Sydney developer&nbsp;<a href="https://www.apartments.com.au/developers/central-element">Central Element</a>&nbsp;is doubling down in Drummoyne, lodging plans for a boutique apartment development on St Georges Crescent, only one-kilometre down the road from its first Drummoyne development, Bianca.

The new project at 15A-21 St Georges Crescent,&nbsp;a&nbsp;1,701sqm north-facing site overlooking Iron Cove, will have 45 apartmnts across 10 levels. Eight of the units will be dedicated to affordable housing.

The site sits within walking distance of Drummoyne Village, Birkenhead Point, ferry services and the Bay Run, and offers harbour views towards the Sydney Harbour Bridge and CBD skyline.

Designed by MHN Design Union, the development will deliver a mix of one, two and three-bedroom apartments, alongside resident amenity including a gym, landscaped communal open space and three levels of basement parking.

The project has been lodged under the NSW Government's Low and Mid-Rise Housing reforms, with Drummoyne Village identified as a town centre capable of accommodating additional housing supply.

Central Element acquired the site earlier this year as part of its continued expansion across Sydney's eastern suburbs, lower north shore and inner west.

The developer's current pipeline includes luxury apartment projects Pearl Bondi and a separate development on Lamrock Avenue in Bondi, a residential project in Barry Street, Neutral Bay, and a mixed-use seniors living community in Greenwich.

Central Element Managing Director Nathan Chivas said the project would address a shortage of new owner-occupier housing opportunities in Drummoyne.

"While we're seeing a significant shift across Canada Bay as major infrastructure investment, population growth and planning reform drive a new chapter for the region, in suburbs like Drummoyne there remains a genuine shortage of new boutique luxury housing opportunities for owner occupiers," Chivas said.

"Sites of this nature are increasingly difficult to secure, particularly those that combine a north-facing aspect with direct water outlook. Our St Georges Crescent project responds directly to the market demand, offering a level of exclusivity, outlook and lifestyle in the highly sought after suburb."

The development application has been lodged with the City of Canada Bay Council, with the project expected to launch to market in early 2027.

Central Element seeks second Drummoyne apartment development

The NSW Government has unveiled plans that could deliver around 1,300 new homes across Nowra and Kiama, continuing its push to unlock housing in well-located regional centres along the South Coast.

The proposals, now on public exhibition, would pave the way for around 830 homes in Nowra and a further 450 homes in Kiama, while also introducing affordable housing requirements and increased building heights in key locations.

The larger of the two proposals is centred on Nowra, where the NSW Government is seeking to rezone land within the Mandalay and Riverfront precincts.

The Mandalay sub-precinct, located close to Shoalhaven Memorial Hospital, Nowra Library and the city's aquatic centre, could accommodate around 530 new homes. Around 30 per cent of housing delivered on Homes NSW-owned land would be dedicated to social and affordable housing, equating to roughly 100 homes. Building heights would increase from the current two-storey limit to between three and six storeys.

A separate rezoning proposal for the Nowra Riverfront Precinct would unlock a further 377 homes while creating stronger connections between the Shoalhaven River and the CBD. The plans include building heights ranging from five to 12 storeys, floor space ratios of up to 2:1 and a requirement for two per cent affordable housing.

Together, the two proposals would deliver more than 900 homes across the broader Nowra area, reinforcing the city's role as one of regional NSW's key growth centres.

The housing push builds on previous infrastructure commitments in the Shoalhaven, including government funding aimed at supporting thousands of future homes in West Nowra through upgrades to water and wastewater infrastructure.

Further north, the NSW Government is also progressing plans for the former Kiama Depot site, a two-hectare parcel near Kiama's town centre.

The rezoning proposal would transform the former industrial site into a residential community capable of delivering up to 450 homes. Buildings would range between six and eight storeys, with at least 10 per cent of homes allocated as affordable housing. The proposal also includes approximately 600 parking spaces and improved walking and cycling connections.

Planning Minister Paul Scully said the proposals are designed to increase housing supply in locations close to jobs, transport and services.

"For too long, families have struggled to find somewhere to live, and activating underutilised sites allows us to deliver the new homes these families need," Scully said.

"The Minns Labor Government is getting on with the job of unlocking well-located sites close to transport, jobs, and town centres and building the homes our communities need.

"These rezonings are about removing barriers to housing delivery and making sure land is put to better use so more people can find a place to call home within the communities they choose."

The latest rezonings form part of the Minns Government's broader strategy to accelerate housing delivery across NSW, particularly in established centres where existing infrastructure can support additional population growth.

Community consultation on the proposals is now underway, with feedback set to inform the final planning controls before the rezonings are determined.

