A company linked to one of Australia's largest privately owned cattle businesses has lodged plans for a new residential tower in <a href="https://www.apartments.com.au/developments/newstead-qld-4006">Newstead</a>, continuing the rapid transformation of one of Brisbane's most sought-after, inner-city precincts.

Bottletree Holdings, an entity associated with Stanbroke Managing Director Brendan Menegazzo, has submitted a development application for a 28-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/9-longland-street-newstead-qld-4006">9 Longland Street</a>, a site that made headlines last year when it changed hands in an off-market transaction that reportedly set a benchmark land rate for the suburb.

The proposal would replace an existing two-storey commercial building on the 1,510 sqm corner site with a Bureau Proberts-designed tower comprising 76 apartments, ground-floor retail, office space and a suite of resident wellness amenities.

According to planning documents lodged with Brisbane City Council, the development would comprise a mix of 36 two-bedroom apartments, 24 three-bedroom apartments and 16 four-bedroom residences, positioning the project firmly at the premium end of the market. The apartments would sit above a podium containing retail and commercial space, with three levels of communal recreation facilities spread throughout the tower. The proposal also includes 198 car spaces and 95 bicycle spaces.

Bureau Proberts has drawn heavily on Newstead's industrial heritage in developing the architectural response.

"Occupying a prominent corner in the heart of Newstead, the proposal draws from the area's industrial lineage of robust brick warehouses to deliver a distinctly contemporary response," the architects said in the design statement.

"It is conceived as a subtropical sanctuary and elevated private retreat embedded within one of Brisbane's most vibrant lifestyle precincts."

The design seeks to reinterpret the traditional Queensland vernacular through wraparound verandahs, deep shading elements and permeable facades that respond to Brisbane's subtropical climate.

The tower itself would rise above a heavily landscaped podium designed to reference the woolstore architecture that helped define Newstead and neighbouring Teneriffe for generations. At ground level, fine-grain retail tenancies would activate Longland Street, Wyandra Street and the existing Wyatt Street laneway, further extending the pedestrian network that has become a hallmark of the Gasworks precinct.

The application notes that more than 54 per cent of the site would be dedicated to landscaping and deep planting, while approximately 1,750 sqm of communal recreation space would be delivered across multiple levels.

Bottletree paid $22 million for the 1,510 sqm development site, equating to more than $14,500 per sqm, a reflection of the strong demand for development opportunities in Newstead. The suburb continues to attract both developers and buyers, underpinned by the ongoing evolution of the Gasworks and Teneriffe precincts into some of Brisbane's most sought-after lifestyle destinations.

Brisbane City Council's Sustainable Growth Strategy and Inner City Strategy both identify Newstead as a priority growth precinct capable of accommodating additional housing density due to its proximity to employment hubs, public transport and lifestyle infrastructure.

The proposed tower joins a growing pipeline of high-end apartment developments in the suburb. Fortis recently launched <a href="https://www.apartments.com.au/new-apartments/crest-walker-newstead-12-kyabra-street-newstead-qld-4006">Crest &amp; Walker</a>, a 65-apartment owner-occupier-focused development on Kyabra Street, while Consolidated Properties Group is preparing to launch <a href="https://www.apartments.com.au/new-apartments/castile-47-skyring-terrace-newstead-qld-4006">Castile</a>, a 227-apartment waterfront project on Skyring Terrace.

Meanwhile, builder-developer BPG is planning its own Newstead project on Maud Street, comprising just over 100 apartments and more than 1,380 sqm of dedicated wellness and resident amenity spaces, further highlighting the shift towards lifestyle-driven apartment developments in Brisbane's inner-city market.

Newstead apartment boom continues with Longland Street tower plans

ALAND has taken the next major step in delivering its vision for Leppington Town Centre, lodging State Significant Development plans for a $549 million residential precinct that would bring more than 1,200 new homes within walking distance of Leppington Station.

The proposal, now on public exhibition, forms the Residential Core Precinct of the broader Leppington Town Centre masterplan and would transform a 4.3-hectare site at <a href="https://www.apartments.com.au/new-apartments/156-166-rickard-road-leppington-nsw-2179">156-166 Rickard Road</a> into a high-density mixed-use neighbourhood comprising nine residential buildings rising between six and 25 storeys.

The development has been designed by Rothelowman and is being pursued through a State Significant Development Application alongside a concurrent rezoning request under the NSW Government's Housing Delivery Authority pathway.

