Toorak's dress circle St Georges Road, home to some of the city's priciest homes, is set for a rare new apartment development.

Blood Diamond Group, an entity tied to Tina Brandi, wife of David Brandi who has been a prolific bidder on The Block over the years, has filed plans for an ultra-exclusive development across an amalgamated 3,662 sqm site at <a href="https://www.apartments.com.au/new-apartments/104-106-st-georges-road-toorak-vic-3142">104 and 106 St Georges Road</a>.

The proposal would replace two existing homes on the riverfront site with a five-level apartment building cascading down the steeply sloping land toward the Yarra River. Designed by Charles Wright Architects, the development has been carefully shaped around the site’s topography and river environs, with the upper levels stepping back to reduce visual bulk from both St Georges Road and the Yarra corridor.

Planning documents describe the proposal as “a site layout and building typology that is consistent with the emerging character of the area and which provides exceptional amenity for future residents without compromising that of neighbouring properties.”&nbsp;

The scheme comprises 12 apartments, including 10 three-bedroom residences, one one-bedroom apartment, and a substantial split-level five-bedroom penthouse. A 624 sqm communal rooftop terrace will crown the building, while three undercroft levels embedded into the hillside will accommodate apartments and basement parking.

The design leverages the site’s dramatic northern outlook across the Yarra River, with living areas and balconies oriented toward the water. A central atrium running the full height of the building is intended to draw natural light deep into the residences and improve internal amenity.

Landscape architecture by <a href="https://www.apartments.com.au/landscape-architect/jack-merlo">Jack Merlo Design &amp; Landscape</a> will play a major role in softening the built form, particularly along the river edge where significant setbacks have been introduced. The proposal includes a minimum 30-metre setback from the Yarra River boundary, preserving a substantial landscaped buffer between the development and the waterway.

While a mature English Oak near the front of the site is proposed for removal, the plans retain a large English Elm closer to the riverfront, alongside other established vegetation in the lower section of the property.

Architecturally, the building adopts strong horizontal forms with expansive glazing and curved balcony edges facing the river. Planning documents note the upper levels “adopt a receding form” to ensure the building responds appropriately to the Yarra River environs overlay controls.&nbsp;

The surrounding streetscape is characterised by large contemporary homes embedded into the hillside, many presenting as modest one or two-storey forms to the street before expanding toward the river frontage below. The planning report notes this established pattern heavily influenced the massing strategy for Toorak Pavilion.&nbsp;

Until the recent sale of the landmark Clendon Road mansion Coonac for around $130 million, St Georges Road held the state's most expensive home, the $80,000,088 derelict "Ghost House" mansion that was bought by crypto king Ed Craven.&nbsp;

Blair House, also on St Georges Road, sold for $74.5 million in 2022.

First look: Toorak Pavilions slated for dress circle St Georges Road

Six months after a development site on Kangaroo Point’s Shafston Avenue sold for $6.55 million, plans have been lodged for a 23-storey apartment tower.

A company named JMT Mega Capital, understood to be interstate investors when the 1,222 sqm double block traded late last year through Patona Property, is proposing an 84-apartment development in place of the existing low-rise buildings.

The slender tower at <a href="https://www.apartments.com.au/new-apartments/212-220-shafston-avenue-east-brisbane-qld-4169">212–220 Shafston Avenue</a>, overlooking the Brisbane River, has been designed by <a href="https://www.apartments.com.au/architects/aplus-design-group">Aplus Design Group</a>. It will comprise a mix of one-, two- and three-bedroom apartments above six basement levels, topped by rooftop resident amenities.

The development has been designed as a vertically articulated tower with recessed balconies, curved façades and planted edges intended to soften its scale within the evolving Shafston Avenue skyline. In the submitted Urban Design Report, Aplus Design Group said the tower had been “shaped with a slender vertical expression, articulated façades, recessed balcony zones, integrated planting and a clearly defined podium relationship, helping to reduce perceived bulk and create a more elegant contribution to the Shafston Avenue streetscape and broader Kangaroo Point skyline.”

