A trio of Queensland property groups have unveiled plans for a $300 million mixed-use redevelopment of the former Noosa Bowls Club site, a proposal that would deliver more than 200 new homes in one of the Sunshine Coast's most supply-constrained markets.

Kilter Property, Frank Developments and Calile Malouf Investments are behind the plans for the 1.8-hectare site at <a href="https://www.apartments.com.au/new-apartments/99-noosa-drive-noosa-heads-qld-4567">99 Noosa Drive</a>, which would transform the long-vacant site into a new residential precinct featuring 208 apartments, retail, hospitality and public space.

The proposal comes as Noosa continues to grapple with housing affordability and a shortage of permanent accommodation, particularly for key workers. The site's location in Noosa Junction, close to shops, public transport and employment, aligns with the direction of Noosa Council's Housing Strategy, which encourages higher-density housing within established activity centres rather than continued urban expansion.

The draft plans include 48 affordable-by-design apartments and 48 rooming accommodation units aimed at key workers. Around 2,000 sqm of ground-floor retail and food and beverage space would activate the street frontage, alongside a new public town square and landscaped open space.

Frank Developments Founder and Director Frank Licastro said the development would continue the company's focus on architecturally-led residential projects while addressing one of the region's biggest challenges.

Calile Malouf Investments, best known for its role in Brisbane's James Street precinct and The Calile Hotel, will bring its place-making experience to the project. The company recently commenced construction on The Calile Noosa hotel and says the residential development will complement its growing investment in the region.

CMI Director Cal Malouf said the aim was to create a walkable precinct combining housing, retail and hospitality while remaining true to Noosa's character.

"We see a similar opportunity in Noosa to deliver a vibrant, walkable destination that combines exceptional housing, hospitality and retail in one integrated project," Malouf said.

Brisbane-based Cavill Architects has been appointed to design the project.

Noosa Bowls Club to be redeveloped into mixed-use apartment precinct

One of Brisbane's last major riverfront redevelopment opportunities has taken a significant step forward, with Lendlease selected as the Queensland Government's preferred development partner for the former Visy site in South Brisbane.

The seven-hectare industrial site, positioned between South Bank and West End and 1.3 kilometres from the Brisbane CBD, will be transformed into a mixed-use precinct expected to deliver more than 4,000 new homes alongside extensive public open space and riverfront parkland.

The project is one of the largest urban renewal opportunities currently planned in Brisbane and is expected to play a key role in accommodating the city's growing population ahead of the 2032 Olympic and Paralympic Games.

Plans for the precinct include a network of riverfront promenades and boardwalks, new public plazas, parkland, amphitheatre-style gathering spaces and shared pedestrian and cycling links designed to reconnect the long-isolated site with the Brisbane River.

The Queensland Government is targeting delivery of the first homes and key public spaces before the 2032 Games, allowing the precinct to begin contributing new housing and public amenity well before the broader masterplan is complete.

The redevelopment is also expected to support more than 3,000 jobs across planning, construction and ongoing operations.

For Lendlease, the appointment adds another major urban regeneration project to its Queensland portfolio. The developer has operated in the state for more than 70 years and has delivered a number of large-scale mixed-use precincts in partnership with government.

Lendlease Development CEO Claire Johnston said the project represented one of Brisbane's most significant redevelopment opportunities.

"The transformation of the former Visy site represents a rare opportunity to reimagine one of Brisbane's most significant riverfront locations, deliver thousands of much-needed homes, and create long-term legacy," Johnston said.

"In partnership with the Queensland Government, we have the opportunity to create a new riverside destination that will help shape Brisbane's growth and how people experience the city for decades to come.

Deputy Premier and Minister for State Development, Infrastructure and Planning Jarrod Bleijie said the riverfront transformation would deliver a thriving new community precinct.

“The Crisafulli Government is delivering this golden opportunity to unlock a riverfront jewel for all Queenslanders,” Deputy Premier Bleijie said.

“This is a once-in-a-generation moment to reshape a significant slice of Brisbane and deliver lasting benefits – thousands of new homes, and public spaces for all Queenslanders to enjoy well beyond the 2032 Olympic and Paralympic Games – unlike Labor’s plan which would have delivered zero benefits and zero new homes.

