A long-stalled Campbelltown development site is back in play, with new plans for 139 apartments set to supersede a mixed-use scheme approved almost a decade ago but never built.

The new proposal for 28 Cordeaux Street would deliver 116 market and 23 affordable apartments in a part 14-storey building, bringing a substantial new project into a Campbelltown market where new apartment supply remains limited.

Plans have been filed over the 3,092 sqm corner site at Moore-Oxley Street, around 600 metres from Campbelltown Railway Station and the city-centre retail core.

The site already carries a mixed-use residential approval dating to 2016. Doroch Architects has now been engaged on a larger replacement scheme, which is progressing as a State Significant Development Application following a Housing Delivery Authority determination in August 2025.

The apartment mix comprises 39 one-bedroom, 72 two-bedroom and 28 three-bedroom residences. Two-bedroom apartments make up just over half of the project, while three-bedroom homes account for 20 per cent.

Of the 139 apartments, 23 will be delivered as affordable housing under the in-fill affordable housing provisions of the Housing SEPP. The affordable component represents 15 per cent of the residential gross floor area and will be managed by a registered Community Housing Provider.

Doroch has sought to break the scale of the building into two distinct elements, with a masonry podium of around four storeys establishing the street edge before the residential tower steps back above.

The corner position has shaped that approach. Cordeaux Street faces toward the commercial and civic centre, while Moore-Oxley Street leads into the lower-scale residential neighbourhood to the south, and the design verification report describes the site as "bridging the commercial core to the north and established residential areas to the south."

The podium will be expressed predominantly in face brick, while the upper levels shift to brushed and grooved concrete cladding with darker metal detailing. Recessed sections, deep balcony edges and landscaping break down the upper form, with an approximately 11.8-metre setback to the northern boundary addressing the adjoining St Peters Anglican School.

Queensland builder-developer MAYD has revealed the first look at its major North Kirra beachfront development, lodging amended plans that reduce the number of apartments and increase the proportion of larger residences.

The project is planned across a substantial 4,742 sqm amalgamated site spanning seven lots at <a href="https://www.apartments.com.au/new-apartments/2-6-pacific-parade-bilinga-qld-4225">2-6 Pacific Parade</a> and 27-33 Golden Four Drive in Bilin​ga, directly opposite Nor​th Kirra Beach.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD</a> secured the site for $32.5 million in 2025, in what was one of the Gold Coast's largest property transactions of the year.

The development will be delivered across two stages, with the first stage carrying an estimated gross realisation value of around $360 million.

The latest amendments seek to reduce the overall apartment count and shift the project further toward the owner-occupier market, with larger residences designed for buyers wanting considerably more space than traditionally offered in a beachfront apartment.

The residential mix will include townhomes, oversized two-bedroom apartments, substantial three-bedroom residences and four-bedroom homes.

MAYD has appointed Cera Stribley to lead the architecture and interiors, with the Melbourne-based design practice drawing on the beachfront setting through a series of ocean-facing terraces and heavily landscaped balconies.

Strong horizontal forms and curved balconies will define the exterior, with subtropical landscaping integrated throughout the building to soften the built form and increase the connection between the residences and the beachfront.

The project will also include an extensive collection of resident wellness and lifestyle facilities, continuing the broader shift across the Gold Coast's luxury apartment market toward larger homes supported by resort-style amenity.

MAYD Founder Todd Mould said North Kirra was increasingly appealing to buyers attracted to the more established, lower-density character of the southern Gold Coast.

"North Kirra presents one of the most compelling luxury residential opportunities currently emerging in Australia, combining absolute beachfront with the character and authenticity that buyers are increasingly seeking, and the same sense of tight-knit community that defined Burleigh and Currumbin perhaps 10 or 15 years ago," Mould said.

"With Gold Coast Airport on its doorstep, it also offers a level of accessibility that broadens its appeal across almost every market demographic."

The project comes as the southern Gold Coast continues to attract an increasing share of high-end apartment development and buyer activity.

Kirra in particular has emerged as one of the region's more tightly held beachfront markets, with its relatively low-density character, established surf and hospitality scene and proximity to Gold Coast Airport differentiating it from the higher-density markets further north.

Mould said those characteristics had informed the approach MAYD and Cera Stribley had taken to the project.

