The Gold Coast economy has grown by 25 per cent since 2020/21 to surpass $55 billion, but perhaps the more significant story is what sits behind the headline number.

For decades, the Gold Coast has been viewed through the lens of tourism, lifestyle and population growth. The latest State of the City Report suggests that perception is increasingly out of step with reality.

Released by Invest Gold Coast, the report ranks the Gold Coast as Australia's largest non-capital city economy and, perhaps more notably, second nationally behind Sydney for Economic Complexity, a measure that assesses the diversity and sophistication of an economy.

It's a result that places the Gold Coast ahead of Melbourne, Brisbane, Perth and Adelaide, highlighting the extent to which the city's economic base has broadened beyond its traditional industries.

Today, the Gold Coast supports more than 350,000 jobs, is home to over 83,000 businesses and generates $19 billion in annual exports. Manufacturing now accounts for 62 per cent of international export growth, while sectors including health, education, advanced manufacturing, technology and professional services are becoming increasingly important contributors to the local economy.

Gold Coast Mayor Tom Tate said the report confirmed the city's evolution into one of Australia's most significant economies.

"The Gold Coast economy continues to grow at an incredible pace. This is no surprise to those of us who have watched the evolution up close," Mayor Tate said.

"As one of the most entrepreneurial, investment driven and opportunity focused economies in the country our ambition has been realised and possibilities are endless.

"The Gold Coast has built a reputation as the city that says yes. We say yes to investment, yes to opportunity and yes to people who want to build something.

"It's this mindset helping us drive major growth across health, advanced manufacturing, screen production, marine, technology and the knowledge economy."

While population growth has been one of the defining stories of the past decade, the report points to a broader economic transformation taking place.

The city's knowledge economy now contributes $7.9 billion annually and supports around 31,000 jobs, while the health and wellbeing sector contributes $5.2 billion and employs more than 42,000 people. Together, the six priority sectors identified in the report account for almost $24 billion in economic output and more than 145,000 jobs.

One of the strongest examples is the Gold Coast Health and Knowledge Precinct at Southport. The 200-hectare precinct now contains more than $5 billion worth of health, education, research and innovation infrastructure and supports over 16,000 jobs.

The report also highlights the growing role of advanced manufacturing, particularly in aerospace, defence and modular construction.

Gold Coast-based Gilmour Space Technologies recently became the first Australian commercial company to attempt an orbital launch, while companies including Modscape and ModnPods are helping establish the Yatala-Stapylton corridor as one of Australia's fastest-growing advanced manufacturing hubs.

The city's entrepreneurial culture is also translating into business growth.

Since 2019/20, the number of businesses operating on the Gold Coast has increased by 22 per cent, while firms employing more than 200 people have grown by 80 per cent. The report suggests the next challenge is converting more local start-ups and medium-sized businesses into nationally significant companies.

Development activity remains another key indicator of confidence.

There are currently more than $23 billion worth of major projects underway across the Gold Coast, supported by a record 75 active cranes, a figure that now exceeds Brisbane and represents a 150 per cent increase since 2016.

Importantly, the report notes the next phase of investment will need to extend beyond residential development.

While 93 per cent of crane activity is currently tied to housing, Invest Gold Coast argues future investment will increasingly need to focus on cultural, civic, infrastructure and industry-enabling projects that strengthen the city's long-term economic resilience.

Invest Gold Coast Chair Will Hodgman said the city was now benefiting from years of economic diversification.

"What is happening on the Gold Coast is the result of the city's economic base broadening, fuelled by industries with long-term, high-growth potential," Mr Hodgman said.

"This is no longer a secondary Australian economy, the Gold Coast is becoming a globally connected city with deeper capability across health, knowledge and creative industries, advanced manufacturing, technology and exports."

Looking ahead, the Gold Coast's population is projected to exceed one million residents by 2046.

Buyers rush to Homecorp's Florence Residences as Gold Coast wellness trend gains momentum

The NSW Government has expanded its $1 billion Pre-sale Finance Guarantee program, broadening access for affordable housing providers and smaller residential developments as it seeks to accelerate housing delivery across the state.

The Minns Government says the program has already helped bring forward more than 600 homes across Sydney and regional NSW since launching in September 2025, with similar models now adopted in South Australia and Western Australia.

