of the property.
“First home buyers are also competing with investors within this sector especially as interest rates are low, increasing the average house price in Horsham and making it harder for some to enter the market.”

Wide range of options available for Horsham first home buyers: HTW

Continuing the 2015 trend, the Melbourne property market again recorded strong growth in median prices throughout 2016, according to the latest report from PRDnationwide.
Suburbs outside the inner Melbourne ring remained a popular choice for both owner occupiers and investors as they offer an affordable entry point into the Melbourne property market, said the company’s Melbourne Property Hotspots: Second Half of 2016.
These more outer-lying areas continue to gain momentum as private and state funded projects improve connectivity and fuel economic growth, attracting potential buyers.
The North and North Western suburbs in particular are benefitting strongly from this influx of funding, new facilities and economic impetus as their annual property growth continues to climb.
“Melbourne has been the stand-out eastern big-three city in terms of price growth in 2016,” said Tony Brasier, PRDnationwide managing director.

Ormond among Melbourne's top house performers: PRDnationwide

Through 2016 there was substantial growth in property prices throughout Melbourne’s south eastern corridor and the trend is expected to continue into 2017, according to HTW's February 2017 update.
The valuation firm says that suburbs such as Seaford and Carrum saw median house prices grow 5.8% and 8.3% respectively in 2016, with Seaford’s median house price increasing an impressive 17.2% in the September 2016 quarter alone.
The area is popular with younger families and retired couples especially, due to its close proximity to the Frankston rail line, Frankston Freeway and Peninsula Link whilst also being well serviced with local amenities, shopping precincts, schools and beaches.
With the appeal of the region anticipated to continue, it is expected that property prices will also continue to rise well into 2017.
The adjoining suburb of Frankston North is also expected to continue its momentum into 2017.
The suburb was originally one of the largest housing commission precincts in Australia and many of the original brick veneer dwellings still exist.
Low median house prices and larger land sizes have made this area popular with first home buyers and even investors looking to demolish and subdivide, the report says.
"Whilst the suburb has struggled to shake its stigma as being a rough area, its popularity is certainly on the rise.
"Median house prices grew 8.8% in the September 2016 quarter and although the growth in Frankston North isn’t as substantial when compared to its neighbouring suburbs, it has been steady in the past and is expected to continue into 2017."

Frankston North an attractive and affordable property hotspot: HTW

The Mildura economy has picked up in the past few years, largely attributed to stronger returns being experienced by the local farming sector and is starting to benefit the local property market, according to HTW’s February 2017 update.
The valuation firm says that producers of table grapes, citrus and almonds in particular have reinvested their profits by expanding their farms and upgrading machinery.
This investment has filtered through the wider economy.
The improved conditions have contributed to the housing market in Mildura continuing to tick along steadily.
“While capital gains have been modest over the past one to two years, there has been some growth evident, particularly for family homes in the $300,000 to $550,000 segment,” HTW says.
“We expect that 2017 will see a continuation of this trend.
“Buyers are a mix of people moving to Mildura for either employment or retirement and locals looking to upgrade to more substantial homes.
“Buyers in this segment are looking for three or four bedroom, modern homes in better locations.
“The presence of well designed outdoor living areas remains on the top of buyers’ wish lists.
“Meanwhile, the most noticeable increase in value has been for vacant land.”
The report says that the cost of completing land subdivisions has increased in recent years.
However developers have managed to recoup these cost rises through a combination of smaller lot sizes and higher sale prices.
“$100,000 is becoming the norm for a 39 700 square metre serviced lot in Mildura and larger, rural residential lots in preferred areas are now selling for over $150,000,” HTW says.
Values in outlying towns generally track below Mildura, with the exception of Irymple and Gol Gol.
These two satellite towns are within 8 kilometres of Mildura, have good amenities and are popular with families.
There are a number of residential subdivisions currently under way in these two towns which are expected to satisfy demand for new housing in these areas in the short term.
Rents have risen modestly during the past year or so and it appears that the rental market is relatively evenly balanced at the moment.
“We expect this situation to continue throughout 2017 as a result of the relatively large number of rental homes constructed in recent years,” says HTW.

Mildura economy pickup benefiting property market: HTW

Warrnambool has had little growth in the median house price over the past six year period, according to HTW’s February 2017 update.
The valuation firm says the oversupply of vacant residential land within Warrnambool is believed to be haltering the growth.
“Similar to 2016, it’s expected that Central Warrnambool will remain the strongest performer in 2017, with high levels of demand and limited supply, driving the increase in capital and shortening of days on the market,” the report says.
HTW tips North Warrnambool and Dennington to remain the affordable pockets suited to first home buyers and families.
Alternatively, areas comprising 1950 to 1980 built dwellings, such as Merrivale and West Warrnambool, should be treated with caution, inspite of relatively good rental returns, the report says.
“Prestige real estate exceeding $750,000 is expected to continue to hold its value in 2017.
“Extended marketing periods generally apply in this sector, which is due to limited buyers.
“Agents however, report realistically priced properties are generating satisfactory interest and in some cases sell in relatively short time frames.”

