Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Off-the-plan property explained: What is stamp duty?

A trio of Queensland property groups have unveiled plans for a $300 million mixed-use redevelopment of the former Noosa Bowls Club site, a proposal that would deliver more than 200 new homes in one of the Sunshine Coast's most supply-constrained markets.

Kilter Property, Frank Developments and Calile Malouf Investments are behind the plans for the 1.8-hectare site at <a href="https://www.apartments.com.au/new-apartments/99-noosa-drive-noosa-heads-qld-4567">99 Noosa Drive</a>, which would transform the long-vacant site into a new residential precinct featuring 208 apartments, retail, hospitality and public space.

The proposal comes as Noosa continues to grapple with housing affordability and a shortage of permanent accommodation, particularly for key workers. The site's location in Noosa Junction, close to shops, public transport and employment, aligns with the direction of Noosa Council's Housing Strategy, which encourages higher-density housing within established activity centres rather than continued urban expansion.

The draft plans include 48 affordable-by-design apartments and 48 rooming accommodation units aimed at key workers. Around 2,000 sqm of ground-floor retail and food and beverage space would activate the street frontage, alongside a new public town square and landscaped open space.

Frank Developments Founder and Director Frank Licastro said the development would continue the company's focus on architecturally-led residential projects while addressing one of the region's biggest challenges.

"Noosa's success relies on the people who live and work here. Providing well-designed accommodation for key workers is critical to supporting the local economy and ensuring the Shire can continue to thrive."

Kilter Property Co-Founder Huw Williams said the focus was on delivering additional permanent housing while creating a mixed-use destination that benefits both residents and the wider community.

"Our focus is on delivering a well-considered mixed-use project that provides more permanent housing options, supports local workers and businesses, and delivers an exceptional product for the local market," Williams said.

"The redevelopment vision aligns with the long-term evolution of Noosa Junction as a vibrant activity centre, creating a destination that enhances the area's character while delivering significant economic and community benefits."

Calile Malouf Investments, best known for its role in Brisbane's James Street precinct and The Calile Hotel, will bring its place-making experience to the project. The company recently commenced construction on The Calile Noosa hotel and says the residential development will complement its growing investment in the region.

CMI Director Cal Malouf said the aim was to create a walkable precinct combining housing, retail and hospitality while remaining true to Noosa's character.

"We see a similar opportunity in Noosa to deliver a vibrant, walkable destination that combines exceptional housing, hospitality and retail in one integrated project," Malouf said.

Brisbane-based Cavill Architects has been appointed to design the project.

Noosa Bowls Club to be redeveloped into mixed-use apartment precinct

With buyer demand still booming, the Gold Coast property sector is set to ease the apartment shortage, delivering on more than 2500 units across 20 new tower projects.

One area that has been especially popular with developers is Mermaid Beach. Famous for its boutique, low-rise projects, there&#39;s been a wave of development applications in the last four weeks in the exclusive beachside suburb.

It&#39;s a battle to be as close to the beachfront. Hedges Avenue is one of the most expensive strips of real estate on the whole of the Gold Coast, with some of the states most expensive homes just off the sand.

Just south of Hedges is Albatross Avenue. Also beachfront, the strip has become a more viable option for developers, with land prices slightly more affordable than the neighbouring Hedges Avenue.

A local developer recently lodged plans for a boutique four-unit development at 90 Albatross Avenue.

BDA Architects&nbsp;has designed the project, with each apartment spanning a whole floor. The development&nbsp;will also feature a partial additional level, which will home the resident&#39;s communal amenity, including a plunge pool, an open barbecue, terrace seating and a powder room.

The apartments all have&nbsp;three bedrooms, each with&nbsp;with walk in robes and ensuites.

A few rows back from the beach is the popular Petrel Avenue, where there&#39;s also been two development applications lodged in recent weeks.

Bespoke developer Revilo Projects, who focus on boutique, high end stock, has lodged plans for a three-storey development at 3 Petrel Avenue, with just three apartments.