If approved, the project would deliver 1,206 dwellings, including 784 build-to-sell apartments, 208 build-to-rent apartments, 189 affordable housing units and a nine-storey serviced apartment building containing 112 rooms. The proposal also includes around 7,400 sqm of non-residential floor space, new public open space, communal recreation areas and a new internal street network.

The site sits around 250 metres from Leppington Station, which opened in 2015 as the terminus of the South West Rail Link and has long been earmarked as the catalyst for the suburb's transformation from a rural fringe location into a major strategic centre for Western Sydney.

Leppington has become increasingly important following the announcement of the Western Sydney International Airport and the emergence of Bradfield City Centre, with government planning identifying the precinct as a significant location for future housing and employment growth.

According to Rothelowman, the proposal responds directly to Leppington's unique position between its agricultural past and its urban future.

"The site offers an opportunity to weave together multiple layers of history, from its ancient connections to Country along the ridgeline between two waterways and its origins as part of the Cumberland woodland, to its more recent agricultural uses, and its future as a new residential community," the architects said in the design report.

The architects said the project aims to establish a high-density residential typology that combines apartment living with extensive landscaping and public open space.

"The design responds by establishing a high-density typology that combines the convenience and amenity of contemporary apartment living with a renewed native landscape."

The proposal has been designed around a landscape-led framework rather than a traditional podium-and-tower approach.

Across the site, approximately 7,500 sqm of public open space would be delivered through a network of north-south and east-west linear parks, connecting into the wider Leppington Town Centre open space network. A further 8,000 sqm of communal open space would be provided for residents.

Rothelowman said the design seeks to maximise landscaping at ground level by concentrating development into compact tower footprints.

"Buildings are carefully lifted and distributed to minimise disturbance to the natural terrain, allowing the ground plane to remain open, permeable, and led by landscape," the design report states.

Rather than creating a continuous podium edge, the design team has focused on allowing landscaping to extend beneath and around the buildings.

"The ground plane is conceived as an extension of the surrounding environment, allowing landscape to flow up to and beneath the built forms."

The architectural language also draws on the area's natural landscape, with Rothelowman describing a material palette influenced by local gum trees, bark textures, creek systems and sandstone tones.

One of the more significant aspects of the proposal is the diversity of housing typologies.

In addition to traditional apartments for sale, the scheme includes a dedicated 25-storey build-to-rent building with 208 apartments and a 22-storey affordable housing building containing 189 homes.

The affordable housing component represents almost 16 per cent of the total dwellings proposed within the Residential Core Precinct.

Community consultation undertaken ahead of the lodgement found support for additional housing in the area, particularly given ongoing affordability challenges across South West Sydney. Survey work conducted with local residents found housing affordability was one of the poorest-rated aspects of living in Leppington, while a majority of respondents were open to additional housing within the local government area.

The site's proximity to Leppington Station was identified as the most positively viewed aspect of the proposal, while public open space and affordable housing provisions also received majority support.

ALAND will be a significant contributor to the broader vision for Leppington Town Centre, which is expected to accommodate more than 25,000 residents as the precinct evolves over the coming decades.

Located within Sydney's South West Growth Area, the 440-hectare Leppington Town Centre has been identified by the NSW Government as a strategic centre spanning both the Liverpool and Camden local government areas.

In 2023, Liverpool City Council and Camden Council, supported by the NSW Department of Planning and Environment, prepared a draft planning proposal to rezone land and amend development controls across a number of sites within the town centre.

The proposal outlines a new vision for Leppington Town Centre, reducing the amount of land allocated for business park uses while increasing land zoned for commercial development, housing and open space. The changes are designed to optimise land use across the precinct and support the delivery of a more walkable, transit-oriented centre anchored by Leppington Station.

Brisbane-based developer <a href="https://www.apartments.com.au/developers/trk-property-group">TRK Property Group</a>&nbsp;has enlisted renowned architecture firm Koichi Takada Architects to design its latest new apartment development.

The new 34-storey tower at <a href="https://www.apartments.com.au/new-apartments/57-berwick-street-fortitude-valley-qld-4006">57 Berwick Street, Fortitude Valley</a>,&nbsp;will have 189 apartments, complete with interiors by <a href="https://www.apartments.com.au/architects/byculprit">byCULPRIT</a>. The upper levels&nbsp;capturing views across the Story Bridge, city skyline, ranges, bay and river.

