Toorak's dress circle St Georges Road, home to some of the city's priciest homes, is set for a rare new apartment development.

Blood Diamond Group, an entity tied to Tina Brandi, wife of David Brandi who has been a prolific bidder on The Block over the years, has filed plans for an ultra-exclusive development across an amalgamated 3,662 sqm site at <a href="https://www.apartments.com.au/new-apartments/104-106-st-georges-road-toorak-vic-3142">104 and 106 St Georges Road</a>.

The proposal would replace two existing homes on the riverfront site with a five-level apartment building cascading down the steeply sloping land toward the Yarra River. Designed by Charles Wright Architects, the development has been carefully shaped around the site’s topography and river environs, with the upper levels stepping back to reduce visual bulk from both St Georges Road and the Yarra corridor.

Planning documents describe the proposal as “a site layout and building typology that is consistent with the emerging character of the area and which provides exceptional amenity for future residents without compromising that of neighbouring properties.”&nbsp;

The scheme comprises 12 apartments, including 10 three-bedroom residences, one one-bedroom apartment, and a substantial split-level five-bedroom penthouse. A 624 sqm communal rooftop terrace will crown the building, while three undercroft levels embedded into the hillside will accommodate apartments and basement parking.

The design leverages the site’s dramatic northern outlook across the Yarra River, with living areas and balconies oriented toward the water. A central atrium running the full height of the building is intended to draw natural light deep into the residences and improve internal amenity.

Landscape architecture by <a href="https://www.apartments.com.au/landscape-architect/jack-merlo">Jack Merlo Design &amp; Landscape</a> will play a major role in softening the built form, particularly along the river edge where significant setbacks have been introduced. The proposal includes a minimum 30-metre setback from the Yarra River boundary, preserving a substantial landscaped buffer between the development and the waterway.

While a mature English Oak near the front of the site is proposed for removal, the plans retain a large English Elm closer to the riverfront, alongside other established vegetation in the lower section of the property.

Architecturally, the building adopts strong horizontal forms with expansive glazing and curved balcony edges facing the river. Planning documents note the upper levels “adopt a receding form” to ensure the building responds appropriately to the Yarra River environs overlay controls.&nbsp;

The surrounding streetscape is characterised by large contemporary homes embedded into the hillside, many presenting as modest one or two-storey forms to the street before expanding toward the river frontage below. The planning report notes this established pattern heavily influenced the massing strategy for Toorak Pavilion.&nbsp;

Until the recent sale of the landmark Clendon Road mansion Coonac for around $130 million, St Georges Road held the state's most expensive home, the $80,000,088 derelict "Ghost House" mansion that was bought by crypto king Ed Craven.&nbsp;

Blair House, also on St Georges Road, sold for $74.5 million in 2022.

First look: Toorak Pavilions slated for dress circle St Georges Road

Six months after a development site on Kangaroo Point’s Shafston Avenue sold for $6.55 million, plans have been lodged for a 23-storey apartment tower.

A company named JMT Mega Capital, understood to be interstate investors when the 1,222 sqm double block traded late last year through Patona Property, is proposing an 84-apartment development in place of the existing low-rise buildings.

The slender tower at <a href="https://www.apartments.com.au/new-apartments/212-220-shafston-avenue-east-brisbane-qld-4169">212–220 Shafston Avenue</a>, overlooking the Brisbane River, has been designed by <a href="https://www.apartments.com.au/architects/aplus-design-group">Aplus Design Group</a>. It will comprise a mix of one-, two- and three-bedroom apartments above six basement levels, topped by rooftop resident amenities.

The development has been designed as a vertically articulated tower with recessed balconies, curved façades and planted edges intended to soften its scale within the evolving Shafston Avenue skyline. In the submitted Urban Design Report, Aplus Design Group said the tower had been “shaped with a slender vertical expression, articulated façades, recessed balcony zones, integrated planting and a clearly defined podium relationship, helping to reduce perceived bulk and create a more elegant contribution to the Shafston Avenue streetscape and broader Kangaroo Point skyline.”

The scheme comprises 84 apartments, including 25 one-bedroom units, 34 two-bedroom apartments and 25 three-bedroom residences. A total of 104 car spaces are proposed across six basement levels, including resident, visitor and accessible parking.

Residents will have access to rooftop communal open space and shared amenities, while the development also incorporates deep planting zones and subtropical landscaping throughout the podium and tower levels. The project includes 35 per cent communal space coverage across the site and a 17.5 per cent deep soil zone allocation to support urban greening outcomes.

