A long-stalled Campbelltown development site is back in play, with new plans for 139 apartments set to supersede a mixed-use scheme approved almost a decade ago but never built.

The new proposal for 28 Cordeaux Street would deliver 116 market and 23 affordable apartments in a part 14-storey building, bringing a substantial new project into a Campbelltown market where new apartment supply remains limited.

Plans have been filed over the 3,092 sqm corner site at Moore-Oxley Street, around 600 metres from Campbelltown Railway Station and the city-centre retail core.

The site already carries a mixed-use residential approval dating to 2016. Doroch Architects has now been engaged on a larger replacement scheme, which is progressing as a State Significant Development Application following a Housing Delivery Authority determination in August 2025.

The apartment mix comprises 39 one-bedroom, 72 two-bedroom and 28 three-bedroom residences. Two-bedroom apartments make up just over half of the project, while three-bedroom homes account for 20 per cent.

Of the 139 apartments, 23 will be delivered as affordable housing under the in-fill affordable housing provisions of the Housing SEPP. The affordable component represents 15 per cent of the residential gross floor area and will be managed by a registered Community Housing Provider.

Doroch has sought to break the scale of the building into two distinct elements, with a masonry podium of around four storeys establishing the street edge before the residential tower steps back above.

The corner position has shaped that approach. Cordeaux Street faces toward the commercial and civic centre, while Moore-Oxley Street leads into the lower-scale residential neighbourhood to the south, and the design verification report describes the site as "bridging the commercial core to the north and established residential areas to the south."

The podium will be expressed predominantly in face brick, while the upper levels shift to brushed and grooved concrete cladding with darker metal detailing. Recessed sections, deep balcony edges and landscaping break down the upper form, with an approximately 11.8-metre setback to the northern boundary addressing the adjoining St Peters Anglican School.

Queensland builder-developer MAYD has revealed the first look at its major North Kirra beachfront development, lodging amended plans that reduce the number of apartments and increase the proportion of larger residences.

The project is planned across a substantial 4,742 sqm amalgamated site spanning seven lots at <a href="https://www.apartments.com.au/new-apartments/2-6-pacific-parade-bilinga-qld-4225">2-6 Pacific Parade</a> and 27-33 Golden Four Drive in Bilin​ga, directly opposite Nor​th Kirra Beach.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD</a> secured the site for $32.5 million in 2025, in what was one of the Gold Coast's largest property transactions of the year.

The development will be delivered across two stages, with the first stage carrying an estimated gross realisation value of around $360 million.

The latest amendments seek to reduce the overall apartment count and shift the project further toward the owner-occupier market, with larger residences designed for buyers wanting considerably more space than traditionally offered in a beachfront apartment.

The residential mix will include townhomes, oversized two-bedroom apartments, substantial three-bedroom residences and four-bedroom homes.

MAYD has appointed Cera Stribley to lead the architecture and interiors, with the Melbourne-based design practice drawing on the beachfront setting through a series of ocean-facing terraces and heavily landscaped balconies.

Strong horizontal forms and curved balconies will define the exterior, with subtropical landscaping integrated throughout the building to soften the built form and increase the connection between the residences and the beachfront.

The project will also include an extensive collection of resident wellness and lifestyle facilities, continuing the broader shift across the Gold Coast's luxury apartment market toward larger homes supported by resort-style amenity.

MAYD Founder Todd Mould said North Kirra was increasingly appealing to buyers attracted to the more established, lower-density character of the southern Gold Coast.

"North Kirra presents one of the most compelling luxury residential opportunities currently emerging in Australia, combining absolute beachfront with the character and authenticity that buyers are increasingly seeking, and the same sense of tight-knit community that defined Burleigh and Currumbin perhaps 10 or 15 years ago," Mould said.

"With Gold Coast Airport on its doorstep, it also offers a level of accessibility that broadens its appeal across almost every market demographic."

The project comes as the southern Gold Coast continues to attract an increasing share of high-end apartment development and buyer activity.

Kirra in particular has emerged as one of the region's more tightly held beachfront markets, with its relatively low-density character, established surf and hospitality scene and proximity to Gold Coast Airport differentiating it from the higher-density markets further north.

Mould said those characteristics had informed the approach MAYD and Cera Stribley had taken to the project.

"We've worked closely with Cera Stribley to create a vision that is deeply connected to its surroundings," he said.

"Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast."

MOTIV Managing Director Carly Cottam, who has been appointed to market the project, said buyer attention had continued to move south along the Gold Coast.

