Melbourne developer Spacious Group has completed Voyage Altona, one of the closest new apartment developments to Altona Beach.

The approval comes as developers continue to invest in premium lifestyle-driven apartment projects on the Gold Coast, where owner occupiers are increasingly prioritising amenity as much as apartment size and location.

Homecorp Founder and CEO Ron Bakir said Budds Beach provided the ideal location for the company's latest luxury apartment project.

Passenger said sustainability also played a key role in the design, with materials from the original industrial site salvaged and repurposed throughout the development.

Motiv CEO Carly Cottam said buyers had responded strongly to the combination of larger apartments, wellness facilities and the West End lifestyle.

The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.

"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.

"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”

He said the declaration reflected the rapid progress achieved since acquiring control of the site.

"In less than seven months we have progressed from taking control of the site to securing entry into one of the NSW Government's most important planning pathways. It reflects the experience of our team, the strength of our consultant group led by Urbis, and our long-term commitment to delivering transformational projects that contribute to Sydney's future."

When the project was revealed earlier this year, Sunito described the opportunity as one of the strongest development sites he had worked on.

"I probably hadn't appreciated the uniqueness of the site until more recently when putting together the concept plans," Sunito said.

"The proximity to the water, and the golf course opposite, is unlike any other part of Parramatta Road. We have a unique position and view corridors over the water that makes this one of the best sites I've worked on."

The development has evolved since its initial announcement, with the approved plans increasing the residential component from the originally proposed 750 apartments to 840 homes while retaining the project's focus on creating an integrated neighbourhood rather than a standalone residential development.

The approval comes as Five Dock continues its transformation ahead of the opening of the Sydney Metro West line, with the new Five Dock station set to significantly improve connections between the Inner West, Parramatta and the Sydney CBD.&nbsp;

Iwan Sunito secures approval for $1.9 billion Five Dock mixed-use precinct

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Construction for The Collective's first stage is scheduled to commence in the third quarter of 2024, with the project slated for launch in mid-2024.

Sydney property developer KDMC will officially launch sales of the first-release apartments at its affordable Tallawong development, Ophora, in February.

The development is set to become Blacktown Council's first apartment complex to include a 10-year Latent Defect Insurance.

Ophora comprises 81 one, two, and three-bedroom apartments spread across five storeys.&nbsp;The one-bedroom units start at $475,000, 40 per cent below Sydney's average, two-bedroom units from $625,000, 30 per cent below the average, and three-bedroom units from $745,000, almost 70% below Sydney's average.

Sydney developer Coronation Property and burgeoning fitness gym One Playground have teamed up for Coronation's latest apartment development in Merrylands.

One Playground, which was rebrand from Fitness Playground last year, will take up residence as Coronation's first anchor retail tenant at <a href="/buildings/mason-main-merrylands-245-merrylands-road-merrylands-nsw-2160">Mason &amp; Main</a>, the masterplanned, mixed-use precinct, part of which will home Sydney's largest build-to-rent (BTR) development with Coronation’s new venture, NATION.

In early 2024, the multi-award winning One Playground is preparing to open a 2,700 sqm gym in Merrylands that incorporates inspiring design into the widest variety of fitness and wellness experiences imaginable. One Playground Merrylands will be the brand’s largest facility, and the first in Western Sydney.&nbsp;

One Playground expands into Coronation's Mason & Main, Merrylands masterplanned precinct

A Coles supermarket facing Ramsgate Beach is set to be replaced by a new apartment development.

The Coles and accompanying car park has occupied the prime 4,480 sqm block at <a href="/new-apartments/riviera-ramsgate-beach">277 The Grand Parade</a>, on the corner of Ramsgate Road and facing Botany Bay, for a number of decades.

The $50 million plans to demolish the current Coles building and build a six-level apartment building have been submitted by high-end Sutherland Shire developer <a href="/developers/bronxx">Bronxx</a>, directed by Ciaran Goodman.

