A new 25-storey apartment tower proposed for Mercer Street would push Geelong’s western gateway skyline higher, with Morphy Birrell Property Group lodging plans for a project directly beside one of the city’s most significant heritage streetscapes.

The <a href="https://www.apartments.com.au/architects/fk-australia">FK</a>-designed development at <a href="https://www.apartments.com.au/new-apartments/65-67-mercer-street-geelong-vic-3220">65-67 Mercer Street</a> has now been referred to Victoria’s Planning Minister. The site sits opposite the Geelong rail corridor and immediately south of the heritage-listed St Peter and Paul’s Catholic Church and Ashby Hall precinct.

Rather than compete with the neighbouring ecclesiastical buildings, the proposal adopts a sculpted podium intended to reference the materiality and scale of the heritage context. Planning documents note the design draws cues from the “dark stone brick” church and surrounding masonry buildings, while the tower above transitions into a softer, curved form oriented toward Corio Bay and the Geelong waterfront.

The development forms “Stage 5” of Morphy Birrell Property Group’s broader Mercer Street precinct strategy, following the completion of the 21-storey Miramar tower on Cavendish Street and several additional approved redevelopment stages nearby. Planning consultants Ratio said the proposal “represents an exemplary development outcome” aligned with the strategic ambitions for Central Geelong’s continued urban renewal.

The mixed-use project would replace an existing low-rise commercial building and surface parking area on the 3,320 sqm corner site. FK’s urban context report describes the proposal as a residential development comprising apartments, resident amenities, commercial space, and integrated landscaping positioned to maximise bay views and northern sunlight access.

Renders show a deeply articulated tower with curved balconies stepping above a lower masonry podium that frames a landscaped forecourt facing Mercer Street. The design intentionally preserves sightlines toward the adjacent church buildings, with the podium scaled to reinforce the heritage edge before the tower recedes upward.

The planning report highlights the site’s strategic location within 400 metres of key Geelong destinations including Cunningham Pier, the Geelong Station precinct, Deakin University, and the convention centre. Bus services run directly along Mercer Street, while the Corio Bay foreshore sits around 100 metres north of the site.

The proposal arrives amid accelerating redevelopment across central Geelong, where planning policy continues to encourage higher-density housing close to transport infrastructure and the waterfront. Mercer Street in particular has emerged as a focal point for taller apartment development due to its proximity to Geelong Station, the bay, and major civic infrastructure.

Development giant&nbsp;<a href="https://www.apartments.com.au/developers/hamton">Hamton</a> and joint venture partner Hostplus have revealed the next residential stage of their $3 billion Moonee Valley Park masterplan, lodging plans for 512 more apartments within the precinct on surplus racecourse land at 110 Wilson Street, Moonee Ponds.

The proposed development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/trackside-house-110-wilson-street-moonee-ponds-vic-3039">Trackside Gardens</a>&nbsp;in the planning application, follows the <a href="https://www.apartments.com.au/news/vic/first-look-exclusive-hamton-and-hostplus-reveal-sixth-stage-of-moonee-valley-park-masterplan">recent unveiling of the sixth-stage Cox Place Precinct</a> and continues the long-running transformation of the Moonee Valley Racecourse into one of Melbourne’s largest urban renewal projects.

Positioned on the north-eastern edge of the racecourse adjacent to CityLink, Trackside Gardens will comprise three residential buildings rising between 61.8 metres and 86.4 metres within a heavily landscaped precinct shaped by Hamton’s Nature Based Cities framework.

The project forms part of the broader Moonee Valley Park redevelopment being delivered by Hamton, Hostplus and the Moonee Valley Racing Club, which is reshaping the 40-hectare racecourse site into a mixed-use neighbourhood with housing, retail, commercial space, hotels, parkland and community infrastructure.

Trackside Gardens sits separately to the recently proposed Cox Place Precinct, a five-building stage comprising around 1,100 residences, two build-to-rent buildings, two build-to-sell towers, retail, office space, and a hotel overlooking the racetrack. Together, the projects continue to accelerate housing delivery across the precinct.

