The Gold Coast economy has grown by 25 per cent since 2020/21 to surpass $55 billion, but perhaps the more significant story is what sits behind the headline number.

For decades, the Gold Coast has been viewed through the lens of tourism, lifestyle and population growth. The latest State of the City Report suggests that perception is increasingly out of step with reality.

Released by Invest Gold Coast, the report ranks the Gold Coast as Australia's largest non-capital city economy and, perhaps more notably, second nationally behind Sydney for Economic Complexity, a measure that assesses the diversity and sophistication of an economy.

It's a result that places the Gold Coast ahead of Melbourne, Brisbane, Perth and Adelaide, highlighting the extent to which the city's economic base has broadened beyond its traditional industries.

Today, the Gold Coast supports more than 350,000 jobs, is home to over 83,000 businesses and generates $19 billion in annual exports. Manufacturing now accounts for 62 per cent of international export growth, while sectors including health, education, advanced manufacturing, technology and professional services are becoming increasingly important contributors to the local economy.

Gold Coast Mayor Tom Tate said the report confirmed the city's evolution into one of Australia's most significant economies.

"The Gold Coast economy continues to grow at an incredible pace. This is no surprise to those of us who have watched the evolution up close," Mayor Tate said.

"As one of the most entrepreneurial, investment driven and opportunity focused economies in the country our ambition has been realised and possibilities are endless.

"The Gold Coast has built a reputation as the city that says yes. We say yes to investment, yes to opportunity and yes to people who want to build something.

"It's this mindset helping us drive major growth across health, advanced manufacturing, screen production, marine, technology and the knowledge economy."

While population growth has been one of the defining stories of the past decade, the report points to a broader economic transformation taking place.

The city's knowledge economy now contributes $7.9 billion annually and supports around 31,000 jobs, while the health and wellbeing sector contributes $5.2 billion and employs more than 42,000 people. Together, the six priority sectors identified in the report account for almost $24 billion in economic output and more than 145,000 jobs.

One of the strongest examples is the Gold Coast Health and Knowledge Precinct at Southport. The 200-hectare precinct now contains more than $5 billion worth of health, education, research and innovation infrastructure and supports over 16,000 jobs.

The report also highlights the growing role of advanced manufacturing, particularly in aerospace, defence and modular construction.

Gold Coast-based Gilmour Space Technologies recently became the first Australian commercial company to attempt an orbital launch, while companies including Modscape and ModnPods are helping establish the Yatala-Stapylton corridor as one of Australia's fastest-growing advanced manufacturing hubs.

The city's entrepreneurial culture is also translating into business growth.

Since 2019/20, the number of businesses operating on the Gold Coast has increased by 22 per cent, while firms employing more than 200 people have grown by 80 per cent. The report suggests the next challenge is converting more local start-ups and medium-sized businesses into nationally significant companies.

Development activity remains another key indicator of confidence.

There are currently more than $23 billion worth of major projects underway across the Gold Coast, supported by a record 75 active cranes, a figure that now exceeds Brisbane and represents a 150 per cent increase since 2016.

Importantly, the report notes the next phase of investment will need to extend beyond residential development.

While 93 per cent of crane activity is currently tied to housing, Invest Gold Coast argues future investment will increasingly need to focus on cultural, civic, infrastructure and industry-enabling projects that strengthen the city's long-term economic resilience.

Invest Gold Coast Chair Will Hodgman said the city was now benefiting from years of economic diversification.

"What is happening on the Gold Coast is the result of the city's economic base broadening, fuelled by industries with long-term, high-growth potential," Mr Hodgman said.

"This is no longer a secondary Australian economy, the Gold Coast is becoming a globally connected city with deeper capability across health, knowledge and creative industries, advanced manufacturing, technology and exports."

Looking ahead, the Gold Coast's population is projected to exceed one million residents by 2046.

Buyers rush to Homecorp's Florence Residences as Gold Coast wellness trend gains momentum

The NSW Government has expanded its $1 billion Pre-sale Finance Guarantee program, broadening access for affordable housing providers and smaller residential developments as it seeks to accelerate housing delivery across the state.

The Minns Government says the program has already helped bring forward more than 600 homes across Sydney and regional NSW since launching in September 2025, with similar models now adopted in South Australia and Western Australia.

