A rare new apartment development has been proposed on the fringe of St Ives Village.

Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.

The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.

Of the 33 apartments proposed, 21 will be three-bedroom residences. The remaining mix includes nine two-bedroom apartments, one one-bedroom apartment and two four-bedroom residences. The development will be supported by 62 car parking spaces and 33 secure bicycle spaces.

The proposal would replace two single-storey brick buildings currently on the site.

Ashbury Terraces combines terraces, apartments and penthouses across a series of low-rise buildings, integrating contemporary architecture with landscaped communal spaces and resident amenity.

That same typology is now being carried into Coronation’s Lillian development in Erskineville, where a smaller number of terraces sit within a predominantly apartment-led precinct.

Her terrace also supports a more connected, lifestyle-driven way of living.

“I love entertaining, and the courtyard is ideal for relaxed weekend drinks with friends. I tend to use each level differently throughout the day, it creates a natural rhythm between work, downtime and entertaining, which I didn’t have in apartment living.”

Ashbury Terraces is now complete and ready to move in, while Lillian in Erskineville is under construction and expected to welcome residents in mid-2027.

Coronation champions terraces as a key piece of Sydney’s housing mix

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be a first-home buyer who does not currently own property.</li>

La Mer, Main Beach apartment tower launch sales

In the 1930s the Old Burleigh Theatre&nbsp;was a popular cinema and&nbsp;dance hall.

The Goodwin Terrace building is now set to start its new life as a mixed-use development, with the Sydney-based developers Weiya Holdings&nbsp;receiving&nbsp;sign off from the Gold Coast Council to create a new local hotspot.

The development&nbsp;will be&nbsp;the first ever adaptive re-use of a building with heritage elements on the Gold Coast.

Weiya Holdings Managing Director Wei Wang said they are looking forward to bringing Burleigh Heads the innovative project.

&ldquo;It&rsquo;s been a long road to get here but we are extremely grateful for the feedback from community that allowed us to devise a truly unique design that maintains that connection to the community while providing sought-after residences on one of the Gold Coasts&rsquo; most coveted beachfronts,&rdquo; Mr Wang said.

Sales are set to launch in the coming weeks for the residential component of the building, the 13-level apartment tower dubbed&nbsp;De-Luxe, named as a nod to the building&#39;s former life.&nbsp;

The longstanding Sunshine Coast developer&nbsp;Henzell Property Group&nbsp;is set to create a mixed-use development in Caloundra, which they say will be one of the most exciting launches the Sunshine Coast will see in 2021.

Cavcorp have submitted a new residential scheme to the Brisbane City Council for a new apartment development&nbsp;located adjacent to their Le Bain building in Newstead.

Situated on the current ANFE Italian Club site at 10-20 Wyandra Street, the 129 apartment proposal features a stunning green wall which will span over 80 metres in length and 15 metres tall, made up of 12,000 plants.

Hot on the heels of launching their luxury Palm Beach apartment development Hemingway, the Melbourne-based developer Hirsch &amp; Faigen have found their next project.

They&#39;ve secured a prime site in Mermaid Beach,&nbsp;at&nbsp;7-9 Mermaid Avenue, just south of Broadbeach.

It&#39;s a 1,905 sqm block that currently homes Leemar Court and Myana, the two original apartment blocks home to 24 apartments.

They&#39;re set to make way for a 24-storey tower designed by Rothelowman, which will have 130 apartments.

Hirsch &amp; Faigen director Richard Hirsch says&nbsp;Mermaid Beach is not only one of Queensland&rsquo;s, but one of Australia&rsquo;s most aspirational beachside addresses.

The development firm, whose Hemingway, Palm Beach project was their first on the Gold Coast, are also finalising plans for their third development in the area, this one further south on the Gold Coast.

The flagship Gold Coast project Hemingway, named after the famous author Ernest Hemingway,&nbsp;will have 78 apartments over 14 levels.

Prices will range from $450,000 to the $4 million penthouse.

The tower, also designed by Rothelowman,&nbsp;has been described as&nbsp;a multi-storey reimagining of the area&rsquo;s humble holiday shacks from the late 1950s and 1960s. 
 
The development was lauded in an assessment by Gold Coast City Council&rsquo;s Office of Architecture and Heritage that stated it would &ldquo;reinforce the local identity&rdquo; and &ldquo;contribute to the emerging character of the area&rdquo;.

Hirsch &amp; Faigen is a private company and partnership between the Hirsch family &mdash; also well-known for its petroleum, horse-racing and wine interests &mdash; and property lawyer/developer Daniel Faigen.

There&#39;s a lot going for the South East Queensland property market, well before the announcement of the 2032 Olympics.

Queensland&#39;s handling of COVID has seen a number of southern state dwellers move north, buying apartments from Brisbane up to the Sunshine Coast.

There&#39;s expected to be further demand in 2022, when international travel opens up and local and international investors get back in to the market.

There was a 20 per cent rise in of new loan commitments by investors in Queensland in the 12 months to March 2021.
