A long-stalled Campbelltown development site is back in play, with new plans for 139 apartments set to supersede a mixed-use scheme approved almost a decade ago but never built.

The new proposal for 28 Cordeaux Street would deliver 116 market and 23 affordable apartments in a part 14-storey building, bringing a substantial new project into a Campbelltown market where new apartment supply remains limited.

Plans have been filed over the 3,092 sqm corner site at Moore-Oxley Street, around 600 metres from Campbelltown Railway Station and the city-centre retail core.

The site already carries a mixed-use residential approval dating to 2016. Doroch Architects has now been engaged on a larger replacement scheme, which is progressing as a State Significant Development Application following a Housing Delivery Authority determination in August 2025.

The apartment mix comprises 39 one-bedroom, 72 two-bedroom and 28 three-bedroom residences. Two-bedroom apartments make up just over half of the project, while three-bedroom homes account for 20 per cent.

Of the 139 apartments, 23 will be delivered as affordable housing under the in-fill affordable housing provisions of the Housing SEPP. The affordable component represents 15 per cent of the residential gross floor area and will be managed by a registered Community Housing Provider.

Doroch has sought to break the scale of the building into two distinct elements, with a masonry podium of around four storeys establishing the street edge before the residential tower steps back above.

The corner position has shaped that approach. Cordeaux Street faces toward the commercial and civic centre, while Moore-Oxley Street leads into the lower-scale residential neighbourhood to the south, and the design verification report describes the site as "bridging the commercial core to the north and established residential areas to the south."

The podium will be expressed predominantly in face brick, while the upper levels shift to brushed and grooved concrete cladding with darker metal detailing. Recessed sections, deep balcony edges and landscaping break down the upper form, with an approximately 11.8-metre setback to the northern boundary addressing the adjoining St Peters Anglican School.

Queensland builder-developer MAYD has revealed the first look at its major North Kirra beachfront development, lodging amended plans that reduce the number of apartments and increase the proportion of larger residences.

The project is planned across a substantial 4,742 sqm amalgamated site spanning seven lots at <a href="https://www.apartments.com.au/new-apartments/2-6-pacific-parade-bilinga-qld-4225">2-6 Pacific Parade</a> and 27-33 Golden Four Drive in Bilin​ga, directly opposite Nor​th Kirra Beach.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD</a> secured the site for $32.5 million in 2025, in what was one of the Gold Coast's largest property transactions of the year.

The development will be delivered across two stages, with the first stage carrying an estimated gross realisation value of around $360 million.

The latest amendments seek to reduce the overall apartment count and shift the project further toward the owner-occupier market, with larger residences designed for buyers wanting considerably more space than traditionally offered in a beachfront apartment.

The residential mix will include townhomes, oversized two-bedroom apartments, substantial three-bedroom residences and four-bedroom homes.

MAYD has appointed Cera Stribley to lead the architecture and interiors, with the Melbourne-based design practice drawing on the beachfront setting through a series of ocean-facing terraces and heavily landscaped balconies.

Strong horizontal forms and curved balconies will define the exterior, with subtropical landscaping integrated throughout the building to soften the built form and increase the connection between the residences and the beachfront.

The project will also include an extensive collection of resident wellness and lifestyle facilities, continuing the broader shift across the Gold Coast's luxury apartment market toward larger homes supported by resort-style amenity.

MAYD Founder Todd Mould said North Kirra was increasingly appealing to buyers attracted to the more established, lower-density character of the southern Gold Coast.

"North Kirra presents one of the most compelling luxury residential opportunities currently emerging in Australia, combining absolute beachfront with the character and authenticity that buyers are increasingly seeking, and the same sense of tight-knit community that defined Burleigh and Currumbin perhaps 10 or 15 years ago," Mould said.

"With Gold Coast Airport on its doorstep, it also offers a level of accessibility that broadens its appeal across almost every market demographic."

The project comes as the southern Gold Coast continues to attract an increasing share of high-end apartment development and buyer activity.

Kirra in particular has emerged as one of the region's more tightly held beachfront markets, with its relatively low-density character, established surf and hospitality scene and proximity to Gold Coast Airport differentiating it from the higher-density markets further north.

Mould said those characteristics had informed the approach MAYD and Cera Stribley had taken to the project.

"We've worked closely with Cera Stribley to create a vision that is deeply connected to its surroundings," he said.

"Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast."

MOTIV Managing Director Carly Cottam, who has been appointed to market the project, said buyer attention had continued to move south along the Gold Coast.

"Purchasers who may once have defaulted to Broadbeach, Main Beach or Surfers Paradise are increasingly recognising the value of a genuine beachfront location that offers lower density, strong amenity and a more established sense of community," Cottam said.

"Kirra has a powerful combination of growing demand and genuine scarcity. Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed."

Cottam said the proximity to Gold Coast Airport was also proving increasingly important for interstate and second-home buyers.

"Being minutes from Gold Coast Airport makes it particularly compelling for interstate buyers, frequent travellers and second-home purchasers who can access an authentic coastal lifestyle almost immediately after stepping off a flight."

The acquisition takes MAYD's active development portfolio to more than $500 million, with the North Kirra project representing one of its largest undertakings to date.

Castle Hill, the longtime hub of the Hills District, has been one of the major beneficiaries of Sydney's Metro expansion, with improved connectivity helping drive continued population growth, development and buyer demand across the Hills District.

But despite that growth, the suburb has seen relatively few major new apartment projects brought to market over the past 18 months.

Nova Rêve also represents a significant step up from the family's first apartment development, Grand Rêve, which was delivered nearby on Garthowen Crescent.

Nova Rêve takes that approach to a precinct scale, combining the residential component with hospitality, retail and substantial public and resident landscaping.

Reve Group Managing Director Sam Kassis said the project reflected the family's three decades of building in the Hills, which has evolved from trophy homes on quarter-acre blocks to larger-scale apartment development.

"Grand Rêve was our first apartment project here and it showed us what this pocket of Castle Hill could be. Nova Rêve is the refinement of that idea: not just apartments, but a place the whole suburb can use," Kassis said.

A key part of that approach is the hotel, which has been designed to operate as an amenity for the wider Castle Hill community rather than solely hotel guests.

It will include restaurants, cafes, skybars and all-day dining, alongside conference and event facilities catering to business functions, community groups and private events.

At ground level, more than 1,600 sqm of shops and cafes will open onto the surrounding streets and landscaped areas.

Almost an acre of gardens designed by Land and Form Studios will run through the precinct, incorporating pathways, seating, barbecue areas and children's play spaces.

Reve Group's Romio Georges said creating an active ground plane had been central to the planning of Nova Rêve.

"There are gardens with pathways, barbecues, seating and play areas, shops and cafes opening onto the street, and a hotel with restaurants and a skybar that anyone in Castle Hill can walk into," Georges said.

The project's elevated position on one of Sydney's highest ridgelines will also provide apartments with outlooks toward the Sydney skyline, surrounding parkland and the Blue Mountains.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

It was about his extended search to upgrade from his studio apartment abode to a one bedder in New York after selling his Los Angeles place for $US665,000.
He's bought on the Upper West Side for $475,000, and tweeted all about it.

A new business model for wine is turning customers into angel investors, encouraging them to invest in a $1.5 million trust fund designed to help independent winemakers crack the market.
Naked Wines, which launches in Australia on July 1, was founded in the United Kingdom in 2008 by Rowan Gormley, former chief executive of Virgin Wines and Virgin Money.
Over the next year, Naked Wines will invest $1.5 million in Australian vineyards. The company aims to help fund up to 20 independent winemakers looking for their big break.
Consumers with a penchant for wine are encouraged to invest in these winemakers as “angels”, and, in return, enjoy discounts of up to 50% on premium wines.
Angels pay a monthly subscription towards Naked Wines, which goes towards improving the service, but are able to redeem their monthly fee for a reduced rate on any purchases.
By doing this, Naked Wines says it “counters the creative stifling that the extreme consolidation at the retail end of market has generated”.
Angels also have the opportunity to meet the winemakers.
“[I have] witnessed the growth and dominance of the big supermarket chains, their increase in private label brands and the boom in discount distressed stock suppliers,” Naked Wines Australia managing director Luke Jecks says.
“I knew winemakers were getting fewer opportunities and customers were getting fewer choices. The Australian wine industry needed a rapid change.”
“I turned to my good friend and entrepreneur, Rowan Gormley, who was already successfully leading the way with change and success in the UK, and fell in love with the Naked Wines model.”
“I’m so excited to be bringing it to Australia to ensure our talented winemakers are not left behind, and Australian consumers can connect with the real stars of the industry.”
Naked Wines aims to directly connect the consumer with the winemaker, thus “stripping out all the fluff”, such as marketing.
The website allows customers to interact directly with one another and with the winemakers.
Customers are encouraged to build a profile, make friends, upload content, and integrate their ratings with their Twitter and Facebook accounts.
Naked Wines also has an iPhone app with videos, tasting notes, shareable deals, and the ability to chat to the winemaker about the wine they are drinking.
Naked Wines Australia already has several projects on the go, including:

<li>Sam Plunkett, a winemaker from the Strathbogie Ranges in Victoria, who set up his own label after his wine was named best shiraz in Australia in 2010.</li>

Naked wines group gives customers the chance to invest in vineyards

The internationally renowned photographer Anne Geddes, famous for her portraits of babies often in cabbage patches, and her husband, Kel, have sold their impressive Potts Point apartment (pictured below) in the Grantham block. It fetched $6.4 million, having cost $7 million off the plan in 2006.

The sale of the seventh-floor apartment – at about $25,000 a square metre – represents an improvement on two other recent sales in the Alex Popov-designed block.
There are just the eight whole-floor apartments in the 2010 completed development, and a mortgagee sale at $5.5 million last September did little to assist the maintenance of its off the plan pricing.
It had been among the last to sell, fetching $7.5 million in 2007.
The $5.5 million mortgagee sale was followed by another $5.5 million later last year.
Each apartment comprises three bedrooms and three bathrooms, two being ensuite.
There are two car spaces for each of the apartments, plus storage areas. The SJB Interiors introduced a mix of natural stone, bronze and timber.
The Geddes unit was listed sold Jason Boon and Geoff Cox of Richardson &amp; Wrench Elizabeth Bay.
Grantham has front-row views of Woolloomooloo Bay, Sydney Harbour and the Bridge, Opera House and CBD skyline.
Over the other site of the peninsula one of the four Belltrees, Elizabeth Bay prestige apartments, has been sold at around a reputed $6.5 million through Richardson &amp; Wrench in conjunction with LJ Hooker Double Bay. It's been bought by an overseas buyer.
The Belltrees penthouse fetched $12.25 million. It's one of four apartments in the revamped Belltrees apartment complex.
Word of the sale first crept out in March 2010, but the buyer's identity only became evident on its recent settlement.
It was bought by Jennifer Clarke, the wife of John Clarke, who joined ANZ Bank in December 2000 as the head of  ANZ Infrastructure Services Ltd. ANZIS was renamed Infrastructure Capital Group Ltd after being acquired by John and Mike Fitzpatrick in 2009. The Clarke couple own on Macquarie Street.
It sold at a bullish price through Richardson &amp; Wrench agent Jason Boon despite the long spell of top-end repricing having set in after the global financial crisis.
The hillside Onslow Avenue compex is adjacent to Arthur McElhone Reserve.
Intrigue still surrounds the harbourfront penthouse that set a record apartment price of $14 million when it last traded in 2006.
Savills Residential secured the recent sale of the former Deutsche banker Hal Herron. Locals suggest the sales figure will emerge somewhere in the $13 millions.
It's in the Burley Katon Halliday complex of only six apartments built in 1998 on the site of Cardigan, the former home of the late Cedric and Elizabeth Symonds. 
In 2008 Potts Point ruled triumphantly holding the Australian record apartment mantle following the $20 million off-the-plan penthouse sale in the Ashington development at 10 Wylde Street. 
With views across Woolloomooloo Bay towards the harbour, city and Opera House, the two-level penthouse was set to have 530 square metres of internal space and 115 square metres of balcony. 
The nine-apartment project had been designed by Tzannes Associates, with interiors fashioned by the designer Alex Perry. 
The sale, which was in train for more than a year, was negotiated by Richardson &amp; Wrench Elizabeth Bay-Potts Point agents Geoff Cox and Jason Boon to the elusive property developer Duncan Hardie. 
The sale didn't proceed after Ashington's implosion and abandonment of the project. 
Investec Bank’s property unit is planning a luxury complex on a controversial site in Sydney’s Potts Point previously controlled by the failed Ashington Group. 
Control of the site, 10 Wylde Street, was disputed following Ashington’s collapse in 2010. 
Investec, which had lent to the Ashington to fund the project, took control last year. 
Investec has submitted new $17 million plans with less ambitious design and price expectations. It has scapped its expensively tricky curved glass corner.  The seven-storey development is set to contain 21 apartments and 30 car parking spaces. 
Designed by Adam Haddow of SJB, there will be a mixture of six one-bedroom apartments, three two-bedroom apartments and 11 three-bedroom apartments and a large penthouse. 
The bulk of the products will be between $1.5 million to $2.5?million. 
“The top end is tight; people are being very selective, but we are still seeing a need for product where people are selling out of larger homes in Bellevue Hill and Vaucluse and downsizing to large apartments," Investec's head of property investments, Graeme Katz told the Australian Financial Review recently.

