A rare new apartment development has been proposed on the fringe of St Ives Village.

Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.

The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.

The proposal would replace two single-storey brick buildings currently on the site.

That same typology is now being carried into Coronation’s Lillian development in Erskineville, where a smaller number of terraces sit within a predominantly apartment-led precinct.

Her terrace also supports a more connected, lifestyle-driven way of living.

“I love entertaining, and the courtyard is ideal for relaxed weekend drinks with friends. I tend to use each level differently throughout the day, it creates a natural rhythm between work, downtime and entertaining, which I didn’t have in apartment living.”

Ashbury Terraces is now complete and ready to move in, while Lillian in Erskineville is under construction and expected to welcome residents in mid-2027.

Coronation champions terraces as a key piece of Sydney’s housing mix

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Just two weeks in to its sales launch and half of the apartments in The Tally, the latest apartment development to hit the market at Palm Beach, have already been snapped up.

The 45 apartment building, developed by Scott Dolso&#39;s&nbsp;MVGS Property Group at&nbsp;14-18 Twenty Eighth Avenue, has been a hit with local owner-occupiers&nbsp;in particular, KMSM agent Chez Fraser says.

Fraser has&nbsp;fielded over 1,200 enquiries so far.

&quot;Gone are the days of waiting for an agent to be get in touch and chasing&nbsp;buyers who have enquired on the project,&quot; Frazer says on the current booming market, adding that she&#39;s never been so busy.

Fraser&nbsp;says there are a few stand out features of the project which are dragging a high level of enquiry, namely the location.

&quot;The location is pretty extraordinary&quot;, Frazer says, adding that the development is not far off the Gold Coast Highway for transport links, and the apartments either overlook Burleigh Heads, Tally Creek, or the beach.

There&#39;s the affordable entry point of the development as well, a big drawcard in the current market with the wave of new&nbsp;multi-million dollar apartments targeting the luxury downsizer and owner-occupier dominating the off the plan market space.

Frazer believes we won&#39;t see two-bedroom apartments of this level for some time. They start from $650,000, with two bathrooms and two car spaces.

The majority of buyers have been local owner-occupiers, with a handful of first home buyers and a few interested from interstate.

The Tally, spanning&nbsp;nine levels and designed by BDA Architecture, has a yoga lawn on the ground level and a rooftop which has a swimming pool with views across the beach.&nbsp;Completion is slated for early 2023.

A Southport, Gold Coast development site - once planned for a 47-level tower - has sold at auction for $6 million.

It was bought by an undisclosed Gold Coast investor.

The 2430sq m site is at 114 Scarborough St, on the corner of Hicks St.

The receivers listing was sold by Colliers International who had five bidders compete.

It fetched above price expectations.

&ldquo;Sales activity for high-density-zoned development sites in Southport has been relatively subdued this year compared to the rest of the Gold Coast market,&quot; agent Steven King said.

The Mermaid Beach site is being marketed with concept plans for a staged, mixed-use lifestyle precinct with 735 apartments across four towers.

Ho Bee acquired the Seaview Ave site for $22m in a &shy;series of deals in 2012.

The well-regarded property developer, Pask, has kicked off its sales campaign&nbsp;at its luxury Palm Beach apartment development on the sought-after The Esplanade.

Strong demand from buyers has seen half of the 16 residences snapped up prior to the project&rsquo;s retail sales launch.

Developer QM Properties has appointed construction firm McNab to build the luxury development at 160 Macquarie Street on the Brisbane River.

The Rothelowman-designed development of 33 three-bedroom apartments is already 80 per cent sold, with 27 apartments raking in $58 million, an average sale price of $2.28 million.

In the design statement, bureau^proberts say the architectural design has a strong focus on subtropical building form,&nbsp;with a lightweight and breathable façade, lush green landscaping that continues from the ground level up and around the building,&nbsp;and an organic floor plate that pays homage to the undulating Burleigh headland.

The Heads will feature a&nbsp;ground level pool, dining and lounge area. The apartments start on the ground level, the first&nbsp;complete with a large 130 sqm terrace with outdoor kitchen and landscaping.

Each apartment above will have balconies over 35 sqm.

