Melbourne developer Spacious Group has completed Voyage Altona, one of the closest new apartment developments to Altona Beach.

Gold Coast City Council has approved Lýon Residences, a 32-level tower that will deliver 178 two and three-bedroom apartments across a prominent corner site at 8-10 Acacia Avenue and 25-27 Oak Avenue.

The approval comes as developers continue to invest in premium lifestyle-driven apartment projects on the Gold Coast, where owner occupiers are increasingly prioritising amenity as much as apartment size and location.

Homecorp Founder and CEO Ron Bakir said Budds Beach provided the ideal location for the company's latest luxury apartment project.

Passenger said sustainability also played a key role in the design, with materials from the original industrial site salvaged and repurposed throughout the development.

Motiv CEO Carly Cottam said buyers had responded strongly to the combination of larger apartments, wellness facilities and the West End lifestyle.

The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.

"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.

"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”

He said the declaration reflected the rapid progress achieved since acquiring control of the site.

"In less than seven months we have progressed from taking control of the site to securing entry into one of the NSW Government's most important planning pathways. It reflects the experience of our team, the strength of our consultant group led by Urbis, and our long-term commitment to delivering transformational projects that contribute to Sydney's future."

When the project was revealed earlier this year, Sunito described the opportunity as one of the strongest development sites he had worked on.

"I probably hadn't appreciated the uniqueness of the site until more recently when putting together the concept plans," Sunito said.

"The proximity to the water, and the golf course opposite, is unlike any other part of Parramatta Road. We have a unique position and view corridors over the water that makes this one of the best sites I've worked on."

The development has evolved since its initial announcement, with the approved plans increasing the residential component from the originally proposed 750 apartments to 840 homes while retaining the project's focus on creating an integrated neighbourhood rather than a standalone residential development.

The approval comes as Five Dock continues its transformation ahead of the opening of the Sydney Metro West line, with the new Five Dock station set to significantly improve connections between the Inner West, Parramatta and the Sydney CBD.&nbsp;

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Off-the-plan property explained: What is stamp duty?

SKF Development has been inundated with enquiries for its latest residential land release, Sceniq Bilambil Heights, with over 800 enquirers vying for the first 30 homesites planned for the $59 million project.

The Brisbane-based developer opened the floodgates to pent-up demand for the highly- anticipated project just before Christmas, recording close to 850 enquiries in the first month for the 100 lot planned for the subdivision.

“We’ve never before experienced demand like this for a project,” said Eric Zhao, Director of SKF Development.

“Our team received 250 leads from potential buyers on the first day of release, most of whom were Tweed locals. Enquiries and inspections have continued throughout the holiday period.

“The response has affirmed our faith last year in proceeding with Sceniq Bilambil Heights in a market that is severely undersupplied.”

Sceniq Bilambil Heights is planned for a 15.8ha site bounded by Walmsleys Road and Stott Street and is poised to deliver a total of 100 generous, elevated residential homesites with an average size of 1,200sqm - many offering panoramic ocean views.

The masterplan incorporates a community park designed by Urbis Landscape Architects which will be completed with the first stage of homesites.

Several homesites in the first release have already been secured, which is offering 30 homesites priced from $485,000 and an average price of $545,000.

“While the project is oversubscribed with enquiries, our team continues to work through each of the leads to assist buyers to secure their preferred homesite,” said Zhao.

According to research from RPM Group, the population of the greater Bilambil and Bilambil Heights area is expected to grow by 80 per cent to more than 7,000 by 2041. To accommodate this growth, a further 1,299 new dwellings are required to be built, or 72 new homes a year.

“The level of demand we have received reflects the strength of these forecasts,” Zhao added.

Early site works at Sceniq Bilambil Heights are currently under way with 30 lots planned for the first stage and set for completion by Q4 2024. SKF Development plans to enhance the residential amenity of the project through a network of accessible walking paths that intersect at Sceniq Park, so all residents can enjoy an active and connected lifestyle.

Sceniq Bilambil Heights is also located within easy reach of the Terranora Broadwater and Terranora Creek, including the extensive Scenic to Peninsular Drive Cycleway that offers more than 3km of waterside pathways.

<a href="/developers/greenland-australia">Greenland Australia</a>&nbsp;has said it has been fully cooperative with the Building Commission NSW following their decision to serve them with a Draft Work Rectification Order at its North Ryde apartment development,&nbsp;<a href="/buildings/nbh-at-lachlan-s-line-25-27-epping-road-macquarie-park">NBH</a>.

