A rare new apartment development has been proposed on the fringe of St Ives Village.

Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.

The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.

The proposal would replace two single-storey brick buildings currently on the site.

Ashbury Terraces combines terraces, apartments and penthouses across a series of low-rise buildings, integrating contemporary architecture with landscaped communal spaces and resident amenity.

That same typology is now being carried into Coronation’s Lillian development in Erskineville, where a smaller number of terraces sit within a predominantly apartment-led precinct.

Her terrace also supports a more connected, lifestyle-driven way of living.

“I love entertaining, and the courtyard is ideal for relaxed weekend drinks with friends. I tend to use each level differently throughout the day, it creates a natural rhythm between work, downtime and entertaining, which I didn’t have in apartment living.”

Ashbury Terraces is now complete and ready to move in, while Lillian in Erskineville is under construction and expected to welcome residents in mid-2027.

Coronation champions terraces as a key piece of Sydney’s housing mix

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be a first-home buyer who does not currently own property.</li>

The top reported sale on the Gold Coast last week was an off the plan deal in the Coast, Surfers Paradise project.

The $3.933 million sale was secured by Highland Project Marketing.

The half floor 601/43 Garfield Terrace offering has 206 sqm and 92 sqm external space.

It is in the Sammut Group project designed by PBD Architects which hit the market recently.

The project is being marketed as offering a 6-star resort style lifestyle, in an absolute beachfront location.

The tower&rsquo;s 43 luxury apartment include 36 half-floor villas between levels 3 to 20, two double-storey &ldquo;sky homes&rdquo;, 10 full-floor sub-penthouses and a penthouse from level 33 to 35.

The luxury Rainbow Bay, Coolangatta apartment development Rockpool, developed and designed by the architect-turned-developer Joe Adsett, has got the go-ahead from the&nbsp;Gold Coast City Council.

The council signed off on the 20 apartment project at 154-156 Marine Parade, a sought-after strip fronting Kirra Beach.

Adsett has gone back to the council to try and increase the building height by another two levels, which would see another two apartments added.

&quot;The proposed development delivers a quality architectural design to deliver a built form that contributes to both the existing and intended character of the area,&quot; the council assessment read.

It was a three-month turnaround from development application lodgement to approval for the highly anticipated project, developed and designed by Adsett, an award-winning Queensland architect.

Adsett secured the prime site late last year from Sunland, who had demolished the two smaller apartment developments on the 1,194 sqm block.

They were planning on constructing four separate towers on the site, which also included&nbsp;the adjoining Greenmount Resort site which Sunland owned. The plans were for&nbsp;247 apartments across four buildings ranging in height from 15 to 17 storeys.

Quay is one of the two approved apartment building&#39;s in Mirvac&#39;s $1 billion Waterfront Newstead community on Skyring Terrace on the Brisbane River.

Mirvac had just been running a&nbsp;registration&#39;s of interest&nbsp;campaign, with public release starting in the next few weeks.

Just three weeks after submitting their development application, the Sydney-based developer Sammut Group have secured $110 million in conditional sales for Coast, their Surfers Paradise apartment tower.

They&#39;ve secured sales of over 43 of the 49 total apartments, with sales so far ranging between $3.5 million and $9 million, at an average of $4.5 million.

A Sydney buyer, who already has a full floor apartments on the exclusive Garfield Terrace,&nbsp;secured a 610 sqm, full floor apartment in the development.

Sammut Group Director Allen Sammut said the inquiry for the project had been something he had never seen in more than 35 years in the development industry.

&ldquo;The take up has just been incredible,&rdquo; said Sammut, whose Sydney-based company&rsquo;s brand is synonymous with luxury apartments in the Sutherland Shire area.

&ldquo;We were confident that our luxury residential offering would be well received, although we never anticipated the sheer volume of market uptake we&rsquo;ve witnessed in the past few weeks.&rdquo;

&ldquo;To have our debut Gold Coast project welcomed with such ferocity is a sensational result that only reinforces our commitment to delivering a project that exceeds our buyer&rsquo;s expectations on every front,&rdquo; Sammut added.

There was interest from interstate and local buyers, as well as a purchaser from New Zealand.

&ldquo;The contracts will obviously be subject to DA approval however the project is code assessable and therefore well within the requirements of the town plan.&rdquo;

Coast, designed by PBD Architects and set to soar 35 levels in to sky, will have a wide range of resident amenity, including 32m wet edge pool that wraps from the east to north, wellness facilities including a yoga studio, massage rooms and sauna, function facilities, a residential beach bar and a commercial sized gym.

&ldquo;We threw the whole box and dice at the design of this project because we believe the site was purchased well, and the quality of what we have included in Coast from both luxury apartments and amenities has simply tantalised the market,&rdquo; Sammut said.

The Gold Coast has seen a 238% surge in apartment development site purchases.

Sites along the Gold Coast Light Rail, have been keenly sought acquisitions along with popularity of suburbs such as Burleigh Heads, The Spit and Palm Beach.

Knight Frank calculated the high-density site purchases on the Gold Coast accounted for $167 million or 75% of all Gold Coast residential development sales in 2020, up from 29% the prior year.

The Gold Coast had also witness its residential market shift from being investor-led to owner-occupiers.

The 238% surge in Gold Coast apartment site acquisitions bucked the national trend of declining apartment site sales across all major capital cities, according to Knight Frank Research&rsquo;s Australian Residential Development Review 2021.

The Gold Coast has also experienced greater pressure on their undersupplied rental markets, causing vacancy rates on the Gold Coast to tighten from 1.8% in 2019 to 0.9% in 2020, which in turn pushed rent values up by 1.2%.

First home buyers led the rise in new household loan commitments in both Brisbane and the Gold Coast, increasing their activity by 45% over 2020 in both markets to comprise a 29% share of all new loans approved in Queensland.&nbsp;

Knight Frank&rsquo;s Head of Residential Research, Michelle Ciesielski said the jump in high-density site sales reflects the spotlight being placed on the Gold Coast by local and interstate developers.

&quot;It is a trend we anticipate will continue with more owner-occupiers buying Gold Coast apartments, especially from the downsizing cohort,&quot; she said.

&ldquo;There have been more options for developers down in the Gold Coast and this has been demonstrated in the significant uptick in development site sales in 2020,&quot; Knight Frank Partner, Investment Sales - Queensland, Christian Sandstrom said.
