<a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> has lodged plans for a $750 million, three-tower mixed-use precinct that would complete the long-running redevelopment of Carlton's former Carlton United Breweries site.

The proposal at <a href="https://www.apartments.com.au/new-apartments/185-195-queensberry-street-carlton-vic-3053">46-78 Bouverie Street and 185-195 Queensberry Street</a> spans a 6,468 sqm site, the last remaining undeveloped parcels within the former brewery's 2007 masterplan.

Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the development will comprise two purpose-built student accommodation towers and a third build-to-sell apartment tower above a shared commercial podium and basement.

Across the three towers, SP Setia is proposing 606 build-to-sell apartments and 1,499 student accommodation units containing 2,009 beds.

The apartments will sit in the tallest tower, which will rise nearly 200m and 55 storeys. It will become&nbsp;one of the more substantial new build-to-sell apartment projects at the northern edge of Melbourne's CBD.

The apartment mix is weighted toward smaller inner-city product, with 188 studios, 206 one-bedroom apartments, 192 two-bedroom apartments and 20 three-bedroom apartments

Part of the precinct will be a large-scale&nbsp;3,684 sqm supermarket and a further 2,198 sqm of speciality retail, creating close to 5,900 sqm of new commercial space within the precinct.

But one of the biggest components of the proposal is what sits between the buildings.

Around 4,650 sqm, or roughly 72 per cent of the site, will be publicly accessible open space, incorporating plazas, pedestrian connections, landscaped laneways and retail spill-out areas.

The ground plane is intended to finally complete pedestrian connections envisaged when the CUB masterplan was first approved nearly two decades ago, stitching together Victoria Street, Queensberry Street, Bouverie Street and Swanston Street through the former brewery precinct.

Urbis said the development would "complete the CUB precinct", with the public realm providing important north-south and east-west connections through what is currently the final undeveloped portion of the masterplanned site.

SP Setia is also exploring a new linear park within the Bouverie Street road reserve, with the concept to be developed further with the City of Melbourne through the planning process.

The proposal is being pursued through the Victorian Government's Development Facilitation Program under Clause 53.23 for significant residential development with affordable housing.

The planning report acknowledges the proposed heights exceed those contemplated under the original Comprehensive Development Plan and masterplan, but argues the built-form context has changed considerably over the past two decades.

Urbis said the three towers would instead create a stepped transition between Carlton and the Hoddle Grid, rising progressively from the 94.1-metre Tower One along the Queensberry Street edge to the 199.44-metre Tower Three closer to the established CBD-scale buildings to the south.

SP Setia plans to deliver the development across three stages.

Stage One would deliver the basement, podium and retail areas for the entire precinct alongside the first student tower. Tower Two would follow in Stage Two, before the 606-apartment Tower Three is delivered as the final stage.

If approved and delivered, the project would close out a redevelopment process that has been underway since the former brewery masterplan was approved in 2007, adding more than 2,600 student beds and apartments to a precinct already home to Swanston Central, the Barak Building, RMIT Design Hub and several large student accommodation developments.

SP Setia plans three-tower finale for Carlton’s former CUB precinct

Melbourne developer Lowe Living is seeking to add to its growing bayside apartment pipeline, filing plans for a boutique eight-residence development in tightly held Middle Park.

Lowe Living, which has built much of its development portfolio across Melbourne's affluent bayside and south-east suburbs, is behind the plans for the 730 sqm site at <a href="https://www.apartments.com.au/new-apartments/123-125-erskine-street-middle-park-vic-3206">123-125 Erskine Street</a>, just off Armstrong Street and within the Armstrong Street Neighbourhood Activity Centre.

The developer is seeking approval for a five-storey residential building above two basement levels, with just eight large-format apartments and 18 car spaces.

“This is a deliberately very different proposition for us,"&nbsp;Tim Lowe, Co-Founder of Lowe Living, said.

"Eight residences is exceptionally boutique, but that's precisely what this site calls for.

“There is a strong community in Middle Park and the surrounding suburbs who have spent decades building a life here. They no longer want the maintenance of a large period home, but they aren't prepared to compromise on space, quality or location. We think there is a real opportunity to capture that hyper local market. A site like this rarely comes to market.”