"We've worked closely with Cera Stribley to create a vision that is deeply connected to its surroundings," he said.

"Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast."

MOTIV Managing Director Carly Cottam, who has been appointed to market the project, said buyer attention had continued to move south along the Gold Coast.

"Purchasers who may once have defaulted to Broadbeach, Main Beach or Surfers Paradise are increasingly recognising the value of a genuine beachfront location that offers lower density, strong amenity and a more established sense of community," Cottam said.

"Kirra has a powerful combination of growing demand and genuine scarcity. Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed."

Cottam said the proximity to Gold Coast Airport was also proving increasingly important for interstate and second-home buyers.

"Being minutes from Gold Coast Airport makes it particularly compelling for interstate buyers, frequent travellers and second-home purchasers who can access an authentic coastal lifestyle almost immediately after stepping off a flight."

The acquisition takes MAYD's active development portfolio to more than $500 million, with the North Kirra project representing one of its largest undertakings to date.

Castle Hill, the longtime hub of the Hills District, has been one of the major beneficiaries of Sydney's Metro expansion, with improved connectivity helping drive continued population growth, development and buyer demand across the Hills District.

But despite that growth, the suburb has seen relatively few major new apartment projects brought to market over the past 18 months.

Nova Rêve also represents a significant step up from the family's first apartment development, Grand Rêve, which was delivered nearby on Garthowen Crescent.

Nova Rêve takes that approach to a precinct scale, combining the residential component with hospitality, retail and substantial public and resident landscaping.

Reve Group Managing Director Sam Kassis said the project reflected the family's three decades of building in the Hills, which has evolved from trophy homes on quarter-acre blocks to larger-scale apartment development.

"Grand Rêve was our first apartment project here and it showed us what this pocket of Castle Hill could be. Nova Rêve is the refinement of that idea: not just apartments, but a place the whole suburb can use," Kassis said.

A key part of that approach is the hotel, which has been designed to operate as an amenity for the wider Castle Hill community rather than solely hotel guests.

It will include restaurants, cafes, skybars and all-day dining, alongside conference and event facilities catering to business functions, community groups and private events.

At ground level, more than 1,600 sqm of shops and cafes will open onto the surrounding streets and landscaped areas.

Almost an acre of gardens designed by Land and Form Studios will run through the precinct, incorporating pathways, seating, barbecue areas and children's play spaces.

Reve Group's Romio Georges said creating an active ground plane had been central to the planning of Nova Rêve.

"There are gardens with pathways, barbecues, seating and play areas, shops and cafes opening onto the street, and a hotel with restaurants and a skybar that anyone in Castle Hill can walk into," Georges said.

The project's elevated position on one of Sydney's highest ridgelines will also provide apartments with outlooks toward the Sydney skyline, surrounding parkland and the Blue Mountains.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

The suburb has a median rental yield of 6.85% with a median weekly rent of $440 and a median price of $334,000.
Canberra city is the number two, with a median rental yield of 6.67%, a median weekly rent of $577.5 and a median price of $450,000.
Five of the suburbs have yields above 6%.

Blackett in the outer west is the Sydney suburb with the highest rental yields for houses, according to information provided by RP Data.
The suburb has a median rental yield of 7.02% for houses with a median weekly rent of $310 and a median house price of $229,500.
The suburb is followed by neighbouring Willmot, at 6.96% with a median weekly rent of $300 and a median price of $224,250.
In fact all the suburbs in the top 10 are within a five-kilometre radius.

The 10 Sydney suburbs with the highest yields for houses are within five kilometres of each other

Kennebunkport, the longtime Western Australian beachfront retreat of the property developer Warren Anderson and his former wife, Cheryl, has been sold for $4.4 million.
It's been bought by mining engineer Alan Brierty and his wife, Kylie, after being listed earlier this year with revised $5.2 million-plus hopes.
Alan Brierty recently stepped back from the day to day running of Brierty, the civil construction and mining services company he founded in 1981.
The six-bedroom Eagle Bay home was put in the hands of receivers after the internecine collapse of the Anderson family trust, Owston Nominees No 2.
The <a target="_blank" href="https://www.propertyobserver.com.au/australian-capital-territory/fund-manager-and-mortgage-lender-provident-capital-placed-in-receivership-following-court-order-to-protect-small-time-investors/2012070455428">troubled mortgage lender Provident Capital</a> – which went into receivership this week – had the first mortgage on the property dating back to 2004 refinancing. The finance was offered at a 17.5% interest rate.
Angas Securities took a second mortgage in 2008 along with Balanced Securities taking the third mortgage and Mortgage Funds Management taking the fourth mortgage on the 2,261-square-metre holding.
The house had $12 million initial hopes on its 2009 listing. The trust paid $420,000 in mid-1989 for the holding, which had traded just seven months earlier at $350,000.
The Fern Road property with views of Eagle Bay had been listed by Peter De Chiera of Stocker Preston. No sale price has been revealed of the transaction, which preceded the recent court case, and orders, before Justices Jacobson and Rares.