The latest changes, announced by Treasurer Daniel Mookhey and Minister for Planning and Public Spaces Paul Scully, are designed to improve access to finance for projects that have planning approval but are struggling to secure funding.

Among the key changes is an expansion of support for community housing providers. The program will now support up to 100 per cent affordable housing projects valued at up to $30 million when delivered by not-for-profit providers, while support for larger affordable housing developments will increase for projects worth up to $80 million.

The government says the changes will help accelerate the delivery of housing for low-income workers, older people, people living with disability, and those at risk of homelessness, while reducing reliance on direct grants or subsidised loans to bridge funding gaps.

The eligibility criteria for smaller residential developments have also been broadened. The previous $5 million minimum project value threshold has been removed and replaced with a requirement that projects deliver at least four homes.

Support has also increased for projects delivering fewer than 20 homes, with the guarantee now able to cover up to 75 per cent of dwellings in a development, capped at $30 million per project.

The changes are expected to particularly benefit smaller-scale and regional developments, which often face greater challenges meeting pre-sale requirements imposed by lenders.

Treasurer Daniel Mookhey said the scheme demonstrates how government can use its balance sheet to stimulate housing supply without relying solely on taxpayer-funded grants.

"The Pre-sale Finance Guarantee shows how this Government is using its balance sheet to reduce risk and unlock private investment, enabling new homes to move from design to construction faster," Mookhey said.

"This landmark reform allows us to deliver homes for working families at a lower cost to taxpayers, while also maintaining strong financial discipline."

Planning Minister Paul Scully said the program had already proven effective in bringing stalled projects to market.

"The Pre-sale Finance Guarantee has already proven it can unlock stalled projects and accelerate housing delivery by giving lenders the confidence they need to back good developments," Scully said.

"These changes will allow more affordable housing and smaller developments to access support so more homes can be built faster where communities need them most."

Housing Minister Rose Jackson said the expansion would help community housing providers overcome financing barriers that often delay projects.

"We know community housing providers are ready to build more homes, too often they're held back by barriers to finance," Jackson said.

"Expanding the Pre-sale Finance Guarantee helps remove those barriers so more affordable homes can get off the ground sooner."

The announcement was welcomed by the Property Council of Australia, which has long advocated for measures aimed at improving project feasibility and access to finance.

Property Council NSW Executive Director Katie Stevenson described the expansion as a practical intervention that addresses one of the most immediate constraints on housing delivery.

"This is exactly the kind of practical intervention we need right now, focused on getting projects out of the ground, not just approved," Stevenson said.

"It builds on a model the Property Council has worked closely with government to develop following calls for such a scheme ahead of last year's NSW Budget, so it's great to see it being expanded."

Stevenson said the reforms would help unlock projects that are ready to proceed but have been delayed by financing challenges. However, she noted that broader feasibility issues remain a significant barrier to increasing housing supply.

"The biggest challenge in NSW housing today is delivery. Too many projects have planning approval but are simply not financially viable to proceed under current settings," she said.

Speaking at the Property Council's NSW Housing Summit, Housing Minister Rose Jackson acknowledged that feasibility and financing pressures continue to constrain housing delivery, while reaffirming the government's commitment to work with industry on solutions.

Stevenson said the government's recognition of those challenges was encouraging ahead of next week's state budget.

"It's positive to see the government clearly recognising that feasibility pressures are now a binding constraint on supply," she said.

"With the Budget just days away, the focus must be on backing delivery, making sure projects stack up, finance can flow, and more homes can move from approval to construction."

The expanded Pre-sale Finance Guarantee forms part of the NSW Government's broader housing agenda, which also includes planning reforms, the NSW Housing Pattern Book, and a series of rezonings intended to increase housing capacity across the state.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

Raptis tracks towards completion of The Sterling Broadbeach, unveils three fully-furnished display apartments

The Melbourne property market has turned a corner in 2025 after several years of stagnant growth. Cities including Brisbane, Perth, Adelaide and Canberra&nbsp;overtook the Victorian capital in terms of median property prices, leaving Melbourne as the sixth most affordable capital city in Australia.

While that affordability gap remains, the market has now officially bottomed. Price growth has stabilised, and values have begun to rise, according to Cotality.

Interstate investment has surged and buyer confidence has returned, now they are not buying into a down market.