There will be two three-bedroom apartments along with one four-bedroom apartment, with each residence occupying a full floor.

BDA Architects is creating the apartments with&nbsp;a soft colour palette, with white batten screening, timber soffits and natural stone, creating a coastal facade offset by the subtle curves of the built form.

Private open spaces have been incorporated for each apartment, with the ground floor apartment taking advantage of a large podium terrace, and the upper two apartments with the luxury of private roof top terraces.

These large, liveable apartments will cater for the down sizer or larger families looking to move closer to the beach.

Up the road at 84 Petrel Avenue, developer SK2 Property has also had BDA put together plans for four whole-floor apartments.

Embracing sub-tropical design objectives and delivering a residential building of a contemporary, minimalist coastal form and character, the main indoor living areas are oriented toward the street frontage of Petrel Avenue, leading out to expansive outdoor living spaces.

The group recently lodged plans for a similar three-storey residential build at 33 Albatross Avenue.

At the southern end of Petrel Avenue is Chairlift Avenue East, where&nbsp;MAYD Group will be creating something special with eight apartments.

Plus Architecture has designed the four-storey building at 13-15 Chairlift Avenue,&nbsp;which will have&nbsp;two three-bedroom, three-bathroom apartments on the ground level, spanning just under 300 sqm. Wrapped in private courtyards and terraces, each apartment will also home its own private plunge pool.&nbsp; &nbsp;&nbsp;

Levels two and three will also feature two apartments, this time with a three-bedroom, three-bathroom, plus multi-purpose room configuration. Each apartment sits across 204 sqm of floorspace, opening out to a southern facing 20 sqm balcony.

Boutique apartments set to take over Mermaid Beach

Mermaid Beach's exclusive street, Albatross Avenue, is set for a luxury new boutique apartment project.

SK2 Property, headed by Founder and Director&nbsp;Stuart Kirk, have lodged plans for a three-storey development at 33 Albatross Avenue.

Designed by the local architecture firm&nbsp;BDA Architecture, the proposed development comprises six luxury apartments, configured by a single unit at ground floor, two units per floor for levels one and two, and a single penthouse spread between level three and the rooftop.

Giving attention to the preservation and enhancement of the character of the neighbourhood, the designs embrace sub-tropical design objectives, delivering a residential building of a contemporary, minimalist coastal form and character. Responding to the beachfront location, each apartment follows open-plan living flowing out to the private balconies.

This design outcome not only optimises views toward the adjacent beach, but also accommodates the private residential bedrooms to be within the rear section of the floorplate.

The ground floor apartments are all three-bedrooms, featuring ensuites and walk-in-robes, as well as an outdoor living area and access to the communal areas on the southern side of the site.

SK2 Property lodge plans for luxury apartments on Albatross Avenue in Mermaid Beach 

Coolangatta's Rainbow Bay area has arguably been the hottest proposition for apartment seekers since the pandemic drove the masses toward the Gold Coast.

Local and interstate buyers were swooping on anything that came on to the market, and even before then, with a number of developers securing sell outs before the general public could even enquire.

Chapter Two,&nbsp;a development group led by Jon Quayle and Oliver Bagheri, in collaboration with Summa Group, identified a gap in the market with their newly approved Eden Avenue project, Holm.

They're offering&nbsp;buyers a chance to secure a spot in the sought-after enclave, without the price tags of some of the more high-end, boutique developments closer to the beach.

Holm, on a generous 1,924 sqm site 44 -50 Eden Ave, will comprise 86 apartments across its 12 levels, with the two-bedroom units starting from in the $800,000's, one of the most affordable products in the area.

They'll offer a rare trifecta of views, with ocean river and Gold Coast hinterland outlooks, including views over Snapper Rocks.

Designed by Plus Architecture, some&nbsp;of the two-bedders will offer additional multi-purpose rooms, the same deal with the three-bedroom apartments.

Demand for apartments on the southern Gold Coast has never been stronger with the latest Urbis Apartment Essential report revealing the Southern Beaches market, which includes Coolangatta, remains in serious undersupply.

