Toorak's dress circle St Georges Road, home to some of the city's priciest homes, is set for a rare new apartment development.

Blood Diamond Group, an entity tied to Tina Brandi, wife of David Brandi who has been a prolific bidder on The Block over the years, has filed plans for an ultra-exclusive development across an amalgamated 3,662 sqm site at <a href="https://www.apartments.com.au/new-apartments/104-106-st-georges-road-toorak-vic-3142">104 and 106 St Georges Road</a>.

The proposal would replace two existing homes on the riverfront site with a five-level apartment building cascading down the steeply sloping land toward the Yarra River. Designed by Charles Wright Architects, the development has been carefully shaped around the site’s topography and river environs, with the upper levels stepping back to reduce visual bulk from both St Georges Road and the Yarra corridor.

Planning documents describe the proposal as “a site layout and building typology that is consistent with the emerging character of the area and which provides exceptional amenity for future residents without compromising that of neighbouring properties.”&nbsp;

The scheme comprises 12 apartments, including 10 three-bedroom residences, one one-bedroom apartment, and a substantial split-level five-bedroom penthouse. A 624 sqm communal rooftop terrace will crown the building, while three undercroft levels embedded into the hillside will accommodate apartments and basement parking.

The design leverages the site’s dramatic northern outlook across the Yarra River, with living areas and balconies oriented toward the water. A central atrium running the full height of the building is intended to draw natural light deep into the residences and improve internal amenity.

Landscape architecture by <a href="https://www.apartments.com.au/landscape-architect/jack-merlo">Jack Merlo Design &amp; Landscape</a> will play a major role in softening the built form, particularly along the river edge where significant setbacks have been introduced. The proposal includes a minimum 30-metre setback from the Yarra River boundary, preserving a substantial landscaped buffer between the development and the waterway.

While a mature English Oak near the front of the site is proposed for removal, the plans retain a large English Elm closer to the riverfront, alongside other established vegetation in the lower section of the property.

Architecturally, the building adopts strong horizontal forms with expansive glazing and curved balcony edges facing the river. Planning documents note the upper levels “adopt a receding form” to ensure the building responds appropriately to the Yarra River environs overlay controls.&nbsp;

The surrounding streetscape is characterised by large contemporary homes embedded into the hillside, many presenting as modest one or two-storey forms to the street before expanding toward the river frontage below. The planning report notes this established pattern heavily influenced the massing strategy for Toorak Pavilion.&nbsp;

Until the recent sale of the landmark Clendon Road mansion Coonac for around $130 million, St Georges Road held the state's most expensive home, the $80,000,088 derelict "Ghost House" mansion that was bought by crypto king Ed Craven.&nbsp;

Blair House, also on St Georges Road, sold for $74.5 million in 2022.

First look: Toorak Pavilions slated for dress circle St Georges Road

Six months after a development site on Kangaroo Point’s Shafston Avenue sold for $6.55 million, plans have been lodged for a 23-storey apartment tower.

A company named JMT Mega Capital, understood to be interstate investors when the 1,222 sqm double block traded late last year through Patona Property, is proposing an 84-apartment development in place of the existing low-rise buildings.

The slender tower at <a href="https://www.apartments.com.au/new-apartments/212-220-shafston-avenue-east-brisbane-qld-4169">212–220 Shafston Avenue</a>, overlooking the Brisbane River, has been designed by <a href="https://www.apartments.com.au/architects/aplus-design-group">Aplus Design Group</a>. It will comprise a mix of one-, two- and three-bedroom apartments above six basement levels, topped by rooftop resident amenities.

The development has been designed as a vertically articulated tower with recessed balconies, curved façades and planted edges intended to soften its scale within the evolving Shafston Avenue skyline. In the submitted Urban Design Report, Aplus Design Group said the tower had been “shaped with a slender vertical expression, articulated façades, recessed balcony zones, integrated planting and a clearly defined podium relationship, helping to reduce perceived bulk and create a more elegant contribution to the Shafston Avenue streetscape and broader Kangaroo Point skyline.”

The scheme comprises 84 apartments, including 25 one-bedroom units, 34 two-bedroom apartments and 25 three-bedroom residences. A total of 104 car spaces are proposed across six basement levels, including resident, visitor and accessible parking.

Residents will have access to rooftop communal open space and shared amenities, while the development also incorporates deep planting zones and subtropical landscaping throughout the podium and tower levels. The project includes 35 per cent communal space coverage across the site and a 17.5 per cent deep soil zone allocation to support urban greening outcomes.