The scheme comprises 84 apartments, including 25 one-bedroom units, 34 two-bedroom apartments and 25 three-bedroom residences. A total of 104 car spaces are proposed across six basement levels, including resident, visitor and accessible parking.

Residents will have access to rooftop communal open space and shared amenities, while the development also incorporates deep planting zones and subtropical landscaping throughout the podium and tower levels. The project includes 35 per cent communal space coverage across the site and a 17.5 per cent deep soil zone allocation to support urban greening outcomes.

The application exceeds the mapped building height under the Kangaroo Point Peninsula Neighbourhood Plan and is being assessed under Brisbane City Council’s impact assessment pathway. The design team argues the additional height is supported by the site’s strategic inner-city location, existing high-density zoning, and proximity to transport and employment hubs.

“The design has been developed to make better use of a well-serviced urban site within an established high-density residential setting, while improving the street presentation and overall quality of the public realm interface,” the report states.

The <a href="https://www.apartments.com.au/architects/fk-australia">FK</a>-designed development at <a href="https://www.apartments.com.au/new-apartments/65-67-mercer-street-geelong-vic-3220">65-67 Mercer Street</a> has now been referred to Victoria’s Planning Minister. The site sits opposite the Geelong rail corridor and immediately south of the heritage-listed St Peter and Paul’s Catholic Church and Ashby Hall precinct.

Rather than compete with the neighbouring ecclesiastical buildings, the proposal adopts a sculpted podium intended to reference the materiality and scale of the heritage context. Planning documents note the design draws cues from the “dark stone brick” church and surrounding masonry buildings, while the tower above transitions into a softer, curved form oriented toward Corio Bay and the Geelong waterfront.

The mixed-use project would replace an existing low-rise commercial building and surface parking area on the 3,320 sqm corner site. FK’s urban context report describes the proposal as a residential development comprising apartments, resident amenities, commercial space, and integrated landscaping positioned to maximise bay views and northern sunlight access.

Renders show a deeply articulated tower with curved balconies stepping above a lower masonry podium that frames a landscaped forecourt facing Mercer Street. The design intentionally preserves sightlines toward the adjacent church buildings, with the podium scaled to reinforce the heritage edge before the tower recedes upward.

Development giant&nbsp;<a href="https://www.apartments.com.au/developers/hamton">Hamton</a> and joint venture partner Hostplus have revealed the next residential stage of their $3 billion Moonee Valley Park masterplan, lodging plans for 512 more apartments within the precinct on surplus racecourse land at 110 Wilson Street, Moonee Ponds.

The proposed development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/trackside-house-110-wilson-street-moonee-ponds-vic-3039">Trackside Gardens</a>&nbsp;in the planning application, follows the <a href="https://www.apartments.com.au/news/vic/first-look-exclusive-hamton-and-hostplus-reveal-sixth-stage-of-moonee-valley-park-masterplan">recent unveiling of the sixth-stage Cox Place Precinct</a> and continues the long-running transformation of the Moonee Valley Racecourse into one of Melbourne’s largest urban renewal projects.

Positioned on the north-eastern edge of the racecourse adjacent to CityLink, Trackside Gardens will comprise three residential buildings rising between 61.8 metres and 86.4 metres within a heavily landscaped precinct shaped by Hamton’s Nature Based Cities framework.

The project forms part of the broader Moonee Valley Park redevelopment being delivered by Hamton, Hostplus and the Moonee Valley Racing Club, which is reshaping the 40-hectare racecourse site into a mixed-use neighbourhood with housing, retail, commercial space, hotels, parkland and community infrastructure.

Trackside Gardens sits separately to the recently proposed Cox Place Precinct, a five-building stage comprising around 1,100 residences, two build-to-rent buildings, two build-to-sell towers, retail, office space, and a hotel overlooking the racetrack. Together, the projects continue to accelerate housing delivery across the precinct.