Vacant land has Warrnambool in a standstill: HTW

Regions of Gippsland will be on the move while other regions stagnate, according to HTW’s February 2017 update.
Discussions with local real estate agents indicate that 2017 has started off surprisingly with an increase in buyer interest and sales, the report says.
The expansion of the East Sale RAAF Base is increasing confidence in the local area.
Rental vacancies in 2016 were at higher than usual levels, but 2017 is showing signs of investors coming back into the market.
"Sale could be the surprise packet of 2017," HTW says.
TRARALGON/MORWELL/MOE
The Latrobe Valley has come through a tough period and the forthcoming closure of Hazelwood Power Station has put some negativity in the market, says HTW.
Morwell seems to be the hardest hit with evidence of pricing at lower levels than 2014 and 2015, however rental returns are still at a high upwards of 8%.
"Traralgon new construction is still in good demand, so whilst there is come negativity, Traralgon may be a good buyer’s market at the moment with some good quality affordable properties on the available."
WARRAGUL/DROUIN
The Baw Baw region continues to grow. New housing is in high demand and land prices have increased in the past six to 12 months.
A lot more workers are commuting to Melbourne and agents are selling properties quickly.
There is evidence of increase in values in short term periods, the report says.
KOO WEE RUP/LANG LANG/NYORA
"These areas have been a real surprise packet, with fast growth and strong demand," says HTW.
Land prices have increased from $180,000 to $240,000 in a 12 to 18 month period.
Cranbourne and Peninsula buyers are becoming more interested in these regions.
Rural residential small acreage parcels in Nyora are increasing in value.
EAST GIPPSLAND
Bairnsdale will see continued average sales volume and demand ahead.
For Paynesville, 2015 was a good year, 2016 an average year and average volume is expected in the year ahead.
Lakes Entrance is showing better than five year average sales volume ahead.
Overall East Gippsland has average to better than average sales volume.
Phillip Island Phillip Island and the Bass Coast has seen relatively stagnant prices over the previous few years.
Predictions for price level growth in this area are regarded as positive with minor price growth over the past six to 12 months, according to the report.
New housing coming on to the market in 2017 on Phillip Island, mostly around Cowes, may limit price growth as supply is seen to be keeping up with demand.
"Recent press and news stories describing the Bass Coast and Phillip Island as affordable beach side living in comparison to other traditional destinations for Melbourne holidaymakers may result in increased demand and could have a positive impact on price growth," says HTW.
"An increase in interest rates is the most concerning factor with a large number of holiday homes and holiday rentals in this locality.
"Demand for a second residence or holiday home may decrease if the cost of borrowing increases."

Fawkner features again as a hotspot in the second half 2016 as this northern suburb of Melbourne continues to produce promising results.
Strong annual growth in median house price over the past year has fuelled interest in the area with developers keen on investing in Fawkner and surrounding suburbs.
Significantly lower vacancy rates than Melbourne (1.1% compared to 2.7%), and healthy rental yields of 3.2% also create an attractive investment environment.
A three bedroom house at <a href="https://www.realestate.com.au/sold/property-house-vic-fawkner-124272382" target="_blank">143 McBryde Street</a>, Fawkner (above) was recently sold for $582,000. 
Deer Park

Located west of Melbourne CBD, Deer Park has plenty to offer with an affordable price tag.
The suburb has shown continual growth over the past three years, priming the area to be a hotspot in 2016.
Close to first half 2016 hotspot, Sunshine West, Deer Park is serviced by both train and bus services to the CBD.
Some $96.8 million of project developments have commenced in 2016, with $12.7 million focused on expanding and improving commercial and industrial facilities in the area.
A three bedroom house at <a href="https://www.realestate.com.au/property-house-vic-deer+park-124596282" target="_blank">72 Hatchlands Drive</a>, Deer Park (below) has been listed for sale for between $430,000 to $470,000.

The northern suburb of Mill Park is nestled amongst some of Melbourne's most promising suburbs.
Mill Park offers easy access to the Royal Melbourne Institute of Technology (Bundoora campus) and Mill Park Plaza.
The area is also serviced by bus and is only a short distance to train and tram stations.
Several projects are planned for the area including the Mill Park Community Pavilion aimed at improving facilities for sports, clubs and spectators for an estimated $2 million.

Fawkner tipped as a Melbourne housing hotspot: PRDnationwide

This year has been full of surprises, both very large in terms of impact (Brexit) as well as very small in probability (Leicester City winning the EPL with 5000:1 odds) and a combination of both (Trump Presidency), according to Secret Agent’s latest bulletin.
Additionally, 2016 saw two interest rate cuts by the RBA, bringing official rates to 1.50%.
Given all the tumult, Melbourne property prices have remained fairly stable.
The following capital growth analysis of inner Melbourne houses, townhouses and apartments provides a breakdown of results by region.

