ASX-listed developer <a href="https://www.apartments.com.au/developers/stockland">Stockland</a>&nbsp;is continuing its push back into the new apartment market, filing plans for a prominent gateway site between Collingwood and East Melbourne.

The development giant, which moved back into the new apartment space when it announced Stanton Place in Sydney's Rosebery and have since filed plans for a 50-storey tower, are jumping into the off the plan Melbourne market.

They are hoping to create a mixed-use neighbourhood precinct for <a href="https://www.apartments.com.au/new-apartments/79-81-victoria-parade-collingwood-vic-3066">79-81 Victoria Parade</a>, replacing an existing commercial building with a scheme by <a href="https://www.apartments.com.au/architects/john-wardle-architects">Wardle</a>&nbsp;for 478 apartments,&nbsp;ground-floor retail, new public open spaces and a publicly accessible pedestrian laneway.

The design report identifies the public realm as a central driver of the proposal.

"Collingwood has limited access to high-quality parks and public open space, and the proposal delivers valuable new areas for respite, social interaction and fine-grain retail activity."

The development would deliver a diverse mix of housing, including studio, one, two and three-bedroom apartments alongside townhouse-style residences. Two basement levels are proposed beneath the development, providing resident and retail parking as well as extensive bicycle facilities.

Wardle's design draws heavily on Collingwood's industrial character, using articulated building forms, brickwork and robust materials inspired by the suburb's warehouse and manufacturing heritage. The built form has been broken into a series of smaller volumes to better respond to the surrounding streetscape while extensive communal gardens, rooftop amenities and shared resident spaces are integrated throughout the project.

The planning documents describe the existing office building as offering little engagement with the public realm, with the redevelopment intended to create a more permeable and active neighbourhood destination.

Rather than see the locally heritage-listed Alpha Cottage as an obstacle to navigate, plans integrate the landmark home into a new 18-storey residential tower, giving one of the suburb's oldest surviving residences a new role as the project's communal hub.

The development application covers a 1,177 sqm amalgamated site at 127-133 Lambert Street and 30 Shafston Avenue, where Zephyr Group plans to deliver 64 apartments above three basement levels. Named after the native Australian Banksia flower, the project draws inspiration from its distinctive form through curved balconies, sculpted planter boxes and cascading subtropical landscaping that soften the building's profile.

As the design report explains: "The tower's identity is defined by its feature facade, drawing direct inspiration from the Banksia wildflower. The building departs from traditional rigidity through the use of elegant, GRC-moulded planter boxes that appear as if shaped by the breeze."

Plans propose 64 apartments, comprising 32 two-bedroom and 32 three-bedroom residences, across an 18-storey tower. Residents would have access to rooftop amenities including a swimming pool, spa, gym, sauna, private cinema, dining spaces and landscaped recreation areas, while more than half the site is dedicated to planting and open space.

The heritage component is the defining feature of the proposal. Constructed in the early 1880s and occupied from at least 1883, Alpha Cottage is recognised by Brisbane City Council as an important surviving example of Kangaroo Point's nineteenth-century residential development and as a representative transverse-gable timber cottage. Despite extensive redevelopment across the peninsula, the building has retained a high degree of its original form and internal fabric.

As part of the redevelopment, the cottage will be carefully relocated a short distance within its original allotment to facilitate construction before being returned to a prominent position along Lambert Street. Original verandah elements will be dismantled, catalogued and reinstated, while significant internal features, including timber flooring, wall linings, joinery, doors, windows and hardware, will be retained. Later additions, including the enclosed rear verandah, will be removed to better reveal the building's original form.

Once restored, Alpha Cottage will accommodate the building manager's office, mail room and parcel facilities, providing an active everyday use that supports its long-term conservation rather than preserving it as a static display. The heritage strategy also maintains landscaped space around the building, allowing it to remain visually distinct beneath the new tower.

The Heritage Impact Assessment concludes that "the proposal secures the ongoing occupation, maintenance and conservation of Alpha Cottage," finding the development would result in "no more than a minor impact on the cultural heritage significance" of the building while ensuring its long-term future.

Joe Adsett Architects have designed the tower to sit above the heritage building rather than overwhelm it, creating a clear visual separation between old and new. The development's flowing balconies, integrated planting and organic façade respond to Brisbane's subtropical climate while complementing the restored cottage below.

