A trio of Queensland property groups have unveiled plans for a $300 million mixed-use redevelopment of the former Noosa Bowls Club site, a proposal that would deliver more than 200 new homes in one of the Sunshine Coast's most supply-constrained markets.

Kilter Property, Frank Developments and Calile Malouf Investments are behind the plans for the 1.8-hectare site at <a href="https://www.apartments.com.au/new-apartments/99-noosa-drive-noosa-heads-qld-4567">99 Noosa Drive</a>, which would transform the long-vacant site into a new residential precinct featuring 208 apartments, retail, hospitality and public space.

The proposal comes as Noosa continues to grapple with housing affordability and a shortage of permanent accommodation, particularly for key workers. The site's location in Noosa Junction, close to shops, public transport and employment, aligns with the direction of Noosa Council's Housing Strategy, which encourages higher-density housing within established activity centres rather than continued urban expansion.

The draft plans include 48 affordable-by-design apartments and 48 rooming accommodation units aimed at key workers. Around 2,000 sqm of ground-floor retail and food and beverage space would activate the street frontage, alongside a new public town square and landscaped open space.

Frank Developments Founder and Director Frank Licastro said the development would continue the company's focus on architecturally-led residential projects while addressing one of the region's biggest challenges.

Calile Malouf Investments, best known for its role in Brisbane's James Street precinct and The Calile Hotel, will bring its place-making experience to the project. The company recently commenced construction on The Calile Noosa hotel and says the residential development will complement its growing investment in the region.

CMI Director Cal Malouf said the aim was to create a walkable precinct combining housing, retail and hospitality while remaining true to Noosa's character.

"We see a similar opportunity in Noosa to deliver a vibrant, walkable destination that combines exceptional housing, hospitality and retail in one integrated project," Malouf said.

Brisbane-based Cavill Architects has been appointed to design the project.

Noosa Bowls Club to be redeveloped into mixed-use apartment precinct

One of Brisbane's last major riverfront redevelopment opportunities has taken a significant step forward, with Lendlease selected as the Queensland Government's preferred development partner for the former Visy site in South Brisbane.

The seven-hectare industrial site, positioned between South Bank and West End and 1.3 kilometres from the Brisbane CBD, will be transformed into a mixed-use precinct expected to deliver more than 4,000 new homes alongside extensive public open space and riverfront parkland.

The project is one of the largest urban renewal opportunities currently planned in Brisbane and is expected to play a key role in accommodating the city's growing population ahead of the 2032 Olympic and Paralympic Games.

Plans for the precinct include a network of riverfront promenades and boardwalks, new public plazas, parkland, amphitheatre-style gathering spaces and shared pedestrian and cycling links designed to reconnect the long-isolated site with the Brisbane River.

The Queensland Government is targeting delivery of the first homes and key public spaces before the 2032 Games, allowing the precinct to begin contributing new housing and public amenity well before the broader masterplan is complete.

The redevelopment is also expected to support more than 3,000 jobs across planning, construction and ongoing operations.

For Lendlease, the appointment adds another major urban regeneration project to its Queensland portfolio. The developer has operated in the state for more than 70 years and has delivered a number of large-scale mixed-use precincts in partnership with government.

Lendlease Development CEO Claire Johnston said the project represented one of Brisbane's most significant redevelopment opportunities.

"The transformation of the former Visy site represents a rare opportunity to reimagine one of Brisbane's most significant riverfront locations, deliver thousands of much-needed homes, and create long-term legacy," Johnston said.

"In partnership with the Queensland Government, we have the opportunity to create a new riverside destination that will help shape Brisbane's growth and how people experience the city for decades to come.

Deputy Premier and Minister for State Development, Infrastructure and Planning Jarrod Bleijie said the riverfront transformation would deliver a thriving new community precinct.

“The Crisafulli Government is delivering this golden opportunity to unlock a riverfront jewel for all Queenslanders,” Deputy Premier Bleijie said.

“This is a once-in-a-generation moment to reshape a significant slice of Brisbane and deliver lasting benefits – thousands of new homes, and public spaces for all Queenslanders to enjoy well beyond the 2032 Olympic and Paralympic Games – unlike Labor’s plan which would have delivered zero benefits and zero new homes.

“Queensland is well and truly open for business and through partnership with the private sector, we are accelerating delivery while ensuring strong housing, community and economic outcomes."

Early works on the precinct are expected to commence in April 2027.

Lendlease selected to deliver transformative South Brisbane riverfront precinct

Eddy Haddad's <a href="https://www.apartments.com.au/developers/level-33">Level 33</a> is levelling up its approved Wollongong development, as the coastal city south of Sydney continues to prove popular in the high-density development space.

