UAE-based developer Arada has unveiled plans for a $2 billion twin-tower apartment development in Broadbeach, marking its first move into Queensland as it continues its rapid expansion across Australia.

Arada will develop 952 apartments across two towers on a prominent site opposite the Gold Coast Convention and Exhibition Centre, with the project targeted for completion ahead of the Brisbane 2032 Olympic and Paralympic Games.

The project represents Arada's largest commitment to the Australian market since arriving in the country in 2024 and significantly expands a local pipeline that has now grown to eight projects and more than 5,000 homes.

It will also be the first major Queensland project delivered by Roberts Co since the tier-one contractor was acquired by Arada Group in 2025.

Plus Studio has designed the Broadbeach development, which will comprise one, two and three-bedroom apartments across two towers connected by a landscaped podium.

A significant resident amenity offering will include lagoon and lap pools, a gym, sauna and steam room, alongside a mist room, infrared room and salt scrub facilities. Communal terraces, private dining areas, a library, residents' lounge and work-from-home spaces are also planned. Around 1,200 sqm of retail and hospitality space will occupy the ground floor.

The site puts Arada in one of the Gold Coast's most active apartment markets, directly opposite the convention centre and within walking distance of Pacific Fair, The Star Gold Coast and Broadbeach's dining and retail precinct.

It also has immediate access to the Gold Coast light rail network and sits just a few blocks from the beach.

Arada Group Chief Executive Ahmed Alkhoshaibi said Broadbeach represented an opportunity for the developer to expand beyond its initial NSW pipeline.

“Broadbeach is a world-class address that gives us the canvas to create a community of exceptional design and lifestyle quality that genuinely enriches the daily lives of the people who call it home,” Alkhoshaibi said.

“This is our first development outside New South Wales, and it reflects our growing ambition to grow in key urban markets around the country.”

Alkhoshaibi said bringing Roberts Co into the project would give Arada greater control over the development and construction process.

“Delivering this project through Roberts Co, our own tier-one construction business, means we can bring the quality, pace and accountability that our buyers expect.”

The move into Broadbeach comes as Arada accelerates its Australian expansion following its entry into the market two years ago. The developer has assembled a pipeline of eight projects comprising more than 5,000 homes, while the acquisition of Roberts Co last year gave the group its own Australian construction capability.

Globally, Arada has a development portfolio valued at $50 billion comprising more than 55,000 homes across the UAE, United Kingdom and Australia.

The Gold Coast is emerging as the next major market for the developer, with strong population growth and infrastructure spending ahead of the 2032 Games continuing to underpin significant apartment development across the coastal strip.

Arada plots $2 billion Broadbeach towers in major Queensland move

Sydney’s downsizer market is changing, with a growing cohort of buyers prioritising the right home over simply finding a smaller one.

Coronation Property Head of Sales Cam Porter says the traditional idea of downsizing does not necessarily reflect what many buyers are now looking for, particularly those moving from established family homes across Sydney.

Instead, he says they are increasingly becoming “right-sizers”, seeking lower-maintenance homes without sacrificing the space, amenity or quality they have become accustomed to.

“We are increasingly seeing buyers who are not motivated by the idea of simply moving into a smaller property,” Porter says.

“They are right-sizers. They want a home that is easier to manage and better connected, but they still expect generosity, quality and a floorplan that supports the way they live.”

It is a subtle but important distinction in a market where apartment developers are increasingly targeting established owner-occupiers.

For many of these buyers, moving from a house to an apartment is not driven by a desire to dramatically reduce their living space. While much of the discussion around Sydney’s housing shortage has centred on the number of homes being delivered, Porter says the diversity of those homes is equally important.

Older homeowners can remain in large family houses for longer when they cannot find an appropriate alternative in the neighbourhoods where they have built their lives.

“The decision is rarely as simple as wanting fewer bedrooms,” Porter says.

“People are weighing up their connection to a neighbourhood, the space they need for family, the quality of the home and whether it will continue to work for them over the long term.”

It also has implications beyond the downsizer market. Providing suitable apartments for smaller households can free up established houses for families who need the additional bedrooms and land, creating greater movement through the housing market.

