Private equity real estate firm Conquest has entered into a $220 million partnership with Woolworths’ development arm, Fabcot, to deliver its long-awaited Waterloo project on Bourke Street.

The Bourke Street development was first flagged by Fabcot back in 2021 as part of its push into Sydney’s residential market. However, progress has since stalled, with no activity on site amid a number of design revisions in consultation with the City of Sydney.

<a href="https://www.apartments.com.au/developers/conquest">Conquest</a>, which is actively planning more than $6 billion worth of new developments, predominantly mixed-use precincts, is now set to move the project forward.

The current plans include between 110 and 120 apartments across two buildings designed by Bates Smart at <a href="https://www.apartments.com.au/new-apartments/923-935-bourke-street-waterloo-nsw-2017">923 Bourke Street</a>. The scheme will incorporate a portion of apartments reserved for key workers, alongside premium commercial space at ground level, including a full-line Woolworths supermarket.

Construction is expected to commence in the second half of 2026.

Michael&nbsp;Akaawi, CEO of Conquest, said the partnership reflects the firm’s commitment to "convenience-led" urban renewal."

The news comes just a week after Conquest went to the NSW Government to upsize its plans for Castlecrag's Quadrangle Shopping Centre.

Conquest purchased the site for just shy of $70 million last year, with existing plans in place for a mixed-use residential and retail precinct comprising 38 luxury apartments.

Those plans have now been significantly expanded, with the developer lodging a State Significant Development Application with the NSW Government’s Housing Delivery Authority for 150 apartments across two 11-storey buildings. The apartments will sit above a four-storey podium, incorporating specialty retail tenancies and five levels of basement car parking, on the 5,166 sqm site at&nbsp;<a href="https://www.apartments.com.au/new-apartments/100-edinburgh-road-castlecrag-nsw-2068">100 Edinburgh Road</a>.

Conquest has been increasingly active in the development space in recent years. The group acquired the&nbsp;<a href="https://www.apartments.com.au/developments/eastlakes-nsw-2018">Eastlakes</a>&nbsp;Shopping Centre redevelopment, where it plans to deliver more than 1,000 apartments above a new retail precinct, and has also lodged a $900 million State Significant Development Application for a&nbsp;<a href="https://www.apartments.com.au/news/nsw/conquest-unveils-900m-stanmore-village-vision-for-landmark-inner-west-site">mixed-use precinct in Stanmore</a>.

Conquest partners with Woolworths to deliver mixed-use Waterloo project

A shift away from Sydney’s industrial past has left parts of the inner south defined by contrast, brick warehouses repurposed into dining precincts, former factory streets softened by landscaping and pedestrian activity.

Rosebery is one of those suburbs. Over the past decade, it has undergone significant gentrification, anchored by The Cannery, which has helped reposition the area as one of the inner city’s most sought-after lifestyle pockets.

What hasn’t kept pace with that transformation is new residential supply, which has remained relatively limited. Builder-developer Deicorp identified that gap early, securing a site in 2019 and delivering what is now one of the suburb’s most architecturally distinctive developments.

To realise the vision, Deicorp engaged Candalepas Associates to design The Rothschild, a project that is immediately recognisable from the street.

Completed in 2025, The Rothschild comprises two buildings across Rothschild and Mentmore Avenues, delivering 176 apartments. The development replaces a former industrial site, retaining a material and structural dialogue with its past while introducing a more resolved residential framework. The scale is deliberate but not monolithic, broken into forms that engage both street frontages, with retail at ground level and two levels of basement parking below.

From the street, the architectural intent is clear. Off-form concrete columns run through the façade, establishing a repeated structural rhythm that gives the building its visual weight. These are paired with deep-set arches and sections of exposed brickwork, creating a layered elevation that reads less like a typical apartment block and more like a reinterpretation of industrial architecture.

The material palette is intentionally restrained, with concrete left exposed and brick used to define mass rather than decoration. The result is a building that stands out through proportion and repetition, rather than height or glazing.