“The proposal incorporates principles of biophilic design, with landscape and environmentally sustainable development influencing the ultimate design response of the buildings and prioritising the ground plane to ensure a high amenity for both occupants and visitors.”&nbsp;

Trackside Gardens will deliver 512 apartments across the three buildings, alongside 518 basement car spaces and 523 bicycle spaces. Around 20 per cent affordable housing is proposed across the broader North East Precinct, equating to around 158 dwellings.&nbsp;

The affordable housing component will be concentrated within the Wilson East building, while the remaining apartments are expected to be delivered as build-to-sell residences.

Trackside Gardens has been designed around Hamton’s Nature Based Cities initiative, founded by Executive Chair Paul Hameister OAM in partnership with the University of Melbourne, Urbis, Ark Resources and Tract. The initiative promotes integrating higher-density urban development with significant biodiversity, tree canopy and landscape outcomes.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

Soaring demand in all coastal Queensland markets is seeing developers fast-track their projects in an attempt to meet the continued demand from inter and outer state buyers.

The latest project to be fast tracked is in the $650 million townhouse development Serenity 4212, one of the largest waterfront projects currently underway on the Gold Coast.

The joint Helensvale venture between Keylin and Kinstone Group, adjacent to Hope Island,&nbsp;will see the third stage&nbsp;of Serenity Reserve brought forward after the sell outs of stage one and two, Serenity Waters and Serenity Green.

Serenity Reserve will comprise 83 townhomes each with four bedrooms and two bathrooms. Designed by architectural firm DBI in conjunction with Modulus Architecture, prices for the townhomes&nbsp;will start from $548,000.

Serenity Reserve residences will sit next to&nbsp;a dedicated natural reserve community park, part of 27 hectares being gifted by Keylin to the city council.

Sydney apartments continued their growth pattern over March, posting 2.1 per cent gains, according to property data firm CoreLogic.

The monthly growth was only bettered by Hobart (+4.9 pr cent) and Darwin (+3.4 per cent).

Sydney's March gains put units in Harbour capital up 3.2 per cent over the first quarter of 2021, already off-setting the losses occurred over 2020 to be 0.2 per cent up over the last 12 months.

The March gains follow a 1.2 per cent growth in February and -0.1 per cent declines over January.

Sydney's median apartment value is now $755,360, up from the $738,254 last month and $734,198 at the start of the year.

Last month CoreLogic's head of research Tim Lawless says there were tentative signs the trend of the housing market performing considerably stronger than the unit market could become less obvious.

Now Lawless says the unit market has turned a corner.

Apartments across Melbourne continued to see solid price growth over March, with values jumping 2.1 per cent over the month.

That's the latest figures from property data firm CoreLogic, who have seen units values rising in Melbourne since October.

February the Victorian capital saw a growth of 1.2 per cent, which had been the largest gain since late 2019 before the March figures were revealed.

It's put Melbourne apartments 3.2 per cent up over the first quarter of 2021 after more modest 0.1 per cent gains in January. The quarterly unit performance is only behind Hobart (+8.6 per cent) and Sydney (+3.2 per cent).

Melbourne's median apartment values is now $593,121, up from $582,833 in February and $577,206 at the start of the year.

April 2021: How did Melbourne apartments perform over March?

The Gold Coast developer Aniko Group have lodged plans for a $48 million luxury townhouse development in Hope Island.

They&#39;re hoping that, depending on sign off from the Gold Coast City Council, they will be able to start building the 58 luxury townhouses this year and have them completed by the middle of 2022.

The townhouse project at&nbsp;31-35 Grant Avenue sits next to Aniko&#39;s hugely successful $140 million apartment development 1 Grant Avenue (below), which&nbsp;they have nearly sold out. It&#39;s also near their $130 million residential precinct at 6-8 Sickle Avenue on the Hope Island waterfront which is soon to begin construction.

The approval&nbsp;paves&nbsp;the way for a 219-lot residential community on the 24.6 hectare site within the Ripley Valley Priority Developer Area. There will also be a service station and convenience&nbsp;precinct as part of the development.

The proposed development will be delivered over five stages, comprising diverse housing lots averaging 400 sqm. Construction is scheduled to later this year with completion due in mid 2023.