The latest changes, announced by Treasurer Daniel Mookhey and Minister for Planning and Public Spaces Paul Scully, are designed to improve access to finance for projects that have planning approval but are struggling to secure funding.

Among the key changes is an expansion of support for community housing providers. The program will now support up to 100 per cent affordable housing projects valued at up to $30 million when delivered by not-for-profit providers, while support for larger affordable housing developments will increase for projects worth up to $80 million.

The government says the changes will help accelerate the delivery of housing for low-income workers, older people, people living with disability, and those at risk of homelessness, while reducing reliance on direct grants or subsidised loans to bridge funding gaps.

The eligibility criteria for smaller residential developments have also been broadened. The previous $5 million minimum project value threshold has been removed and replaced with a requirement that projects deliver at least four homes.

Support has also increased for projects delivering fewer than 20 homes, with the guarantee now able to cover up to 75 per cent of dwellings in a development, capped at $30 million per project.

The changes are expected to particularly benefit smaller-scale and regional developments, which often face greater challenges meeting pre-sale requirements imposed by lenders.

Treasurer Daniel Mookhey said the scheme demonstrates how government can use its balance sheet to stimulate housing supply without relying solely on taxpayer-funded grants.

"The Pre-sale Finance Guarantee shows how this Government is using its balance sheet to reduce risk and unlock private investment, enabling new homes to move from design to construction faster," Mookhey said.

"This landmark reform allows us to deliver homes for working families at a lower cost to taxpayers, while also maintaining strong financial discipline."

Planning Minister Paul Scully said the program had already proven effective in bringing stalled projects to market.

"The Pre-sale Finance Guarantee has already proven it can unlock stalled projects and accelerate housing delivery by giving lenders the confidence they need to back good developments," Scully said.

"These changes will allow more affordable housing and smaller developments to access support so more homes can be built faster where communities need them most."

Housing Minister Rose Jackson said the expansion would help community housing providers overcome financing barriers that often delay projects.

"We know community housing providers are ready to build more homes, too often they're held back by barriers to finance," Jackson said.

"Expanding the Pre-sale Finance Guarantee helps remove those barriers so more affordable homes can get off the ground sooner."

The announcement was welcomed by the Property Council of Australia, which has long advocated for measures aimed at improving project feasibility and access to finance.

Property Council NSW Executive Director Katie Stevenson described the expansion as a practical intervention that addresses one of the most immediate constraints on housing delivery.

"This is exactly the kind of practical intervention we need right now, focused on getting projects out of the ground, not just approved," Stevenson said.

"It builds on a model the Property Council has worked closely with government to develop following calls for such a scheme ahead of last year's NSW Budget, so it's great to see it being expanded."

Stevenson said the reforms would help unlock projects that are ready to proceed but have been delayed by financing challenges. However, she noted that broader feasibility issues remain a significant barrier to increasing housing supply.

"The biggest challenge in NSW housing today is delivery. Too many projects have planning approval but are simply not financially viable to proceed under current settings," she said.

Speaking at the Property Council's NSW Housing Summit, Housing Minister Rose Jackson acknowledged that feasibility and financing pressures continue to constrain housing delivery, while reaffirming the government's commitment to work with industry on solutions.

Stevenson said the government's recognition of those challenges was encouraging ahead of next week's state budget.

"It's positive to see the government clearly recognising that feasibility pressures are now a binding constraint on supply," she said.

"With the Budget just days away, the focus must be on backing delivery, making sure projects stack up, finance can flow, and more homes can move from approval to construction."

The expanded Pre-sale Finance Guarantee forms part of the NSW Government's broader housing agenda, which also includes planning reforms, the NSW Housing Pattern Book, and a series of rezonings intended to increase housing capacity across the state.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

The financial benefit of an Airbnb property isn’t always clear cut to investors says Co-founder, investor and Executive Chair of LongView Real Estate, Evan Thornley, who believes that Airbnb may offer an opportunity to leverage higher returns than what can be achieved with a traditional rental.

According to Thornley, about 5 per cent of all the properties in Melbourne have the opportunity to make a better return if used as an Airbnb. However, the most important question investors need to ask themselves is if it makes sense to go into Airbnb or short term furnished.

