<a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

“There’s very limited opportunity to secure this level of scale and absolute beachfront position in <a href="https://www.apartments.com.au/developments/burleigh-heads-qld-4220">Burleigh Heads</a>,” Tehle said.

The sale comes as construction progresses on ONE Burleigh, a boutique development of 17 full-floor residences at 88 The Esplanade, scheduled for completion in early 2027.

Developed by MAYD Group and designed by <a href="https://www.apartments.com.au/architects/mas-architecture-studio">MAS Architecture</a> with interiors by <a href="https://www.apartments.com.au/interior-designers/sici-design">Sici Design</a>, the project has been positioned as a collection of house-sized beachfront apartments, each occupying an entire floor with around 381 sqm of internal and external living space.

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer Big Projects brought in the renowned Sydney-based design studio YSG to craft the interiors for The Frederick, Big Projects' new Mermaid Beach project and YSG's first move into the multi-residential development space.

It was a strategic move for Big Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of Big Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Construction to commence at luxury Glen Iris townhome project, Orchard Mews

A rare new apartment development has been proposed on the fringe of St Ives Village.

Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.

The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.

Of the 33 apartments proposed, 21 will be three-bedroom residences. The remaining mix includes nine two-bedroom apartments, one one-bedroom apartment and two four-bedroom residences. The development will be supported by 62 car parking spaces and 33 secure bicycle spaces.

The proposal would replace two single-storey brick buildings currently on the site.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

The number of new loan commitments amongst investors has continued to see steady growth, up 1.8% in July, according to the ABS.

While not as exaggerated as earlier this year, ABS data shows that new loan commitments by investors has risen 98.7% for the year. After a rise of 0.7% in June, the level is the highest seen since the all-time high in April 2015.

This can be attributed in part to interest rates remaining at or near record lows, while the skyrocketing growth towards the start of 2021 was due in part largely to a number of government initiatives including the HomeBuilder Grant.

First home buyers were well and truly back in the market, in their droves, earlier in the year, with stamp duty concessions and HomeBuilder grants giving those who were yet to get on the ladder a firm footing in&nbsp;the property market.

Demands has unsurprisingly tapered a touch from the segment, but many developers and agents are reporting just as strong interest, given how well the property market held up over the pandemic, paired with record low interest rates that are likely to be in place until 2024.

ABS data showed&nbsp;first home buyer commitments remain 20.4 per cent&nbsp;higher compared to this time last year.

With first home buyer loan commitments still holding strong, Urban has highlighted the&nbsp;developments in the suburbs&nbsp;most popular&nbsp;amongst first home buyers for the month of August.

<h2>Brunswick</h2>

Always a popular spot for the younger, first home buyer demographic, Urban&#39;s most popular suburb in August was Brunswick, in Melbourne&#39;s north.

When COVID lockdowns lift, Brunswick will again be home to&nbsp;live music, upbeat pubs and beer gardens. At the area&#39;s heart, Sydney Road has Middle Eastern and Mediterranean eateries, offbeat shops, shisha lounges and cafes along its considerable length. Neighbouring East Brunswick is more upscale, home to upwardly mobile professionals and craft-beer bars.

One of the most popular projects in the area is&nbsp;4 Ballarat Street, developed by&nbsp;Assemble&nbsp;Futures.

Located in the heart of Brunswick, a popular location for cafes and restaurants, Assemble Futures are offering a&nbsp;rent-with-the-option-to-buy model which has made this development particularly popular amongst first home buyers.

The new rent-with-the-option-to-buy model offers a more accessible pathway to owning a home, that bridges the gap between renting and buying. Once the applicant signs the lease agreement and contract of sale, they secure five years agreed rent with the option to buy their home at the end of the lease period.

<h2>Keysborough</h2>

Keysborough is a family-friendly suburb, 27 kilometres south-east of Melbourne, and is drawing attention for those working from home, and young families, due to its larger, and more affordable, apartments and townhouses.

Haven Townhomes has been consistently drawing attention with affordable three and four bedroom townhomes on offer, with young families particularly interested.

Back to Melbourne&#39;s inner-ring, just past Brunswick, is the equally lively Preston, a popular haunt for sport enthusiasts with its number of AFL clubs and sporting grounds.

Not often associated with first home buyer interest, Brighton, in Melbourne&rsquo;s exclusive Bayside precinct, is one of the most-sought after, and most expensive, areas of real estate in Victoria.

Rarely does an opportunity for a first home buyer come along. But the local Southend Property Group is developing their newest boutique apartment development, Southend, with first home buyers at the forefront of their thinking.

They&rsquo;ve priced their one-bedroom apartments from $549,000, and the two-bedroom apartments from $694,000. They&rsquo;re about a third cheaper than the next most affordable development currently on the market at Brighton, which is priced from $1.8 million for a two-bedroom apartment.

The median apartment price in Brighton is $895,000, according to SQM Research.

Southern is located at 604-608 Hampton Street,&nbsp;where residents can step directly out to Hampton Street&rsquo;s thriving cafes and shops, stroll down to Were Street Village&rsquo;s gourmet groceries and walk to South Road beach.