Level 33, a longtime developer in the Wollongong area, has gone through the NSW Government's Housing Delivery Authority to upsize its approved two-tower development on the corner of Crown Street and Gladstone Avenue, just 100 metres from Wollongong Station.

The developer currently has approval for 252 apartments across two buildings rising to 19 storeys. It is now seeking approval for 33 and 38-storey towers that would deliver 467 apartments, including 67 affordable homes.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the development would comprise apartments above a three-level podium with around 1,100 sqm of retail space, along with basement parking for 448 vehicles.

According to the Urban Design Report by BKA, the proposal has the capacity to "reinforce the precinct's identity by strengthening links between health, education, and transport services, while also contributing to Wollongong's ongoing evolution as a key regional centre."

Wollongong is somewhat in vogue. Between Level 33 and Urban Property Group, the two developers have several thousand apartments planned across the city.

Level 33 is currently delivering Easterly Wollongong, one of its most boutique projects to date with just 21 high-end apartments, as well as Atchison &amp; Kenny, a 329-apartment development due for completion later this year.

The developer plans to redevelop the 13,088 sqm WIN Grand megasite into <a href="https://www.apartments.com.au/new-apartments/crown-square-216-238-keira-street-wollongong-nsw-2500">Crown Square</a>, a new $500 million precinct with nearly 600 apartments. It also has more than 900 apartments planned for the former Bunnings Warehouse site at the intersection of Gipps and Flinders streets.

Urban Property Group is also playing a major role in the city's transformation. Its five-tower Keira Place precinct will deliver more than 800 homes, and it has recently lodged plans for a further 300 apartments near Wollongong Station.

Just a week after filing plans for the final stage of its major Keira Place masterplan, <a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has unveiled another significant housing proposal in Wollongong, this time targeting a prominent site opposite North Wollongong Station.

The developer has lodged a State Significant Development Application for a 38-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/4-4a-flinders-street-north-wollongong-nsw-2500">4-4A Flinders Street</a>, around one kilometre north of the <a href="https://www.apartments.com.au/new-apartments/keira-place-wollongong-120-122-smith-street-wollongong-nsw-2500">Keira Place precinct</a> currently taking shape on the edge of the CBD.

Designed by Studio.SC, the proposal comprises a 38-storey mixed-use development containing 303 apartments, including 45 affordable housing units, alongside 174 co-living residences. The scheme also includes ground-floor retail space, extensive landscaping and public domain improvements.

Studio.SC noted in the proposal it "outlines a vision for a landmark transit-oriented mixed-use development centred around North Wollongong Station, designed to support the city’s future growth while responding to the NSW Government’s housing and planning reforms."

The architecture firm said the proposal responds to the opportunities and constraints shaping future growth within the 400-metre catchment of the station and represents "a coordinated and future-focused approach to urban intensification, contributing to the long-term evolution of North Wollongong as a connected, walkable and high-density station precinct."

The site occupies a strategic corner bounded by Flinders Street, Station Street, Stafford Street and the Princes Highway, directly opposite North Wollongong Station.

The proposal follows Urban Property Group's recent submission for the second and final stage of Keira Place, which would deliver a further three buildings comprising 657 homes opposite Beaton Park. It builds on the first stage, which features 150 apartments across two towers and recently commenced construction.

Urban Property Group CEO Patrick Elias said breaking ground on the first stage marked a significant milestone for Wollongong and reflected the developer's long-term commitment to regional cities.

"Today's groundbreaking is about turning approvals into homes and moving quickly to deliver much-needed housing in Wollongong's city centre," Elias said.

"Keira Place will provide a diverse mix of homes close to jobs, transport and services, while setting a high benchmark for quality, durability and consumer protection."

First look: Urban Property Group plans next major Wollongong tower

<a href="https://www.apartments.com.au/developers/arada">Arada Australia</a> has wasted little time expanding its ambitions in Campsie, lodging plans for a second major project in the rapidly transforming town centre just months after unveiling its three-tower One Campsie proposal on Beamish Street.

The UAE-backed developer has now taken aim at one of the suburb’s most strategically positioned sites, filing a State Significant Development Application for a <a href="https://www.apartments.com.au/new-apartments/10-north-parade-campsie-nsw-2194">33-storey mixed-use tower</a> at 10 London Street and 43 North Parade, directly opposite the future Campsie Metro Station. The proposal is currently on public exhibition and represents another significant vote of confidence in Campsie's emergence as one of Sydney’s key transit-oriented growth centres.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the development would deliver 156 apartments above a podium containing retail and commercial space, creating a new residential and commercial gateway to the town centre. The scheme also includes a four-level above-ground parking podium and a dedicated residential amenity floor featuring wellness and recreation facilities. At least 10 per cent of the apartments would be allocated as affordable housing for a period of 10 years.