"Purchasers who may once have defaulted to Broadbeach, Main Beach or Surfers Paradise are increasingly recognising the value of a genuine beachfront location that offers lower density, strong amenity and a more established sense of community," Cottam said.

"Kirra has a powerful combination of growing demand and genuine scarcity. Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed."

Cottam said the proximity to Gold Coast Airport was also proving increasingly important for interstate and second-home buyers.

"Being minutes from Gold Coast Airport makes it particularly compelling for interstate buyers, frequent travellers and second-home purchasers who can access an authentic coastal lifestyle almost immediately after stepping off a flight."

The acquisition takes MAYD's active development portfolio to more than $500 million, with the North Kirra project representing one of its largest undertakings to date.

Castle Hill, the longtime hub of the Hills District, has been one of the major beneficiaries of Sydney's Metro expansion, with improved connectivity helping drive continued population growth, development and buyer demand across the Hills District.

But despite that growth, the suburb has seen relatively few major new apartment projects brought to market over the past 18 months.

Nova Rêve also represents a significant step up from the family's first apartment development, Grand Rêve, which was delivered nearby on Garthowen Crescent.

Nova Rêve takes that approach to a precinct scale, combining the residential component with hospitality, retail and substantial public and resident landscaping.

Reve Group Managing Director Sam Kassis said the project reflected the family's three decades of building in the Hills, which has evolved from trophy homes on quarter-acre blocks to larger-scale apartment development.

"Grand Rêve was our first apartment project here and it showed us what this pocket of Castle Hill could be. Nova Rêve is the refinement of that idea: not just apartments, but a place the whole suburb can use," Kassis said.

A key part of that approach is the hotel, which has been designed to operate as an amenity for the wider Castle Hill community rather than solely hotel guests.

It will include restaurants, cafes, skybars and all-day dining, alongside conference and event facilities catering to business functions, community groups and private events.

At ground level, more than 1,600 sqm of shops and cafes will open onto the surrounding streets and landscaped areas.

Almost an acre of gardens designed by Land and Form Studios will run through the precinct, incorporating pathways, seating, barbecue areas and children's play spaces.

Reve Group's Romio Georges said creating an active ground plane had been central to the planning of Nova Rêve.

"There are gardens with pathways, barbecues, seating and play areas, shops and cafes opening onto the street, and a hotel with restaurants and a skybar that anyone in Castle Hill can walk into," Georges said.

The project's elevated position on one of Sydney's highest ridgelines will also provide apartments with outlooks toward the Sydney skyline, surrounding parkland and the Blue Mountains.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Developer Lend Lease has stood down executives at its construction and engineering subsidiary Abigroup after identifying “certain discrepancies and issues in relation to the reporting and recognition of profits and losses on two projects”.
Lend Lease says the discrepancies involve the “potential under-reporting of the anticipated profit on one project and the potential under-reporting of the anticipated loss on another project” and relate to annual results to June 30.
A number of executives responsible for oversight and management of Abigroup have been stood aside while Lend Lease conducts a full investigation.
Responsibility for the operational and financial oversight of its construction business, including Abigroup, has been assumed by David Saxelby (chief operating officer) and Andrew Muller (chief financial officer), who will respectively report to Lend Lease Australia chief executive Mark Menhinnitt and Frank Krile, Lend Lease Australia CFO.
“We take seriously any potential reporting and compliance issues, and are committed to resolving this matter fully and as quickly as possible,” says Lend Lease Group CEO Steve McCann.
The discrepancies are being reviewed by the Lend Lease board and senior management but are not expected to have a net material impact on the group's full-year 2012 financial position or results or its outlook.
Lend Lease says it is conducting “an immediate and thorough investigation of these matters and all the surrounding circumstances in conjunction with the group’s external auditors".
The two projects where reporting discrepancies have been reported are the D2G joint venture in Queensland and the Peninsula Link Project in Victoria.
D2G is a $1.95 billion for the Queensland department of roads to upgrade eight kilometres of the Ipswich Motorway between Dinmore and Goodna, and the$759 million Peninsula Link Project is the construction of a 27 kilometre road link between EastLink at Carrum Downs and the Mornington Peninsula Freeway at Mount Martha with the aim of reducing travel times by up to 40 minutes.
According to Lend Lease, the group's full share of available profits  on the D2G project was not disclosed to senior group management, the board or the external auditors.
As a consequence, the extent of the anticipated profit on that project may not have been adequately recognised within the group's results.
In the case of the Peninsula Link Project, Lend Lease says “certain costs may not have been appropriately accounted for in determining the financial results of that project, and key information was not disclosed to senior group management, the board or the external auditors”.
“As a consequence, the extent of the anticipated loss on that project may not have been adequately recognised within the group's results."
Lend Lease reported an operating profit after tax of $507.2 million for the full year, a 4.5% increase on the prior year and a final distribution of 22¢ per security.