“There are a lot more family and group travellers who want to stay in an Airbnb than there is suitable Airbnb’s in Australia. Therefore, when demand is greater than supply the price is driven up. 

I purchased a small block of small art deco apartments in St Kilda, which was prime Airbnb territory. The apartments were, at the time, in traditional rent so we decided to move them over to Airbnb. 

Within a year, I was getting more than 40 percent more cash in the bank each year than I was getting through traditional rent and that’s a lot!

The amount of money you can get per bedroom in a four bedroom house in St Kilda on Airbnb is about twice as much per bedroom for a two bedroom apartment in St Kilda. Therefore, investors have the opportunity to make about four times as much money in the house even though it’s only got twice as many bedrooms.”

Most investors and landlords assume that an Airbnb works best if it’s a small apartment located in the city.

Whilst this is true in some cases, unfortunately, a lot of these Airbnb’s are making the same return as those in traditional rent. This is partly due to the oversupply of small apartments located in CBD’s on Airbnb.

LongView have a very particular point of view when it comes to selecting the best properties to be listed on Airbnb, and it’s exactly not what most people think. In the right locations, houses, town houses and even whole small blocks of apartments is where the big opportunities lie with value for the investor.

Thornley says, there is a particular segment of travellers such as family and group travellers and unfortunately, there is very limited places for a large group to stay in. Whole families travelling together, two families travelling together, a group of people coming down for a wedding, a corporate group that are here for a project for three months.

There are very few places you can stay that give you all the benefits of an Airbnb, concludes Thornley.

Located in close proximity to entertainment, food and retail precincts of Acland, Fitzroy and Chapel Streets, SAINT introduces a unique hybrid typology to St Kilda’s apartment market.

Designed by SJB the five-storey complex comprises 51 apartments and four townhouses, with SAINT's defining feature its striking brick exterior, which adds a tactile response to the streetscape.

In conceiving the building's architectural and urban response, the design team adopted cues from the area’s signature brick walk-up flats, using masonry and steel to provide a contemporary interpretation of the neighbourhood’s architectural vernacular.

“SAINT is a medium-sized, modest residential project and the hand-laid brick throughout directly connects materiality, craftsmanship and a domestic scale of construction.

The project aims to create a strong residential community. We encouraged walkability and social interaction by allowing for extensive, light-filled corridors, walkways and gardens.

Cliff makes these rectilinear geometric forms that are strong and planar with organic-looking erosions in them. We worked closely with him on how they could be integrated to almost become part of the structural components of the building.

The beauty of this artwork is that it gives something back to the streetscape, while also engaging with the development’s residents.

We wanted to create a journey punctuated with landscaped moments. From the street front to the rear of the development where the red-brick townhouses are, you journey past and through light-filled and green garden environments that break the walk.

SAINT is about moments – providing visual cues that are strong, simple and highly crafted. You journey from outside to in and the materiality comes with you. It was about taking little moments and marrying the interiors and the architecture.”

The buildings are arranged around private landscaped areas, including an internal courtyard, gardens to the rear of the townhouses and a rooftop garden on level three. According to the architects, the courtyard incision performs multiple functions – it provides light and ventilation to residences, common spaces and a ground level walkway, and a micro-ecosystem.

Defining the project’s Carlisle Street elevation, two cantilevered forms clad in grey brick levitate over a sculptural colonnade created by Melbourne artist Cliff Burtt. Called Section, Burtt’s work is a series of ‘eroded’ Corten steel columns that lead into the building itself, seemingly supporting it.

SJB were determined to fully integrate the work of a local artist into the development, in a way that didn’t feel like simply a token gesture, and which would contribute to St Kilda’s reputation as a vibrant artistic community.

A warm bronze palette is inspired by Cliff’s Corten steel while a darker coloured palette speaks to the exteriors’ masonry and black steel. The interiors include timber flooring, matching veneer treatments with porcelain benchtops, vanities and tiling.

The architects sought to create a good example of hybrid multi-residential living, proving that art and architecture, craftsmanship and sustainability, can be seamlessly integrated to create a healthy, happy community. It's fair to say they have succeeded.