Bronxx is behind the likes of the award-winning Oasis project in Cronulla and Acqua and Omnia, both also in Cronulla.

The new <a href="/developments/ramsgate-beach-nsw-2217">Ramsgate Beach</a> project will have 44 apartments, each with double garages. There will be just the four two-bedroom apartments and 40 three-bedroom apartments on offer.

Coles will be coming back to the site once it's developed. They'll be taking the new 2,270 sqm retail space on the ground level, while there will be a further 279 parking spaces primarily for Coles customers.

Bronxx has had Craft Architecture design the project which is located in one of the most sought after spots in Ramsgate Beach. The development will sit opposite the Sans Souci Beach Walking Path and is only a few hundred metres from Ramsgate Beach House, the Ramsgate RSL Memorial Club and Tonbridge Street Reserve.

New Ramsgate Beach apartment development to replace Coles supermarket

Coffs Harbour, the popular tourist hotspot on the New South Wales North Coast, is set for a rare new apartment development.

Plans have been filed by Canberra-based developer <a href="/developers/core-developments">Core Developments</a> for a two-building, 80-apartment development across a 3,055 sqm site at <a href="/new-apartments/69-73-ocean-parade-coffs-harbour">69-73 Ocean Parade</a>, the dress circle street facing the ocean.

The buildings on the site, which includes the Ocean Park Motel and Holiday Apartments Motel, will be demolished to make way for the Stewart Architecture-designed building which will comprise 31 one-bedroom apartments, 36 two-beds, and 13 three-bed units.

There will be 1,150 sqm of communal open space, as well as 121 resident and visitor parking spaces across the basement and podium levels.

Three pedestrian access points have been incorporated into the development. Each building features a primary entrance leading to a centralized lobby and lift core, while all units on the ground floor will have their individual entry point from the street.

"Each ground-floor unit features its own individual entry and directly addresses the street, complemented by a landscaped courtyard. Furthermore, the formalization of the rear laneway is anticipated to make a substantial contribution to further improving the public domain."

First look: Coffs Harbour set for new off the plan apartment development on Ocean Parade

Property developer&nbsp;Urban Property Group has secured development approval for their two-tower mixed-use development, Mayfair.

The 10-storey <a href="/new-apartments/mayfair-on-penrith-172-lord-sheffield-circuit-penrith">Mayfair</a> development, on an 8280 sqm site at 160-172 Lord Sheffield Circuit, will be <a href="/developers/urban-property-group">Urban Property Group's</a> sixth and final development in the Thornton precinct, alongside their award-winning developments Navali and Lumia.

Mayfair will comprise 287 residential apartments and an array of commercial spaces.&nbsp;

Mayfair has been designed by <a href="/architects/sjb-architects">SJB</a>, who won the design competition for the project beating out <a href="/architects/cox-architecture">Cox Architecture</a> and <a href="/interior-designers/scott-carver">Scott Carver</a>.

SJB highlighted the civic nature of the project, drawing inspiration from iconic structures like the GPO building and East Circular Quay.&nbsp;

The podium level features a grand two-storey colonnade reminiscent of <a href="/new-apartments/sydney-nsw">Sydney</a>'s GPO building, offering 14 ground-level retail units and a flexible commercial floor space along Lord Sheffield Circuit.&nbsp;Additionally, there will be a retail frontage on the <a href="/new-apartments/penrith-nsw-2750">Penrith</a> station forecourt.

Collaborating with <a href="/landscape-architect/arcadia-landscape-architecture">Arcadia Landscape Architecture</a>, Mayfair will feature two separate rooftop pools and entertainment areas surrounded by lush greenery and overlooking views of the Blue Mountains.

The site, previously a community garden, is strategically located opposite Penrith Station, providing easy access to public transportation and the Penrith CBD.

Urban Property Group secure approval for Mayfair Penrith mixed-use development 

2023 was a busy year for luxury Sydney North Shore developer Abadeen Group.