Abigroup executives stood down as Lend Lease investigates accounting 'discrepancies' on two road projects

The red brick Cronulla house used as the location of the Vickers' family house in the Channel 10 series Puberty Blues sold at weekend auction for $1,382,500.
It's been bought by Debbie and Bill Sawtell, who outbid four other groups with plans to live in the the home, last sold 47 years ago. They will live there with their four children.
It was among the 245 sales from 361 weekend Sydney auctions, according to Australian Property Monitors.
Sydney's clearance rate was 60.6%, with Melbourne agents securing a 61% success rate.
The Cronulla house was very much in mint 1970s condition, including the seven different types of wallpaper, patterned carpet, coloured bathroom and wood light fittings.
The series location manager Peter Hicks scoured for months to find the right house with authentic '70s interiors.
It went to auction with $1.2 million-plus hopes through Dax De Traubenberg and Justin Ressler of Ressler Property.
The television series had the property as the home of Debbie, played by Ashleigh Cummings, the daughter of Judy and Martin Vickers, played by Claudia Karvan and Jeremy Lindsay Taylor.
The high-rating series tells the story of two girls growing up in The Shire in the 1970s.
It is based on the iconic 1979 novel by Kathy Lette and Gabrielle Carey.
The property was sold by three sibblings, Toni Bowden and her brothers, Graham and Warren Callender.
''I did the puberty blues here; poor mum and dad, the things they don't know,'' Bowden told Fairfax Media.

Colliers International picked up Best Sales Campaign for a budget between $15,000 and $30,000 for its marketing effort for The Avenue Shopping Centre in Sunshine West.
The campaign was led by Jeremy Gruzewski and Ted Dwyer and included a 24 hour advertisement to passing foot and motor traffic, traditional print advertising, online advertising campaigns and a targeted mail out of 750 brochures (pictured below) to potential buyers.

Colliers also picked up the award for best leasing campaign for a budget between $5,000 and $15,000 for 509 St Kilda Road, Melbourne, which included the publication of a 14 -page eBook. The campaign was led by Ben Christie and Ben McKendry.
Commercial agency W.B. Simpson &amp; Son won best leasing campaign with a budget of under $5,000 for its marketing efforts for 355 William Street in West Melbourne, which included <a href="https://visualdomain.com.au/listing.php?propertyId=v2891&amp;mediaId=e157037e7dbd4e028149c7ffe4d49efa&amp;t=FF&amp;hash=657a04421cc19b4f8f5614807376667d" target="_blank">a short online video showing the exterior and interior of the building</a> and describing the key aspects of the two-storey building, including the observation that it has a “sunny northern aspect”.
Colliers International picked up a leasing campaign award for the new Botanicca 8 office development in Richmond, in the category of a budget from $15,000 to $30,000. The campaign was led by Michael Darvell and Rob Joyes.

Street performers and tram advertising help Jones Lang LaSalle win at REIV commercial marketing awards

An agricultural school in Tardun, 140 kilometres east of Geraldton, with 12,275 hectares of farmland has been listed for sale.
The Christian Brothers Agricultural School Tardun closed in 2009.
The property comes with school buildings and infrastructure along with a 12,275-hectare farm consisting of cropping and livestock country.
The school buildings consist of a two-storey administration and residential accommodation building, along with St Mary’s Convent and Chapel.
The design of the school buildings was influenced by priest and architect John Cyril Hawes, whose works are prominent within the mid-west region.
There is also a range of general purpose and specialised classrooms, free-standing houses and residential accommodation, and service infrastructure.
The farm attached to the school was used by the students as part of their education, mainly focusing on cropping and sheep farming.
Half of the property is cleared and arable with the other half consisting of grazing areas, laneways, building surrounds and open space, shade, fence lines, dams, catchments and waterways, including the upper reaches of the Irwin River.
Part of the farm is currently leased at $115,000 per year. It’s a short-term lease to a local farmer who will farm it for just one season.
The area is has been the subject of investment by Australian and overseas investors, with iron ore, gold and other minerals found nearby.
Selling agents Jock Drummon from Landmark Harcourts and Damian Molony and Victor Sankey from McGees are marketing the property with various purchasing angles.
Possible ideas for the property include mining accommodation, personnel and heavy machinery training centre, community service centre, tourism accommodation or adventure outpost, camp or educational activities.
On a land basis, without the improvements, Sankey says the property could sell for above $3 million, but he says it’s very difficult to gauge a price.
“It is really difficult to say with this one. It’s got such different value to different potential users,” Sankey says.
“I’d say above $3 million, but the aggregate value with all the improvements is worth a lot more than that.”
He says there is potential mining interest in the property.
The Christian Brothers' Agricultural School was a Catholic secondary school with residential facilities for up to 90 students.
The 80 year-old school was predominantly a boarding school.
According to the school’s website, the hectare farm produced grain, mainly wheat, and carried nearly 7,000 sheep, 100 pigs and 53 shorthorn cattle.
Pigs were used to help augment the diet and the financial income of the farm.
The school was run by Edmund Rice Education Australia. At the time Edmund Rice executive director Wayne Tinsey said the school was operating at a loss, but that was not the reason behind the closure.

