MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Plans to transform the former VicRoads site in Kew are progressing with four shortlisted developers invited to submit their proposals for the site.

Acting Executive General Manager Housing, Nemesia Kennett, said the RFP stage follows a strong response to the initial Expression of Interest (EOI) campaign.

"Denmark Street, Kew, presents a unique development opportunity which has attracted high caliber developers well qualified to transform the site,"&nbsp;Kennett said.

“Each shortlisted developer brings a depth of expertise and proven track record in delivering quality housing projects, achieving excellence in design and community outcomes. We’re looking forward to seeing the shortlisted developers' proposals and understanding how they will deliver the best outcomes for the community if successful."

Local views and priorities for the site were captured in a Community Aspirations Report that will guide the next stage of the development process.

"The report found overwhelming community support for redevelopment of the site and recognition of the urgent need for more homes in Kew,"&nbsp;Kennett added.

“Feedback also highlighted opportunities to revitalise public areas, improve walking and cycling connections, create more green open space, and celebrate the site's heritage, including its rail history and Wurundjeri cultural stories.”

Development Victoria will continue to communicate with the Boroondara Council and the local community throughout the transaction process.

A preferred development partner will be confirmed in 2026, following a thorough assessment of proposals.

640 Bourke Street: A heritage address at the heart of Melbourne

ASX-listed developer Cedar Woods is progressing its plans for its Southbank arts precinct site.&nbsp;

The developer has filed plans, which are now with the&nbsp;Department of Transport and Planning, for a new 20-level tower at&nbsp;<a href="https://www.apartments.com.au/new-apartments/141-151-sturt-street-southbank-vic-3006">141–151 Sturt Street</a>, a 2,718 sqm block opposite the Habitat Filter sculpture.

The proposal seeks to demolish the two-level&nbsp;commercial building, including a small supermarket and medical tenancies, and create a new building with 180 apartments and a focus on an&nbsp;active public realm and arts integration.

Retail, creative arts, and residential amenity functions are integrated across the lower levels. A food and drink tenancy is planned to front Dodds Street, while a retail tenancy fronting Sturt Street will be accessed via an elevated walkway. The first floor includes a substantial 734 sqm creative arts space, envisioned to support Melbourne’s growing cultural and digital industries.

Architecture firm <a href="https://www.apartments.com.au/architects/rothelowman">Rothelowman</a> has put together the plans. In their&nbsp;Urban Design Report they highlighted the project’s ambition to embed itself within Southbank’s evolving cultural fabric.

A central feature of the design is a through-block link connecting Sturt and Dodds Streets, landscaped with native plantings and embedded with universal access ramps.

“The ramp has been thoughtfully integrated as the primary access point, ensuring universal accessibility for all users,” the report noted, with the link offering “a direct response to the urban planning scheme of creating more green spaces within our communities”.

The building’s podium form responds to the mandatory height limits along Dodds Street and maintains a fine-grain interface to adjoining developments. Above the podium, the tower is articulated with recessed balconies and a focus on views toward the CBD and surrounding arts institutions. A communal rooftop recreation deck and indoor lounge are positioned on level four, adjoining seven apartments and providing over 900 sqm of resident amenity space.

Vehicle access and loading will be provided via Dodds Street, with 155 resident car spaces located across two basement levels and the first three above-ground floors. Bicycle storage is more generous, with 226 spaces distributed across resident, staff and visitor needs.

Rothelowman describes the architecture as “humanist,” with ground-level interfaces designed to encourage social interaction and provide a dignified entry for both residents and passers-by. “All street interfaces are crafted to invite and nurture human connections,” the design report states. “The façade transitions to a human scale, providing an approachable and engaging streetscape”.

Cedar Woods, while well-known for its large communities it develops outside of Australia's capital cities, they have recently developed in Melbourne's inner-ring before. They are approaching completion at <a href="https://www.apartments.com.au/new-townhouses/88-leveson-north-melbourne-88-leveson-street-north-melbourne-vic-3051">88 Leveson</a>, just 15 townhouses in the heart of North Melbourne.

High-end retailer Cult Design has signed up to take all of the commercial space, and a large section of the retail space, on the street-level of the upcoming new Fitzroy apartment development, Fitzroy Fitzroy.

Cult Design, which offers&nbsp;premium&nbsp;furniture, lighting and objects from iconic international and local brands, will also furnish the communal areas of the project with Cult’s brands, as well as Cultivate — Cult’s in-house sustainability program that provides buyback, refurbishment, and recycling services — a program that aligns with the project’s efforts to restore and preserve the heritage aspects of the building. Cult Design takes commercial and retail space at Fitzroy Fitzroy as founder buys into project

Frankston City Council has approved planning application for Pace Development Group's $91 million development at the cinematic location of 438-444 Nepean Highway Frankston.

The former home of Frankston Cinemas will be transformed into a 14 storey mixed-use building with views of the bay.

Pace’s approved plans include 144 apartments, one shop, two hospitality spaces, a wellness centre, gym, plus 202 car parking spaces across three basement levels accessed from Nepean Highway. Works are due to commence early 2026 for completion in early 2030. The site has been derelict for over a decade, following the closure of the Frankston Cinema in March 2014.

