Private equity real estate firm Conquest has entered into a $220 million partnership with Woolworths’ development arm, Fabcot, to deliver its long-awaited Waterloo project on Bourke Street.

The Bourke Street development was first flagged by Fabcot back in 2021 as part of its push into Sydney’s residential market. However, progress has since stalled, with no activity on site amid a number of design revisions in consultation with the City of Sydney.

<a href="https://www.apartments.com.au/developers/conquest">Conquest</a>, which is actively planning more than $6 billion worth of new developments, predominantly mixed-use precincts, is now set to move the project forward.

The current plans include between 110 and 120 apartments across two buildings designed by Bates Smart at <a href="https://www.apartments.com.au/new-apartments/923-935-bourke-street-waterloo-nsw-2017">923 Bourke Street</a>. The scheme will incorporate a portion of apartments reserved for key workers, alongside premium commercial space at ground level, including a full-line Woolworths supermarket.

Construction is expected to commence in the second half of 2026.

Michael&nbsp;Akaawi, CEO of Conquest, said the partnership reflects the firm’s commitment to "convenience-led" urban renewal."

The news comes just a week after Conquest went to the NSW Government to upsize its plans for Castlecrag's Quadrangle Shopping Centre.

Conquest purchased the site for just shy of $70 million last year, with existing plans in place for a mixed-use residential and retail precinct comprising 38 luxury apartments.

Those plans have now been significantly expanded, with the developer lodging a State Significant Development Application with the NSW Government’s Housing Delivery Authority for 150 apartments across two 11-storey buildings. The apartments will sit above a four-storey podium, incorporating specialty retail tenancies and five levels of basement car parking, on the 5,166 sqm site at&nbsp;<a href="https://www.apartments.com.au/new-apartments/100-edinburgh-road-castlecrag-nsw-2068">100 Edinburgh Road</a>.

Conquest has been increasingly active in the development space in recent years. The group acquired the&nbsp;<a href="https://www.apartments.com.au/developments/eastlakes-nsw-2018">Eastlakes</a>&nbsp;Shopping Centre redevelopment, where it plans to deliver more than 1,000 apartments above a new retail precinct, and has also lodged a $900 million State Significant Development Application for a&nbsp;<a href="https://www.apartments.com.au/news/nsw/conquest-unveils-900m-stanmore-village-vision-for-landmark-inner-west-site">mixed-use precinct in Stanmore</a>.

Conquest partners with Woolworths to deliver mixed-use Waterloo project

A shift away from Sydney’s industrial past has left parts of the inner south defined by contrast, brick warehouses repurposed into dining precincts, former factory streets softened by landscaping and pedestrian activity.

Rosebery is one of those suburbs. Over the past decade, it has undergone significant gentrification, anchored by The Cannery, which has helped reposition the area as one of the inner city’s most sought-after lifestyle pockets.

What hasn’t kept pace with that transformation is new residential supply, which has remained relatively limited. Builder-developer Deicorp identified that gap early, securing a site in 2019 and delivering what is now one of the suburb’s most architecturally distinctive developments.

To realise the vision, Deicorp engaged Candalepas Associates to design The Rothschild, a project that is immediately recognisable from the street.

Completed in 2025, The Rothschild comprises two buildings across Rothschild and Mentmore Avenues, delivering 176 apartments. The development replaces a former industrial site, retaining a material and structural dialogue with its past while introducing a more resolved residential framework. The scale is deliberate but not monolithic, broken into forms that engage both street frontages, with retail at ground level and two levels of basement parking below.

From the street, the architectural intent is clear. Off-form concrete columns run through the façade, establishing a repeated structural rhythm that gives the building its visual weight. These are paired with deep-set arches and sections of exposed brickwork, creating a layered elevation that reads less like a typical apartment block and more like a reinterpretation of industrial architecture.

The material palette is intentionally restrained, with concrete left exposed and brick used to define mass rather than decoration. The result is a building that stands out through proportion and repetition, rather than height or glazing.

This approach continues internally. A central landscaped courtyard sits between the two buildings, anchored by an olive grove that acts as both a visual and spatial focal point. Rather than functioning as residual space, the courtyard is designed as a shared ground plane, where circulation paths, seating areas and planting come together to create a usable communal environment. Its positioning allows natural light to penetrate deep into the site while maintaining separation between residences.