Alan Brierty buys Kennebunkport, the coastal Western Australian retreat of Warren Anderson

The old pharmacy building in Tasmania’s Campbell Town has been listed for sale with an asking price of $495,000.
The double-fronted red brick retail residence is the former Campbell Town Pharmacy and comes attached to a four-bedroom residence on 250 square metres.
Marketing for the property suggests that, subject to council approval, the second residence could be used as a separate business and comes with “park like” gardens.
<a target="_blank" href="https://www.realcommercial.com.au/property-retail-tas-campbell+town-500196156">The historic double-storey home</a> fronts onto High Street, the main street in the Midlands town.
It is being sold by Gordon Humphreys from Harrison Humphreys Launceston, who says the pharmacy once operated as a stand-alone shop but it has been vacant for some years.
"Currently the previous owner of the pharmacy lives in the house," he says.
It comes with off-street parking, a 59-square-metre double garage.
The town lies on the major highway between Hobart and Launceston.
The home part of the lot comprises four bedrooms, a bathroom, a washroom, a kitchen and a sitting room.
The retail portion is 96 square metres, and the total land size is 936 square metres.
There are more than 100 century-old colonial buildings in the town, which was established in 1820.
The most recent sale on High Street Campbell Town was a two-level weatherboard building at 108 High Street, which sold for $190,000 in October last year having last sold for $172,000 in 2006.
The 1965-built former milk bar is currently operating as a tourist shop.
And Zep's Cafe at 92 94 High Street was recently listed through LJ Hooker Hobart.
The listing advertised net yields of 9.75% for the restuarant and conference centre.
The 941-square-metre property earned $78,000 per annum. Given the indicated yield, the asking price would have been around $800,000.
The pharmacy building is close to the Red Bridge – the oldest convict-built red brick bridge in Australia, which was originally constructed for horse-drawn vehicles, and is now crossed by up to 2 million vehicles a year.
The pharmacy is not listed on the Tasmanian heritage database.

Historic High Street, Campbell Town, retail opportunity

The NSW Southern Highlands median house price dipped 10.5% over the past year, accompanied by home sales activity retreating considerably, according to PRDnationwide research.
The latest median house price in the Wingecarribee local government area eased to $425,000 over the 12 month period to May.
The PRDnationwide Moss Vale agent David Stranger noted despite the 10.5% dip in home values the current median was 12.6% above the lows recorded during the 2008 global financial crisis.
“The growth in sales below $400,000 and the decline in sales toward the top end of the market led to the softer median price,” said Mr Stranger.
He suggested here had been a reduction in the number of first home buyers.
Upgraders, downsizers, and the occasional bargain-seeking investor accounted for most new enquiries.
Figures published in PRDnationwide’s Southern Highlands Property Watch show the number of house sales decreased 8 per cent in the six months to May 2012.
Last month Mr Stranger said prices were expected to remain stable over the next few months.
“With spring commencing and the lead up to Christmas there is some renewed interest in the market with a good choice of listings available.”
The report noted that sales of vacant land in the Southern Highlands followed the same trend as the house market, with a noticeable decline since 2009.
Some 79 lots transacted during the May period, representing a 44% drop from the May period in 2011.
Most of the vacant lots transacted in Renwick, a Landcom subdivision located east of the Mittagong town centre.
Typical blocks were selling at Renwick for around $195,000. When completed, the master-planned community will comprise 600 lots.
The report noted medium density dwellings (units, townhouses) were in demand from the region’s retiree and ‘tree change’ population with volumes for medium density dwellings significantly higher than during the trough of the financial crisis.
“The supply of ‘over 55’ developments has increased over the past five years, offering greater choices to those nearing retirement age,” he said especially south of the Bowral town centre.</body></html>