Banksia occupies a prominent corner in Kangaroo Point within walking distance of the Kangaroo Point Bridge, Brisbane River, ferry services, QUT, the CBD and the Woolloongabba precinct. Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>

Big and small apartment project sites have been hit by the snap two-week shutdown imposed by the Andrews government, as leading industry figures called for calm amid the civil unrest over work site safety issues.

Salta Properties managing director Sam Tarascio, who oversees the one of the state&rsquo;s largest private developers, told The Australian that he &ldquo;supports the Victorian government in a pathway that will keep the property and construction industry safe&rdquo;.

Sydney apartment construction sites to resume, while Melbourne sees strict lockdown

A 700sqm apartment development site on the edge of Camberwell Junction has been sold to a local developer for $3.5 million.

The sale of 561 Riversdale Road was struck off market.

It was at a high $5,000 per sqm land rate, without an existing permit.

An application for construction of 14 dwellings on two lots was lodged two years ago with Boroondara City Council.

Zoned General Residential, the site is also next door to a public car parking. 

It was sold by Fitzroys agents David Bourke and Chris James.

Bourke noted it was close to medical clinics and allied health uses.

New residential developments in the area include the former State Bank site and adjoining Sofia’s, approved for 40 apartments and food and beverage.

There is also Brown Property Group’s Cookson Camberwell near the station.

The 616 Riversdale Road property was recently bought by a developer for townhouses.

They will join Blueprint Projects’ $175 million Camberwell Village (CV), and Dahlia’s $300 million Hawthorn Park on the other side of the junction.

Bourke said there are growing avenues for financing that has enticed a number of developers back into the market.

“A lack of stock brought to the market throughout COVID means there is a large volume of capital waiting to be deployed for quality opportunities,” James said.

Camberwell apartment development site sold for $3.5 million 

The Brisbane-based development and construction firm, Siera Property Group, are the latest in a wave of developers heading to the Gold Coast for the first time.

Seira, headed by the managing director&nbsp;and founder Brent Thompson, has laid plans on the sought-after Chevron Island for a 17-level project dubbed Tapestry, paying homage to the Island&#39;s new Home of the Arts precinct.

The plans by the local BDA Architecture will see 83 apartments built on&nbsp;a 1,518&nbsp;sqm site at&nbsp;39-43 Darrambal Street, toward the southern end of the island.

Thompson, who sits on the board of UDIA QLD and chairs the Brisbane&nbsp;City Council&nbsp;Policy&nbsp;Committee, sees it as a shift in thinking for the company, who made their name in the Queensland capital developing luxury townhouses in Brisbane&#39;s inner ring.

&quot;Due to some council restrictions in Brisbane, we needed to identify a&nbsp;new opportunity where we could put a lot of effort in to what we&rsquo;re delivering,&quot; Thompson said.

Thompson has spent a lot of time on the Gold Coast over the last 18&nbsp;months, spending time understand the Gold Coast market, as well as the Sunshine Coast and Brisbane,&nbsp;and why&nbsp;each market has been so desirable for different reasons.

&quot;Spending time on the ground allowed us to understand what was coming to the market, what developers were saying, and who was buying sites and where,&quot; Thompson added.

He identified some nice beachside opportunities, but really wanted to create something that was targeted at a wider net, rather than the multi million dollar apartments that are limited to the fortunate few.

The 55 metre building will comprise 28 three-bedroom apartments and 55 two-bedroom apartments, around half of those with multipurpose rooms. There will be six apartments per level until level 14 where there will be five.

The two-bedroom apartments start from 84 sqm, while the three-bedroom units have internal living areas between 113 sqm and 141 sqm. Every apartment has a balcony of at least 10 sqm, as well as their own parking space.

There are 94 parking spaces across the two levels of basement parking, and 29 on the street level.

The street level will feature extensive raised planters and a water feature on entry to the lobby, where there will be a number of garden rooms and&nbsp;resident office space with a kitchen.

Crowning Tapestry will be a resident rooftop, complete with a resort-style&nbsp;swimming pool with day beds, a spa, and a pool deck. A&nbsp;barbecue and alfresco area, will sit in landscaping, as will dining surrounded by an edible garden. There&#39;s set to be a private dining space with a terrace and fire pit, a gym with sauna and steam room, and a lounging area with a lawn.

It was important for Thompson to go local with all of the intricacies that come with developing a project. He&#39;s used local architecture firm BDA, and&nbsp;is engaging local Gold Coast builders to deliver the project, despite Siera&#39;s previous experience in building their developments.