“The architectural vision for the proposed development centres around buildings in a botanical park setting that champions the important role of nature,” the planning submission states.

“The proposal incorporates principles of biophilic design, with landscape and environmentally sustainable development influencing the ultimate design response of the buildings and prioritising the ground plane to ensure a high amenity for both occupants and visitors.”&nbsp;

Trackside Gardens will deliver 512 apartments across the three buildings, alongside 518 basement car spaces and 523 bicycle spaces. Around 20 per cent affordable housing is proposed across the broader North East Precinct, equating to around 158 dwellings.&nbsp;

The affordable housing component will be concentrated within the Wilson East building, while the remaining apartments are expected to be delivered as build-to-sell residences.

Trackside Gardens has been designed around Hamton’s Nature Based Cities initiative, founded by Executive Chair Paul Hameister OAM in partnership with the University of Melbourne, Urbis, Ark Resources and Tract. The initiative promotes integrating higher-density urban development with significant biodiversity, tree canopy and landscape outcomes.

Planning documents state the development is targeting a 5 Star Green Star Buildings rating, a 7.5-star average NatHERS rating, and “Exemplary” Nature Based Cities certification.&nbsp;

The proposal joins an expanding pipeline of approved and proposed buildings within Moonee Valley Park, including the recently launched Eveline apartments and the approved Grandstand North and South towers.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

Off-the-plan property explained: What is stamp duty?

The Docklands development Seafarers will be immediately recognised with its unique and striking facade when it is completed in 2024.

The $500 million development by the Melbourne-based developer Riverlee on the banks of the Yarra River is part of the rejuvenation of the Northbank precinct at the end of Flinders Street.

The global architecture firm Fender Katsalidis were tasked with reimagining the&nbsp;heritage-protected Goods Shed 5, preserving&nbsp;the only intact remnants from the days before containerisation.

Recently Urban caught up with Nicky Drobis,&nbsp;director at Fender Katsalidis, to discuss the development and how the design came to fruition.

JR: What was the brief for Seafarers from Riverlee?

ND: The brief was to design Melbourne&rsquo;s most dynamic mixed-use precinct, which restored and celebrated the site&rsquo;s heritage as the heart of the development.

It was also to create a development that connected to the Yarra River and the natural environment, resulting in plans for the new park at Seafarers Rest.

The goal was to achieve true diversity within the building with entertainment, health and wellbeing, as well as luxury hotel accommodation.

JR: What interested you in the project? 
 
ND: Beyond the brief itself, and the opportunities it afforded to create a new community within Melbourne, the most interesting part of the project would be the actual building. This is an important part of the revitalisation of the broader Northbank section of the Yarra River, which is undergoing a metamorphosis. The resulting building and community will soon make Seafarers a destination in its own right.

JR: What were the key priorities?

ND: The careful retention and restoration of the heritage-listed Goods Shed No. 5 and the Malcolm Moore Electric Crane were key to celebrating Melbourne and the Yarra River&rsquo;s industrial heritage.

We also prioritised the view opportunities across the site, not only to the river, but back towards the CBD and Docklands areas.

Looking at it holistically, we focused on an environmentally sustainable design that incorporated key initiatives for a development of this scale.

Finally, we wanted to create enchanting and intriguing journeys through unique building experiences for hotel visitors and residents.

JR: Was the string of amenities high on the priority list?

ND: A focus on health and wellbeing was fundamental in the design process of the building. We have designed numerous wellness spaces which directly engage with the natural environment and incorporate living green, in addition to the landscaped terrace spaces.

A selection of private amenities includes a library and lounge, dining rooms, spa and sauna spaces and a rooftop garden.

JR: What was the biggest challenge in conceiving the design? 
 
ND: As much as a mixed-use development can be a challenge, this adds increased complexity, requiring a higher level of design thinking and execution.

The numerous challenges of design and construction start with the heritage shed, then work through those associated with the different uses.

In a planning sense, you have a cantilevered element of the building laid on top of the heritage shed, as well as the addition of a basement, while multiple uses are split horizontally throughout the building.