The application exceeds the mapped building height under the Kangaroo Point Peninsula Neighbourhood Plan and is being assessed under Brisbane City Council’s impact assessment pathway. The design team argues the additional height is supported by the site’s strategic inner-city location, existing high-density zoning, and proximity to transport and employment hubs.

“The design has been developed to make better use of a well-serviced urban site within an established high-density residential setting, while improving the street presentation and overall quality of the public realm interface,” the report states.

A new 25-storey apartment tower proposed for Mercer Street would push Geelong’s western gateway skyline higher, with Morphy Birrell Property Group lodging plans for a project directly beside one of the city’s most significant heritage streetscapes.

The <a href="https://www.apartments.com.au/architects/fk-australia">FK</a>-designed development at <a href="https://www.apartments.com.au/new-apartments/65-67-mercer-street-geelong-vic-3220">65-67 Mercer Street</a> has now been referred to Victoria’s Planning Minister. The site sits opposite the Geelong rail corridor and immediately south of the heritage-listed St Peter and Paul’s Catholic Church and Ashby Hall precinct.

Rather than compete with the neighbouring ecclesiastical buildings, the proposal adopts a sculpted podium intended to reference the materiality and scale of the heritage context. Planning documents note the design draws cues from the “dark stone brick” church and surrounding masonry buildings, while the tower above transitions into a softer, curved form oriented toward Corio Bay and the Geelong waterfront.

The development forms “Stage 5” of Morphy Birrell Property Group’s broader Mercer Street precinct strategy, following the completion of the 21-storey Miramar tower on Cavendish Street and several additional approved redevelopment stages nearby. Planning consultants Ratio said the proposal “represents an exemplary development outcome” aligned with the strategic ambitions for Central Geelong’s continued urban renewal.

The mixed-use project would replace an existing low-rise commercial building and surface parking area on the 3,320 sqm corner site. FK’s urban context report describes the proposal as a residential development comprising apartments, resident amenities, commercial space, and integrated landscaping positioned to maximise bay views and northern sunlight access.

Renders show a deeply articulated tower with curved balconies stepping above a lower masonry podium that frames a landscaped forecourt facing Mercer Street. The design intentionally preserves sightlines toward the adjacent church buildings, with the podium scaled to reinforce the heritage edge before the tower recedes upward.

Bus services run directly along Mercer Street, while the Corio Bay foreshore sits around 100 metres north of the site.

The proposal arrives amid accelerating redevelopment across central Geelong, where planning policy continues to encourage higher-density housing close to transport infrastructure and the waterfront. Mercer Street in particular has emerged as a focal point for taller apartment development due to its proximity to Geelong Station, the bay, and major civic infrastructure.

Development giant&nbsp;<a href="https://www.apartments.com.au/developers/hamton">Hamton</a> and joint venture partner Hostplus have revealed the next residential stage of their $3 billion Moonee Valley Park masterplan, lodging plans for 512 more apartments within the precinct on surplus racecourse land at 110 Wilson Street, Moonee Ponds.

The proposed development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/trackside-house-110-wilson-street-moonee-ponds-vic-3039">Trackside Gardens</a>&nbsp;in the planning application, follows the <a href="https://www.apartments.com.au/news/vic/first-look-exclusive-hamton-and-hostplus-reveal-sixth-stage-of-moonee-valley-park-masterplan">recent unveiling of the sixth-stage Cox Place Precinct</a> and continues the long-running transformation of the Moonee Valley Racecourse into one of Melbourne’s largest urban renewal projects.

Positioned on the north-eastern edge of the racecourse adjacent to CityLink, Trackside Gardens will comprise three residential buildings rising between 61.8 metres and 86.4 metres within a heavily landscaped precinct shaped by Hamton’s Nature Based Cities framework.

The project forms part of the broader Moonee Valley Park redevelopment being delivered by Hamton, Hostplus and the Moonee Valley Racing Club, which is reshaping the 40-hectare racecourse site into a mixed-use neighbourhood with housing, retail, commercial space, hotels, parkland and community infrastructure.

Trackside Gardens sits separately to the recently proposed Cox Place Precinct, a five-building stage comprising around 1,100 residences, two build-to-rent buildings, two build-to-sell towers, retail, office space, and a hotel overlooking the racetrack. Together, the projects continue to accelerate housing delivery across the precinct.