No sinner - SJB's latest apartment project brings a craftman's touch to St Kilda

The City of Melbourne via its Future Melbourne Committee last night resolved to provide support for an amended design to Lendlease's Melbourne Quarter Tower in Docklands.

Replacing an earlier endorsed scheme for a 27-storey office building of 92,086 sqm (GFA), the revised design would instead rise 32-storeys above Wurundjeri Way for an overall height of 147.15m and a GFA of 101,998sqm, thus making it Docklands' tallest building.

Height and GFA aside, the form of the tower has also changed with Woods Bagot adopting a 'curved' sweeping form that is concave in plan to the west and a concave to the east. This replaces DCM's more rectilinear scheme which also included a protruding volume at its summit, known as the 'Sky Room'.

Internally the new scheme also features four x three-storey terraces above level 21, where the low-rise lift banks drop-off, though City of Melbourne believes these could be better expressed externally to aid in reducing the visual mass of the tower further.

"Noting the visibility of the form particularly from across the Fairfax building, we encourage the more direct expression of the terrace and common areas where the low rise lift drops off above Level 21. The expression of 
these spaces in the elevation would greatly enhance the presentation of this long elevation through creating ‘moments’ of interest centrally within the façade, with depth, shadow play and vegetation visible. A shift to a legible winter garden or louvred glazing approach would be strongly encouraged."

Image: Woods Bagot</figcaption></figure>The City of Melbourne's Urban Design team was otherwise supportive of the design changes highlighting the curvilinear form as adding to the diversity of the architecture in the area.  According to the Urban Design Team, the introduction of fins to add shade and depth and an ordering grid was also a welcome addition however, encouraged further development of this.

Meanwhile, work continues on another Woods Bagot-designed commercial tower in the precinct - the 25-storey Two Melbourne Quarter, with the first of the facade panels installed.

Two Melbourne Quarter joins Fender Katsalidis' East Tower which is shooting up to its eventual height of 143m and 41-storeys.

With City of Melbourne's support in hand, the final planning hurdle to overcome remains Planning Minister Richard Wynne, although this would appear to be a mere formality.

It is expected Lendlease will look to secure an anchor tenant or significant pre-commitment for Melbourne Quarter Tower prior to commencing construction.

City of Melbourne provides support for revised Melbourne Quarter Tower

Belle Property and hockingstuart are to merge into new estate agency.
The hockingstuart estate agents approached following Saturday auctions by Property Observer in Melbourne were not aware of the deal.
But the so-called merged group will be headed by the Sydney based Peter Hanscomb, CEO of Belle Property, who was acknowledging the move on social media on Saturday afternoon.
It is understood the two companies will retain their exisiting name branding, but run as a single entity.
No details have been issued on the finances that secured the merger.
Founded in 2000, Belle Property re-launched in 2007 with a revised franchise model under the new ownership of CEO, Peter Hanscomb.
Having entered the real estate arena in 1982 as a management accountant, Hanscomb founded RE\MAX in 1996 in Australia and worked at McGrath and Ray White.
While the company has 85 offices operating across New South Wales, Queensland, South Australia, the Australian Capital Territory and the Northern Territory, the missing presence was Melbourne.
It was January 2017 when Belle Property opened an office in Melbourne.
It was in Docklands with the founder and principal of Verve Real Estate, John Wong who made <a href="/news/belle-property-opens-first-office-in-melbourne">the first move to Belle Property in Victoria</a>.
Then last June sales agent Adam Joske joined Belle Property as Head of Victoria to position the boutique brand to break into the residential real estate market in Victoria.
“Acquiring Adam to the team is one of the biggest acquisitions for Belle Property in recent years. He has an incredible reputation in the industry and with his knowledge, professionalism and drive we knew that he would be the right person to establish Belle Property as a leading force in the Victorian marketplace,” Hanscomb noted at the time.
He was head-hunted having previously worked at Gary Peer &amp; Associates for 22 years.
Belle Property’s leading offices are Bondi Junction and Dee Why. It had 73 offices in mid-2016.
It has a strategic partnership with Bauer Media interiors publication, Belle magazine. 
Hockingstuart was founded in 1985 with some 45 offices across Melbourne, the Mornington Peninsula, Geelong, the Surf Coast and regional Victoria.
It sells around 7,000 homes annually.
It also has over 20,000 properties under management.
In 2016 <a href="/news/hockingstuart-appoint-simon-jovanovic-as-new-ceo">hockingstuart announced the appointment of Simon Jovanovic </a>as its new CEO, but he left the group in February this year for Marshall White. 
Jovanovic's appointment came after hockingstuart's former CEO, Nigel O'Neil, announced his resignation after almost a decade in the top job.
James Atkins had been chairman for six years of the Hockingstuart group until March.
Andrew James has been the interim CEO.
James will relinquish his role to return to running the hockingstuart Armadale office as its principal.
hockingstuart was founded by Greg Hocking and Andrew Stuart, who launched the business in 1985, and sold the company to eight franchisees in 2007.
Hocking has gone on to open his own agency, the eponymous Greg Hocking.
Staff are expected to be told no redundancies are planned under the merger.

