Queensland builder-developer MAYD has revealed the first look at its major North Kirra beachfront development, lodging amended plans that reduce the number of apartments and increase the proportion of larger residences.

The project is planned across a substantial 4,742 sqm amalgamated site spanning seven lots at <a href="https://www.apartments.com.au/new-apartments/2-6-pacific-parade-bilinga-qld-4225">2-6 Pacific Parade</a> and 27-33 Golden Four Drive in Bilin​ga, directly opposite Nor​th Kirra Beach.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD</a> secured the site for $32.5 million in 2025, in what was one of the Gold Coast's largest property transactions of the year.

The development will be delivered across two stages, with the first stage carrying an estimated gross realisation value of around $360 million.

The latest amendments seek to reduce the overall apartment count and shift the project further toward the owner-occupier market, with larger residences designed for buyers wanting considerably more space than traditionally offered in a beachfront apartment.

The residential mix will include townhomes, oversized two-bedroom apartments, substantial three-bedroom residences and four-bedroom homes.

MAYD has appointed Cera Stribley to lead the architecture and interiors, with the Melbourne-based design practice drawing on the beachfront setting through a series of ocean-facing terraces and heavily landscaped balconies.

Strong horizontal forms and curved balconies will define the exterior, with subtropical landscaping integrated throughout the building to soften the built form and increase the connection between the residences and the beachfront.

The project will also include an extensive collection of resident wellness and lifestyle facilities, continuing the broader shift across the Gold Coast's luxury apartment market toward larger homes supported by resort-style amenity.

MAYD Founder Todd Mould said North Kirra was increasingly appealing to buyers attracted to the more established, lower-density character of the southern Gold Coast.

"North Kirra presents one of the most compelling luxury residential opportunities currently emerging in Australia, combining absolute beachfront with the character and authenticity that buyers are increasingly seeking, and the same sense of tight-knit community that defined Burleigh and Currumbin perhaps 10 or 15 years ago," Mould said.

"With Gold Coast Airport on its doorstep, it also offers a level of accessibility that broadens its appeal across almost every market demographic."

The project comes as the southern Gold Coast continues to attract an increasing share of high-end apartment development and buyer activity.

Kirra in particular has emerged as one of the region's more tightly held beachfront markets, with its relatively low-density character, established surf and hospitality scene and proximity to Gold Coast Airport differentiating it from the higher-density markets further north.

Mould said those characteristics had informed the approach MAYD and Cera Stribley had taken to the project.

"We've worked closely with Cera Stribley to create a vision that is deeply connected to its surroundings," he said.

"Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast."

MOTIV Managing Director Carly Cottam, who has been appointed to market the project, said buyer attention had continued to move south along the Gold Coast.

"Purchasers who may once have defaulted to Broadbeach, Main Beach or Surfers Paradise are increasingly recognising the value of a genuine beachfront location that offers lower density, strong amenity and a more established sense of community," Cottam said.

"Kirra has a powerful combination of growing demand and genuine scarcity. Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed."

Cottam said the proximity to Gold Coast Airport was also proving increasingly important for interstate and second-home buyers.

"Being minutes from Gold Coast Airport makes it particularly compelling for interstate buyers, frequent travellers and second-home purchasers who can access an authentic coastal lifestyle almost immediately after stepping off a flight."

The acquisition takes MAYD's active development portfolio to more than $500 million, with the North Kirra project representing one of its largest undertakings to date.

Castle Hill, the longtime hub of the Hills District, has been one of the major beneficiaries of Sydney's Metro expansion, with improved connectivity helping drive continued population growth, development and buyer demand across the Hills District.

But despite that growth, the suburb has seen relatively few major new apartment projects brought to market over the past 18 months.

The project will comprise three residential towers alongside a hotel, restaurants, cafes and a skybar, more than 1,600 sqm of ground-floor retail and almost an acre of landscaped gardens.

It represents the largest project undertaken by Reve Group, the development arm of the Kassis family, which has been building across the Hills District for more than 30 years through Kassis Homes.

Nova Rêve also represents a significant step up from the family's first apartment development, Grand Rêve, which was delivered nearby on Garthowen Crescent.

Grand Rêve introduced larger, house-like apartment layouts and premium inclusions including Wolf and Sub-Zero appliances to the Castle Hill market.

Nova Rêve takes that approach to a precinct scale, combining the residential component with hospitality, retail and substantial public and resident landscaping.

Reve Group Managing Director Sam Kassis said the project reflected the family's three decades of building in the Hills, which has evolved from trophy homes on quarter-acre blocks to larger-scale apartment development.

