A rare new apartment development has been proposed on the fringe of St Ives Village.

Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.

The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.

The proposal would replace two single-storey brick buildings currently on the site.

That same typology is now being carried into Coronation’s Lillian development in Erskineville, where a smaller number of terraces sit within a predominantly apartment-led precinct.

Her terrace also supports a more connected, lifestyle-driven way of living.

“I love entertaining, and the courtyard is ideal for relaxed weekend drinks with friends. I tend to use each level differently throughout the day, it creates a natural rhythm between work, downtime and entertaining, which I didn’t have in apartment living.”

Ashbury Terraces is now complete and ready to move in, while Lillian in Erskineville is under construction and expected to welcome residents in mid-2027.

Coronation champions terraces as a key piece of Sydney’s housing mix

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Having sold out the first two residential stages of their Ascot Green development flanking the Eagle Park Racecourse in Brisbane, the ASX-listed developer Mirvac has lodged plans for its third stage.

The third, subtropical-inspired apartment block will rise 14 levels with 111 apartments and a rooftop with panoramic city and track views. That will also feature a private dining room and lounge areas.

It will home the community&#39;s first four-bedroom apartments, as well as four integrated terraces with direct access to green open space fronting the racecourse.

The ground level will feature a gym and resort-style pool overlooking the racecourse.

Mirvac Head of Residential Stuart Penklis said the developer was already taking registrations of interest, including from purchasers who missed out on securing their place in Tulloch House (pictured below.)

It is anticipated the new release, the third at Ascot Green, would go to market in late 2021 or early 2022, pending approval from Brisbane City Council.

Mirvac Design have described the new building design as an ode to its Ascot surrounds and a reimagination of the classic Queenslander.

Mirvac Design director Nicolas Thioulouse said the architecture of the planned building was guided by the &lsquo;Buildings that Breathe&rsquo; vision and design elements friendly to South East Queensland&#39;s climate.

&ldquo;We have focused on aligning the proposed building with Brisbane&rsquo;s beautiful sub-tropical climate and its truly unique location, surrounded by 50 hectares of green space,&rdquo; Thioulouse said.

&ldquo;In keeping with the peaceful and natural surrounds, residents will enjoy the authentically Queenslander experiences of shade and shelter, and screening and greenery, with the ability to open and close elements as they wish to maximise natural light and ventilation.

The sold-out Tulloch House features 84 one, two and three-bedroom apartments and luxury penthouses, which achieved from $450,000 to more than $2 million. The apartments are due to be completed in late 2021.

The first stage, Ascot House, sold-out all 90 apartments in 2020 and is completed.

Newstead has developed over the years to become one of Brisbane&#39;s hottest apartment markets.

The now up-market residential suburb began life as a hotspot for timber yards, asbestos works, wharves and woolstores, dominating much of the predominantly commercial suburb.

Its proximity to the river saw it as a prime development spot.

The surging transformation of Hope Island on the Gold Coast is set to continue.

The Aniko Group, who are behind a number of residential developments at the gateway to Hope Island, has&nbsp;acquired another waterfront site on Sickle Avenue, with plans for more waterfront apartments.

The 9,280 sqm site at 10-12 Sickle Avenue, with an 80-metre frontage to the Hope Island Canal, is Aniko&#39;s fifth on the Gold Coast island.

Aniko boss George&nbsp;Mastrocostas said the site would be suited to a high-density apartment precinct similar to the&nbsp;$140 million 1 Grant Avenue project.

&ldquo;We&rsquo;re delighted to have put a foothold on another premium waterfront site in Hope Island and we are looking forward to adding a spectacular project to support the demand for apartment living in the area,&rdquo;&nbsp;Mastrocostas said.

&ldquo;The site is very large and offers unfettered access to the Hope Island Canal and The Broadwater and we believe it would be suited to a luxury apartment project to complement what we have already created at Hope Island.

The site is the fifth secured by Aniko Group and will join its $1 billion development portfolio, including its more than $500 million pipeline in projects on the northern Gold Coast.

Ramy Raymond, the managing director of Raise Projects who are developing and building the apartment project,&nbsp;says the three-bedroom apartments have resonated with buyers due to their size, position, and the fact they are pet friendly.

Raymond says despite construction at a late stage, with completion expected at the start of 2022, buyers are still customizing their apartments, which he says buyers value in this day and age.