The proposal would replace an existing two-storey commercial building on the 1,510 sqm corner site with a Bureau Proberts-designed tower comprising 76 apartments, ground-floor retail, office space and a suite of resident wellness amenities.

The apartments would sit above a podium containing retail and commercial space, with three levels of communal recreation facilities spread throughout the tower. The proposal also includes 198 car spaces and 95 bicycle spaces.

Bureau Proberts has drawn heavily on Newstead's industrial heritage in developing the architectural response.

"Occupying a prominent corner in the heart of Newstead, the proposal draws from the area's industrial lineage of robust brick warehouses to deliver a distinctly contemporary response," the architects said in the design statement.

"It is conceived as a subtropical sanctuary and elevated private retreat embedded within one of Brisbane's most vibrant lifestyle precincts."

The design seeks to reinterpret the traditional Queensland vernacular through wraparound verandahs, deep shading elements and permeable facades that respond to Brisbane's subtropical climate.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

The Australian Property Institute (API) is rallying to support the property industry in the wake of recent cyber attacks on Australian organisations.
The announcement comes after property valuation firm Landmark White (LMW) saw data sets stolen and listed <a href="/news/landmark-white-valuation-data-available-on-dark-web-forum-after-data-breach">on the dark web</a>.
The Landmark White case saw its boss, Chris Coonan, <a href="/news/landmark-white-chief-chris-coonan-quits-following-dark-web-data-security-breach">step down from his role</a>.
Amelia Hodge, CEO of API, said any enterprise can be caught by cyber crime.
“Cyber attacks are criminal acts, and recent cybercrime by unknown perpetrators on a range of Australian private and public sector entities demonstrate that any enterprise of any size can fall victim," Hodge said.
“Our concern is obviously for our members and the clients impacted by these criminal acts. 
"We are here to fully support those impacted in any way we can. We have just under 400 API families directly impacted by the suspensions and it is important to move to a business as usual state as quickly as possible.” LMW is not alone. In February, the Federal Government announced that the Australian Parliament and political parties had also been subject to cyber attacks. 
Hodge said that in the case of LMW, the company has reported that the personal information disclosed ranges from relatively benign and publicly available, to, in a small number of cases, more detailed category identification information.
“We are further informed that the breach was isolated, that it has been fully investigated by the relevant authorities and there is no evidence of misuse of any of that personal information,” Hodge said. LMW have been working with independent cyber security consultants, along with the Australian Cyber Security Centre (ACSC) and the Office of the Australian Information Commissioner, to ensure client information and LMW’s network is secure.  “Cyber attacks represent just one of the risks businesses face simply because they are in business,” Hodge said.
“Because they are criminal acts, no business is immune. While it is not possible for enterprises to completely remove all cybercrime risk, it is possible to prepare for the possibility, mitigate the risk, contain and remediate any damage following a cyber attack and, in the interests of all, be able to return to business-as-usual as soon as the risk is satisfactorily resolved.”

Australian Property Institute rallies to support industry in wake of cybercrime

The Presentation to Juries will take place across two days beginning tomorrow (Friday 15 March) at 41X on Exhibition Street and continuing on Saturday 16 March the award-winning Learning and Teaching Building at Monash University's Clayton Campus. Last year, the new Monash teaching facility by John Wardle Architects was awarded both National and State Awards for Educational Architecture and Interior Architecture.

The list of entries will be judged by a panel of leading industry figures in Victorian architecture, before a shortlist is announced in April.  The state winners to be announced at an awards night hosted on 28 June 2019. Winners will progress to compete in the National Architecture Awards program.

