A new 25-storey apartment tower proposed for Mercer Street would push Geelong’s western gateway skyline higher, with Morphy Birrell Property Group lodging plans for a project directly beside one of the city’s most significant heritage streetscapes.

The <a href="https://www.apartments.com.au/architects/fk-australia">FK</a>-designed development at <a href="https://www.apartments.com.au/new-apartments/65-67-mercer-street-geelong-vic-3220">65-67 Mercer Street</a> has now been referred to Victoria’s Planning Minister. The site sits opposite the Geelong rail corridor and immediately south of the heritage-listed St Peter and Paul’s Catholic Church and Ashby Hall precinct.

Rather than compete with the neighbouring ecclesiastical buildings, the proposal adopts a sculpted podium intended to reference the materiality and scale of the heritage context. Planning documents note the design draws cues from the “dark stone brick” church and surrounding masonry buildings, while the tower above transitions into a softer, curved form oriented toward Corio Bay and the Geelong waterfront.

The development forms “Stage 5” of Morphy Birrell Property Group’s broader Mercer Street precinct strategy, following the completion of the 21-storey Miramar tower on Cavendish Street and several additional approved redevelopment stages nearby. Planning consultants Ratio said the proposal “represents an exemplary development outcome” aligned with the strategic ambitions for Central Geelong’s continued urban renewal.

The mixed-use project would replace an existing low-rise commercial building and surface parking area on the 3,320 sqm corner site. FK’s urban context report describes the proposal as a residential development comprising apartments, resident amenities, commercial space, and integrated landscaping positioned to maximise bay views and northern sunlight access.

Renders show a deeply articulated tower with curved balconies stepping above a lower masonry podium that frames a landscaped forecourt facing Mercer Street. The design intentionally preserves sightlines toward the adjacent church buildings, with the podium scaled to reinforce the heritage edge before the tower recedes upward.

The planning report highlights the site’s strategic location within 400 metres of key Geelong destinations including Cunningham Pier, the Geelong Station precinct, Deakin University, and the convention centre. Bus services run directly along Mercer Street, while the Corio Bay foreshore sits around 100 metres north of the site.

The proposal arrives amid accelerating redevelopment across central Geelong, where planning policy continues to encourage higher-density housing close to transport infrastructure and the waterfront. Mercer Street in particular has emerged as a focal point for taller apartment development due to its proximity to Geelong Station, the bay, and major civic infrastructure.

Development giant&nbsp;<a href="https://www.apartments.com.au/developers/hamton">Hamton</a> and joint venture partner Hostplus have revealed the next residential stage of their $3 billion Moonee Valley Park masterplan, lodging plans for 512 more apartments within the precinct on surplus racecourse land at 110 Wilson Street, Moonee Ponds.

The proposed development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/trackside-house-110-wilson-street-moonee-ponds-vic-3039">Trackside Gardens</a>&nbsp;in the planning application, follows the <a href="https://www.apartments.com.au/news/vic/first-look-exclusive-hamton-and-hostplus-reveal-sixth-stage-of-moonee-valley-park-masterplan">recent unveiling of the sixth-stage Cox Place Precinct</a> and continues the long-running transformation of the Moonee Valley Racecourse into one of Melbourne’s largest urban renewal projects.

Positioned on the north-eastern edge of the racecourse adjacent to CityLink, Trackside Gardens will comprise three residential buildings rising between 61.8 metres and 86.4 metres within a heavily landscaped precinct shaped by Hamton’s Nature Based Cities framework.

The project forms part of the broader Moonee Valley Park redevelopment being delivered by Hamton, Hostplus and the Moonee Valley Racing Club, which is reshaping the 40-hectare racecourse site into a mixed-use neighbourhood with housing, retail, commercial space, hotels, parkland and community infrastructure.

Trackside Gardens sits separately to the recently proposed Cox Place Precinct, a five-building stage comprising around 1,100 residences, two build-to-rent buildings, two build-to-sell towers, retail, office space, and a hotel overlooking the racetrack. Together, the projects continue to accelerate housing delivery across the precinct.

“The architectural vision for the proposed development centres around buildings in a botanical park setting that champions the important role of nature,” the planning submission states.

“The proposal incorporates principles of biophilic design, with landscape and environmentally sustainable development influencing the ultimate design response of the buildings and prioritising the ground plane to ensure a high amenity for both occupants and visitors.”&nbsp;

Trackside Gardens will deliver 512 apartments across the three buildings, alongside 518 basement car spaces and 523 bicycle spaces. Around 20 per cent affordable housing is proposed across the broader North East Precinct, equating to around 158 dwellings.&nbsp;

The affordable housing component will be concentrated within the Wilson East building, while the remaining apartments are expected to be delivered as build-to-sell residences.

Trackside Gardens has been designed around Hamton’s Nature Based Cities initiative, founded by Executive Chair Paul Hameister OAM in partnership with the University of Melbourne, Urbis, Ark Resources and Tract. The initiative promotes integrating higher-density urban development with significant biodiversity, tree canopy and landscape outcomes.