“It uses Secret Agent’s resales index, which tracks the sales of identical property (i.e. no renovations, demolitions, or other activities that add or remove value from the market) over time,” the bulletin stated.
Secret Agent claims this makes the figures more accurate than simple median or average growth price changes, which can often be skewed by large property sales or a general change in the underlying quality.
Houses and townhouses have been on an upward trend since 2011.
They have surged from annualised growth of around 7% earlier this year to over 8% (when converting the quarterly growth to an annual value) in Q4 of 2016.
On average, all regions experienced similar capital growth over the year, between 7.33% in the inner south and up to 7.59% in the inner east.
Overall, inner Melbourne house and townhouse investments grew by 7.54%, beating the five-year average (2011-2015) of 6.32% by 101 basis points.
This is also well above the 2015 average annual growth across inner Melbourne of 6.98%.
The five-year average growth represents the average of all annual median capital growth between 2011 and 2015.
The inner north had a mixed 2016, with half the suburbs beating 2015 growth rates and two thirds improving on the average five-year growth rate.

The suburbs with the highest median growth in the inner north are Fitzroy and Fitzroy North, both at around 8% on an annual basis and well above the previous five-year trend of 6.47% and 7.16% respectively.
On the other hand, Collingwood (5.58%) and Carlton (5.43%) had the lowest capital growth over the year.
The inner south had an exceptional year in terms of capital growth, with suburbs growing at a faster pace than last year.

The exception was Albert Park, which remained at its 2015 annual growth rate of 6.17%.
Middle Park had the largest capital gains, growing at an annualised rate of 9.18%, over 2% higher than in 2015.
Port Melbourne and South Melbourne also had high capital growth rates of around 7% each.
The best performing region for houses and townhouses for 2016 was the inner east, where all suburbs except South Yarra had stronger annual growth than in 2015.
Only South Yarra and East Melbourne’s capital growth was slightly below the previous five-year average.

Cremorne topped the list with an impressive 10% capital growth.
There is often more variance in smaller suburbs so this may have pushed up capital growth slightly here.
Hawthorn, Prahran and Abbotsford follow at between 7-8% annualised growth each. Both Richmond and East Melbourne managed between 6-7% growth.
All four inner west suburbs increased on 2015 levels, although the results are less impressive when compared to the inner east and south.

While Travancore had the smallest annualised growth rate in 2016 (5.39%), it is above the 2015 rate by 170 basis points.
Overall, suburbs in the inner west managed to surpass 2015 growth rates by an average of 95.5 basis points.

On the other hand, capital growth for inner Melbourne apartments and units has been declining since Q2 2007, a trend that continued in 2016.
Apartments across inner Melbourne grew by 2.96% over the year, below the previous five-year average of 3.37% and the 2015 annual average of 3.03%.
For the first three quarters of 2016, capital growth remained at about the same level. All areas except the inner west experienced a downturn in the final quarter of the year.
Note that these final quarter results may change slightly as the year comes to an end.
Apartments in the inner city all experienced capital growth in 2016 that was below the previous five-year average.

However, Southbank and the CBD managed to improve on last year’s growth rates, showing a potential gain in momentum.
Docklands apartments were below their 2015 growth rate of 1.40% by 14 basis points.
In the inner north, only Clifton Hill (which also topped the list at 5.75% annualised growth), Fitzroy and Brunswick East managed to beat their 2015 capital growth, while Fitzroy North retained its previous annual growth of 4.53%.

Brunswick apartments had the greatest drop in capital growth rates since last year, falling by 80 basis points, followed by Parkville, where growth slowed by 70 basis points.
Inner South apartments had a mixed 2016, with half of the suburbs growing at a faster pace than last year and the other half slowing down.

In Albert Park, apartments and units actually outperformed houses and townhouses by about 30 basis points.
South Melbourne apartments grew in value only slightly above inflation at 2.69%, down from 3.03% last year and 3.89% on average between 2011 and 2015.
Compared to other regions, apartments and units in the inner east performed relatively well.
Cremorne has topped both the house/townhouse and apartment growth lists, growing at an annual rate just below 6% in the latter.
All other suburbs except South Yarra (3.85%) and Prahran (2.50%) managed capital gains between 4-5%.

No suburb had annual growth higher than 3%.

West Melbourne came closest at 2.86%.
Kensington was second on the list with 2.27%, a gain of 56 basis points over last year’s capital growth.

The top Melbourne suburbs on the rise in 2016: Secret Agent

Keysborough is the top winner as fastest growing locality in Victoria for houses, according to Investar’s latest report.
The property investment firm says that median prices for houses in Keysborough has increased by 30% over the past year.
This is followed by Springvale with 25% and Richmond with 20%.