Christian Brothers WA agricultural school with 12,000 hectares of land and mining potential listed

ASIC’s long-running action against three banks over their alleged involvement in an unregistered managed investment scheme operated by failed financial planning firm Storm Financial will resume on Monday, but the actual start of the trial could be delayed by a week following an 11th-hour meeting of lawyers representing the parties.
A spokesperson for ASIC confirmed to Property Observer that the parties would next appear before the Brisbane Federal Court on Monday, September 10, but that "subject to the outcome of that appearance, it may well be that the opening of the trial will not take place until Monday 17 September".
The trial is expected to take up to five months, with ASIC expected to call up to 80 witnesses to testify.
The emergency meeting sought to narrow down the issues to be contested, with the hope that the trial would be concluded by Christmas with a view to earlier compensation for thousands of investors, who have endured a wait of more than four years.
Investors suffered losses totalling around $3.6 billion when the Townsville-based financial services company’s highly leveraged investments were hit by market volatility in December 2008.
ASIC’s case against the three banks, which provided loans to Storm clients, dates back to December 2010, when the corporate watchdog alleged that an unregistered managed investment scheme was operated by Storm and that the Commonwealth Bank, Bank of Queensland and Macquarie were “knowingly involved in the operation of that scheme”.
At the time of its collapse in 2008, Storm Financial, which was based in Townsville and founded by Emmanuel and Julie Cassimatis, had over 13,000 client portfolios and advised on investment home lending and margin lending.
High-profile investors included cricketer Andrew Symonds.
If the court finds in favour of ASIC, it could open the way to investors recovering more than $1 billion from the three banks.
Since the collapse of Storm in 2008, ASIC has alleged that Storm operated a managed investment scheme (MIS) that should have been registered under the Corporations Act 2001 and was not registered. "Generally in an MIS people are brought together to contribute money to get an interest in the scheme; money is pooled together with other investors or used in a common enterprise; and a 'responsible entity' operates the scheme," explains ASIC.
"Investors do not have day-to-day control over the operation of the scheme.
"An MIS must generally be registered with ASIC if it has more than 20 members or is promoted by someone who is in the business of promoting investment schemes."
 In December last year ASIC claimed an initial victory for investors against the banks over their alleged involvement with Storm when Federal Court judge Lindsay Foster rejected challenges by Macquarie Bank, Bank of Queensland and Senrac, the operator of a BoQ branch, against ASIC’s representative action on behalf of two former Storm investors. 
Despite this procedural win, Mark Weir, co-chairman of the Storm Investors Consumer Action Group, told the Australian Financial Review the wait for compensation would be prolonged.

ASIC’s battle with banks over Storm Financial collapse to resume on Monday

The Adelaide property market still has further to fall before it hits rock bottom, according to valuation firm Herron Todd White (HTW) in its latest property market round-up.
Looking at the Adelaide market over August, HTW valuers say the volume of both home and unit sales are declining while demand for new housing remains soft.
The latest report notes that new Adelaide houses and units are “almost never” sold at prices exceeding their potential resale value.
And the outlook for Adelaide remains on the gloomy side.
“The Adelaide property market in the short term continues to be flat and limited growth is expected in the next 24 months,” says HTW in its latest report.
Despite reporting that capital values are still declining, the situation is not all bleak for property investors, with HTW reporting that it remains a balanced rental market for both houses and units, with the vacancy rate steady in the case of houses and “stable” for units.
Adelaide Hobart and Canberra are the only three capital city property markets still in a downswing.
According to HTW, the Adelaide market has been in decline for the past year.
In its September 2011 report (for the month August) HTW said Adelaide was a declining housing market although at the time it said there was “fair” demand for both new houses and units.
“Although there has been a slight decline in house prices since 2010, investors have also been cautious about entering the market due to the speculation that interest rates were due for an increase, especially on the back of inflation figures,” said HTW back in September 2011.