Belle Property and hockingstuart merge into new estate agency

Stage Two of the TXP will commence once the first stage is completed, with an aim to finish the project by 2030.

At its current state, the airport is undersized by 50%, so the TXP is likely to create a more comfortable and efficient environment for travellers, airline employees and Hobart airport ground staff.

Hobart Airport to embark on three-stage expansion project under direction of Woods Bagot

Gabriel Poole has been designing houses on the Sunshine Coast in Queensland for over four decades.
He is well known for his enlightened, lightweight house designs and innovative use of materials, winning the national Robin Boyd award for domestic architecture in 1991 for an innovative tent house from the Australian Institute of Architects.
Then, in 1998, he was awarded its Gold Medal, its highest honour.
The Poole House, designed in 1962 while still a student draftsman in Robin Gibson’s office, was his first home in Brisbane's Sherwood.
He came renown for using the basic design principles of traditional Queenslanders but looking nothing like them.

Having flipped his Woollahra unit for $2.8 million after a designer makeover, he’s spent $2.9 million on a modernised 1890s terrace in Paddington.
The Paddington Street home with a Euro-inspired renovation featuring sandstone elements has three bedrooms, a rooftop terrace and a private courtyard on 145 square metres.
BresicWhitney sold the home.
It’s a return to Paddington for Smith, who moved from an 1890s terrace to take on the Woollahra project in the 1930s Art Deco building Gainsborough in 2016.

The wait is almost over for students and employees of the University of Sydney as completion of the highly anticipated Social Sciences building was announced today. The modern and highly sustainable design embraces its heritage context of the Camperdown campus, honouring the legacy of one of Australia’s oldest universities.

Contemporary teaching and learning spaces have been created to encourage collaborative learning through the creation of large light filled open-plan spaces, a design choice made to inspire a sense of faculty community, and inclusiveness.

The design also reflects the University’s commitment to “invention and evolution” by using technological advancements to produce a highly eco-conscious design which meets the University’s Silver As-Built Rating (which is equivalent to a 5 Star Green Star Rating). Features include a well-insulated façade made from metallic bronze-coasted interstitial Sefar micro-mesh interlayer laminated into Okalux Architectural glass. Not only does this create an incredible optical effect, but it also provides excellent thermal protection and encourages natural light flow into the building.

Art installations throughout the University provide cultural connection to the building's historical significance, traditional owners and faculty. A feature piece emblazoned on the granite façade of the building is a work by Robert Andrew entitled ‘GARABARA’. Garabara is the term for an Australian Aboriginal dance ceremony or gathering where stories are told, and knowledge is passed on to younger generations.

University of Sydney’s highly anticipated Social Sciences building by Architectus opens today

Award-winning architecture firm Bates Smart is set to embark on a second collaboration with M&amp;L Hospitality in the restoration of the heritage Equity Chambers Building including the venue’s iconic grand hall. The two-part design featuring the 6-floor pre-existing building and a brand new 16-floor tower will serve as Melbourne’s next Hilton Hotel.

Located on the corner of Little Queen and Bourke Streets, the building will retain its original structure and intricate architectural detailing, highlighting the opulence of travel and hospitality during the 1930s.

A new modern tower will be constructed right behind the original building, with an open-air courtyard connecting the two structures. Working closely with the Heritage Council of Victoria, the team have redesigned the building thoughtfully, to ensure the new design remains true to the style of its original architects Oakley &amp; Parkes.