The low-density proposal has been designed by Cera Stribley and is being progressed through the Victorian Government's Great Design Fast Track pathway, having already secured eligibility from the Minister for Planning.

The Office of the Victorian Government Architect supported its eligibility after finding the proposal demonstrated consistency with the program's seven design principles, while the project's financial feasibility has also been independently confirmed by Invest Victoria.

The project is targeting the downsizer market, with the planning documents describing the homes as larger-format residences and noting the two penthouses could otherwise have been configured as four separate apartments.

The site has dual frontage to Erskine Street and Canterbury Place and currently comprises a collection of commercial buildings used as offices, including a former heritage bakehouse, a former stable, a later gabled addition and a central courtyard.

It sits within the Commercial 1 Zone and the Armstrong Street Commercial Precinct heritage overlay, with the existing property classified as a contributory heritage place.

Heritage has subsequently played a significant role in Cera Stribley's design.

The front section of the former bakehouse facing Erskine Street will be retained, including its return walls, street-facing hipped roof and chimneys, while the Erskine Street façade and part of the western return wall of the former stable will also be incorporated into the new development.

Levels four and five will be set back five metres from the retained stable façade, while bricks removed through demolition are proposed to be salvaged and reused within the new building where possible.

Rather than presenting as a single five-storey building to Erskine Street, Cera Stribley has broken the development into a series of distinct forms.

A three-storey infill element will sit between the retained bakehouse and stable façades, with the upper levels recessed behind the heritage fabric. Canterbury Place will similarly feature two three-storey podium forms, separated by a central pedestrian accessway, before the upper two levels step back from the street.

A pedestrian through-link will run through the centre of the project between Erskine Street and Canterbury Place, creating entrances from both sides of the site and introducing landscaping and communal areas through the ground plane.

Landscape architect Acre has designed planting across the ground level, private terraces and upper levels, including a feature canopy tree at level three and integrated planting and arbours across the level four terraces. Five existing Erskine Street trees are proposed to be retained.

Sustainability is also a significant component of the Great Design Fast Track application. The apartments are targeting an average eight-star NatHERS rating, with no residence below 6.5 stars, while the project has achieved a 75 per cent BESS score. Seven of the eight apartments are designed for cross-ventilation, with the remaining residence using mechanically assisted natural ventilation.

The plans also incorporate an 8kWp rooftop solar system, a 5,000-litre rainwater tank and infrastructure allowing future electric vehicle charging for every residence.

Lowe has a strong portfolio across Melbourne's blue-chip suburbs. Parking would be concentrated away from the public realm, with 145 car spaces proposed from the rear laneway rather than dominating the Centre Road frontage.

The proposal follows an extensive pre-application process with the City of Monash. Three formal meetings were held between the project team and Council from December 2025 to March 2026, with the scheme evolving through several concept iterations before the current design was lodged.

The project arrives as Clayton prepares for substantial change around its established activity centre and the wider Suburban Rail Loop precinct. Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

Off-the-plan property explained: What is stamp duty?

The national property&nbsp;developer Gallery Group are the latest to submit plans for a residential apartment tower on the Gold Coast.

They&#39;ve submitted plans for their recently acquired site at 203-211 Surf Parade for a 35-level, 102-apartment tower dubbed Chalk.

Gallery are targeting the owner-occupier, with no one-bedroom apartments. There will be 17 two-bedroom apartments, which start in size from 105 sqm, and 85 three-bedroom apartments.

Levels six to 19 will have four apartments per floor, one-two-bedroom apartments and three three-bedroom apartments. The three-bedder will each have two sitting areas and a king-sized mater suite, complete with walk-in wardrobe and ensuite.

Those three-bedders start at 178 sqm.

From there levels 20 to 30 will have just three three-bedroom apartments, no smaller than 209 sqm. The biggest is over 254 sqm.

The skyhomes crown the development, across levels 31 to 34, each with three bedrooms, a study and a media room.

The northern penthouse is over 385 sqm and also has its own cellar. The king even has its own walk in shoe storage room

Raunik Design has drawn up the plans to feature a recreation level on level four, complete with a gym with sauna, pool and spa and pool deck.&nbsp;The landscaped gardens by FORM feature barbecue and dining areas. There are two apartments on that level, one with its own plunge pool.

