The proposal, now on public exhibition, outlines plans for around 3,300 new homes across the 12.3-hectare precinct. The renewal of Waterloo South forms the first stage of the broader Waterloo Estate transformation and is set to unfold over the next 10 to 15 years. The estate currently contains 750 social housing dwellings and 120 private homes.

The proposal, prepared by <a href="https://www.apartments.com.au/architects/sjb-architects">SJB</a> and Beam Planning, spans 10 street blocks bounded by Cope, Raglan, George, Wellington, Gibson, Kellick, Pitt and McEvoy Streets, directly adjoining the Waterloo Metro Station precinct and within walking distance of Redfern and Green Square stations.

Under the masterplan, building heights would range from two to 33 storeys, delivering approximately 282,485 sqm of residential floor space alongside at least 10,000 sqm of non-residential uses and a minimum 5,000 sqm of community space. The planning framework has been specifically structured to support the mixed-tenure outcome, with the residential gross floor area capped at a maximum 50 per cent market housing allocation.&nbsp;

The Urban Design Report describes the vision as creating “a unique and vibrant mixed-tenure housing precinct that supports the needs of the community and delivers much needed housing in response to National and State Government priorities.”&nbsp;

A major focus of the revised proposal has been increasing the social and affordable housing component. The Minns Government increased the affordable and public housing allocation from 35 per cent to 50 per cent after coming to office in 2023.

Minister for Housing and Homelessness Rose Jackson said the changes were critical to maintaining Waterloo’s social diversity.

“When we came to government, we immediately reviewed the plans for the Waterloo renewal and boosted the number of public and affordable homes from 35 to 50 per cent,” Jackson said.

“This was a crucial step to ensure Waterloo remains a welcoming place for people from all walks of life to call home now and into the future.”&nbsp;

Minister for Planning and Public Spaces Paul Scully said the project would reshape the precinct for generations.

“This concept DA brings thousands of new public, affordable and market homes on the doorstep of the Waterloo Metro station another step closer to reality,” Scully said.

The Social Impact Assessment prepared by Urbis describes the renewal as one of Australia’s most significant public housing transformations, identifying substantial long-term positive impacts associated with housing supply, accessibility, public domain improvements, and community infrastructure.&nbsp;

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>

Lendlease and GPT have recently filed their final plans for the Rouse Hill Precinct, a major development project set to transform the northwest growth centre of Sydney.

The precinct is set to be a vibrant and sustainable mixed-use community, designed to cater to the needs of its residents and provide a range of employment opportunities.

The Rouse Hill Precinct will be developed across 23 hectares and will include residential, commercial, and retail spaces, while also creating a walkable community that is connected to public transport and encourages active transport, such as cycling and walking.

Palm Beach, the small coastal enclave at the south end of the Gold Coast, is starting to fire up again.

One of the most popular spots on the Gold Coast during COVID, off the plan apartment projects were snapped up in months, some not even hitting the open market.

There was a lull where buyers were waiting for the next project to hit the market. The latest is Elevaire, a 40-apartment project by experienced Queensland developer Paul Spina, which has already gathered significant interest from both Brisbane and Victorian buyers.

The nine-level tower, development approved, has been designed by Cottee Parker and will have a mix of one, two and three-bedroom apartments starting from $715,000.

There will be a ground floor, wellness-centred recreational space, with hot and cold magnesium pools, an open beach shower, sauna and day beds.

CBRE Senior Director of Residential Projects Nicholas Clydsdale said he received 250 enquiries from prospective purchasers in just one-and-a-half weeks following Elevaire’s invitation only launch.

“That is a huge response and indicates that Palm Beach is still a blue-ribbon area where buyers are scrambling to secure a new apartment on the beach side of the highway,” Clydsdale said.

“Elevaire’s allure builds on its spacious layouts and premium finishes with expansive ocean and district views in addition to its prime location, just 50 metres from the beach.

“Properties available in Palm Beach on the beachfront are predominately houses priced from $5 million to $10 million-plus or multi-million-dollar apartments, meaning Elevaire’s great attraction is it can match the local amenity of these properties, with a much more attractive list price – from $715,000.

“The three-bedroom residences are priced from $1.6 million, which is outstanding value for this location.”

Clydsdale said much of the interest has come from local Gold Coast residents, Brisbane and Victorian buyers.

“The Brisbane buyers are looking for an apartment on the Gold Coast they can lock and leave when they are down here and Victorian families are largely looking for a holiday home or seeking to relocate to the Gold Coast while the locals already know and love the area,” he said.

