AURA elevates amenity living at Melbourne Square

Builder-developer Scion is the latest to target Sydney's booming Hills Showground Metro precinct, filing plans for more than 100 apartments within walking distance of the station.

Scion has lodged a concurrent rezoning and State Significant Development Application for <a href="https://www.apartments.com.au/new-apartments/27-33-middleton-avenue-castle-hill-nsw-2154">27–33 Middleton Avenue</a>, where it plans to replace four existing homes with an 11 and 14-storey mixed-use development comprising 109 apartments, six affordable housing dwellings, and a ground-floor café.

Designed by BHK Architects, the proposal includes three levels of basement parking with 174 spaces, more than 1,200 sqm of communal open space, and extensive landscaping across the 3,791 sqm site.

The development has been designed as two buildings connected by a recessed wintergarden spine, with the 14-storey building positioned to the south and the 11-storey building to the north.

The apartment mix has been weighted towards owner-occupiers, with 13 one-bedroom apartments, 55 two-bedroom residences, 31 three-bedroom apartments, six three-bedroom lofts, and four four-bedroom homes. Six apartments will be dedicated as affordable housing in line with the NSW Housing SEPP.

According to the Architectural Design Report by BKH, the proposal seeks to create "a place-responsive architecture" inspired by the natural landscape surrounding Cattai Creek, while strengthening the public domain through landscaping, active frontages and a neighbourhood café.

Atlas Urban, in its Urban Design Report, says the proposal takes a different approach to increasing density around Hills Showground Station by favouring a more slender, vertically articulated built form over a conventional mid-rise outcome. The report argues this allows for greater deep soil planting, improved solar access and a better public domain outcome, while still delivering additional housing close to rapid public transport.

The site sits around 500 metres from Hills Showground Metro Station, within a precinct earmarked for significant residential intensification following the opening of the Sydney Metro Northwest line. Planning documents accompanying the application note that Greater Sydney's population has grown by more than one million people since planning for the precinct first began, reinforcing the need to accelerate housing delivery around existing transport infrastructure.

Scion is expanding its development pipeline which also includes <a href="https://www.apartments.com.au/new-apartments/chatham-west-ryde-2-6-chatham-road-west-ryde-nsw-2114">Chatham in West Ryde</a>, 62 apartments which are approaching completion. They also have a State Significant Development Application with the NSW Government's Housing Delivery Authority for <a href="https://www.apartments.com.au/new-apartments/96-anzac-avenue-west-ryde-nsw-2114">145 apartments on Anzac Avenue</a>, also in West Ryde.

First look: Scion plots Castle Hill apartment development near Hills Showground Metro Station

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

Integrated property developers, Aqualand has collaborated with acclaimed architect firm, Woods Bagot to create a new jewel in North Sydney’s crown.&nbsp;

Located at 168 Walker Street, the $1 billion mixed-use project, AURA by Aqualand takes on an elegantly curved form, redefining the streetscape and city skyline, delivering 386 luxury apartments above a landscaped retail precinct and commercial space.&nbsp;

The development is Sydney’s latest example of architecture as sculpture, a category that includes some of the city’s most memorable buildings, from the white sails of the Sydney Opera House, to the giant plant-draped bowls of Barangaroo House and Darling Harbour’s nest-like mixed-use building, The Exchange.

Architect Jason Fraser, Principal at Woods Bagot, said, Woods Bagot found a partner in Aqualand willing to embrace sculptural forms that would make the building more interesting not only to residents but to the wider community.

“Sculptural buildings are harder to draw, document and build,” he said.&nbsp;

“Many of Sydney’s most famous sculptural buildings, from the Sydney Opera House to Barangaroo House and The Exchange, are designed with an obvious community benefit in mind."

The building’s undulating facade creates an illusion that the single structure is divided into four separate towers, with staggered peaks stepping down from level 29 to level 23.&nbsp;

Fraser said the design draws inspiration from the eroded sandstone forms of Sydney Harbour and the ever-changing play of light on the water.

“We started looking at the harbour for inspiration,” Fraser said.

“One of the things we love about North Sydney is that the sandstone at the water’s edge is the same sandstone you see all through the suburb. There’s also this incredibly rich landscape from Wendy Whiteley’s Secret Garden at Lavender Bay, all the way up to St Leonards Park. We wanted our building to become a part of this unique landscape.

“The building is shaped in an organic way reminiscent of these eroded stone forms. The ground plane is also carved out to reveal sandstone walls, interesting textures and colours drawn from the sandstone.”

“You can stare at the water all day and watch how the lights reflects off it differently. We wanted a building that did similar things with light both spatially and materially,” Fraser said.