The proposal occupies a 1,631 sqm site bounded by London Street, North Parade and Dispensary Lane, immediately adjoining the future Metro station precinct and just metres from Beamish Street’s retail and dining strip. According to the Urban Design Report, the project seeks to deliver "a great place that prioritises human-scaled experience and provides spatial improvements to the area."

Woods Bagot describes the tower as a key marker within Campsie's next phase of growth.

"Located directly opposite the new Campsie Metro Station on North Parade, 10 London Street is a thoughtfully composed 33-storey mixed-use tower that contributes to the ongoing transformation of the town centre," the Architectural Design Report states. The report says the project is intended to provide "high-quality homes within a vibrant, connected urban environment, while helping define Campsie's future skyline."

A strong emphasis has been placed on the public realm. The ground floor incorporates over 500 sqm of retail space and active frontages along both London Street and North Parade, while the podium is wrapped by extensive landscaped planting intended to soften the building's scale and strengthen the pedestrian experience. The development would also widen surrounding footpaths and improve connections between the Metro station and the broader town centre.

Above the podium, residents would have access to more than 1,400 sqm of communal amenities, including a pool, gym and landscaped recreation spaces. A distinctive green-wall treatment extending across four podium levels forms a major architectural feature, helping differentiate the project within the emerging high-density precinct.

The tower's design is closely tied to the broader Campsie Town Centre Master Plan and the arrival of Sydney Metro. The Urban Design Report notes the proposal "directly supports the Campsie Town Centre Master Plan by delivering new homes in a location explicitly identified for growth, improved accessibility, and high-quality urban renewal." It adds that the project contributes to the master plan's vision for a strengthened town centre supported by thousands of new homes around the future Metro station.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Off-the-plan property explained: What is stamp duty?

Brisbane homes have seen extraordinary capital growth in the past few years, rising over 50 per cent since the onset of the pandemic in March 2020, data released by&nbsp;property data analytics firm CoreLogic found.

The city’s appeal amid an increase in remote work helped fuel strong population growth, increasing housing demand, driving down supply and making it a seller’s market.&nbsp;

At the end of last year, Brisbane reached a new milestone. The city now has the third-highest median dwelling value among the capitals, behind Sydney and Canberra. In December, the Greater Brisbane median dwelling value was $787,000, surpassing Melbourne’s median value for the first time since July 2009 by around $7,000.

CoreLogic has looked at the fundamentals which has led Brisbane's median dwelling value to overtake Melbourne's.

<h2>Why has Brisbane surpassed Melbourne in the median dwelling value ranks?&nbsp;</h2>

Composition of housing stock. Despite recording a higher median dwelling value, Brisbane’s median house and unit values are still -$72,000 and -$49,000 below Melbourne’s medians respectively.

The reason for this is that Melbourne has a higher share of units as a portion of the dwelling market. CoreLogic estimates that units comprise 33.8% of Melbourne dwellings, compared to 25.6% of homes across Brisbane (Figure 2b). Because units are generally lower value than detached houses, a higher portion of units brings down the median dwelling across all houses and units.&nbsp;

In the near term, this compositional difference might rebalance a little. The latest building activity data from the ABS showed that as of June last year, there were 1.4 units under construction for every house in Victoria, compared to 1.6 units for every house across Queensland. This implies there could be a slightly higher concentration of unit stock to come across Brisbane.&nbsp;

Brisbane booms against mild Melbourne upswing. Since the onset of the pandemic in March 2020, Brisbane dwelling values rose 50.2% through to the end of last year. Over the same period Melbourne values rose just 11.0% (Figure 3), which was the weakest increase of any capital city market.&nbsp;

This disparity in growth has seen Brisbane’s median dwelling value rise from -$187,000 below Melbourne’s median in March 2020, to $7,000 higher in December last year.&nbsp;

The reason for such varied capital growth outcomes may be partly due to lifestyle factors, where the appeal of South East Queensland rose through the pandemic. The normalisation of remote work for many professionals made interstate migration to Queensland more feasible, while Melbourne’s extended lockdowns from March 2020 through to October 2021 may have prompted people to leave the city.&nbsp;

This is reflected in ABS migration data, which shows net interstate migration to Queensland hit a record high of 51,500 in the year to March 2022. In the same period, net interstate migration to Victoria was -20,000. Net internal migration to Victoria bottomed out at a loss of -35,600 people in the year to June 2021, and was still negative as of June last year. Value falls across Melbourne were also exacerbated by the loss of overseas migration through COVID, but net overseas migration turned positive in 2022. These trends can be seen in Figure 4, which shows rolling annual interstate and overseas migration by state.&nbsp;

While the most recent migration data is only available at a state-wide level, regional population data from the ABS showed that over the year to June 2022, Brisbane’s population grew by 2.3%, more than double the rate across Melbourne (1.1%). Overall, Melbourne still had a higher estimated resident population at 5,031,000, compared to 2,628,000 across Brisbane.&nbsp;

<h3>Outlook for market rankings</h3>

Brisbane was not the only city to ‘shift ranks’ in December, with the median dwelling value in Perth inching above the median Hobart dwelling value in the month. Adelaide also surpassed the Hobart median earlier in 2023, making Hobart the second-lowest median across the capitals.