He&#39;s even gone a step further and, given the Gold Coast City Council&#39;s efforts to make Surfers Paradise an arts and cultural hub, has engaged local artist Tanya Blanchard to create a piece of artwork that will hang in the lobby when completed.

&quot;There&#39;s a great local community on Chevron Island. It&#39;s a tight-knit community, while being ideally located just five minute walk from the international tourist hub of Surfers Paradise,&quot; Thompson says.

Heworth Holdings Group has lodged plans for a 25-storey mixed-use residential and commercial development the Chatswood CBD.

It includes 156 apartments, over 2,600 sqm of additional commercial floor-space and basement parking for 188 vehicles, bicycle racks and end-of-trip facilities. 

Heworth says the proposal, which was endorsed by Willoughby Council in May 2021, will help activate the northern end of the Chatswood CBD

“We’re excited that we’ve achieved this significant planning milestone which allows us to progress to a detailed development applicaton next year,” Heworth’s head of property, Christopher Walsh, said.

“The project will deliver a pipeline of much-needed housing stock in the heart of Chatswood.

“It’s a vibrant, mixed-use development which will activate the northern end of Anderson Street and support the future growth of the Chatswood CBD.”

Haworth expects to commence construction in 2023, upon planning approvals being granted.

Investors continue to tip metropolitan markets as offering the best investment prospects, according to the 2021 PIPA Annual Investor Sentiment Survey.

The national annual survey, which gathered insights online from nearly 800 property investors during August, found that more than 76 per cent of investors believe property prices in their state or territory will increase over the next year.

It was up strongly from 41 per cent last year, PIPA chairman Peter Koulizos said.

&quot;Few people believed the positive investor sentiment in last year&rsquo;s survey, even though history had showed the resilience of real estate time and time again. &nbsp;

Urbis&#39;s Gold Coast Apartment Essentials report for Q2 revealed that just over four months&nbsp;supply of apartments remain if sales rates continue as they are, and no new projects are released.

The central Gold Coast precinct remains the epicentre of market demand, accounting for or more than half the total sales on the Gold Coast over the second quarter.

Located&nbsp;at the northern tip of the Gold Coast, the affluent, residential suburb of Main Beach is an enviable location for budding investors and families who love the beachside lifestyle.

Just walking distance from some of the region’s most iconic beaches, dining precincts and celebrated recreational venues, it provides convenient access to everything this relaxed beachside location has to offer.

Although demographics point to a large portion of established independents, youth and elderly singles, families moving to Main Beach have been steadily growing.

This is all thanks to the convenience of living close by the Marina Mirage, which has an array of boutique shopping and waterfront dining experiences.

The area is also home to two of the Gold Coast’s most luxurious five-star hotels, the Sheraton Grand Mirage Resort and the decadent Palazzo Versace.

Over the past year alone, two-bedroom units in Main Beach have seen weekly asking prices grow 17.0 per cent, according to SQM Research.

This is significant when compared to Brisbane’s 12-month change of 6.5 per cent for two-bedders.

1. Lagoon Main Beach

Top five Main Beach apartments for sale on the Gold Coast

According to a report from the Melbourne City Council&rsquo;s planning department, the ongoing trend in the City of Melbourne was&nbsp;for increasingly small apartments, with 40 per cent having less than 50 square metres, the recognized minimum size of a one bedroom apartment in Sydney.

At the time of the late 2016 report, some two bedroom apartments were&nbsp;being marketed or proposed in the municipality that are of a similar size to that of one bedroom apartments in other cities.&nbsp;

Previous&nbsp;Institute of Architects Victorian president Peter Malatt has said, &quot;developers are building apartments that are uninhabitable; they&#39;re not restrained by any regulation; they&#39;re maximising profit.&quot;

Sydney&#39;s larger apartments consistently yielded much higher returns for investors, he said.

With larger apartments yielding better returns, Urban has picked out four developments that beat the trend and the Melbourne apartment size average without breaking the bank.

<h2>1. Queens Place</h2>

One-bedroom apartments from $439,600

Developer 3L Alliance $1 billion twin tower development, Queens Place, rises 70 stories as one of the Melbourne CBD&#39;s largest residential developments.

Packed with resort-style amenities and rarities like childcare facilities, the&nbsp;one-bedroom, one-bathroom, one-study apartment in Queens Place is a sizable 62 square metres, starting from $532,400.