CBRE Gold Coast has been appointed to handle the sales and marketing of Holm as it launches to the market in the coming months.

Lagoon, the newest apartment development to hit Main Beach,&nbsp;has been three years in the making.

Juric had a clear vision&nbsp;for&nbsp;Lagoon&nbsp;and what he wanted to bring to Main Beach, embracing the mid-century resort-style idealism with elegantly expressed modern architecture, with a twist of Palm Springs minimalism.

“We wanted to create a destination where travellers and residents&nbsp;return to&nbsp;Lagoon&nbsp;as a destination. It’s their place, a place where they can&nbsp;entertain, meet, relax and enjoy, and not just visit,” he said.

Lagoon&nbsp;will occupy the largest landholding in Main Beach, the careful amalgamation of seven sites.

“The site occupies a length of street stretching almost from street corner to street corner. We take the responsibility of redefining the entire block very seriously and understand it’s not about buildings but about the&nbsp;spaces between buildings, infrastructure, landscape elements, streetscapes for&nbsp;visitors and the local community," Juric added.

The feasibility stage included an intensive assessment of the site in which to determine where&nbsp;Lagoon’s two towers would be erected, with a focus on affording all residents views &nbsp;from their apartment.

While the central pool area wasn’t the starting point for the architects at Plus, its size and lagoon design were important elements in the build, along with expansive rooftop space, which will provide an international standard of luxurious amenity.

Each design by Plus Architecture is bespoke, ultimately allowing the design of each of their builds to come from not only the client’s brief but also the site itself.

“Given the understanding of the site, the ultimate design outcome is often the only response that could have been envisioned in that place and the overall project feels like it simply belongs. Design is a discovery experience. You discover the design, not replicate it,”&nbsp;

Juric said it was the&nbsp;sheer size and location of the development that were the biggest drawcards for the team to take on the project.

Since mid-2020, when Queen&#39;s Wharf Residences apartments flew off the shelves, prospective buyers in the $3.6 billion Queen&#39;s Wharf Brisbane on the Brisbane River have been waiting for another opportunity.

Multiplex have been working on the precinct since 2019, when they were award the $1.5 billion construction contract by&nbsp;Destination Brisbane Consortium, a joint venture led by The Star Entertainment Group along with its Hong Kong-based partners, Chow&nbsp;Tai&nbsp;Fook&nbsp;Enterprises and Far East Consortium.

Construction of Queen&#39;s Wharf Tower, to be the highest tower in the precinct, is slated for 2023, with completion to follow in 2025.

The growing Broadbeach apartment development market is set for another high-rise tower.

Polycell, a private Brisbane-based developer, has lodged plans for a 39-level tower at 143 Surf Parade, a three-site amalgamation put together and then sold by&nbsp;GV Property Group last year.

It was the second site Polycell bought through GV's Antonio Mercuri and Luke Reaby last year. They also snapped up 16 Queensland Avenue for $22.5 million from prolific developer Louis Zenonos.

The Surf Parade tower on 1813 sqm will have 170 two, three, and four-bedroom apartments, as well as two huge&nbsp;five-bedroom penthouses.

In their design statement submitted to the Gold Coast City Council, BDA said the design proposal focuses on the layering of the façade, materials and textures to create a natural and timeless feel.

"A palette of neutral colours and tones shall create a coastal living experience," BDA noted.

GV Property Group&nbsp;managed to secure apartments for the developer in the neighbouring blocks to both the east and the north, which ensures that the tower's future northern views of the park, and easterly views of the beach, are protected in to the future.

Surf Parade has been a sought-after area for developers in recent years.

Raptis recently completed the sold-out Gallery Residences down the road, while Bassar Construction Group just sold out their Infinity project.&nbsp;Gallery Group is currently marketing their high-end project, Chalk, at 203 Surf Parade.

There's set to be further development in Broadbeach, with GV&nbsp;Property Group listing&nbsp;another Broadbeach site at 4-6 Rosewood Avenue, just off Surf Parade.