“The proposal incorporates principles of biophilic design, with landscape and environmentally sustainable development influencing the ultimate design response of the buildings and prioritising the ground plane to ensure a high amenity for both occupants and visitors.”&nbsp;

Trackside Gardens will deliver 512 apartments across the three buildings, alongside 518 basement car spaces and 523 bicycle spaces. Around 20 per cent affordable housing is proposed across the broader North East Precinct, equating to around 158 dwellings.&nbsp;

The affordable housing component will be concentrated within the Wilson East building, while the remaining apartments are expected to be delivered as build-to-sell residences.

Trackside Gardens has been designed around Hamton’s Nature Based Cities initiative, founded by Executive Chair Paul Hameister OAM in partnership with the University of Melbourne, Urbis, Ark Resources and Tract. The initiative promotes integrating higher-density urban development with significant biodiversity, tree canopy and landscape outcomes.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

The Gold Coast developer Cru Collective is jumping on the hype that has been surrounding Kirra Beach in recent years.

Cru, who sold out their $40 million Siarn Palm Beach development in September last year, have acquired a prime 635 sqm corner site at 2 Musgrave Street, on the corner of Musgrave and Winston Street.

Cru Collective managing director Chris Bolger they were attracted to the site’s uniqueness and iconic location, being the northern point, and entry statement to Gold Coast’s most famous beach – Kirra.

Bolger says they took on feedback from the luxury apartment buyers from Siarn to ensure all of their needs and more would be catered for in the new project.

“We expect strong local and national interest in the project, given continued the influx of high-end purchasers to the Gold Coast from all over the country,” said Mr Bolger.

Bolger said there had been a significant increase in the level of inquiry, especially from interstate and overseas buyers, through the second half of last year and that momentum was continuing to build this year.

“While location is critical, the product is key to these savvy buyers and we work closely with our consultants to ensure our projects are second to none,” said Mr Bolger.

The Musgrave site was bought with approval for 14 full-floor luxury apartments, already secured by its former owner, local cosmetic physician Sanjay Mohindra.

But Cru are working with their design team to refine the existing plans, which are pictured below.

Kirra has been a sought-after location in Coolangatta in recent years, with Spyre Group recently announcing the sell-out of MAYA at Kirra.

The family ran developer KTQ Group are also redeveloping the landmark Kirra Beach Hotel, with their Miles Residences apartments one of the hottest commodities on the coast.

A 36,000sqm residential development site at Officer in Melbourne's south east has been sold to the Satterley Property Group, one of Australia’s largest residential land developers.

The $11.26 million site will accomodate around 110 dwellings, some 48 km from Melbourne's Central Business District, located within the Shire of Cardinia local government area.

The sale was negotiated by Clinton Baxter, Mark Stafford and Julian Heatherich of Savills. Baxter, the state director at Savills, advised the market for ready-to-develop land in the growth corridors of Melbourne now exceeded the previous peak of 2017.

"Developers are unable to supply residential lots into the market quickly enough to meet demand driven by ultra-low interest rates and government stimulus incentives," he said. “The property sold on a land rate of $1,251,000 / acre. It last traded at $885,000 in 2005.

“Whilst the vendor family had a range of compelling offers to select from, they felt most comfortable to sell to Satterley who has been busy developing its highly successful 1700 dwelling Arcadia estate in Officer,” Baxter noted.

With a median house price of $593,000, and a rental yield of 3.5%, Officer has been popular among home buyers due to its accessibility to the Princes Freeway.

The master-planned community, Arcadia will come with a future town centre, two nearby train stations and three new schools at its doorstep.

Recent releases such as The Reserve, a collection of 2 and 3-bedroom townhomes designed and built by Porter Davis, have sold out.

Urban’s top suburbs for VIC first home buyers in Q1 2021

A boom in mixed-use or other sector projects has seen Melbourne record a lift of almost eight per cent in the Q1 2021, according to the latest RLB Crane Index.

Over the last six months there have been 15 cranes added, with four added to each of the $800 million Caulfield Village in Caulfield North and the $220 million Richmond Quarter.

Three cranes were added to the Elizabeth north project in Elizabeth Street, bringing their total number of cranes to four.

West Side Place Stage two also has four cranes, while there are three cranes are located at QVM Residences, Sapphire by the Gardens and Union Quarter. These six projects account for 22 of the 39 mixed-use cranes in Melbourne, according to RLB.

The cranes came down at the now completed Docklands Residences in Docklands. Developed by Capital Alliance, Docklands Residences comprises 88 apartments which have been built above a 200 room Marriott Hotel, the first built in Australia for over two decades.

Cranes in inner Melbourne fell by seven to 95, the lowest since Q2 2018. That was primarily caused by the completion or near completion of many residential projects which saw residential cranes fall by 16 to 28.