Residents will have access to a rooftop amenity floor with facilities including a pool, spa, sauna, hot and cold treatment, meditation garden, gym, yoga studio, private dining, BBQ, games lounge, wine display wall, work library, meeting rooms and outdoor work areas.

TRK proposes Koichi Takada-designed apartment development in Fortitude Valley

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

The former The Block contestants Michael and Carlene Duffy have secured the sale of their latest project — a vintage caravan dubbed Bumblebee.
It sold prior to its recent Ray White auction for $24,000.
Apparently, a few years back they ditched their damp tent camping instead to buy some wheels.
The experienced renovators and designers have now renovated four vintage caravans.
Found on Gumtree, Bumblebee is a 3.6m-long renovated vintage Franklin caravan with single axle.
There are rattan and oak cabinets and an on-board water system.
The dining table converts to a bed.
The husband and wife team were contestants on the Melbourne series of The Block Glasshouse in 2014 when they made just $10,000 profit, well behind brothers Simon and Shannon Vos on $435,000.

Former Block contestants Michael and Carlene sell Bumblebee, their vintage caravan

Saudi Agricultural and Livestock Investment Company (SALIC) has purchased Australia’s largest single parcel of broadacre agricultural land – the Nicoletti family’s 200,000ha portfolio. 
CBRE Agribusiness’ Danny Thomas, together with Damian Bryce of map19, managed the sale process for the Baladjie aggregation.
The transaction has received approval from Australia’s Foreign Investment Review Board (FIRB). 
It comprises 76,000ha freehold cropping land and 134,000ha leasehold land in Western Australia’s eastern Wheatbelt region. 
The Baladjie aggregation is a large scale, fully operational sheep/wheat farming business accommodating a minimum sheep flock of 40,000 Merino Ewes, plus rams and progeny. It consists of John and Julie Nicoletti’s farming interest and other third-party options.
Mr Thomas said the sale represented an opportunity to acquire one of the largest farming operations in Australia and the nation’s largest single parcel of broadacre land. 
“The purchaser was drawn to the scale and quality of this property, with it providing an opportunity to expand their platform significantly with geographic spread and also execute on their investment strategies,” Mr Thomas said. 
SALIC also acquired a number of our neighbouring properties.
The aggregation, which is located between Merredin, Mukinbudin, Bullfinch and Southern Cross, also features structural improvements including more than 25 dwellings, 12 shearing sheds, machinery and storage.

TV presenter Antonia Kidman, the younger sister of actor Nicole Kidman, is seeking tenants for her long-held lower north shore home — which has for some time been an executive rental.
Kidman is now based in Singapore with her businessman husband Craig Marran and their children.
Kidman is seeking a $2500-a-week tenant for the two-level Greenwich home with harbour views, which sits in sprawling 1785 sqm wraparound gardens­ and lawns. It has five bedrooms, three bathrooms, open-plan kitchen and a formal dining area.
SydneySlice Woollahra agent Melanie La Pouple is offering it at the same rental as two years ago, when it had been freshly painted. “It suits a family, large or small,” the marketing says.
The Kidman clan haven’t called Greenwich home since 2009 when they left for Singapore. 
Once dubbed Bisley, the Edwardian-era grand manor was built in 1912 for rifle importer Harry Motton, who had bought the block from Dr Walter Burfitt.
According to Motton’s granddaughter, a time capsule­ was buried in the grounds by a member of the original family. 
Kidman and her late husband, businessman Angus Hawley, paid $4.3 million in 2005 for the home — which was not far from her parents.
The late psychologist and author Dr Antony Kidman and his wife Janelle­ had purchased their 1882 sandstone former drapery shop home in 1998 from Sydney advertising guru Simon Collins for $1.65 million.
Kidman and Hawley, who were married for 11 years, had four children.
She now has two children with Marran.
The family retains a holiday­ home at Whale Beach, which cost $2,025,000 in 2011.
Antonia’s first Sydney property was a hand-me-down, a one-bedroom unit above shops in Mosman which her older sister had secured in 1987.
The elder Kidman had spent $81,000 on the Military Rd unit but when Hollywood and Tom Cruise beckoned, Antonia took up occupancy.
The unit was sold in 1998 for $265,000.