JR: Was it difficult to combine the residential apartment element with the hotel space?

ND: There are great synergies afforded by residents being able to utilise all the food and beverage offerings provided by the hotel. However, we&rsquo;ve worked carefully to create independent spaces for residents to provide them with a sense of exclusivity and privacy within the building. This way we can offer residents their own exclusive spaces, while allowing them to use every bit of the hotel.

JR: Had you done this on a previous project? 

ND: Yes. A lot of our work has involved precinctual design and mixed-use buildings, with all the complexities and opportunities that come with each. Seafarers is not dissimilar, albeit in a singular building.

One example we have currently in construction is Merdeka118, which upon completion will become the second tallest skyscraper in the world.⁠⁠ Its incredibly complex infrastructure and mix of uses includes a shopping centre, commercial floorplates and luxury hotel accommodation, each atop one another.

JR: Where did you draw inspiration from for the building?

ND: The components of the building&rsquo;s form are derived from their uses and are defined as such externally. Most visibly, the heritage shed is retained, restored and celebrated at the base of the tower with the next seven levels being hotel accommodation.

Above that, reading quite distinctly, we have the apartment levels with a highly articulated floorplan edge, which enables the fa&ccedil;ade glazing to reflect light in a way that is reminiscent of the movement of water.

JR: How did you collaborate with Carr Design to make sure the interiors of the apartments were in keeping with the rest of the building?

ND: The Carr team worked very carefully to design interiors that are both elegant and luxurious.

The overriding idea in the design the of the apartments was to maximise the view opportunities for residents. There is a rigour to the planning which is experienced as you move through the plan, creating a seamless experience. The apartments are also very generously sized with finely considered details and a warm, classic palette of materials.

JR: What part of the design are you most proud of/what are you most looking forward to seeing? 
 
ND: We are eagerly looking forward to how the building will function, fostering a vibrant series of uses for residents, guests and visitors. We are proud of how it celebrates an important part of Melbourne&rsquo;s heritage in its retention of the shed, and thus its distinctive reflection of uses as a former industrial site.

This also has us looking forward to seeing the building as a sculptural built form to the precinct along the river frontage and a marker for the wider precinct.

Property buyers keen on buying an apartment&nbsp;in the City of Melbourne were given a shot in the arm at the Victorian Budget last month.

Prospective buyers seeking established apartments in the CBD&nbsp;which have been completed for over 12 months&nbsp;will face no stamp duty on their purchases, as long as the purchase price is under $1 million.

Apartment sales at that price could save buyers up to $55,000 in stamp duty.

The news has been particularly welcomed by first home buyers, who so far this year have seen the&nbsp;HomeBuilder grant expire which had been driving a lot of demand to buy new property.

At the end of June, first home buyers will also see the 50 per cent stamp duty waivers for new property under $1 million expire, as well as the 25 per cent discount of stamp duty for new homes.

The elegant facade articulation derives from the recognized need to give the project more privacy towards the southern neighbour as well as protect the building envelope from prevailing winter winds, providing an enclosed side and an anchor point for the apartments to open and extend towards the northern and eastern facades.

The continuous curvilinear shading device provides climatic control and reduces heat loads and also allows for protection from prevailing winter winds. Visually this shade device creates individual pods per apartment and provides a high level of modulation and presents an attractive sculptural interface to the south east corner. Planters to the North protect and bring privacy as well as bringing greenery to the building helping it to touch lightly and integrate with the ground plane.

This iconic corner will create a unique sense of arrival to the prospering suburb of Palm Beach on approach from Jefferson Lane as well as a beautiful visual addition from Gold Coast Highway and the pedestrian experience will be optimised through the active engagement of the ground plane with street orientated landscape solutions. Within just a couple of weeks, Sherpa Property Group have sold out two of their boutique residential developments in the Gold Coast&#39;s sought-after Palm Beach.

&ldquo;We lodged the DA just five weeks after acquiring the site at 2C Twenty Seventh Avenue, Palm Beach,&quot; Leet said.

