Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer Big Projects brought in the renowned Sydney-based design studio YSG to craft the interiors for The Frederick, Big Projects' new Mermaid Beach project and YSG's first move into the multi-residential development space.

It was a strategic move for Big Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of Big Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Yasmine Ghoniem, Director of YSG Studio, says their vision&nbsp;for The Frederick "reinvents coastal living."

“Nobby’s has such an iconic energy, it’s one of those rare pockets of the Gold Coast where the community, the beach, and the streets all feel connected,” Ghoniem says.

"Responding to the neighbouring coastline, soothing curves add a relaxing regional overlay, while unique detailing really sets it apart. It’s a place that feels lived in from the moment you step inside.”

A standout feature of The Frederick is its rooftop terrace, an uncommon inclusion for a boutique, low-rise building, where amenity is typically concentrated at ground level.

Positioned to capture panoramic views from the hinterland to the ocean, the rooftop has been designed as a series of intimate zones. It includes a pool, sauna, sun decks, workspaces and dedicated entertaining areas.

“The rooftop was conceived as a collection of spaces where residents can unwind and connect, an extension of the Nobby’s lifestyle,” Barrett says.

Architecture for the project was led by Plus Architecture, with landscape design by LDG.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its design flair/ appeal,"&nbsp;Clydsdale says.

Site demolition is slated for this month, with construction commencing soon after. Big Projects is targeting a late 2027 completion.

Big Projects taps Sydney’s YSG for first multi-residential project at The Frederick Mermaid Beach

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

Architecturally, the building will feature a curved, geometric façade that celebrates and elevates the existing structure, with warm, muted tones which were selected to extend the materiality of the existing building rather than contrast it.&nbsp;

Interiors will bring together three metre high ceilings with waffle concrete in some spaces, natural timber, granite and Australian materials, culminating in crafted, generous and considered spaces that are defined by authenticity.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Construction to commence at luxury Glen Iris townhome project, Orchard Mews

A rare new apartment development has been proposed on the fringe of St Ives Village.

Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.

The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.

Of the 33 apartments proposed, 21 will be three-bedroom residences. The remaining mix includes nine two-bedroom apartments, one one-bedroom apartment and two four-bedroom residences. The development will be supported by 62 car parking spaces and 33 secure bicycle spaces.

The proposal would replace two single-storey brick buildings currently on the site.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Apartments values in Melbourne jumped 1.2 per cent over February, according to CoreLogic's monthly Hedonic Home Value Index.

It was Melbourne's largest gain since late 2019.

The Victoria capital was one of the country's strongest performers, joint second with Sydney and Perth (both +1.2 per cent) and only behind Hobart whose unit values soared 2.3 per cent.

The jump in values in Melbourne follows 0.1 per cent gains in January and 0.6 per cent over December. That puts values 1.9 per cent up on the quarter, only second to Perth and Hobart (both up 3.2 per cent).

Melbourne's median apartment value now sits at $582,833, according to CoreLogic, up from last month's $577,206.

CoreLogic's head of research Tim Lawless says there are tentative signs the trend of the housing market performing considerably stronger than the unit market could become less obvious.

Lawless also noted that the weak rental conditions across Sydney and Melbourne unit markets looks to be turning.

"Melbourne unit rents edged higher in February after falling for nine of the previous 10 months", Lawless said.

"The improvement in unit rents across Australia's two largest cities is likely to be at least partially seasonal as demand from domestic students generally rises early in the year, but could also be attributable to more people returning to work in the inner cities as well as workers in some of the hardest hit industries such as hospitality, food and accomodation service returning to employment."

March 2021: How did Melbourne apartment values perform over February?

The Victorian government will mandate that new apartment blocks with more than 10 dwellings must have communal green space.

The Victorian Planning Minister Richard Wynne said apartment occupants increasingly wanted more from their homes. “It’s essentially an understanding that for many people, their home is not just a sanctuary, it has also been a place where they work for the last 12 months,” he said.

“So amenity becomes a really important element in this conversation.” The current standard for communal open space applies to buildings of 40 dwellings or more. "Landscaping should not be an afterthought in building design and planning but incorporated from the beginning of the process," the department advised.

The Better Apartments Design Standards process began in 2018 with the aim to improve the liveability and sustainability of apartments across Victoria.

The latest announcement also advised apartment buildings taller than five storeys will be required to avoid “wind tunnelling” through sensitive design.

Balconies on buildings taller than 40 metres (13 stories) are set to be eliminated to reduce windswept underused balconies and allow the space to instead be provided as additional space in a living room or bedroom.

"The extra space given to a living room might provide a place to work from home, space for children’s play, or a concealed laundry and drying space," the department advised.

"More than ever, the coronavirus pandemic has shown us that all homes need to have access to air, nature, sunlight and personal space," it said. The apartment development industry, while mostly welcoming the announcement, indicated the updated design standards will prompt higher apartment prices.

The Victorian Government having released the preview of the standards will commence the new planning rules later in 2021.

The updated standards will not apply to applications lodged before the updated standards come into operation.

There appears to be no stipulation that gardens must be on the ground floor.

JR: What demographic was the development pitched at?

BY: The growing numbers of 25-58 year old bayside residences who wanted to keep the bayside lifestyle &amp; improve on their current living accommodation without moving out several suburbs. Therefore affordability was just as important as quality. The homes had to feel as much a part of the beach side living as they did family wise, inclusive of&nbsp;creature comforts that one would expect in a family home, for example great outdoor entertaining areas, well-appointed fittings &amp; fixtures to name a few.&nbsp; &nbsp; &nbsp;&nbsp;

JR: What was the brief for Point Architects?

To embrace the bayside lifestyle, using colours of rammed earth &amp; beach tones. Create areas that are bright &amp; airy with room for growing families to entertain.

JR: Which part of the project are you most looking forward to seeing when completed?

Construction commences very shortly, so the time spent designing &amp; planning have come to an end and it&rsquo;s time for realisation. The collaboration of each stage of the development from the site acquisition to completion.

There are many hero moments, though the one that leaves me with goose bumps is seeing families move into their new homes. The buyers take the same experience as we do, they are in anticipation of the possibilities a new home brings.&nbsp; The joy of home ownership is right up there in one of the greatest experience of a lifetime. &nbsp;&nbsp;

JR: What will be the biggest drawcard for buyers to the project?

They say property is about three things, For us they are beach, transport &amp; amenities. What a perfect storm this is with style, quality &amp; affordability.

JR: How important is the Bayside location? And why as a development team have you decided to focus your projects in that area?

We love the South East &amp; Bayside, it&#39;s where Melburnians go to the beach be it for a day trip or week on the Peninsula. You will always find something new to do, surrounded by some of Melbourne&rsquo;s best government &amp; private schools, the new Mordialloc by-pass will also bring so much value to the area.

Our expectation is that we will see a sharp price increase in property values in Chelsea Heights end of 2022 start of 2023 when this project &amp; the Chelsea railway upgrade have been expected for completion.

The South East &amp; Bayside will always be a better investment not only financially also holistically &amp; social factors wise.&nbsp;