A new arts precinct HOTA (Home of The Arts), Australia's largest regional art gallery, brought attention to the small island when the $60 million precinct opened its doors in May.

The prominent Sunshine Coast developer Cube Developments has snapped up the last remaining beachfront site on the Sunshine Coast.

The 3,215 sqm block at Bokarina Beach, located between Calounda and Mooloolaba and adjacent to Bokarina Beach, is earmarked for a six level apartment building of up to 75 apartments.

Cube director Scott Juniper says they will be planning something more boutique, offering a point of difference to the other developments in the masterplan.

&quot;Three of the five sites nearby are under construction and are quite large scale, large built form projects, some with over 100 units,&quot; Juniper says, adding that those developments will have ground floor activiation.

Juniper says they are going the other way.

&quot;The market has evolved very quickly&quot;, Juniper said.

&quot;We&#39;re looking to go boutique, with larger format units, and really build to the strength of what&nbsp;Bokarina has become.

&quot;We won&#39;t be having retail at the ground floor. We are designing the area to create an exclusive compound for residents. They will feel special when they enter the building.&quot;

On entry there will be an architectural threshold walk through with draping landscape. Private dining spaces and a gym will feature, and Juniper says they are planning something special with landscaping around the swimming pool.

They&#39;re currently in redesign, having appointed local architect Cameron Sheedy to design the building.

&quot;We really know what we want. The brief is very detailed and that we want it to be boutique, and we felt Cameron was the best person to create our vision.&quot;

The Bokarina project will join Cube&rsquo;s growing Sunshine Coast portfolio, which includes three other residential apartments in neighbouring suburb Birtinya.

This includes the sell-out $27 million project One Prosperity, which is under construction and slated for completion at the end of this year; Curve, a sell-out $37 million project, which is due for completion next month and the recently launched to market &lsquo;Seasons by Cube&rsquo;.

The ASX-listed developer Mirvac has secured a sell-out of its Tulloch House apartment development, part of their wider $1.2 billion&nbsp;masterplan alongside Eagle Farm Racecourse in Brisbane&#39;s Ascot.

The 84 one, two and three-bedroom apartments and penthouses in Tulloch House sold for between $450,000 to over $2 million. There has been $18 million worth of sales in 2021.

Construction&nbsp;is well advanced,&nbsp;with the eight-level building&nbsp;recently topping out,&nbsp;with work being finalised on the interior joinery fit-out, balconies and the expansive roof terrace.

The apartments feature panoramic views north across the 50 hectare green space of the heritage racecourse and expansive views to the Brisbane city skyline to the south.

Residents are expected to move in at the end of 2021.

Ascot Green is part of Brisbane Racing Club&rsquo;s $1.2 billion masterplan redevelopment of Eagle Farm, which will include apartments, commercial offices, dining, services and a range of entertainment options.

Mirvac has started taking registrations of interest ahead of the launch of the third building in Ascot Green, anticipated to launch either later this year or early next.

Mirvac Head of Residential Stuart Penklis said its reputation as a highly desirable place to live had driven demand for the final apartments in Tulloch House.

The Gold Coast developer Marquee Development Partners has nearly sold out their $85 million One Cannes apartment development between Broadbeach and Surfers Paradise.

The sales update comes just over a month&nbsp;after the development at 1 Cannes Avenue received approval from the Gold Coast City Council.

One Cannes had wrapped up 65 per cent of sales in just 10 days after its launch in May.&nbsp;

One Cannes, Surfers Paradise apartments near sell-out, launch penthouses

The Gold Coast is set to see one of its biggest ever residential resort-style developments.

The Shanghai-headquartered international property developer SPG Land, in a joint-venture with Australian developer Gordon Corp, has lodged plans for nearly 800 apartments to be built across three towers in the heart of Surfers Paradise.

They will be anchored by a new ground-level retail and dining plaza at the street level Ferny Avenue. The 1.15 hectare site will be bounded by Ferny Ave, one of Surfers main streets, as well as&nbsp;Surfers Paradise Boulevard, Pandanus Avenue and Ocean Avenue near the Surfers Paradise North light rail station.

The 38, 40 and 42 level towers will home 792 apartments and two swimming pools, one a suspended glass-bottom lap pool set on the 26th level, a Gold Coast first.

There will also be an infinity lagoon pool on the podium level.

Each tower will have its own podium level interconnected by walkways to create a unique elevated &lsquo;seaside village&rsquo; for residents, with each tower podium offering separate resort amenities.