However, these new rankings may be tested in the months ahead. Brisbane remains a seller’s market, but the pace of monthly growth in values has eased slightly, from 1.5% in October 2023 to 1.0% in December. As home values in the city continue to rise, there is less claim to Brisbane being relatively affordable, and some prospective interstate movers may decide to remain in their city. Recent weeks have also demonstrated there is some added risk to pockets of the Brisbane property market from extreme weather and flooding, which could impact demand in the near term.

Overall, the data reinforces the substantial impact that the pandemic has had on housing preferences, and shifting market dynamics.&nbsp;

Brisbane's median dwelling price overtakes Melbourne after staggering price growth: CoreLogic

The boom of the Gold Coast off the plan apartment market continued in 2023, with some agents reporting they secured more enquiry in sales even compared with 2022.

While not as strong as enquiry from 2020 and 2021 during the pandemic, there was still significant purchasing numbers from the southern state for the mid-level stock, around the $1.5 million mark. Those buyers are either pre-retirees looking to move north in the future, or those who will move up on completion of the development.

Locals have buoyed the market in 2023, feeling like they have more of a chance compared with 2021 and 2022 when southern money quickly snapped up most of the sought-after apartments.

2024 is shaping up to be another strong year on the Gold Coast, with supply still an overarching factor in forecasted price growth.

Downsizers and rightsizers made up the most of enquiry in 2023, with first home buyers all but priced out of quality stock near the sand.

<h2>Mermaid Beach</h2>

The millionaire's playground of <a href="/developments/mermaid-beach-qld-4218">Mermaid Beach</a> continues to attract downsizers and rightsizers whenever there's a new development, given the opportunity to develop in the pricey suburb is at a premium.

DANKAV's <a href="/new-apartments/laani-26-28-alexandra-avenue-mermaid-beach">LAANI</a> Mermaid Beach on Alexandra Avenue was a favourite for next home buyers. The 48 apartments across an 18-level building presented itself as boutique, but large enough to have significant residential amenity to service the building.

Starting at $1,150,000 for two-bedroom units and $1.75 million for three-bedroom residences, LAANI's amenities sit on level seven and include a heated lap pool, gym, sauna, cinema room, shared office space, private dining, and an outdoor lounge with barbecue facilities.

Around 60 per cent of LAANI's apartments are sold.

Construction is underway, and is expected to be complete by the end of 2024.

Mermaid Beach's only other high-rise development in <a href="/new-apartments/yves-mermaid-beach-7-9-mermaid-avenue-mermaid-beach">Yves</a> Mermaid Beach, which is all but sold out following the conditional sales of their penthouse and sub penthouse just before Christmas.

The apartments, which sold for $6 million and $5.5 million respectively, were secured by local Gold Coast downsizers, one who already resided in Mermaid Beach.

The Rothelowman-designed development, <a href="/developers/hirsch-faigen">Hirsch &amp; Faigen</a>'s third in the Gold Coast after <a href="/buildings/hemingway-1267-1273-gold-coast-highway-palm-beach">Hemingway</a> at Palm Beach and <a href="/buildings/emerson-kirra-100-musgrave-street-coolangatta">Emerson</a> at <a href="/developments/kirra-qld-4225">Kirra</a>, has continually garnered significant interest since it launched to the market at the start of 2022.

The development features a north-facing swimming pool, yoga deck, gym, sauna, recreation lounge, and barbecue seating.

Apartments at Yves are priced from $1.05 million to $1.3 million.

Queensland’s largest and most reputable builder, <a href="/builders/hutchinson-builders">Hutchinson Builders</a>, anticipates a late-2024 completion date.

<h2>Surfers Paradise</h2>

<a href="/developments/surfers-paradise-qld-4217">Surfers Paradise</a> is popular with every kind of buyer, from first home buyer and investor to rightsizer and downsizer.

The majority of next home buyer interest came at <a href="/new-apartments/florian-surfers-paradise-42-monaco-street-surfers-paradise">Florian</a>, quietly outside of the central hub of Surfers on the river on Monaco Street.