The application exceeds the mapped building height under the Kangaroo Point Peninsula Neighbourhood Plan and is being assessed under Brisbane City Council’s impact assessment pathway. The design team argues the additional height is supported by the site’s strategic inner-city location, existing high-density zoning, and proximity to transport and employment hubs.

“The design has been developed to make better use of a well-serviced urban site within an established high-density residential setting, while improving the street presentation and overall quality of the public realm interface,” the report states.

The <a href="https://www.apartments.com.au/architects/fk-australia">FK</a>-designed development at <a href="https://www.apartments.com.au/new-apartments/65-67-mercer-street-geelong-vic-3220">65-67 Mercer Street</a> has now been referred to Victoria’s Planning Minister. The site sits opposite the Geelong rail corridor and immediately south of the heritage-listed St Peter and Paul’s Catholic Church and Ashby Hall precinct.

Rather than compete with the neighbouring ecclesiastical buildings, the proposal adopts a sculpted podium intended to reference the materiality and scale of the heritage context. Planning documents note the design draws cues from the “dark stone brick” church and surrounding masonry buildings, while the tower above transitions into a softer, curved form oriented toward Corio Bay and the Geelong waterfront.

The mixed-use project would replace an existing low-rise commercial building and surface parking area on the 3,320 sqm corner site. FK’s urban context report describes the proposal as a residential development comprising apartments, resident amenities, commercial space, and integrated landscaping positioned to maximise bay views and northern sunlight access.

Renders show a deeply articulated tower with curved balconies stepping above a lower masonry podium that frames a landscaped forecourt facing Mercer Street. The design intentionally preserves sightlines toward the adjacent church buildings, with the podium scaled to reinforce the heritage edge before the tower recedes upward.

Development giant&nbsp;<a href="https://www.apartments.com.au/developers/hamton">Hamton</a> and joint venture partner Hostplus have revealed the next residential stage of their $3 billion Moonee Valley Park masterplan, lodging plans for 512 more apartments within the precinct on surplus racecourse land at 110 Wilson Street, Moonee Ponds.

The proposed development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/trackside-house-110-wilson-street-moonee-ponds-vic-3039">Trackside Gardens</a>&nbsp;in the planning application, follows the <a href="https://www.apartments.com.au/news/vic/first-look-exclusive-hamton-and-hostplus-reveal-sixth-stage-of-moonee-valley-park-masterplan">recent unveiling of the sixth-stage Cox Place Precinct</a> and continues the long-running transformation of the Moonee Valley Racecourse into one of Melbourne’s largest urban renewal projects.

Positioned on the north-eastern edge of the racecourse adjacent to CityLink, Trackside Gardens will comprise three residential buildings rising between 61.8 metres and 86.4 metres within a heavily landscaped precinct shaped by Hamton’s Nature Based Cities framework.

The project forms part of the broader Moonee Valley Park redevelopment being delivered by Hamton, Hostplus and the Moonee Valley Racing Club, which is reshaping the 40-hectare racecourse site into a mixed-use neighbourhood with housing, retail, commercial space, hotels, parkland and community infrastructure.

Trackside Gardens sits separately to the recently proposed Cox Place Precinct, a five-building stage comprising around 1,100 residences, two build-to-rent buildings, two build-to-sell towers, retail, office space, and a hotel overlooking the racetrack. Together, the projects continue to accelerate housing delivery across the precinct.

Trackside Gardens will deliver 512 apartments across the three buildings, alongside 518 basement car spaces and 523 bicycle spaces. Around 20 per cent affordable housing is proposed across the broader North East Precinct, equating to around 158 dwellings.&nbsp;

The affordable housing component will be concentrated within the Wilson East building, while the remaining apartments are expected to be delivered as build-to-sell residences.

Trackside Gardens has been designed around Hamton’s Nature Based Cities initiative, founded by Executive Chair Paul Hameister OAM in partnership with the University of Melbourne, Urbis, Ark Resources and Tract. The initiative promotes integrating higher-density urban development with significant biodiversity, tree canopy and landscape outcomes.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

Prospective house buyers across Sydney are continuing to pivot their property search away from houses, which continue to reach record highs.

CoreLogic recently conducted a study which found 99.9 per cent of houses across Sydney were unaffordable for a quarter of city residents. Houses in more than 1000 suburbs across Sydney were out of reach for the bottom 25 per cent of income earners.

The median unit price across Sydney is now some 66 per cent lower than Sydney&#39;s median house price which has soared past its record highs.

It&#39;s pushed potential house buyers who are becoming priced out of the housing market&nbsp;toward the apartment market, which is still showing continued growth, however not as strong as the housing market.