Chinese investment in Australia dropped to AUD 8.2 billion in 2018 – down by 36.3% from 2017, according to the latest research from professional services firm KMPG.
KMPG's Demystifying Chinese investment in Australia report, written with The University of Sydney, found that private companies dominated the investment landscape.
They accounted for 87% of deal value and over 92% of deal volume, with an overall trend towards smaller sized deals.
Healthcare was the most popular sector for Chinese investors, with commercial real estate falling to second position. 
Chinese investors still see Australia as a relatively attractive country to invest in, the report notes, with an improving political climate, but they also confirmed that they are finding it harder to get capital out of China, and there are challenges raising capital in Australia.

“Despite Chinese global outbound direct investment actually growing by 4.2% in 2018, Australia has felt the pinch of a significant reduction to our shores, reflecting the impact of policy changes in China," said Doug Ferguson, KPMG's head of Asia and international markets and report co-author.
"Our rate of decline has been accelerating and is now closer to the trend observed in the United States and Canada, where Chinese Overseas Direct Investment dropped by 83% and 47% respectively in 2018.”

“While this annual result brings Chinese ODI in Australia back to the second lowest level since the mining and gas driven investment peak year of 2008, there is no reason why Australia can’t return to higher levels of Chinese capital inflow seen historically.”
“2018 need not define a trend of lower Chinese investment in Australia into the future but it is a moment to reflect upon. There are a great many opportunities for Chinese companies to contribute towards the development and internationalisation of Australian industries in the coming years. Australian companies seeking further investment must continue to explore and present unique opportunities that appeal to the key value drivers of targeted Chinese investors,” Mr Ferguson said.

Fellow author, Professor Hans Hendrischke, Professor of Chinese Business &amp; Management at the University of Sydney Business School cited a number of factors in the decline.
“The continued reduction in Chinese investment in Australia reflects a combination of factors, including changing drivers of Chinese ODI such as an increased demand for outbound investment in high value-added sectors to ‘bring back’ expertise and high-quality brands and products that can support China’s industrial upgrading and meet the evolving demands of Chinese middle class consumers. 
"As part of this trend, large strategic investments in resources, energy and infrastructure have given way to smaller investments, into projects that are tactical and directly linked to Chinese consumer market demand. 
"This is particularly evident in the targeting of the Australian healthcare sector by Chinese investors.”
REPORT SUMMARY
Investment by Industry
After a steady growth trajectory since 2015, healthcare was the most significant sector for Chinese investment in 2018 representing 41.7% of total ODI, up 111% from 2017 to AUD 3.4 billion; followed by commercial real estate (36.7%); energy/gas and oil (8.8%); and mining (5.6%).
Healthcare saw three mega deals of over AUD 500 million were recorded in 2018 - from CDH Investment and China Grand Pharm into Sirtex Medical; By-Health into Life-Space Group; and China Jianyin’s Investment into Nature’s Care. There were another five other significant healthcare deals completed including a Chinese/Hong Kong consortium investing into IVF and fertility clinic group, Genea.

Commercial real estate remained a leading sector for Chinese investment in 2018, accounting for AUD 3 billion of investment (down from AUD 4.4 billion in 2017), continuing to attract a similarly significant proportion (11%) of China’s total global overseas real estate investment. Mixed use development accounted for 40% of total investment inflow, driven by the Yuhu Group’s AUD 1.1 billion acquisition of Dalian Wanda’s property assets in Australia. Investment in the office sector made up 31% of the total, supported by Zone Q’s acquisition of 55 Clarence Street. Residential development sites also continued to account for a significant share (18%) of investment in Australian real estate.
“Australia continues to attract a high level of Chinese investment into commercial real estate, with total investment reaching AUD 3 billion in 2018. While this was 31% down on the 2017 level, the drop was in line with a wider global trend toward lower Chinese outbound investment in other key markets such as the US and UK during 2018. So Australia remains a key destination, taking around 11% of total Chinese outbound real estate investment,” said Ben Burtston, Partner, Head of Research &amp; Consulting, Knight Frank Australia.
“Changing conditions in the residential market have acted to dampen the appetite for large development site acquisitions, although we continue to see a high volume of private investment in the office sector in particular. Looking ahead, we expect to see more Chinese investors venturing beyond Sydney and Melbourne as market conditions improve in the likes of Brisbane, Perth and Adelaide.”