There&#39;s a level 35 roof terrace with indoor and outdoor seating and dining, a communal kitchen, a boardroom or private dining area and a shared office space with a breakout area.

The entry lobby will home a cafe, surfboard racks, dog wash and water feature.

In the design intent, Raunik say the tower is inspired by art deco fused with a contemporary feel.&nbsp;

The masterplanned community&nbsp;Azure, in Forest Glen in the Sunshine Coast region, is set to have a number of rainforest-style villas bookend its mini-masterplan.

Developer Michael Cullen&nbsp;has lodged plans for 15 boutique villas in the Owen Creek Road development, which when completed&nbsp;will comprise of six stages across 20-acres, with communal parks, walking tracks and large open spaces.

Cullen has had Paul Butterworth Architect draw up the plans for the villas which will&nbsp;sit on blocks of land ranging from 164 sqm to 504 sqm. There are four different styles of villas, each having three bedrooms.&nbsp;

There will be villas at the other end of the townhouse community, which has 90 lots ranging from 195 sqm to 391 sqm. Buyers will have the option of building their own home, or buying as part of a house and land package.

Town Property sales agent Craig Morrison has been marketing the sought-after estate.

Last year, in the midst of the COVID-fuelled demand for the area, Morrison sold the first stage of the development, 21 lots, in one weekend when it launched.

There&rsquo;s now just a handful of lots remaining, starting from $365,000.

There will be villas at the other end of the townhouse community, which has 90 lots ranging from 195 sqm to 391 sqm

Sunshine Coast land development Azure set for rainforest villa collection

The local Sunshine Coast developer&nbsp;Habitat&nbsp;Developments are set for a 200-apartment development on the Maroochy River.

Habitat, led by director Cleighton Clarke, has lodged plans with the Sunshine Coast Council for St Clair Apartments at 930 &amp; 931 Birtinya Boulevard, located directly adjacent to Lake Kawana.&nbsp;

There will be 100 apartments in each eight-level building, made up of 46 two-beds, 119 three-bedroom apartments, making up 60 per cent of the development, and 35 four-bedroom and penthouse apartments.

Habitat Development Group managing director Cleighton Clark said they are excited about the project and look forward to Habitat playing its part in the growth and evolution of the Birtinya lakeside precinct.

"There’s already been some exciting momentum created by Stockland and other strong local developers," Clark said, adding that the Birtinya precinct was awarded the 2020 National UDIA Award for Master-planned Development.

K Architecture designed the buildings which curve in sync with each other, and are separated by a walkway to the water.

“St Clair has a really elegant design and will capitalise on its prime waterfront location," Clark said.

"This prime waterfront development promises stunning ocean views and across Lake Kawana to the east as well as committed green space to the west."

There will be 13 apartments on each level, apartment from the ground floor which will have 12 and level eight which will have 10.

Some of the bigger penthouse-style apartments have over 50 sqm plus outdoor space, with a handful of courtyard apartments&nbsp;with over 90 sqm of gardens.

The ground floor homes the amenity, including a 25 metre swimming pool, communal dining room and a games and play lawn. The rooftop terrace will have seating and dining areas.

Habitat are hoping the project will start in mid to late 2022, and will be completed in Q1 2024, pending approval.

Habitat recently sold out&nbsp;their $83 million&nbsp;Maroochydore&nbsp;project Market Lane, and are set to launch another Maroochydore&nbsp;project, The Corso, next year.

Clark said his enthusiasm for the Sunshine Coast has been reinforced by the strong market interest in Habitat’s existing projects under construction which are all completely sold out.

“We’ve been building on the Sunshine Coast for the past 16 years and this is the most buoyant market I’ve ever seen," Clark said.

“Rental vacancy rates have been low on the Sunshine Coast for a number of years, but vacancy is incredibly tight and we’ve witnessed very strong rental growth in the last year. Apartments are renting for 20% more than they were 12 months ago in projects we’ve completed and continue to manage.

"St Clair provides us another project to commence alongside some of our other exciting projects we’re planning in 2022."

“We’ve been building on the Sunshine Coast for the past 16 years and this is the most buoyant market I’ve ever seen," Habitat boss Cleighton Clark said.

It first sold at $3.5m in 2010 to a family member.