Crown Group have reported a spike in sales at their Waterloo project Mastery by Crown, after seeing a 200 per cent increase in traffic and sales in the last two months.

The Meriton founder Harry Triguboff once again leads the strong property industry presence amid the 200 individuals and families on the 2021 AFR Rich List.

But iron ore was the winner when for the second year Gina Rinehart was at No.1 with her $31 billion fortune up from $28.9 billion in the 2020 list published last November, followed again by Andrew Forrest with $27.2 billion, up from $23 billion last time.

Ofcourse the record iron ore prices face pressure from lower-cost supplier countries.

The publication predicts Australia’s technology billionaires may soon top the Rich List with Atlassian founders Mike Cannon-Brookes and Scott Farquhar seeing their fortune pass $20 billion for the first time.

The latest list of real estate billionaires saw some impacted adversely by the pandemic especially those concentrated on city hotels, such as Bob Magid.

Meriton founder Harry Triguboff edged higher to take sixth spot on the list.

The Rich List calculated Triguboff's wealth at $17.27 billion

It noted profits fell at Triguboff’s Meriton Properties in fiscal 2020, to just $19.4 million from $356 million a year earlier, as the pandemic paused unit sales and hit the serviced apartment business. 

The carrying value Meriton ascribes to its assets exceeded $17 billion for the first time. His latest acquisition came in May when he paid $75 million for a Gold Coast apartment development site.

Back in October 2020, The Australian Financial Review assessed Triguboff as the seventh richest Australian by net worth, estimated at A$14.42 billion,

There are 69 individuals or families on the list whose major wealth is credited to property.

Property billionionares took eighth and ninth spot on the latest list with Hui Wing Mau at $11.70 billion after the share price and profits at the Hong Kong-listed Shimao Property Holdings slumped.

Hui holds Australian citizenship after studying for an MBA.

At ninth place, Frank Lowy's wealth was calculated as $8.51 billion having sold out of shopping centres in December 2017.

The Rich List noted Lowy sold Westfield’s international malls to Unibail-Rodamco for $32 billion – nearly treble what that entire company is now worth. 

In 20th place with $4.57 billion sits Dr Chau Chak Wing, a leading figure in the Australian-Chinese community.

Veteran developer Lang Walker is in 21st place at $4.48 billion, with a 4 percent gain over the year. Walker Corporation has recently commenced construction of a masterplanned development north of Adelaide, Riverlea that will see 12,000 housing lots, some 14 years into its project planning. Riverlea will span a 1300 hectare site.

One of the biggest movers on the Rich List was Maha Sinnathamby, the property developer and entrepreneur behind the Greater Springfield Development in Queensland, the largest master-planned community in Australia.

Sinnathamby sits in 64th place at $1.78 billion, up 31 percent on his estimated worth last year.

No change was calculated for Bob Ell at Leda Holdings in 55th place at $1.98 billion. Ell founded Leda in 1976 as a family company and is its executive chairman. Leda has developed more than $190 million in residential properties since 1981 including the recently completed River Meadows Country Estate, a 900-lot residential subdivision at Coomera at the foothills of the Gold Coast hinterland region. Leda's holdings include Cobaki Lakes, a 606-hectare site located south of the Gold Coast with the potential of up to 5,000 occupancies, golf course and town centre.

Sam Tarascio, who heads Salta Properties in Melbourne, is given a $1.54 billion estimated worth, in 75th place. At a recent property industry roundtable, held by The Australian's Rich 250 magazine, Tarascio anticipated that by 2023 Melbourne will have a significant apartment undersupply.

The Sydney based Aqualand boss Jin Lin is given an $843 million estimated worth. Aqualand will shortly welcome its first residents to Blue at Lavender Bay, and then launching AURA, located at the corner of Walker and McLaren Streets, North Sydney.

Sydney developer, Winten's Garry Rothwell saw his wealth jump 14 percent to $700 million. 

Brisbane developer Kevin Seymour's wealth jumped 7 percent to $710 million. 

Melbourne developer Jonathan Hallinan at BPM saw a 2 percent gain to $735 million. 

Larry Kestelman at LK Property rose 3 percent to $85 million.

Perth's Jack Bendat is given a $639 million estimated worth, Melbourne's Andrew and Michael Buxton, who co-founded Becton and now run MAB Corporation, came in at $652 million. Max Beck at $664 million.

Melbourne developer Tim Gurner is on the list with a $609 million estimated worth in the 189th spot, his wealth up 4.8%.

Sydney developer Bob Rose from Rosecorp is on the list at 190 with a $607 million estimated worth.

The cut off wealth needed to be on the latest list is $590 million, with WA property developer Paul Blackburne coming in at 195 with a $596 million estimated worth.
Blackburne has a $1 billion project pipeline.