This approach continues internally. A central landscaped courtyard sits between the two buildings, anchored by an olive grove that acts as both a visual and spatial focal point. Rather than functioning as residual space, the courtyard is designed as a shared ground plane, where circulation paths, seating areas and planting come together to create a usable communal environment. Its positioning allows natural light to penetrate deep into the site while maintaining separation between residences.

Within the apartments, the planning follows a clear and functional logic. Entry points lead directly into open-plan living areas, with kitchens positioned as central elements alongside dining and lounge spaces. These zones extend to balconies or external openings, maintaining a visual connection to either the courtyard or the street.

Kitchens prioritise practicality, with generous bench space, ample storage and European appliances configured for everyday use. Bedrooms are typically set back from the main living areas, creating quieter zones within each residence, with separation achieved through layout rather than material change. Bathrooms are compact but efficient, incorporating mirrored cabinetry and integrated storage to maximise space. Across all residences, the emphasis is on clarity of movement and functional planning.

At ground level, retail and hospitality uses extend the building’s presence beyond its residential function. A café or restaurant space, alongside communal amenities such as a music room and rooftop areas, positions the development as part of a broader urban network rather than a standalone project. These shared spaces reinforce a lifestyle where the building operates as an extension of the surrounding neighbourhood.

Rosebery’s proximity to Green Square, The Cannery and nearby parklands supports this model of living, where much of daily life is within walking distance. The Rothschild sits comfortably within that network, contributing to the streetscape through its distinctive architecture, while internally organising space around light, structure and communal use.

The Rothschild is now complete and ready to move in, with limited residences remaining.

The Rothschild reinterprets Rosebery’s industrial DNA into residential form

KTQ has unveiled&nbsp;<a href="https://www.apartments.com.au/new-apartments/casilia-16-marine-parade-coolangatta-qld-4225">Casilia</a>, the final residential release within the Kirra Point precinct which really kicked off the boom in the area back in 2019.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>

Half way through their Noosa project, a collection of just six high-end homes dubbed&nbsp;Residences on Wyandra, Molti, led by Ben Teague and Matt Martino, is set to develop on the beach in Bilinga.

They've acquired a prime beachfront site at 307 Golden Four Drive through GV Property Group and have submitted plans for a luxury apartment development.

The BDA Architecture-designed project, next door to the under construction Si Bilinga apartment development and a few doors down from the recently launched Pipis by Siera, will have 19 apartments designed for the owner-occupier.

There will be 16 three-bedroom apartments on offer, 15 of those with multi-purpose rooms, and three four-bedroom apartments.

One of the four-bedders is on the ground level, spanning over 400 sqm of indoor and outdoor space. That has its own private terrace with plunge pool, outdoor barbecue and alfresco, and an outdoor firpelace. The other two penthouses, across&nbsp;the the top two levels of the 11-level building, each have a rooftop pool, barbecue deck, and multi-purpose room.

The resident amenity, in the form of a swimming pool, outdoor kitchen and dining area, and sauna, is located on the ground floor.

Ben Teague said the site offered the perfect opportunity for the group's next venture.

"As soon as we saw the site, was saw the opportunity it provided for a striking addition to the Bilinga beachfront," Teague said.

He said their brief to BDA was to create something that was a little out of the norm to create a point of difference on the beachfront.

"They've certainly met the brief, creating something which will stand as a welcome addition to the beach for years to come."

BDA said the&nbsp;project offers the opportunity to design an innovative architectural building within the Bilinga Beach precinct.

"The proposed residential building provides a coastal character that looks to create a timeless architectural landmark along Golden Four Drive and the beachfront," BDA noted in their design statement.

"The intent of the design is to create a high quality residential apartment building, achieving a design outcome that provides a high standard of liveability and generates an appropriate scale in the developing context."

The building has been broken up into three distinct areas, BDA says.

"The ‘base’ is a highly detailed and landscaped entry, which grounds the tower into it’s natural context, providing cascading planting from above and deep planting from below. The ‘middle’ is a series of vertical and horizontal elements, full height glass, vertical angled blades walls, horizontal slab projections, sliding privacy screens and generous balconies. The ‘top’ is capped by a large expressed floating roof, with recessed glazing and private rooftop recreation areas.

"With all 3 areas combined, the overall tower form is cohesive and an elegant addition to the emerging Bilinga skyline."