Inside the two-bedroom Silk Lane apartments in Woolloongabba, home of the 2032 Olympics

An inner-city residential suburb, transport hub, industrial precinct, and world-famous sporting ground, Woolloongabba is many things rolled into one.

It has a long history of occupation and development, but is now poised for new prominence as an Olympic destination in 2032.

And to take advantage of the future infrastructure is Silk Lane, the apartment development that will rise high above The Gabba, the hub of the Olympic Ganes.

Woolloongabba however was not always the melting pot that it is today.

University of Queensland associate professor in history, Geoff Ginn, shares the history of the suburb.

<h2>A Meeting Place</h2>

Before the onset of British colonial development in the 1820s, the Aboriginal people of the Turrbal and Jagara clans knew the place as Woolloon Capemm meaning &lsquo;place of whirling water&rsquo;, a name that reflected the abundant waterholes, swamps and creeks in the area, said associate professor Geoff Ginn.

Ceremonial places included a bora ground on top of Woolloongabba Hill, at the site now occupied by Holy Trinity Church in Hawthorne Street, and two &lsquo;pullen pullen&rsquo; grounds for ceremonial fighting nearby.

&ldquo;In 1824, the founding of the Moreton Bay penal settlement heralded the beginning of the European presence in Queensland and the displacement of the First Australians in the area&rdquo;, Ginn continued.

In an attempt to achieve self-sufficiency, convicts in the fledgling settlement cleared and cultivated the south bank of the Brisbane River.

Known as &lsquo;One Mile Swamp&rsquo;, this area had isolated houses and farm dwellings in the 1840s through to the 1850s, when allotments were surveyed and sold.

As the European settlement of Brisbane gathered pace in the 1860s-1880s, most of the southerly traffic from Ipswich Road and Logan Road converged at the site, at the intersection with Stanley Street and Main Street through Kangaroo Point to create the famous &lsquo;Gabba Fiveways&rsquo;.

&ldquo;It wasn&rsquo;t until the 1870s that the name of Woolloongabba was officially used.&rdquo;

A tram service drawn by horses was active after 1885, with electric trams after 1897. After 1895, these brought crowds to football and cricket matches at the recreation reserve later named the Brisbane Cricket Ground.

A major railway station and goods yard appeared at the site and the surrounding industrial areas as streets rapidly filled up with workers cottages and small timber &lsquo;Queenslanders&rsquo;.

A few local landmarks from this period included Woolloongabba Post Office, the Princess Theatre and many hotels in prominent positions at road intersections.

&ldquo;There were also churches and other centres associated with distinct immigrant communities such as the Deutscher Turnverein (now German Club) established in the mid-1880s, the nearby Russian Orthodox Church&rdquo;, Ginn said.

By this time, with vehicles, trams, and trains filling its streets and footpaths crowded with shoppers and workers, Woolloongabba had assumed its modern form.

Now an energetic place of work, transport, leisure and community, Silk Lane residents are offered convenient local amenities that dot the suburb.

The apartments are in close proximity to Queensland University of Technology and Torrens University, as well as secondary schools including Anglican Church Grammar School and St Laurence&rsquo;s College.

Other local amenities include the soon-to-be-completed Cross River Rail station, The Gabba, Gabba Central shopping centre, Deshon Street Park and Brisbane City Indoor Sports centre.

The history of Woolloongabba: From isolated houses and farm dwellings to the home of the Olympic Games

The Melbourne-based developer GURNER, led by the high-profile developer&nbsp;Tim Gurner, has revealed its $1.25 billion plans for their Ferny Avenue, Surfers Paradise&nbsp;mega site.

The 11,000 plus sqm site at 108 Ferny Avenue will be known as&nbsp;La Pelago, and will comprise four huge towers with nearly 1,000 apartments, around a quarter dedicated to a hotel.

GURNER swooped for their first residential development on the Gold Coast, and only their second in Queensland, following the collapse of Ralan, who had planned for two&nbsp;towers on the sprawling Budds Beach site.

La Pelago, likely named after the small commune in Italy,&nbsp;centralises on a private island theme, where&nbsp;each building is surrounded by over 9,000 sqm of amenity, lush tropical landscaping by SWA and pool-side water retreats, creating four private islands.