They announced they were expanding into Melbourne with the establishment of <a href="/developers/abadeen-group">Abadeen</a> Victoria, led by former CBRE executive Andrew Leoncelli.

They're keeping with the model that has served them so well in Sydney. Their first project, <a href="/new-apartments/malea-94-burke-road-malvern-east">Malea</a> in <a href="/new-apartments/malvern-east-vic-3145">Malvern East</a>, suits the high end downsizer in an area which underserves this market. There are just seven apartments on offer at Malea, the only new development on Malvern East's Central Park.

With everything going on at Abadeen, we caught up with Abadeen's Founder and Managing Director Justin Brown to talk more about Abadeen's approach to development.

Brown's experience in project marketing armed him with the knowhow to create his own development firm, Abadeen, which he founded in 1999.

He was one of the original founders of both Colliers and CBRE's project marketing divisions, the latter of which he is chairman.

On having the experience in the project marketing space, Brown says it's been their history of&nbsp;advising developers on where they sees the product, where they sees the product, what the purchasers want, and what is the best design.

"We identify where we believe where the market is, and at the moment we believe there is a big demand for the empty nester product, and that needs to be delivered well," Brown says.

Abadeen currently has 10 projects currently under construction, the majority of which are boutique projects on the lower North Shore.

"There's big demand for the empty nester": Five minutes with Abadeen's Justin Brown

The first stage of Willoughby Grounds, a community-style project with unique architecture reflecting the industrial history of Sydney’s lower North Shore, has hit the market.

<a href="/new-apartments/willoughby-grounds-5-walter-street-willoughby">Willoughby Grounds</a>, which is being developed by First Quadrant Properties along with funding partner <a href="/developers/qualitas">Qualitas</a>, comprises five distinct buildings, each with their own architectural style and interior design.&nbsp;

Just 164 apartments will be spread across the five buildings designed by Mo Chehelnabi from Architecture Urbaneia, with only 30 to 35 units in each.

“When designing Willoughby Grounds we wanted to foster a sense of community by giving a nod to the past and you’ll see each of the residential buildings with its own unique design style,” says Adam Reeves, Director of Sales and Marketing at <a href="/developers/first-quadrant-properties">First Quadrant Properties</a>.

Each building contains design features that recognise the unique industries that used to exist in the Willoughby area; tanneries, pottery, blacksmiths, logging and brickworks.&nbsp;The design brief was to allow the multi-layered architecture and flourishing natural landscape work in unison to create a sense of serenity and connection to place.

Face brickwork, metal cladding and concrete framing interacts with the surrounding greenery and inclusion of jacaranda trees - for which the lower North Shore is famous for.

<a href="/architects/dko-architecture">DKO</a> has handled the interiors of the apartments which feature&nbsp;European oak floors, stone and marble benchtops, Miele or Gaggenau appliances, Parisi tapware and integrated fridges.

“We wanted to build a residence that actually enhanced the neighbourhood around it,” Reeves added.

“It’s quite different to the singular, imposing structures that dominate much of the Sydney residential landscape at the moment.”

The first stage of the project features the release of apartments in the Fleming building which is designed to reflect the tanneries from the 1800s.

For nearly 90 years Willoughby was known for its tanneries with as many as 15 tanning pits operating at the one time.

The development is expected to appeal to a wide range of buyers due to its floorplans of up to 173 sqm. There are some large four bedroom apartments on offer, as well as three-bedroom apartments with three aspects. Some of the larger apartments have the unique feature of sharing no common walls.

Ray White's Director of Projects and Developments Tim Abbott says there's not often this type of product on the market.&nbsp;

“We don’t often see 4 bedroom units available on the lower North Shore and I think there will be strong interest from families and downsizers for these,” Abbott says.

“The kids playground in the common area will be a real attraction to families who&nbsp;will see the larger apartments as an alternative to buying a house in the area given the convenience of living so close to the CBD, without being in a high-rise development.

First home buyers and investors have been drawn to Ellipse Property's $850 million Castle Hill masterplan, Carrington Place.