“Queensland is well and truly open for business and through partnership with the private sector, we are accelerating delivery while ensuring strong housing, community and economic outcomes."

Early works on the precinct are expected to commence in April 2027.

Lendlease selected to deliver transformative South Brisbane riverfront precinct

Eddy Haddad's <a href="https://www.apartments.com.au/developers/level-33">Level 33</a> is levelling up its approved Wollongong development, as the coastal city south of Sydney continues to prove popular in the high-density development space.

Level 33, a longtime developer in the Wollongong area, has gone through the NSW Government's Housing Delivery Authority to upsize its approved two-tower development on the corner of Crown Street and Gladstone Avenue, just 100 metres from Wollongong Station.

The developer currently has approval for 252 apartments across two buildings rising to 19 storeys. It is now seeking approval for 33 and 38-storey towers that would deliver 467 apartments, including 67 affordable homes.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the development would comprise apartments above a three-level podium with around 1,100 sqm of retail space, along with basement parking for 448 vehicles.

According to the Urban Design Report by BKA, the proposal has the capacity to "reinforce the precinct's identity by strengthening links between health, education, and transport services, while also contributing to Wollongong's ongoing evolution as a key regional centre."

Wollongong is somewhat in vogue. Between Level 33 and Urban Property Group, the two developers have several thousand apartments planned across the city.

Level 33 is currently delivering Easterly Wollongong, one of its most boutique projects to date with just 21 high-end apartments, as well as Atchison &amp; Kenny, a 329-apartment development due for completion later this year.

The developer plans to redevelop the 13,088 sqm WIN Grand megasite into <a href="https://www.apartments.com.au/new-apartments/crown-square-216-238-keira-street-wollongong-nsw-2500">Crown Square</a>, a new $500 million precinct with nearly 600 apartments. It also has more than 900 apartments planned for the former Bunnings Warehouse site at the intersection of Gipps and Flinders streets.

Urban Property Group is also playing a major role in the city's transformation. Its five-tower Keira Place precinct will deliver more than 800 homes, and it has recently lodged plans for a further 300 apartments near Wollongong Station.

Just a week after filing plans for the final stage of its major Keira Place masterplan, <a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has unveiled another significant housing proposal in Wollongong, this time targeting a prominent site opposite North Wollongong Station.

The developer has lodged a State Significant Development Application for a 38-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/4-4a-flinders-street-north-wollongong-nsw-2500">4-4A Flinders Street</a>, around one kilometre north of the <a href="https://www.apartments.com.au/new-apartments/keira-place-wollongong-120-122-smith-street-wollongong-nsw-2500">Keira Place precinct</a> currently taking shape on the edge of the CBD.

Designed by Studio.SC, the proposal comprises a 38-storey mixed-use development containing 303 apartments, including 45 affordable housing units, alongside 174 co-living residences. The scheme also includes ground-floor retail space, extensive landscaping and public domain improvements.

Studio.SC noted in the proposal it "outlines a vision for a landmark transit-oriented mixed-use development centred around North Wollongong Station, designed to support the city’s future growth while responding to the NSW Government’s housing and planning reforms."

The architecture firm said the proposal responds to the opportunities and constraints shaping future growth within the 400-metre catchment of the station and represents "a coordinated and future-focused approach to urban intensification, contributing to the long-term evolution of North Wollongong as a connected, walkable and high-density station precinct."

The site occupies a strategic corner bounded by Flinders Street, Station Street, Stafford Street and the Princes Highway, directly opposite North Wollongong Station.

The proposal follows Urban Property Group's recent submission for the second and final stage of Keira Place, which would deliver a further three buildings comprising 657 homes opposite Beaton Park. It builds on the first stage, which features 150 apartments across two towers and recently commenced construction.

Urban Property Group CEO Patrick Elias said breaking ground on the first stage marked a significant milestone for Wollongong and reflected the developer's long-term commitment to regional cities.

"Today's groundbreaking is about turning approvals into homes and moving quickly to deliver much-needed housing in Wollongong's city centre," Elias said.

"Keira Place will provide a diverse mix of homes close to jobs, transport and services, while setting a high benchmark for quality, durability and consumer protection."