MRCB and Outbound team up for EV car sharing partnership in Gold Coast first

Market forces that have challenged the Queensland development industry are subsiding and giving developers renewed confidence to begin projects to meet high migration to the state, industry leaders said today.

At a special Round Table forum hosted by property industry specialists Media Hunt in conjunction with Ocean Road Magazine, the head of Australia’s largest building company, Hutchinsons, and other industry leaders, reinforced the incredible future ahead for the industry.

Addressing industry at Royal Pines Resort today, Hutchies Chairman Scott Hutchinson, the keynote speaker, said high inflation and higher interest rates had created a “triple whammy” for the market – with build costs sending builders to the wall, developers unable to make projects feasible, and buyers wary given upward interest rate trends.

However, he said these forces were stabilising and the challenge now would be for the industry to deliver projects to meet the high migration demands which are seeing almost 50,000 people a year coming to Queensland.

“The big challenge now is how to we find enough tradespeople to deliver much needed projects to the market in such a high migration environment where housing demand has probably never been higher,” Hutchinson said.

“This is accentuated by the fact that there is so much competition for trades due to the extraordinary amount of public infrastructure spending by governments because of Queensland’s popularity, growth and the coming 2032 Olympics.”

His comments were echoed by integrated property advisory group Urbis, which added that careful planning was required to ensure the retention of the lifestyle that was drawing almost 1000 people a week to Queensland.

Paul Riga, Director of Urbis. said we are all acutely aware of the growth trajectory that Southeast Queensland is on and there is certainly a dire need to make sure we get our growth plans right as we manage the exciting future prospects of the region.

“The Gold Coast is forecast to see an increase of around 150,000 residents between 2022 and 2037, requiring around 60,000 dwellings," Riga said.

“To achieve this we will need to ensure opportunities for low and middle income housing with strong connectivity to public transport and core lifestyle amenity.&nbsp; In doing this we cannot lose sight of the importance of urban design and the increased sense of community this can bring.”

Discussion also focussed on how governments could improve the viability of the industry to meet market demand and address housing affordability.

Dan Marino, Director of Hickey Lawyers, said scrapping the GST on developer sales would improve viability.

“Where escalated building prices and increased costs of finance are frustrating feasibilities, giving back tax and stamp duty relief to developers may&nbsp;reverse an unfeasible development with a 7-10% starting margin that may result in more active development,” he said.

“Reform of tax to accelerate development and building activity is problematic but could definitely&nbsp;be considered.”

Developer builders John Kearney (Greyburn) and Robert Badalotti (Azzura) both acknowledged the advantages of retaining their own builders in the current market.

“It has been a definite advantage for us in terms of being able to control price and create more certainty around delivery for our customers,” said Kearney, of Greyburn Builders, who is also developing Rhythm Kirra Hill at Coolangatta.

Robert Badalotti, one of the most longstanding Gold Coast developers who has delivered thousands of homes and apartments in Queensland over three decades, is set to embark on the second stage of the four stages of his $3.1 billion Imperial Square development at Southport.

“Having our own build team combined with the strong migration certainly gives us the confidence to begin the next stage,” said Mr Badalotti.

“I am very bullish about the Gold Coast and in particular Southport as the city’s undisputed CBD. Migration will remain very strong over the next decade and people including retirees will continue to flock to the Gold Coast.”

Having sold out his first stage Regal Residences, Azzura is now planning to release Monarch Place to the market which will include luxury residential apartments and a state of the art over 65s retirement village.

Jayde Pezet of the city’s leading boutique project marketing firm Pezet Matheson echoed the sentiment with strong sales attributed to developers with excellent credentials, longstanding industry relationships, and a track record of delivering on promises.

“We are seeing an unprecedented time in the construction sector. However, sales remain strong and developers that are highly credentialed, hold long standing industry relationships and can deliver are succeeding in the current market,” he said.&nbsp;

“Many of the larger companies have announced that they will be forging ahead by creating their own construction arms, seeing the emergence of the developer/builder. Though the underlying fact is that there is a shortage of skilled trades, which is not simply overcome by additional construction companies.”