Hub Australia acquires sought-after space in Sydney’s Customs House

The five storey longtime Northbridge home of the former Australian prime minister Bob Hawke and his wife Blanche d’Alpuget has been sold reportedly for around $15 million.
Hawke and his then wife Hazel paid $1.23 million for the three bedroom knockdown house overlooking Sugarloaf Bay in 1991, just seven months before he lost the prime ministership to Paul Keating who suggested at the time it signalled Hawke was preparing to move on from the top job.
During construction on the 960 sqm block, the Hawkes stayed at Birchgrove in the townhouse of adman John Singleton and then lived at the then Ritz Carlton Hotel in Double Bay. It was completed in late 1993.
In 2013 Australia’s longest-serving Labor Prime Minister secured Willoughby Council approval for his plans for a rooftop pergola, decking and synthetic turf entertaining area able to be used as a putting green.
After their marriage ended the property was kept by Bob Hawke and transferred in Blanche’s name in 1999.
No estate agent has yet taken credit for the sale - or its reported price by Domain - which ranks as the third highest in Northbridge, behind a $21 million top sale from 2017.
Selling agent Chris Downie of Richardson &amp; Wrench Northbridge declined to comment on the sale.
The house set on the north shore’s Middle Harbour was constructed on a bushy block with views from one of the suburb’s best streets.
The original modest three-bedroom brick house came with jetty, sandy beach and harbour pool.
Hawke and his then wife, Hazel had sold their 1940s Melbourne home in Sandringham in 1986 for $430,000, three years after the family moved to The Lodge in 1983.
Hawke, Australia’s 24th Prime Minister, was born in South Australia’s Bordertown in 1929 and lived there until 1935.
The downsizing couple secured their whisper quiet off market sale with plans to soon relocate to an apartment overlooking Hyde Park in the Sydney CBD. Hawke, who turned 89 last December, has said his health has been “terrible.”
They are believed to have bought in the One30 Hyde Park development where off the plan settlements are due in coming weeks.
The couple borrowed $4.25 million using the Minibah Road Northbridge home as collateral for the financing of the switch.
The 38-storey tower has been developed by Hong Kong-listed developer Aoyuan Property Group in a joint venture with Ecove, the developer behind the controversial Opal Tower building at Olympic Park.
Developer Aoyuan International subsequently sought assurances of quality of the build at One30 Hyde Park at 130 Elizabeth Street. 
Prices in the luxury development started for two-bedroom apartments from $2.1 million and three-bedrooms starting at $3.1 million.
News of the move comes shortly before d’Alpuget’s next book, The Lions’ Torment is published, which her agent described as “Game of Thrones meets Hilary Mantel”.

As a building which sees over 2 million visitors annually, it was important to create a comfortable, accessible and open space for students, faculty and Perth’s wider community – as Schmidt Hammer Lassen put it, a “living library”. The creation of multiple entrance points will provide more public access, cultivate inclusive outdoor areas and landscaping opportunities to enhance the outdoor environment of the university.

Inside the library, a grand atrium will connect the multiple levels, providing a sense of openness and allowing natural light to filter through. New features will also include a makerspace, events location and teaching areas.

Over the last year, students at <a href="https://news.curtin.edu.au/stories/the-robertson-library-is-being-transformed/">Curtin University</a> have been contributing ideas to the project team up until the design was finalised. This will be the second library project for Schmidt Hammer Lassen following their work in tandem with Architectus on the renovation of the <a href="/news/state-library-victoria-unveils-the-first-of-its-new-spaces">State Library of Victoria</a>.

The library will remain open for students throughout construction and the new zones will be opened incrementally, with final completion by 2020.

TL Robertson Library’s 50th anniversary to be celebrated with a state-of-the-art upgrade

It is understood to have sold at considerably below the original $13 million to $14 million price guide set on the property when it came to market last month.

Marketing entrepreneur Damien Bray sells Villa Nirvana at Avalon

The Victorian State Government has unveiled designs for two new stations along the Frankston line as part of  the removal of three dangerous and congested level crossings in Cheltenham and Mentone which will also create new community spaces.

According to the State Government, the level crossing removals at Park Road and Charman Road in Cheltenham, and Balcombe Road in Mentone, currently hold up 38,000 vehicles every day.

Early works are already underway, with major construction to begin by mid-2019 and will take around 18 months. This stage of construction works will lower the rail line into trenches and allow for the construction of two new stations.

A two-month construction blitz will commence in mid-2020 comprising excavation works on the trenches, works on the new rail line and removal all three crossings in one fell swoop.

The heritage-listed station buildings at Cheltenham and Mentone will be retained and restored as part of the design of the new station precincts, while a third track will be built at Cheltenham Station to allow for increased train services along the Frankston line.

The project will involve the creation of more than three kilometres of walking and cycling paths connecting the stations, improved lighting and accessibility, landscaping, new open space, parking, and potential residential and retail development on adjacent sites, similar to <a href="/news/glenarm-square-to-transform-gardiner-station-into-a-thriving-community-space">Glenarm Square at Gardiner Station</a>.

The five heritage-listed trees in the Mentone station gardens will be protected in their current location during construction and a major landscaping program will create a new ‘garden bridge’ across the rail trench near Balcombe Road, expanding the much-loved station garden.

The contract for the work has been awarded to the Lendlease, Acciona Coleman Rail, WSP and Metro Trains Melbourne alliance that has already removed the Seaford Road level crossing and is removing three crossings in Carrum.

This $536 million package of works are part of a continued $3 billion investment on the Frankston line which involves the removal of 18 level crossings and construction of 11 new stations. Already five level crossings along the Frankston line have been removed.

According to the Level Crossing Removal Project <a href="https://levelcrossings.vic.gov.au/media/news/cheltenham-and-mentone-level-crossing-removals-are-go">website</a>, initial works to remove the dangerous and congested level crossing at Balcombe Road, Mentone are underway, with major works to begin mid 2019.