Three deals in 2018 saw Chinese investment in energy (oil and gas) grow 295% to AUD 726 million, however this was primarily driven by ENN’s acquisition of more shares in Santos for AUD 619 million. The other deals were smaller scale investments in Queensland and Western Australia.
The mining sector accounted for 5.6 percent of the total Chinese investment inflow with five mining deals totalling AUD 464 million in 2018, a decrease of over 90 percent from 2017. Chinese mining investment in Australia returned to 2016 levels after a peak in 2017 due to Yancoal’s AUD 3.4 billion acquisition of Rio Tinto’s thermal coal assets.
Renewable energy recorded four new investments in 2018, totalling just under AUD 400 million, which is a similar level to 2016 and an increase over the AUD 124 million recorded in 2017.
Food and agribusiness investment totaled less than AUD 100 million in 2018, while the only infrastructure and construction transaction recorded was John Holland’s (owned by CCCI) acquisition of engineering group RCR Tomlinson’s rail business.
Investment by Geography
Chinese capital was again focused in NSW in 2018, with the state accounting for over half (53%) of all investment: AUD 4.4 billion. Victoria saw a drop from 36% of total investment in 2017 to 27% in 2018. Investment in South Australia rose to AUD 640 million from AUD 455 million, with the state attracting 8% of total inflows. Queensland investment fell to AUD 396 million in 2018, compared to AUD 667 million last year. Tasmania accounted for 4% of total investment, with deals worth AUD 342 million, while Western Australia saw inflows of AUD 263 million.

Investment by Deal Size
The trend toward smaller deals continued in 2018 with an average deal value of AUD 111 million, down from AUD 130 million in 2017. The number of deals also dropped to 74 from 100. 85% of deals fell below the AUD 100 million mark. This reflects more deals being done in mid-sized Australian markets in health, technology, services and real estate sectors.
Investment by Ownership
Private investors accounted for 92% of the Chinese deal volume and 97% of deal value in 2018, up from 83% in number and 60% in volume in 2017.
Investment by State Owned Enterprises (SOEs) dropped to just over AUD 1 billion – representing 8% of deal volume and 13% of deal value.

Chinese Investors in Australia Survey
The Chinese Investors in Australia Survey involved surveys and interviews with senior executives from 56 Chinese-invested companies located in Australia on their perceptions of the Australian investment climate and key challenges they face in Australia. The research was undertaken in February 2019.

Commenting on the survey results, Professor Hendrischke said the investment climate for Chinese companies in Australia was mixed in 2018. While Australia remains a preferred investment destination relative to other countries, Chinese executives are finding it harder to get investment approvals and capital out of China.
“Our local survey also revealed mixed sentiment amongst the perceptions of Chinese investor," Hendrischke noted.
"There was an increase in the number of Chinese executives who told us they feel welcome to invest in Australia - up to 38 percent, compared to 35 percent in 2017. However there was also an increase in the percentage of respondents who feel unwelcome, from 15% to 19%. 
"One area of note is the improving perceptions around Australia’s political environment regarding China, with the number of respondents saying that past year’s political debate has made them more cautious to invest falling to 59%, compared to 70% in 2017.”
“Our survey and interviews with Chinese investors indicate a level of concern around the costs of doing business. Australia continues to be seen by Chinese investors as a more expensive country to operate in than the UK, US and Canada, with challenges noted in areas such as obtaining finance, low profitability, government approvals, finding qualified staff and building relationships with local Australian management,” added the Professor.
Outlook
“Looking forward, it seems Australia’s investment links with China may be increasingly affected by global, rather than purely bilateral dynamics. At the same time, the recent decline in Chinese investment in Australia provides an opportunity to reflect on the role that future Chinese investment should play in Australia’s long-term domestic economy and our economic integration into the Asian region. This should be done with clear focus on the new opportunities for foreign investment which are expected to continue to open up in the China market, including with the implementation of the new Foreign Investment Law and related rules and regulations,” said Mr Ferguson.
“There is still a long journey ahead for many Australian industries that have the potential to receive much greater sums of Chinese investment – but there is much that must be done on both sides to improve the perception of the Australian market to Chinese investors,” he concluded.