Within the apartments, the planning follows a clear and functional logic. Entry points lead directly into open-plan living areas, with kitchens positioned as central elements alongside dining and lounge spaces. These zones extend to balconies or external openings, maintaining a visual connection to either the courtyard or the street.

Kitchens prioritise practicality, with generous bench space, ample storage and European appliances configured for everyday use. Bedrooms are typically set back from the main living areas, creating quieter zones within each residence, with separation achieved through layout rather than material change. Bathrooms are compact but efficient, incorporating mirrored cabinetry and integrated storage to maximise space. Across all residences, the emphasis is on clarity of movement and functional planning.

At ground level, retail and hospitality uses extend the building’s presence beyond its residential function. A café or restaurant space, alongside communal amenities such as a music room and rooftop areas, positions the development as part of a broader urban network rather than a standalone project. These shared spaces reinforce a lifestyle where the building operates as an extension of the surrounding neighbourhood.

Rosebery’s proximity to Green Square, The Cannery and nearby parklands supports this model of living, where much of daily life is within walking distance. The Rothschild sits comfortably within that network, contributing to the streetscape through its distinctive architecture, while internally organising space around light, structure and communal use.

The Rothschild is now complete and ready to move in, with limited residences remaining.

The Rothschild reinterprets Rosebery’s industrial DNA into residential form

KTQ has unveiled&nbsp;<a href="https://www.apartments.com.au/new-apartments/casilia-16-marine-parade-coolangatta-qld-4225">Casilia</a>, the final residential release within the Kirra Point precinct which really kicked off the boom in the area back in 2019.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>

Off-the-plan property explained: What is stamp duty?

It's been around 15 years since a new apartment project was developed in Bargara, the small coastal town around 13 kilometres east of Bundaberg.

Longtime Brisbane real estate agent Graham Furtado saw it as an opportunity to return to his hometown and create what locals are saying is the first off the plan apartment opportunity since 2007.

Furtado has recently launched MIRA Living, just 25 apartments on a site which Furtado describes as the best in Bargara.

"We're strategically located at the south end of Esplanade, which in itself is a busy street given it faces the beach," Furtado says.

"We're however within touching distance of all the amenity the comes with a beachfront strip, but we're quietly positioned at the end of the street, just a few hundred metres from the sand and the beachfront."

The peninsula location puts future MIRA Living residents just 300 metres to Bargara Golf Club, 400 metres to the shops and cafes on the Esplanade, and 300 metres to Kelly's Beach and the Basin.

While Furtado knew he was tapping into a market which has been starved of off the plan product, he hadn't expected sales to come at the rate they have.

"Around 30 per cent of the project has already sold, much quicker than anticipiated," Furtado says. His buyers have predominantly been locals, while there's been a couple from the Sunshine Coast and one from Brisbane.

"The demand is definitely there in Bargara," Furtado says. "If there's another opportunity to acquire a site with similar density then there's certainly opportunity to serve an undersupplied market."

Designed by Mondo Architects in collaboration with design specialist Sarah Wood Design, MIRA Living comprises 25 three-bedroom apartments which cater for the owner-occupier. A number of the apartments, which all feature high-end European appliances, master bedrooms with walk-in wardrobes and ensuites, have a study or multi-purpose room.

Each apartments also has basement garaging for two cars. Residents will have private amenity in the form of a tropical landscaped pool and gardens adjoining a communal alfresco area.

The site has been cleared, and Furtado is hoping to commence construction early next year, with a mid-2025 completion date anticipated.

Furtado Property secure early success at rare Bargara apartment development MIRA Living

Brisbane unit vales continued to grow over September as supply remains incredibly tight in the Queensland capita.

CoreLogic's monthly Hedonic Home Value Index showed another surge in Brisbane unit vales over last month, a further 1.1 per cent. The rolling quarterly gains of 3.7 per cent makes the Brisbane unit market one of the best performing unit markets in the country.

The Brisbane unit median is now&nbsp;$539,169, a rise from the previous months $520,000.

CoreLogic Research Director Tim Lawless said the performance of the housing market in Brisbane reflects the underlying supply dynamic, with advertised supply levels around 40 per cent below the previous five-year average.