The development, by <a href="/developers/pacifico-investments">Pacifico Investments</a>, comprises just&nbsp;45 two and three-bedroom apartments across 17 levels. Pacifico went back to the drawing board during the sales process after identifying the demand from the downsizer and rightsizer market for two-bedroom apartments with a multi-purpose room, as well as larger three-bedroom units.

Embracing a French Riviera theme, prominent interior design firm <a href="/interior-designers/coco-republic-interior-design">Coco Republic</a> curated the apartment interiors with light, coastal tones.

There was also next home buyer interest at 26 <a href="/new-apartments/vista-surfers-paradise-26-vista-street-surfers-paradise">Vista</a>, the 51-level tower on Vista Street by <a href="/developers/mrcb">MRCB</a>.

<a href="/project-marketer/urban-activation">Urban Activation</a> Sales Director Matt George said there were around 140 sales in the sustainable building in 2023, with both prices and enquiry rising from 2022 levels.

One street back from&nbsp;the sought-after Northcliffe Beach, 26 Vista will have 280 apartments and six three-storey townhouses that front Northcliffe Light Rail Station.

<h2>Chevron Island</h2>

Chevron Island's rise in popularity among downsizers is a testament to its status as a hidden gem on the Gold Coast.&nbsp;

The highly sought-after $135 million <a href="/new-apartments/tapestry-chevron-island-39-darrambal-street-chevron-island">Tapestry</a> project by <a href="/developers/siera">Siera Property Group</a>, which commenced construction last September, reflects the surging demand in the area. Initially marketed as a 22-storey tower, the Tapestry project expanded to incorporate five additional levels, totalling 113 units, to meet market demand in the area.

Designed by local architecture firm <a href="/architects/bda-architecture">BDA</a>, the sculptural tower aims to be a 'cultural continuation' of the neighbouring HOTA precinct.

Located on Darrambal Street near the HOTA precinct, Tapestry benefits from its strategic location, attracting owner-occupiers, particularly downsizers seeking easy access to shops, leisure facilities, and public transport.

<h2>Main Beach</h2>

A little like Mermaid Beach, <a href="/developments/main-beach-qld-4217">Main Beach</a> sees an affordable multi-residential development, which is one of the contributing reasons of the success of Drew Group's <a href="/new-apartments/lagoon-main-beach-11-23-cronin-avenue-main-beach">Lagoon Main Beach</a>.

Lagoon Main Beach,&nbsp;two towers centred around a lagoon pool on Cronin Avenue, has been Main Beach's most popular project for a number of years.

Units rose 1.1 per cent again over December to be 12.2 per cent higher than they were at the start of 2023, data from CoreLogic found.

<h2>Monarch Residences</h2>

<a href="/new-apartments/monarch-residences-toowong-600-coronation-drive-toowong">Monarch Residences</a>, the <a href="/developments/toowong-qld-4066">Toowong</a> development by <a href="/developers/consolidated-properties">Consolidated Properties</a> in collaboration with funding partner Qualitas, was the best selling apartment project in Brisbane in the July and September quarters, according to Urbis.

Upon completion, <a href="/new-apartments/monarch-residences-toowong-600-coronation-drive-toowong">Monarch Residences</a> will house 224 apartments and penthouse residences across two buildings on the 1.2-hectare riverfront 600 Coronation Drive site in Toowong.

Consolidated Properties Group Chairman and CEO Don O’Rorke attributed the success of the project to robust demand from buyers seeking larger riverfront apartments and the capability of <a href="/builders/hutchinson-builders">Hutchinson Builders</a>.

“Monarch Residences is one of Brisbane’s most sought-after addresses, with Urbis data showing this project has accounted for a third of all apartment sales in the city over the past six months,” he said.

Sales have experienced a significant uptick leading to Christmas as individuals contemplate their property and lifestyle aspirations for the upcoming year. O’Rorke mentioned that River 2 now has fewer than ten residences remaining for sale, all featuring home-size three-bedroom floor plans, with prices starting from $1.875 million.

The project's top four selling points are its affordability, location, architecture-designed interiors, and extensive amenities.

Panorama, consisting of 256 one and two-bedroom apartments spread over 25 levels, is competitively priced compared to similar apartment developments in Brisbane.

The development has reached its final release, providing buyers the last opportunity to secure their dream homes in this architecturally designed development.

Broadbeach is set for it's next luxury apartment tower with Sola, the 22-level tower by Ature Group who founded popular retailers SABO and Zaco, securing approval from the Gold Coast City Council to develop the project.

SABO fashion house founders secure approval for luxury Broadbeach apartment development Sola

Harry Triguboff's apartment giant Meriton has revealed the full plans for its debut apartment development in Brisbane.