Matt George of Urban Activation stressed the significance of a builder's history, delivery track record, and financial strength in instilling buyer confidence.&nbsp;

“Developer history, delivery and financial strength of the builder that the developer has partnered with are the key to buyer confidence. These are the questions we are hearing from every purchaser prospect.”

He said purchasers are looking for certainty, however often they are too late for the projects under construction and want as much certainty as possible for an off the plan purchase.

The pressing need for accommodations on the Sunshine Coast has driven this development. The region anticipates a shortage of 179 rooms by 2026, escalating to 225 by 2031, underlining the urgency for projects like this one. KP Architecture noted, “Based upon the future supply gap, and most notably for attached dwelling stock, there is a strong market potential for the residential development at the subject site to comprise more than the proposed 127 apartments, subject to planning approval.”

According to the planners at Place Design Group, the North Shore development is poised to become a "mixed-use village that will deliver an activated, lifestyle precinct and expand the Pacific Paradise centre for the community." This development has been envisioned as an opportunity to offer well-designed housing options within a mixed-use centre environment, perfectly capitalising on access to employment, services, and key transport networks.

The latest Mermaid Beach apartment development has been greenlit.&nbsp;

The approved site is being developed by Bayley Property Group and managed by SK2 Property, set atop the popular BSKT Cafe, which has been a staple of the local community since 2013.&nbsp;

With a number of years still remaining on the lease for BSKT, both Bayley Property and the cafe owners are set to continue operations, with the new development planned to commence at the end of the lease term.&nbsp;

BDA Architecture designed the six apartment project with a focus on spaciousness and ocean views.&nbsp;The layout features a two-apartment-per-floor arrangement, with exceptions being made for the ground floor and the top residential level which homes the penthouse.&nbsp;

Each of the apartments main indoor living areas and bedrooms are oriented toward the street frontage, in a bid to capitalise on the ocean views.&nbsp;

Crowning the building is a rooftop terrace, which serves as a signature cap to the building. The private recreation space, exclusive to the full storey penthouse below, includes a pool, sundeck, sunken terrace, and a barbecue area with dining and lounge seating.&nbsp;

The south-western corner of the building will house essential facilities, such as a laundry, powder room, plant room, internal staircase, lift shaft, and fire stairs. The perimeter of the building will incorporate planters, continuing the green space upward and reducing the perceived bulk and scale of the structure.&nbsp;

The café, which has been a staple of the local community since 2013, will remain an integral part of the new development

Bayley Property Group green lit for Mermaid Beach development, Lavarack

Delta Australia, who developed Brisbane's Riparian Plaza skyscraper nearly two decades ago, are looking to their next game-changing project.

They've submitted plans for striking mixed-use development at 26 Cairns Street, Kangaroo Point, taking full advantage of its 4,964 sqm waterfront location on the site of the historic Evans Deakins Dry Dock area.

Delta acquired the site in mid-2019. They said they were attracted primarily by the unique and challenging opportunity it offers to create a defining development for Kangaroo Point and the city of Brisbane

They are planning a tower with 232 apartments, stacked high so there can be extensive ground place activation.

Scott Collins from Delta Australia said Kangaroo Point will play a "pivotal role" shaping the future of Brisbane.

Delta has called on both Architectus and Singapore-based architecture firm WOHA to work in collaboration on the design of the project. The pair worked together to create 443 Queen Street, Brisbane's newest landmark.

Architectus has been involved in some of the best-loved urban spaces in Brisbane like the Gallery of Modern Art, while WOHA, led by Aussie architect Richard Hassell, predominantly design projects in Singapore, but have lent their expertise to a new premium project in Perth's Applecross.

“When I met Scott in Singapore, I was really impressed by his passion to set new standards with this development," Hassell said.

"He was quite familiar with our work and was completely in agreement on our five ratios for high amenity, inner city developments. As we have worked on this project, the problem was always - how can we get this public space to work, rather than questioning whether it was necessary.”

The proposal is for 232 apartments, a mix of&nbsp;40 one-bedroom apartments, 112 two-beds, 72 three-beds, and eight four-bed apartments. 458 parking spaces will be provided across the basement levels.

They said a key word is regenerative.