&ldquo;We take a unique approach to design for low-density developments and have acquired these excellent sites that makes these locations work instead of over-developing.&rdquo;

Perspective Two Sea grabbed the attention of buyers from across the South Pacific, with prospective residents located in Sydney, NZ, Melbourne, alongside Gold Coast and Brisbane locals.

The longstanding Sunshine Coast developer&nbsp;Henzell Property Group&nbsp;is set to create a mixed-use development in Caloundra, which they say will be one of the most exciting launches the Sunshine Coast will see in 2021.

Henzell, who have been reshaping the Sunshine Coast over the last four decades, have acquired the Suncourt Motel,&nbsp;set on a prized, mostly vacant,&nbsp;6,175 sqm site at the entry to Caloundra.

Henzell will develop&nbsp;high-end retail and dining at street level, with modern apartments dedicated to owner-occupiers above.

The&nbsp;135 Bulcock Street site, also with a street frontage to Omrah Avenue, was a unique opportunity to create a new entry statement for central Caloundra, Henzell Property Group sales director Marcus Muir says.

&ldquo;We have had our eye on this property for some time, so what we have planned has been carefully considered,&quot; Muir says.

&quot;We feel this site, with the correct product mix, will be one of the most exciting launches that the Sunshine Coast will see in 2021.

&ldquo;This development will combine luxurious residences offering exceptional views within an entertainment precinct that will attract high end lifestyle operators locally and from across Queensland.

&ldquo;We have already commenced discussions with a number of dining and retail operators and there are many more who have yet to move to the Coast as they have been waiting for the perfect location.&rdquo;&nbsp;

Henzell Property Group plans to deliver the project in two stages, with the design taking advantage of the two-street frontage by creating an activated laneway for vehicle and pedestrian access between Bulcock Street and Omrah Avenue providing a new sidewalk boulevard restaurant precinct.

&ldquo;This will become an iconic Sunshine Coast location for residents and visitors alike providing a new streetscape that connects Bicentennial Park, north of Omrah Avenue, and south to the beachfront,&rdquo; Muir said.

The first stage of the development will comprise a boutique collection of 39 apartments over 10 levels that will boast some of the best view&rsquo;s that Caloundra has to offer.

Preliminary works have already begun at this stage ahead of Henzell Property Group releasing apartments to the market.

&ldquo;We have chosen to release the most boutique offering to the market first to cater for exceptional demand for luxury residences by owner-occupiers,&rdquo; Muir said.

&ldquo;Stage one will comprise a collection of two and three-bedroom residences along with a penthouse collection, resort style pool and tranquil pool side areas.&rdquo;

Henzell Property Group has been buoyed by the success of its latest development at Pelican Waters, with a sell-out of an exclusive release of luxury residences in the first stage of the $200 million precinct known as The Cove.

All 15 homes in the Terrace Collection were snapped up for a total of $12 million, highlighting the appeal of high-end residences among-end users on the Sunshine Coast.

Five downsizers registered to bid on a prized apartment offering in the conversion of the 1905 Royal Hospital for Women that sold on the weekend for $4.395 million.

The two-bedroom apartment at 8/18 Flinton Street saw bidding open at the $3.7 million price guide.

The reserve was $4 million through Bresic Whitney agent Maclay Longhurst.

With 214sqm on title, the apartment came with level living house-like proportions.

It last traded for $1.61 million in 2005.

There was a $4,375,000 sale in March in the converted building in the Stockland Paddington Green development.&nbsp;

The newly completed two bedroom, two bathroom apartment at&nbsp;231 Napier Street, Fitzroy topped the weekend auction listings of apartments and townhouses.

It had been snapped up pre-auction for $1.4 million, having been listed with a $1.28 million to $1.38 million price guide.&nbsp;

It was marketed as a &quot;thoughtfully experimental approach&quot; to design a building that married contemporary ideals with the history of the site and its surrounds.

Architectural practice Edition Office collaborated with Milieu on the project.

The design of the dual level streetside apartment includes lofty 6.7m concrete ceilings over the living and dining area.

Located within Fitzroy&#39;s Golden Triangle, it sold through Nelson Alexander.