Having bought the Gardens Apartments building at <a href="/new-apartments/204-alice-street-brisbane">204 Alice Street last year</a>, <a href="/developers/meriton">Meriton</a> has filed plans for two massive skyscrapers with 795 apartments designed by their go-to architect in Queensland DBI, who has designed Meriton's recent Gold Coast portfolio.

The $1.3 billion development on the 5,485 sqm site directly across the road from the City Botanic Gardens from the Alice Street frontage, will also include a childcare centre, retail and food and beverage spaces, and communal open space facilities like swimming pools, an outdoor gym and play space on the level five podium level, before it gives way to the main tower structure.

The majority of apartments are two-beds (521), while every one-bedroom apartment (208) has a study. There's 156 three-bedroom apartments and 32 four-bedders.

There's 913 parking spaces across the five basement levels and four podium levels.

DBI said in their Urban Design Context Report submitted to the <a href="/new-apartments/brisbane-qld">Brisbane</a> City Council that the&nbsp;two-tower development takes cues from the surrounding context including the city’s urban fabric as well as the Botanic Gardens and seeks to compliment the adjacent heritage and place character.

"The development is set to become a landmark Brisbane destination and provides a visable presence on the skyline of the city.

"The tower plates have been carefully shaped to maximise the amenity of future residents and visitors and provide generous balconies offering access to Brisbane’s outdoor lifestyle. The towers are strategically located to minimise overshadowing and over-dominating the Botanic Gardens. The sculpted subtropical podium conceals a multilevel carpark, sleeved by activated uses and features a double-height lobby framed by the backdrop of the Botanic Gardens."

They said 204 Alice Street is at "the centre of a critical mass of new activity, urban living and commerce."

"The area around 204 Alice Street is positioned for further dynamic growth in the years to come with a proposed transformation of the Eagle Street Pier Precinct into a world class mixed-use riverside destination, Waterfront Brisbane," DBI said.

"Another large-scale development within Brisbane’s CBD is the Queen’s Wharf project, set to transform the river’s edge into a cultural and entertainment precinct by April 2024, placing Brisbane on the international stage."

Tower A, positioned on the Alice Street frontage of the site, is the taller tower at 79 levels The slender tower is broken down into three golden beaks which reduces the built form's scale from podium to rooftop.&nbsp;

"The tower design draws inspiration from the neighbouring Botanical Gardens with a finer grain branch like pattern that invites a sense of movement and physically draws the eye away from the centre of the built form emphasising the towers articulated footprint and corners," DBI say.

The neighbouring tower, Tower M, references the Margaret Street frontage of the large site.

The upcoming design phases will include a Public Art Strategy to identify strategically located and integrated works of art that enhance and activate the site.

"The precinct has been designed to create a symbiotic relationship between the architecture and landscape," DBI added.

"Brisbane’s sub-tropical environment is reflected in the dense planting of the podium, outdoor terraces, and elevated green spaces, creating an ideal refuge for residents and visitors. Lush vegetation, natural stone and textured materials provide a sense of calm and tranquility that transitions the site towards the City Botanic Gardens."

Town Planning Report by Urban Planning Services said&nbsp;the proposed development will reinvigorate the subject site and its setting within the City Centre, delivering high-quality apartments in a well serviced centre of the City promising to improve the choice and availability of housing to meet the substantial demand presently being experienced in South-east Queensland.

The proposed redevelopment, providing new residential living opportunities in a location where residents will benefit from ease of access to all of the shops, services and attractions of the Brisbane CBD, including high frequency public transport services, and the greenspace and recreational opportunities afforded by the proximity to the City Botanical Gardens and river corridor, represents a logical and responsible approach to its renewal.

Overall, the proposed development will deliver a substantial investment in the rejuvenation of this centrally located site, securing efficient use of the site to provide much needed new housing opportunities, together with tourist accommodation and active commercial frontages, including a much sought pedestrian laneway through the site. The proposals will contribute positively to the economy and vitality of the City Centre.

In September&nbsp;<a href="/developers/meriton" target="">Meriton</a>&nbsp;was recognised as the busiest builder in Queensland for 2022-23, despite challenges in the construction sector.

The company has also been named Australia's top apartment builder in the HIA COLORBOND® Steel Housing Top 100 Report and has a 4.5 Gold Star iCIRT rating.

First look: Meriton's full plans for first Brisbane apartment development revealed

The landscape of Broadbeach is changing ever year.&nbsp;

Nearly two years ago I wrote a <a href="/news/qld/why-its-all-about-broadbeach-in-2022">piece about Broadbeach and its lifestyle and location factors</a> drawing both buyers and developers, with&nbsp;Mosaic Property boss Brook Monahan and CBRE Residential Gold Coast Projects Director Nick Clysdale explaining what it was about <a href="/developments/broadbeach-qld-4218">Broadbeach</a> that buyers and developers saw in the suburb just south of <a href="/developments/surfers-paradise-qld-4217">Surfers Paradise</a>.