The vision includes 287 one, two and three-bedroom apartments, with a minimum of 10 per cent allocated to affordable housing, alongside a 2,000-square-metre publicly accessible park featuring a children's playground, activity lawn, indigenous planting, timber climbing logs, seating areas and a rock gathering circle.&nbsp;

Designed by <a href="https://www.apartments.com.au/architects/dko-architecture">DKO Architecture</a>, the proposal draws on the site's industrial heritage, using a robust architectural language that references the former water tank through expressive structural elements and durable, self-finished materials.&nbsp;

PDG unveils plans to transform landmark Ivanhoe Water Tank Site

Shane Wilkinson's <a href="https://www.apartments.com.au/developers/pace-development-group">Pace Development Group</a> has lodged plans for a major residential precinct on the former Presentation College site in Windsor, with an eight-building masterplan ultimately rising to 10 storeys.

The proposal at <a href="https://www.apartments.com.au/new-apartments/167-dandenong-road-windsor-vic-3181">167–187 Dandenong Road</a> spans a substantial 19,027 sqm site and is being progressed across six stages, with the first residential stages comprising 170 homes across four buildings designed by <a href="https://www.apartments.com.au/architects/cera-stribley-architects">Cera Stribley</a>.

Stage Two will deliver the bulk of the initial housing, with Building A comprising 81 apartments and Building B 49 apartments, both rising to six storeys.

Stage Three will deliver a further 40 homes. The heritage Nagel Building, identified as Building C, will be converted to 12 dwellings, while a new five-storey Building D will comprise 28 apartments at the Hornby Street and Dandenong Road corner.

The longer-term masterplan points to considerably greater density across the site.

Indicative plans show Building E accommodating around 80 dwellings across up to 10 storeys, while Building F is earmarked for around 120 dwellings and also up to 10 storeys. Building G is planned to range between four and 10 storeys, however its apartment yield is yet to be determined. That means the masterplan currently identifies at least 370 dwellings across Buildings A to F before any apartments within Building G are counted.

Across the 1.9-hectare site, that represents an indicative density of at least 194 dwellings per hectare, with the final figure to increase once the yield of Building G is established.

Pace is pursuing the project through the Victorian Government's Development Facilitation Program, with Urbis lodging a combined Section 96A planning scheme amendment and planning application on behalf of the developer, which secured the site earlier this year.

The application seeks detailed approval for Stages One, Two and Three, alongside approval of the broader masterplan framework that will guide the later residential stages. Stage One will see an existing heritage building adaptively reused for a wellness and fitness-related facility, while the broader precinct will retain several significant heritage buildings and established trees as part of the redevelopment.

A minimum 10 per cent affordable housing contribution is proposed across both the initial residential stages and the later masterplan stages, delivered through a discounted rental model.

The project comes immediately after a major change to the site's planning controls.

The site was rezoned to the Housing Choice and Transport Zone through Planning Scheme Amendment GC285, gazetted on July 22, 2026, and now sits within the inner catchment of the Windsor Station precinct under the State Government's Train and Tram Zone Activity Centres Program.

While the new controls identify large sites within the inner catchment for buildings of up to six storeys, Pace's masterplan pushes height to 10 storeys in parts of the site, with the taller buildings concentrated toward the centre and along the Sandringham railway corridor.

Lower-scale built form is proposed toward the site's more sensitive residential and heritage edges, with Buildings A and B generally stepping from three storeys at their interfaces to six storeys at upper levels.

Cera Stribley's masterplan breaks the development into a collection of separate buildings rather than a continuous built form, with landscaped spaces, new pedestrian links and a new publicly accessible road forming part of the precinct.

The planning report says the development will create new pedestrian connections to Elm Place and along the railway corridor, as well as a new publicly accessible road linking Elm Place with Dandenong Road. The proposed buildings will occupy around 54 per cent of the site, leaving a substantial portion available for landscaping, communal areas and permeable surfaces.

Urbis said the scale of the project reflected the site's strategic location close to Windsor Station, tram services and the Chapel Street Activity Centre, with the former school campus identified as a significant opportunity to increase housing supply on an underutilised inner-Melbourne site.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>

Builder developer Habitat Development Group has officially commenced construction on their latest Sunshine Coast apartment development, St Clair.

The builder developer has turned the first sod at the near 9,000 sqm Waterside Retreat site, the last east facing, absolute waterfront site on <a href="/new-apartments/birtinya-qld-4575">Birtinya</a> Island overlooking Lake Kawana.