Southern Highlands' 10% median house price dip

The National Australia Bank  broke its silence yesterday, confirming it was “continuing to work with Buildev”, Nathan Tinkler’s property company, which is at the centre of a court action over unsettled property acquistions.
The Australian Financial Review then noted NAB declined to comment on its exposure to Buildev.
Tinkler has been in seeming financial difficulty since he failed to finance a $5.25 billion deal to privatise Whitehaven Coal in August. Since then several creditors have been pursuing his companies for payment.
Last Friday he staved off the potential winding-up of three private companies after reaching a last-minute agreement with mining contractor Sedgman concerning a $2 million debt.
Queensland coal developer Blackwood Corp is also pushing to have another of Tinkler’s private companies wound up after he failed to follow through with a $28.4 million equity placement.
His latest fiscal brushfire involves late payments of wages and superannuation for the Newcastle Knight players with The Daily Telegraph Phil Rothfield report today putting it down to tardiness.

The receivers placed a $2.1 million vendor bid when a luxury contemporary Kingscliff went to weekend auction.
It was initially listed in early 2011 with $4,995,000 hopes.
The vacant near beachfront block cost $3.29 million in 2007.
The <a target="_blank" href="https://www.propertyobserver.com.au/https://www.mcgrath.com.au/buy/house-kingscliff-nsw-2487/160659">25 Cylinders Drive </a>property was offered through John Natoli at McGrath Real Estate under instructions from Julie Williams as receiver and manager.
The beachfront residence in the Salt Village has a 1,000-square-metre casual living floorplan.
It comes with cinema room on ground floor with home office and library. There's an internal lift providing access to the three levels. It has a temperature controlled wine cellar and gym on its basement level. The garaging is for seven cars.
The 775-square-metre block comes with pool.

Salt Village luxury market yet to turn

The most common commercial property assets that falls into the hands of receivers are development sites in regional Queensland, according to the September quarter update to the LandMark White forced sales monitor.
The monitor tracks all commercial properties that are listed for sale in the print media and counts any that are listed are labelled as a receiver or mortgagee sale as a forced sale.
According to LandMark White, vacant residential development sites in regional Queensland, which accounted for 8% of all recorded forced sales nationally.
Across all asset types, Queensland has accounted for nearly one out of every two (48%) forced commercial properties sales over the past 12 months to September.
Over the September quarter there were 151 commercial properties listed as forced sales, down marginally from 153 in the June quarter, with 43% of these properties located in Queensland.
This was above the national average of 39% over the September quarter.
Of the properties in New South Wales that were advertised in the September quarter, only 16% were distressed sales, compared with the annual figure of 24%.
In Victoria, the proportion of forced sales was only 11%, compared with 13% over the past 12 months.
LandMark White says it is unsurprising that Queensland has the largest share of forced sales over the past year.

Recent distressed sales in Queensland include 388 hectares of waterfront land known as Clarkes Cove (pictured below) in Cape Gloucester in the Whitsundays, which sold for $2.55 million at the end of August through Christie Leet &amp; Rob Taylor of PRDnationwide in a mortgagee sale.

The picturesque block of land is bounded by the Dryander National park on three sides and Pacific Ocean on the fourth side and had been targeted for development as a large-scale tourist facility with three resort hotels offering a total of 810 rooms.
It had an open market valuation of $2.98 million in February 1999.
Nationally, development sites accounted for 34% of the total in the September quarter, against an average of 32%, while sites with a holding income comprised 9% of the September results, against an annual average of 10%.
The second most common property type listed for forced sale were vacant residential development sites in regional NSW (5.2%) and third most prevalent were income producing retail properties in regional Queensland, which accounted for 5.1% of all forced sales over the past 12 months.
Across the broad commercial property sectors, office and retail property had the poorest results of the September quarter, as 18% of office and 31% of retail properties were forced sales.
The industrial property sector had the biggest improvement, falling to 19% from 35% in June, which was also below its 12-month average.
Over the 12-month period, 32% of forced sales were in NSW and only 8% in Victoria.
Since the series began 12 months ago, a total of 2,095 properties have been advertised for sale in the national press, and 27% (573) were specifically listed as being in the hands of mortgagees, receivers, or liquidators.