Planning documents state the development is targeting a 5 Star Green Star Buildings rating, a 7.5-star average NatHERS rating, and “Exemplary” Nature Based Cities certification.&nbsp;

The proposal joins an expanding pipeline of approved and proposed buildings within Moonee Valley Park, including the recently launched Eveline apartments and the approved Grandstand North and South towers.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>

The Singapore-based accommodation company Ascott has secured full ownership of Quest, Australia’s biggest serviced apartment provider.

Ascott has acquired founder Paul Constantinou’s remaining 20 per cent stake.

The sale comes after the dire situation in Australian tourism which prompted Quest franchisees to stop paying rent to investor landlords during last year’s pandemic lockdown, resulting in several closures.

Constantinou made a LinkedIn post to confirm the sale of his remaining stake.

I “officially say goodbye” he noted.

He founded Quest in 1988 with premises in Fitzroy which has since become over 170 franchised properties.

It was in 2017 when the Singapore accommodation group, a subsidiary of real estate giant CapitaLand, took its ownership of Quest to 80 per cent after acquiring a further 60 per cent of the business for $193 million.

The initial stake was bought in 2014.

No sale price has been given for the latest tranche.

He departed the senior leadership team in July when hotel veteran David Mansfield took charge of the group.

The number of new loan commitments amongst investors has continued to see steady growth, up 1.8% in July, according to the ABS.

While not as exaggerated as earlier this year, ABS data shows that new loan commitments by investors has risen 98.7% for the year. After a rise of 0.7% in June, the level is the highest seen since the all-time high in April 2015.

This can be attributed in part to interest rates remaining at or near record lows, while the skyrocketing growth towards the start of 2021 was due in part largely to a number of government initiatives including the HomeBuilder Grant.

Urban recently sat down with Rothelowman’s Kylie Caruana, who has worked in the architectural studio for 12 years, to discuss the Melbourne development.

MK: How many multi-residential projects has Rothelowman been contracted on within Victoria?&nbsp;

KC: During my 12 years at Rothelowman, we’ve been contracted on countless multi-residential projects (so I had some help to run the numbers). Rothelowman currently has 222 Active projects nationally with 132 Projects in Victoria alone, of these 81 are in planning and 45 have gained planning and are in various stages of construction. 92 of these are residential or have residential components. Historically Rothelowman has completed over 800 projects in Victoria, Queensland, New South Wales, South Australia, ACT and Western Australia.

MK: What spoke to you about Canvas in particular?&nbsp;

KC: Canvas was yet another highly collaborative project between ID Land and Rothelowman, to realise their first multi residential apartment building with an exceptional site in the epicentre of Brunswick. This was an opportunity for urban reconsolidation, in a well-connected precinct around existing culture. Having lived in Brunswick for many years and residing in neighbouring Northern suburbs my entire life, this was an opening to bring my community’s ideals to the table.

MK: What was the design brief from ID_Land for the project's architectural design?&nbsp;

KC: The design brief from day dot was open and progressive. Our special relationship with ID Land, based on high levels of trust and collaboration, meant the brief didn’t need to talk to specifics. We were to take an urban regeneration site and come up with a design concept for the future, whilst paying homage to the granular nature of the past. We framed our thinking - to embed our thirst for sustainability, balanced living, and to establish new links to the existing community.

MK: Where did you take your inspiration from?

KC: Primarily our inspiration came from the beauty and the eclectic and diverse culture we see, feel and experience within Brunswick. Tucked in a site with an industrial past and an artistic present, Canvas draws links from its surrounding tactile materiality, fluid forms, creative culture and lifestyle.

MK: How did you harmonise Canvas into the Barkly Streetscape?

KC: Very early in the piece, we brought together ideas on what we envisaged for the future urban topography of the area and what we would build upon for the future Brunswick community. Although there are three parts to our streetscape, the lines between our retail, commercial office and residential are blurred behind our façade grid. Our entry is complex, yet holistic whereby it invites patrons, employees, residents and visitors through the one naturally lit entrance.

These elements were then stitched together to create a Canvas. The development provides a sustainable living experience that culminates into a home for families, couples, and individuals.

MK: Were there any challenges during the design process that you had to overcome?&nbsp;

KC: What are maybe typically seen as challenges became opportunities to engage and have an honest and open dialogue with the planning authorities, taking them on the journey and together forming a collective example that exemplifies future-proofed planning outcomes and creates a precedent for future developments.

MK: How important are communal amenities in new developments, and why?

KC: Now more than ever the importance of communal amenity has come to the fore; people have never spent as much time in their apartments before and now they’re receiving a real education in design – seeing how the sun enters the rooms during the day, how much fresh air they receive and how they use outdoor space.&nbsp;

This is changing people’s attitudes and cementing what’s important to them. There’ll be a definite permanent mark left and we’ll be living differently in the future, with more flexible working, both from home and from the office. As a result, people will want greater liveable outdoor space and more personal space. People like the idea of having an escape and this kind of design will become even more popular because of what we’ve been through.