Translucent glass, muted metallics and black lines contrast against textured white finishes, including aggregate quartz and concrete. In the retail precinct, circular voids in the podium awnings draw sunlight into seating areas. Vine-draped awnings near the ground level add layers of lush greenery.&nbsp;

Connected by a network of landscaped laneways, the retail precinct is set to benefit not only residents but the entire community as well.

The space will provide residents with a curated shopping and dining destination on their doorstep, with the likes of a providore, a bakery, cafe and wine bar, an all-day diner and a contemporary Japanese restaurant pitched for the space. &nbsp;

Other resident amenities include a wellness room and end-of-trip facilities, while a rooftop area offers a sun deck, private dining rooms, barbecue and kitchen space for year- round alfresco entertaining.

Natural light is set to stream into the indoor residents’ pool via skylights and oversized windows and is used near lift wells on each floor to guide residents to their destination. Perforated metal screens control privacy while inviting dappled light inside the spacious homes.

AURA by Aqualand’s distinctive hourglass shape cinches in at the level-nine ‘waist’ of the building, where the resident’s community centre is located.

“The sculptural form is used to give back to the community. AURA by Aqualand represents an impressive and ambitious commitment by a residential developer to give back to the community architecturally.”

“We’ve tried to be gentle with the curves. The apartment plans are very spacious and each apartment is a slightly different size because each floor has a different depth. That means we’re never squeezing a small apartment into a curve. They’re benefiting from the deep reveals, by making the most of the expansive frontages to create more liveable spaces,” added Fraser.

AURA by Aqualand’s sculptural contribution to the area will be further enhanced by a separate stunning public art piece commissioned from leading British artist and sculptor, Richard Sweeney. Submitted to North Sydney Council for approval earlier last year, the bold sculpture, which will be positioned at the building’s Walker Street entry, will also draw inspiration from the beauty of the Sydney Harbour foreshore surrounding the project.

The entire project is consistent with Aqualand’s record of supporting the arts, with its long-term partnership with Sculpture by the Sea, Bondi, whereby it purchases a sculpture to be put on public display in the community each year, and the Art Gallery of NSW, most recently with its extended partnership including naming rights of the Aqualand Atrium in their new Sydney Modern Project building.

With limited land available in popular suburbs in southeast Queensland, skinny apartment towers have become a popular choice for developers seeking to make the most of small sites.

International architecture firm, Plus Architecture, has designed six slender towers in some of the Gold Coast's most desirable areas, with the projects set to be built within the next five years, demonstrating a new wave of high-rise design that optimises limited land to create luxurious living experiences.

According to Plus Architecture Principal, Chrisney Formosa, the slender tower concept is well-suited to luxury multi-residential projects. The design allows for full floor or two-story apartments with 360-degree views, providing residents with the benefits of a standalone house, plus more.

“Very small sites present an opportunity for unique architectural solutions as they require an individualised design approach. In the high-end property market, being able to deliver a boutique design that is highly customised to the site is what helps a project truly stand out,” Formosa said.

Why Queensland’s skinny tower trend is redefining luxury apartment design

Developer&nbsp;Australasian Property Group has submitted plans for a&nbsp;31-story residential tower on one of Liverpool's most sought-after streets.

Located in Sydney’s growth corridor in the west, near the new airport, the $133 million development at 402 Macquarie Street which will have a mix of apartments and hotel rooms.

Designed by Olsson Architecture, there will be 168 apartments and a 198-room hotel, as well as a range of communal spaces, a gym, and ground-floor retail space.&nbsp;

Taking advantage of a regulatory loophole that will allow it to sidestep building height restrictions in the area, the mixed-use tower will be a welcome addition to the suburb, which has experienced a lack of housing supply in recent times.&nbsp;

The hotel will span from level two through to seven, with the apartments from level nine through to level 29.

Altona North's Haven townhomes: Stockland's rare development in inner-Melbourne

It's the playground for Sydney's rich and famous.

And now one of Bronte's most exclusive streets, Bronte Marine Drive, is set for its first ever, brand new apartment development.

There's only 19 buildings on Bronte Marine Drive, all houses, apart from a tired block of apartments at 2 Bronte Marine Drive that date back to the 1930s.

That block is now set to be demolished and will make way for a striking new Tzannes Architects-designed building in landscaping by Myles Baldwin.

The proposal has been submitted on behalf of the executors of the Estate of Angelina Cordatos.

The project, fittingly dubbed Project Angelina, will have five three-bedroom apartments on the sloping 600 sqm site which overlooks the ocean, beach, and fronts part of the famed Bondi to Coogee walk.