"Grand Rêve was our first apartment project here and it showed us what this pocket of Castle Hill could be. Nova Rêve is the refinement of that idea: not just apartments, but a place the whole suburb can use," Kassis said.

A key part of that approach is the hotel, which has been designed to operate as an amenity for the wider Castle Hill community rather than solely hotel guests.

It will include restaurants, cafes, skybars and all-day dining, alongside conference and event facilities catering to business functions, community groups and private events.

At ground level, more than 1,600 sqm of shops and cafes will open onto the surrounding streets and landscaped areas.

Almost an acre of gardens designed by Land and Form Studios will run through the precinct, incorporating pathways, seating, barbecue areas and children's play spaces.

Reve Group's Romio Georges said creating an active ground plane had been central to the planning of Nova Rêve.

"There are gardens with pathways, barbecues, seating and play areas, shops and cafes opening onto the street, and a hotel with restaurants and a skybar that anyone in Castle Hill can walk into," Georges said.

The project's elevated position on one of Sydney's highest ridgelines will also provide apartments with outlooks toward the Sydney skyline, surrounding parkland and the Blue Mountains.

More than 80 per cent of the apartments will occupy corner positions, with Turner responsible for both the architecture and interiors.

Maréa Residences brings parkside apartments to Coolangatta

Melbourne developer PDG has secured Victorian Government approval for its $1.5 billion Southbank development <a href="https://www.apartments.com.au/new-apartments/the-one-1-queens-bridge-street-southbank-vic-3006">The One</a>, clearing the way for the long-dormant riverfront site opposite Crown to finally be developed.

The Minister for Planning has approved the project at 1-29 Queens Bridge Street, with the Department of Transport and Planning issuing the planning permit following its assessment.

The approval will allow PDG to develop the prominent 5,059 sqm site with a major mixed-use tower comprising premium apartments, including branded residences, a luxury hotel and boutique office space.

PDG acquired the site in late 2024, with its position directly opposite Crown's main entrance and near Melbourne's Arts Precinct making it one of Southbank's most significant remaining development opportunities.

Designed by COX in collaboration with ODO and PDG, the tower's architecture draws on the movement of the Yarra River, with six vertical pleats running the height of the sculpted facade.

The project will also see the heritage-listed Queens Bridge Hotel restored and incorporated into the development&nbsp;with new hospitality and public uses, including a rooftop venue.

A significant component of The One will be its residential amenity.

More than 5,000 sqm of resident facilities will be delivered across a single level, making it one of the largest consolidated residential amenity offerings proposed in an Australian apartment development.

The planning approval also incorporates a major upgrade of Queensbridge Square, which PDG will deliver in partnership with the City of Melbourne.

The existing square will be revitalised as a new civic and pedestrian space along the Yarra River, strengthening the connection between the project, Southbank and the riverfront.

PDG Founder and Managing Director Vince Giuliano said the approval represented a major milestone for a site which has remained largely underutilised for more than 15 years.

“This is the most significant Planning Permit approval Melbourne has seen in recent years,” Giuliano said.

“For more than 15 years, this site has remained underutilised. This approval enables us to deliver a project that will contribute meaningfully to the revitalisation of Southbank, restore and reactivate an important heritage building, and create a new civic and hospitality destination for Melbourne.”

The latest approval follows an earlier planning permit issued by the City of Melbourne covering demolition works across part of the site at 9-29 Queens Bridge Street. Those demolition and early works are already underway.

PDG has also started generating early interest in the residential component from owner-occupiers ahead of a planned public launch in early 2027.

PDG secures approval for $1.5bn Southbank apartment development, The One

Local developer Harridan is seeking to turn its Woolloongabba apartment project into the first stage of a broader transformation of Burke Street, using a new 16-storey mixed-use building to establish a greener pedestrian connection toward the rapidly evolving Boggo Road transport and knowledge precinct.

The South East Queensland developer has filed plans for 154 apartments on the <a href="https://www.apartments.com.au/new-apartments/4-burke-street-woolloongabba-qld-4102">southern side of Burke Street</a>, where its proposal has been designed alongside a wider vision by LatStudios for the street.

That vision positions the southern side of Burke Street for buildings of 15 storeys and above, while envisaging lower-rise development of up to five storeys on the northern side to transition into Woolloongabba's existing character housing. It also proposes wider pedestrian verges, deep planting, new street trees and upgrades to the pedestrian approach to Boggo Road Station.