Though designed pre-COVID, Canvas has all the prerequisites for a post-pandemic world and the intrinsic changes it has brought to the way we live, work and play. With an extensive rooftop resident’s amenity floor, Canvas has the answer. Our communal rooftop includes internal and external spaces, work from home places, comfortable lounge areas, kitchen with entertainment dining, north and south facing open air terraces with spectacular views and shared gardens, all sustainably delivered.

MK: What have you tried to do in the design that the average homebuyer may not notice straight away?&nbsp;

KC: A project, be it commercial, residential or retail, isn’t about selling space; it’s about selling the intangibles – the opportunities, the lifestyle and the economic prospects these spaces can provide.

By managing spaces, sharing resources and hosting activities together, residents are empowered to contribute to the surrounding community and the world at large, creating greater connections and happier lives.

Hutchinson Builders has been announced as the construction firm to deliver the $57 million Coolangatta apartment project, Cala Dei.

The project is set to rise on the site currently occupied by Komune Resort.

The 31 apartments expected to be completed in the first quarter of 2023.

The 12 level apartment complex, designed by bureau^proberts, will sit in landscaping by CUSP.

Spyre Group officially launched its new Coolangatta tower in April with its four week sell out credited as one of the fastest selling projects ever on the Gold Coast.

It marks a fourth consecutive sell-out for the company on the Gold Coast, the $79 million Elysian Broadbeach, $25 million MAYA Kirra Beach, and the currently under construction $77 million Natura, Burleigh..

Prices ranged from $779,000 in Cala Dei to its $7.1 million penthouse sale.&nbsp;

Spyre Group bought the 862 sqm Marine Parade site from a company directed by Komune Resort owner Anthony Cannon and Fitness First founder Tony de Leede.

It has recently acquired a beachfront site to be launch later this year.

Hutchinson Builders to deliver Spyre Group’s Coolangatta apartment project, Cala Dei

The US private equity firm Apollo Global Management has bought a 50% stake in MaxCap, the Australian real estate debt specialist that lends extensively to apartment developers.

Wayne Lasky and Brae Sokolski, who founded MaxCap 14 years ago, have each sold 25% stakes to Apollo.

They will continue to run the business under the MaxCap brand.

It is envisaged that the non-bank will accelerate their business to better compete with local banks.

MaxCap recently provided Franze Developments with a $97 million first-mortgage facility to build its two-tower residential and hotel complex in Geelong which will have an end value of $200 million. 

It investment arm has financed a 16-level apartment project in Sydney’s Chatswood with developer Central Element.

MaxCap provided recent funding to the Chateau project in Castle Hill, by developer Stonebridge Projects.

On Queensland's Gold Coast Maxcap provided a first mortgage construction facility to S & S Projects for the 11-storey luxury boutique apartment project, Awaken.

The price of the Apollo transaction has not not disclosed, but IPE Real Assets reported that the deal values MaxCap “north of $300m.”

Lasky told IPE Real Assets that the deal was “industry-defining” as it enabled the firm to compete directly with traditional lenders in the $300bn commercial real estate debt market.

“Apollo has given us the chance to challenge the anachronistic notion that the banks will always be the primary source of real estate credit, and to capitalise on the real tectonic shift in credit formation [coming] from super and pension funds, insurers and family offices,” he said.

“You have US$18trn of global supply of negative-yielding bonds, so it makes sense for that changing formation of credit to be searching for yield.

Since its inception, MaxCap has written more than 450 transactions valued at $12bn. 

Over that period, Laksy said, it had delivered full principal and interest to investors, which included Dutch pension fund investor APG and AustralianSuper.

The Australian Financial Review reported the big four banks account for about 70 per cent of the commercial real estate lending market but due to regulatory requirements such as holding more tier 1 capital on their balance sheets, their exposure would likely fall until it was about a 50-50 split with non-bank lenders.

Apartment developers to benefit as Apollo boosts reach of property lender MaxCap

Stockland has announced the acquisition of two future precincts of the Clydesdale Estate residential development site in Marsden Park from BHL Group, in Sydney’s strongly performing north western growth area.
 
The Clydesdale Estate precinct is zoned for residential use and sits adjacent to Stockland’s successful Elara masterplanned community. 

The precinct will add approximately 340 lots, building on the recent acquisition of The Gables at Box Hill.
 
Stockland CEO of Communities, Andrew Whitson said it was "a great opportunity" to expand our landholding within Marsden Park.
 
“The acquisition aligns with our strategy to restock our development pipeline with market-ready projects in well-connected corridors close to transport, schools, jobs and infrastructure. 
 
“This corridor remains significantly under supplied, and we expect our communities in this corridor to continue to attract good demand from homebuyers in the medium term, with record-low interest rates and an increased customer demand for homes in high quality masterplanned communities.”
 
Stockland’s General Manager of NSW Communities, Richard Rhydderch, noted Stockland has $8.1 billion invested in New South Wales.
 
“The acquisition of the Clydesdale Estate precincts will see Stockland expand its offering at Elara with a range of housing options, good access to the local infrastructure, services and great parks and open spaces we’ve created at Elara.
 
“As part of our plans for the site, we will restore the Clydesdale House heritage precinct, and work with local authorities to create an additional open space area for the entire Elara community to access and enjoy.”