Paul Spina, Development Director of Evoke Property Group who has undertaken numerous development projects in southeast Queensland, said the design of Elevaire was crafted to blend with the Palm Beach environment, while providing a choice for buyers who couldn’t get into the upper end of the luxury market.

“Evoke Property Group is really proud of what we’ve achieved with Elevaire,” Spina said.

“With the wellness centre we’ve included hot and cold magnesium pools to complement the beach, as we felt creating a space for people to recharge was more important than fitting in a lap pool. Besides, Palm Beach itself offers ample swimming opportunities.

“The property is wide and deep which enabled us to offer varying apartment types, sizes, views and aspects for residences, which as a result offers a range of price points to the community. Cottee Parker Architects also ensured the introduction of an internal breezeway running through the property, providing natural light and ocean breezes both inside and outside the apartments.”

Elevaire secured development approval late last year. Construction by&nbsp;Stokes Wheeler is due to start mid-May.

Brisbane and Victorian buyers swoop at Elevaire, Palm Beach apartment launch

Potts Point's historic Bayswater Road, lined with Victorian terraces and once a bustling nightlife scene, is set for a facelift.

Hamptons Property Services have filed an application to redevelop four sites between 28-38 Bayswater Road, currently home to a mix of residential and commercial spaces.

Vince Squillace, of the Surry Hills architectural and interior design practice Squlliace, handled the designs of the $20 million project, which will incorporate 22 apartments above extensive food and beverage spaces, and a handful of terraces.

"The vision for the site is to develop it into a mixed-use building with commercial activation to all three streets with residential apartments above," the design report put together by Squillace read.

"The existing terraces are to be retained and modified into single level residential units while the rest of the site will be redeveloped to enhance the residential offering to the precinct of Potts Point, due to its prime location in terms of access to local shops, entertainment, services and public.

28-30 Bayswater Road is a pair of mid-Victorian period terraces which are heritage listed. Thai Rock occupies the ground level. Next door, 32-34 Bayswater Road, is another two mid-Victorian terraces, which are considered to have heritage significance. Popular bar Eros currently occupies the ground level, while the upper level are commercial spaces.

36-38 Bayswater Road is a four-storey building on the corner of Ward Ave and Bayswater Road. Its current use is commercial premises. All subject properties are located within the Heritage Conservation Area as specified in the LEP.

The design report said the&nbsp;alterations and additions to the Bayswater Road terraces will restore the buildings to be more consistent with their original design.

The design for the new apartments takes inspiration from the proportions and materiality of the existing brick buildings common throughout Potts Point," the report added.

"The new development has been designed in such a way to accentuate the verticality and reduce the visual bulk of the development.

Potts Point, one of the most expensive apartment markets in Australia, has been subject to a number of new apartment development applications in recent months.

Melbourne developer Time &amp; Place recently submitted long awaited plans for their redevelopment of The Chimes apartment building on Macleay Street.

The Macleay Street block dates back to the mid-20th century when it was designed by Hugo Stossel, a modestly well-known post-War émigré architect who designed a number of similar residential apartment buildings in Sydney’s inner eastern suburbs.

They're planning a brand new building designed by SJB, with a mix of one, two and three-bedroom apartments.

Third.i and Toohey Miller submitted plans for a a new part six, part seven-level block with just 14 apartments.

There was community objection, given its location at&nbsp;30A-34 Brougham Street was to block out the view from The Butler, a Potts Point institution for a number of years.

The joint venture partners recently filed an appeal to the NSW Land and Environment Court after the City of Sydney's council&nbsp;and planning committees failed to make a determination.

Iris Capital, headed by developer and rich lister Sam Arnaout, is gearing up to launch the third and fourth stages of their multi-award winning $1 billion East End Village project in Newcastle.

The first two stages of East End Village have sold out, with construction of the second stage approaching completion of what will become the city's biggest rejuvenation project.

Urban Activation will oversee the marketing and sales of the $450 million final stages of East End Village.

Urban Activation Director Matt George says the final two stages will include some of the most exclusive residential offerings in the entire development.

“Stage three and four represent the final release of East End Village and will feature the most luxurious penthouses yet,” George said.

Iris Capital kick off final stages of $1 billion East End Village, Newcastle development

Seven Hills in Brisbane's inner east offers buyers both convenience to the city and an escape to nature.