Billioniare Harry Triguboff again highlights property pathway onto AFR Rich List

There were five registered bidders when Tolemy Stevens from Harcourts Coastal Prestige put the luxury Soul penthouse in Surfers Paradise to auction on Friday afternoon.

Crowning the top four floors of the Soul building, the five bedroom apartment fetched $15.25 million.

The 1070 sqm space with BDA Architects design was offered by Andrew Koloadin who had paid $6.5m for the concrete shell when he bought it from Hong Kong tycoon Tony Fung in 2018.

There had been an initial off the plan $16.85m sale by Juniper Property Development to a Queensland businessman in 2006 but it didn&rsquo;t proceed to settlement.

The $15.25 million sale settles in 30 days. It was a Queensland auction record for residential sale price under the auction hammer.

The $2.8 billion mixed-use development has been designed by COX Architecture and includes an expansive new public park, a full-line supermarket and a childcare centre.

Urban resort-style paradise: OSK Property and Multiplex celebrate Stage One completion of Melbourne Square with the grand opening of their exquisite amenity levels

The Sydney-based luxury developer Sammut Developments are set to expand in to the hot Gold Coast off the plan apartment market.

They&#39;ve lodged plans with the Gold Coast City Council for a new apartment tower in the heart of Surfers Paradise, to be called Coast.

The new tower at 43 Garfield Terrace will rise 35 levels if it gets sign off from the local council and will home just 49 apartments.

The plans by PBD Architects have just two apartments per floor. There will be 36 half floor apartments, two double storey sky homes, 10 full floor sub penthouses and a three level penthouse crowning the development.

That will span over 1,000 sqm and feature a private rooftop pool.

Allen Sammut, director of Sammut Developments, has planned for Coast to become one of a kind in the sunshine state market, elevating the obsession of ultimate beach front living.

&ldquo;We&rsquo;re planning to create one of the most iconic, high-end luxury apartments the Gold Coast has ever seen,&rdquo; he said.

Coast, which sits on the beach side of Garfield Terrace, is set to feature&nbsp;a wrap-around wet edge pool with views that stretch across the iconic coastline. There will be&nbsp;sky gardens, beachfront entertainment rooms and bbq spaces.

The name Coast derived from Sammut&#39;s first ever apartment development in Sydney.

Sammut will develop the project with the Sydney-based investment firm Alceon Group,&nbsp;one of Australia&rsquo;s largest non-bank providers of development finance. Alceon have&nbsp;invested over $4 billion across real estate, private equity/credit, and listed equities investment strategies.

Todd Pepper, executive director of Alceon QLD, said the company was looking forward to delivering a high-end residential precinct that met the strength of the luxury downsizer market.

Tower reveal: Sammut lodge plans for $200 million Surfers Paradise apartment tower, Coast

The Brisbane developer Pikos Group have secured approval for three residential towers in Kangaroo Point.

Pikos had to get sign off from the&nbsp;Land and Environment Court for the ambitious Lambert Street development after a number of complaints from local residents.

The team at Pikos engaged with council and addressed the issues raised within the community for a successful outcome.

&ldquo;We are delighted council has recognised the overall merits of our development and we can now move forward with a benchmark project that will enhance the inherent charm of Kangaroo Point and its future growth,&rdquo; said Pikos Property Group head Pedro Pikos.

&ldquo;The Pikos team is now gearing up to deliver the project and we expect work to commence as early as next month&rdquo; he said.

The project at 108 Lambert Street will see three towers built on the 5285 sqm site.

Kris Kowalski Architects, who designed 300 apartments in the Fortitude Valley&nbsp;tower 289 Wickham Street, submitted amended plans late last year for the Kangaroo Point towers, with the number of apartments scaled back from 300 to 273.

&ldquo;We&rsquo;ve gone back to the drawing board to ensure we continue to deliver a new standard of luxury residential tower development to the area in a well-designed integrated project that blends with and is sensitive to its surrounds.&rdquo;

&ldquo;We&rsquo;re aware of the views raised by some local residents and we want to reassure the community that we&rsquo;ve listened, and we&rsquo;re invested in the future of Kangaroo Point,&rdquo; Pikos said.

&ldquo;Now we are out of the appeal process, we continue to take on board community feedback and are exploring further options to substantially reduce apartment density and traffic volumes&rdquo; he continued.

&ldquo;This project will be the new benchmark for apartment living in terms of spaciousness and amenity on the Kangaroo Point peninsula, where our density is far less than in many existing residential towers in the area,&rdquo; Pikos said.