Situated at 350 Queen Street on the fringe of Flagstaff Hill, the development&nbsp;has been collaboratively designed by renowned&nbsp;architects from Fender&nbsp;Katsalidis and&nbsp;COX Architecture, with interiors by&nbsp;Hecker Guthrie.

Mirvac&rsquo;s&nbsp;Voyager tower is the ninth completed tower in Yarra&rsquo;s Edge master plan community.

A one-bedroom, one-bathroom apartment is 63 sqm, more than 20% larger than the median, according to the data.

The $300 million, 315-apartment development on the&nbsp;Docklands&nbsp;waterfront&nbsp;rises 130 metres and is home to a sweeping range of facilities, including&nbsp;a resident sky deck, dining room and bar, hanging gardens, 270-degree skyline views and a cinema and karaoke room.

Contemporary apartments and a number of resident-only amenities have also encouraged investors to purchase into the development.

<h2>3. FOCUS Melbourne</h2>

One-bedroom apartments from $499,000

FOCUS Melbourne at 75 City Road, Southbank, is the product of a partnership between Central Equity and Doig Architecture.

Set for completion in 2022, the 50 level building will comprise 592 one, two and three bedroom apartments. The one-bedroom apartments are 55 sqm at their smallest and are the most affordable one-bedders over 50 sqm on this list.

FOCUS Melbourne boasts a range of amenities, including a 17-seat luxe movie theatre, an expansive indoor/outdoor barbecue and social dining area, as well as lifestyle facilities including a pool, gymnasium and sauna.

<h2>4. St Boulevard</h2>

Two-bedroom apartments from&nbsp;$725,000

While the one bedder&#39;s have sold out at St Boulevard, their&nbsp;two-bedroom apartments are larger than much of the competition. Two bedders range from&nbsp;72 sqm to 86 sqm, a size up from the 66 sqm median for two-bedroom apartments, according to the last available data.

For a limited time, St Boulevard is offering buyers a suite of incentives on completed one and two bedroom apartments in their Magnolia, Ginko and Anaca apartment towers.

Monetary incentives include a 5% deposit match and covering the first year of owners corp&nbsp;fees.&nbsp;St Boulevard, developed by The Shakespeare Group, is also offering a white goods package and a $12,000 Coco Republic furniture voucher.

Four new Melbourne city apartments super-upsizing the competition

The booming Chevron Island is set for another apartment project, as developers continue to struggle for space in the busy Surfers Paradise area.

The latest development plans come from a Sydney-based development syndicate, who are seeking to build a 23-storey, 73-apartment development at 8-10 Parneno Street.

It's been cleverly&nbsp;designed by the award-winning Plus Architecture so every apartment can capture views&nbsp;of the ocean.

The building will be set on 1,012 sqm, after one of the 506 sqm sites sold earlier this year for $1,305,000. It homed an original four unit development known as Casablanca.

The town planner, Urban Planning Services,&nbsp;said Plus designed the building based on a local coastal venacular, playing off the image of surrounding modern developments.

Plus are calling the tower "coastal sophistication with barefoot luxury", and their design driver as timeless curves, which will last the test of time.

There will be 22 residential levels, not including the four basement levels of parking. There will be a landscaped entry with the lobby, and a mezzanine level for a wellness centre.

Levels one to seven will have four apartments per floor, 120 sqm three-bedroom apartments at the front of the building, and 100&nbsp;sqm two-bedroom apartments with their own media rooms located at the rear of the building. They however will have balconies on the side of the building, to offer the postcard ocean views.

From level eight, the building will have a four metre set-back. From levels eight to 15 there will be four two-bedroom apartments per floor, before hitting level 16 where the large subpenthouse style apartments kick in.

There will still be two two-bedders at the back, but spanning the width of the building will be a half-floor, three-bedroom apartment, with two balconies, one off the master suite which will have its own walk in wardrobe and ensuite, and one off the open plan kitchen, living and dining room. These apartments will also have a media room.

There are two two-level penthouses from level 21. Downstairs is one of the bedrooms, and the main living, kitchen and dining area. Upstairs is another two bedrooms, and another outdoor terrace with its own plunge pool.

On this level is also an&nbsp;open rooftop will be further amenity, including a wet edge, resort-style pool with day beds, a sunken firepit space with built in seating, and a barbecue terrace, and with seating.