&ldquo;This is one of south-east Queensland&rsquo;s fastest-growing urban areas, and it&rsquo;s also proving to be equally strong in terms of job growth, so we see a great future ahead for the project,&quot; George Mastrocostas said,

&ldquo;While the appeal of this region began with affordability, increasingly we are seeing more buyers choosing the western growth corridor for lifestyle. South Ripley will be a big part of this growth story and we are pleased to be part of it.&rdquo;

About a third of the site, which is bounded by Barrams Road and Cumner Road at White Rock, is dedicated to open space as Aniko Group takes a master-planned approach to its latest project.

This will include a 5000 sqm neighbourhood recreation park which will link up with two large-scale linear parks that will offer an extra layer of extended green space totalling more than 8.2ha across the new community.

&ldquo;We&rsquo;ve incorporated a fairly dominant green space network within this community, in keeping with the surrounding area,&rdquo; George Mastrocostas added.

&ldquo;The linear parks will tie in with the recreation park which has been designed to become a central focus for residents as the community grows.&nbsp;

&ldquo;We plan to develop the recreation park in the very early stages for the immediate benefit of residents.&rdquo;

The Melbourne developer Riverlee have commenced construction at their $2 billion New Epping community in Melbourne's north.

Stage one, which was fast-tracked under the Victorian Government’s Building Victoria Recovery Taskforce, will include a mix of 151 social and affordable homes to be operated by the homelessness services provider Haven; Home, Safe, as well as the $133 million Northern Private Hospital, to be operated by Ramsay Health Care.

They will make up part of the 51 hectare New Epping, a redevelopment of the former Epping Quarry, which Riverlee bought in 2015, around 15 years after the quarry ceased its operations.

There is slated to be over 2,500 townhouses and apartments as part of the development, as well as a new health and commercial office precinct.

The stage one residences are estimated to be completed by May 2022.

Riverlee development director David Lee says the groundbreaking milestone is significant for the community in Melbourne’s north, positioning Epping as the centre of activity in the region, following collaboration with the City of Whittlesea, state government and project partners to achieve the works. 

“Together with our project partners, local council and the state government, we are excited to be commencing Stage 1 at New Epping –a project that will play a huge role in meeting the healthcare and housing demands of this growing area," Lee says.

"The diverse mix of housing, health and commercial uses will create a vibrant culture and community with a focus on wellness and sustainability. 

“Our vision for New Epping will take urban regeneration to a new level and bring an inner-city offering to the suburbs. The site no doubt has its challenges and we thank the state government for recognising the needs of this region by fast-tracking the work under the Building Victoria Recovery Taskforce,” he says. 

"Riverlee carefully selected its project partners to ensure that New Epping would be a leader in healthcare and support services for residents, with Ramsay Health Care the largest private hospital operator in Australia and Haven; Home Safe known for its integrated approach to housing and services.

Figurehead Construction will begin building the development of just 16 apartments at 993 Burke Road in April, to plans drawn up by Carr Design.

Landscape architect Jack Merlo designed the 420 sqm garden around its centrepiece, a 200-year-old blue gum. It is being marketed as reminiscent of the locked gardens in London.

Trackside Kensington apartment block passed in at $5.8 million

The Double Bay apartment block Monterey sold at Monday auction for $6,8 million. There are seven apartments in the 1920s complex at 256 New South Head Road, up the hill from the village.

It was marketed by NG Farah agent Joe Recep as "a rare entire apartment block offering."

Buyers were advised there was scope to "add further value" with the potential to sell the apartments separately.

The building was already a strata block with the units sold off separately in the early 1990s. The apartments were mostly three bedroom, two bathroom with high ceilings and bay windows.

The most recently available apartment was at a $550 a week asking rental, down on its peak $750 a week rate sought in 2015. It was up for rent at $350 a week. in 2005.

The period building came with a wide timber staircase.

The bidding at Cooley Auctions opened at $6 million. There were just the two bidders competing.

The vendor had accumulated all seven apartments between 2001 and 2008 at a $2.5 million cost.

Monterey is diagonally opposite the 2018-completed Golden Age complex, Essence which is a striking strata complex at 315-321 New South Head Road.