First look: Urban Property Group plans next major Wollongong tower

<a href="https://www.apartments.com.au/developers/arada">Arada Australia</a> has wasted little time expanding its ambitions in Campsie, lodging plans for a second major project in the rapidly transforming town centre just months after unveiling its three-tower One Campsie proposal on Beamish Street.

The UAE-backed developer has now taken aim at one of the suburb’s most strategically positioned sites, filing a State Significant Development Application for a <a href="https://www.apartments.com.au/new-apartments/10-north-parade-campsie-nsw-2194">33-storey mixed-use tower</a> at 10 London Street and 43 North Parade, directly opposite the future Campsie Metro Station. The proposal is currently on public exhibition and represents another significant vote of confidence in Campsie's emergence as one of Sydney’s key transit-oriented growth centres.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the development would deliver 156 apartments above a podium containing retail and commercial space, creating a new residential and commercial gateway to the town centre. The scheme also includes a four-level above-ground parking podium and a dedicated residential amenity floor featuring wellness and recreation facilities. At least 10 per cent of the apartments would be allocated as affordable housing for a period of 10 years.

The proposal occupies a 1,631 sqm site bounded by London Street, North Parade and Dispensary Lane, immediately adjoining the future Metro station precinct and just metres from Beamish Street’s retail and dining strip. According to the Urban Design Report, the project seeks to deliver "a great place that prioritises human-scaled experience and provides spatial improvements to the area."

Woods Bagot describes the tower as a key marker within Campsie's next phase of growth.

"Located directly opposite the new Campsie Metro Station on North Parade, 10 London Street is a thoughtfully composed 33-storey mixed-use tower that contributes to the ongoing transformation of the town centre," the Architectural Design Report states. The report says the project is intended to provide "high-quality homes within a vibrant, connected urban environment, while helping define Campsie's future skyline."

A strong emphasis has been placed on the public realm. The ground floor incorporates over 500 sqm of retail space and active frontages along both London Street and North Parade, while the podium is wrapped by extensive landscaped planting intended to soften the building's scale and strengthen the pedestrian experience. The development would also widen surrounding footpaths and improve connections between the Metro station and the broader town centre.

Above the podium, residents would have access to more than 1,400 sqm of communal amenities, including a pool, gym and landscaped recreation spaces. A distinctive green-wall treatment extending across four podium levels forms a major architectural feature, helping differentiate the project within the emerging high-density precinct.

The tower's design is closely tied to the broader Campsie Town Centre Master Plan and the arrival of Sydney Metro. The Urban Design Report notes the proposal "directly supports the Campsie Town Centre Master Plan by delivering new homes in a location explicitly identified for growth, improved accessibility, and high-quality urban renewal." It adds that the project contributes to the master plan's vision for a strengthened town centre supported by thousands of new homes around the future Metro station.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Neutral Bay's busy intersection of Military Road and Wycombe Road is set to see a new shop top apartment project.

A company associated with Jim Simons, the director of project management firm Eastview, has submitted plans for the six-storey shop top development, designed to fit into the North Shore Future Directions Policy, which seeks to activate the Neutral Bay Town Centre with increased pedestrianisation, retail, and commercial offerings.&nbsp;

Just 21 apartments will be on offer across the $24.5 million project, which will have two retail tenancies on the ground level.&nbsp;

Design practice EM BE CE have handled the plans for the development, which will be made up of 15 two-bedroom apartments, four of which will have a study, and six three-bedroom apartments, two of them being large penthouses.&nbsp;

Three levels of basement parking will include 25 car spaces for residents, as well as four motorbike spaces and bicycle parking within the resident’s storage area.&nbsp;

The existing streetscape character is a mixture of two storey shop-top retail, with larger four and five-level apartment buildings.

"Above the podium, the top two levels are setback from the street, minimising solar impacts, and reducing the visual bulk and scale, while the upper levels utilise a lightweight metal materiality, contrasting the heavy masonry base, and allowing the top floor to be more visually recessive

EM BE CE noted that due to&nbsp;the site’s positioning along a high-traffic road, with a high-level of vehicle noise, apartments have been designed with enclosed winter gardens, which allow residents to enjoy the north-facing aspect, while being sheltered from the street.