"This development will regenerate nature and biodiversity, regenerate community and social interaction, regenerate environmental services."

The rooftop will home extensive resident amenity, with a main&nbsp;pool, plunge pool, and kids pool, flanked by day beds and outdoor seating areas, a playground, and barbecue facilities. There's also a room for a kids club, a steam room and sauna, a gym with movement studio and changing rooms, a business centre and library with an event terrace and boardroom, and a "party penthouse" with kitchen, dining and seating areas. The rooftop is set in extensive landscaping by RPS.

There had been approval on the site by the former owner for two towers, one 17 levels the other 13. They were to home 311 apartments and some retail and commercial.

Andrews Projects is the latest in a growing cohort of residential apartment developers in South East Queensland to launch its own construction company to control its project’s narratives.

Known as ‘A Construct’, the construction company will be responsible for the delivery of Andrews Projects’ $270 million Cascade development, a 229-unit master-planned community in Robina.

The announcement follows a challenging time in the South East Queensland construction sector, namely limited resources and escalating build costs, that have caused a number of developers to self-deliver projects.

The trend will likely continue as construction resources become more scarce and government infrastructure works ramp up in anticipation of the Brisbane 2032 Olympics.

Andrews Projects Sales Manager Sarah Andrews said the move into construction was a natural step for the family-owned company, with founder and director Danny Andrews having been in the construction industry for over four decades.

“A Construct will allow us to take control of our projects and deliverthem in a more cost-effective and time-efficient manner for our future residents,” Sarah says.

“We have a vast knowledge of the construction industry and the processes and systems required to deliver multi-residential projects, alongside a highly skilled team who will assist with the delivery of Cascade and our future projects.”

Project manager and site manager positions have already been filled at A Construct, with the team focusing on the delivery of their first project Cascade. Residents will have access to a suite of amenities including a 25m resort pool, 170 sqm gym, sauna, cold plunge, steam room and onsite cafe.

There are two and three-bedroom apartments on offer with views&nbsp;towards the Surfers Paradise skyline and hinterland. Apartments range in price from $850,000 to $2.25 million. The project is over 60 per cent sold, with construction to commence onsite imminently.

Completion is slated for in 2026.

August marked another month of plus one per cent gains (1.2 per cent), according to property data analytics firm CoreLogic. The 1.2 per cent&nbsp;topped the growth of Sydney (one per cent) Melbourne (0.3 per cent) and Brisbane (1.1 per cent) in August.

The median value of a unit (which is both apartments and townhouses) is now $692,000, following rolling quarterly gains of 3.7 per cent. Unit values are now 0.3 per cent higher than they were 12 months ago.

Spring is generally the time <a href="/developments/gold-coast-qld">Gold Coast</a> sees the most development launches on the calendar. But as developers monitor construction costs and availability of builders, it might be a quieter period than usual for new project launches.

Ideally developers have their projects hit the market in the lead up to the summer holidays and the Christmas rush, particularly now there's a higher appetite from southern capital city holidaymakers to buy either a holiday home or eventual retirement pad since COVID-19 highlighted the lifestyle factors the Gold Coast has.

It is construction however that is really the pressing matter on the <a href="/developments/gold-coast-qld">Gold Coast</a>.

Dean Muldoon, LJ Hooker New Developments Managing Director, has seen enquiry levels tick up since construction kicked into gear on their LAANI development in Mermaid Beach.

LAANI, which is being by local developer DANKAV who a few years ago completed MALI a 200-metres away on Alexandra Avenue on the fringe of Broadbeach, comprises just 50 apartments across 18 levels, a maximum of four apartments per floor. The BDA-designed project also features a heated lap pool and adjoining day beds, a gym with a sauna, a cinema room, shared office space, a private dining room, and an outdoor sunken lounge and barbecue space.

Muldoon says once a builder has been engaged, buyers know they can work to a more structured timeline, and work out what the next 18 months look like for them leading up to project completion.

The impact of 12 rate hikes since the start of 2022 hasn't really impacted LAANI, with most buyers empty nesters and downsizers.