Design statement

The site at 42 The Esplanade gives new opportunity to acknowledge Burleigh's beachfront appeal. The tower’s form is sensitive to its site and neighbourhood by responding to the existing Norfolk Pine trees, key aspect views and privacy requirements from its neighbours. The 9, single floor, vertically stacked coastal homes achieve stunning beachfront and headland views by opening the living areas out to the east, with the master bedroom placed prominently to give the residents an unrivalled northern aspect. The glazed envelope is protected down each side with horizontal batten screens which rhythmically move in and out as they rise up the building.&nbsp;

The slab edges move and fold around the building, reaching out to connect its inhabitants with the Esplanades’ parkland, then cutting in to open up views and angle breezes through the interior spaces. The movement of the floor plate is an homage to the undulating outcrops of the nearby headland.&nbsp;

Landscape is employed at the ground level to interact with the street and give space to the existing Norfolk Pine which has been previous been constrained on all edges. This allowance of space is replicated up the building with the southeast corners being cut back to give the tree its breathing space. Vegetation is continued up and around the building, creeping through the screens and with time, will drape and soften the building edges and contribute to the visual and micro-climatic coolth around the tower. As response to the beachfront climate, large outdoor living areas reduce the reliance on indoor conditioning. Breezes are mapped such that openings across and through the plan allow for effective cross ventilation of the interior

Mosaic Property Group lodge next Gold Coast apartment development after double Mermaid Beach sell-out

Fresh off the back of two UDIA QLD Awards, the South East Queenslander developer Mosaic has secured yet another sell-out, before the project even hit the open market.

Their second Maroochydore&nbsp;development, LOrient, part of Mosaic&#39;s&nbsp;Masterpeice Series developments,&nbsp;lasted just a few weeks before selling, with prices starting from $2.75 million.

LOrient, named after the French port famous for its maritime history,&nbsp;netted the Sunshine Coast&#39;s most expensive apartment sale, with a 571 sqm apartment selling for $7.5 million.

It bettered the existing $6 million record,&nbsp;set at Avalon by Mosaic a few doors down. Avalon by Mosaic&nbsp;just won&nbsp;the&nbsp;High Density &ndash; 10 storeys or less award at UDIA QLD awards.

&quot;We are humbled by how receptive the market has been to our developments, which has resulted in our projects selling out in record time,&quot; Mosaic Property boss Brook Monahan told Urban.

The boutique development, set on the Maroochy River at 90&nbsp;Duporth Avenue, had been set for 21 three-bedroom apartments. Now there will be just 12 three-bedders, two four-bedroom apartments, and one massive five-bedroom apartment.

Level one will home the&nbsp;resident amenity, which includes a 60 sqm gym, a lap pool with spa, lounges, and a cabana.

Construction is now expected early next year, well ahead of schedule, due to the speed of the sales.

LOrient is the first apartment project on the Sunshine Coast designed by&nbsp;bureau^proberts.

There will be continued interest in the area from Mosaic heading in to 2022.

Mosaic net sell-out of their latest boutique Maroochydore apartment development, LOrient

The veteran Gold Coast developer Raptis has launched sales at its latest Main Beach apartment development, the $160 million Pearl, Main Beach.

The 30-level tower at 3550-3552 Main Beach Parade will have 80 apartments, including&nbsp;a luxury two-level penthouse.

Pearl, Main Beach, is the first foray in to the Main Beach market by Raptis, headed by founder Jim Raptis who started the company in Sydney&nbsp;back in the mid 1960s.

Raptis&nbsp;said they&#39;ve been waiting for the right site to enter Main Beach.

A super penthouse crowns the top two levels. It will have over 700 sqm of living space with four bedrooms, its own private pool, multiple living areas and an opulent library. The whole floor apartment will have 360-degree views from the beach to the hinterland.

The price is yet to be finalised, however it is expected to&nbsp;to rival the Soul penthouse which recently sold for over $14,000 per sqm, suggesting a sale of the Pearl penthouse at around the $10 million mark.

There will be&nbsp;two further skyhomes with 550 sqm of living space and&nbsp;12 sub-penthouses, priced from $1.975 million.

Construction is underway and is expected to be completed in August 2022.

Raptis launch Pearl, Main Beach apartment tower amid booming Gold Coast market

The local Gold Coast developer Winten Property Group has already secured over 60 per cent of its apartment sales in their latest Main Beach tower, Belvedere.

That&#39;s seen construction of the 24-level tower at 25 Woodroffe Avenue fast-tracked, with Hutchinson Builders now kicking off the build of the 127 apartment&nbsp;building&nbsp;toward the start of October

Winten&#39;s national head of residential sales Karl Rameau said the line share of buyers have been locals that already live in the area, as well as those from interstate who already own.

Rameau says nature of the site and the sheer size of the BDA Architecture-designed building and the apartments has been a defining difference for buyers.

&quot;It&#39;s a fairly big building on a generous block of land&quot;, Rameau said.&nbsp;