Habitat Development Group kick off construction at Birtinya apartment development, St Clair

The Brisbane CBD is set for one of its largest ever residential towers.

Legendary Japanese architect <a href="/architects/koichi-takada-architects">Koichi Takada</a> is set to put his stamp on the CBD with the recent plans for <a href="/new-apartments/25-mary-street-brisbane">25 Mary Street</a>, a 71-level residential tower.

At 264 metres, the new tower will be up there with the 270m Brisbane Sky Tower and the 264m <a href="/buildings/the-one-residences-brisbane-8-adelaide-street-brisbane">The One Residences</a> by <a href="/developers/shayher-group">Shayher Group</a>.

The plans by developers James and John Kaias's development company KS Property are for 527 one, two, three and four bedroom apartments, set above eight basement levels and five podium levels which will home 469 car parking spaces and 508 bicycle spaces.

Takada says in the Urban Design Report submitted to the Brisbane City Council that the building&nbsp;is intended to become a landmark unique built form with several curved elevated urban parks.

"The tower will contribute positively to the rapidly evolving Brisbane city skyline as an examplar of subtropical tower design."

<h2>The Site</h2>

The new project will sits on a 2,736 sqm block across 25 Mary Street and 98 and 98A Margaret Street, two streets away from the Brisbane City Botanic Gardens and a street away from Queens Wharf Brisbane.

It directly adjoins the Unilodge campus apartment building, as well as the Metro 21 apartment building and the 23-level commercial office building Mineral House.

<h2>The Apartments</h2>

The 527 apartments will be broken down as follows:

	<li>154 two beds (29%)</li>
	<li>168 three beds (32%)</li>

<h2>The Recreation</h2>

There will be over 4,000 sqm of communal recreational area throughout the building.

Level six and seven will cater for the whole building, with facilities such as a pet spa, yoga rooms, float therapy, sauna, spa, gym, basketball court, climbing wall, barbecue area, semi outdoor terrace, lap pool and private dining space.

Level 23 will feature a business centre with an open air lawn space with barbecues, golf simulator, library with two lounges and two landscaped terraces, two dining rooms with kitchens, a multi purpose room.

Exclusive to the sky-rise collection of apartments, level 39 will hav a swimming pool and spa, a full wall of barbecues, another lounge and library space, a dining room and a personal training room.

The penthouse collection apartments also get their own level of amenity. Level 66 will home the sky wellness hub, with hot and cold&nbsp;plunge pools, a lap pool and spa, more lounge and library space and dining rooms, another private personal training room, and a meeting room.

"The design provides high quality and considered public open space for residents at multiple levels staggered vertically through the building," Koichi Takada Architects noted in their submission.

"The recreation levels incorporate a variety of sheltered and shaded seating areas and communal open spaces. These spaces have all been carefully designed with consideration of visual impact from the street, including lighting and feature artwork to the soffits. The recreation levels edges are sculptural in plan, projecting further past the typical tower facade align to create special spaces."

<h2>The Design</h2>

Koichi Takada Architects said the design&nbsp;of the tower draws inspiration from nature.

"The height of the proposal naturally invokes the impression of a tree trunk extending up into the sky, with the recreation levels as ‘nests’ that are inserted vertically throughout the height of the building," the report noted.

"The materiality of the building seeks to emphasise this connection by making use of warm timber tones to the slab soffits. The rippling organic forms of the recreation level ‘nests’ serve the dual purpose of providing visual breaks to the massing and bulk of the proposal while also clearly defining and giving an identity to each of these spaces. Feature artwork to the soffits of the recreation levels provide further visual interest that can be seen both from street level and from afar.

"The feature roof canopy not only provides shade but also acts as an architectural crown to create an interesting visual form in the skyline that can also be lit up at night. The sculptural forms of the recreational floors create a rhythmic interplay and provide large, sheltered gardens in the sky."

<h2>The Balconies</h2>

Takada says the proposal introduces a unique offering to Brisbane - truly breathable balconies at high level, comparing the breathable balconies to those found in Greenland's Greenland Centre on Sydney's Bathurst Street.

"The ‘breathable’ balconies provide the ability for occupants to control and regulate conditions in their balconies to suit their own preferences and comfort levels. The balconies incorporate a ventilation opening at high level that remains open at all times, with protection from rain etc. provided by the overhang of the slab/eaves above. A second ventilation pathway is provided by a louvered opening at low level which is able to be closed off in adverse conditions."