Kollosche's Head of New Projects Jamie Harrison says the early arrival of spring on the <a href="/developments/gold-coast-qld">Gold Coast</a> has ignited buyer interest.

"We've seen a more discerning buyer emerge recently, seeking greater assurances and taking longer to decide," Harrison says, adding that buyers are also seeking greater certainty around those behind the project and their ability to deliver.

The Main Beach Parade, residents-only tower of 26 half-floor residences and three full-floor sky homes has proven popular for downsizing locals in particular, as well as Brisbane and interstate buyers who want absolute beachfront. They also had similar enquiry at Navini in Bilinga, which is also appealing to lock and leave interstate buyers given its proximity to both the coast and the Gold Coast Airport.

Navini, also under construction on Bilinga's dress circle Golden Four Drive, has just 16 three-bedroom apartments, starting from $2.98 million.

Harrison says believes smaller, boutique projects of between 15 to 30 residences could address the lack of capacity among larger builders while catering to buyer appetite.

It's been a busy week at Sarazin HQ.

The developer, who had already made a name for themselves in Woolloongabba well before the announcement of the Brisbane 2032 Summer Olympics, has sought to develop a further 1,300 apartments in what will be the heart of the Olympic precinct.

Having <a href="/news/qld/first-look-sarazin-scale-up-nuage-woolloongabba-apartment-plans">submitted plans to increase the height limit and density</a> for their two-tower Wellington Road development Nuage earlier this week (from 368 to 582), Sarazin has filed a fresh application for their recently acquired site on the other side of the street.

They're seeking to build three towers on the 7,148 sqm site, bringing another 787 apartments to the critically undersupplied Brisbane market.&nbsp;

The Queensland State Government says 8,500 new dwellings across South East Queensland need to be built ever year until 2045 to keep up with population forecasts.

Sarazin's new project, dubbed Hampton Yards, will be undertaken across three stages. Part of one of the stages will see&nbsp;Sarazin contribute to park upgrades within the park dedication area and the existing Watt Park, which will be renamed Whirling Water Park.

Tower B will be the tallest of the towers proposed at 40 levels, a similar height to the recently filed plans for the tallest tower in <a href="/news/qld/first-look-exclusive-belmonde-plot-over-1-000-build-to-rent-units-in-gabba-heart-precinct">Belmonde and Sun Luxe Group's build to rent proposal, Gabba Heart</a>.

Tower B will have 330 of the 787 apartments, while the 30-level Tower A will have 302 and the smaller 18-level Tower C will have 155. Each tower will have communal rooftop facilities in the shape of infinity pools, gyms, private dining areas, barbecue and outdoor dining spaces, and even a pickle ball court.

The buildings will rise from podiums which will have commercial spaces and retail spaces at street level. They will sit above&nbsp;seven basement levels of parking which will accomodate 852 parking spaces.&nbsp;

Wild Studio has handled all of the landscaping, and the designs of the new park.&nbsp;

Group CSA led the architecture of Hampton Yards, noting in their submissions that the three towers have been arranged to capture surrounding views.

"The residential towers have been orientated to respond to the existing context such that the taller towers are proposed along Wellington Road, with the tallest tower located at the intersection of Logan Road and Wellington Road, neighbouring the newly proposed public park," their report read in response to the Buildings that Breathe guidelines which were implemented across new developments in Brisbane's LGA in 2020.

Group CSA said access to natural light from the north has been prioritized to residential apartments, with living rooms and bedrooms positioned closer to the façades and bathrooms and kitchens more internally located.

The had previously been approval back in 2017 for three towers with 419 apartments. Saunders Havill Group said in their Town Planning Report that Sarazin's submission is a significantly improved building design compared with the existing approval, with a much clearer podium/tower form and three distinct towers with individual identities.

They said the design attract downsizing and encourage ageing in place.

Saunders Havill noted four other developments in the area which sought to push past the 20-level height limit set for the area.

"The proposals seek to realise the opportunity Woolloongabba and surrounds provides to deliver and support exceptionally located development that is accessed by high frequency public transport, lifestyle amenity and proximity to centres and employment opportunities."

Currently on the Sarazin site is the two-level Gabba Collision Repair Centre and a double storey office/showroom development.&nbsp;