The Harridan development itself has been designed by Brisbane-based Arqus Design and will comprise 154 apartments across 16 storeys. The mix is weighted heavily toward two-bedroom apartments, with 121 proposed alongside 10 one-bedroom and 23 three-bedroom residences. There will typically be around 14 units per floor.

A lower-ground car park and three podium levels will accommodate 156 resident parking spaces, along with visitor and commercial parking. There will also be 154 resident bicycle spaces and 40 visitor bicycle parks.

Harridan is a family-owned developer and part of the Holmwood Highgate Group, with more than three decades of development activity across South East Queensland. Its portfolio spans residential, commercial and industrial property, with current residential projects including Riverbank on Byron in Bulimba, Esperance Residences in Carina and The Precinct at Kinross Road in Thornlands.

Wooloongabba has been popular for apartment developers, particularly since the announcement of the 2032 Summer Olympics games in Brisbane.

While there have been a lot of development applications, it has failed to materialize into real supply.&nbsp;

First look: Harridan plans Burke Street transformation beside Boggo Road transport hub

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

Nelson Rockefeller, who served as the vice-president of the United States and governor of New York, amassed an impressive real estate portfolio. One of his former properties at 810 Fifth Avenue, part of Manhattan's real estate lore, is on the market for $27.5 million dollars.
According to Zillow’s real estate blog, the Nelson Rockefeller residence occupies a large segment of the 12th floor with views over Central Park. Kirk Henckels, executive vice president of <a target="_blank" href="https://www.stribling.com/propinfo.asp?webid=1065254&amp;type=SALE">Stribling, the listing brokerage</a>, says the place was even bigger once since Rockefeller purchased an apartment on an adjacent floor in the building next door, 812 Fifth Avenue, and joined up the two apartments. After Rockefeller’s death, his second wife separated the two apartments and sold the one at 810 Fifth Avenue to the current vendors.
It comes with a 14-metre-long living room with two fireplaces, formal dining room and a library. The apartment is the place where in 1960, the aspiring Republican presidential candidate Richard Nixon was summoned for dinner and a private meeting. Nixon wanted a clear path to the White House, but Rockefeller, leader of the liberal wing of the Republican Party, used his clout. History calls Rockefeller’s apartment the place where “The Treaty of Fifth Avenue” was agreed upon. Nixon failed to beat John F. Kennedy in the 1960 election, but it was the closest outcome since 1916. The conservatives and moderates are still at odds with each other. 
Before expanding sideways Rockerfeller actually owned the top three floors of 810 Fifth Avenue, the 1926 co-op building, but following his divorce, the vice-president kept the bottom floor for himself and gave the top two floors to his ex-wife, Mary.