Monahan put his money where he mouth was so to speak, securing two sites for his first two projects in the suburb, Marella by Mosaic and Lily by Mosaic, both of which have had huge sales success since launching.

Broadbeach has remained a top spot for developers since then, with a number of development sites transacting. There's a healthy mix of large scale, full-floor apartments for the more affluent buyer, and higher density two and three-bedroom apartmens which cater to a wider market.

A number of projects are looking like they'll go ahead in 2024. We've taken a look at five developments which caught our eye.

<h2>Project: SOLA Broadbeach</h2>

The Queensland-based&nbsp;AtureGroup, well known for the popular fashion boutique Sabo Skirt and Zaco, will launch SOLA Broadbeach this year on one of Broadbeach's most popular streets.

SOLA, located at 158 Surf Parade, is designed to cater to owner-occupiers, comprising 20 three-bedroom apartments across 22 levels.&nbsp;

Designed by Prospect Apartment Architecture, the development focuses on high-quality architectural expression, orienting the building towards the east to maximise parkland and ocean views while ensuring privacy from neighbouring buildings.&nbsp;

Residents will also have access to several amenities on the podium level including a wellness zone with a mineral spa, ice pools, gym, steam room, a sauna, a covered indoor-outdoor swimming pool and a communal deck area.

The Kouzoukas family, signalling confidence in the project, plans to retain several apartments for extended family use.&nbsp;

<h2>Project: Chelsea Avenue, Broadbeach</h2>

Following the successful launch of Amaya Broadbeach at 30 First Avenue, Canberra-based apartment developer Amalgamated Property Group (APG) is expected to launch its second Broadbeach project in as many years.

They snapped up an 1,820 sqm Chelsea Avenue site from Raptis, who had approved plans for a 41-level tower designed by Archidiom.

APG has had DBI make some amendments, changing the apartment mix to make 148 two-beds, a number with a study, and 37 three-bed apartments.

The recreational amenities for residents will be situated on the fourth level, offering a range of facilities such as a swimming pool, residents' lounge, community living area with barbecue and outdoor dining space, gardens, gym, sauna, and a yoga/meeting room.&nbsp;

<h2>Location: 33-37 Armrick Avenue, Broadbeach QLD 4218</h2>

<h3>Developer: Armrick Developments Pty Ltd</h3>

Former footballer Scott Crow is expected to launch his debut Gold Coast apartment development in Broadbeach after securing approval for the 33-level apartment tower in December.

The tower across an amalgamated 1,750 sqm triple site at 33 Armrick Avenue will home 203 one, two, three, and four-bedroom apartments.&nbsp;

Plus Architecture designed the tall, curved tower, with the intention of the design to embrace the sub-tropical coastal lifestyle of the Gold Coast.

The recreation level, located on the third floor of the podium, offers a range of amenities, including a gym, outdoor lounge with a fire pit, yoga deck, cold pools, a large pool, floating day beds, a spa, private cabanas, sauna and steam rooms, barbecue areas, and a bar nook.

Apartment levels start from the fifth floor, with eight units per floor up to level 21. The upper levels of the tower feature a collection of sub-penthouses and penthouses.&nbsp;

Level 31 includes four sub-penthouses, each equipped with a master suite, additional bedrooms and bathrooms, a laundry room, a multi-purpose room, a butler's pantry, and an open-plan kitchen, dining, and living space leading to a private outdoor area.

The development culminates in two mirroring two-storey penthouses featuring three bedrooms. The eastern side of the penthouses features a pool, sun deck, outdoor kitchen, barbecue area, dining space, and a fire pit.

The new tower will be located near Morris Property Group's Crest Broadbeach at 13 Armrick Avenue.&nbsp;

<h2>Project: Lusso Sky Homes Broadbeach</h2>

<h3>Location: 11 Anne Avenue, Broadbeach QLD 4218</h3>

<h3>Developer: Di Carlo Property Group</h3>

Brisbane-based Di Carlo Property Group is another who has development approval for their Broadbeach tower, Lusso Sky Homes.

Lusso, which means luxury in Italian, marks a return to the Gold Coast apartment market for the Brisbane-based developer.

The project at 11 Anne Avenue will comprise&nbsp;15 full-floor apartments designed by Hayes Anderson Lynch Architects.&nbsp;

The four-bedroom apartments offer over 200 sqm internally, complemented by a balcony of over 40 sqm.&nbsp;

Alfie Di Carlo anticipates strong interest from local downsizers seeking spacious living without compromising on luxury and from interstate or Brisbane-based holidaymakers and weekenders seeking a high-end holiday home.