There are six buildings in the NBH Lachlan's Line complex, which were completed in 2020 by GN Residential Construction Pty Ltd. There's over 880 apartments in the buildings.

"Greenland can confirm it received a Draft Work Rectification Order (Draft BWRO) from the Building Commission NSW (the Commission), at the end of October 2023, to which it promptly responded. Greenland has been fully cooperating with the Commission following the issue of the Draft BWRO," a statement from Greenland read.

"Greenland engaged multiple suitably qualified engineering consultants to undertake investigations in accordance with the requests of the Commission, within the Draft BWRO. Their initial investigations have identified the BWRO issues are localised in the lower car park levels only and that there is no risk of collapse of the building’s towers. There is no serious damage or serious structural defects at the project, as some media outlets have claimed."

Greenland says since then they have undertaken additional investigations.

"Recommendations were made by the external engineering consultants to undertake localised repairs, to ensure the long-term durability and structural integrity of building’s concrete slabs and joints, as identified in the Draft BWRO.

"Greenland has been following all directions made by the Commission and its specialist consultants and remains fully committed to working closely with the Commission to satisfactorily resolve the situation."

Prolific Wollongong builder developer Level 33 is close to unveiling its next project.

Level 33, headed by&nbsp;longtime developer Eddy Haddad, will soon launch Easterly Wollongong, one of their most boutique projects they've undertaken in the area.

<a href="/new-apartments/easterly-wollongong-13-crown-street-wollongong">Easterly Wollongong</a> will comprise just 21 apartments across 14 levels at&nbsp;at 13 Crown Street, just the other side of Harbour Street from WIN Stadium.

National property developer <a href="/builders/billbergia-construction">Billbergia</a> is seeking to create a new sustainable tower in the heart of <a href="/new-apartments/rhodes-nsw-2138">Rhodes</a>.

The proposed tower, located at 9-13 Blaxland Road, will rise 37 levels and home 244 apartments. It is designed to be environmentally friendly and aligned with the principles of the Rhodes Place Strategy.&nbsp;

The apartments will sit atop a mixed-use podium with nine levels of basement car parking, a café, and outdoor seating.

The design also incorporates a two-storey high suspended Ficus tree at the entrance as a nod to nearby remnant giant Ficus trees from the early 1900s.&nbsp;

Australia's largest apartment builder <a href="/builders/meriton">Meriton</a> is gearing up for a new buy-to-sell project in Rhodes.

The $137 million project involves the development of two towers designed by <a href="/architects/plus-architecture">Plus Architecture</a>, comprising a total of 285 apartments on a 5,516 sqm site situated across Blaxland Road, Concord Road, and Llewellyn Street.

The apartment includes configurations in one, two, three, and four-bedroom, with over half of the units being two-bedroom apartments.

ASX-listed developer Mirvac has revealed its West Pennant Hills masterplan, Highforest by Mirvac.

It was a year ago Urban revealed the plans for the <a href="/news/nsw/mirvac-lodge-concept-plans-for-coonara-by-mirvac-hills-district-masterplan">near 26-hectare, $700 million community</a>&nbsp;which will have around 418 apartments and townhouses on the site&nbsp;bordering the Cumberland State Forest. Around 10 hectares of remnant bushland will be dedicated to the stage government as public open space.

Mirvac promise a "harmonious blend of modern living and nature."

There will be 252 apartments and 166 houses, considerably less than the 1,500 homes that were envisaged for the large site. The apartments will be spread across four buildings no higher than eight levels.

The state government expedited Mirvac's planning proposal, greenlighting the site's rezoning after the local council rejected it.

Mirvac's commitment to environmental stewardship is evident in its decision to protect approximately 10 hectares of remnant forest.&nbsp;

It's been third time lucky for developer&nbsp;<a href="/developers/deicorp">Deicorp</a>, who has secured gazettal approval for its 16-storey mixed-use project at the Five Ways Junction in <a href="/new-apartments/crows-nest-nsw-2065">Crows Nest</a>.&nbsp;

They withdrew their first proposal for the site, which borders Pacific Highway, Alexander Street and Falcon Street, back in 2020, and then had their second application, which was a drop in density from 36 levels to 19 levels, rejected.

The gazettal approval is for 16 levels with 129 apartments designed by&nbsp;<a href="/architects/turner-studio">Turner Studio</a>. The first three levels of the project will be a podium with 8,000 sqm of commercial space. The seven basement levels will home 247 car spaces.