"The trend in advertised stock levels is a key influence on housing values," Lawless says.

"The flow of new listings has been on an upwards trajectory since early June, bucking the normal seasonal trend where new listings are typically flat to falling through winter. Over the four weeks ending September 24th, the flow of new capital city listings was 14 per cent higher than at the same time last year and 8.0 per cent above the previous five year average."

Lawless notes however that, while total&nbsp;capital city listings remain below last year and less than the five-year average, there is a clear upswing in available supply.

<h2>What's happening in the Brisbane off the plan apartment market?</h2>

The <a href="/developments/brisbane-qld">Brisbane off the plan apartment market</a> is firing on all cylinders, still driven by a lack of supply across the city.

The supply constraints was evident in Rider Levett Bucknall's 2023 Crane Index which showed the Queensland capital recorded a net loss in crane numbers over the past six months.

Pikos Group have timed the relaunch of their Kangaroo Point apartment development, Skye Residences, perfectly, at a time where there's little to no premium riverfront apartment projects.

They've secured a number of sales at the luxury two-tower, 68-apartment development on one of the best sites in the whole of Brisbane.

Pikos Group CEO Michelle Wooldridge says the response from the immediate local market has been overwhelming, with Brisbane buyers accounting for $20 million in sales over last month alone.

"Many buyers have viewed more than five residential projects and revisted Skye, realising it cannot be matched for quality of finish and its absolute riverfront location," Wooldridge says.

“People can see the tower crane in place, a full basement completed and that construction of the building is progressing and a reality. While many other projects have been put on hold, Skye is clearly progressing and this certainty has boosted demand.”

Pikos recently completed the excavation of the basement on the River Terrace site, a major milestone in construction. They've appoted Tomkins Commercial to build the project, which will be complete in 2025.

Wooldridge says buyers were attracted to the views on offer and apartment sizes, with all luxury residences featuring uninterrupted views of the Brisbane City skyline, South Bank, the Botanic Gardens and the Brisbane River.

“We are finding that buyers require a visual demonstration of value which Skye offers in abundance including a strong recognition of, and appreciation for, generous use of natural stone throughout the residence, premium Vzug appliances and Parisi tapware, master king sized suites with upgraded built-in wardrobes, and ensuites with baths

“Our purchasers are motivated to upgrade their living environment, and at the same time, maximise a riverfront lifestyle on Brisbane’s premier dress circle, within walking distance of waterfront dining and the CBD."

At the other end of the market, longstanding Brisbane developer Azure has continued its success in Brisbane's northern corridor, doubling down on what sales manager Allyce Kluger says is a niche market to be developing in.

"We're one of few developers creating design-led and amenity rich townhouses in the northern corridor," Kluger says, adding that the northern hub has "everything a buyer would need."

"The northern corridor has grown in popularity, with good schools, transport and retail. Our projects are more price pointed than a house, while families have also been attracted to a lock up and leave, low maintenance lifestyle which a house doesn't tend to offer," Kluger said.

Azure have been developing in the northern corridor for a number of years. They've already sold two thirds of their yet to be launched 76-townhouse development Willow in North Lakes, and they're soon to launch Elwood by Azure, another 68 townhouses in Mango Hill bordering a nature reserve.

They're currently construction their sold out Munro by Azure in Bundamba.

Kluger said Azure's biggest marketing tool is to point prospective buyers&nbsp;in the direction of their previously completed projects nearby to show what it would be like living in an Azure community.

"We have 25 year caretaking agreements in every community we develop to ensure we deliver on the promise and our properties remain special forever. We are also a builder developer and can therefore give buyers confidence in the final price, having a deep understanding of the true construction costs.”

Next year Azure will launch their Casuarina project at 6 Grand Parade which will have 91 "subtropical" apartments and terraces.

The continued strength in the Gold Coast property market has seen the South East Queensland hotspot's median unit value surpass $700,000.

CoreLogic's Hedonic Home Value Index found Gold Coast units jumped another 1.3 per cent across September, topping growth in Sydney, Melbourne and Brisbane.

<h2>What's happening in the Gold Coast off the plan market?</h2>

Prospective buyers are still queuing up for off the plan apartments developments on the Gold Coast.

