Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

For Aimee and Lyle Goodman, the journey started almost by chance.

Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

The team behind the new Greensborough apartment development, Albero

Framed by the bustling Box Hill Central and leafy neighbourhood Box Hill Gardens, Irving Domain is the latest Box Hill apartment project.

Designed to connect to its surroundings, Irving Domain is the work of Sydney-based architects, DKO, which is fronted by founding partners Koos de Keijzer and Zvonko Orsanic.

The multidisciplinary team of more than 200, work across six offices; in Australia, New Zealand and South East Asia, with Irving Domain adding to a versatile and stately portfolio, which includes projects such as, Kingloch Parade in Wantirna, Arkadia in Alexandria and Cookson Street in Melbourne.

Leading the design team on Irving Domain, DKO’s Design Director, Jesse Linardi said something really special about the project was its Box Hill location.

“What I love about this project is its location and relationship to the park, while there’s still a little bit of distance from the centre of Box Hill, so you get the best of both worlds,” he said.

“We really wanted to look at referencing the park and giving a soft response to the site, so the curved nature of the building was really important to us, as it also allowed us to really celebrate the corner as key to the site,” he added.

Linardi said the key for DKO was making the plans of Irving Domain liveable, along with being consistent across both the exterior, and the interior, working hard to create a seamless transition between both.

“We wanted to use a lot of glass to allow a lot of sunlight into the apartments, while also really taking advantage of the orientation towards the park and the views.”

“On the rooftop we have this amazing garden, along with a spa. Internally we have some great spaces as well, which have all been located to maximise the views to the city and the park below.”

DKO’s Director Interiors, Michael Drescher said that when they created the interiors, the focus was on understanding the architectural language of Irving Domain and pulling that through to the interiors.

“When you're inside, you’re understanding what building you're in and when you're outside, you know what the interiors are, and at Irving Domain, it's really, really being considered as part of the project,” Drescher said.

“Everything from the parkland to the architecture, and interiors, there’s that strong story there,” he added. &nbsp;

Stepping into Irving Domain’s lobby, Drescher says residents will get a sense of scale, due to the double height space, which pulls together to create a luxurious space and sense of arrival.

“The inspiration for the interiors for Irving Domain came from the beautiful gardens over the road, which have two native trees, the Honey Gum, and the Silver Eucalyptus.”

“It meant that what we can do with materiality was look at warm timber flooring, timber joinery, reconstituted stones and natural stones, and pull all these materials together to create a beautiful, tactile, warm and cool scheme,” Drescher said.

Irving Domain, developed by APH Holdings, will deliver 104 apartments to the leafy locale upon completion, which is slated for 2024.

The project is set to offer a mix of one, two and three-bedroom apartments, with Linardi noting the change in the property market and the increase in buyers looking to apartment living. &nbsp;

“One of the good things that's happened in the last three or four years is that apartment typologies in Melbourne have matured - people expect a higher level,” he said.

“I think people will be more embracing of high density because of the fact that we've gone down the path of high amenity apartments.”

Inside the new Box Hill apartment project, Irving Domain

Landing in arguably one of Melbourne most liveable suburbs, the joint venture between CQ Property Developments and Loi Project is the latest in the line of residential projects moulding their way into the Ormond streetscape.

Surrounded by ferns and lush vegetation, residents can step&nbsp;through the garden via floating steps and decks that sit above the forest floor, with access from&nbsp;Stonepine Square, through a private entrance from Glenara Walk or directly through Stonepine House.&nbsp;

Sterling Global deliver limestone-clad apartments to Toorak

Positioning itself as one of the city’s most dynamic and eclectic neighbourhoods, North Melbourne is home to a mix of established and new housing, along with a spat of commercial, industrial, retail and community facilities.&nbsp;&nbsp;

​​Since the 1980s, North Melbourne has slowly become gentrified due to its proximity to the city centre, with Errol and Victoria streets a popular hub for foodies, with a range of cafes and restaurants lining the strip.&nbsp;

Shopping strips such as Errol and Victoria streets are popular for their range of cafes, restaurants and boutiques.