Major view lines from the apartments open across the city in every direction. Windows and balconies are designed to frame the views and capture desirable sunlight and breezes whilst providing protection to internal living spaces.

<h2>The Podium and Ground Level</h2>

The podium design references the horizontality of the tower above at a more fine-grained scale, incorporating organic forms and lush green planting, Takada says.

"Cascading plants spill over the feature awning, softening hard built form edges and providing an enhanced pedestrian experience. The timber ‘waterfall’ is populated by living greenery, carefully selected to ensure some species are always flowering at all times of the year. The retail tenancy in the corner provides activation to the street edge, while the high-ceilinged lobby creates an inviting entrance space for all occupants."

They said the ground level streetscape is activated by an abundance of planting and tactile, layered materials.

"Existing street trees are to be retained where possible. Green walls are located to the left and right of the feature podium, softening the edges of the building. The new landscaped awning continues the existing rhythm of awnings along the street, following the slope of the site. The driveway crossover has been designed to be as unobtrusive as possible, with all turnaround and servicing spaces located to the rear of the site."

The lobby is a double height space with a glazed entrance, creating a generously proportioned space for residents to mingle. The open nature of the lobby also provides the opportunity for passive surveillance of the street.

There's no stopping Brisbane in either the house or unit market.

January marked yet another month of gains of one per cent or over in both the house and unit market, while other capital cities show a few signs of growth softening, CoreLogic's Hedonic Home Value Index for January showed.

Brisbane's unit market, which incorporates both apartments and townhouses, jumped 1.1 per cent to be 13.6 per cent up in the last 12 months. Across 2023 the unit market gained 12.2 per cent.

The median unit value in Brisbane is now $568,000 and is approaching Melbourne's median of $608,000. Brisbane's median dwelling value (both houses and units), <a href="/news/qld/brisbanes-median-dwelling-price-overtakes-melbourne-after-staggering-price-growth-corelogic">overtook Melbourne</a> at the back end of last year, primarily driven by the housing market.

Busy Woolloongabba developer Sarazin is too making strides in their latest project <a href="/new-apartments/murcia-residences-east-brisbane-9-overend-street-east-brisbane">Murcia</a>, in <a href="/new-apartments/east-brisbane-qld-4169">East Brisbane</a> on the fringe of the <a href="/new-apartments/woolloongabba-qld-4102">Woolloongabba</a> precinct.

Murcia, on Overend Road just 150 metres from The Gabba, has been one of Urban's most popular Brisbane apartment developments since it launched to the market in June 2023. Rainbird says one of the big drivers of sales at <a href="/news/qld/a-front-row-seat-to-the-2032-brisbane-olympics-how-murcia-residences-is-set-to-take-advantage-of-woolloongabba-boom">Murcia is the location</a>, with the Cross River Rail a big infrastructure project which will connect future residents to the city in minutes.

He says underpinning the whole off the plan apartment market is a supply shortage, and it’s getting worse.

"If you have a good product on the market, there’s definitely the demand for it."

<a href="/developers/holm-developments">Holm Developments</a> Founder and Director Godfrey Esmonde says what they're going to focus on in 2024 is providing confidence.

"I think confidence is the key for all aspects of the industry," Esmonde says.

"From a finance perspective the lenders are going to want to be confident in the products appeal, the developers ability and especially the selected builder. Being able to instil confidence in your lender will go along way to securing the necessary funding to get projects up and running. Doubts over any of the above may see projects stall even if on paper the returns look good."

He says from a sales perspective, it's about creating confidence in the market.

"Buyers want to be confident that the developer is competent and has a track record of delivering, they want to be confident the funding is available for the project so that it commences onsite and they want to be confident the builder is financially stable and will be there at the end of the project."

As far as how the market looks for 2024, Esmonde says the outlook is good with inflation slowing and rates possibly stabilising or reducing.

"I think there will be a surge in sales as people become more confident about the general financial outlook but I don’t think it will be a mad rush, too many people have been burnt recently or know someone who has and as such they will be more cautious about jumping in. Thus if you can&nbsp; instil that confidence you should be ahead of the pack to capitalise."

