Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer Big Projects brought in the renowned Sydney-based design studio YSG to craft the interiors for The Frederick, Big Projects' new Mermaid Beach project and YSG's first move into the multi-residential development space.

It was a strategic move for Big Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of Big Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Yasmine Ghoniem, Director of YSG Studio, says their vision&nbsp;for The Frederick "reinvents coastal living."

“Nobby’s has such an iconic energy, it’s one of those rare pockets of the Gold Coast where the community, the beach, and the streets all feel connected,” Ghoniem says.

"Responding to the neighbouring coastline, soothing curves add a relaxing regional overlay, while unique detailing really sets it apart. It’s a place that feels lived in from the moment you step inside.”

A standout feature of The Frederick is its rooftop terrace, an uncommon inclusion for a boutique, low-rise building, where amenity is typically concentrated at ground level.

Positioned to capture panoramic views from the hinterland to the ocean, the rooftop has been designed as a series of intimate zones. It includes a pool, sauna, sun decks, workspaces and dedicated entertaining areas.

“The rooftop was conceived as a collection of spaces where residents can unwind and connect, an extension of the Nobby’s lifestyle,” Barrett says.

Architecture for the project was led by Plus Architecture, with landscape design by LDG.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its design flair/ appeal,"&nbsp;Clydsdale says.

Site demolition is slated for this month, with construction commencing soon after. Big Projects is targeting a late 2027 completion.

Big Projects taps Sydney’s YSG for first multi-residential project at The Frederick Mermaid Beach

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

Architecturally, the building will feature a curved, geometric façade that celebrates and elevates the existing structure, with warm, muted tones which were selected to extend the materiality of the existing building rather than contrast it.&nbsp;

Interiors will bring together three metre high ceilings with waffle concrete in some spaces, natural timber, granite and Australian materials, culminating in crafted, generous and considered spaces that are defined by authenticity.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Construction to commence at luxury Glen Iris townhome project, Orchard Mews

A rare new apartment development has been proposed on the fringe of St Ives Village.

Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.

The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.

Of the 33 apartments proposed, 21 will be three-bedroom residences. The remaining mix includes nine two-bedroom apartments, one one-bedroom apartment and two four-bedroom residences. The development will be supported by 62 car parking spaces and 33 secure bicycle spaces.

The proposal would replace two single-storey brick buildings currently on the site.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

The Sunshine Coast&nbsp;developer Cube Developments has lodged plans for a $30 million residential community in Peregian Springs, which will be one of the last opportunities for freehold land in the coveted region.

The community, dubbed Lumeah, will see just 33 land lots released, ranging from 500s qm to 800 sqm.

The 2.79 hectare&nbsp;site on Pavilion Drive was originally pinned for 51 townhouses but instead, Cube is seeking to offer 33 exclusive land parcels.

The project, which has been lodged as a joint venture with Queensland builder McNab, will benefit from its position of being a short walk from the Peregian Springs Shopping Centre, beach and Surf Lifesaving Club and Peregian Beach Village, as well as being close by to well-regarded private and state schools.

Director of Cube Developments Scott Juniper said Lumeah has been designed to fit in with the existing style and feel of the surrounding streetscapes, with plenty of landscaping to its verges.

Lendlease's over 55’s vertical retirement village, Bernborough Ascot opens display apartment

Local Brisbane property developers, Grace Civil and Development, has lodged plans for a 25-level residential tower in Brisbane&rsquo;s Spring Hill.

A two-storey office building at 157-163&nbsp;Leichhardt&nbsp;Street, a 1447 sqm site, will make way for the project, which will have a three-level basement, three-level podium,&nbsp;112 apartments,&nbsp;and a rooftop terrace.

There will be a mix of&nbsp;16 one-bedroom, 84 two-bedroom and 12 three-bedroom apartments in the tower, which will be made up of stonewall features, rendered masonry and glass balustrades. Aluminium screening will be in place for privacy and amenity on the eastern and western facades of the tower. &nbsp;Levels four to 19 will provide six apartments each, with levels 20 to 23 providing four larger apartments.