There are currently seven approved private sector mixed-use developments in Frankston’s city centre. Urban DC’s Harbour Frankston commenced construction in May 2025, after their first project, Horizon Frankston, broke records as Victoria’s fastest selling development back in 2023/24.

Pre-sales on both developments identify enormous local demand for a diversity of housing including the premium market, and more options for downsizers.

Frankston City Mayor Kris Bolam JP says the transformation to the urban beautification, local economy, vibrancy and overall reputation from these award-winning developers and architects is going to be "insurmountable."

"When you look at the current list of approved and recently completed projects, Frankston City has a $506 million price tag of private development! Not to mention the additional 770 residential dwellings that will contribute to our housing targets,"&nbsp;Bolam says.

Pace Development Group’s original proposal was not supported by Council in April 2023 and ultimately rejected by the Victorian Civil and Administrative Tribunal&nbsp;(VCAT) in July 2024. However once the Victorian Planning Minister had approved implementation of Council’s Frankston Metropolitan Activity Centre (FMAC) Structure Plan into the Frankston Planning Scheme in April 2025, Pace was able to work with Council to satisfactorily address any concerns and align plans accordingly.

Shane Wilkinson, Managing Director of Pace Development Group, said the permit approval was incredibly exciting both for the project at 438-444 Nepean Highway and for Frankston's broader transformation.

The FMAC Structure Plan, which provides critical clear direction on a number of criteria including land use, building design, housing and accommodation, is just one of several initiatives designed by Council to encourage, guide and support development applications. Council’s 2025-2026 Annual Budget includes a new differential rate to encourage the development of vacant and land-banked properties in Frankston’s city centre.

Vacant properties within the Frankston Metropolitan Activity Centre and along the Nepean Highway now attract a differential rate three times higher than the general rate, a measure designed to&nbsp;prevent land-banking and drive much needed investment into housing and commercial projects.

Council is also developing a streamlined application assessment timeframe for major developments that recognises the need for faster processing and review timeframes for larger projects, whilst still maintaining robust assessment standards.

Pace Development Group greenlit for 144 apartments in booming Frankston

As Melbourne eyes a net-zero future by 2035, developer Milieu is getting well ahead of the curve. Its new Malvern and Brunswick developments are fossil fuel–free, achieving an average 7-star and 7.5-star NatHERS rating through inclusions like solar photovoltaic systems, high levels of insulation, and passive design that encourages cross-flow ventilation.

Milieu’s largest project to date puts sustainability at the forefront and provides an opportunity to trial new initiatives—particularly in landscaping—thanks to the project’s scale and its unrepeatable, near-1.2-hectare block neighbouring the 140-year-old, heritage-listed Rippon Lea Estate.

Milieu’s nature-first masterplan, <a href="https://www.apartments.com.au/new-apartments/elsternwick-gardens-by-milieu-8-gordon-street-elsternwick-vic-3185">Elsternwick Gardens</a>, will transform the former ABC Studios on Gordon Street into a new neighbourhood of low-rise buildings interspersed with walking trails, extensive landscaping, and pocket gardens by landscape architect Oculus. Water efficiency is another key feature. Rainwater harvesting tanks will irrigate the landscape, reducing reliance on freshwater and easing pressure on Melbourne’s stormwater system. High WELS-rated tapware and fixtures will further minimise water waste.

A multi-waste stream system will promote recycling and efficient waste separation for recyclables, general waste, and green waste. Car parking areas will include infrastructure for electric vehicle (EV) chargers, supporting the transition to sustainable transport.

“What really inspired our vision for Fitzroy Fitzroy was to create almost a sculpture that could sit on the actual heritage base itself,” says Koos de Keijzer, Founder and Principal at DKO.&nbsp;

The design team shaped the western side of the nine-storey building into a chamfer, opening interiors to light and views while defining the building’s distinctive form.

The façade’s rhythm is broken by recessed loggias.

"We feel quite strongly about loggias, an outside area that sits inside and is quite protected from the wind and from the sun. We've also got these Juliet balconies where&nbsp;the wall starts to open up just to captivate the outdoors and bring it indoors.”

Inside, DKO crafted flexible layouts to encourage residents to live their own way.

“We really wanted to create something which people have an individual say on how they live,” says Michael Drescher, DKO's Interior Design Director.

Kitchens feature two contrasting stones, a durable surface at the cooktop and a natural stone island, with abundant storage and built-in banquet seating to encourage shared meals and socialising.&nbsp;

Bathrooms carry the same stone for a cohesive aesthetic, informed by hotel design cues to create “a high level of glamorous” while remaining highly functional.

On levels seven and eight, apartments are tucked behind the building’s chamfer, creating outdoor terraces that range from expansive entertaining areas to sheltered, intimate spaces beneath the pitched rooflines.&nbsp;

Residents also have access to a rooftop retreat with panoramic views, alongside the Smith Club, a private lounge for social gatherings, and a laneway arcade linking Smith and Leicester Streets, a deliberate nod to Melbourne’s arcade culture.

For de Keijzer, the outcome is a project that feels inherently local, that that is “truly authentic in a Fitzroy context”.&nbsp;

Fitzroy Fitzroy is already 70 per cent sold, attracting predominantly local owner-occupiers. <a href="https://www.apartments.com.au/builders/cobild">Cobild</a> is expecting to complete construction in early 2026, with residents moving in shortly after.