"The number of dual aspect apartments are optimised whilst maximising significant views to the harbour, while planters help to soften the space," the design studio noted.

The majority of apartments also include a study nook or study room, to provide residents a place to use when working from home, something especially important in a post-COVID workforce.&nbsp;

Residents will have access to a communal parcel drop-off room, which includes a cold room section, while the nearby Mary Gibbs Plaza and accompanying park will provide a local connection to green open space within the development, with a number of larger public green spaces within a 10-minute walk, including Forsyth Park and Ibery Reserve.&nbsp;

The delivery of six-star luxury development, COAST, on the Gold Coast is officially underway following a ground-breaking ceremony with construction giant Multiplex.

The $200 million, 37-level project by Sydney-based developer Sammut Group in partnership with Alceon Group comprises an unrivalled collection of 53 residences that are set to redefine luxury living.&nbsp;

With the previous apartment building at 43 Garfield Terrace now demolished, Multiplex will be on site immediately with COAST slated for completion in early 2025.

Construction kicks off on $200 million beachfront apartments COAST by Sammut Group

National property developer and construction group, Traders In Purple, has plans for a $65 million development in the Southern Highlands.

The group acquired the 2.1-hectare Argyle Street site in Moss Vale back in November 2021.

They will deliver 52 residences to the area, with the intent to provide wider living options for local downsizers and families who have been priced out of the Sydney market.

A mix of three and four-bedroom terraces and villas will be delivered, each benefitting from a generous courtyard. The residences will sit alongside a proposed Village Green, designed as an open space for residents to enjoy the outdoors and interact with their neighbours.&nbsp;

Bonus + Associates designed the project to feature high pitched roofs, along with an abundance of landscaping. Six free-standing homes screened by existing trees are proposed on Argyle St, in keeping with neighbouring homes, with the townhouses and villas set behind. The interiors have been designed by Duet, who have previously collaborated with Traders in Purple on the luxury boutique farmstay, Greyleigh.&nbsp;

Each of the residences will also be fitted with solar photovoltaic panels so that future residents will be protected against rising energy costs.

Traders In Purple National Marketing and Sales Director Nathalie Pasterfield said community feedback had shown a positive response to the architectural style of the development which reflected the country charm of the Southern Highlands.

“Our architects, Bonus + Associates and Duet, are incredibly talented at creating places that are contemporary but homely and this is what the community is telling us they want to see at Moss Vale,” Pasterfield said.

“There are also practical considerations that we have taken into account such as sustainable homes with renewable energy, private outdoor living space, natural light and a pleasant garden outlook.

“We tweaked some aspects of the design but were encouraged to see many who took part in the community consultation already looking forward to seeing this project come to fruition.”

Moss Vale is around 90 minutes drive from Sydney and has become increasingly popular as a preferred destination for residents, away from the tourist bustle of Bowral. Around 56 per cent of Moss Vale residents are singles or couples without children yet 86 per cent of homes in the locality are separate houses with very little medium density housing available.

Traders In Purple NSW Development Director Thomas Zdun said the development proposal had been shaped after consultation with the local community who were looking for an alternative to the limited range of housing types currently available.

"There is clearly high demand for homes that offer a low maintenance lifestyle so that people can move out of houses that are now too large and difficult to maintain,” Zdun said.

“The lack of medium density housing in Moss Vale is forcing many older couples to remain in homes that are no longer appropriate to their needs. They have lived most of their lives in Moss Vale and want to remain in a place where they have friends and a strong support network but can’t move because there is no suitable housing available.”

“We also spoke with a number of young families and couples unable to afford the high price of a house in Moss Vale where the median price has risen 30 per cent in the past 12 months.”

“With the option to work from home during Covid, a number of young professionals and families moved to well-established regional areas like Moss Vale but there are also many who grew up here and want to remain close to family and in the town they know and love.”

The site is situated opposite the Moss Vale Services Club and is within walking distance to the town centre, along with the train station, Moss Vale Public School, with the group planning to launch to the market in late 2023.&nbsp;

Traders In Purple plan residential development to meet Moss Vale’s medium density housing shortage

Originally all communication to and from Parramatta in the late 1700s was by river, before a rough track to Sydney was opened which loosely followed the route of Parramatta Road.