New projects are proving particularly popular with interstate purchasers. Over the past six months, 50 per cent of investor enquiry into Melbourne on Apartments.com.au has come from interstate. At the start of the year, that figure was closer to 10 per cent.

The developer, with projects currently underway in Elsternwick, Brunswick, and Collingwood, will deliver the build-to-sell component of the highly-anticipated project. It will be around 420 new homes, alongside extensive commercial and retail spaces.

LAS Group is looking to launch its new Southbank projects in 2026, following their recent approvals.

The two independent towers, designed by&nbsp;<a href="https://www.apartments.com.au/architects/fk-australia" target="">Fender Katsalidis</a>, will introduce around 700 new apartments across sites on Clarke Street and Clarendon Street.

The larger of the two towers,&nbsp;<a href="https://www.apartments.com.au/new-apartments/101-clarendon-street-southbank-vic-3006">101 Clarendon Street</a>, will have 509 apartments across a 52-level building that will also include a residents' lounge, private dining room, podcast room, golf simulator, co-working spaces, pet care facilities, and an outdoor terrace.

The smaller tower at&nbsp;<a href="https://www.apartments.com.au/new-apartments/36-42-clarke-street-southbank-vic-3006">38 Clarke Street</a>&nbsp;will be around half the size at 25 levels and home 188 apartments, a pool, gym, cold plunge, and sauna.

The taller tower is expected to complete in 2029, and the smaller tower a year earlier.

<h2>Moonee Valley Park (Stage 6)</h2>

Precinct-led developer Hamton is hoping to launch the sixth stage of its $3 billion Moonee Valley Park redevelopment they are creating alongside joint venture partner Hostplus.

The sixth stage will incorporate five more buildings in what is being called the Cox Plate Precinct, with around 1,100 new residences. There will be two build-to-sell apartment buildings, two build-to-rent buildings, and a hotel.

The 12-storey, mixed-use building will bring another 125 apartments and townhouses to an area where new housing has been few and far between in recent years.

They are planning around 40 Woods Bagot-designed apartments on a prime Fitzroy Street site that will include around 950 sqm of&nbsp;hand-selected retailers, likely to be a providore, a bakery, or a signature food and beverage venture.

When they submitted plans to the local council, Fortis Director Charles Mellick told Apartments.com.au that the developer has long&nbsp;been interested in St Kilda, and in particular Fitzroy Street.

One of the most boutique projects on this list is Pavilion, a luxury new development in one of Melbourne's premier suburbs.

Pavilion, on Wattletree Road in Armadale, has been designed by Life Architecture with interiors by Sora. They were inspired&nbsp;by the design of the Barcelona Pavilion by Ludwig Mies Van De Rohe.

"The Pavilion is renowned for its minimalist aesthetic, use of luxurious materials, and harmonious spatial flow," Sora said. "The concept evokes a sense of modern elegance, refinement, and timeless sophistication,"&nbsp;

The design is reflective of Armadale’s historic architecture, leafy streets, and mix of luxurious classic and contemporary homes, with&nbsp;marble and warm timbers used throughout.

There will be just eight homes on offer, one a full-floor penthouse with&nbsp;three bedrooms, one a master with its own sitting room with a fireplace, home office, walk-in wardrobe with dressing room, and ensuite with double vanity and freestanding tub.&nbsp;

Marshall White Projects Director Leonard Teplin says it is one of the most architecturally striking buildings he's worked on in recent years.

Sinclair Brook will launch <a href="https://www.apartments.com.au/new-townhouses/bella-rose-61-71-banyule-road-rosanna-vic-3084">Bella Rosa</a>, a collection of high-end townhouses in Melbourne's north-east, early next year.

There will be just 27 three- and four-bedroom townhouses designed by Via Architects. Many are freestanding or only have one shared wall. Every townhouse will have private gardens, landscaped by John Patrick Landscape Architects, and a two-car garage.

Melbourne's top 10 new apartment developments to launch in 2026

Leading <a href="https://www.apartments.com.au/developments/gold-coast-qld">Gold Coast</a> developer, Sherpa Group, has officially launched the $68 million Flourish Oasis, marking the group’s next chapter in the Flourish story, as they drive the transformation of Palm Beach.