Tim Gurner says&nbsp;La Pelago will be a new world experience for a beachside precinct that will be unlike anything ever attempted in Australia before, with an international hotel name that will be a new entrant to the Australian market.

“We have spent the last eight years identifying opportunities to transform significant sites across Australia into luxury precincts well before others jump on the trend. Using this approach we’ve been fortunate to ride a significant upswing in luxury sales across our projects like St Moritz and Victoria &amp; Vine in Melbourne, and large-format place-marking sites like FV in Brisbane," Gurner said.

“La Pelago is the next evolution in this journey. We believe Budds Beach is the next frontier of luxury on the Coast and we are creating a $1.25billion precinct that will enable us to be at the forefront of this transformation."

Gurner has had his go-to architect in Melbourne Warren Mahoney draw up the plans.

Tower three, the short-term accomodation tower, will be the biggest of the four, spanning&nbsp;55 levels, taking the building to over 190 metres high. That&nbsp;will make it the fifth tallest building on the Gold Coast.

Tower three will have 596 apartments, between two and 17 apartments per floor, and nearly 55,000 sqm of gross floor area. The tower is mainly made up of studio and one-beds, and will be the location of the hotel.

Two-bedroom apartments are the most popular across the three residential buildings, accounting for more than half of the apartments in each tower.

Tower four is the second biggest, and will home 248 apartments, with between four to 16 per floor across its 34 levels.

Tower one will have 150 apartments across 30 levels&nbsp;and tower two the most boutique, with between two and four apartments per floor across its 25 levels, totalling 95 apartments.

All up the proposal will see 1088 apartments built.

“La Pelago will allow us to draw on our unique experience in the retail, signature amenity and urban regeneration space, and apply it on a grand scale," Gurner said.

“When designing the project it was really about me dreaming about where we all want to be right now and for me that is a hot and sunny luxury private island. Something that offers sun, pools, amazing service, luxury amenities and residences – something right now you cannot get in Australia."

Warren and Mahoney design principal, Barrington Gohns, said&nbsp;La Pelago’s design will provide much more immersive experiences than previous projects, with stunning attention to detail across the four towers.

"The design very much respects the crisp, natural island experience utilising integrated landscape and pools, lots of white, timber and glass in its form, with bespoke elements in each ‘island’," Gohns said.

“The foundation of La Pelago is steeped in context and identity, acknowledging the tension between river and coastline, and the design only takes what it can give back. A strong focus on health wellness resonates throughout, along with a carbon neutral manifesto we continue to drive with GURNERTM.”

The Gold Coast is set for its first ever residential rooftop wellness centre at Esprit, the new Rainbow Bay, Coolangatta apartment development by S&amp;S Projects.

Dubbed Club Esprit,&nbsp;the wellness rooftop will sit above&nbsp;97 apartments at 6432 Boundary Street, two interconnected buildings&nbsp;above Rainbow Bay Village. It&#39;s being dubbed as fit for purpose for an elite athlete.

Club Esprit will sit on the rooftop of the 11-level building. KMSM agent Jayde Pezet will handle the sales.

A 25-metre lap pool and poolside cabanas will run the whole length of the rooftop, offering 360 degree views, from Snapper Rocks and Rainbow Bay to the&nbsp;city skyline and hinterland.

Club Esprit will include a children&rsquo;s play lawn, complete with play equipment and breakout&nbsp;recreational spaces. Residents will be able to book the private dining room, designed with hosting a number of guests. There&#39;s a number of private terraces, barbecue areas, and an outdoor cinema.

&ldquo;Rainbow Bay&rsquo;s natural amenity organically inspires an active lifestyle, whether it&rsquo;s surfing the world class point breaks or traversing the beachside recreation paths, and so we wanted our residences to provide the necessary outlets to complement this,&rdquo;&nbsp;Gedoun added.

Sandra Brown, director of Cottee Parker, says they&nbsp;&nbsp;wanted to evoke that feeling of a Queenslander by the beach.

&quot;The generous interiors, deep balconies and nods to coastal design provide a relaxed sense of luxury,&rdquo; Browne said.

S&amp;S are now strangers to the area, having sold out their $74 million Flow Residences, as well as the recent sell out of Awaken Residences.