Positioned as part of Australia’s biggest public transport project, Bates Smart has prepared a design report on behalf of Sydney Metro to accompany a State Specific Development Application for a large city block in the heart of the Parramatta CBD.

The site will accommodate the future Parramatta Metro Station, part of the Sydney West Metro project which will double current rail capacity between Parramatta and the Sydney CBD when opened in 2030, along with three commercial office buildings, as well as one residential tower.&nbsp;

“The Central River City will grow substantially capitalising on its location close to the geographic centre of Greater Sydney," Bates Smart noted in their statement.

"Unprecedented public and private investment is contributing to new transport and other infrastructure leading to a major transformation of the Central River City.

“The Sydney Metro West rail link will deliver faster and more efficient transport from the Harbour CBD to Greater Parramatta. Potential radial mass transit/rail services from Greater Parramatta will boost business-to business connections and provide access to a larger skilled labour force to support the growing metropolitan centre. The Sydney Metro Northwest rail link will improve the growth prospects for the north-west of the city by increasing the access to jobs.”

The site, held by Transport for New South Wales, is an amalgamation of multiple individual sites fronting Macquarie Street, George Street, Church Street and Smith Street in Parramatta, including the full extent of Horwood Place between Macquarie Street and George Street.&nbsp;

The four towers form part of the new precinct which will be fully integrated with the new below ground Metro station, a new midblock street, and a considerable new area of public domain, including a new urban plaza and pedestrian laneways.

The scope of Bates Smart services has been to undertake the integrated urban design and architecture roles for the new precinct, interfacing with Grimshaw Architects who are the station designers and Arcadia who are the public domain and landscape designers.

The use of bricks in the lower levels and laneways of the towers responds to the local heritage of the site, while the upper levels will be clad in materials that reference and relate to connection to country, with a mix of brown and sandstone hues.&nbsp;

Built atop the new Metro, Building B is the residential component of the development, with a mix of one, two and three-bedroom apartments penned for the 33-storey tower. A total of 145 apartments will be delivered within the building, spanning from 58 sqm internally to 125 sqm, along with two floors of communal recreation space. With the building atop what will be the bustling Metro, careful structure and coordination has gone into reducing the potential negative impacts of the nearby station.&nbsp;

The remaining three towers will hold office and retail tenancies, ranging in height from 24 storeys through to 38-storeys.&nbsp;

Parramatta Metro is pitched to serve and support the growth of Parramatta as Sydney’s second CBD, including boosting jobs and improving connections to recreational and tourist attractions.&nbsp;

Despite being well served with perimeter parks and formal hardscaped urban town squares, there are no parks or public green spaces within a five minute walking radius of the central commercial core.&nbsp;

The Civic Link is a proposed new green, pedestrianised public space and cultural spine that connects from Parramatta Square to the Riverfront. Extending across four city blocks, the link will provide a pleasant and walkable pedestrian and cycle route from Parramatta Square and the current railway station to Riverside Park and the ferry wharf, passing through the proposed site and proposed new Metro station.

A significant number of current and proposed cultural and education facilities are located within a five minute walk of the site and proposed metro station. Immediately South lies Parramatta Square, the Train Station, and Westfield Parramatta. East of Smith Street lies the education precinct containing the new Arthur Phillip High School and Western Sydney University. Immediately West and North West lies ‘Eat Street’, a stretch of Church Street highly activated by restaurants and bars with extensive outdoor seating in the public domain. Further North and Northwest lies the proposed Powerhouse Museum, Riverside Theatre, and Bankwest Stadium, all anticipated to act as major destinations to customers of the Parramatta Metro station.&nbsp;

First look: Designs revealed for towers above Parramatta Metro Station

Construction on Lindfield’s latest destination by developers Third.i, in conjunction with joint venture partner Phoenix Property Investors, has officially kick-started works this week, following a full project sell-out as demand for larger living spaces continues to grow.&nbsp;

Demolition crews have moved in on the $180 million Balfour Place site, set to bring 59 apartments to Sydney’s Upper North Shore, which will be grounded by an urban oasis comprising over 7,091 sqm of retail and hospitality spaces.&nbsp;

The project has been met with a swarm of eager buyers looking to secure their slice of Lindfield, acquiring over $100 million in sales since its launch to market earlier this year. The project, which is set to be built on the existing Coles supermarket site, is estimated to fast-track the development timeline, with construction expected to be completed by November 2024.&nbsp;

$180 million Lindfield residences, Balfour Place commences construction amid project sell-out

Sydney Metro has continued to roll out how it envisions the development around and above the new Sydney Metro West line.