It's managed to keep its quaint, suburban feel, with little to no population growth over the last decade. Just over 2,000 people call Seven Hills home, according to the latest census data from the Australian Bureau of Statistics.

Most if its development came post World War II, when it was designed as a&nbsp;"garden estate", given almost half of the suburb occupied by the Seven Hills Bushland Reserve.

The lack of population growth shows there's been little to no opportunity to buy into the already established suburb, with very little new housing options in the owner-occupier-centric market.

Developer Heran Building Group is offering a rare opportunity to buy into the tightly held suburb, in their Clearview Urban Village masterplan of townhomes and apartments.

All townhomes have been snapped up, but there's still opportunity to buy into their apartment development, Vivace Apartments.

Seven Hills: The garden suburb where new housing is a rarity

&nbsp;Australian-based developer Huon Property Group are gearing up for their next residential development, lodging plans for a site in Brisbane's Stones Corner.&nbsp;

Seeking to take advantage of the&nbsp;2032 Summer Olympics hub in Woolloongabba, Huon are seeking to build a 15-level tower at 22 Cleveland Street, comprising 114 apartments.

Geared toward the owner-occupier, the building will be a mix of just two and three-bedroom apartments. There will be 78 two-bed units, 20 with multi-purpose rooms, and 41 three-bedroom apartments, 15 of which will also have a multi-purpose room.

Designed by Z Architects, the tower will give the appearance of two separate towers,&nbsp;with a substantial central recess along the north-western elevation, a larger form on the eastern part of the site towards Logan Road, and a more narrow and slender tower form on the western part of the site towards Cleveland Street.

While the rear part of the commercial character buildings along Logan Road is to be partially demolished, the intent is to protect the original shop front, street entrance and awning over the pedestrian environment, maintaining activation along the street frontage.&nbsp;

Significant allocation of landscaping has also been included, with deep planting and containerised planting above the podium level to enhance breathability and reduce the heat load of the building, while also contributing to the subtropical character and microclimate of the site, along with planting across the rooftop terrace.&nbsp;

Each apartment has been designed with modern living in mind and boasts high-quality finishes throughout. Residents can expect open-plan living areas that flow seamlessly onto private balconies offering views over the city skyline and surrounding neighbourhoods.

Australian property developer Third.i continues to defy the property market downturn, exchanging on a string of record-breaking apartment sales across two projects in Newcastle and one in Coffs Harbour.&nbsp;

As the first project for Third.i in Coffs Harbour, Sable at the Jetty has been met with strong interest, with the penthouse selling for $2.35 million, recording a record for the region.&nbsp;

Over 80 per cent of the apartments have been sold since launch in October last year, with Third.i's Co-Founder Luke Berry saying the strength of the sales at Sable at the Jetty demonstrate that regional cities are seeing a consistent uptake of sales activity.&nbsp;

"There is still growth in the market here, with property sales in the New South Wales north coast holding steady," Berry said.&nbsp;

Sable at the Jetty joins a growing list of Third.i’s record sales in New South Wales, following three record sales in Newcastle, with the sale of the penthouse at Dairy Farmers Towers going for $6.5 million and two back-to-back $3.5 million penthouse sales at the group's retirement living project, The Merewether Residences.&nbsp;

The extensive whole floor penthouse in Dairy Farmers Towers, located at 924 Hunter Street, Newcastle West sold to a local family who swooped in to secure their slice of the iconic project which pays homage to the site’s history as the original head office for Dairy Farmers Limited in Australia.

The buyer is a Hunter Valley legend, winemaker and businessman, who says the level of offering at Dairy Farmers was exactly what he and wife were looking for in an inner-city abode.

Third.i secure string of record-breaking apartment sales across New South Wales

Apartment developer Kokoda Property has doubled down on Milton, the sought-after, inner-suburb of Brisbane.

Having recently completed The Ambrose, Kokoda has secured a prime 1,640 sqm block at 12-16 Crombie Street, where they plan to develop a 22-level tower.

They paid around $11 million for the site.

Around 160 apartments will be spread across the building, with a rooftop pool, private dining room, and a health and wellness space with a gym.

Cottee Parker, who designed The Ambrose, have again been commissioned to draw up the plans for the new building.

The project will have a total value of around $160 million and will further add to Kokoda’s $2.5 billion pipeline of projects across both Queensland and Victoria, inclusive of 1,600 apartments under development.&nbsp;

A strong believer in Brisbane, Kokoda Property Founder and Managing Director Mark Stevens said all indicators point towards a robust market.&nbsp;