The rooftop terrace features a communal open space area with a pool, spa, tables and seating, yoga lawn and barbecues, all in a densely landscaped setting with engineered planting by Taylors Urban Development.

The three basement levels and two of the podium levels will have up to 146 car parking spaces and 10 motorbike spaces, in addition to bicycle parking.&nbsp;

Level three&nbsp;of the podium also provides further building amenity, including a gym and medical room.

The arcade walkway is a primary feature of the development, comprising dense landscaping elements to create an outdoor, suburban like pathway setting, as well as pedestrian access from Leichhardt Street. The arcade walkway also provides access to the foyer of the upper level residences of the site.

According to planning documents, the residential tower will be the tallest built form on the block, at the maximum height allowable in the Spring Hill Neighbourhood Plan.&nbsp;

&ldquo;The proposed development presents a high-quality architecturally designed high-rise development that presents a significant improvement to the streetscape in place of the current building onsite,&rdquo; the assessment report said.

&ldquo;It&nbsp;is sympathetic to surrounding development and delivers an ideal outcome for inner-city apartment living within the Brisbane CBD.&rdquo;

The development lies within proximity to a range of transport links, including three bus stops all within 150 metres and Roma Train Station 700 metres from the site.

There were two pre-lodgement meetings held with the local council before the application submission.

Brisbane developers lodge plans for 25-storey residential tower in Spring Hill

The longstanding ACT and Gold Coast apartment developer, Morris Property Group, is kicking off its solid 2022 pipeline of new projects.

The first is in Broadbeach, where Morris has big plans this year. They&#39;ve just lodged a development application to the Gold Coast City Council for Crest Broadbeach, a 37-level tower with 157 apartments at 13-15 Armrick Avenue, designed&nbsp;by the Canberra architecture firm Guida Moseley Brown.

The two and three-bedroom apartments start from level five, above the three podium levels and level four amenity.

The extensive amenity, wrapped in terraces with seating and dining areas, features a pool, gym, lounge space, a private barbecue and dining space which can be hired, and a communal barbecue area.

Crest Broadbeach will MPG&#39;s eighth development in the exclusive suburb, after successfully selling out Opus, Koko and Qube.

The team are preparing to lodge development applications for a number of Broadbeach sites in 2022, including one on the dress circle Australia Avenue, just 200 metres to the beach.

Resident amenity in apartment towers has gone up a notch over the last few years, as people are spending more time in their homes and working remotely.

It can be a defining factor&nbsp;in a buyers decision to secure an apartment in one development over another, and developers are getting wise to that fact.

The tower was designed by the local architecture firm BDA, whose brief was to merge art with architecture.

The Gold Coast City Council has approved Gallery Group&rsquo;s 36-storey Chalk tower at Surfers Paradise.

Construction is set to begin this year on the $290 million Surf Parade site by Hutchinson Builders.

It will have 99 units in the 36 storey complex.

Urban reported on its development plan lodgement that Gallery are targeting the owner-occupier, with no one-bedroom apartments.&nbsp;

Its two-bedroom unit prices start from $971,000.

Gallery Group CEO Adam Barclay says the average apartment size will be around 250sqm.

Raunik Design has drawn up the plans amid landscaped gardens by FORM.

Gallery Group is a diversified Australian property company, headquartered in Sanctuary Cove on the Gold Coast, which employs more than 500 staff and contractors across Queensland, New South Wales, and Victoria.

La Pelago, The Ferny Avenue, Surfers Paradise mega development by the Melbourne-based developer GURNERTM, has received development approval from the Gold Coast City Council.

The application for the $1.75 billion project, lodged in August, will see four towers built across a 11,000&nbsp;sqm plus block at 108&nbsp;Ferny Ave, which GURNER acquired&nbsp;following the high profile collapse of the developer Ralan, who had planned two towers on the site.

Over 900 residences have been signed off on, as well as over 200 hotel suites which will be part of the mixed-use central tower, the tallest tower which will rise up to 60 levels.