Brisbane's construction activity appears to be coming out of the doldrums, with 48 cranes added across the city over the past six months.

It bucked the trend of Queensland's 2020 drop-off in construction activity, with building work trending below the decade average for most key indicators.

The Rider Levett Bucknall's Q1 2021 Crane Index paints a much more promising picture for Brisbane's construction activity, with the number of cranes added the largest increase in Brisbane's crane numbers since the inception of the index just over seven years ago.

The index jumped from 68 to 97, with 27 cranes also removed from the city. There are now 71 cranes active across the Brisbane area.

Residential cranes remain the largest sector in Brisbane, accounting for almost 50 per cent of the cranes across Brisbane. Over the last six month, residential cranes have increased to 34 per cent, up by 12 previously.

This includes new developments starting in Ascot, Brisbane, Cannon Hill, Coorparoo, East Brisbane, Fortitude Valley, Hawthorne, Norman Park, South Brisbane, St Lucia and Yeronga. There have been two projects commence in Indooroopilly, New Farm, Newstead and Seven Hills, with three in Woolloongabba.

The mixed-use sector is the next largest sector, dominated by the nine cranes assisting the Queen's Wharf development. They account for 12 per cent of all the cranes in Brisbane.

The longstanding Queenslander developer Devine Development Group is the latest to join the ever-growing index not wanting to miss out on the current Gold Coast apartment demand.

They've lodged plans for Alba Residences, a $105 million apartment project at North Burleigh.

Set on the dress circle Esplanade facing the beach, the 21 level tower designed by Bureau Proberts will comprise half and full floor residences catering for the top end of the market, with prices starting from $2.25 million.

The full floor apartments will span around 435 sqm and will have four bedrooms, a multi-purpose room, and four bathrooms, while the collection of half-floor apartments will have around 218 sqm of living space with three bedrooms.

The Melbourne-based Mim Design are handling the interior. There will be a lifestyle podium for residents where there will be a swimming pool and a gym.

It will sit on Esplanade, just down the road from 88 Burleigh, the $90 million tower by Allure Property Corporation.

Demand for apartments in Burleigh Heads continues to soar as a surge of interstate buyers is creating a critical shortage of supply, particularly for three bedroom apartments which are being snapped up by downsizers.

Adam Young of Burleigh Heads’ Black and Young Real Estate, who has been selling real estate in the area for over three decades, says he has never seen the market in Burleigh so strong.

Burleigh is the ‘go to’ destination on the Gold Coast as a lifestyle, entertainment and dining precinct and real estate sales are reflecting the suburb’s newfound popularity.

“The market is very strong, driven by interstate migration and downsizers who see apartment living in Burleigh Heads as under-valued given its central location and the national park setting which is not unlike Noosa,” Young says.

The end of the JobKeeper payment program will not represent a systemic risk for mortgage defaults in the housing market, according to Pete Wargent from BuyersBuyers.com.au.

But Wargent suggests at the individual level there might be the potential for mortgage stress after a modest increase in unemployment.

“However, the risks of widespread mortgage default have thankfully materially subsided for a number of reasons.”
 
"Housing prices are now rising almost across the board, significantly reducing the willingness to default, and lenders have more flexibility to offer interest-only terms or work with borrowers in hardship.

Wargent noted that most importantly, the latest update from APRA on loan deferrals showed a huge swing towards the resumption of repayments, to the extent that only $11.7 billion of housing loans remained deferred, or approximately 0.7 per cent of housing loans by value. 

The ABS reported that private sector job vacancies have increased by 29 per cent since February 2020, to comfortably exceed pre-pandemic levels, while public sector vacancies were also up by 13 per cent over the past year.
 
Unit rents have fallen in the inner cities, but so too have mortgage rates. And, as workers return to offices in the most populous cities, vacancies have generally begun to fall as reduced rents are luring tenants back in.”
 
“Property investors are also turning their attention to units, in search of bargains, which is supporting prices. Analysts are always looking for mortgage stress, but at the macro level, it’s not much in evidence” Mr Wargent said.
 
Mr Wargent said “the risks are generally higher in Melbourne’s high-rise unit market, with more loans remaining deferred than elsewhere in Australia after the state’s extended lockdown period, and higher vacancy rates for units in the CBD”.
 
“However, since most of these properties are owned by investors, overall, the risk of widespread forced selling is low. Local buyer’s agents are already reporting that unit prices are rising ex-CBD, so the mortgage default risks are declining all the time” Mr Wargent said.</body></html>