The new proposal seeks to shift the original primary access from Bronte Marine Drive to Bayview Street, which will be via a splayed feature wall adjoining to a private staircase, leading into the residential lobby.&nbsp;

In the design statement submitted to the local council, the aim was for a design which is "consistent with a Sydney coastal garden with a touch of Mediterranean."

The planting palette is made up of a mix of natives and exotics to compliment the surrounding areas, with the terrace planter boxes at balcony edges and green roofs visible from the street.

Each apartment spans a whole floor and will feature private terraces oriented towards the beach, taking in sweeping south and south-eastern views. The terraces are accessed off the open plan living spaces which will be lined with floor to ceiling doors to take in the views.

The building will be crowned by a two-level penthouse. That will have two open terraces.

The built form will consist of a series of layered stone, concrete and masonry elements, defined at the openings by architectural metalwork and landscaping. The curved, horizontal language is established by bands of masonry that wrap around the full perimeter of the development, on top of expressed floor edges.

The overall form of the building features sweeping corners which soften the built form, and splayed balconies and terraces. These are oriented to address the main view towards Bronte Beach, and prevent onlooking between apartments.

A look at Deicorp's Castle Hill development, Hills Showground Village

It was 2007 when the last apartment development was completed on Garfield Terrace, the exclusive stretch of real estate in Surfers Paradise.

That was Jade Apartments, which still holds cache among locals. Some of those apartments, which were selling shortly before the global financial crisis, were fetching over $6 million.

Fast forward 15 years and there's over $1 billion of developments in the pipeline, the majority targeting the high-end buyer pool.

A number of the developers who are tackling the beachfront have brought their money up from Sydney.

The Sydney-based, ASX-listed ASF Group are onto their next project. Having seen success at the nearby The AU, they've recently offered a limited release of residences at Aura on the Beach at 59 Garfield Terrace, just&nbsp;26 full-floor residences and a single multi-level penthouse, one of the largest on the beachfront.

The 31-level tower offers a unique point of difference to other projects. It sits on one of the only corner blocks on the exclusive street with the beach entry just steps from AURA's front door.

ASF have also previously developed the masterplan Peninsula Collection on Hope Island, which is sold out and currently under construction.

Also offering a point of difference due to its site is AALTO, the new project from Sydney's Weiya Holdings, another who has already cut their teeth in the local market with DE-LUXE in Burleigh Heads.

AALTO, at 75-79 Garfield, sets itself apart by having 24 metres of beachfront, more than any other project currently in development. It is also located across the road from the BMD Northcliffe Surf Life Saving Club, which will protect the views down to the south.

The luxury tower has been in high demand since launching late last year, with a number of whole floor apartments snapped up.

Prices start from $2.32 million for the two-bedroom apartments, which span nearly 200 sqm of living space. There are 66 apartments in the 38-level tower, including a luxury two-level penthouse which is priced at $15.8 million.

Another Sydney developer, Iris Capital, who are prominent in both Sydney and Newcastle and are developing the&nbsp;$800 million Victoria &amp; Albert mixed-use precinct on the site of Broadbeach's famed Niecon Plaza, are awaiting to launch their beachfront project.

Next door to AALTO, the development approved 71 on Garfield will have 51 apartments across its 38 levels.

Floorplans will range from three-bedroom half floor layouts, through to four-bedroom plsu study full floor apartments with their own private plunge pool.

The tower will be crowned by an exclusive collection of dual storey five-bedroom sub penthouses and a triple storey penthouse complete with its own rooftop retreat.

The Sydney-based Sammut Group were debutants when they launched their luxury development Coast, which will be the first to be completed on the strip.

There are local development firms however who are taking on the beachfront.

KTQ Group, who are redeveloping the Kirra Beach Hotel down in Kirra Point to a contemporary mixed-use precinct, have recently secured approval for Seren at 27 Garfield Terrace.

Seren will comprise an independent luxury, 60-room hotel, with some suites offering over 100 sqm of living space.

The hotel will occupy levels three to six, then above is the hotel and the residences pool and recreation decks. Then above the level nine wellness level are the 60 residences, the smallest on offer spanning a huge 350 sqm and offering three-bedrooms and a multi-purpose room.

Frank Licastro's Frank Developments recently secured approval for MIRA, which will have just&nbsp;11 two-level apartments, which are being pitched as "vertical beach homes".

The 25-level tower will be the first of it's kind for the Gold Coast.

“A double-level floor plan is traditionally reserved for the penthouse purchaser," Licastro says.