The Queensland developer Sarazin is continuing to build out its pipeline around The Gabba in Brisbane's burgeoning Woolloongabba, the focal point of the 2032 Olympic Games.

Fresh off the back of the successful Silk One apartment development literally overlooking the home of cricket,&nbsp;Sarazin is set to create another impressive development.

They've&nbsp;lodged plans for Nuage, two side by side towers at 14 Wellington Road, which will home 368 apartments across the two 20-level buildings, divided by a central communal garden.

The towers were designed by Hayes Anderson Lynch, who were inspired by cloud formations, which is where the name Nuage, French for cloud, derived.

"Nuage takes a modern interpretation of the Art Deco style and unites it with Australian subtropical design, resulting in soft curved forms highlighted by a refined and considered material palette," HAL noted in the submission to the Brisbane City Council.

"Nuage Woolloongabba is an architectural vision of soft elegance, inspired by cloud formations, the delight of Australian subtropical climate, and the fine craftsmanship and rich materiality of Art Deco architecture and design.

"The dual curved towers feature shimmering metallic accents, an homage to the glamour and exuberance of Art Deco.

"Art Deco emerged in France in the 1920s and was defined by streamlined geometry broken up by curved ornamental elements and the use of “man-made” materials. It is associated with luxury and modernity, a celebration of avant-garde geometric forms and beautifully crafted materials.

"Nuage takes a modern interpretation of the Art Deco style and unites it with Australian subtropical design, resulting in soft curved forms highlighted by a refined and considered material palette."

The development will activate the ground plan, with six commercial tenancies planned for the ground level of the towers, creating an indoor-outdoor retail arcade.

Both towers will be crowned with rooftop amenity, including an infinity pool, kitchen, dining, and fire pit areas on each. One of the towers has an outdoor gym and yoga studio.

"The lush street interface is a subtropical haven, creating a soft transition between outdoors and indoors.

"Brisbane has warm humid summers and temperate winters, allowing for a very comfortable outdoor climate most of the year.

"Shading and plants can be used to create a micro-climate, offering relief to Brisbane's warmer weather.

Woolloongabba is one of the most talked about areas in the Brisbane residential property market, given the amount of infrastructure planned throughout the suburb as the city readies itself to host the 2032 Olympic Games.

Nuage is just 300 metres&nbsp;from The Gabba, the home of cricket, which will be the focal point of the Olympic Games.

The established property investor and developer, Centa Property Group, has lodged plans to create a striking apartment development in Brisbane&#39;s Indooroopilly.

Rothelowman has put together the designs for the 12-level building at 4-12 Lambert Road and 7 Railway Avenue, which will have 95 apartments.

Typical for the renowned architecture firm&#39;s inner-city projects, they are set to revitalize&nbsp;the ground floor, creating a mini-retail precinct for four tenancy spaces, and locate the residential amenity on the roof.

The project will be Centa&#39;s first in Brisbane, having recently developed a few buildings on the Gold Coast.

South Brisbane's liveability and lifestyle driving buyers to Akin apartments

Two of the Gold Coast&rsquo;s most active project marketers &ndash; who have been behind some of the city&rsquo;s best performing apartment projects - say market forces delaying some projects will continue to drive the market to new heights.

Jayde Pezet and Todd Matheson, of KM Sales and Marketing (KMSM), say rising construction costs impacting on the feasibility of projects and delays with building materials because of global supply chain issues, will only increase the demand for apartments in the current market.

&ldquo;There has been a lot of industry talk about the impacts of rising costs and supply chain issues, but we are seeing the continuation of a very strong downsizer market similar to what we saw in 2021,&rdquo; Pezet said.

&ldquo;If there are issues that delay new projects coming to market we believe this is only going to create a situation where there is less stock on the market and therefore more demand.&rdquo;

KMSM are gearing up for a billion-dollar year of property transactions, with $625 million in projected settlements for the company in 2022, plus a further $600 million in projected project launches.