Construction kicks off at luxury Isle of Capri villa development, Capri

&nbsp;South East Queensland developer Rogerscorp is doubling down on its future residential development pipeline following the successful sell out of its Everton Park mini masterplan, Fable by Rogerscorp.

On top of future projects in Margate and Woody Point in Redcliffe, <a href="/developers/rogerscorp-pty-ltd">Rogerscorp</a>, led by managing director Simon Rogers, has submitted a development application for their first residential project outside of Brisbane.

They're in the quiet Gold Coast pocket of <a href="/new-apartments/labrador-qld-4215">Labrador</a>, where they're planning another community-driven development with 42 townhouses at <a href="/new-townhouses/wirra-estate-103-olsen-avenue-labrador">103 Olsen Avenue</a>, near Parkwood Central Plaza and not far from the bordering Biggera Waters.

They've had their go-to architecture firm Z Architects, who also designed Fable by Rogerscorp, put the plans together for the prime nature-laden site. They'll only be using around 40 per cent of it for the development, with the other 60 per cent left untouched as a nature reserve.

Z Architects talked about the prime 1.5-hectare site and its location in their submission to the Gold Coast City Council.

"The site is located within an ideal proximity to the beautiful Broadwater, the outdoor shopping and dining experiences at Harbour Town, as well as Griffith University and the Gold Coast University Hospital," they said.

The 15,520 sqm site is currently a car yard and borders a garden nursery.

"By replacing the current caryard with contextually appropriate and architecturally designed housing, the use of the site and the streetscape would be vastly improved."

There will be 12 buildings which will home the 42 townhouses. Stage one will deliver eight of the 12, as well as the resident&nbsp;amenity in which will include an outdoor alfresco and barbecue area with a firepit and adjoining swimming pool.

Three different floorplans have been proposed, but each townhouse will span two levels and have four bedrooms, a minimum&nbsp;of 29 sqm outdoor landscaped space, as well as a double garaging, meaning 84 parking spaces are proposed, as well as a further seven visitor spots.

Rogerscorp is set to launch its <a href="/new-townhouses/margate-qld-4019">Margate</a> community, another 42 villas at 24 Beaconsfield Street, in a few months.

The project, <a href="/new-townhouses/nautica-by-rogerscorp-margate-24-beaconsfield-street-margate-qld-4019">Nautica by Rogerscorp</a>, will have six separate buildings with three and four-bedroom villas.

Rogerscorp also just secured 23-29 Alfred Street in <a href="/new-townhouses/woody-point-qld-4019">Woody Point</a> where they're in the early stages of planning for an 80-apartment project. They're forecasting to complete the 57-townhouse <a href="/buildings/fable-by-rogerscorp-31-woolworths-street-everton-park">Fable by Rogerscorp</a> in Q4 2024.

It was 2019 when veteran Gold Coast apartment developer Raptis made its move into the Main Beach apartment market.

Fast forward five years and they're about to sign off on Pearl Main Beach, their high-end 30-level tower on the sought-after Main Beach Parade.

"<a href="/developments/main-beach-qld-4217">Main Beach</a> is a suburb that has everything", <a href="/developers/raptis">Raptis</a>&nbsp;Joint Managing Director Evan Raptis told <a href="/">Urban</a>.

"It has a shopping and dining prescient, close to the beach, 5 star hotels, theme parks and Broadwater boat access all within the one suburb. Nowhere else on the Gold Coast can offer that."

<a href="/buildings/pearl-main-beach-3550-3552-main-beach-parade-main-beach">Pearl</a> sits on a large 1,004 sqm site at 3550-3552 Main Beach Parade, the closest Main Beach Parade site to Cronin Avenue which leads to the Main Beach village on Tedder Avenue.

When acquiring the site in 2019, Raptis recalled how much they loved the location, as well as the proximity to the ocean. It's just 50 steps to the beach from the front door.

"The were no other sites like this at the time," Raptis says.

"One of the biggest things going for the site is there is an easement on the opposite site, meaning the view from Pearl Main Beach will never be built out."

Just three-bedroom apartments are left in Pearl, which also features state of the art, resident-exclusive amenities like a rooftop swimming pool with&nbsp;180-degree views of the Gold Coast coastline, a gym overlooking the Pacific Ocean, a barbecue and alfresco area, and a private dining suite.