"We produce boutique, owner-occupier developments in Brisbane so we definitely wanted to stay in our lane and produce something that would service that type of buyer on the Gold Coast,"&nbsp;<a href="/developers/di-carlo-property-group" target="">Di Carlo</a>&nbsp;told Urban.

"Its a really nice pocket of the Gold Coast and it's always been on the agenda."

<h2>Location: 155 Old Burleigh Road</h2>

<h3>Developer: Polycell Group</h3>

It might be ambitious for Polycell Group, developer of The Rochester in Broadbeach which is over 50% sold on Surf Parade, to get to the stage of launching their second Gold Coast apartment development on Old Burleigh Road.

Last year Polycell acquired 19 apartments in the Sandpiper building at 155 Old Burleigh Road, paying&nbsp;$15.5 million for the apartments from developer Peter Priest of Trenert.

The Sandpiper building was at the centre of a legal dispute earlier in the year when Trenert decided to abandon its plans to buy out the remaining owners, claiming that rival developers used confidential information to secure apartments and thwart the redevelopment.

Sydney builder developer Luxcon Group's debut <a href="/developments/gold-coast-qld">Gold Coast apartment development</a>, Escape, is set to begin its construction phase after securing $75 million worth of sales in the Garfield Terrace, <a href="/developments/surfers-paradise-qld-4217">Surfers Paradise</a>&nbsp;building.

The $250 million <a href="/new-apartments/escape-surfers-paradise-63-garfield-terrace-surfers-paradise">Escape</a> comprises 31 full-floor private residences and two double-level penthouses. Nine apartments have sold so far, predominantly to Gold Coast locals.

The apartments, priced from $6.45 million, each have 360-degree views of Gold Coast’s famous shoreline and its beaches, as well as the hinterland.

Luxcon to commence construction on Escape, Surfers Paradise apartments after first release sellout

Veteran Brisbane developer <a href="/developers/stockwell">Stockwell</a> is continuing to expand its Fish Lane residential portfolio.

Their latest step in development surrounding the sought-after pocket toward the northern end of South Brisbane is a 30-level tower at <a href="/new-apartments/175-melbourne-street-south-brisbane">175 Melbourne Street</a>, South Brisbane, a 1,40 sqm site on the corner of Melbourne Street and Edmondstone Street. The site is next door to The Standard by ARIA Property Group, the developer of Fish Lane's buzzing retail and dining strip.

Stockwell, the family-run developer who has been developing in Brisbane since the early 1950s, is producing a heavily-targeted owner-occupier tower, with the majority of the 130 apartments four and five-bed. They're proposing just 27 two-beds and 25 three-beds, some 52 four-bedroom apartments, and 26 five-bedroom apartments.

The apartments will sit above a three-level parking podium and a ground level commercial tenancy, while resident amenity is provided in the form of a rooftop garden with a 17-metre swimming pool and spa, a function room with an outdoor terrace, a gym, yoga lawn and dog park. There will be 240 parking spaces and 164 bicycle spaces.

Stockwell will be delivering the project in two stages, the first being the basement, podium, and tower up to level 20, and the second stages level 21 to 30.

Architecture firm MODE said in their design statement that the&nbsp;design has been developed to provide a high-quality building with extensive landscaping and materiality to further enhance Melbourne Street as a sub-tropical boulevard.

"The front edge of the building is landscaped with large deep planters to soften this edge and contribute to the sub-tropical nature of Melbourne Street," the report read.

They said the design of the streetscape has many opportunities for the display of public art.

"The lobby and tenancy raised to the required flood level, gives the opportunity to introduce a prominent grand entry staircase and ramp integrated with extensive landscaping. Large glazed facades are featured on the entry lobby and tenancy to facilitate street activation and casual surveillance."

Mode said the&nbsp;existing seats, artwork and planting on Melbourne Street will be retained and create a dialogue with the new entry steps.

The podium façade is clad in a brick skin and brick fins in reference to the local context and identity of South Brisbane, a material&nbsp;featured along Melbourne St and Fish Ln on both historic and new buildings including Stockwell's under construction apartment developments Croft on Fish Lane and Cremorne on Fish Lane.

Stockwell, led by managing director Mark Stockwell, has a number of projects in development across Brisbane.

Their most impressive is Stones Corner Village, where they're intending to redevelop their current retail and dining precinct just off Hanlon Park.

They've proposed a new mixed-used precinct at 405 Logan Road, which will incorporate 209 apartments across two towers, dubbed Logan and Cleveland, which will sit above 3,000 sqm of retail.

Stockwell has owned the 5,709 sqm site since 2006, which currently homes 20 retailers and is anchored by an Aldi. Over 500 new car parking spaces will be provided, and 252 bicycle spaces.