Urban recently sat down with Rothelowman’s Kylie Caruana, who has worked in the architectural studio for 12 years, to discuss the Melbourne development.

MK: How many multi-residential projects has Rothelowman been contracted on within Victoria?&nbsp;

KC: During my 12 years at Rothelowman, we’ve been contracted on countless multi-residential projects (so I had some help to run the numbers). Rothelowman currently has 222 Active projects nationally with 132 Projects in Victoria alone, of these 81 are in planning and 45 have gained planning and are in various stages of construction. 92 of these are residential or have residential components. Historically Rothelowman has completed over 800 projects in Victoria, Queensland, New South Wales, South Australia, ACT and Western Australia.

MK: What spoke to you about Canvas in particular?&nbsp;

KC: Canvas was yet another highly collaborative project between ID Land and Rothelowman, to realise their first multi residential apartment building with an exceptional site in the epicentre of Brunswick. This was an opportunity for urban reconsolidation, in a well-connected precinct around existing culture. Having lived in Brunswick for many years and residing in neighbouring Northern suburbs my entire life, this was an opening to bring my community’s ideals to the table.

MK: What was the design brief from ID_Land for the project's architectural design?&nbsp;

KC: The design brief from day dot was open and progressive. Our special relationship with ID Land, based on high levels of trust and collaboration, meant the brief didn’t need to talk to specifics. We were to take an urban regeneration site and come up with a design concept for the future, whilst paying homage to the granular nature of the past. We framed our thinking - to embed our thirst for sustainability, balanced living, and to establish new links to the existing community.

MK: Where did you take your inspiration from?

KC: Primarily our inspiration came from the beauty and the eclectic and diverse culture we see, feel and experience within Brunswick. Tucked in a site with an industrial past and an artistic present, Canvas draws links from its surrounding tactile materiality, fluid forms, creative culture and lifestyle.

MK: How did you harmonise Canvas into the Barkly Streetscape?

KC: Very early in the piece, we brought together ideas on what we envisaged for the future urban topography of the area and what we would build upon for the future Brunswick community. Although there are three parts to our streetscape, the lines between our retail, commercial office and residential are blurred behind our façade grid. Our entry is complex, yet holistic whereby it invites patrons, employees, residents and visitors through the one naturally lit entrance.

These elements were then stitched together to create a Canvas. The development provides a sustainable living experience that culminates into a home for families, couples, and individuals.

MK: Were there any challenges during the design process that you had to overcome?&nbsp;

KC: What are maybe typically seen as challenges became opportunities to engage and have an honest and open dialogue with the planning authorities, taking them on the journey and together forming a collective example that exemplifies future-proofed planning outcomes and creates a precedent for future developments.

MK: How important are communal amenities in new developments, and why?

KC: Now more than ever the importance of communal amenity has come to the fore; people have never spent as much time in their apartments before and now they’re receiving a real education in design – seeing how the sun enters the rooms during the day, how much fresh air they receive and how they use outdoor space.&nbsp;

This is changing people’s attitudes and cementing what’s important to them. There’ll be a definite permanent mark left and we’ll be living differently in the future, with more flexible working, both from home and from the office. As a result, people will want greater liveable outdoor space and more personal space. People like the idea of having an escape and this kind of design will become even more popular because of what we’ve been through.

Though designed pre-COVID, Canvas has all the prerequisites for a post-pandemic world and the intrinsic changes it has brought to the way we live, work and play. With an extensive rooftop resident’s amenity floor, Canvas has the answer. Our communal rooftop includes internal and external spaces, work from home places, comfortable lounge areas, kitchen with entertainment dining, north and south facing open air terraces with spectacular views and shared gardens, all sustainably delivered.

MK: What have you tried to do in the design that the average homebuyer may not notice straight away?&nbsp;

KC: A project, be it commercial, residential or retail, isn’t about selling space; it’s about selling the intangibles – the opportunities, the lifestyle and the economic prospects these spaces can provide.

By managing spaces, sharing resources and hosting activities together, residents are empowered to contribute to the surrounding community and the world at large, creating greater connections and happier lives.

Designed by a Brunswick local: Rothelowman’s Kylie Caruana discusses the design influences behind Canvas, Brunswick apartments

A 50 hectare urban regeneration project at the Bradmill factory site in Melbourne&rsquo;s Yarraville has been sold.

The site is tipped to yield 3750 dwellings in a project by ASX-listed Irongate together with Frasers Property Australia.

The former denim factory on Francis Street is featured on the abandonedplaces website.

The Australian Financial Review reported Irongate struck the $225 million deal in late August, partnered by the Australian arm of Singaporean based developer, Frasers.

It was sold by Fortune New City (Yarraville) Development, a company controlled by Kairan Han, which paid $121.8 million in 2016.

The Yarraville site was long owned by former Carlton football club vice-president Colin De Lutis, who took over the Bradmill business after it fell into receivership in 2002.

Brad mill had been Australia&#39;s largest denim manufacturer.

Irongate was formerly known as Investec Australia Property Fund.