In mid 2020, a two-month construction blitz will dig trenches, build the new rail line and remove all three crossings, minimising disruption for commuters.

The suburbs are going to have a busy year with two new stations being built as part of the project. The new stations will include open spaces, landscaping and direct connections across the rail lines through to shopping precincts.

The much-loved Mentone Station gardens will be upgraded, with the five heritage-listed trees protected in their current spots during construction.

The heritage station buildings will be refurbished while we work on the new Mentone Station. The new station will be 150 metres south, meaning the platforms will be closer to ground level and the rail trench shorter.

<h2>Charman and Park roads, Cheltenham</h2>

The new Cheltenham Station will have a plaza says the Level Crossing Removal Authority, connecting Cheltenham Park with the shopping area. The existing palm trees will be returned to the station precinct when construction is complete.

The third rail line, currently a dead-end, into Cheltenham Station will be connected. This will allow for more trains, more often on the Frankston line once the Metro Tunnel is open.

Designs unveiled for Mentone and Cheltenham Stations with work set to commence mid-year

The City of Melbourne’s Student Welcome Program will kick-off this week to welcome students ahead of the start of the academic year.

City of Melbourne Lord Mayor Sally Capp said the Student Welcome Program features a range of events to help international students settle into their new life in Australia.

“We want to support our international students settle into Melbourne and enjoy everything our great city has to offer,” the Lord Mayor said.

“We’re hosting sessions throughout March and April that gives students the inside local knowledge on where to shop, how to get involved in sports, local laws and even a complete short course on deciphering Aussie slang.”

“I’m particularly looking forward to the Lord Mayor’s Student Welcome, which will be part of the 2019 Melbourne Dumpling Festival on Friday 15 March to Saturday 16 March.

“This event will be a fun and exciting way to welcome students, answer questions and help them find their feet in Melbourne, all while enjoying delicious dumplings.”

City of Melbourne’s International Engagement Portfolio Chair, Councillor Philip Le Liu, said the program celebrates Melbourne’s cultural diversity and invites new international students to come together, make friends, learn about the city and, most of all, have fun.

“Melbourne’s international student population represents more than 59,000 students living or studying in the central city. We want to ensure students are given all the support they need to enjoy their time here.

“Our international student population is also a key economic driver, bringing in $32 billion across Australia each year.”

According to the recently released 2019 Times Higher Education World University Rankings, six of Australia’s top universities feature in the prestigious top 100, two of which are located in the City of Melbourne.

“Not only are our universities ranked among the best in the world, QS Best Student Cities 2018 named Melbourne the third best destination in the world for international students,” Cr Le Liu said.

“Melbourne is known as Australia’s cultural capital offering a huge calendar of events for international students. As a city, we have always ranked well for international students because of its desirability and student mix, thanks to a large and diverse student population.

“With a world-class reputation for hosting international students, it’s no wonder we welcome so many international students each year to our city and we take seriously our responsibility to support these students as they transition into life in Melbourne,” Cr Le Liu said.

City of Melbourne launches the 2019 Student Welcome Program

It has taken some time, but St George Illawarra Dragons star halfback Ben Hunt has settled into Sydney during the off-season, buying a family home after his move from Brisbane.
He and nutritionist wife Bridget didn’t buy into the St George heartland, but are setting up in the Sutherland Shire with their son Brady and two pooches Leeroy Brown and Rowdy.
And the Hunts have timed their purchase nicely. Ben signed a contract with the Dragons at the beginning of 2017, when prices in Sydney were still soaring. But the family has now been able to buy into a subdued market.
The home sat on the market for around 60 days, failing to sell last year until its price tag was reduced to $1.67 million. The couple paid $1.61 million through Cripps &amp; Cripps Property Cronulla agent Graeme Miller. 
CoreLogic calculates the suburb has seen an average 7 per cent change in median price over the past 10 years.  
The property was built nine years ago, after the original home, a 1970s weatherboard, traded for $610,000 in 2002.
The architect-built four-bedroom home sits on an 865sqm parcel and had an ­estimated build cost of $350,000. Environmentally sustainable, the insulated home features windproof Safetyline Jalousie louvre windows. 
There’s also a heated concrete slab and wood combustion fire.
Former Bronco Hunt’s six-year contract at the Dragons puts the 28-year-old among the NRL’s top earners.
NRL stars tackling the property game 
Bridget Hunt has studied ­nutritional medicine (BHSc) and also has a diploma in professional ­pilates instruction.
Hunt still owns a property in Bridgeman Downs, northwest of Brisbane. He built in 2014, having paid $375,000 for the 500sqm block a year earl­ier. The four-bedroom house is now a $670/week rental.