While signing up to join waitlists was more prevalent during the pandemic when buyers were missing out on projects which were selling to databases without even hitting the market, the recent development application by Molti for their <a href="/news/qld/first-look-exclusive-molti-secure-prime-bilinga-site-plan-luxury-apartment-project">luxury beachfront Bilinga project</a> saw a strong response.

Molti Director Ben Teague said the response has been incredibly positive.

"We’ve already had people join our waitlist at this early stage," Teague said, adding that buyers have been impressed with both the architecture and the beachfront position in Bilinga.

"We’ve been looking at the southern Gold Coast for a number of years, and while it’s seen considerable growth since the pandemic, we still feel there’s plenty more room to grow."

Prominent Canberra developer Amalgamated Property Group are set to bring some further supply to the Gold Coast off the back of the success of their under construction Broadbeach apartment development, Amaya Broadbeach.

Amalgamated Property Group Development Manager Michael D'Elboux says they&nbsp;are seeing a return of buyer confidence, which he says&nbsp;is a direct response to the recent introductions of developer/builders at the helm of both the project vision and delivery.&nbsp;

"Specific feedback that we’re hearing from our buyers at Amaya Broadbeach is that this is providing them with additional certainty knowing that the delivery of the home they’re investing in will actually be of the highest priority to both parties and that their successes go hand-in-hand; there isn’t another party calling the shots," D'Elboux says.&nbsp;

"Industry-wide, this all contributes to a much-needed positive sentiment – these increases in sales and continuation of construction activity does have a broader flow-on effect, with impact on the general market confidence and therefore, future demand and supply."

City Beat September 2023: Gold Coast unit values pass $700k after continued 2023 growth

After surging 23 per cent over the past decade, Gold Coast population growth may be about to slow down, but the latest Colliers research suggests it will not put a dampener on the city’s property market.

“The most recent population estimates released in 2023 show a downward revision in the population projection compared to previous figures,” the latest Colliers Gold Coast Market Overview for the September quarter says.

“Nevertheless, the medium series estimates indicate a significant 41 per cent population growth between now and 2041.”

The downward revision means the Gold Coast won’t reach the previously expected target of more than one million people by 2041, instead reaching 915,611 by then.

Colliers Gold Coast director-in-charge Steven King says a slowdown in population growth isn’t about to put the brakes on the Gold Coast property market, which he suggests is thriving across all sectors.

“We have to put this into perspective as the Gold Coast is a maturing city with a maturing property market that will continue to be driven by its position as one of the fastest growing regions in Australia,” King said.

The Gold Coast’s population currently stands at 647,824, driven by a growth rate that has exceeded the 17 per cent Queensland average over the past 10 years.

“A substantial portion of this population increase is due to interstate migration, particularly from cities like Sydney and Melbourne,” King added.

“This influx has not only enriched the cultural fabric of the region, but also boosted the local economy by strengthening the labour force, and consequently this has ignited increased demand and competitiveness in the real estate market.

“The Gold Coast property market is thriving across all sectors, largely thanks to a slowdown in new project commencements, primarily driven by escalating construction costs.”

According to the Colliers Market Overview, the Ormeau-Oxenford region will absorb the majority of that population growth by accommodating an additional 103,000 people between 2021 and 2041.&nbsp;

“This growth will be primarily driven by areas such as Coomera, Helensvale and Hope Island, which are anticipated to experience the highest growth in terms of population,” the report says.&nbsp;

Gold Coast North is expected to accommodate an extra 35,000 people over the same period, with Labrador and Biggera Waters playing a significant role in this population growth.&nbsp;

King said the downgraded population projections could be considered a positive for the Gold Coast.

“On the one hand it gives the city’s property market a breather to catch up but, on the other, the scale of future population projections indicates demand for housing is not going to fall off a cliff in the medium to longer term,” he said, adding that the near-term outlook remains supported by supply constraints.

“The Gold Coast continues to draw significant interest from investors across various asset classes, which have retained their appeal due to limited supply, strong tenant demand and escalating rental rates.&nbsp;

National developer Kokoda Property have revealed what they intend on doing with their mega-site in Brisbane's Tenerrife.