The nearby Queensberry Street has also transformed itself into the home of the arts over the years, now hosting the Melbourne Fringe Festival yearly at the old North Melbourne Town Hall which is now known as the Arts House.&nbsp;

Delivering a boutique collection of townhomes to the heart of the suburb, Cedar Woods’ 88 Leveson builds on the heritage of North Melbourne with a design that pays homage to the area’s industrial past.&nbsp;

Renowned builders, Burbank Urban have been appointed to construct the project, which presents a bold exterior, featuring brick, black metal and compressed sheet cladding.

Mirroring the materiality and proportion of the former warehouse site, large windows create generous openings for natural light along with connections to the external spaces.

Cedar Woods engaged design-led Australian architecture firm, Genton to design 88 Levenson, offering a mix of multi-levelled three and four-bedroom townhomes.&nbsp;

Genton, with offices in both Melbourne and Sydney, is led by Principals Steven Toia, Marc Debney and Jamie McCutcheon, amassing a varied portfolio over their time, including both residential projects such as Cumulus and Verse as well as commercial works, like the Ford Asia Pacific Product Development Centre and the Powerhouse in Parramatta.&nbsp;

Conceived for owner-occupiers, each dwelling comprises open living spaces for entertaining on the first floor and large bedrooms on the upper floors.

Designed to be spacious and flexible, the homes incorporate premium finishes such as engineered timber flooring, wool carpets and stone benchtops, along with the option to include personal lift access or an expansive whole floor master suite.&nbsp;

Crowning each of the homes are sun-drenched outdoor terraces, offering views to the North Melbourne skyline, as well as providing an additional extension to the homes.&nbsp;

ICON Developments has welcomed the completion of its latest residential project, Inkerman &amp; 
Nelson.

The inner-city Balaclava development wrapped construction in August, delivering 26 townhomes to the city-fringe suburb, which have now all officially sold.&nbsp;

Proving popular with young families, 70 per cent of the residences were sold just before the pandemic, with the remaining 30 per cent sold during Melbourne’s lockdowns.

ICON’s 20-plus years of experience working alongside communities and industry-leading 
experts to craft and deliver smart-designed spaces saw Inkerman &amp; Nelson designed with relevance for the Melbourne market, proving its success in a tightly held market.

The group’s Head of Development, Scott Jarzynka said in order for the project to withstand the many impacts of the COVID-19 pandemic, the townhomes needed to speak to core values of space, location, and community.&nbsp;

“The project reflects collective living and puts the resident at the heart of the home. We’re 
proud to have developed a project such as Inkerman &amp; Nelson which reflects the vibrancy of 
the Balaclava community, Jarzynka said.

With architecture by MAArchitects, the project capitalises on its northern orientation and spacious floorplans, featuring two, three and four-bedroom homes.&nbsp;

Each of the townhouses are light-filled, with whole-floor living zones that bask in the dual aspect and leafy outlooks, tactfully crafted by Eckersley Garden Architecture across the site.&nbsp;

As a wholly owned subsidiary of Japanese construction and real estate development giant, Kajima Corporation, Inkerman &amp; Nelson was delivered by Kajimaowned building group Minicon.

“ICON has a unique three-pillared business model as a developer, contractor, and financier,” Jarzynka said.&nbsp;

“With Kajima’s financial backing across ICON Developments and Minicon, we were pleased to 
be able to endure the many turbulent periods as a result of the pandemic and many lockdowns 
in Victoria.”

Director of Eisen Property and executive selling agent of the Inkerman &amp; Nelson project, Nat Eisen spoke to the awareness ICON has in the Melbourne market, which is widely-held by purchasers who do their due diligence when it comes to buying property, especially in the off the plan market.&nbsp;

“We were very impressed with the overall reception to Inkerman &amp; Nelson, particularly 
considering the unprecedented market conditions we experienced throughout the campaign,” Eisen said.&nbsp;