Camera-shy investors to bid online for The Block 2012 South Melbourne terraces

The Lempriere family, one of Australia’s oldest wool processors, has teamed with the Chinese group Shandong Ruyi in<a target="_blank" href="https://www.propertyobserver.com.au/rural/larundel-for-its-ultrafine-wool-now-chinese-company-considering-cubbie-station-cotton-farm-acquistion/2012062655287"> an endeavour to buy Australia’s biggest cotton irrigator, Cubbie Station.</a>
Now in its fifth generation, the company led by William Lempriere has been the world’s largest wool merchant since 2009.
Over the 155 years since commencement it has sourced more than 1.8 billion kilograms of the finest sheep wool – some 12 million bales – from Australia, Argentina, South Africa and New Zealand as the supplier for the likes of Burberry, Austin Reed, Zegna, Cerruti and St. John Knits.
The Australian Financial Review says the consortium has been keen to make the acquistion for more than a year.
Cubbie, near Dirranbandi in Queensland’s southern inland, covers about 93,000 hectares, with water entitlements that may be the target of federal government buybacks.
With debts of $320 million owed to National Australia Bank and Suncorp, the station was placed into voluntary administration in 2009 with McGrath Nicol.
The bid has prompted concerns from political figures, including Liberal senator Bill Heffernan.
“The first thing I want to know about this is whether the consortium is a sovereign investor, whether it has sovereign guarantees, or whether there are sovereign linkages,” Heffernan said.

Lempriere teams with Shandong Ruyi in bid to buy Cubbie Station

New home sales rose just 0.7% in the month of May despite the RBA’s 50-basis-point rate cut at the start of the month, according to the May HIA - JELD-WEN New Home Sales report.
The rate cut – most of which was passed on by lenders – helped drive a 21.1% increase in sales of multi-units (apartments) over the month, but detached houses fell 2%.
The figures are based on the HIA’s monthly survey of Australia's largest volume residential builders.

AMP Capital chief economist Shane Oliver says the May HIA results “confirm that the housing market remains chronically weak right now”.
“New home sales rose 0.7% in May but remain at very depressed levels confirming that mortgage rate cuts to date have not had much impact so far.
“Our assessment remains that, with Australian households now very cautious about taking on debt and having lost confidence in the outlook for house prices, against a back drop of ongoing global uncertainty and benign inflation, further cuts in the cash rate will be required over the next six months," he says.
Oliver expects the cash rate to fall to 2.75% by year end.
The only mainland state to record a seasonally adjusted increase in new detached sales was Victoria, with a modest 3.9% rise – mainly attributable to buyers rushing to secure the $13,000 first-home bonus, which ends on June 30.
Detached house sales fell by 6.3% in Queensland and were down by 5.5% in New South Wales, 4.7% in Western Australia, and 1.5% in South Australia.
"The impact of interest rate cuts at the end of 2011, together with the announcement of a 50-basis-point cut to the official cash rate on May 1 this year, has so far done little to spur new home sales, given the soft outcomes evident for detached houses," says  HIA chief economist Harley Dale.
Dale says it is encouraging to see a second consecutive increase in the sale of multi-units, a result which saw a lift of 11.6% over the May 2012 quarter.
"We expect that through the second half of 2012 the aggregate impact of interest rate cuts in late 2011 and then mid-2012 will at the very least put a floor under new home sales, and other leading housing indicators which also remain very weak," says Dale.
“Further interest rate reductions are warranted, but rate cuts can’t do all the heavy lifting
“Government investment and reform is required to complement the helping hand that lower borrowing costs should provide new home building in the second half of 2012, and the Federal government should be leading from the front.”