Kokoda, who have previously completed apartment developments Chester &amp; Ella in Newstead and The Ambrose in Milton, has lodged plans for three towers on the 17,612 sqm site at 17-27 Skyring Terrace site, one of the last undeveloped riverfront sites in Brisbane.

The former Riverside Industrial Sands site, which Kokoda paid over $100 million for earlier this year, will home a total of 380 residences, with the towers ranging from 12 to 30 levels.

There will be&nbsp;a 9,149 sqm hotel, a large plaza, extended riverwalk and laneways throughout with lively public spaces, complemented by 15 office tenancies totalling 2,400sqm and 2,800 sqm of retail, cafes, and restaurants.

Kokoda Property Founder and Managing Director, Mark Stevens, said that the project aims to provide enhanced design and landscaping that speaks to Brisbane's subtropical biophilic surroundings and Woolstore design intent while providing large, open public spaces.

The project is a collaboration between Kokoda's longtime design partners Cottee Parker Architects, who have designed Chester &amp; Ella and Kokoda's newest Milton tower Ruby Ruby, Carr, and Urbis Town Planning and Landscaping. Leaning into the cultural fabric of Teneriffe, the development will create a much sought-after address for residents and the community.

"Unique to the proposal is the ground plane public plaza, which will unlock 8,902 sqm of public open space, comprising 50 per cent of the site, to residents and visitors of Teneriffe," Urbis said.&nbsp;

The development will be delivered in stages.&nbsp;The first stage will include shorter buildings on Skyring Terrace and Commercial Road (Tower 3 &amp; 4), followed by stage two (Tower 2), and ultimately stages three and four (Tower 1).

Tower 1, the tallest of the towers, is set to have 114 one, two, three and four-bedroom apartments, including a handful of sub-penthouses and penthouses. Tower 1 will also home a 160-room hotel.&nbsp;

Tower 2 will comprise 159 apartments and Tower 3 will have around 100 apartments with some loft-style residences.

"While the riverwalk attracts pedestrians and cyclists, we have an opportunity to create something in and of the neighbourhood—that speaks to the history, quality, and sensitivities of the local area, for a modern global audience," Cottee Parker noted in their design statement.&nbsp;

"Rarely can you affect the fabric of a neighbourhood in such a profound way, restitching the iconic heritage of a storied suburb to the source of its fortune and fame: the Brisbane River."

Towers 1 and 2 will be connected by a sky bridge on level 14, offering access to a VIP lounge in Tower 2, exclusively for hotel guests. The podium's design places great emphasis on the balance between the hardness of construction materials and the softness of landscaping. Greenery defines its character, softening its edges and connecting residents and the wider community to the natural riverfront environment.

The proposal also includes the construction of a new lane, 'Wool Lane,' off Skyring Terrace, connecting a newly created plaza at the end of Commercial Road to Skyring Terrace near Gasworks. The new riverside public plaza will span approximately 9,023 sqm, providing a view of a new 220-metre riverwalk extension.

This extension, a 'missing link' between existing sections of the Riverwalk, has long been an unfulfilled dream, which could soon come to fruition with Kokoda's development.&nbsp;

David Devine's DD Living has unveiled the much-anticipated North Burleigh beachside apartment development, Burly Residences.

The 25-level premium development sprawls across a&nbsp;2024 sqm site across 264 and 266 Esplanade, offering never to be built out views of the sand and ocean.

Frasers Property Australia has released the final&nbsp;riverfront home in their Hamilton development Rivers Reach.

Rivers Reach comprises just&nbsp;11 ultra-luxury freehold homes in the Brisbane’s blue-chip riverside suburb. They've held the final residence back until it was completed.

Brisbane developer Dibcorp, who are putting the finishing touches to their popular Newstead apartment development Bide, have their eyes set on their next project.

Dibcorp, led by founder Franco Di Bartolomeo, are seeking to redevelop the Spring Hill Hotel at 100 Leichhardt Street into an 18-level mixed-use tower with 126 apartments above&nbsp;commercial and retail spaces.

DKO have put together the plans which will see the Spring Hill Hotel, which has seen better days and was on the brink of disrepair, undergo restoration while integrating it as an integral part of a contemporary residential tower.

DKO said in their submission to the Brisbane City Council the main design focus is to strike an appropriate scale for the site, situated on the border of the CBD, effectively mediating between the height and density of the city and the Spring Hill neighborhood. The project also aims to ensure that the Spring Hill Hotel's historical significance is not only preserved but celebrated.