December 31, 2011 – BuildBonus, Northern Territory
<a href="https://www.housingnt.nt.gov.au/Buy/buildbonus/index">This $10,000 grant ends on New Year’s Eve</a>. It is available to home buyers and investors, including companies and trustees, that sign a contract to purchase or build a new home (including for a house-and-land package), or unit (including off the plan) or commence construction of a new home as an owner-builder by this date. The value of a new unit or new home or the total construction cost of a new home (including the value of the land on which it is built) is capped at $530,000. The BuildBonus is available to first-home buyers in addition to the first-home owner grant. This means that eligible first-home buyers are eligible for assistance of up to $17,000.
January 1, 2012 – First Home Plus, NSW
It will be either a very happy start to the New Year or a depressing one for some NSW first home buyers depending on whether they have reached agreement yet on buying their first property. New Year’s Day signals the end of the <a href="https://www.osr.nsw.gov.au/benefits/first_home/faqs/fhplus1/">First Home Plus scheme</a>, which kicked off in April 2004. It provides eligible purchasers with stamp duty exemptions on homes valued up to $500,000 and concessions on stamp duty for homes valued between $500,000 and $600,000 as well as exemptions for those buying a vacant block of residential land to build upon valued up to $300,000 and concessions on stamp duty for vacant land valued between $300,000 and $450,000. For a property priced at $500,000 the stamp duty saving amounts to $17,990, and on a $300,000 property the saving is $8,990.
From January 1 it will be replaced by the <a href="https://www.osr.nsw.gov.au/benefits/first_home/faqs/new_home/">First Home - New Home Scheme</a>, which provides stamp duty concessions or exemptions only for new homes or vacant land intended to be used as the site for a new home.  No stamp duty is payable on new homes valued up to $500,000 and vacant land up to $300,000 while concessions apply for new homes up to $600,000 and vacant land up to $450,000.
 January 31, 2012 – Building Boost Grant (contracts), Queensland 
This is the deadline to qualify for the $10,000 <a href="https://boost.treasury.qld.gov.au/">Building Boost</a>, which applies to contracts entered into buy or build a new house, townhouse or unit under $600,000. The boost is also available for the purchase of an investment property. The grant kicked in on August 1, 2011 and led to a 16% spike in Queensland building approvals in the first month. For homes and apartments bought off the plan, the building work must be completed by July 31, 2013.” For owner builders, laying of foundations must start before this deadline.
June 30, 2012 – Victoria First Home Bonus
Up until this date, first-home buyers in Victoria who qualify for the federal government’s First Home Owner Grant may also be eligible for an additional payment of $13,000 known as the <a href="https://www.sro.vic.gov.au/sro/SROnav.nsf/childdocs/-6BF180369BCB3975CA2575A1004420CF-65A02CC2EEDDD527CA2575A1004420E8?open">First Home Bonus</a>. To be eligible to receive the bonus, the value of the property must not exceed $600,000 for contracts entered into between July 1, 2009 and June 30, 2012.
June 30, 2012 – Victoria Regional Bonus
Up until this date, an extra bonus of $6,500 is available when a first-home buyer enters into a contract to purchase or construction of a new home in a <a href="https://www.sro.vic.gov.au/sro/SROnav.nsf/LinkView/DBFEE9B4136A31E1CA2575CB00012C3265A02CC2EEDDD527CA2575A1004420E8">regional municipality in Victoria</a>. This is the date by which all applicants must have entered into an agreement to purchase a home within a regional area to qualify for the <a href="https://www.osr.nsw.gov.au/benefits/rrg/">$7,000 Regional Relocation grant</a>. The grant is designed to assist buyers with the cost of relocating from their metropolitan home to a regional home. The metropolitan area means the local government areas of the Sydney metropolitan area, Blue Mountains, Hawkesbury, Gosford, Wyong, Wollondilly, Wollongong and Newcastle. The grant kicked off in July 2011 and applies to homes valued at not more than $600,000.  All applicants must occupy the regional home as their principal place of residence for at least 12 continuous months within 12 months after purchasing the property.

The Tasmanian property market, slow at the best of times, has turned positively glacial, as SQM Research’s list of the most discounted properties in Tasmania shows.

SQM director Louis Christopher points out that the most discounted home in Tasmania, 588 White Beach Road, White Beach, has been on the market for more than a year despite numerous incentives to try to secure a buyer.

Hobart houses still struggling to sell, despite discounts: SQM

It even has his leftover beer bottles! The former Pittwater retreat of knockabout Australian actor Chips Rafferty, set on a 2,538-square-metre block at Lovett Bay north of Sydney, remains listed for sale.
The deep waterfront bushland property, which is accessible only by water, has been listed by the Dunn family after 24 years of ownership. It had been the home of Rafferty, otherwise known as John Goffage, and his wife, Ellen, in the late 1940s. The rugged movie star of The Overlanders, a tale about the hardships of Australian outback life, paid £1,205 for the land and built the home amid towering gums.
The Dunn family purchased the first of their two Sturdee Place holdings, with beach and jetty, in 1987 for $550,000. It has been listed by Belle Mona Vale agent Mary Rowley, who expects about $4 million for the three-bedroom house with a prized northerly aspect when offers close November 8.

Surrounded by vast stretches of national park, Maritana was built using jarrah, kauri and spotted gum by the Gibsons of retailers Foy &amp; Gibson.
Lovett Bay is named after John Lovett, who settled there in about 1836.

Chips Rafferty's former Pittwater home remains bottled for sale

The first Tuesday in November is generally known for the horse race, but Victorian orchardists know that day as the official start of the cherry season.
There are just the two cherry orchards currently listed for sale in Victoria.
There is a 10-hectare orchard situated on the Murray Valley Highway at Wyuna for $480,000.

The property is dubbed The Big Cherry (pictured above).
John Lilford, the Hinchliffe + Greed Real Estate Kyabram listing agent, says the majority of the orchard is of different cherry varieties, along with apricots and apples.
He says the property boasts a large air conditioned display area for the sale of fruit and jams produced from the orchard and two large cool rooms used for storing fruit for the market.