Raptis has spent a considerable amount of their four-decade development history on the Gold Coast in Broadbeach.

Raptis says there are lots of similarities, but also a lot of differences, between Broadbeach and Main Beach, particularly in the buyer demographic, which influences the design of the building.

"The Main Beach market is far more owner occupier and downsizer driven, whereas Broadbeach typically draws a few more investors. Main Beach is more of a local demographic who love the village boutique lifestyle that only Main Beach can provide," Raptis says.

The location and buyer demographic dictates how the floor plans should be designed, according to Raptis.

"The floor plans are created based on location and best viewing angles, with the building design to complement the natural surroundings," Raptis says.

"We design the floor plans in Broadbeach based on different price points to capture different level of buyers, like lock up and leave owners or investors. The Main Beach floor plans are all geared toward the full-time owner-occupier."

Construction completion of Pearl is expected in Q2 2024.

Parque Mitchelton, in Brisbane's north-west, will home 60 one and two-bedroom apartments at&nbsp;3 McConaghy Street, a literal stones throw from <a href="/new-apartments/mitchelton-qld-4053">Mitchelton</a> Station.

Carbone launch Parque, Mitchelton apartment development

Harry Triguboff's Meriton is proposing to cut one of the three towers in their latest Surfers Paradise play.

It will be the short stay tower rather than the two residential towers that will be axed. That was set to be the smallest tower of the three at 57 levels, with 335 serviced apartments signed off.

The deletion of the tower leaves it a sole residential apartment project. The two towers that were approved by the Gold Coast City Council in October last year are set to get taller and more dense, as part of the recent application. <a href="/developers/meriton" target="">Meriton</a> is seeking to add a further six levels to one of the two towers to take it to 90 levels.

Meriton is also trying to increase the number of apartments in both towers, the taller from 522 to 690 and the smaller tower, at 77 levels, from 490 to 620.

<a href="/new-apartments/cypress-palms-surfers-paradise-3346-surfers-paradise-boulevarde-surfers-paradise">Cypress Palms</a> will be&nbsp;Triguboff's 21st high-rise development on the <a href="/new-apartments/gold-coast-qld">Gold Coast</a>, having first visited the now thriving tourist mecca six decades ago.

“I have loved the Gold Coast since my first visit in the 1960’s, and after all my travels internationally, I still believe the Surfers Paradise beachfront is one of the best in the world," Triguboff told Urban.

“I have been very passionate about designing and delivering buildings that are in tune with the ocean and the golden beach that is just metres away.”

The nine site, 8083 sqm amalgamation spreads across <a href="/new-apartments/surfers-paradise-qld-4217">Surfers Paradise</a> Boulevarde, Palm Avenue, and Cypress Avenue, the latter which inspired the project name.

Cypress Palms will sit one street away from&nbsp;<a href="/developers/gurner" target="">Gurner</a>'s approved La Pelago and two streets from SPG's approved Paradiso Place.

<a href="/developers/meriton" target="">Meriton</a>&nbsp;had DBI, who designed their Iconica project nearby, have taken the architectural reigns for Cypress.

They said in their design statement submitted to the Gold Coast City Council that the design of the three towers aims to create a bold and iconic presence as a gateway site to the Gold Coast CBD, while incorporating subtropical principles and street activation.

"The integration of the design elements creates a unique and vibrant addition to the Surfers Paradise skyline, creating a landmark destination for both residents and visitors," the local architecture firm noted.

"The towers are designed to maximize the potential of the site, with careful consideration given to the orientation, views and access to natural light and ventilation."

DBI said one&nbsp;of the key design features of the towers is the slab projection facing the streets, which creates a strong visual connection with the surrounding urban fabric.

"This design element not only provides shading and environmental control to the towers but also creates a sense of scale and texture, breaking down the massing of the towers and providing a&nbsp;<a href="/news/the-human-scale" target="">human scale</a>&nbsp;to the development."

"A golden spine acts as a unifying&nbsp;element that ties the towers together, providing a strong visual presence on the skyline. The spine is also designed to provide shading and environmental control to the towers, while also serving as a sculptural element that adds to the overall aesthetic and elegance of the development."

The five-level podium engages with the street level and will feature a mix of retail, dining, and entertainment spaces.

There's an elevated pool on level six, designed in a lagoon style to take advantage of the subtropical climate.&nbsp;