A year on, Adelaide property clock still stuck in decline: Herron Todd White

Businessman Simon Tripp has been identified as offering $45 million for Fernhill, a Georgian mansion in Mulgoa, the former home of property tycoon Warren Anderson.
The unsourced, unconfirmed report was written by The Australian Financial Review reporter Gretchen Friemann, who has written eight articles on the property saga since the listing by Colliers International in April 2011 with $50 million plus hopes.
The article noted that Tripp, a former investment banker, was a close business associate of Lend Lease boss Steve McCann.
The two men worked together at Ord Minnett stockbrokers and established a property vehicle that once held a stake in IMAX’s Australian operations.
Last November Colliers International confirmed Anderson had exited the historic Fernhill estate, making way for its sale with vacant possession.
Last week Anderson told Property Observer he had no idea what the receivers were doing with Fernhill.
"Ask my wife," he advised.
It's been suggested in earlier AFR reports that the property, placed on the market by receiver KordaMentha, had drawn widespread interest from developers, high-net-worth individuals and horse racing identities within Australia, Europe and Asia.
Colliers International NSW development director of residential Guillaume Volz, who was handling its sale, is not quoted in today's article.
The holding comprises <a href="https://www.propertyobserver.com.au/residential/property-developer-warren-anderson-goes-quietly-this-time-departing-fernhill-after-three-decades/2011112452520?source=flicker2" target="_blank">15 lots totalling 653 hectares, of which 404 hectares form part of Fernhill.</a>
“Fernhill is arguably one of Australia's grandest estates,” Volz said last year.
Tripp has a long association with trophy homes mostly notably, the Chilton Parade, Warrawee house, Bremon.
Tripp and his wife, Brenda, paid $3 million in 1999 for the mansion known then as Pantugeul and spent about two years completing it. They sold for $10.1 million in 2005.

A $45 million reputed offer by Simon Tripp for historic Mulgoa estate Fernhill

The listing of Burrwang West Station in the central west NSW will be an interesting indicator of the capacity of  Australians to retain its rural treasures.
Ironically the property is actually the product of the hard work of English, American, Scottish, Chinese, Japanese and indigenious forebears, although it's the quintesentially Australian outback offering. 
It's the 4,673-hectare farm – with five star resort – of Graham Pickles, a whitegoods distributor, and his wife, Jana, an American-born banker turned marketing executive.
The then private resort was actually established in the early 1990s by the Japanese corporation Kajima Corporation as a retreat for its executives and favoured clients, but had been dustily mothballed for many years and several ownerships when the Pickles acquired the property in 2000.
The property was acquired by Dr Schoichi Kajima, president of one of Japan's largest construction companies, to create an authentic Australian bush retreat with architecture reflecting a contemporary interpretation of traditional Australian farm buildings coupled with a Zen-like sentiment in the self-sufficient remote location.

Its main striking building is its quintessential Australian homestead with wrap-around verandas, high ceilingsand twin chimneys amid a rose garden.

The farm, where the Pickleses have run an Angus beef herd and a white Dorper sheep stud, dates back to the days of <a target="_blank" href="https://oa.anu.edu.au/obituary/edols-thomas-341">Thomas Edols</a>, the Bridgewater, England-born farmer who in 1873 bought the 520,000-acre (227,000-hectare) sheep station from Messrs. Francis and Martin having arrived in Tasmania aged 13 years in 1832.
He oversaw the improvements – hiring a workforce of local Wiradjuri people and Chinese – that cleared more than 20,200 hectares of native vegetation, built the fences, sunk wells, built a canal from the Lachlan River, and installed its rabbit proof netted fences. They constructed the 101-stand Big Burrawang shearing shed, which in its heyday employed more than 250 men and shore 270,000 sheep. It had 88 sheds of electric machine shears. 
Edols had failed with rams introduced from James Gibson, of Belle Vue, Epping, the doyen of Tasmanian breeders, but succeeded with rams purchased from Austin and Millear, Wanganella with the ram known as Bestwool laying the foundation for the high reputation of the flock, which were periodically sold to South African interest like Messrs. W. D. Hilder and Co., of the Transvaal.