"The heritage façade is proposed to be retained along with its use as a hospitality venue," the design team said.

"Internally, layouts are intended to be reinstated as much as possible, combining structural rework and contemporary redesign to allow for a modern hospitality venue."

The tower is set to comprise 126 apartments, with a mix of two and three-bedroom floorplans.&nbsp;The ground floor will feature commercial and retail spaces, including options for hospitality establishments, ensuring the site remains a vibrant and inviting place for the community to engage with.

Two distinct communal areas are proposed within the project. One sits on the roof level of the hotel, offering recreational decks and expansive landscapes. Flexible rooms will cater to wellness and co-working needs during the day, transforming into leasable social spaces after hours. The rooftop communal area takes full advantage of the site's views, providing spaces for relaxation and community interaction.

To accommodate residents and visitors, the project includes 158 bicycle parking spaces and 158 car parking spaces across six levels. These options are in addition to the robust public transportation infrastructure already available in Spring Hill.

The proposal not only promises to revitalise a historic landmark but also contributes to the transition of building height from Spring Hill into the City Centre Expansion area, ensuring a seamless blend of old and new in this prime inner-city location.

Dibcorp are near completion of their Newstead project Bide at 29 Longland Street, a collection of 89 apartments which were designed with a focus on wellbeing and liveability. Dibcorp set to redevelop former Spring Hill Hotel into apartment development

In an environment where many projects have stalled or are unable to secure a builder, Chevron Island’s newest tower, Tapestry, is forging ahead after Siera Property Group expanded its own in-house construction team to deliver the $135 million state-of-the-art project.

This week the future residents of Tapestry got behind the shovels to turn the first sod to mark the start of construction, joined by Cr Darren Taylor and UDIA Queensland CEO Kirsty Chessher-Brown.

The 22-storey sculptural tower has been designed by local architecture firm BDA as a ‘cultural continuation’ of the neighbouring HOTA precinct.

SIERA Founder and Managing Director, Brent Thompson, said more than 90 per cent of Tapestry’s purchasers were owner-occupiers, making the construction commencement milestone particularly special.

Siera kick off construction at Chevron Island apartment development, Tapestry

A Broadbeach Waters resident has amalgamated three apartments in Florian, the popular Surfers Paradise riverfront apartment development by Pacifico Investments.

Peter Kerr, who runs PLK DESIGN, has worked with Pacifico and architect Mode to create what will be a 450 sqm, full-floor penthouse with four bedrooms and four bathrooms.

Kerr's PLK DESIGN recently won the Yacht Interior design award for Best Salon at the International Design Et Al Yachting and Aviation awards, presented in June 2023 at the Cipriani in Venice, so the designer knew what to look for when searching for an apartment.&nbsp;

"As the director of my local interior design studio PLK DESIGN, I am looking forward to fully customising the apartment to exactly what I want," Kerr said.&nbsp;

Kerr said he decided on Florian&nbsp;due to the smaller number of apartments within the building, just 45, compared to a lot of other developments on the market.&nbsp;

"After looking at the quality of other projects the developer and builder have completed, I knew it was the place for me."

The location was a key element for Kerr. The site shares two boundaries with Cascade Gardens and Little Tallebudgera Creek, meaning view lines will never be built out,&nbsp;which is a rarity.&nbsp;

"Its close enough to walk to the beach, but much less busy than the tourist focused area closer to the beach. The pool, gym and barbecue amenities on the rooftop are an added bonus."

Having moved from Melbourne a few years ago, Florian will be Kerr's home base when he's in the Gold Coast. It's also only a short move from where he currently resides on Monaco Street in Broadbeach Waters, meaning he's not giving up his favourite cafe, Coffee Sisters, which he can easily walk to from Florian, or the 40-acre Albert Park lake were he walks his dog.&nbsp;

It's Kerr's first time purchasing off the plan, but he noted the ease of the process.&nbsp;

"I’m downsizing from a large parcel of land, so I’m looking forward to more of a maintenance free lifestyle," he said.&nbsp;

"After spending two of years building my previous house, the ease of purchasing off the plan was too hard to pass up."