Chinese investment in Australia falls 36.3 percent in 2018

It was dentist Nasser El Hage and his cosmetic surgeon wife Dr Alia Nasser who secured the top weekend sale across the nation.
Their Paddington property at <a id="LPlnk98114" class="x_OWAAutoLink" href="https://theagency.com.au/17824/60-62-caledonia-street-paddington" target="_blank" rel="noopener noreferrer" data-auth="NotApplicable">Caledonia Street, Paddington</a> (above) was sold soon after being passed in at its onsite auction.
The Agency’s Ben Collier secured only the one bid of $7.625 million for the 450sqm five bedroom property. 
It was sold at an undisclosed price, reportedly $7.7 million.
The Caledonia Street holding cost $4,779,000 in 2013, along with a further outlay for a one bedroom with car spot across the street.
The highest declared sale price was at <a id="LPlnk723397" class="x_OWAAutoLink" href="https://theagency.com.au/17828/67-wallaroy-road-woollahra" target="_blank" rel="noopener noreferrer" data-auth="NotApplicable">67 Wallaroy Road Woollahra</a> (below) where $5.65 million was secured.
The 1930s home had solid 2010 at $4.95 million.

Melbourne's top notified price was when Vadlure, at <a id="LPlnk507365" class="x_OWAAutoLink" href="https://www.realestateview.com.au/real-estate/9-kintore-street-camberwell-vic/property-details-sold-residential-12472562/" target="_blank" rel="noopener noreferrer" data-auth="NotApplicable">9 Kintore Street, Camberwell</a> (below) fetched $3.05 million, just above its $3 million price guidance.
The home sits in gardens designed by landscape architect Anthony Scott on the 693sqm block.

One buyers agent described it as "a ‘B’ grader in signature street with great potential to become an ‘A’ grader."
Another buyers agent, Tim Picken, suggested it was in a great position and with potential "but will require approx $1.5+ to do a good renovation and difficult to do so in the Tara Estate with heritage restrictions, although the building itself has good bones to work with provided it meets regulations."
Last sold at $2.25 million in 2014, Vadlure likely takes its name from a village in the Shetland Islands, famous for craft, fishing, gossamer-fine knitwear and its Nordic-Celtic heritage.
A two-storey brick Toorak was passed in at $4.9 million before selling at an undisclosed higher sale price. 
Melbourne recorded a preliminary clearance rate of 55 percent over the weekend from 775 scheduled auctions just shy of the 57 percent success rate in Sydney from 621 scheduled auctions, according to Domain Group.
The revised clearance rate is expected to fall, according to AMP Capital's chief economist Shane Oliver.

In Sydney over 110 properties were pulled from auction across Sydney as homeowners are increasingly withdrawing their properties from auction due to lack of competitive buying interest.

The weekend data put the withdrawn prior to auction property numbers at about 18 percent of auction listings, up from the decade average of about one in 10 homes.
"The rise in sellers willing to pull their home from auction has risen at a greater pace compared to other downturns, indicating the market is under stress," the Domain data analyst Nicola Powell told Domain.
"It suggests particular homes have insufficient bidders to create a competitive auction, rather than an auction not hitting the vendor’s reserve."
A six bedroom Avalon beach home at <a id="LPlnk964902" class="x_OWAAutoLink" href="https://www.propertyobserver.com.au/https://www.mcgrath.com.au/buy/house/nsw/northern-beaches/avalon-beach/402122" target="_blank" rel="noopener noreferrer" data-auth="NotApplicable">94 Whale Beach Road, Avalon Beach</a> (below) was among the listings pulled from weekend auction by the ASX listed McGrath Estate Agents.

The four-bedroom freestanding 1900 home at <a id="LPlnk633677" class="x_OWAAutoLink" href="https://www.ch.com.au/107-brighton-street-petersham-nsw-4797970/" target="_blank" rel="noopener noreferrer" data-auth="NotApplicable">107 Brighton Street Petersham</a> in the inner west Sydney suburb sold for $350,000 above its reserve for $2.25 million through Julie Hatch at Cobden &amp; Hayson.
It last sold in 2001 at $875,000.
Getting 22 bidders at an auction in the current market was "unheard of" in the current market, the auctioneer Damien Cooley said.
However properties with just one or two things wrong with them weren't attracting interest at all, Cooley added.
Adelaide has the nation's cheapest result. 
The three bedroom house at <a id="LPlnk67767" class="x_OWAAutoLink" href="https://harcourts.com.au/Property/783188/STG6003/26-Panorama-Crescent" target="_blank" rel="noopener noreferrer" data-auth="NotApplicable">26 Panorama Crescent, Reynella</a> fetched $253,000.
"This once loved family home could do with a little TLC but roll up your sleeves and put in a little effort and you are sure to reap the rewards," the Harcourts selling agent Kelly Eustice said.
The brick house sat on an 860 sqm lot in the Onkaparinga municipality.