At Wandin in the Dandenong Ranges there is a seven-hectare cherry tree orchard (pictured above).
“All together there are about 3,500 cherry trees,” says listing agent Alex Simule of Russo Thomas Smith and Co Dandenong.
There is a creek is running through the farm and two large dams.
Ainslie, a 21-hectare property at Young in NSW, has been listed with a $395,000 asking price through LJ Hooker agent Christian Rowan. It comes with 160 cherry trees, 1,620 plum trees and 680 fig trees, the only sizeable fig farm in the district.
It has growers’ market potential, Christian Rowan says.
In 2008 the Australian cherry industry – a small agricultural industry – had an estimated 700 growers spread across all states excluding the Northern Territory.
The Dandenong Ranges ranks as the key production area within Victoria along with the Young, Orange and Bathurst regions in NSW, the Mount Lofty Ranges and the Riverland area (SA), the Huon Valley (Tasmania) and the Bridgetown and Mt Barker areas (WA).
Cherry trees grow on most soil types except heavy clays provided that the soil is friable and well-drained, however, they do not tolerate water-logged soil.
As cherries blossom early, the fruit buds are sensitive to spring frosts just preceding and during the opening of flowers.

Two sweet Victorian orchard offerings as cherry season begins

No Melbourne Cup winner has ever graced these humble Ascot Vale stables. Otherwise there might have been heritage listing claims for the 526-square-metre holding just a short gallop from Flemington Racecourse.
Instead the potential residential development site has been listed with $750,000-plus hopes for November 12 auction through Nada Pali at McLeod Real Estate The Professionals.

“A rare opportunity exists to turn these horse stables into residential studios, build three or four townhouses subject to council approval or re-develop to your creative flair and vision,” Pali says. “There are no heritage restrictions with residential 1 zoning.”
It’s been listed by the Lawson family, who have owned the property for more than 60 years. Trainer Alec Lawson’s stable included Gay Filou, the Toorak Handicap winner at Caulfield in 1962.

Little Britain star Matt Lucas has been house-hunting in Los Angeles since late 2009, and there’s now reports he’s spent $US2.9 million on a five-bedroom West Hollywood pied a terre. <a target="_blank" href="https://www.9190cordelldrive.com/">The two-residence compound</a> was sold by the estate of recently deceased vocalist/songwriter Gil Garfield, whose claim to fame was a few top 10 single hits in the 1950s with a trio called The Cheers, according to the realestalker.blogspot.com website.  
Redfin shows  Garfield purchased the property in 2007 for $3,499,000.
Matt Lucas, who appeared as both Tweedledee and Tweedledum in Tim Burton's Alice in Wonderland, has most recently appeared in Kristen Wiig's Bridesmaids. Lucas suggested in 2010 to Jimmy Fallon that he might drop any pretence of artistic integrity, "move a bit" to Los Angeles, and "sell out" for fame and fortune.

More than a quarter of Dexus shareholders have voted against the remuneration package for the property group’s highest-paid executives and directors at its annual general meeting in Sydney.
A tally of the votes revealed that 28% of shareholders opposed the remuneration report for the financial year ending June 30, 2011, despite Dexus delivering annual returns four times greater than the <a href="/news">S&amp;P/ASX 200 Property Accumulation Index</a>.
Dexus is the first company in its sector to record a strike against its executive pay and only the seventh company where more than 20% of shareholders have voted against executive remuneration since the vote became mandatory in 2005.
A vote above 20% against the remuneration report is generally considered a sign of trouble for companies.
Should a similar number vote against the remuneration next year, it could force boardroom changes at Dexus.
Dexus CEO Victor Hoog Antlink received a 9.7% pay increase for the 2011 financial year, taking home $3.95 million.
In his AGM address Dexus chairman Chris Beare noted the particular media attention given recently to property sector executive pay and that of Antlink.
Beare responded to the “dissenting vote” by saying the board believed it aligned behaviour to returns for shareholders”.
The vote came as shock to Beare and the Dexus board following 96% of shareholders voting in favour of last year’s remuneration package.
“We thought investors were of a similar mind,” he said, adding that the dissenting vote “troubled” the board in a year in which it had outperformed most of its peers on measures of total shareholder returns and at the same time as it pays its CEO and key executives around the industry average.
“We have spoken to our proxy advisors and a number of investors to try to understand the recent concerns. After the AGM season we commit to consult more deeply, then undertake a comprehensive review or our executive remuneration framework,” Beare said.
Since 2005 listed companies have been required to publish a report setting out the full details of the remuneration of their ten most highly paid executives and all directors and submit it to a vote by shareholders.
In 2008 more than three quarters of shareholders voted against the excessive pay to executives at Valad Property Group shortly before its collapse.
The vote is non-binding and does not require the company to cut its pay.
Dexus will report back to shareholders on the outcome of the review at a later date.