A recent report from Urbis highlighted that the Palm Beach catchment will require 382 new dwellings each year to cater to the population growth but estimates that only 119 new apartments are currently available across the southern coastal area, with just eight per cent of them located at Palm Beach, pushing prices up to an average weighted sale price of $2.25 million.

Leading the charge to deliver more attainable residential options is Sherpa Group, which has quickly become the most active developer in Palm Beach, with more than $42 million invested into four sites over the past 12 months under the Flourish brand, including Amargo, Ovana, and the just-launched Oasis.

Sherpa Group have undertaken 16 projects on the <a href="https://www.apartments.com.au/developments/gold-coast-qld">Gold Coast</a> since 2018, with the launch of Oasis, following closely behind the group’s successful debut in Brisbane with Symphony, which has sold 73 per cent of its units&nbsp;within one week of launching.

Construction is expected to commence on Oasis in January 2026 by LPS Group, with completion slated for late 2027.

Sherpa launches Flourish Oasis apartments in Palm Beach

Queensland-based builder-developer <a href="https://www.apartments.com.au/developers/bpg-developments">BPG Developments</a> has secured its second approval in South East Queensland in the space of a week.

Fresh off securing the green light from the Brisbane City Council for their <a href="https://www.apartments.com.au/news/qld/bpg-developments-secures-development-approval-for-250-million-newstead-project">103-unit Newstead tower</a>, now BPG, led by Nick Parr and Glen Williams, can start their latest project in Palm Beach.

The new $165 million project, Palmiere, will rise on the dress circle Jefferson Lane and will feature 58 apartments, three townhouses, and eight penthouses.

<a href="https://www.apartments.com.au/new-apartments/li-rre-66-jefferson-lane-palm-beach-qld-4221">Liérre</a>&nbsp;will launch early next year.

Future <a href="https://www.apartments.com.au/new-apartments/li-rre-66-jefferson-lane-palm-beach-qld-4221">Liérre</a> residents will have access to extensive wellness facilities, including a state of-the-art gym, a custom-designed sauna, luxurious spa and outdoor shower, surrounding an expansive amenities deck that will boast a pool, cabanas, sunbeds, and landscaping throughout.&nbsp;

BPG Developments secures approval for Liérre in Palm Beach

St Lucia's best street is set for a striking new apartment development, with Bottega Group filing plans for a riverfront building on the dress circle Macquarie Street.

<a href="https://www.apartments.com.au/developers/bottega-property-group">Bottega Group</a>, led by Louis Mendes, wants to develop 47 apartments across a 15-storey building at 178-180 Macquarie Street, the second-to-last site on the exclusive riverfront strip. It will likely retain view lines to the east given the neighbouring building is a childcare and then after that it's a x high school. I

Positioned along the Brisbane River, the site enjoys approximately 30 metres of frontage to both the river and Macquarie Street. The existing single dwellings on site would be demolished to make way for the new building, which has been designed by <a href="https://www.apartments.com.au/architects/plus-studio">Plus Studio</a>.

The design incorporates a sculptural tower form that steps and curves to respond to river views, neighbouring buildings, and prevailing breezes.

According to the Design Report by Plus Studio, the vision is for “a crafted urban retreat, riverside amenity, connected to the inner city,” with the architecture described as “considered, timeless and sophisticated”.&nbsp;

The tower is organised into three distinct zones: lower residential, upper residential, and penthouse levels, with recreational amenity distributed across the lower and upper podiums.

The development includes a rooftop garden and substantial ground-level landscaping, delivering arpound 559 sqm (37 per cent of the site) to landscape areas. Communal open space is provided on both the ground level and rooftop, including indoor lounges and outdoor terraces designed to maximise views and sun access.

Urbis, the town planning consultant, states in the report that “the proposed development responds to site constraints, such as flooding and vegetation, to present a balanced and well considered built form”.&nbsp;

The design has been tailored to manage flooding risk and to retain key vegetation where feasible, with a large existing gum tree in the southwest corner of the site highlighted in the landscape intent.

Macquarie Street's last building was completed recently, just a few doors down from Bottega's new building. The project, 160 Macquarie Street, was delivered in 2024 by QM Properties and comprises 33 apartments by Rothelowman.&nbsp;

Bottega Group are also active in the Gold Coast market, developing Faro Broadbeach in partnership with 5Point Projects.