"At MIRA, every apartment is dual-level, meaning every resident will experience the penthouse way of life – private, elevated and life enhancing."

There's a few projects lined up just off Garfield Terrace, which are pitched at a different type of buyer.

Malaysian developer MRCB's first development on the Gold Coast, 26 Vista, starts from $600,000 for a one-bedroom apartment, and up to $15 million for the penthouse.

Matt George, national sales and marketing agency Urban Activation, says the apartments have been well received since launching.

“We’ve had a great amount of traffic throughout the display since opening – a number of groups from Melbourne, Sydney and Brisbane and a lot of people who are looking for a property on the Gold Coast.”

Set to rise 51 levels home to six three-storey townhouses, 267 apartments, six sub penthouses and a full floor penthouse, 26 Vista will reside within walking distance of everything Northcliffe has to offer, from the iconic beach to acclaimed restaurants.

An extensive range of amenities will be on offer at 26 Vista including an internal wellbeing precinct featuring a spa, gym, outdoor yoga space, pool, sauna, and steam room, alongside a private dining room equipped with a professional chef’s kitchen, an in house cinema room, co-working spaces and business meeting rooms and a resident’s lounge.

Level 51, which offers 360-degree views over the Gold Coast, will house a secondary residents lounge located beside the level observation deck, bordered by a lush rooftop garden.

George says the whole&nbsp;Garfield Terrace precinct has really come to life in the last two years and there are a lot of significant players circling around sites to be a part of the area’s transformation.

“It is certainly the number one strip on the Gold Coast when it comes to new ultra-luxury apartments."

Brent Thompson's Siera has development approval for a high-end project just off Garfield Terrace at Enderley Avenue.

They'll be developing just 54 apartments across the 25-level BDA Architecture-designed tower at 8 Enderley Avenue, offering a maximum of three apartments per floor.

Residents will enjoy extensive amenities in the project, which is becoming a signature of Siera's Gold Coast developments with their recent Tapestry development showcasing a rooftop amenity not yet seen before on Chevron Island.

There will be two levels of amenity, with the lower level hosting a communal mezzanine with a spa, gym and sauna, and the upper level with a lap pool with pool deck, barbecue alfresco and dining space, a private dining area with a bar and cellar room, a games room, and a space with work from home facilities.

$1 billion apartment development pipeline to transcend Garfield Terrace 

Mirvac has turned the first sod at its newest masterplanned community in New South Wales, located adjacent to the historic township of Cobbitty in Camden.&nbsp;

The $648 million project, Cobbitty by Mirvac, will deliver a new all-electric community of 900 homes while also creating more than 4,000 local jobs during construction.

The new community, officially opened by New South Wales Minister for Planning and Minister for Homes Anthony Roberts, is proposed to feature a playing field and village green, town centre, a lake and a range of parks and landscaped open spaces.&nbsp;

Nature will also take centre stage in the development with existing wetland corridors to be restored as a safe haven for native flora and fauna, in addition to extensive networks of walking trails and cycleways which are planned to promote connectivity and connection to nature throughout the neighbourhood.

Mirvac’s Head of Residential, Stuart Penklis, said Camden is one of the most popular growth areas of Sydney but supply is limited.

“With Camden recently named as having one of the most significant housing supply shortages in NSW1, coupled with its population projected to almost double by 20412, the new community is set to provide a much-needed boost to housing options in the area.”

“To be able to get these first homes to market is great news, especially for first home buyers and young families wanting a new chapter in a high-quality new community,” Penklis said.

Stage 1 of the project comprises 120 lots, with the first release of 20 Torrens Title sites ranging in size from 270 sqm through to 525 sqm, set to be available from February. Future releases will include lots over 1000 sqm.

All residents will have access to electric living, giving them the ability to charge vehicles or use lower energy appliances like induction cooktops, and offset their electricity costs with solar power, providing significant potential savings.

Mirvac’s General Manager, Residential Development NSW, Toby Long said Mirvac is also planning the development to respond to the existing Cobbitty village and has carefully considered the heritage of the area in designing the new community.

“Our vision for Cobbitty is to build a legacy project for south west Sydney where residents can enjoy the lifestyle of an idyllic and connected rural setting, that has the infrastructure to support contemporary living,” said Long.

Embedded in the South West Growth Area, Cobbitty is expected to continue to attract substantial public and private investment for decades due to its proximity to the Western Sydney Aerotropolis, home of Sydney’s much anticipated second airport.

This investment is set to deliver several road upgrades, enhanced public spaces and created new town precincts, making South Western Sydney a great place to live and work,” Roberts said.