The state significant development, funded by the New South Wales Government, is Australia's largest public transport program. The NSW Government is investing $12.4 billion over next four years, including $3.2 billion in 2022-23 to support major construction.

The latest plans are for what is set to be built above the Sydney Olympic Park metro station, part of the precinct which has grown exponentially in recent years.

The proposed $585 million development will comprise of three new buildings, one commercial and retail tower and two residential towers, with retail and community space adjacent to Sydney Olympic Park metro station.

The commercial tower will be the smallest at 16 levels, not including the four-level podium, and will rise above the station. The smaller residential tower can hit 27 levels, and the largest 45 levels. The latter will have extensive views over Parramatta River towards the Blue Mountains from the higher levels.

Podium heights in the central precinct are limited to four levels through Sydney Olympic Park Authority (SOPA) Masterplan 2030 (Metro Interim Review).

The area in which the buildings are set to be developed has been identified as a "transitional zone", after Sydney Metro worked through a design and collaboration process with SOPA and other key stakeholders. There are now four zones, the high rise zone (45 levels), medium rise zone (20 and 30 levels), and low rise (8 levels).

No news on how many apartments will be on offer, but the documentation suggested the apartments will have smaller floor-plates to "provide prime apartments and allow for better sun access to ground floor plane."

Sydney Metro says the&nbsp;construction of Sydney Metro West represents an exciting opportunity to incorporate global best practice for placemaking and environmentally sustainable development, and to apply innovative thinking to create new city icons.

"The delivery of integrated station and precinct development enables Sydney Metro to be more than just a transport project, but also a defining city building opportunity that revitalises precincts and communities, helping to leave a lasting legacy and shaping Sydney for generations to come," the planning application documents read.

"The proposed development will create a great place-based outcome that successfully integrates transport infrastructure, open space, ground plane retail, commercial and residential land uses.

"The Sydney Olympic Park metro station will link new communities, support employment growth and diversity of housing supply.

"In addition, the proposed development will deliver community and social infrastructure with the inclusion of community facilities proposed within the Concept&nbsp;SSDA.

Arena kicked off their Gold Coast development journey in Currumbin which has development approval. They've recently launched it's second project, LANA, in the quiet southern Gold Coast pocket Bilinga, just north of Coolangatta.

The 23-apartment absolute beachfront project on Golden Four Drive, Bilinga's best street, was designed by BDA who were inspired by the pure beauty of Bilinga.

Arena Property Group says that Bilinga offers a family-friendly area, at an equally affordable price point.

"If you go north or south, you're not getting much change out of $4 million if you're looking for a true beachfront apartment," the company note.

"While Kirra, Rainbow Bay are high demand areas, there's no apartments on the beach. That is something Bilinga has, which is rare for the Gold Coast. We're not developing anymore beachfront land, so anything fronting the sand will always be sought-after"

Arena are hoping to get the go ahead for KORA, a collection of just seven apartments on Pacific Parade, facing Currumbin Beach.

The Arena team really wanted Currumbin to be the first spot the team developed in.

"We've always loved coming up for holidays to Currumbin.

"Gold Coast living is still very much preserved in Currumbin. Where other beach suburbs have become a bit of a concrete jungle, Currumbin has held onto what makes it special.

Arena knew the level of commitment to keeping the enclave that way, so he knew that there was going to be some resistance for a new development.

But there was a strong support from council for the project, which was designed by Plus Architecture to blend seamlessly into the current surrounds.

The town planning report suggested the&nbsp;architectural philosophy paid homage to the traditional ‘timber and tin’ beach shacks, evoking the relaxed sense of beachfront living, embracing high-quality, sub-tropical design which blends seamlessly into the beachside character of the site and its setting.