GURNERTM Founder and Managing Director, Tim Gurner, said La Pelago will be the culmination of all of their work over the past 15 years.

The latest release, crowning the luxury wellness-focused Altura in the vibrant $1.1 billion heritage precinct, will see just two incredible&nbsp;penthouses on level 22, each offering sweeping views back to the CBD, available to buyers.

Altura is the tallest residential offering in the 2.6 hectare masterplan, which Sekisui House Australia began developing&nbsp;in 2016, with the&nbsp;heritage-listed former Peters Ice Cream &amp; Cone factories which lie at the centre of the village.

The penthouses designs have been&nbsp;inspired by neuroarchitecture, with an emphasis on interior comfort and biophilic response, and an understanding of the modern family lifestyle.

The most impressive penthouse&nbsp;has an extensive 384 sqm internal floorplate.

Featuring five bedrooms, five living areas, two studies, and a media room. There&#39;s a further 90 sqm of balconies, one off the main open plan kitchen living and dining area, complete with its own outdoor barbecue space, another accessible off two of the bedrooms, and a private third balcony opening from the master bedroom.

The master bedroom is more than just a bedroom. It&#39;s more reminiscent of a luxury hotel-style suite. Set quietly at the end of a long corridor away from the main living spaces, the master has its own ensuite with freestanding bath, separate shower, and double vanity, as well as a dressing room-style walk in wardrobe and its own home office room.

That&#39;s one of three dedicated home office areas in the apartment, with carefully located studies&nbsp;dotted throughout.

West End is tied as the sixth most walkable neighbourhood in Brisbane, boasting a walk score of 88, along with the blue-chip suburbs of Teneriffe and New Farm.&nbsp;West Village boasts a premium walk score of 99, making it one of the most desirable places to live in West End.

The Altura building&nbsp;was designed with a focus&nbsp;on residents&#39;&nbsp;health and wellbeing, with the communal rooftop &#39;Wellness Regeneration Zone&#39; a particular highlight.

Not just a communal rooftop with amenity,&nbsp;Matthew Durning, Principle Landscape Architect at RPS Landscaping, said there&#39;s different elements that relate to the senses, especially in the vegetation.

&quot;Rosemary and lavender plants heighten the smell as residents move out to the rooftop,&quot; Durning says.

The aim of the rooftop, aptly titled the Wellness Regeneration Zone, was to create a space for residents to unwind both physically and mentally.

There will be a&nbsp;fitness infinity pool as well as a heated magnesium plunge pool, a detoxifying sauna,&nbsp;sunken fire pit spaces and an outdoor kitchen.

When construction is completed, forecast for early 2023, there will be weekly rooftop yoga and tai chi classes on the roof, surrounded by the 600 sqm of lush landscaped gardens.

The longstanding South East Queensland developer,&nbsp;Drew Group, is already started to attract a lot of interest at&nbsp;their landmark Main Beach apartment development, Lagoon Main Beach.

The first tower to launch in the&nbsp;dual-tower development, in the heart of Main Beach at 11-23&nbsp;Cronin Avenue, is Sunrise Tower, which will comprise&nbsp;148 apartments of the total 259&nbsp;apartments on offer. Sunrise Tower is the larger tower, at 33 levels.

Designed by Plus Architecture, Lagoon Main Beach is aptly named after its central leisure facilities, with the lagoon-style pool and the Palm Springs-inspired escape being&nbsp;the focal point to the development.

The recreational podium level, shared between the two buildings, will also feature a spa,&nbsp;integrated lounges and cabanas, a gym, and barbecue areas, showers, surfboard storage, therapy rooms and a&nbsp;luxurious foyer with business hub, work from home spaces and business lounge with board room.

Plus&nbsp;designed Lagoon&nbsp;with sustainability, environmental, infrastructure and urban renewal at the forefront of their brief, resulting in a well crafted design that answers the needs of modern apartment living.

The towers have been oriented to maximise the views by Plus, who say it&#39;s all about the water.
